Refurbishment Scheme to Benefit War Veterans Members of the armed forces community in Wrexham are set to benefit after the Local Authority received a £2.26m grant.

Queen Elizabeth II Centre closing for six week refurbishment The Queen Elizabeth II Centre in Westminster, London closes this week for six weeks as it undergoes the next phase of its £12million renovation and rebranding project.

Renovation for today’s tenants Asset Manager, Oxford Properties has secured tenant PepsiCo after transforming a 13-year old office building, 450 South Oak Way, Green Park, Reading, left as a shell and core. Project managed by Tuffin Ferraby Taylor and designed by architects, Barr Gazetas, the building has achieved a BREEAM Excellent rating and a special commendation by the British Council of Offices for its regional awards.

achieving high levels of sustainability. The existing façade and roof were reused and have become part of a very energy efficient building, achieving both a BREEAM Excellent and B - EPC rating. To achieve the building’s excellent sustainability credentials it has a variety of features:

t 450 South Oak Way has a glazed secondary layer fronting the south façade, creating a climate wall. During the cooler months this wall pre-heats through solar-gain fresh air drawn in, reducing the requirement for mechanical heating. In warmer weather when the building is in cooling mode, dampers at the top of the climate wall open, allowing the warm air stack to rise, drawing in cooler fresh air to replace it. This helps to reduce loading on the building’s air con. t This is the first major building in the Thames Valley to use LED lighting to the office floors, reducing power consumption from a typical 13W/ m2 of conventional lighting to 8W/m2, and further reducing power consumption for cooling by producing less heat. The LED lamps also have a lifespan from four to

five times more than conventional lighting systems. t The lighting features PIR and daylight sensing to control lighting. t Variable speed motors are on all primary plant and equipment. t Fan coils have high efficiency DC motors. t Roof mounted PV solar panel array to generate power. As a part of the team’s commitment to sustainability, elements of the building were replaced only when absolutely necessary to reach the project’s objectives in terms of building service. The team made considerable effort to provide a quality building that is durable as well as attractive. For example, the arrival area is flamed granite with stainless steel planters; side panels to the new entrance are anodized aluminium as is the soffit cladding; and the atrium has the original natural stone floor tiles, which have been renovated, and new contrasting areas of limestone installed. As proof of the success of the building’s transformation, Oxford Properties has secured significant letting with PepsiCo, which is currently fitting out 105,000 sq ft for its headquarters.

ood design in the environments in which we live, work, or play is crucial for our wellbeing. Wellequipped washrooms can make a real difference to our health and anyone involved in refurbishing or renovating a building should give careful consideration to the end users’ needs, especially when specifying equipment. As well as the aesthetics of a room, a range of social issues need to be taken into account, including the size of the equipment, the noise it makes and its environmental impact, in order to maximise the room’s appeal.

T he right equipment Washroom systems must be tailored to suit their environment. In locations used by a large number of people such as schools, hospitals, service stations, large offices and industrial settings, the durability of a machine and the collective noise of several dryers being used simultaneously will be their strongest selling points. By contrast a luxury health spa, hotel chain or restaurant should combine effective products with a stylish design and low noise levels to reflect the surroundings.

Grade II Listed Peterborough Property Set amid four and half acres of land stands a gorgeous Grade II Listed property in Peterborough.

I

t was built between 1841 and 1847 for W Lawrence Clark of the Peace for the Liberty of Peterborough and from 1901-1996, home to the Hartley family. It is where L.P Hartley penned his most famous novel ‘The Go-Between’. The property hosted many important meetings such as the League of Nations annual meeting in 1937 - better known today as the United Nations. After years of neglect and vandalism whilst unoccupied, a family approached the Hartley’s with an offer to buy the property and restore it as their family home. The traditional brick building is spread over

many levels, has high ceilings and a number of different sized original single glazed windows throughout the house, which rendered it thermally inefficient, cold and draughty. It was not going to be an easy task, due to the number of different sizes and the composition of the original windows; some metal frame, some wooden. The owners were also keen to try and colour match the secondary frames to make them as unobtrusive as possible. A total of 40 windows have been treated thus far using a selection of three window styles; hinged, sliding and lift-out, in three different colours. A number of windows with working

