Welcome to our July issue!

We’ve had some gorgeous weather here in the UK for the past couple of weeks – I hope you’ve all found time to enjoy it despite fast approaching the busiest season of the year.

In this issue, we welcome back Kerry Roy, founder of two award-winning sites in both the UK and Italy, with a column on planning your exit strategy. Whether you’re writing a professional business plan or planning from the clouds of your dream boards, a plan of how you will end the business is just as important as the plan to create it – without it, you can risk leaving yourself hanging high and dry.

The Eco Resort Network event in May was a huge success, co-organised by our publisher Steph Curtis-Raleigh and Maja Dimnik, Authentic Luxury (f.k.a World of Glamping). It was an honour to be amongst passionate people joining the collective conversation on sustainability, travel, and the future of the hospitality industry. In this issue, we reflect on our time in Montenegro and interview the event’s main sponsors, Tenthouse Structures.

The Dyrt, a popular app for camping information and booking, has announced the winners of the 2023 Glampy Awards. Now its second year, the Glampys recognize and honor the most unique and innovative glampground destinations throughout the United States.

“Glamping has been increasing in popularity for a few years now,” says Sarah Smith, founder of The Dyrt. “As more people go glamping, more glampgrounds are popping up and existing ones are expanding to meet the demand. What’s beautiful about that is it inspires such creativity and imagination and it results in

a wider variety of camping experiences.”

More than 80 million Americans went camping last year according to The Dyrt’s 2023 Camping Report and 1.7 million of them said they primarily opted for glamping. Millions more mixed in some glamorous camping with their regular camping routines.

Among The Dyrt’s community of campers, there was a 10 percent increase in the number of people who went glamping in 2022 compared to the year before. For nearly half of private camping locations that expanded camping capacity in 2022, glamping was the most common type of campsite to add. reports.thedyrt.com

Publisher Steph Curtis-Raleigh was proud to join media spanning sports turf, landscaping, amenity and equine who were recently given a rare insight into the ‘behind the scenes’ workings of one of the most recognisable brands in groundcare, as Kubota UK opened their doors for an update event. The overarching theme of the two days was Kubota’s ongoing investment into the industry – with press updated on recent acquisitions and new initiatives in the areas of warranty and recruitment, while also having the opportunity to get ‘hands-on’ with some of the latest products from across their mower and compact tractor portfolios.

The sun was shining as Kubota UK Managing Director David Hart and General Manager for Tractor Business Unit (TBU) Henry Bredin welcomed members of the press to their Thame headquarters in early June. After learning about some of the corporate history and more recent global developments, such as the new £0.5bn Kubota Institute of Technology opened in Osaka Japan,

attendees were treated to a tour of the facility where many questions on the challenges of worldwide manufacture, logistics and alternative power sources were answered.

Handing the baton to Phil Catley, Kubota UK Groundcare Product Manager and Field Service Manager Tom Lockwood, day two continued on a similar theme as the area of investment in aftersales was addressed. With the vision of creating an industry-leading dealer, technical and commercial support infrastructure, Tom discussed initiatives including the Kubota Service Excellence Awards and Kubota University programme, both of which are designed to develop and deliver training and advice to dealers thus ensuring the very best ongoing customer experience.

Also covered was the Kubota Apprenticeship programme, offered in partnership with Coleg Cambria Llysfasi, and designed to address the skills shortage in the industry. The four-year practical-based training scheme enrolled

a record 13 students in 2023, setting the apprentices up for a career in engineering and progressing them into positions within Kubota dealerships across the UK.

Proceedings concluded with a ‘ride and drive’ experience where press had the opportunity to demonstrate a number of machines from across the range, including the recently-launched FC3 and FC4 mowers, and the LXe – Kubota’s first electric compact tractor, in the UK currently for extensive testing.

Commenting on the event, Kubota UK Marketing Manager Rob Edwards said, “We, like all manufacturers, are aware of the issues facing the industry and that doesn’t just stop at having the right products to fit today’s market. It was brilliant to be able to demonstrate to the press the programmes we’re delivering to support our dealers and our customers, and show how proud we are to be re-investing in the needs of the next generation. Know Your EXIT STRATEGY

You’re fresh, motivated, determined to start the journey in developing your dream Glamping business and succeed. So why plan your end when you’ve only just began?

The Beginning Is Not The End

Whether you’re writing a professional business plan, planning from the clouds of your dream boards or sticky notes pad, a plan of how you will end the business is just as important as the plan to create it. Without it, you can risk leaving yourself hanging high and dry with nothing but the crumbs of the fine loaf you originally baked. An exit plan is a ‘must’ to add into any partnership agreement.

