Sotheby’s International Realty Canada expanded into the Okanagan at the end of 2013, signaling confidence in the region’s real estate market and offering home sellers and their REALTORS® a new and unique opportunity to market their homes to a much wider audience - locally, nationally and internationally.

The first third of 2014 in the Okanagan’s real estate market has proven to be off to a strong start. The Okanagan Mainline Real Estate Board reported a 26 per cent increase in April 2014 in MLS sales activity for all property types compared to the same month in 2013. Similarly, the sales increase from March 2014 to April 2014 was also 26 per cent. This was a continuation of an upward market trend since the beginning of the year. However, what we had previously recognized to be a buyers’ market has leveled off and is now shifting toward a more balanced market. This means that buyers may need to be more strategic and explore homes in varying price ranges with the lower levels of housing inventory than available earlier in the year. Summer in Kelowna draws a large crowd of tourists who are lured by the lakes, campgrounds, pristine golf courses and hiking trails and of course our local wineries. In addition to the residents that call the Okanagan home year-round, we expect that the influx of visitors that become acquainted with the region in the summer season may consider purchasing a seasonal or permanent residence in the future, if not immediately. With the warm summer weather fast approaching, it is expected that buyers will be motivated by the stable prices and low interest rates. At the same time, sellers may be more motivated to list their homes. DESIGN The Times They Are A-Changin’

If developers and spec builders wish to remain profitable in the future they best listen to Bob Dylan’s 1963 song, The Times They Are A-Changin’. He points out that change is inevitable and if you don’t change with the times you will be left behind.

As has been the case for many other industries, such as fashion, hospitality, cars and technology, today’s consumers are becoming increasingly sophisticated and the demand for well-designed products is here. They want value for their hard-earned money. When given a choice between similarly priced products, the best design will win out every time because it gives a greater sense of value. For years developers have mass-produced generic housing, only adding a slight twist every decade or so to follow a new trend. Unfortunately in the interest of profit, design costs were kept to a minimum and now the market is flooded with a large supply of homogeneous product. While this worked for decades the relevant developers and spec builders of the future will need to recognize that along with selecting a location with good fundamentals, the design of residential property will be a key factor in commanding top dollar and boosting sales. There is a common misconception that good design always equates to more expensive construction costs. While this can be the case, it does not need to be. A high quality design team can deliver creative solutions to meet any budget. It’s time to hire professionals and lose the do-it-yourself mentality. Subbing out design to the least qualified, lowest bidder will no longer satisfy today’s consumers. Hopefully, for the benefit of all, developers will realize that the marketplace is transitioning into the conceptual age where design matters most and take action to meet consumers’ needs. Dylan’s lyrics sum it up best: “The line it is drawn. The curse it is cast. The slow one now . Will later be fast. As the present now. Will later be past. The order is rapidly fadin’. And the first one now will later be last . For the times they are a-changin’.”

LEGAL Changes to Joint Tenancy Rules

One of the most common and frequently used estate planning tools in respect of real property, is the designation of joint tenants or tenants in common. Joint tenants indicates that the interest of a party, on their death, will go to the surviving joint tenant(s). Tenants in common means that upon a party’s death, their interest goes into their estate to be dealt with in accordance with the terms of their will.

His real estate clients include lending and mortgage work to conveyancing, leasing and development transactions.

On April 1st of this year, BC adopted new legislation called the Wills, Estates and Succession Act, which provides that if two people hold property as joint tenants and they die in circumstances where it is uncertain which of them survived the other(s), then the joint tenancy is converted to tenants in common, thus each of their interests will go into their estate. It also provides in Section 10, that a joint tenant must survive the other joint tenant by five days in order to be entitled to receive the interest of the other deceased joint tenant. Previously in cases where parties do not have children and do not have wills, and they die within five days of each other, the property would go to the surviving joint tenant, or if it could not be determined who died last, then the youngest of them was presumed to have survived the other. In such cases the next of kin of the surviving joint tenant would be entitled to receive 100 per cent of the property. Now half will go to each party’s next of kin. It is important to note that this does not mean that you don’t need to have a proper will.

