NEWS Busy Times For Wilden. Brent Couves, the VP of Sales for Wilden Homes has been very, very busy. Wilden just celebrated their 10th anniversary and on September 14th they hosted a resident family fun day and barbeque for 500 homeowners and their families. There was live music, a sidewalk art competition, a Velcro wall and lots of fun things for all ages. On September 21st - 22nd they had a grand opening for all five of their new showhomes; by Fawdry Homes, AuthenTech Homes, Rykon Construction, Edgecombe Builders and Wilden Construction. These homes are great examples of all the latest trends in building and interior design, inside and out. “This is by far the busiest we have been in four years,” says Couves. “There are lots of construction starts and many people buying lots and preparing to start in the spring of 2014. Our townhomes at Hidden Lake Lane are also doing well with four new starts this past month. It’s easy to see why, with over 2,800 square feet starting at 404,900. The Tommies Are Coming! The Canadian Home Builders’ Association (CHBA), Central Okanagan Tommie Award submission deadline is coming up soon. Six industry professionals from outside of the Okanagan make up the panel of judges. Projects are numbered and anonymous during the judging process, which is overseen by Grant Thornton. On November 28th, the Silver Finalists will be revealed at Kelowna’s Four Point Sheraton, a reception-style event in their new ballroom. On February 1st 2014, the Gold Gala will be held at the Delta Grand Okanagan. Expected special guests include the Mayor of Kelowna and Kelowna area MLAs and MPs. “This year we are excited to have a People’s Choice Community of the Year Award, supported by Bell Media (EZRock, Sun FM, AM 1150),” says Sherri Paiement, Executive Officer, CHBA Central Okanagan. “Information on voting will be on their websites shortly.” The Tommie Award entry deadline for 2013 is October 15th. Unique Meets Beach. Gyro Beach townhomes were created to suit living across from the beach. You can now choose the layout that’s right for you. “There are large windows so you have views of the surrounding areas,” says Harold Bewernick, President of Northern Lights Land Development Corp. “We’ve created an 8-foot door for a taller entry so you don’t feel like you are living in a stacked townhouse. The ceilings are 9 feet and the units have an open space design. Some units will have barbeque decks off the kitchen . There are two floors of living space, plus a rooftop patio.” The project has 3, 4 and 5-plexes with walkways and arbour-type trellis sitting areas between some of the townhomes. Most of the floor plans are open concept with open galley-type kitchens that flow into the dining and living area. Thirty-eight units range in size from 1,300 - 1,900 square feet. They will all have a minimum of two bedrooms,

Year-Round Ski Hill Living. In 2003, the Okanagan Mountain
Park Fire devastated the entire south slopes, turning them from green to black. The Consiglio family purchased the property with a vision to revitalize it and turn it into an amenity-based park for youth, residents, and tourists alike. Although not open for skiing yet, Kelowna Mountain is destined to be one of the greatest tourist attractions in Western Canada. Once Mark and Nicola Consiglio are done with it, the mountain will have 18 runs, a rail park, and an Olympic half pipe covered with a snow carpet. On its own the elevation is not high enough for a long ski season, but when it does snow, the snow carpet will act as a perfect base. The bottom line is, with the snow carpet you will be able to ski and snowboard 12 months out of the year by late 2014. For now, locals and visitors alike can come up to the mountain and walk the four suspension bridges, one of which is the longest in North America. They also have a gift shop and an authentic wine cave that includes a fabulous chandelier. At the bottom of the hill, a small residential development is planned for 50 homes. The rocky topography of Kelowna Mountain combined with the Consiglio family Italian heritage gave inspiration to the solar clay tiled roofs, recycled stone, stucco exteriors and wrought iron accents. What a busy summer we had in the Okanagan! With our beautiful hot summer the beaches were filled with tourists from all over who came to enjoy what so many of us are privileged to have year round. I overheard one couple on the beach towel down from mine saying how they so wished they could move to Kelowna. They, and so many others.