You Are Number 1, Always Protect Yourself

TThe type of business ownerships forms vary from solo Glamptreneur, family enterprise, 2-4 way partnership, limited company or investor partnership. If you began as a solo or family enterprise, with substantial growth you may find that over time you bring in alien investors or partners to help manage the growth process or take the weight of some responsibilities off your shoulders.

Choose with caution; if you are not familiar with how investor partners operate, or a

stranger partner’s true motivation to join the business, no matter how impressive their history curriculum vitae reads, you can risk losing a high percentage of shares and in some cases all of what you worked hard to originally create. Understanding the different variations of partnerships with an agreed exit plan is key to a healthy successful business relationship. I always strongly advise investing in having a good legally bound contract. It’s worth its weight in gold!

Land Owners

As a land owner you may decide to eventually sell the whole property and business, which is often valued a lot higher than that of sites who rent space on other people’s land. Depending on the size of the business, the property and land can add a substantial amount to the overall value. Property and land often increase in value over the years whereas Glamping structures (especially tented/canvas forms) decrease in value as soon as they leave the showroom. Don’t wish to sell your property? You

don’t have to. There are ways around selling the business or selling some of the responsibilities with a share agreement whereby you keep full sole ownership of your property and land. Setting up a limited company enables you to separate the business from the actual property, while also protecting your home or additional valuable assets from the running of the business itself.

There are, of course, legal avenues to explore and a good accountant needed to make it a smooth process, but the benefits are that you can potentially sell off the business on a long lease term while gaining an annual land rental income.

Another option is to sell it as a partnership lease agreement, whereby the new owner takes on the larger share of running the business and you take a back seat whilst keeping annual share ownership in the business and still being able to have a smaller input – depending on the percentage of shares agreed.

Businesses on Rented Land

Land and inflated mortgage rates unfortunately don’t make it easy for all to set up their dream business on their own turf. But if you build castles in the sky, you need to ensure you have good foundations under them! So with a good exit strategy, you maybe one day can build your own castle on your own land if you wish – as I did.

The key to a good exit plan on rented land is a long-term lease agreement. The longer the lease, the more valuable the business will become and more attractive to a buyer or investor. A short-term lease can significantly devalue a business, no matter how good the profits are. Buying a profitable business without anywhere for it to operate longterm is like throwing money into the fire. A buyer needs security in knowing that the business has longevity for a successful future and growth without having to move location or the fear of being kicked out by the landlord.

Value in The Sales Not The Structures

Like a car, many glamping structures will be added onto your asset accounts list with an annual depreciation value. Depending on how many years into the business you plan to sell, you can determine the level of investment required from a potential new owner to freshen up older, worn, used structures. This is a good reason to choose products that have a longer lifetime without the need of too much maintenance and fresh investment.

Profit, profit, profit is the name of the game to increase the value of any business, while keeping those costs down. It’s a simple formula: lower costs = higher profits. If businesses don’t keep the end in sight, it’s easy for many to carry on in a way that suits their current situation, rather than anticipating what might lie down the line. For example, some may increase costs with various personal items to show less profit, resulting in the need to pay less tax. Some may take out director loans – and why not? It’s their business and they have worked hard to enable that interest-free loan with no rush to repay – but the black and white accounts papers won’t forget when it comes to a sale valuation of the business.

The best advice I can give is when you begin to see the timeline of your exit plan, do all that you can to keep the accounts squeaky clean. Being free from debt, with creditors paid up, directors loans repaid and higher profit margins with strong future bookings will make your exit as enjoyable as the day you started the business!

ECO RESORT NETWORK 2023

Eco Resort Network 2023 took place in Montenegro across three days in May. The luxury eco hospitality networking event inspired an intimate and convivial atmosphere with outstanding and passionate members of the hospitality industry.

Hosted by Steph Curtis-Raleigh, International Glamping Business, and Maja Dimnik, Authentic Luxury, the two-day conference took place at Lazure Hotel & Marina, with a following third day for delegates to continue bonding on an exclusive tour of Oblun Eco Resort, a luxury development from Goran Brnovic.. The combination of stunning scenery, top talks, a field trip to see an eco resort under development, relaxed dining and like-minded professionals created an event to look back on proudly.

Speaking on the first day of the conference were Bill Bensley, Robyn Woodhead, Brendan O’Molony, David Leventhal, Todd Wynne-Parry, Prof. Dr. Willy Legrand, Flaviu Rus, Dott. Arch. Eileen Meyer, Michael Sagild, Tom Butterfield, Martin Dabrowski and Maja Dimnik.

