John Nolano is a second-generation entrepreneur who draws on years of experience in the service industry. With decades of experience as an employee and an employer, John has a practical perspective on servant-leadership. The soon-to-be broker is passionate about helping real agents and real investors get real results.

LEGACY OF COURAGE

John’s father Pasquale had started working as an apprentice to an auto mechanic in Naples, Italy when he was only eight years old. When Pasquale was in his early twenties, he and his new bride Anna joined her father who had immigrated to South Philadelphia in the late 1960s.

“My Dad is a prime example of the American dream,” John smiled. “He and my mother married in Naples, Italy and came to America with only $50 in their pocket. He worked as a mechanic for Fiat and Alpha Romeo and fixed cars in his spare time for family and friends. When I was in second grade, he and my mother opened and owned a successful mechanic shop.”

John started working with his father at young age, but did not follow directly in his footsteps.

John felt he had a bigger purpose that could not be fulfilled by fixing cars. He found his connection in the hospitality industry.

He enjoyed interacting with the customers and was delighted to discover that providing “extra” service brought joy to clients and staff, and often a tangible gratuity for himself. Regardless of the external outcome, John knew from his father’s example that doing “extra” was always the right thing.

Over time, John advanced from busboy to server, then chef, and finally restaurateur. He found his connection to people through the culinary world in an atmosphere where he enjoyed being part of a team that provided a useful service.

He graduated from high school in 1990 and received an associate’s degree in Paralegal Studies from Widener University School of Law, and then earned a bachelor’s degree in Political Science and Government with a minor in Italian.

THE WEALTH AND HEALTH MANAGER

When John was in his early twenties, he bought his first investment property. A few short years later he was able to use his earnings from the

duplex to fund his real dream. He and a cousin formed a partnership and in 1998 opened their own coffee house called Café Pazzo. Within a few years the young entrepreneur was co-owner of two other dining establishments in Old City Philadelphia.

In 2005 John became a licensed REALTOR®. He honed the skills and lessons he had learned in the hospitality industry and found they were a perfect fit for his new real estate career. He had an innate ability to understand his clients and address their wants and needs efficiently and effectively.

He started with a legacy brokerage but continued working in the hospitality industry as a restaurant consultant as well. He tried another legacy brokerage, but he still was not succeeding the way he thought he should. In 2013 John fully submerged himself in real estate and let go of his other jobs.

“I realized that to be a success I needed to sleep, eat, and breathe real estate,” John explained.

REAL RESULTS

John enjoys teaching clients and agents how to increase their wealth and their happiness. Because it takes time for an agent to develop

their network and client list, John highly recommends that new agents join a team. This gives the inexperienced agent immediate credibility and invaluable access to years of experiential wisdom from their team lead and teammates.

At this stage in the process, John is licensed in three states and is a seasoned investor who has cultivated meaningful relationships with overseas and domestic investors and wholesalers. He is improving himself by studying for his brokers exam and plans to be licensed this spring.

“Having a real estate license is like being an undergrad,” he observed. “Becoming a broker is like getting your master’s degree. It’s going to help me help my clients and my team in greater ways. Real estate is not a Walmart purchase. You can’t just bring back your receipt and say you changed your mind or it’s not working out for you. It is an important investment for equity and capital. That is why it is so critical to work with clients to pinpoint their true needs, understand their wants, help them process relevance and market knowledge, and always talk them through the entire process as if it were their first time.”

John, his team of agents, and the partners that specialize in mortgage and title believe that the client’s process should always start with pre-approval. Otherwise, John noted, it is like shopping with an empty wallet. He has found that having real, honest, frequent conversations with clients often creates a connection

that causes clients to move out of the “work zone” and into the “friend zone” and even then, progress to family-like status.

REAL LIFE

John and his wife Jennifer met at a happy hour at Alpha, a bar and restaurant located on Walnut Street in Center City Philadelphia at the time. She worked in retail and her seductive, hippie swager caught his eye (as did her crystal blue eyes and her beautiful smile). She eventually joined him in the kitchen as one of his sous chefs.... 16 years later, the couple still enjoys cooking together, and family dinners are highly treasured.