GREEN HOUSING Tap Into Savings With Efficient Water Heating

When we turn on a refreshing hot shower or a luxurious bath, we rarely think about what’s heating the water, but with close to 201 per cent of the average home’s energy use going towards water heating, it’s worth a second thought. The day-to-day cost of heating water can add up, especially if you have an inefficient water heater. It’s wise to install or upgrade to the most efficient model within your budget. Fortunately there are many energy efficient choices and rebates available to help with the cost. Kim Jones works with FortisBC PowerSense as a Residential Energy Advisor. 1. Based on a comparison of a new, high-efficiency electric storage tank water heater and a new, high-efficiency heat pump water heater. This is the approximate annual electricity savings for water heating in a typical household in the Southern Interior. A typical household is defined as an existing single-family house with four occupants and average insulation. Calculation based on FortisBC electricity rates as of January 1, 2014. Savings may vary by household. Savings do not include potential rebates and/or incentives.

The first consideration is the fuel source, often natural gas or electricity. Generally, electric water heaters cost less than natural gas water heaters, but can cost more to operate given current energy prices. If you’re using natural gas, it’s helpful to know a water heater’s energy factor (EF) rating - the higher the EF rating, the more efficient the unit and less energy (and money) is lost through storage or venting. Right now, many homes have a storage tank model with an EF around 0.50 while new ENERGY STAR® storage tank models can have EF ratings as high as 0.70. ENERGY STAR tankless models are even more efficient with EF ratings as high as 0.98, plus they take up less space. Paying attention to EF ratings is increasingly important - by 2016, new natural gas water heaters must have a minimum EF rating of 0.67 and by 2020, tankless models must have a minimum EF of 0.80. If you don’t have access to natural gas and want to take a lead in saving energy in your home, consider a heat pump water heater. Like a heat pump for space heating, they transfer heat from the surrounding air. An average household can save approximately $270 a year on their electricity bills compared to a high-efficiency electric storage tank model.2 Regardless of the model you choose, it’s important to work with a knowledgeable, licenced contractor. When the owners saw this property with a creek surrounded by forest, they knew everything they wanted for their home would be created to connect back to the earth. They worked closely with their architect; Everest Lapp, and their interior designer; Ines Hanl, to create this energy-efficient oasis. Every room has a view of the lake or forest. Special care was taken so as not to disturb the creek and surrounding trees. The exterior on the main floor of the house is covered in 10 to 15 centimetres of stone, creating 25 centimetre-thick walls with an insulation factor of R30. The German tilt and turn windows are R8 and the roof is R50. All of the walls in this house have been soundproofed and it does not require air conditioning, as the house stays cool by strategically opening and closing different windows. From the spacious and high-end kitchen, to the dumbwaiter that runs from the laundry room to the upstairs hallway, this home was built for entertaining and relaxing. The living room was specifically designed to hold a grand piano. In the summer the panel of five windows accordions out and a screen drops down for a complete outdoor living experience. Every detail in this home was thought out, from the recessed granite windowsills for extra storage to the large granite sink and counter in the laundry room, which can double as a baby bath and change area. After a day of enjoying the lake, the owners head to their bedroom where they are lulled to sleep by the babbling of the creek and the occasional hoot of an owl in the forest outside their window.

The front door was designed by Ines Hanl of The Sky Is The Limit and built by Austrian Woodwork in Falkland. The entire main floor exterior has 10 to 15 centimetres of stonework applied over the walls, making them 25 centimetres thick. ABOVE:

The living area was designed to hold a grand piano. The panel of five windows behind the couch opens up accordion-style and a screen comes down to keep the bugs out, while still giving a feeling of outdoor living. The floors are made of walnut. The chimney for the fireplace in the living area extends upwards and doubles as the chimney for the fireplace on the upstairs deck.

Twenty-six years ago François Pasquier invited a few friends to a park picnic at the Bois de Boulogne in Paris. He asked them all to wear white so they could easily recognize each other. Today hundreds of thousands of people all over the world gather once a year to experience Dîner en Blanc. This year, the Okanagan Dîner en Blanc will be held on July 10th. Dîner en Blanc is a large group of people, dressed all in white, conducting

themselves with great decorum, elegance and etiquette as they meet for an en masse chic picnic in a public space unknown to them until the last moment. They bring everything they need from chairs to food to candlesticks, to create an outdoor affair like no other. The exclusive event is by invitation and only a handful of people, sworn to secrecy, know the location. Last year’s Paris event saw over 14,000 people, all dressed in white, arrive en masse and a few hours later, leave without a trace.