Smart Refurbishment for Listed Art Deco Building Smart Architectural Aluminium supplied windows and doors from its Alitherm Heritage range for the refurbishment of the Art Deco-style Lanchester Building in Watford, the building being locally listed due both to its historical and architectural significance.

riginally built in 1938, the Lanchester Building has been completely transformed by Martindales Architects into a two-form entry primary school and nursery for West Herts Community Free School Trust, and is now home to the Lanchester Community Free School. With a design requirement to retain the slim lines of the building’s original steel windows, so closely associated with Art Deco buildings, while at the same time achieving thermal performance and energy efficiency gains which are made possible by modern materials, new windows and commercial doors from Smart’s Alitherm Heritage ranges were specified, all of which were fabricated and installed by one of the company’s specialist partners, Leicester-based Dotcom Glazing Ltd.

Over 70 window assemblies (covering approximately 650m² in total) and 15 door entrance assemblies were installed from Smart’s Alitherm Heritage range, the doors being set in the company’s Smart

The treatment plant you choose should be around 95% efficient thus allowing long intervals before de-sludge is required. The waste water must be cleaned to a standard meeting the usual discharge level requirement, you must apply for either an exemption certificate or permit, before making a discharge we can assist with this and advise on the method of discharge, be it a ditch, stream, watercourse or soakaway. As the system breaks down and aerates the solids, the introduction of non-degradable items such as wipes, sanitary products etc. should be avoided at all times in any treatment plant, this will clog up the system and increase the

need to empty the unit, follow this instruction and typical emptying will be around 3-5 years, it is also recommended no medicines, or

harsh chemicals enter the unit, try to stick to Eco brands and stagger washing throughout the week.

Ecodan 14kW air source heat pumps When the pioneering Hebburn Eco Centre needed to replace its 20-year-old ground source heating, the building’s owners turned to a cascade air source heat pump system from Mitsubishi Electric. Designed and built by Groundwork South Tyneside and Newcastle (STAN) and opened in 1996, the Eco Centre was a pioneering venture to demonstrate renewable technologies and sustainable design. Today the Eco Centre remains one of Europe's most sustainable buildings. Oakes Energy worked with Minden Wood Consultants to find an ideal solution, which turned out to be four Ecodan 14kW air source heat pumps working together in a cascade system. The added benefit of using the Ecodan system is that it offers greater control for individual offices and also qualifies for the non-domestic Renewable Heat Incentive, so this can help supplement the running costs for the next 20 years”. The EVO250DC is for in-line installation into a loft, void, false ceiling or cupboard. It is just 250mm deep, and provides low level, continuous ventilation in a kitchen and up to six wet rooms. It has an energy efficient EC motor, and is an effective, low energy/low running cost solution to controlling condensation and pollution, ensuring that all residents have the benefit of living in a comfortable environment. It is up to 88% heat exchange efficient (with SFP down to .70 w/l/s). ISG Wins £24 Million Thames Valley Office Project

ISG has been awarded a complex £24 million office upgrade and extension project at ‘The Bower’ at Stockley Park near Heathrow. The company will transform the existing three-storey property into one of the largest and most highly-specified new office developments in the Thames Valley region.

T

he £24 million transformation of The Bower by ISG will create the largest single office floor-plate in the Thames

Valley Delivered by ISG’s Reading-based project team, the scheme involves major structural alterations to reconfigure, modernise and extend the 1980s era building, creating circa 137,000 sq ft of Grade A, BREEAM Excellent rated office accommodation. In addition to improving the aesthetics, thermal performance and efficiency of the building, ISG will significantly extend the original footprint through the construction of two new wings, adding 20,000 sq ft of accommodation to the original property, providing the largest single office floor-plate in the Thames Valley.

Due for completion in autumn 2016, the programme involves removal of two internal stair cores and construction of five external staircases as part of extensive changes to the internal layout. The existing atrium will be

KEMPEROL PROTECTS AND PRESERVES TECTONS AT DUDLEY ZOO Dudley may not be a location that would spring to mind when making a list of the world’s most remarkable architectural landmarks but it has some hidden treasures so precious that they were granted World Monuments Fund status in 2009, which places them in impressive company alongside iconic heritage sites including Machu Picchu and the Taj Mahal!

