Latest News MPs right to criticise Government over Apprenticeship Levy, says FMB The BIS Select Committee is right to criticise the Government for a lack of consultation on the new Apprenticeship Levy, according to the Federation of Master Builders (FMB).

arah McMonagle, Head of External Affairs at the FMB, said: “The findings of today’s report by the BIS Select Committee reflect widespread anxiety within the construction sector that the new Apprenticeship Levy is being implemented without sufficient consultation. With little over a year until the Levy will be introduced, construction SMEs are still in the dark over how the new levy will work alongside the existing Construction Industry Training Board (CITB) levy. Given that the Levy is about enabling more apprenticeship training, and in construction it is SMEs that do the vast majority of training, this lack of clarity is distinctly unhelpful.” McMonagle continued “Concerns over a lack of consultation are particularly pronounced

in the devolved nations. The Levy appears to have been designed with a view to apprenticeship policy in England, but as a form of general taxation it will be applied across the UK, regardless of the very different policy

Regeneration project will revive historic site A REGENERATION scheme at a flagship city centre site will see a disused swimming pool and Turkish Baths brought back into use.

he Grade II listed City Pool complex in Newcastle closed three years ago and it looked unlikely it would ever reopen.

But now Fusion Lifestyle, which specialises in this type of project, has been named as preferred supplier by Newcastle City Council and is currently drawing up plans for the £5m redevelopment. Fusion, a registered charity specialising in the regeneration of sport and leisure facilities - both complete transformation into state-of-the-art modern facilities and sympathetic restoration of cherished heritage venues - was also behind a range of similar projects. These include the restoration and redevelopment of the Brockwell Lido in Lambeth, the Wycombe Rye Lido in High Wycombe and the New River Sports and Leisure facility in Tottenham. Newcastle-based Napper Architects has been appointed to design the redevelopment. Napper also has extensive experience in redeveloping historically important buildings, including the city’s Theatre Royal, Newcastle Guildhall and visitor improvement schemes at Alnwick Castle. Alan Rees, Director at Napper Architects, said: “We are thrilled to be working with Fusion on this exciting project which will see a new era begin for one of the most culturally significant buildings in Newcastle.” Fusion’s plans for the Pool and Turkish Baths will see restoration and refurbishment of pool and Turkish bath facilities, with the addition of a gym, studios, spa and café to convert the site into a modern health and wellbeing facility for the city.

THE WHITWORTH - A MASTERPIECE IN BRICK AND GLASS Since its reopening in February 2015, Manchester’s Whitworth, part of The University of Manchester, has ‘wowed’ the architectural world with its new extension and renovation.

A

lready the £15 million redevelopment has received a list of accolades, including the BDA Brick Awards 2015 ‘Supreme Award’ and ‘Best Public and Education Building’, The Art Fund Prize of ‘Museum of the Year’ and the RIBA National Award 2015. The building was also amongst six elite projects shortlisted for the prestigious RIBA Stirling Prize. According to Whitworth Director Maria Balshaw CBE, the expansion project has “unlocked the potential” of the building leading to a record number of visitors to the gallery.

Founded in 1889 as the first English gallery in a park, the Whitworth has undergone several stages of development and refurbishments over the last 126 years in its journey from private residence to public art gallery. This had resulted in the somewhat inefficient and muddled use of interior space and the previously blank west end of building facing the park being unresolved and of lesser quality.

The Design Brief In 2009 an open architectural competition to remodel the Whitworth was launched. The design brief was to make the gallery’s internationally important collection of fine art, textiles and wallpaper more accessible to a wider range of visitors, to make better use

of the existing gallery spaces and to establish a relationship with the surrounding grounds and park. McInnes Usher McKnight Architects (MUMA), who won the competition (over 138 other entries) have certainly achieved that. Their acclaimed design has re-ordered the existing gallery spaces and also expanded the building by one third whilst doubling the publically accessible space and creating a new entrance that connects the gallery with the surrounding park. At the heart of this physical transformation is the creation of an elegant glass, stainless steel and brick extension, including two new wings, which extend into the park from the back of the existing building. The two wings are connected by a glass promenade gallery, which wraps the existing exhibition galleries providing a vantage point from which to view the art garden and park beyond. To the south is the transparent slender café wing, a cantilevered glass structure, which houses the café and Learning Studio and is designed to sit along the trees of Whitworth Park overlooking the newly designed Art Garden.