Well, I’m happy to report more and more of these people are moving to the Okanagan. Both July and August saw property sales up almost 13 percent over the same time last year. Total units sold in the Central Okanagan year-to-date have exceeded last year by 7 percent. The number of listings continues to decline each month, but the really good news if you are a buyer; the prices have stayed relatively stable. A single family residential home has a median price of $420,000, while condos sit around $215,000. When you compare our housing prices to most of the other markets across the prairies and the metro areas of BC, we have become more affordable to these buyers. They can likely sell their existing home, buy a comparable home in the Okanagan and put a few dollars in the bank. With a great selection of properties to choose from and still extremely low interest rates, the time is opportune to move into this market. Housing sales tend to slow down somewhat in the fall, but we expect the active housing trend we are seeing right now to continue. The numbers may not be as strong as July and August, but compared to last year’s fall numbers, the expectation is to be much stronger.

DESIGN Value Added Design

While good design costs money it also creates value. Conversely, if something is not well designed it usually has less value. And so it is with all things, including real estate.

There are still many people and builders out there who see designers and architects as a luxury expense. In my worldview nothing could be further from the truth. The design is the most important part of ANY project no matter what the budget is. The design is what makes the whole project work, what makes it special, what makes it easy to sell and what will bring the greatest return on your investment. Buildings are expensive and require a tremendous amount of materials and skilled labor to assemble and complete. The choice of materials, how they are used and arranged, is the work of the designer or architect. With a well-designed home and detailed set of plans the homeowner can enjoy the benefits of living in a unique environment, tailored to suit the land and their lifestyle, all within their budget. The cost for a good design is just a small percentage of the total construction costs. If the majority of people or builders think a designer or architect is a luxury, what are they using as an alternative? More often than not they choose a stock plan found in a magazine at their local grocery store or online. Finding a plan to fit on a specific lot is like trying to fit a square peg in a round hole. While your perception is that you are saving money, the reality is there are many hidden costs and overruns, as no detail is provided. Furthermore, learning the restrictions of governing authorities and applying for permits can be an enormous task for the inexperienced. Selecting materials, fixtures and appliances takes countless hours and without professional training many costly mistakes can be made. Without details many sub trades are left on-site to solve issues on their own. The cost spent for professional design in the beginning could be easily paid for with cost overruns and mistakes so often accumulated at the end of a poorly designed project. Plus, instead of living in another cookie-cutter home, you can enjoy living in a creative environment knowing you have created value with your investment.

LEGAL Depreciation Reports For Strata Corporations BY RICHARD MONTGOMERY
Strata corporations have always been required to establish and maintain a contingency reserve fund, which is used to pay common expenses that occur less frequently than once per year. This has often proven to be insufficient to cover situations where repairs or replacements are required, often resulting in a special levy to the owners. Richard Montgomery is a partner at Montgomery Miles Law Firm. His business clients are varied and include proprietorships, partnerships, companies, investors, developers and financial institutions. His real estate clients include lending and mortgage work to conveyancing, leasing and development transactions.
To help avoid this problem, the Strata Property Act was amended in 2009 to include a reference authorizing a strata corporation to obtain a depreciation report. It has since become a requirement that all strata corporations with 5 or more units must obtain a depreciation report and must have it updated from time to time. A depreciation report will predict when repairs or replacements may be needed and their estimated cost. This will allow strata corporations the opportunity to properly budget for these works and set up a small monthly charge to the owners as part of their strata fees. This monthly charge could be accumulated over a period of years so that when a repair or replacement is needed, there is a cash reserve sufficient to pay for it. This should help to avoid or at least minimize the dreaded special levy, which is often needed to cover the cost of repairs and replacements that were not budgeted for. Some special levies that have been required have been for a substantial amount of money, which has caused financial hardship to some owners. There has even been a case where the cash call amount was so high that the strata corporation had to make a cash call for part and a significant bank loan for the balance. The bank loan will be repayable over years with interest and could have been avoided if these amounts were paid in advance as part of the monthly strata fee. The depreciation report will also remind strata corporations that proper maintenance is often a less expensive option over the long run. Proper maintenance and repair can delay a major replacement in some cases for many years. While the legislation does not make it mandatory to include an amount for depreciation in the strata corporation’s budget, it seems like a logical step, once the cost and timing of repairs and replacements become known.