T

he structures in question are the Tecton buildings at Dudley Zoological Gardens (DZG). There are 12 of them in total, each designed by Bethold Lubetkin and his Tecton practice. They are the world’s largest single collection of Tecton buildings and some of the few remaining UK examples of this innovative and influential architectural movement from the 1930s and 1940s. Explains recently retired DZG CEO Peter Suddock who led the programme: “Tecton was a radical architectural movement that used pre-stressed concrete to create striking curved structures. “When Dudley Zoological Gardens was first planned and built, this radical, ultra-modern approach to design and construction enabled the architects to work with the challenging slopes and underground limestone caverns on the site to create a visitor attraction full of visual appeal that looked completely new and exciting.” It’s hard to imagine the enormous visual

impact that the Tecton structures must have had on zoo goers when DZG first opened to the public in 1937, with their futuristic forms contrasting with the site’s 11th century castle. Over the years, trends in zoo best practice have meant that some of the structures are no longer in use as viewing enclosures. Time has also taken its toll on the wear and tear too. The DZG Tectons were put on the World Monuments Fund’s watch list of world class

As a result, a lottery-funded project is now underway to preserve and protect the structures for future generations.

I mpact on Entry

Among the Grade I and Grade II* Tecton structures that have so far been refurbished at Dudley Zoological Gardens, under the watchful eye of English Heritage, are the entrance canopy and ticket kiosks, concession stands, and the impressive ‘Bear Ravine’ which was once used to allow zoo visitors to view the bears from above at close range. One of the main priorities of the refurbishment programme is to protect the structures from water and environmental damage due to rainfall, which led to the specification of a cold liquid-applied waterproofing system from Kemper System. Explains Stuart Hicks from Kemper System: “The Kemperol waterproofing products from Kemper System can be applied to the exact contours of the existing prepared concrete substrates in a single process. They cure to form a monolithic membrane that is chemically bonded to the structure and provide an ideal base for the decorative and slip resistant quartz aggregates chosen to match the look of the original structures. “As a result, the Kemperol system and aggregates used for the entrance canopy,


and more complex structure which has not been used as an animal enclosure for several years. The design of the Bear Ravine includes a central bear pit with a raised walkway and viewing platform that also forms a partial roof to a largely open building. This is accessed by a set of concrete stairs. There is also a viewing pier that extends out at a right angle beneath the main walkway. For this structure, a quartz aggregate was scattered onto the wet primer to create a key for the waterproofing membrane and Kemper System’s Kemperol 2K-PUR solventfree system was used. The Kemperol 2K-PUR was applied using the same methodology with resin, followed by 200g fleece and more resin, all installed in a single wet-on-wet process.

kiosks and the Bear Ravine provide the least obtrusive solution to ensuring long-term protection for the structures without any significant changes to their appearance.” The first project of the refurbishment programme to be delivered was the entrance canopy which consists of five horizontal ‘S’ shapes, each overlapping the one before to create a wave like ripple that announces the word ‘ZOO’ in big white letters below. Stuart continues: “The entrance canopy is an iconic feature of the zoo but the curved shapes catch rainfall, which makes the structure vulnerable to standing water and the damage it can cause. “Being cold liquid applied, Kemper System’s Kemperol 2K-PUR waterproofing system was ideal for following the exact contours of each curve.”

J ust the Ticket

The Kemperol system was also used to waterproof the roofs of the four ticket kiosks that are located beneath the entrance canopy, which were originally constructed without any waterproofing protection at all. This was because the structural concrete was perceived to be robust enough to withstand weather conditions, especially given the shelter afforded to the kiosks by the entrance canopy. However, the risk of leaks to buildings of such architectural significance, which are built from concrete that is now almost 80 years old, prompted DZG to incorporate the ticket kiosks into the roofing programme. Specialist contractor, Dent Roofing, was tasked with carrying out this aspect of the project, installing the Kemperol system to two kiosks at a time in a phased programme to enable the Zoo to keep the remaining two kiosks operational and thereby avoid any business interruption during the works. Each kiosk has a flat roof with a single outlet in the centre for drainage. Dent Roofing began the installation by applying Kempertec EP5 primer to the bare prepared substrate followed by the Kemperol resin. The resin saturates a reinforcement fleece in a single wet-on-wet process and cures to form a seamless, monolithic membrane that remain permanently elastic and is UV stable.