In 2012 Christina Ferreira, of Impact Events, joined with Jennifer Schell, Claire Sear and Alison Love, who were putting together their proposal for an Okanagan event. They had learned of the event spreading to Vancouver and wanted the Okanagan to have a dinner of its own. Schell and Sear have since stepped back; but not before they helped put together the test event in 2012. The event was a success and Kelowna became one of the 39 cities in the world officially approved to host Dîner en Blanc. “To be included is an honour,” says Ferreira. “Montreal hosts 5,200 guests, Vancouver about 2,800 and New York around 1,500. The Okanagan has a long-term goal of 1,500. The number of people that can fit at any location sets the limits. The 2014 event in the Okanagan will be capped at 800. There are four Dîner en Blancs held in BC - Victoria, Vancouver, Whistler and here in the Okanagan.” Last year’s surprise location was City Park in Kelowna. This year’s wine partner is Haywire and it is delivered to you on site once you arrive. Sotheby’s International Realty Canada is providing bottled water for all guests. The evening begins when everyone waves their white napkins in the air. Guests enjoy their meals and dance and mingle with other guests for two and a half to three hours. Once the event is over, guests are required to remove everything they brought with them, leaving the location as they found it. Attendees are also asked to bring along decorations for their table. They take photos of their handiwork, #hashtag them and put them on social media. The winner of the most elegantly decorated table wins a prize. “Dîner en Blanc is one of those things that meets a lot of resistance at first and then when people do come, they want to come again,” says Ferreira. “If you came the previous year you will be invited in phase one for this year. Phase two is when the people who came last year invite their friends. Phase three is the wait list, which opens at noon on June 18th.” Once the registration is full, guests are emailed and informed which one of six pick up locations they should go to. There they will get an envelope with sparklers and a voucher based on the wine they purchased. Harry Callaghan of AM1150 went last year and is excited about this year’s event. “It is an incredible spectacle. The size of it and the fact that everyone contributes to this elegant evening of candlelight dinner under the stars is amazing. With everyone and everything being white, it’s so crisp and clean. Add the beautiful Okanagan scenery and you’ve got a magical evening.” When queried on a possible hint of this year’s location Ferreira just laughs. “No one knows, not even the table leaders know. Even the people who are hired to work at the event sign a confidentiality agreement. Most only know to keep the date open and they are told the night before where it will be. The location is somewhere in the Okanagan, that’s all I can say.” Putting on an event like this is hard work, but Ferreira loves it. “Seeing everyone together having fun and knowing I helped make this happen is my reward in the job. When people leave the event, everyone talks about it on the bus and begins to start planning for the next year.”

With two guest cabins and more accommodation on the way, there’s a bustling business in providing a quiet hideaway. Nestled between Merritt and Princeton, BC, with cattle roaming the hills, horses, cabins, fishermen and guests, Jim and Heather O’Connor have built their slice of paradise. “It’s a piece of heaven,” says Heather of Seven Half Diamond Ranch. Heather enjoys the yard work and puttering in the gardens when she gets a chance. The O’Connor form of hospitality runs by a simple creed: treat everyone like they’re family. Seeing new faces as “friends they haven’t met yet” has proven just the right recipe for cooking up opportunity for their family in BC. The guest ranch started as a sideline project. “I didn’t know anything about it. I farmed and I ranched with all the guys and I just thought, wouldn’t it be nice to make some extra spending money on top of everything. And what else can you do where you don’t have to drive to town?” says Heather, who opened a guesthouse soon after they moved west. The O’Connors are originally from the Saskatchewan, so running

cattle and hardwork came naturally to them.

Hailing from her family ranch north of Leader (population 900 and home of the biggest barn in the world), Heather married Jim, the third generation on his own family ranch near The Great Sandhills south of Sceptre. Just a short handful of years later they packed up their five-yearold son, Justin, with dreams of a whole new life. “Some of our best friends now are people we met through the guest house. No kidding. They’re from West Vancouver, North Vancouver, Coquitlam,” says Heather, who happily claims repeat customers of 18 years. Fly fishing and horsemanship, are drawing guests from as far as California, making the O’Connor home a full-fledged tourist stop thanks to hard work and an ability to build lasting relationships. Justin and his best friend, Roger, were initially the only ones fishing their private waterway, Batstone Lake, until a twist of fate brought them to Kelowna’s Trout Waters Fly and Tackle. “Roger and I broke my dad’s fly rod, so I went into Trout Waters to get him a new one for Christmas. They asked where he likes to fish. I told them that he has his own lake,” says Justin, who naturally invited them out to the property. Nick Pace and Savas Koutsantonis were soon bringing clients along with them and Jim was stocking the water with 1,200 eight to 10-inch catchables annually - now regularly pulling out as 34inch, 14-pound Kamloops Rainbow Trout.

