The National Association of REALTORS® (NAR) advocates every day on behalf of the nation’s 1.5 million REALTORS® and 75 million property owners. NAR is widely considered one of the most effective advocacy organizations in the country. Professional Development: Boost your salary and client base through continuing education and specialty training. We offer a wide selection of real estate training options for members including classroom and online courses, training towards earning designations and certifications, webinars, and access to a Masters of Real Estate degree. As a member, you also have access to the world’s largest real estate library provided by the National Association of REALTORS®. 2022 Board of Directors Your Association is governed by a Board of Directors comprised of 15 REALTOR® members who serve 3-year terms and are elected annually by the general membership. In addition, the Chief Executive Officer serves on the Board of Directors and Executive Committee as a non-voting member. Antitrust Policy Statement It is this Association’s policy that this Antitrust Policy Statement be given to all members and that you abide by the Antitrust Policy, and you understand what it means. It is this Association’s policy that all meetings attended by representatives of the Association where discussion may border on an area of antitrust sensitivity, that the Association’s representative request that the discussion be stopped and ask that the request be made a part of the minutes of the meeting being attended. If others continue such discussion, the Association’s representative should excuse himself from the meeting and request that the minutes show that he left the meeting at that point and why he left. Any such instances should be reported immediately to the President and staff of the Association. It shall be the policy of the Osceola County Association of REALTORS® to be in strict compliance with all Federal and State Antitrust laws, rules and regulations and to avoid even the appearance of unlawful action. Therefore: • Discussions of commissions, price and price levels are prohibited. • No discussion is permitted of any elements of an individual or company’s operations which might influence price such as: cost of operations, supplies, labor or services; allowance for discounts; terms of sale, including credit arrangements; and profit margins and mark ups. (This limitation shall not extend to discussions of methods of operation, maintenance, and similar matters in which cost or efficiency is merely incidental.) • It is a violation of Antitrust laws to agree not to compete, therefore discussions of division of territories or customer or limitations on the nature of business carried on or products sold are not permitted. • Boycotts in any form are unlawful. Discussion relating to boycotts is prohibited, including discussions about blacklisting or unfavorable reports about particular individuals or companies’ business practices or financial condition. • Tying arrangements or such discussions are potential antitrust violations. Tying arrangements can occur when the sale of one good or service is conditional (tied) upon the sale of a second distinctive good or service.

Pathways To Professionalism Being a member of the NATIONAL ASSOCIATION OF REALTORS® means you hold yourself to a higher standard. The REALTOR® Code of Ethics and Standards of Practice set us apart from those who are not members by establishing objective, enforceable ethical standards that govern the professional conduct of REALTORS®. Beyond those standards are additional issues of courtesy and etiquette you should be mindful of when dealing with properties, clients, customers, and fellow REALTORS® that are important to maintaining your—and all REALTORS®—reputation. I. Respect for the Public

1. Respond promptly to inquiries and requests for information. 2. Schedule appointments and showings as far in advance as possible. 3. Call if you are delayed or must cancel an appointment or showing. 4. If a prospective buyer decides not to view an occupied home, promptly explain the situation to the listing broker or the occupant. 5. Leave your business card if not prohibited by local rules. 6. Encourage the clients of other brokers to direct questions to their agent or representative. 7. Communicate clearly; don’t use jargon or slang that may not be readily understood. 8. Promise only what you can deliver – and keep your promises. 9. Identify your REALTOR® and your professional status in contacts with the public. 10. Do not tell people what you think – tell them what you know.

II. Respect for Property

1. Be responsible for everyone you allow to enter listed property. 2. Never allow buyers to enter listed property unaccompanied. 3. When showing property, keep all members of the group together. 4. Enter property only with permission even if you have a lockbox key or combination. 5. When the occupant is absent, leave the property as you found it (lights, heating, cooling, drapes, etc.). If you think something is amiss (e.g. vandalism) contact the listing broker immediately. 6. Be considerate of the seller’s property. Do not allow anyone to eat, drink, smoke, dispose of trash, use bathing or sleeping facilities, or bring pets. Leave the house as you found it unless instructed otherwise. 7. Use sidewalks; if weather is bad, take off shoes and boots upon entering property.