Fortunately, the liquid Kemperol system is ideal for following the individual contours of the concrete surface and we simply used smaller brushes to apply the resin to awkward corners.” Once the waterproofing system to the walkway and staircases of the Bear Ravine was complete, the Dent Roofing team applied a quartz aggregate laid into the coating to create a non-slip surface. The team then moved on to the Bear Ravine’s concession stand. They started by mixing a paste of primer and resin which was then applied around the outside edge of the roof to ensure that there was no ‘run on’ of wet resin from the roof to the walls of the concession stand when the main roof area was being waterproofed. The Kemperol 2K-PUR system was then applied in the conventional resin-fleece-resin sequence with decorative quartz aggregate used to provide the finished look and complete the project. Julian continues: “Kemperol 2K-PUR provides a high level of waterproofing performance, and is BBA-Accredited with a 25-year service life, ensuring that the Bear Ravine is protected and preserved for the next generation just as effectively as the Tecton structures at the Zoo’s entrance.” enquiries@kempersystem.co.uk www.kempersystem.co.uk

Early this year it was discovered that the original rock asphalt roof and balcony of the York NHS Trust headquarters was in a very poor condition and in desperate need of repair. Located just next door to Scarborough Hospital, the office building would have to be in constant use during the refurbishment, due to the vital nature of the services its staff provide. This presented a challenge for Sunderland-based roofing contractor, Group Tegula, working alongside the Sika Liquid Plastics refurbishment team. An initial survey by Sika Liquid Plastics assessed the condition of the failing roof, which was allowing water ingress and damaging the building below. The project was then taken forward to the specification stage, where it was decided that the sensitive nature of the hospital site, combined with working on a roof and balcony of an occupied building, required the use of a waterproofing product that would cause as little disturbance as possible. It was essential that the product chosen would enable fast installation without the risks associated with hot works. Not only were speed and safety key – a low odour solution was required so as not to disrupt those working in the offices. In order to meet these vital requirements, Decothane Ultra, a low odour liquid applied roofing membrane from Sika Liquid Plastics, was specified for the refurbishment. A low odour option, Decothane Ultra uses patented technology, which has been developed specifically for use in highly sensitive areas, such as hospitals, food manufacturing plants and schools. Odournet, a team of independent consultants that develops, manages and

delivers top level expertise on sensory analysis techniques, found Decothane Ultra to be much lower odour when benchmarked against other single pack polyurethanes available in the market. Plus, as the product is cold applied, it requires no heat or naked flame during application, a must for populated areas where health and safety is paramount. Sarah Spink, product manager at Sika Liquid Plastics said: “One of the main issues facing the use of liquids in various refurbishment situations, still relates to the odour emitted during and for a short period after application. Decothane Ultra negates this problem, with its innovative formulation that achieves scientifically-proven lower odour, as well as offering a cold applied option which again suits more sensitive areas.” Dave Murray at Group Tegula said: “We are always pleased with the way the liquid membrane goes down – it’s fast and easy to use, as well as being rapidly rain resistant, meaning the roofing is free from rain damage immediately after application. Any odour from the product quickly disappeared and didn’t cause any issues with the staff using the building.” Group Tegula also installed a Sika Liquid Plastics Versirail on the roof from Latchways, the edge protection system specialists, to ensure any subsequent inspection or maintenance on the roof could be conducted safely by staff or contractors. To make sure that the project caused as little disruption to staff as possible, the team liaised closely with Buildings Manager, John Nicolls. Work was scheduled for weekends and evenings when possible, and had to be

undertaken with speed, precision and minimum noise. John Nicolls said: “It was vital that the staff experienced minimal disturbance as they are an integral part of the hospital team. I was very impressed with how Group Tegula managed the project, communicated with us effectively and ensured work was completed within only a few weeks.” Sika Liquid Plastics provided application support throughout the project, and provided the project with a 20 year guarantee. They then place a pre-cut rectangular shaped ‘clay bat’ into the centre of the mould and the maker ’knocks’ the raw clay by hand, using a wooden mallet, to achieve the desired shape and thickness. The excess clay is wired off and a punch is brought down to create the nail holes and nibs and at the same time, the identification marks and batch numbers are stamped into the back of the tile. Finally, the hand maker releases the tile from the mould and removes any excess clay from the nail holes, before placing the unfired or ‘green’ tiles on a metal drying tray. Once fired, the clay tiles will never fade and it is the firing

RESTORING HISTORIC ROOFS WITH HANDMADE CLAY TILES A naturally aged roofscape made from handmade clay roof tiles can be visually stunning. With no two tiles the same, each roof has a character of its own.