CONTINUED FROM PAGE 34 “With a limited rod base, not putting a lot of pressure on the lake, the fish don’t become hook-shy. And the abundance of food makes it a trophy lake because you’ve really got to work to get the fish,” says Pace. The O’Connors aerate the lake over the winter and say the ledges and vegetation - 550 parts per million to the average lake’s 170 keep the beautiful chrome and olive-coloured fish feisty. But it’s the setting that makes the experience. “When I saw their house up on the high ridge, it was just like: ‘Wow, this is an awesome place,’” says Pace. “Seeing the cabins and then going to the saloon and checking all that out, you could see the workmanship. It was done properly.” As award-winning horsemanship trainer and former host of Horsin Around television, Ian Tipton, describes it, the ranch is perfect for his training operation because it’s real. Tipton trains horses for breeders and brings riders onto the property for clinics, teaching the same classic Californio horsemanship brought up from Mexico and native to the Douglas Lake region around Merritt. “The setting really fits,” he says. “It’s the history. It’s the working

ranch. It’s exactly what we’re teaching.” Jim and Heather each have a horse in his remuda, but most guests bring their own horse to learn. And at the end of the day, there’s a place to stay. “The cabins have all of the amenities that you would have in your own home – full kitchens, full bathrooms and even flat screen TVs,” says Heather, who handles clean up and service. The big cabin sleeps eight and the smaller one four, and there’s new accommodation and horse trailer parking on the way. Built for corporate functions and entertaining large groups, the Lone Star Saloon also serves to showcase family heirlooms and keepsakes of a life spent on the ranch. Stealthily climbing up the secluded spiraling road by car, (helicopter optional – really!), one is suddenly confronted with an architectural marvel blasted into a mountain. A faceted ‘crystal’ of epic proportions embedded into Vernon’s Mount Royce sparkles provocatively over Lake Okanagan. The entrance to the $122-million resort invested by Gernot Langes - Swarovski, patriarch of the Austrian crystal dynasty in partnership with Hans-Peter Mayr, Chief Executive Officer of Sparkling Hill, could be a set for a new James Bond film. Instead, its a premier European-inspired wellness and holistic destination and the only one of its kind in North America. “This was a very difficult architectural challenge,” admits architect, Jorge Remolina, Project Leader at Cannon Design, Vancouver who worked with a team of eight for two of a fouryear stop and start project to complete the design for the 2010 opening. “We wanted the entrance feature to look like a gigantic crystal had been dropped from the sky, splitting the mountain in two. However, the owners as well as us had a mandate to keep as much of the rock and surrounding topography not only intact for the exterior, but also to bring nature inside for a lot of the design.

The geometry and logistics were incredible,” he admits. Walking into the cavernous atrium, the eye is immediately enticed upwards by voluminous tiered waterfalls of shimmering Swarovski crystal chandeliers that resemble rolling fog over the Okanagan’s Monashee Mountains. “I was like a kid in a candy store,” laughs corporate designer, Gerry Shinkewski, Principal, SSDG Interiors Inc., Vancouver when he flew to the “Swarovski mothership” to confer with the Circle of Innovation Team in Innsbruck to choose lighting and get inspired to design the interiors. “I was so relieved that we could be subtle and use a neutral colour palette throughout the resort, taking our cues from nature otherwise the Swarovski chandeliers would have looked way over the top and gaudy. We actually gathered wood, stone and even moss from around the site as a reference to reproduce the textured stone walls of the lobby and stylized log walkways to suites over which the elegant chandeliers are suspended in metal frames,” explains Shinkewski. In the PeakFine Dining Room, a Swarovski crystal chandelier billows like the clouds over Lake Okanagan, reflecting the real thing through the floor-to-ceiling windows. Backs of chairs are subtly inlaid with crystals that catch the light from the immense rock and crystal gas fireplace. With over 3.5 million crystals incorporated into the resort’s décor, every room is literally a gem in Sparkling Hill’s architectural crown. A floor-to-ceiling sliding glass wall provides a breathtaking panorama of mountains and lake, creating an indoor oasis for each of the 152 rooms and three penthouse suites. There is a custom-designed Kohler soaker tub placed strategically at the window in each room, (a roll-down scrim offers privacy from