The new brick was based on existing smooth faced blends (Avon Smooth and Victorian Mellow), which were then darkened with re-cycled Pulverised Fuel Ash (PFA) and the use of special ‘setting patterns’ in the kiln. Traditional firing in one of the last remaining coal-fired kilns in the country ensured a natural subtlety of tone throughout.

“We believe that this exciting redevelopment is one of the most influential and inspiring architectural projects of this decade, which will enable the Whitworth to remain one of the UK’s foremost art galleries for many years to come,” Jo Beggs, Whitworth’s Head of Development.

“Reflecting the craftsmanship evident in Beaumont’s galleries, the extension combines modern construction techniques with contemporary craftsmanship throughout, manifest in the brickwork patterns and handmade special bricks.” write MUMA. “As MUMA expect the very highest standards, we knew we had to get the tone and texture of both the machine made bricks and handmade specials absolutely spot on,” said Northcot works manager Dale Moss. A total of twenty-three different nonstandard brick types and special shapes were created from architectural drawings, ranging from bespoke piers, to the angled doglegs which make up much the slash and stitchwork on the north wing. “Each special shape and design required bespoke wooden moulds and a high level of craftsmanship, which was delivered by our most experienced master brickmakers and skilled hand-throwers, each with over twenty years of experience,” said Dale.

Outstanding structure The result is an outstanding building, which is not only a testament to MUMA’s remarkable design, vision and originality, but to the standards of craftsmanship involved in its construction.

To the north the taller solid brick built form of the Landscape Gallery, with its grand highlevel window and ground floor Study Centre, provides an urban edge as well as a visual and acoustic buffer, which counterbalances the lighter structure of the transparent glass café and promenade with its slender stainless steel mullions.

Extraordinary Brickwork Integral to the redevelopment is the impressive red brickwork of the expansive north wing and the lower ground levels, which comprises approximately 90,000 smooth machine made bricks, giving continuity to the extension from the original Beaumont building and an important visual link to the city’s industrial past.

“We believe that this exciting redevelopment is one of the most influential and inspiring architectural projects of this decade, which will enable the Whitworth to remain one of the UK’s foremost art galleries for many years to come,” said Jo Beggs, the Whitworth’s Head of Development.

The imposing north façade features an intricate ‘slash and stich’ brickwork pattern, which draws inspiration from fabrics within the gallery’s extensive textile collection. This is made from a variety of handmade ‘special’ bricks, which link together to give the impression of interwoven textile threads and torn fabric, which has been stitched back together.

Working closely with the architects, Northcot produced several sample blends and brick panels to finalise the bespoke ‘Whitworth Blend’.

Northcot Brick, a manufacturer known for its advanced colour-matching expertise and traditional bench-mould techniques that have hardly changed over the centuries, was invited to create a bespoke blend to complement the original dark red bricks of the Edwardian building.

Ellesmere Port Sports Leisure Village opened in spring 2015 and is a prestigious regeneration project for Cheshire West and Chester Council.

T

he new building provides an 8-lane 25m ASA competition pool and a separate 11 x 7m learner pool with seating for 250 spectators. It’s also home to an 8-court sports hall built to National Premier League Basketball standards with seating for 1400 spectators. There are 3 multi-purpose studios, a 30-place spin studio and an 80-place gym. When Ellis Williams Architects (EWA) started working on the project, they contacted Ecophon’s Martin Keogh at the specification stage. ‘EWA have had a good relationship with Ecophon for a number of years. Martin Keogh described some of the requirements: ‘The project is co-funded by Sport England so it was necessary to meet acoustic performance standards and comply with certain colours in the sports halls. Due to the pool chemicals and ventilation system, the pool hall environment needed C4 corrosion resistance. ‘

Ruth continued: ‘There were a number of acoustic issues, the key was getting the specification of all the elements right and then trying to find space to get in the required quantity. We needed a C4 corrosion resistant acoustic panel in the pool hall and Ecophon were a great help in resolving this.

‘The sports hall was relatively easy to resolve. With the underside of the roof soffit being so high, ceiling panels were going to be ineffective, and with two side of the hall taken up with bleacher seating, we needed high absorption from the panels to fit the limited wall space we had at low level.’