A true highlight of the event, Bill Bensley gave an engaging keynote on projects that he has undertaken in different environments around the world. Each was given a unique take on the local landscape, history and culture in with the purpose of bringing them to life for guests, unfolding through place, architecture and artwork. He said, “we can only make things worse” when considering building anything in the natural environment – so it is best to use and mimic the natural landscape as much as possible.

The second day of the conference welcomed talks from Sarah Dusek, Luca Franco, Chris Nader, Kristina Zanic, Sam-Erik Ruttman, Willem van Bolderen, Louis Thompson, Marc Myers, and presentations from suppliers

Keynote speaker Sarah Dusek, founder of Under Canvas and Quiver Tree Collection, inspired the room, speaking on what it takes to pursue your dreams – that it takes holding onto a vision when everything seems to be going the other way. Taking inspiration from African safaris, the Duseks wanted to introduce unique tented accommodation in beautiful settings to achieve their dream of reconnecting an increasingly disconnected world back to nature and each other. Under Canvas went on to become the premier glamping company in the USA.

Why did you decide to sponsor Eco Resort Network 2023?

Eco Resort Network is one of very few gatherings that connects leaders in our industry from around the world and from a variety of positions and perspectives.

We are very much a peoples business and I felt that we could learn and contribute to this pioneering industry best by sharing our views in person. Sustainability is the buzz – we wanted to contribute to that from an engineering perspective. Sustainability starts with the infrastructure ‘made for the wild’, so I felt that if we could leave folk with a tangible sense of what’s possible with lightweight structures, then sponsoring ERN would have been a more than worthwhile return. I think we achieved that.

What were the highlights for you and the team?

Listening and learning from the various entrepreneurs and leaders in our industry about how they built their companies, what their challenges were and what their visions were for the future. Sharing their experiences in open and honest dialogue was refreshing and in no small part due to the ERN forum style.

I am always amazed at what passionate and dedicated people from all walks of life can achieve and contribute to outdoor hospitality and conservation in a unique and wholesome way.

Sustainability was addressed and implemented in both design and operations without ‘greenwashing’. The overall commitment and transparency bodes well for a positive, measurable trajectory towards net zero.

The open, relaxed and fun atmosphere made for great interaction in what is still a niche and small industry. I was left with a sense that together we can advance our industry into the mainstream and bring about positive change to way people travel and interact with nature.

Were there any particular speakers or delegates you were eager to meet?

Yes. Firstly, I was happy to reunite with an old friend, Robyn Woodhead, whom I had not seen for over 30 years. She has made such an impact on outdoor tourism with her White Desert Antarctica experience. Her courage, conviction and energy is inspiring.

I was also thrilled to spend time with some ‘competitors’ and historical collaborators on projects, notably Luca Franco of Luxury Frontiers and Dave Court of Bushtec Creations. In a sense, we are a significant part of the story that has introduced luxury into the outdoor space.

I was especially looking forward to meeting Chris Nader of ENVI Lodges, who (along with Noelle Homsy) has taken on such a bold project to innovate outdoor hospitality. Their brand really stands for something!

What topics did you cover in your talk and supplier presentation? Overall, I wanted to convey the successful application of textile structures and how they can meet the challenges of wilderness environments and enhance guest experience in a sustained way.

At my keynote talk, I first introduced Bionics as our approach to sustainable design, talking to the fundamentals of how lightweight structures are developed through a deep understanding of the mechanics of biological systems.

I introduced tensile membrane structures as one form of Bionic design. I then focussed in on the technical aspects of how we bridge the gap between creative vision and real world execution; through specialized design, engineering and thin envelope comfort technology.

I elaborated on how, through advanced design tools and processes and compliance with recognised standards, we can achieve predictable outcomes for both structural performance and low energy-high comfort strategies over an extended design life.

I shared our approach to reducing our carbon footprint through measurable and recognised rating systems; and that we strive to target yearly reductions through development of innovative new systems, new materials and agile supply chain management to keep us on our elevated path towards carbon neutrality.

I touched in on some of our latest ecoinnovations such as heat shielding textiles, smart floors and high performance panels.

I signed off with a vision for the future of THS

developments that embraces ‘togetherness’. Collaboration with all stakeholders is at the core of THS. Our staff, our clients, operators, communities and mother nature herself. With this, we launched our new sustainability brand: Made better, together.

In my supplier presentation, I made a short introduction to our products and services: from ground-up custom designs to innovative modular structures and lightweight tents, to the convenience of our flexible turnkey design-tobuild solutions.

This was supplemented with an immersive ‘design-to-site’ experience at our stand. Merging technology, design, engineering and comfort – with an authentic connection to our products to enable people to get a real time sense of how a THS development would look, feel and perform on their property.