soaring eagles or other wildlife in the outdoor pool below), and the oversize shower à deux, also with spectacular views, is convenient for wheelchair entry. Now this is outdoor camping one could get used to! “We wanted a simple ash partition to separate the bed area from the bathroom where double sinks are embedded into countertops carved from solid dappled stone weighing 600 pounds each and imported from Europe,” says Remolina. Crystals are delicately cut into mirrors and bedside tables. At night the room is transformed into a delightful Swarovski galaxy as the partition contains a small fireplace of LED-lit crystal stalagmites flickering red and purple. A projection of a magnified crystal facet twirls on the ceiling and recessed twinkling crystal stars on a light-emitting diode above the glass wall are all a tribute to Shinkewski’s playful imagination. The 40,000 square foot wellness KurSpa offering over 100 treatments was specifically designed to tantalize all the senses. A cross between the classical Roman and Turkish baths with a futuristic Star Trek vibe, a series of seven therapeutic steam, sauna and aromatherapy rooms designed in London, England and assembled on site, boast sculptural Swarovski crystal art. The Rose Steam Room imbues the subtle scent of roses also reflected in the heated wall tiles embedded with rose petals. Crystal Steam, (42 degrees Celsius) is a mystical experience using eucalyptus aromatics, with tiered seating surrounding a hypnotic LED-lit crystal sculpture. The Finnish Classic Sauna (90 degrees Celsius ) is designed with tiered cedar seating and a rendition of Michelangelo’s famous Creation of Adam (no wonder he’s disrobed in that heat!) on the ceiling. The Igloo, (10 degrees Celsius) offers a welcome cool-down with ice-tiled walls and a large crystal-embedded font spewing crushed ice that feels invigorating rubbed on the skin. Floating dreamily to the underwater music in the indoor saltwater pool, guests will be mesmerized by a stunning crystal constellation on the ceiling designed by Shinkewski that is especially dramatic during a nighttime plunge. A ‘secret’ swim-through tunnel leads to an expansive infinity pool outside where nature’s own design of lake and mountains is perfection. IF YOU GO

History and hi-tech: Culmina blends the best of both. After selling the winery he had partnered in founding, Don Triggs and his wife Elaine retired. But their passion for wine runs deep. Joined by their daughter Sara, they were soon looking for a new project. While Culmina is the root of the word culmination - fitting enough for this family estate winery with a lifetime of experience - Culmina itself means peak. That is what the family is reaching for: the best quality wines possible. They started with the site itself. Culmina comprises three separate benches with very different growing conditions, each with a variety of microclimates created by rock faces, dips and slope. Root stock for each segment of land was chosen based on soil tests; cloned varietals were selected to match each microclimate’s growing conditions. Don describes it as a patchwork quilt, growing “what is absolutely perfectly happy” in each and every patch. “It’s a lot more detailed farming, rather than just running a row down the whole field,” he says, “but we’re believing that we’re going to get more consistent ripening within the blocks, and we’ll get, as a result, higher quality fruit.” Throughout the vineyards, the diversity of ground cover between the rows provides something other than the vines for pests to

chew on, a welcome home for beneficial insects, and better moisture retention. The irrigation system is equipped with extra valves, allowing minute control over the amount of water the plants receive. Small solar panels charge instruments which read moisture every twenty centimetres at a depth of one metre; data sent back to the computer determines precisely how much water goes to each block. Don says this instrumentation is relatively new to the wine industry, and Culmina’s is the first installation of its kind in Canada. “Science has been really a backbone of approaching this, to see if we can raise the bar and get the very best we can out of the land,” he explains. The focus on improvement doesn’t end in the vineyard; handpicked, the grapes are sent to a stemmer, which uses a tube system instead of paddles. Another first-of-its-kind in Canada, this machine leaves the grapes clean and unbroken. From there, they travel through a hi-tech fermentation cellar, which nonetheless favours old-fashioned gravity systems over pumps. It’s all designed around what’s best for the grapes, what’s best for the wine. “That’s really what this project is about,” says Don. “We’re not about making a lot of wine. We’re about making a bit and trying to really perfect it.” The building itself celebrates historical agricultural architecture.


Elaine worked closely with award-winning architect and family friend Cedric Burgers. “I love their sense of the contemporary style of design,” says Elaine, “but using very natural materials. And they’re very, very aware of having the building fit into the natural landscape. Cedric himself loves the historical barns in BC and collected many pictures of them. It resonated with us.” She and Sara worked closely with Burgers’ wife, Mary, to design a tasting room that was more representative of a home than a retail store. The Triggs are eager to share what they’re doing and why, so rather than the standard stand-and-taste, visitors to Culmina are offered two highly personalized experiences. Their Vineyard & Winery Tour is an in-depth view of the estate, ending with a structured tasting in the winery’s VIP Tasting Room; four 90-minute tours are offered daily. With six seatings daily, the 45-minute Reserve Tasting leads guests through Culmina’s carefully crafted portfolio in a beautiful and relaxed setting. Both experiences have scheduled start times. Reservations are highly recommended, but drop-ins are welcome pending seating availability.