III. Timeless Tips

1. Follow the “Golden Rule” – Do unto others as you would have them do unto you. 2. Communicate with all parties in a timely fashion. 3. Present a professional appearance at all times; dress appropriately and drive a clean car. 4. Be aware of and respect cultural differences. 5. Show courtesy and respect to everyone. 6. Be aware of – and meet – all deadlines.

IV. Five Things to Keep in Mind When Showing an Occupied Home

1. When entering a property, ensure that unexpected situations, such as pets, are handled appropriately. 2. Never criticize property in the presence of the occupant. 3. Inform occupants that you are leaving after showings. 4. When showing an occupied home, always ring the doorbell or knock – and announce yourself clearly – before entering the home or any closed room. 5. If occupants are home during showings, ask their permission before using the telephone or bathroom.

Basic Principles of the Code of Ethics 1. Protect and promote your client’s interests, but be honest with all parties. 2. Avoid exaggeration, misrepresentation, and concealment of pertinent facts. Do not reveal facts that are confidential under the scope of your agency relationship. 3. Cooperate with other real estate professionals to advance your client’s best interests. 4. When buying or selling, make your position in the transaction or interest known. 5. Disclose present or contemplated interest in any property to all parties. 6. Avoid side deals without your client’s informed consent. 7. Accept compensation from only one party, except with full disclosure and informed consent. 8. Keep the funds of clients and customers in escrow. 9. Assure, whenever possible, that transactional details are in writing. 10. Provide equal service to all clients and customers. 11. Be knowledgeable and competent in the fields of practice in which you ordinarily engage. Obtain assistance or disclose lack of experience if necessary. 12. Communicate honestly and present a true picture in your advertising, marketing and other public representations. 13. Do not engage in the unauthorized practice of law. 14. Be a willing participant in Code enforcement procedures. 15. Ensure that your comments about other real estate professionals are truthful, and not misleading. 16. Respect the exclusive representation or exclusive brokerage relationship agreements that other REALTORS® have with their clients. 17. Arbitrate and mediate contractual and specific non-contractual disputes with other REALTORS® and with your clients.

We offer a wide array of real estate training towards earning designations and certifications, webinars and access to a Masters of Real Estate degree. Many of our classes are offered free of charge while others are offered at a minimal fee. Last year we hosted more than 169 classes with over 5,000 participants. We hope you will take advantage of this significant benefit!

Course Monitor Program <

We are seeking volunteers for our Course Monitor Program. Monitors are responsible for notating scheduled breaks, signing members in and out for unscheduled breaks, and assessing the total time missed for CE credit classes. Monitors perform a valued service for the Association while earning CE credits for the courses they oversee. If you are interested in enrolling in the program, please contact the Education Department at education@osceola-realtors.com.

Code of Ethics Requirement Being a member of the National Association of Realtors® means you hold yourself to a higher standard. The REALTORS® Code of Ethics and Standards of Practice set you apart from those who are not members by establishing objective, enforceable ethical standards that govern the professional conduct of REALTORS®. Every three years, new and continuing REALTOR® members are required to take a Code of Ethics class. The current cycle (seven) began January 1, 2022 and will end December 31, 2024. We encourage all of our members to complete this requirement early to avoid disruptions in services when the deadline approaches. The training can be done at the Association or online. Please visit the Members Portal to view our current offerings. When searching our calendar use the “Modify Tag Filters” button and select “COE” to quickly view all of our offerings.