As the leaves fall and temperatures dip, you might find yourself wanting to turn on the heat to take the bite out of that chilly September morning. But did you know that space heating accounts for about 50 percent or your home’s total energy use? Have your furnace and/or heat pump serviced by a licensed professional. A proper service will ensure it’s working safely and as efficiently as possible. If your home has a heat recovery ventilator (HRV) check the filters every two months.* If your basement is unfinished, inspect ductwork to ensure it’s in good shape and the joints are tightly sealed using either aluminum tape or mastic. If you have any exposed water supply lines, insulate them with foam pipe wrap. Check the caulking on both the exterior and interior side of the windows. If it’s cracked, shrinking or peeling, it’s time to replace it. Check behind the faceplates of electrical switches and outlets on exterior walls for drafts. Installing inexpensive foam gaskets behind the plate will help keep out cold winter drafts. Inspect weatherstripping and door sweeps on exterior doors. If cracked, peeling or hard, replace.

This multi-million dollar reno started out squirrely and ended with a holiday home built for generations to come. Ken and Trista Zinger were looking for a summer cottage. Ken, who grew up in the Okanagan, had always lived near water and wanted his children to have the same. Trista wanted somewhere with a lake that was deep enough for a boat and shallow enough for her five children to play in. That’s when the family hired Sean and Brodie Thomsen of Thomsen Construction to create the home of their dreams. Thomsen Construction became the driving force behind the execution of the project. “We fell in love with this lot,” says Trista, whose own design firm, Zinger Design Group Inc., was initiated as a result of the project. “The whole cove is flat and there’s only about a dozen homes in our immediate neighbourhood.” The Zinger’s rented the property one summer before purchasing it. “The property had been vacant for some time and when we arrived - it was full of squirrels,” Ken explains. “We could hear them in the walls. Once we started renovations, we realized it was an infestation and there was a mold too. We had to gut the whole place and take it down to the foundation. The sheeting, electrical and plumbing are all new; we couldn’t even keep most of the studs.” Despite the extensive renos, the Zinger’s are upbeat about the experience. “I worked with Catherine Hogan of Kelowna on the interior design,” she explains. “She project managed and helped design everything.” As a result of the experience, Trista’s own design firm, Zinger Design Group Inc., was born. The company now operates in both Kelowna and Calgary. This is especially handy for clients living in Alberta, who are buying or building a second home in the Okanagan. With representation on the ground in both locations, many design decisions can be made without the need for excessive travel. Trista is all too familiar with this inconvenience, as she flew to Kelowna weekly to meet with Hogan for over 6 months to facilitate the design process for Z Place. In spite of the initial setback and a lot more work than planned, the Zinger’s now have a summer home custom-made for their family. “We wanted to build a place that would suit our family now and in the future,” says Trista. “This way, once the kids have grown up and have their own families, they can still come back here for the summer and there is plenty of space to house everyone.”

The original home plans called for an infinity edge pool; however, being very close to the lake, the Zinger’s opted for a more natural looking area complete with mini waterfalls, a stream, pond and walkway over the stream. The outdoor dining and entertaining area can be seen on the left. This area can be enclosed with screens and heated with the real wood fireplace and the overhead heaters.

behind the design was to take the restrictions of the existing house structure and make it obvious this was no longer a house… it is a winery,” says Tony Giroux. “The concept was to give it a modern, clean, open feel. First off we enlarged and took advantage of the deck so people could enjoy the outside as much as the inside. Then we wrapped the look of pergola right around the building. We broke up the height of the front wall and added some character to it by continuing the pergola look across the front of the building. We couldn’t bring the windows up so we used wood to visually break up the front of the building.”

You may have missed Perseus winery if you drove by it prior to its renovations this year. That’s because it was once someone’s home and from the outside, still looked that way.
The inside of the winery was also redesigned so customers could relax and enjoy their wine as well as the view. “We went from eight foot ceilings to 10 foot by using a tray ceiling,” explains Giroux. “We wanted a clean art gallery feel and we wanted to reuse the hardwood flooring from the original house. We removed the chimney and left the fireplace as a feature wall. Once we raised the ceiling it gave the room a more open feel.” Renovations started in March of 2013 and were complete by mid -June, just in time for tasting season.
It’s hard to sell wine if people drive by your winery thinking it’s just another house on the way to other wineries in Naramata. This was a problem faced by Rob Ingram, Owner/ President of Terrabella Wineries Ltd., for Perseus located at 134 Lower Bench Road in Penticton.
Perseus is one of four wineries planned for Terrabella Wineries. They purchased Perseus in July of 2011 because of its proximity to downtown Penticton and because it is the busiest route to the rest of the Naramata Bench wineries. “Our sales focus is maximizing high margin revenue from onsite sales,” says Ingram. “After the renos we reopened and sales from our tasting room in July 2013 were double from July 2012.”