DEVELOPMENT New Development Has Positive Environmental Impacts In The Okanagan B Y R A N D A L L S H I E R In our increasingly eco-conscious world, the importance of “green” building technologies and practices has become a focal point of land development and new construction. The average person may see obvious signs of this with added value being put on energy-efficient homes and certified “Built Green” communities, but there are many other important factors happening behind the scenes that may not be as apparent. For example, development occurring near lakes, creeks and other watercourses - such as Brighton, Mission Group’s newest Kelowna townhome community located next to Thompson Creek in the Lower Mission - may involve the restoration, enhancement and dedication of the lands surrounding them to include the addition of multi-use pathways. This helps to create and maintain natural eco-systems, improve air and water quality, and build active, interconnected communities. Over time, these protected areas represent a significant land base, again, at the cost of the builder and not the local taxpayer. Developers also work with municipalities to achieve desirable public access to the lakefront for lakeside developments - often with no direct benefit to the homeowners who live there. The positive impact new construction can have on a community all starts with proper planning and foresight, with the goal to preserve, maintain and enhance the environmental health of our communities – only adding to the fabulous quality of life the Okanagan offers.

A two-year odyssey in the making, attention to detail reigns in the finished product. The homeowners hand-sanded the 12-foot long unbevelled fir planks, custom-ordered from Gorman Bros. Lumber, and stained them with three coats. The natural wood grain offers a warm amber punch as siding, ceiling and soffits against the hard lines of this modern home. Flanked by generous doses of black slate from Rundle Mountain (near Banff, Alberta) and strong stainless steel detailing. The effect is an organic feel, attune to the rustic, craggy environment without compromising on cuttingedge character.

In the kitchen, an electromagnetic cooktop, capable of boiling water in seconds without being hot to the touch, rests in a black granite countertop under a canopy of pendulum and pot lighting. Offset by solid bamboo cupboards, with banks of backlit glass cabinets for china, the room balances rich polish with the ambient glow needed for a natural gravitation point. There is custom LED lighting in the glass cabinetry, which is very energy-efficient, using almost zero energy. The homeowners focused on building green with the same tenacity they mustered for the design details. A single granite slab merges the kitchen’s island and a suspended eating area, supported by table legs matching the clear, powder-coated aluminum of the floating staircase behind. “We went with brushed aluminum for the look and the weight savings,” say the homeowners of the stairs and floating walkway above. The grand entry showcases a one-of-a-kind stainless steel Neoporte Modern Door, weighing over 500 pounds and imported from California. A dramatic element, the framing of the commercial glass front entry is complemented beautifully by six-inch aluminum reveal baseboards, flush to the drywall and impervious to dust. With a 19-foot ceiling in the great room and views of downtown Kelowna, the lake and mountains, the rise to the second storey walkway was kept as open as possible. This is 4,725-square feet of luxury, with two fireplaces, a saltwater pool and four-bay garage. No stone was left unturned to achieve perfection; in fact, the homeowner even painstakingly laid the slate stones of the mosaic patio himself. When you walk into this downtown condo you’ll think you’ve been transported to another place and time Designer Cindy Ross was excited and challenged by the prospect of this complete renovation on a modern day condo, creating a space reminiscent of the old hotels and apartments of Paris and London. “It was exciting because I had to take a modern condo and create a home that had to have an old European feel. It wasn’t something I was familiar with and I had to educate myself in old-world applications that you don’t see everyday in modern architecture and design.” Ross’s biggest hurdle was creating an old-world space in a modern condo with structural restrictions. “The flooring was the first to be changed over,” explains Ross. “We had to deal with specific sound barrier sub-flooring and keep in line with the condo rules on which products we could use. The floors throughout the home are a high-grade engineered hardwood. Then we put marble floors in all the bathrooms.”