Martin mentioned how in some areas, exposed soffits were retained for aesthetic reasons. ‘This can be a challenge acoustically but Ecophon had the products to achieve this.’ Ruth explained how the issues were resolved: ‘The studios and the gym were problematic due to coordination issues with the M&E and the need to access the plant above the ceiling rafts. We didn’t want a full ceiling so that the rooms felt higher. So we needed to get the right absorption, but in a tile that could support the lights and ventilation grilles. We also wanted something that looked unified so didn’t want to see a ceiling grid. We went through various product options with Ecophon, reaching a final solution that included some wall panels.’ ‘Ecophon were able to provide all the

We also helped ensure any non-Ecophon components met Sport England’s stringent requirements, said Martin. ‘With design and build it’s always a challenge to meet the standards of Sport England, whilst delivering on cost. Early design meetings with the contractor, client and the architects ensured we were able to deliver the right solution to meet the acoustics, aesthetics and costs required.’ ‘I was very pleased with how the finished products looked, particularly the rafts in the studios and gym, it was just the look we were after,’ said Ruth. ‘The building itself has had a very positive impact, their membership has more than doubled since opening. The opening friendly game of Basket ball attracted 900 spectators, and there were no complaints about noise issues.’




LISTED CHURCH GIVEN HEAVENLY MAKEOVER Products from Johnstone’s Trade have been used to restore the interior of a stunning Grade II listed church in Lancashire.

t Wulstan’s R.C. Church in Great Harwood is a thriving parish church that forms an important piece of the town’s history. Decorators S.D. Latham were contracted to paint the entrance to the church, as well as the choir loft, and parts of the church’s ceiling.

The ceiling was coated with Johnstone’s Covaplus Vinyl Matt, which has been reformulated to provide a longer wet edge time, allowing the decorators more time to roller back into a wet edge and give the ceiling a more even appearance and improved performance in critical light conditions. The church floor was also stained and varnished with rollers, but the most time-intensive part of the work was the application of Johnstone’s Smooth Metal Paint

around the church windows, which was all done in gold by hand, giving these key features substantial protection against corrosion. Steven Latham, director at S.D. SIKA LIQUID PLASTICS RESTORES THE PAST AT YORK THEATRE ROYAL As part of a £4.1 million re-development project at the prestigious York Theatre Royal, Briggs Amasco Leeds and Sika Liquid Plastics delivered an outstanding roof refurbishment, requiring extremely complex detailing around 31 new roof lights. Standing in the heart of the city for 270 years, the theatre is a patchwork of many periods, from Roman to Georgian and Victorian fused with award winning 1960s poured concrete design. The York Conservation Trust took ownership of the building in January 2015, pledging to make huge improvements to the theatre’s facilities. Transforming the building to make it more sustainable was high on the agenda, as well as protecting its heritage. William Birch and Sons Ltd were awarded the contract for the re-development and Briggs Amasco Leeds tasked with refurbishing the flat roofs. The area that presented the biggest challenge for Briggs Amasco was the flat roof above the atrium of the theatre, a Grade II* Listed 1967 extension to the building designed by renowned modernist architect, Patrick Gwynne. This roof was of particular concern as it had an original 50 year old asphalt covering, which had clearly come to the end of its life. Despite the roof being only 100sq m in size, the area had an incredible 31 roof lights to replace and work around. With so many roof lights in a small space, the detailing lent itself to a liquid product, and Sika Liquid Plastics worked alongside Briggs Amasco and building surveyors, W R Dunn, to make sure the roofing solution would be in keeping with the buildings heritage, while offering a stunning new feature in the atrium roof. Sika Liquid Plastics sent a huge sample to the Trust, which included the full roof light and surround, to make sure that the client was happy with the solution. There were many challenging details and interfaces that had to be overcome. Insulation had to be cut between the roof lights to be installed, the complex detailing was tricky but the liquid applied product made the job much easier. The teamwork between Briggs Amasco, Sika Liquid Plastics and WR Dunn ensured requirements for sustainability, heritage and aesthetics were met. The refurbishment

meant that the original 1967 design intention for letting light flood into the top on the atrium, welcoming people to the building, could be realised. Guy Bowyer, Architect at York Conservation Trust said: “Sika have been excellent, they have had a positive approach from the start assisting us from initial concept stage right through to completion, we could not have asked for more. Turner & Townsend has managed the contract and commercial negotiations on the project alongside the main contractor Laing O’Rourke. SFD’s are available in 50 to 3000 grit and are for use where the surface is damaged, deeply scratched or has a high build up of surface contaminants. They grind, key, sand and polish without clogging meaning no interruptions to the operation. They comprise of resin diamond dots which are bonded to the pads and it is the dots that do the work. Storm Diamond pads are available in 400, 800, 1500 and 3000 grades.

Contractors keep faith in F. Ball A range of high performance floor preparation products from F. Ball and Co. Ltd. have been used to create a stunning new floor at the Church of the Good Shepherd in Pyrford, Surrey.