Perseus’ winemaker, Matt DuMayne, will assume full control of the 2013 harvest. He was given the added responsibility of the new Helios brand to be launched at Perseus in September 2013, before formally launching it at the new West Kelowna winery in spring of 2014. Perseus grows their wine grapes on the property and also buys some of the best and most expensive grapes in the Okanagan. “You can’t meet investor expectations without increasing sales consistently for many years. Passionate winemaking with a distinctive “celebrity” vintage. Longevity for many hot young stars is somewhat of an anomaly in Hollywood, unless they parlay their talents in many different directions. Vancouver-born Jason Priestley, who played teen heartthrob Brandon Walsh, in the ‘90s hit TV series Beverly Hills 90210, recognized that early, directing 19 episodes in the show’s 10-season run. The handsome 44-year-old Priestley recently wrapped principal photography on his feature film directorial debut, Cas & Dylan starring Richard Dreyfuss and Tatiana Maslany and finished his 4th season for Call Me Fitz for HBO Canada in which he stars, produces and directs. He also takes wine very seriously – more than just a celebrity endorsement in name only. Priestley is one of five partners invested in the South Okanagan’s Black Hills Estate Winery; co-host with Vancouver pal and media personality, Terry David Mulligan of a syndicated celebrity wine series, Hollywood & Vines and oenophile extraordinaire with a personal wine cellar of over 5,000 bottles.

“Black Hills Estate Winery has seen tremendous growth since upgrading facilities in 2007 and building the state-of-the-art crush pad,” says Priestley, by phone from Toronto where he is directing Spun Out with Dave Foley and reunion of Canadian comedy troupe, Kids In The Hall for CTV. “We’ve sold out of our current 2011 vintage of Note Bene, a Bordeaux-style blend of Cabernet Sauvignon, Merlot and Cabernet Franc.” “I’ve been collecting wines for over 20 years and I’m passionate about it,” enthuses Priestley. “For me to be part of a winery in my home province was incredible. The Okanagan is such a spectacular wine region. I try to visit the winery at least once a year. For several years the winery hosted a celebrity wine auction and it was a great way to talk about the valley, the region and our winery and we raised a lot of money for charities in the South Okanagan.” Calgary-born, Glenn Fawcett, CEO of Black Hills Estate Winery in Oliver (and self-proclaimed “Wine Evangelist”), is particularly proud of the cutting edge design of the winery by renowned Canadian architect, Nick Bevanda encircling a 3,000 square-foot tasting area and wine shop know as The Wine Experience Centre. “Our inspiration for the design came from the crush pad in the heart of our vineyard and closest possible proximity to our
grapes,” explains Fawcett. In 2008 the winery received the Lieutenant Governor’s Award for Architectural Excellence. We are the only winery in Western Canada to have ever received this award.” Wines from Black Hills Estate Winery were selected to be served on the Alberta Train and in the Alberta House during the 2010 Winter Olympics in Vancouver. Located in Canada’s only desert region, the 27-acre vineyard situated between Oliver and Osoyoos, is nestled in the sunburnt hills of the Black Sage Bench where the arid desert soil, long hot days and cool mountain air at night, produces intensely flavourful grapes. “Although Note Bene (Latin for ‘take note’) is our flagship red wine (plantings include Cabernet Sauvignon, Merlot and Cabernet Franc), we also grow a deep, luscious Carmenare grape and aromatic Sauvignon and Semillon grapes in our vineyard; the latter are used to create our Alibi white blend,” explains Fawcett. The winery hosted their final Alfresco Dinner September 12th with their wines and delicious food paired by Flambé Catering, Kaleden. On October 5th, Black Hills Estate Winery celebrates the fall crush with their 5th annual Fall Harvest Party catered by Dolci Deli and Catering, Osoyoos. The themed evening will include live music, entertainment, prizes and to be sure, lots of wine tasting in the Wine Experience Centre!