John unashamedly admits that his wife is the glue that holds their family together. She keeps the chaos of their three handsome sons at bay, when they turn into a whirlwind of trouble and adventure. To keep the sparks flying, the couple still frequents Il Ghiottone, the restaurant where they had their first date.

They also enjoy the authentic Italian food at Cicala Restaurant, owned by Chefs Joe and Angela Cicala. Their beautiful venue reminds John of his parents’ hometown and tastes like it was made from his Nonna’s cookbook. John is grateful for the Cicalas’ friendship and food that reminds him of his heritage. He is also grateful that they allowed him to conduct his photo shoot in a place that reminds him of family.

One of the ways that the Nolano family gives back is through participation in fundraisers and food drives for the local private school that their

Janis Benstock delivers that same differ ence. As Founder of the Janis Benstock Real Estate Academy and as the Broker of Settle Down Philadelphia.

Janis has a passion for changing the circumstances of others around her for the better. Janis created the academy a little over a year ago, after starting her teaching career in 2017.

“Before that, I was in the business since earning my license in November 1996, and I’ve seen the industry change through time,” she says.

“So many people are interested in real estate from a consumerism standpoint … seeing images of it on HGTV and social media,” Janis says. “Real estate has become quite sexy.

I have so many people who are interested in real estate or in becoming a licensed salesperson, even investors who want to get licensed just to do their own deals. It has been a game changer.”

Individual Impact

Janis takes a very personal and comprehensive approach with students at the academy.

“I’ve been through the hard part where I didn’t know how to build my business. I’ve been in

that place where I didn’t even know what I didn’t know, and that’s a rough spot to be in. That’s why I teach the way I do,” Janis says.

“It’s all-encompassing. It’s comprehensive. We don’t just learn from the textbook during our sessions. Our mantra is be led by something greater than money and the money will follow … with education, mindset work and business building, a real estate license can be a game changer in people’s lives.”

Finding Fulfillment

One of the most fulfilling parts of her work is seeing the impact of her efforts firsthand.

“I love seeing a student grow and become very successful,” she says with a warm smile. “It means so much when I see education changing the lives of my students as well as the clients they serve.”

As Janis talks with her students, she emphasizes the power they possess when they hold a real estate license.

“With that real estate license in their pocket, they can do so much more than sell houses. Real estate is about people. When agents are led by relationships with people, they will not only succeed financially in business, they will also succeed in life because they are serving other humans.” Janis says.

“We start with the foundation that we are here to do it in the right and ethical way. The disparity in wealth in the U.S. between homeowners and renters is staggering. One of the ways to help combat generational poverty is through homeownership. And one of the reasons that people don’t own real estate is a lack of information. It’s my students’ privilege, duty, and obligation to use their newly gained knowledge to educate and uplift other people.

My hope is that everyone who sits in my classroom can go out,

make money, and share their knowledge to help improve other people’s lives.”

Real Advantages

The academy conducts pre-licensure and Broker in-person classes at its Northern Liberties location as well as a full menu of CE, mindset and business development courses.

“As agents and Brokers, we all have to take Continuing Education, so I make it fun and educational and even call in guest instructors,” Janis points out. “We are a one-stop shop for everything real estate.”

As Janis says, “We really believe that Philadelphia is a city of neighborhoods, and RCOs are the backbone of our communities.”

As Janis considers her continued growth and future in the business, she is quick to shine the spotlight on her success.

“I think about my staff and how integral they are,” she says. “I couldn’t do it without them. I cherish them every day. It takes a village to do this kind of work. And I love my agents so much. They are family. They are all in the right place. Their success is my success.”

Wonderful Life

Even though she works a lot, family is her driving force.

Her sons, Jack and Asher are working toward getting licensed and bought their first investment property as teenagers.

In her free time, Janis has a love of reading. She also likes to explore new cities and even attend open houses in other markets. She usually takes the summers off to spend time at her house down the shore.

When it comes to giving back, Janis contributes 2 percent of each commission at her Brokerage, Settle Down Philadelphia — donating funds to the RCO.