Cancellation & Refund Policy A class registration can be canceled by texting or calling 689.231.CANT(2268) or emailing the education department at education@osceola-realtors.com. To avoid a no-show fee, please call or text prior to the classes’ scheduled start time. Due to the nature and reduced pricing available, courses with special member prices are non-refundable.

Designations/Certifications Policy Designations are specialized credentials for REALTORS®. Designations offer extensive benefits that are continually improved upon and expanded. For this reason, maintaining a designation requires annual dues and continued membership in NAR. Certifications assist members in increasing skills, productivity and knowledge. Typically, there are no annual dues or continued membership fees associated with certifications. In an effort to ensure all members have the ability to obtain designations and certifications, the Association is providing these courses free of charge. The following rules apply: •

Members are required to pay NAR’s class royalty fee—a one-time charge paid at the time of the class.

Members are responsible for any annual dues and/or fees associated with continued membership after receiving a designation.

Members must have an active credit card on file with the Association.

Members will sign an agreement to allow the Association to charge to the member’s credit card any no-show fees associated with the class if the member fails to cancel within the required time period.

Member may cancel registration no later than two (2) business days prior to a class.

Cancellations must be in writing and sent via email to education@osceolarealtors.com. A confirmation receipt will be sent to the member. If the member does not receive confirmation email, it is his/her responsibility to follow up with the education department.

A $100 no-show fee will be automatically be accessed to a member’s credit card if he/she fails to cancel his/her class within two (2) business days to the start of the class.

The Association has the right to refuse any member admittance into a designation/certification course if any and/or all of these rules are not followed. Page 13


Certifications & Designations The National Association of REALTORS® and its affiliated Institutes, Societies, and Councils provide a wide-range of programs and services that help members increase their skills, proficiency, and knowledge. Designations and certifications acknowledging experience and expertise in various real estate sectors are awarded by NAR® and each affiliated group upon completion of required courses. Our Association offers many of these certifications and designations as part of our Education Program. Please contact us at (407) 846-0117 if you have any questions about any of these courses. The Accredited Buyer’s Representative (ABR®) designation is designed for real estate buyer agents who focus on working directly with buyer-clients at every stage of the home buying process. The esteemed Accredited Land Consultants (ALCs) are the most trusted, knowledgeable, experienced, and highest-producing experts in all segments of land. Conferred by the REALTORS® Land Institute, the designation requires successful completion of a rigorous LANDU education program, a specific, high-volume and experience level, and adherence to an honorable Code of Conduct. The Certified Commercial Investment Member (CCIM) designation is commercial real estate’s global standard for professional achievement, earned through an extensive curriculum of 200 classroom hours and professional experiential requirements. CCIMs are active in 1,000 U.S. markets and 31 other countries and comprise a 13,000-member network that includes brokers, leasing professionals, asset managers, appraisers, corporate real estate executives, investors, lenders, and other allied professionals. Instantly align yourself with the best in international real estate by earning the Certified International Property Specialist (CIPS) designation. The designation requires completion of five full-day courses focusing on the critical aspects of international real estate transactions. CIPS designees are connected to an influential network of over 3,500 professionals who turn to each other first when looking for referral partners. Certified Property Manager (CPM) designees are recognized as experts in real estate management. Holding this designation demonstrates expertise and integrity to employers, owners, and investors.

The Certified Real Estate Brokerage Manager (CRB) is one of the most respected and relevant designations offered in real estate business management and is awarded to REALTORS® who have completed advanced educational and professional requirements. CRB Designees are better positioned to streamline operations, integrate new technology and apply new trends and business strategies.