The recipe for success was simple. “What often happens in home designs is people get really fixated on the square footage. We made the rooms to fit what is comfortable,” says Bellamy.
When The Rosedale was complete, the builder knew it was perfect - and moved in. If there’s one big danger to building homes for a living, it’s in the temptation to keep relocating.
The result is a 3446-square foot, open-concept luxury home with 160-square feet of windows framing a lifetime of sunrises and sunsets in the great room.
This is what happened when Les Bellamy created The Rosedale, a stunning Upper Mission rancher in The Ponds subdivision with a walkout basement and breathtaking views. “It started as a model home. Green Square is a blessed place to live. When the first phase of the Lower Mission development was finished, construction boss Andreas Hayer took his 15-person crew onto the roof of the three-storey, 10-unit complex and performed a German blessing called Richtfest. “As he read the words, I looked around at the owners below,” says Renee Wasylyk of Troika Developments, which is developing the 11-phase complex. “All were watching with intensity, some were moved to tears. The carpenters hammered the last nail into the building and a sabre was used to open the Cipes Brut wine and all the carpenters toasted and a glass was thrown from the roof,” Wasylyk says. “It was a special moment.” Wasylyk thinks Green Square is special; she built homes she would like to live in. “When my husband (Jason), walked into the presentation centre, he said

‘oh, my goodness, these are awesome. When can we live in one?’” says Wasylyk. “We have families with teens, with young kids, couples with no kids, singles with no kids, singles with kids. It’s such a mixture and we love it. It exemplifies what is already in the community that surrounds it,” says Wasylyk, who developed the project with the Rissos, the family that has owned the land since 1913. The three-bedroom homes, ranging in size from 1,350-1,760 square feet, run around $350,000, in a neighbourhood where many houses cost $500,000 more. The project is within five minutes of some of the best things in Kelowna: Mission Greenway, H2O Recreation Centre, beaches, restaurants, shopping and schools. When Troika’s design team envisions homes they are about to create, they consider who will live there, what they would like and how they will feel about the space. “I like to brag that I have an advantage over my male developer competitors because I use a kitchen,” Wasylyk says. “I say that tongue in cheek, but I have certain points I walk through so I can feel how the space is evolving. ”I thought about every closet, how the washer-dryer was going to work, what the bathroom would feel like, where the mirror was, how the natural light was affecting a woman as she does makeup. We want every project to be better than the one we did before, but this one was particularly special because of all the green aspects.”
“Anything that you see on our site that is concrete is permeable, which allows the water to go through, plus we have the greenscape centre aisle. It grows grass where the cars drive. We have created a green thread all along our drive aisle.” The townhouses are selling quickly, but Wasylyk would like to give one away. Troika held a lottery in which people were invited to punch the correct code, a seven-digit number, into an electronic device to win a home. A thousand people tried, 1,000 failed. “We wanted someone to win, so we will do it again.” Maybe, if he’s lucky, it’ll be Jason Wasylyk.

This Lower Mission home needed some attention to detail, and Shonna Fox of Shonna Fox Design did just that. She married the relationship between a traditional exterior, with an interior full of contemporary spirit. Upon entry to the home your eyes are met with a creamy white palate on the walls, chrome and crystal light fixtures and lacquered maple flooring, giving the house a sense of lightness and a modern feel. This home required a true vision. Fox updated the entire main floor, including creating a larger island in the kitchen, refinishing and adding new cabinetry, adding ceiling lighting and reupholstering the kitchen’s nook area.