What was the reaction to the VR demonstration you had on your stand?

Great! Without going to an actual camp or a life size tent display, this gave people the opportunity to get as close to the real thing as possible. The high-resolution VR and fly through videos along with our new

eConfig tool all worked together to deliver a tangible experience of the THS products to the event.

What take-homes do you have from the event?

We met some remarkable and inspiring people, new friends and new opportunities.

The possibilities to collaborate, to grow our markets and diversify into other applications are abundant.

The event served to further support our vision that THS’ path towards a lightweight future in outdoor hospitality is well grounded.

What made the event different? It was a well-rounded blend of networking, inspiration and learning along with a real, warm, and fun atmosphere. We certainly took more out of this event than any other we have attended recently.

A SUPERIOR EXPERIENCE

Can you tell us a bit about the background of your company?

Saniflo UK is part of the SFA Group, headquartered in France. The original inventor of the macerator concept over 60 years ago, the SFA Group has continued to design and manufacture macerators, pumps and lifting stations for domestic and commercial settings, revolutionising non-mains drainage solutions worldwide.

The Kinedo brand, also part of the SFA Group, is a range of superior quality shower cubicles, shower enclosures, easy-access baths and shower trays that are easy to install and maintain.

With a combination of Saniflo and Kinedo products, glamping businesses worldwide provide their guests a superior experience. It is often easier to opt for a Saniflo non-mains drainage solution than expensive, messy and time-consuming excavation works – there is a Saniflo product for any size site.

A Kinedo shower cubicle offers a leak-free solution without the use of tiles, grout or silicone, with watertight internal glass panels.

Do your products require a mains water connection or septic tank installation?

Saniflo products can be installed anywhere a water supply can reach –mains or non-mains. A septic tank, water treatment centre or storage vessel is required only when the Saniflo solutions cannot discharge into a mains drainage solution. All pipework must eventually reach either mains drainage or a septic tank.

Are they suitable for off-grid sites?

Saniflo pumps, macerators and lifting stations require electricity to operate. Solar, wind, or a generator is used for off-grid sites.

What maintenance is required to keep your products in top condition?

An occasional descale with Saniflo descaler is recommended and adhering to the rules of what not to throw down them. Boutique Camping® tents and glamping gear are easy and efficient to assemble and deconstruct. The tents can take approx. 10-40 minutes to pitch. We also cater to noncommercial campers such as hikers and festival goers so the tents pack up very compactly. For example, a 5M Nova Air Dome fits in a bag just 1m in length and 50cm in width.

Summer has definitely arrived here in the UK and there is a great buzz around as the temperatures are soaring and people are enjoying the warm weather.

The fact that we are seeing more enquiries about our product ranges, from hot tubs to saunas and our accommodation and garden products, it is definitely the right time to get things ready to enjoy during the summer months, as the holiday season continues at a pace.

Given that we are starting to become busier, and the fact that we are exhibiting across the UK and mainland Europe both in recent weeks and in the comings months, it is definitely a great time to be a part of the outdoor living market.

One of the shows that we will be experiencing for the first time this year, is The Glamping Show held at NAEC Stoneleigh in Coventry, Warwickshire in September. Given that it is our first show exhibiting with The Glamping Show team, we are excited to meet you all, answer your questions, and importantly be able to showcase our product ranges for you all to see over the three days of the event.

You would be forgiven for thinking that it’s a straightforward thing when looking at what products we are wanting to bring to the show. However, on this occasion it is anything but straightforward, as the number of products across our ranges has increased significantly –meaning that it will be a case of packing our vehicles with the essentials, and some exciting additions for this particular show, in scenes reminiscent of any family packing their cases ready to head on holiday in the morning!

HIPCAMP WEBSITE RAPIDLY INCREASES ‘EXCLUSIVE’ GLAMPING COLLECTION

Bookings website Hipcamp has rapidly increased the number of private glamping sites only available on the platform. Its ‘exclusive’ collection allows landowners to quickly enter the glamping or camping market by providing insurance, marketing and booking services for no upfront fee, allowing hosts to concentrate on providing the accommodation itself. As of June this year, Hipcamp had well over 100 glamping sites in the UK exclusively taking bookings via hipcamp.com, complimenting many thousands more worldwide.

Marketed as the world’s largest provider of outdoor stays, Hipcamp has long been known internationally for offering smaller scale, ‘private’ supply, created on farms and smallholdings. The model – sometimes likened to Airbnb – of offering free liability insurance to all hosts and no listing fees has helped many new glamping sites enter the market for the first time.