Certifications & Designations The Certified Residential Specialist (CRS) designation is the highest credential awarded to residential sales agents, managers, and brokers. On average, CRS designees earn nearly three times more in income, transactions, and gross sales than non-designee REALTORS®. The Counselors of Real Estate® is an organization of commercial property experts worldwide who provide seasoned, objective advice on real property and land-related matters. Only 1,100 professionals from all disciplines of real estate, academia and government hold the CRE credential. Membership is selective and extended by invitation, although commercial real estate practitioners with 10 years of proven experience may apply. For general appraisers, the General Accredited Appraiser (GAA) designation is awarded to those whose education and experience exceed state appraisal certification requirements and is supported by NAR®. Through NAR’s Green Designation, the Green Resource Council provides ongoing education, resources and tools to help real estate practitioners find, understand, and market properties with green features. REALTORS® with the Graduate, REALTOR® Institute (GRI) designation have in-depth training in legal and regulatory issues, technology, professional standards, and the sales process. Earning the designation is a way to stand out to prospective buyers and sellers as a professional with expertise in these areas. The Performance Management Network (PMN) designation is unique to the REALTOR® family designations, emphasizing that in order to enhance your business, you must enhance yourself. It focuses on negotiating strategies and tactics, networking and referrals, business planning and systems, personal performance management and leadership development. REALTOR® Association Certified Executive (RCE) is the only professional designation designed specifically for REALTOR® association executives. RCE designees exemplify goal-oriented AEs with drive, experience and commitment to professional growth. For residential appraisers, the Residential Accreddited Appraiser (RAA) designation is awarded to those whose education and experience exceed state appraisal certification requirements and is supported by NAR®.

Certifications & Designations The Seller Representative Specialist (SRS) designation is the premier credential in seller representation. It is designed to elevate professional standards and enhance personal performance. The designation is awarded to real estate professionals who demonstrate the knowledge and skills essential for seller advocacy. SRS designees represent a global community of REALTORS® who use their advanced training and expertise to go above and beyond their client’s expectations. The Society of Industrial and Office REALTORS® (SIOR) designation is held by only the most knowledgeable, experienced, and successful commercial real estate brokerage specialists. To earn it, designees must meet standards of experience, production, education, ethics, and provide recommendations. The Seniors Real Estate Specialist® (SRES®) Designation program educates REALTORS® on how to profitably and ethically serve the real estate needs of the fastest growing market in real estate, clients age 50+. By earning the SRES® designation, you gain access to valuable member benefits, useful resources, and networking opportunities across the U.S. and Canada to help you in your business. Learn to work effectively with – and within – today’s diverse real estate market. The At Home With Diversity certification teaches you how to conduct your business with sensitivity to all client profiles and build a business plan to successfully serve them.