To add function to the family room the TV and fireplace were incorporated into one wall. Stone was carried across to combine old and new. In the main floor master suite, all was taken down to the studs. Two closets were combined to offer an elegant walk-in and the ensuite redesigned to offer a spa-like feel. New furnishings throughout reflect the owners’ sense of style. Fox took dead space on the second floor landing and created a gallery feel. “On the second floor there was a 42” space between the railing and the wall. It wasn’t enough room for an office as the ceiling is sloped,” Fox explains. “I created a collage of family travel photos in metal hammered frames, which can be seen from the foyer when you enter the house.” This home is an example of Fox’s skill in creatively pulling together a fabulous look. A Calgary couple fell in love with the view from this lot located in Mt. Boucherie in West Kelowna. The lot was solid rock and that was just one of the obstacles faced in creating this home. When Gary Carpendale of Harmony Homes was contacted to build a home in Mt. Boucherie, he knew there might be extra work involved because of the area’s rocky nature. As it turned out, most of the lot was solid rock. He called in Mike Witham of Rock Works Inc. to prepare the lot for construction. “We hauled out aver 480 truckloads of rock. In total we took away 15,600,000 pounds, or a little over seven million kilos of rock,” says Witham. “We had to stick to small blasts to avoid damaging the neighbouring properties, so it took about 20 blasts to complete the job.” After eight weeks of blasting and hauling, it was time to build. To avoid having to build 20foot high walls, the foundation needed to be completed and back-filled before building the retaining walls. “We didn’t need retaining walls at the back or right side of the property because it was solid rock,” explains Carpendale. “The left side wall was another story. There we had some fractured rock.” The 130 feet of retaining wall had to be done in different stages because of the distance of the walls from the new foundation. The retaining walls were supported in part by anchoring them to the natural rock with steel rods. The backfilling had to be done using a crane and by hand using five-gallon pails. Although not visible, approximately six feet of the wall is buried below the patio and the back left corner of the foundation has concrete walls that are 16 feet high.

Once inside, you can see why the owners fell in love with this location. The views from the kitchen, dining room, living room, and front deck are spectacular, as are the views from the family room and the pool deck. The lower level wet bar / family room opens onto the pool deck. At the back of the house, a level, landscaped lot with a water feature and patio, gives the dogs plenty of room. The lower floor also has a games room, an office, a sauna and a wine room. The ceilings in this home are quite high, giving a wide-open feel to the already open rooms. “We started with 12-foot high foundation walls and used 2-foot truss joists to get all the heat ducts and plumbing between the joists,” explains Carpendale. “The ceiling height on the ground floor is 10-foot, 8-inches, while the highest point of the ceiling on the main floor is about 17 feet.” The beauty of this lot is the privacy factor. The house is 6-storeys above the main road and is accessed by a 300-foot long driveway that serves only two other properties. Because of this, it was possible to put the pool in the front yard. “We’ve tried to make the pool as inviting as possible while maintaining privacy,” says Carpendale. The pool has swim jets, so you can swim in a stationary position as long as you like. Or you can turn the jets off and just relax.” It would be hard not to relax with views like these.

From a normal viewing distance, Pamela Vaughn’s richly detailed paintings pulse with life and colour. Step up for a closer look, and you’ll discover something intriguing: those intricate details are made up of layer upon layer of tiny daubs of paint, each perfectly placed to provide extraordinary vibrancy to her landscapes. “It’s all about placing the right colours underneath to begin with,” she says, “and then the texturing on top is layers of colour and little bits of paint placed next to one another. That creates the colour and texture and depth.” Vaughn was born in Dallas, Texas, but grew up in California, where she prefers the state’s mountainous northern region. When her former husband’s work in the Middle East provided opportunities to live in Greece and southern France, she took the opportunity to spend time in European galleries and study with local artists. Looking for a four-season place to settle and raise children, she chose the Okanagan and launched her freelance business, Viewpoint Original Art & Graphic Design. Through the years Vaughn worked in many mediums, including watercolours and pastels, and experimented with various techniques, eventually finding her forte. “I just started doing this particular technique about five or six years ago,” she says. It begins with an enlarged photo, which she examines for contrast. “I have to decide for the under-painting where the

light and the dark colours go, and I try to do almost opposite colours to what’s going on top.” This, she explains, tricks the eye, creating something like a vibration in the colours and making them appear brighter. Because it’s the perfect technique for expressing her own appreciation of lively colour, her pieces are easy to spot. “People who see them know they’re mine.” Vaughn takes her inspiration from what’s around her: farmland, vineyards and lakes. “When I was in Europe I did more architecture,” she says. “Here I find the nature is so pretty I sort of stick to that.” She generally works from her own photos, embellishing when the need arises - perhaps adding a bit of red to her depiction of the Greenwayand sometimes uses Photoshop to experiment with digital versions of her pieces. For commissioned paintings, Vaughn often visits homes and offices to discuss what would work best in the space (long pieces, she says, look great over beds and dining tables, while tall ones can be perfect for narrow walls). While she does stipulate that she’ll work with vibrant colours - not pastels - she is willing to add a special touch; once, while creating a landscape to be given as a gift, she was asked to include a favourite boat on the lake in the background. Using miniscule dabs, she created a tiny image in exactly the right shape for that particular model. He recognized it immediately. You can find Vaughn’s work at PamelaVaughn.com. The Okanagan offers a full range of everything from starter homes to opulent lakefront masterpieces. Natural gas has a role to play in all of that. Brent Hunt, FortisBC’s Regional Manager, Residential, Commercial Energy Solutions has been working with builders who build houses on spec, builders who build custom homes and people who build their own homes. “The best time to think about natural gas is in the planning stages,” he explains. “You need to take into account more than just the cost of the build and the mortgage for the homeowner. You also need to consider your energy and lifestyle needs. Natural gas fills both these needs.” FortisBC provides solutions when it comes to natural gas. “For example, there is much more even distribution of heat with an infloor hydronic system heated with natural gas than a baseboard electric system,” says