H

owever, the characterful roofs found on heritage properties inevitably deteriorate over time and eventually need repairing or replacing entirely, so it is important to choose high quality, historically authentic clay plain or peg tiles that will match the architecture of the building and help restore the roof to all of its former beauty. Furthermore, planning regulations will often insist on the use of like-for-like or, at the very least, visually sympathetic materials and workmanship.

Named after the wooden pegs, which were driven through two square or round holes in the top edge of the tiles attaching them to the laths or battens, their distinctive appearance was characterised by their variation in texture, camber and colour. In those days, every town and village would have had its own kiln and tile-maker, which relied on hand moulding and simple firing techniques. Depending on the local clay, the firing temperature and the skill of the local or


travelling tile maker, the colours could range from pale orange to a dark red. By the mid nineteenth century peg tiles had evolved into the ‘plain’ clay tiles with nibs (or projections) on the underside of the top edge for hooking onto the timber battens. They were also slightly (3/8 - 1/2 inch) longer and wider.

istorical authenticity

When restoring a period or listed property, it is important to look for handmade peg and plain tiles with a truly time weathered and ‘olde world’ look consistent with the originals. Genuine handmade tiles have a character, which is well suited to period properties and cannot be replicated by cheaper and more uniform mass-produced machine made tiles, as these tend to have a dull, flat and more uniform appearance. Furthermore, as genuine second hand reclaim tiles are often in short supply and can be very expensive to source, new handmade peg and plain tiles can be a perfectly compatible and cost effective alternative particularly when replacing large sections of a roof.

As planners in conservation areas often insist on ‘like for like’ handmade replacements, it is important to pay attention not only to the tone and texture of the original clay roof tiles, but also to their historic sizing. Regular 10” x 6” (255mm x 150mm) sizes are very much a modern phenomenon. The reality is that, despite the Royal Charter of 1477 decreeing that peg tiles should be a consistent 10½” x 6¼”, historic plain and peg tiles continued to vary across the country for some time. When restoring an old roof, it is important to realise that even the slightest change from the original size can damage the overall appearance of a building. For this

Old Meets New as Middlesbrough Fire Station Gets a Makeover The transformation of Middlesbrough Fire Station, which brings together a brand new facade featuring the latest innovations in rainscreen and the refurbishment of some of the original buildings on the site, is now complete.

Redland’s Cambrian Slates were specified for use on the multi award winning psychiatric hospital Hopewood Park for the roofing and cladding of multiple buildings due to their light weight and aesthetic quality. The £40 million facility was designed to create a relaxing and nonclinical environment for patients suffering from a range of psychological issues. The state-of-the-art hospital is a feat of ingenuity and the roof design represents the first step towards a completely new method of roofing. In a bid to save time and reduce the possibility of on-site accidents, Senior Architect Paul Yeomans from Medical Architecture worked closely with Redland’s specification team to design a roofing specification that could be built at ground level and would not require scaffolding. Paul explains: “We decided to use pre-tiled cassettes that could be lifted up to the roof and fixed together with minimal time spent on the roof itself, we felt that this was the best way to deliver a visually appealing roof whilst minimising the opportunity for injury to the workforce.” The tiles had to be lightweight to make the process of craning the cassettes up off the ground and securing them onto the roof as easy as possible. Cambrian Slates are made from over 60% recycled Welsh slate, meaning they are able to capture the character of natural slate while performing on low pitches and being light in weight.

Speaking about the project, Paul Trelease from Barclay Roofing Ltd. said: “This was one of the most challenging roofing projects I have been involved with. The tiles had be laid to millimetre precision otherwise they would not interlock correctly once the cassettes had been lifted onto the roof. It was certainly a learning curve for all involved, but we pulled together and created something out of the ordinary.” Paul said: “We looked at a number of samples and found that Redland’s Cambrian tiles was the closest match to what we were looking for. We worked closely with Redland to make the design specification work and we were all really pleased with the end result.” Since completion, Hopewood Park has won multiple RIBA awards and has been nominated for several more.