C

ontractors initially used Stopgap F77 waterproof surface membrane to impede the passage of rising moisture from the ground, before applying Stopgap 600 Base and Stopgap 1200 Pro smoothing underlayments to raise and level the surface. New linoleum tiles were then installed using Styccobond F54 emulsion adhesive. Contractors from Progressive Flooring were first called to the Church of the Good Shepherd as the existing asphalt flooring, which ran throughout the church’s ground floor, was beginning to crumble through years of wear and tear. After taking up the existing floorcoverings and removing the asphalt subfloor, the contractors conducted relative humidity tests and found that a waterproof surface membrane was required to protect the new installation from moisture damage. They applied a single coat of F. Ball’s Stopgap F77 high performance waterproof surface membrane, effectively guarding against moisture damage up to relative humidity values of 98%. The substrate was then primed using F. Ball’s Stopgap P131 general purpose primer, ensuring a good bond with the subsequent application of a smoothing underlayment. In order to raise the floor levels, contractors applied 15mm of Stopgap 600 Base. This specialist deep section compound from F. Ball has been specifically designed for when floor levels need to be raised quickly and economically in light to heavy-duty applications. It can be installed in thicknesses from 5-50mm in a single application, and can be ready to receive floor smoothing compounds from just 90 minutes. In order to create a perfectly smooth surface for the new floorcoverings, Stopgap 1200 Pro smoothing underlayment was then applied directly onto

It can be applied in thicknesses from 2-10mm, and is ready to receive new floorcoverings from as little as four hours. Finally, contractors used F. Balls Styccobond F54 linoleum adhesive to install the new modular linoleum tiles which, when completed, formed an image of the cross on the floor of the church. F54 is a solvent-free emulsion adhesive designed to provide a high initial grab. It is protected against biodegradation, and can be used for securing a wide range of linoleum floorcoverings.

Panasonic Generates Significant Savings In Restored Water Tower

An abandoned water tower on the outskirts of Harrogate, Yorkshire, has been converted into a stunning family home by Carol and Majid Nadry from Bradford. Sustainability and energy efficiency were at the heart of the project, so they chose an air source heat pump from Panasonic to provide a low-Carbon heating and hot water solution. Energy efficiency was one of the core principles of their restoration project, and this presented a number of challenges to Cumbria-based renewable heating firm Heacol, who were asked to design and install the heating and hot water system. Holy Trinity Church in Hull, the largest parish church in England and a Grade I listed building, is now being heated by an Imax Xtra EL 620kW floor standing condensing boiler from Ideal Commercial Boilers’ brand new range. SPEEDHEAT RISES TO CHILLY CHALLENGE If you think it’s starting to turn chilly here, spare a thought for those living and working on a scientific research base in the freezing Antarctic!

K

eeping warm in temperatures that can plunge to -50oC in the long, dark winters is not a choice for the team on the South African National Antarctic Expedition (SANAE) IV research station. It’s a matter of survival. But as the Antarctic summer begins when temperatures can rise to a positively balmy -5oC,

the opportunity is being taken to install extra comfort, thanks to the ingenuity of electrical underfloor heating specialist, Speedheat.

“We have always known that every installation is different and that Speedheat floor heating can be designed to suit any space. The SANAE IV contract, awarded through our South African base, proves it. “ Joan Pentland, Managing Director of Speedheat UK.

The base is on Vesleskarvet (Norwegian for little barren mountain) on the Ahlmann Ridge, about 100 miles from the coast. Its three modules are on stilts to keep them clear of the deep snows of an Antarctic winter. The electricity supply is powered by diesel generators, and any waste heat from these goes into heat exchangers to provide most of the warmth to the inside of the modules.

But this method of heating is difficult to control so, as part of a renovation project, Speedheat’s advanced floor heating system has been chosen to provide supplementary, thermostatically-controlled warmth in two of the two-storey modules. The third houses a helicopter and the generators and does not require additional heating.

The company has quite literally gone to the both ends of the world from North to South as it has also been selected to supply floor heating for crew accommodation on Statoil Norway’s

SPA HOTEL IS FIRST TO BENEFIT FROM NEW CALOREX DELTA The Crown Spa Hotel in Scarborough is one of the first commercial water leisure venues to benefit from the smart technology control and energy cost savings of Calorex’s brand new Delta environmental control system.