Hunt. “Depending on the application, putting in a natural gas system will likely be more expensive than electric baseboard to install; but for the homeowner of an average single family home, the investment usually pays off within five years. An electric heating system also has higher ongoing operational cost.” The most often asked question is how much longer natural gas can remain affordable. Hunt explains, “In the early 2000s natural gas went through a real bubble and the prices were elevated for a couple years. Since advances in production technology have significantly increased North America’s natural gas supply, we’re now experiencing some of the lowest natural gas prices seen in a decade. These technological advances will also continue to provide sufficient supply to meet future energy needs.” Here in the Okanagan it is important for people to consider how they will heat their homes, as about 50 cents of every dollar on your energy bill goes towards space heating. It’s also important to think about how to heat your hot water as it can represent approximately 15 percent of the average energy bill in an average family home. Heating costs are typically lower with natural gas furnaces. Then there are the other natural gas options. “Natural gas fireplaces are instant off and on with fabulous ambiance and supplemental heat,” says Hunt. “There are many homes in the Okanagan that were at one time electric baseboard heated homes and have had a natural gas service line installed so they now have a natural gas fireplace and natural gas hot water heater.”
Installing natural gas isn’t just for new builds. During renovations is a great time to switch to natural gas. “If you are undergoing a major renovation, that’s the time to do it,” says Hunt. “Even if you are doing minor renovations, you can bring a natural gas line into your home. Every house is different, but the most expensive part will usually be the labour cost of installing it.” FortisBC will also sweeten the deal with rebates to eligible customers. Those building a new home can receive up to $500 when they install an energy efficient natural gas water heater and $300 when installing an energy efficient fireplace. If you’re upgrading your home and switch from propane or oil to a high efficiency natural gas heating system, you could receive a rebate for up to $1,000. Natural gas dryers are becoming more and more common and the reason is efficiency. It takes much less time to dry the clothes and running the dryer is less expensive than with an electric dryer. Your entire outdoor living space could be fueled by natural gas. With natural gas barbeques you’ll never run out of fuel in the middle of cooking. They also control heat easily and cook with different temperatures at the same time. You can have radiant heat outdoors for the cooler months and even natural gas fire pits. In most municipalities, open fires are banned; however, natural gas fire pits are allowed. Another appliance becoming more common is hot water on demand. “These are incredibly efficient,” says Hunt, “because you aren’t using energy to store 150 – 220 litres of hot water. These units are the size of a large suitcase and you can locate them anywhere there is an outside wall. You can put them in a cupboard or a closet. They offer super high efficiency, simply because you aren’t keeping gallons and gallons of water hot 24/7 for one quick use.” When buying a home, it is important to consider costs over and above the mortgage. Talk to your builder and find out what the operating costs will be. A big part of being able to cover the mortgage is getting a home with reasonable operating costs. Your home is where you raise your family and spend a lot of time. Natural gas appliances can go a long way to creating a comfortable and affordable space. A handsome home takes Hansum “Custom” Homes & Developments to build. John and Fran Hansum work as a team to fully understand their clients’ vision and ideas, allowing them to create a home that best suits the owners’ lifestyle and requirements. The Hansums speak of building friendships, not merely building homes. To them, creating the quintessential Okanagan hideaway means getting to know their clients, building a relationship through open communication and keeping in contact for many years to come. Prior to moving to the Kelowna in 2005, John spent 25 years honing his skills and knowledge. He constructed and managed single and multi family residential builds, as well as numerous commercial projects in the central Alberta area.