The Certified Real Estate Team Specialist (C-RETS) certification is designed to improve team development, individual leadership skills, and financial performance. C-RETS courses provide the tools, strategies, and knowledge that are required of today’s real estate professionals who are either considering or currently operating in a team environment. It is for team leaders, team members, those looking to start a team, and those who simply want to sharpen their management skills. Realtor Political Action Committee (RPAC) FAQ The REALTORS® Political Action Committee (RPAC) is the nation’s largest, most successful and most bipartisan political action committee. Your voluntary investment is used to improve your bottom line in several ways: Through issues mobilization, political advocacy, and by directly supporting candidates at the local, state, and federal levels of government who champion the ideals and principles of REALTORS®. RPAC is your best investment in real estate! Q: What is a PAC? A: PACs have been around since 1944 when the Congress of Industrial Organizations (CIO) formed the first one to raise money for the re-election of President Franklin D. Roosevelt. A Political Action Committee (PAC) is a popular term for a political committee organized by like-minded people, like REALTORS®, for the purpose of raising and spending money to elect and defeat candidates. The PAC’s money must come from voluntary contributions from members rather than the members’ dues treasury. PACs represent business, labor or ideological interests. PACs can give to a candidate’s committee per election (primary, general, run-off or special). They can also give up to any national party committee and annually to any other PAC. PACs may also receive contributions from any one individual. In short, PACs merely represent a legal way for individuals to unite and ensure their voices are heard at all levels of government. The REALTORS®- PAC In addition to representing 200,000 REALTOR® members statewide, and more 1.4 million members nationwide, RPAC is also a monetary fund comprised of voluntary contributions from members. By members pulling together and contributing, RPAC is able to be a single unified voice for real estate in all levels of government. Of every dollar you contribute, 30 cents goes to the National RPAC for grassroots activities and supporting candidates running for office on the federal level. The remaining 70 cents stays in Florida and is divided between the state and local associations to support state and local candidates and issues Q: What’s in it for you? A: RPAC is the muscle behind NAR, FR and your local Board/Association. RPAC represents more than 1.4 million politically active REALTORS nationwide, more than 200,000 in Florida and approximately 4,700 in Osceola County that members of Congress want as their friends. As many as 4,000 bills are introduced each session in the state Legislature. Elections decide who will be voting on these bills. RPAC helps elect the people who write the laws you and your business must live with. RPAC provides you with the opportunity to have a collective impact on the election of officials who will shape legislation that affects your livelihood and the way real estate professionals do business. Through extensive research and ongoing monitoring, RPAC keeps you informed, involved, and influential in the legislative decisions that are important to you and your business. Realtor Political Action Committee (RPAC) FAQ Q: Does RPAC Buy Votes? A: No! But it does give us access. Candidates and public officials are honorable people whose votes are not for sale. But, by helping elect public policy decision-makers, RPAC assures REALTORS® the opportunity to present our views and be heard. RPAC fully complies with all state and federal election laws. Q: How will my contribution be used? A: Absolutely 100% of your contribution is used to elect pro-REALTOR® candidates. 30% of your contribution is forwarded to the National RPAC to fund key U.S. House and Senate races; 70% remains in your state and is used for local and state elections. Q: Is RPAC affiliated with a particular party? A: RPAC is neither a Republican nor a Democratic organization. Your contribution to RPAC is a vote for a proREALTOR® Congress, regardless of political party. Q: Who establishes and implements RPAC policy? A: Leading the National RPAC organization are the National RPAC Trustees. The Trustees establish and implement RPAC policy in accordance with the RPAC bylaws and NAR policy as established by the NAR Board of Directors. The Trustees consist of REALTOR® volunteers from around the nation who are appointed by NAR leadership. • RPAC believes that the people who raise RPAC dollars should have the greatest say in how those dollars are allocated. That’s why all candidate contribution decisions begin on the local level with REALTORS® interviewing candidates and making their contributions based upon that information. • It is REALTORS®, not lobbyists, who have the most say in how RPAC’s money is spent. Contribution decisions are made by the RPAC Trustees; a nine-member REALTOR® committee nominated by the FR Nominating Committee and elected by the FR membership to serve one-year terms. • The main objective of the RPAC Trustees is to help elect candidates who support REALTOR® issues. The decisions made by the RPAC Trustees rest on a candidate’s position on key real estate issues, the REALTOR® relationship with a candidate in the home district, committee assignments and leadership position. Q: How does RPAC establish fundraising goals and what is a “Fair Share” goal? A: The dollar goal of the National RPAC, set by the National Trustees, is $25 per year per NAR member. At least $3 of that goes to the National RPAC. This goal is called “fair share.” To ensure that all states contribute their fair share to the RPAC effort, a state’s annual goal is determined by the number of members in that state based on the November 30 membership report. The National RPAC accounting year runs from January 1 to December 31. Q: What is the difference between personal and corporate dollars? A: Personal dollars are contributions made with an individual’s personal funds including cash, personal credit cards, money orders and personal checks. Under federal election law, only personal dollar contributions can be used to fund legislative candidates running for office. Corporate dollars are contributions made by corporate check. Corporate dollars can be used for issues campaigns, opportunity races, and media buys, and are deposited into a separate account at the national level to ensure they are not used by political candidates. Q: What is the FR RPAC fundraising goal 2021 and of my local association? A: FR’s 2021 fundraising goal is $4,921,378. Our Association’s goal is $109,162.