When you talk with Janis, it’s easy to see why people gravitate toward her. They know that they can count on Janis to meet their needs … and to change their circumstances for the better.

She loves focusing her energy on agents who are building something special for the future.

This is one of the most important decisions in life and I want to make sure my clients are happy.”

All-In Effort

Those who know Julie appreciate her strong work ethic, excellent communication skills, tireless efforts and bubbly personality.

“My strong work ethic comes from my parents and my grandparents,” she says. “I have strong ties to South Jersey and Philadelphia. As a child, my dad would take my sister and I over the bridge for fun adventures and talk to us about the buildings in the skyline. My husband (boy friend at the time) and I moved to Philly in 2014 and have created many memories here.”

Pursuing Another Path

Julie earned her real estate license in August 2020. Before that, she actively pursued another passion in life. She earned her Bachelor’s degree in Psychology from Rutgers University. From there, she went on to receive her Master’s degree in Education from Wilmington University.

After her collegiate career was complete, Julie started in teaching.

“That’s because I wanted to do something that would help people and change lives,” Julie says. “After three years, I realized it wasn’t for me.”

Starting a New Path

At that point, Julie went into sales. In 2020, she decided to get her real estate license.

“I’ve always been interested in real estate. I decided to get my license for my own investment purposes and to be able to help family,” she says. “After a few transactions, I really fell in love with it and wanted to keep helping more people.”

Family Foundation

Family makes life even more rewarding for Julie, including her husband, Jason, and their son, Leo.

Away from work, Julie also enjoys time with their three rescue dogs — Cassie, Lacey and Presley. In her free time, Julie enjoys time at the beach and traveling, and is passionate about health and fitness.

“I think that it is so important to take care of yourself not only physically but spiritually, as well. For me that looks like daily exercise, meditation, and gratitude practice,” she says with a smile.

She also loves her Philly sports teams.

Julie has a heart for helping, she supports Philadelphia PAWS and Philly Rescue Angels, two causes that are near and dear to her heart. She is also engaged as an active member of the South Philadelphia Lions Club. She is planning on donating a portion of each commission check to a charity of her choice or her client’s choice moving forward.

One of the qualities that Julie is known for through her work with clients is her straightforward and honest demeanor.

“I’m not just looking to get a sale. I’m going to be a part of my clients’ lives,” Julie says.

“I continually check-in. I pride myself on the level of communication and commitment to each client. I like them to feel comfortable and at ease with the whole process.”

For her part, Tina prides herself on her creative approach where

she combines communication and her marketing background.

“We know how hard each stage of the process can be and that’s why we are here for them even long after closing. We love our city and

all the amazing things and adventures to do, eat and feel. Philadelphia is like another member of our team because this city is filled with grit just like us.”

Getting Her Start

Tina began her real estate adventure 15 years ago. From the start, she found that the secret to success was leverage.

“Leverage other people’s knowledge to learn faster. Leverage others’ success to map a quicker way to the top. The more you collaborate, the quicker you can learn what you need to have real success,” Tina says.

“But you need to be self-sufficient enough to implement and adapt and I know that this team has those skills. But at the center of the business acumen, we all have the much-needed human element that keeps our clients at the center of everything we do, we do it with them in mind!”

Finding What’s Possible

Tina appreciates the environment of positivity that she experiences with the McCann Team.

“We have a great support staff that handles the paperwork, conveyancing, listing communications and more. This was huge for us. This frees us up to do what we do best which is be client-facing and out there on the street selling real estate,” she says.

“We work together through meetings. We also have a lot of team-organized lunches too. I like to celebrate our wins, big and small. There is camaraderie and we feel like family. There is healthy competition at times but we are all there to see each other grow and reach as much success as possible.”

Today, Tina also enjoys being able to grow and expand her role with the team. In fact, she serves as Growth Director — helping the team with operational and marketing strategy, as well as implementation.

As she looks to the future, she treasures having the opportunity to do what she loves with the people she enjoys … being able to break new ground with them.

“While Erin, Morgan, Steve and I aren’t really a team within a team here, we came over here as a unit. So we have a very special bond that isn’t going anywhere,” she says with a smile.