T

he new-style Delta 6 was selected as the ideal upgrade for a Calorex Delta 6B, which had provided 14 years of trouble-free service within the hotel’s swimming pool hall. With new touch screen technology and a remote internet connection, Calorex’s upgraded Delta now allows the hotel’s management team to control the pool room directly from a computer or smartphone. All the models in Calorex’s Delta range of swimming pool environmental controls now come with a 7” touch screen display providing a more flexible approach to system management. The unit can be controlled and adjusted on-site to match fan speeds precisely to ductwork resistance and automatically vary exhaust speeds to match building load requirements. Anthony Houfe of Hull-based Pool Heat Ltd, a Calorex approved service agent, specified and installed the new Delta unit. He explains: “The hotel is very ‘green’ and environmentally friendly and wherever possible looks to reduce energy usage. “I spoke with the hotel’s spa manager about the new PLC Calorex model. He asked us to provide some more information so they could weigh up the benefits of the new model over the existing one and asked for a price. They were delighted to hear that the new PLC controller was included in the price and there were no hidden extras. They did the sums and an order was duly placed with us.” Space allowance and issues with the construction of the plant room at the Crown Spa Hotel meant that old unit had to be dismantled and removed in sections. Upon advice from Calorex, the new unit was then assembled on-site. “The old machine was stripped down and brought out of the plant room in manageable pieces. We then stripped the brand new machine down taking out everything from the inside – the coils, compressor, fans and wiring. In fact, we stripped it to a point that you wouldn’t recognise it as a Delta. We carried everything back into the plant room and then started to rebuild it panel by panel,” explains Anthony.

These new fans are approximately 20 per cent more efficient due to the ability to adjust and control fan speed based upon demand through the PLC controller which allows the overall system efficiency to improve by up to 40 per cent.

Since it was installed at the Crown Spa Hotel, the new Delta system has delivered the predicted energy cost reductions due to its updated features and has reduced the electrical consumption of the site. The hotel’s spa manager, Stuart Russell, has also noticed how efficiently the water heats up even after a backwash: “Since the installation of the new Delta we have seen a marked improvement to the pool hall environment and pool water. It is more economical and convenient to use. The support and professionalism we have received from Anthony at Pool Heat and Calorex has been excellent.”

avity wall insulation, in various forms, has been around since the seventies and during that time around six million existing homes built with cavity walls have had this installed. However, there are an equal number of properties with cavity walls that remain empty, which could greatly benefit from installation.

The simple answer to this often asked question would be to say that cavity wall insulation is very good, but only when installed properly. This article will explain what you should expect from having it installed, give you advice on choosing the right system, and tell you what to look out for during the installation process to ensure that you get what you pay for and also to ensure

that you achieve the highest possible energy saving in the coming years.

Can cavity wall insulation really save the energy that installers claim it does?

Insulating your cavity walls can save you up to 25% on your heating bills

By choosing the right system and ensuring correct installation it is possible to reduce your heating bills by approx 25% per year, which typically equates to around £350 in a detached house or around £200 in a semi-detached house. Therefore it is very important that you make an informed choice of which system you want to be installed into your property; make certain the installer is approved by the British Board of Agrément (BBA) to install that particular system,

and then check out the installation process to make certain that the installer you entrust with the work does a good job.

Choosing the right system

When choosing the system to be installed, there are really only two criteria to consider: one, will the system give you the best possible return on your investment; and two, will the system maintain the same protection against wind-driven rain that an empty cavity does. To get the best return on your investment, you will need to check that the chosen system can fully fill the cavity to an even density and that no voids form during the installation process. We say this because you may be swayed by

excellent test results for the insulation material, carried out in a laboratory, giving the best thermal resistance, and therefore the best theoretical saving, but if it cannot be installed into the cavity successfully you will not save any energy. One system that has a proven ability to fully fill the cavity is Polypearl Platinum, which incorporates perfectly round polystyrene beads that flow like water during the injection process, and then bind together with an adhesive to provide a stable and consistent fill throughout the cavity. With regard to wind-driven rain, an empty cavity will allow rain water, which penetrates through the outer brickwork during windy conditions, to fall down the gap to the bottom of the cavity, known as “the footings”, thus keeping the inner wall dry. If the cavity is subsequently filled with insulation material, it must still allow the penetrating rain water to drain to the bottom of the cavity. Once more, Polypearl Platinum would be an excellent choice as the round polystyrene beads, specifically manufactured by Polypearl for its cavity wall insulation system, form into a self-draining matrix which adequately caters for the wind-driven rain in all exposure zones.

