Contract of Purchase and Sale
Is an agreement in which the goal is to get accepted offer through negotiation with seller and his/her agent. It includes: Price, deposit amount toward down payment, important dates (Subject removal, closing, possession), all conditions (inspection, financing, review documents including strata minutes if applies), fixtures included in purchase.
Commission
The buyer’s agent gets his/her commission from the seller so there is no cost for the buyer.
HST
Only applies to a new home. To purchase a resale home there is no hst. hst: 12% (5% gst and 7% pst) of the purchase price is added to your purchase price. Buyers of new homes will be eligible for a rebate of 71.43% of the provincial portion (7% of the hst’s 12%) of the hst paid on the new home up to a maximum rebate of $26,250. Homes prices at more than $525,000 will be eligible for a flat rebate of $26,250.
Mortgage broker
Shops your best interest mortgage including interest rate and terms of a mortgage on your behalf. Accesses to major banks and the mortgage lender. Checks your credit only once and can present it to many banks (benefit to you vs. applying to all banks). For every one there is a mortgage solution they can provide.
Fees
The services and consultation of a mortgage broker are free and he/she gets paid from the lender (most of the times).
Pre-Approval
Qualifying you for a mortgage which is usually called pre-approval. Then you know your affordability for a purchase. Rates can be hold for you up to 120 days to help your purchase at a good rate.
Mortgage Essentials
Income, down Payment and Credit. Based on the program used there are always some exceptions. Credit score of 680+ is considered a good one.
Down Payment
20% down payment the mortgage is called Conventional. Less than 20% down payment your mortgage it is called Insured. This is a default insurance for the lender/bank. The minimum down payment for insured mortgage is 5% for Employees and people who have income in Canada. It is 10% for Self Employed not showing income. The insurance companies are one of the three (CMHC, Genworth and Canada Guaranty). The insurance premium is added only once to your mortgage amount. rrsp: As a first time home buyer, you can withdraw the rrsp without paying the taxes for down payment purposes. The eligible amount is $25K for each person and $50K for a couple.You need to collect the rrsp and let it mature at least for 3 months prior to the withdraw. The repayment is within 15 years to a rrsp account.
Closing Cost
Services and charges not included in the mortgage for Appraisal, Inspection and Legal.
Appraiser
Qualified appraiser appointed by the bank/lender evaluates the property you are purchasing. The fees are in the range of $250-$350 or more depending on the property.
Inspector
Inspects a property for any damages and provide a report to the potential buyer. The average cost is $400.
Lawyer/Notary Public
Receives the funds (mortgage proceeds from bank, the balance of down payment and other closing costs) and other documents to transfer title and register the mortgage. The major cost includes “The Property Transfer Tax”. It is calculated as 1% of the first 200,000 of purchase price plus 2% of the rest. For a $500K property, it is $8K. You are exempt of this tax if you are first time home buyer and lived in BC for the last 12 months or met other conditions. The tax exemption is full if your purchase price is below $425K and you get partial exemption if it is between $425K and $450K. Other major one is the legal fee. The average total cost is usually around $1000-$1200 including all title registration and insurance.Your lawyer can help you for your gst/hst rebate in case of new construction.

The bank/lender may offer you one also you have a choice of getting it from an Insurance Broker/Agent.
After The Purchase
If Condo/Town house with Strata: Set up a pre-authorized payment with strata management company. The monthly cost is about $200-$300. You have to pay the “Annual Property Tax” to the municipality/city.You may be eligible for the basic grant which is $570 discount on your Annual Property Tax. The banks like to pay the property tax to the municipality on your behalf. So they collect 1/12 of your Annual Property Tax per month in addition to your mortgage in a separate account. Manage hydro set up and phone/internet/TV Cable connections for your new place. Do not forget to change all your mailing address with all your banks, credit card companies, health care providers, driver’s license, all insurance companies including motor vehicle and Revenue Canada effective on your possession date ahead of time. In case you are late you can ask the Canada Post to redirect your mails for a cost until your changes are done. However their service is not a guaranteed one! If you are in a strata property, you need to read Strata Minutes which often release by the Strata Counsel. In addition participate in strata meetings and also agm (Annual Grand Meeting).