They enclosed the kitchen, living room and dining area and added a custom-designed stained glass door to lead into the private quarters of the apartment. The island has four doors and eight drawers for ample storage and the scrolled corbels are similar to the ones that hold up the kitchen display shelf. The island top is made of light green granite, which overhangs slightly to accommodate stool seating. Most European homes have tiny fridges. To ensure a modern Sub-Zero fridge and freezer wouldn’t look out of place, Ross hid the appliance in plain site with the rift cut oak cabinetry. The microwave is drawer style and sits in a matching grey bleached rift cut oak cabinet with a drawer below. All the lower cabinetry in the kitchen is grey bleached rift cut oak. The green velvet sofa is customdesigned, the concept taken from a photo in a Parisian magazine. The art behind the sofa is all original and the silk drapery is crosshatched with velvet to bring a sense of old-world elegance into the room. The rug is a Parisian silk and wool blend. Accent pieces for the room include a blue Faberge egg, a small topiary piece for the coffee table and a Lillian August brass lamp. There is also a Theodore Alexander side table with rounded legs. I can dream up,” says Ross. “It’s a fleur-de-lis concept. I found it in a photo, took it to her and she created it. We then covered the hood top to look like plaster. The corbels that hold up the range fan match the ones on the display shelf and the island. Everything from the ceiling to the counter is concrete made to look like plaster and stone. Using Diane gave me the ability to create what I wanted and not have to spend time shopping around.” The kitchen, dining and living room all have wainscoting and wallpaper, which adds to the old European charm of the home. Ross stained it instead of painting it, giving it more of an old-world look. Carpets were chosen specifically for each room. The rugs in the living room and dining room are wool and silk and come from the same Parisian rug company. The carpet in the master bedroom is a custom-designed silk and wool carpet from India, that has a similar, but not identical pattern to the custom-made bedding and the wallpaper in the room.

The second master bedroom was created around blue toile wallpaper. The carpet is a full silk area rug from India and the settee is made with dark blue velvet. Once again, the bedding was all custom-designed to match the European feel of the room. When it comes to renovation and design Ross says that most people overthink it. “My philosophy on design is that the room has a story but everything doesn’t need to match. The pieces are beautiful on their own and there is an organic quality when the pieces come together. I wanted it to look like people put this together over years, instead of putting it all together at once. If you love something put it in and trust that it will go because it is beautiful.”

DINING

The light fixture is a French provincial piece made of aged iron. The topiary on the dining table provides a splash of colour and life to the room. Bud vases with roses, a large glass vase with mums and nickelplated candle holders collected from different places all pull together the look of European dining. The art was commissioned with a specific colour pallet to create harmony in the area.

You can feel the warmth the wood brings into the den with its built-in library shelves along one wall. Tartan-style masculine drapery and dark grey wallpaper with a crosshatched design made of crystal, add to the luxury of this room. The desk is Edwardian-inspired and made of walnut with a Theodore Alexander chair. The brass and silk desk lamp and the Tiffanyinspired ceiling lamp provide a warm glow to the room. The bird theme is present in this room with a brass eagle, which balances a working historical rotary phone. RIGHT:

There’s a harmony throughout the room as the wallpaper, carpet, and custom-made bedding have a repetitive, light grey, gold and cream scheme. The colour is also repeated in the lamps with a linen and grey colour scheme. The side tables are inlaid burl walnut. Two slip coverinspired lounge chairs and a more masculine bed complete the look for this room. The bed is made by Stickley with brown and gold leather padded inlay with gold tacks. The punch for the room is the luxurious royal blue velvet drapes for a full black out effect.

The client specifically wanted blue toile wallpaper, so the room was created around it. The carpet in this room is a full silk area rug from India. The settee is made with dark blue velvet. The bedding and drapery in this room were also custom-made.

POWDER ROOM

This two-piece bathroom provides a room for the lady of the house to put on her makeup. Swarovski crystal pendants and vanity lights with marble floors and a wainscoted treatment of marble adorn the room. The cabinet is furniture-styled with crystal knobs. BOTTOM RIGHT:

That, together with the metal panel roof, gives the home the tone that the Austins were looking for. It will last for 100 years and holds up extremely well to cold winters.

When you walk into the great room you are met with soaring timbers and a spectacular views. The Belgium cement board on the front of the fireplace adds to the industrial look of the great room. All the floors in the home are heated polished concrete, making them highly durable. Most of the doors are barn style.

High in the hills overlooking Osoyoos, BC, is Falcon Place. Lake and mountain views coupled with plenty of hiking, biking and nature right at your front door make this an ideal place for an open concept home, complete with a guest suite.

The kitchen was designed with a “make yourself at home” approach. There is a buffet serving area under the windows and open shelving along the side of the island where everyday dishes are stored so people can help themselves.