Realtor Political Action Committee (RPAC) FAQ Q: Who may be solicited for RPAC contributions? A: According to federal election law, RPAC can solicit only individual members – i.e. non-corporate members of NAR and their families. The term “members” means all individuals who currently satisfy the requirements of membership in any one of the local, state and/or the National Association and regularly pay dues. Executive, administrative and management personnel of the local, state and/or national associations are also considered under the NAR constitution to be members of the association and are solicitable even though they may not pay association dues. Q: Are contributions to RPAC tax deductible? A: No. Contributions used for political purposes are not tax deductible on your federal income taxes. Q: Does the National RPAC contribute to state or local candidates? A: Under the cooperative agreements in effect between the National RPAC and the state associations’ PACs, the responsibility for making contributions to federal candidates is assigned to the national RPAC, while state associations’ PACs decide which state and local candidates to support. Q: Can I earmark money to a party or particular candidate? A: No. Under federal election law, the earmarking of contributions is illegal. Q: What processes do the National & State Trustees use when determining contributions to candidates? A: The National Trustees’ policy is to act only on requests sent from state associations and signed off on by state trustees. Once the national trustees receive these requests, they have four options: Amend, Approve, Deny or Defer. The State Trustees use the same policy. Q: Will the National RPAC Trustees contribute to both candidates in a race? A: No. The National RPAC Trustees’ policy is to only contribute to one candidate in any given race. Q: What contributor information do I need to include with checks? A: Both federal and state election law require documentation of all contributors. Florida Realtors® Legislative Issues Private Property Rights The Internet has made it easier for homeowners to rent their property, expanding housing options for individuals who live in, or travel to, Florida. Many local governments have enacted new ordinances designed to discourage property owners from exercising their right to rent their property. State and local REALTOR® associations will continue to take action to protect private property rights. • Being able to rent your home is a fundamental right of property owners. • Short-term rental ordinances, including local licensing requirements, mandatory inspections

and guest restrictions, can infringe upon this fundamental property right in significant ways. • As such, Florida Realtors® will continue to champion legislation that creates a statewide, uniform system of regulations for vacation rentals. • Florida Realtors® will also continue to support legislation that gives local governments the authority to pass ordinances related to residential properties as long as they apply to all residential properties.

Business Rent Tax The state sales tax rate on business rent currently stands at 5.5%. This tax creates a financial burden for any business that leases space. Lowering the business rent tax will provide Florida businesses

with the capital to expand, hire more employees, improve benefits, raise salaries, or invest in their business in other ways. • Florida Realtors® is grateful for the support of the 2017, 2018 and 2019 Florida Legislatures, which have lowered the state sales tax rate on commercial space to 5.5%. • These three consecutive years of rate cuts have given Florida businesses the financial resources they need to grow their companies and enrich their communities. • Although Florida lawmakers have a significant budget challenge to overcome in 2021, Florida Realtors® will continue to advocate for further reductions to this tax, which would provide businesses with some measure of relief as they work to stay open and eventually recover from the current crisis.

Once completed, select “Next.” It will then ask you to verify if everything is correct. If so, select “Save” or select “Edit” if you need to make any changes. A temporary password will be sent to you via email. Select “Return.” If you do not receive an email in a short amount of time, check your Spam or Junk Email Folder.

Enter the email address and the temporary password provided in the email. Select “Log On.” Please note the password is case sensitive. If the temporary password has an uppercase letter it must be typed in uppercase.

Instructions for Payments/Receipts Through RAMCO After logging into the Member’s Portal: Instructions to pay invoices for dues and events Select “Account Balance” (bottom left) and follow the prompts for payment.

To obtain a receipt for payment for dues, items purchased, classes, etc. Select “My Orders”, to show your complete history of classes and dues. Any payment that you have made will show a dollar amount in the total column. If you click on the order title (it will be in blue), this will provide you with a detailed receipt. Page 48 42