Adrianna and Craig Austin had a clear picture in their mind of their holiday home. “We wanted to maximize the view, have a place to celebrate family and friends, and enjoy the great outdoors,” says Adrianna. “We wanted a farmhouse/lodge feel to the place and we wanted to use as many local products as we could. We even went and reclaimed some of the wood ourselves from a ranch on Anarchist Mountain.”

When it’s time to call it a day, the master suite awaits. The headboard of the bed doubles as a pony wall that separates the bathing area from the sleeping area. The tub is situated so you can see the soaring views. There is also a glass-enclosed shower large enough to sing and dance to your hearts content. The bed is sunken from the rest of the room, with views to fall asleep and wake up to.

The house faces south and has optimal views of four mountain ranges and Osoyoos Lake. Located on three acres, the 300-foot driveway meanders down towards the home, providing panoramic views as you approach.

The house was manufactured in a plant in Delta, shipped up, and craned into position. The walls are made of structured insulated panels, with gyprock placed over them, giving a superior insulation rating. The roof also has impressive insulation value.

Sliding barn doors open to the stunning views from the living room. “We really liked the juxtaposition of the ledge stone and the wood to soften up all the stone on the exterior,” says Adrianna. The siding on the home is corrugated galvalume – part galvanized steel and part aluminum (the same material is used inside in bathroom showers). It is fireproof, recyclable, reflective, and has great insulating value.

The Austins set out to create an energy-efficient space where they and their guests could feel rejuvenated. As Adrianna puts it: “You go out in the day, collect all your goodies [wine, cheeses, fresh produce] and come home to a feast. OPEN CONCEPT LIVING ABOVE: The water-heated polished concrete floor keeps the home warm in the cooler months and cool in the summer. Despite the open concept, the timber in the room mitigates any echoing found in some open plan homes. The kitchen and dining room are all in one large area for family-style meals.

KITCHEN RIGHT : The kitchen was designed specifically for entertaining. The island is 10-feet long with a quartzite top. There is plenty of counter space when family and friends make dinner together.

Ease of access to everyday dishes is achieved with an openstyle shelving unit at the end of the kitchen island. The island has a double square stainless steel sink. There are lots of vertical and horizontal lines with slight chamfering on the beams.

The master has an open bathroom concept. The full-length shower has galvalume siding and concrete floor, reinforcing the aesthetic of the home. The massive glass expanse allows one to get lost in the view while you shower. The galvalume is very low-maintenance for cleaning.

The bathroom cabinetry was kept off of the floor in order to see the lines in the room. The floating cabinets also give it a more modern look. RACHEL REED WRITTEN BY D A R CY N YB O

Rachel Reed has been drawing horses ever since she was a little girl. Born in Calgary and raised in London,ON,she rode,but never had her own horse. Eventually she moved to Nelson and then went to Kamloops to learn better riding techniques from Ian Tipton. Before she knew it, she found herself living her dream. She now trains horses and their riders at Seven Half Diamond Ranch, and creates beautiful works of art. Some of her art hangs in the Lone Star Saloon at the ranch and other pieces are in her trailer. Reed takes photos of every training session and should an owner want a painting of their horse, Reed is happy to oblige. “The painting is an additional way to share this lifestyle and give the horse owners a memory to take home. Most of them live in the cities and bring their horse with them for the training camps,” explains Reed.

QUIET MOMENT

“I work in pencil crayon and also in acrylic paintings. I took some classes in high school, but I’ve never had any formal training. It’s something I go back to whenever I have extra time; whenever I feel motivated to create something.” And create she does. Reed’s work isn’t your typical western art. Her horses have rainbow manes and attention grabbing highlights as they walk through fiery fields of dust. Reed focuses on the horse; and if a rider is in the painting it is only to add to the beauty and colour of the piece. Moody blues and yellows evoke an emotion of peace and love in one painting, while in another they are used to create movement and life. “I tend to go with really vivid colour or no colours at all,” she says of her work. “I love using vivid colours. I like art that catches my eye when I walk into a room. I don’t like things that recede into the background. If I wanted it to look like a photo I would just hang the photo on the wall. I try to create a feeling of the moment more than anything else. I use pencil crayon on paper or rough acrylic canvas. I like the high-textured canvas, as I think it adds more the piece. I love to paint on board too, there is some yellow pine here on the ranch so I’m going to start painting on that.” Reed attributes her love of horses to her mother. “My mom doesn’t ride, but she wants to learn. She was signed up for

horseback riding lessons and became pregnant with me and I ended up being the horse crazy one.