Getting the work done

‘Was your house built post-1930? It's likely to benefit from cavity wall insulation' the installer will refuse to insulate the walls until satisfactory remedial work has been carried out. If all is well, we would recommend that you contact a BBA-registered installer, who is also a member of the National Insulation Association (NIA), and ask them to provide you with a copy of the survey stating that the walls are suitable before agreeing for the work to be done.

Overseeing the process On the day that the work is carried out you would be best advised to ascertain whether or not the cavity has been fully filled, and it would be a good idea to ask if you can watch the filling process, making a note of how much material is installed. Don’t be put off from this most important check, as a good installer will

welcome your interest and be pleased to demonstrate the quality of their workmanship and the system they are using. Finally, once the work has all been carried out to your complete satisfaction, make certain that you are provided with an independent guarantee, issued by the Cavity Insulation Guarantee Agency (CIGA). By following the aforementioned advice you should be able to look forward to having a home that is much warmer during the cold winter months and, at the same time, see a reduction in your heating bills of around 25%.

Landscaping & External Works TCL's half a million pound play hub is latest jewel in £2.5m DWH country park project TCL is nearing the end of a multifaceted £2.5 million project creating play areas, sports facilities and a wetland area in a 150 acre country park in Bedfordshire. Great Denham Park, devised for David Wilson Homes who are building 2,800 homes over a 12 year period, is an impressive undertaking -and the latest element - a £500,000 Play Hub was officially opened by children from the local school. The hub itself - which takes up close to an acre and a half of the park - contains a selection of play equipment for toddlers to teenagers including a giant space net and required 500 tonnes of play sand and 4500m2 of turf for its construction. The key planning and budgeting of the overall park - which was formerly farmland was carried out for DWH by TCL, with the designs created by landscape architects Golby and Luck. The entire project has involved extensive consultation between TCL, Bedford Borough Council and DWH over the past five years. By the time the three year construction phase finishes the project will have taken eight years to complete. TCL was also responsible for installing a further 20 play areas, a wetland area which is home to herons and mandarin ducks among other birds and wildlife, a 1.5km cycle way which links into Bedford's existing cycle network, 2.2 km of gravel footpaths, a BMX track, fitness equipment, six football pitches and a running track. The coming year will see the completion of a sports pavilion with café and an all weather multi use games area for tennis, basketball and netball on a 1200 sq m all weather pitch. TCL has been a trusted partner of DWH for many years and this long and happy working relationship helped ensure the two would team up for this complex project.

REL COMPLETES ELECTRICAL CONTRACT AT £150M MIXED-USE DEVELOPMENT

REL Electrical has completed a £2.2m electrical contract as part of Wycombe District Council’s £150m Handy Cross development. The work included all of the electrical works for the scheme’s new sports and leisure complex as well as the new 2,300 sq m Waitrose. REL also installed the lighting for the car parks at both facilities and for the coach park and ride. Toby Buckley, managing director of REL said: “This was a technically-challenging contract which involved close liaison with Willmott Dixon, Swiss Timing, Variopool and Fina to meet their stringent requirements for the 50m competition swimming pool. This included installing movable floors, underwater swimming cameras and the associated controls. “One of the biggest challenges was the lighting. Due to the nature of the pool, which will be used for competitions as well as general leisure use, two different levels of lighting were required. This demanded a very detailed lighting design, which would meet the requirements set by Sport England, so we carried out computer-aided light simulation modelling to achieve this. The design had to result in a high level of lighting for competitions and ensure minimal glare on the pool surface, which meant that we also had to to source specialist light fittings from throughout Europe.” The electrical contract was awarded to REL by Kershaw Mechanical Services which undertook full M&E coordination, and delivered the mechanical design and installation works at the sports. The college, which supports the success of over 9,000 students each year from its awardwinning Shoreditch campus in the heart of east London, has converted 4,900 lamps to LED, as well as implementing boiler optimisation controls and specialist insulation – supplied and installed by Energys Group. The project forms part of a major energy efficiency upgrade, and will pay for itself in just over 2.5 years. The campus includes industry-standard specialist facilities and workshops as well as highspec classrooms, for local people to get the skills they need for work and life.

he need to minimise energy expenditure and reduce overall carbon footprint is leading an increasing number of further and higher education colleges to invest in retrofit technologies, which offer fast paybacks with reduced disruption. For Hackney Community College, which has a robust environmental strategy and a commitment to maximum cost-efficiency, the ability to tap into a Salix funding scheme proved to be a vital enabler in achieving its ambitious upgrade visions. The project – which ultimately involved a collaboration with leading retrofit solutions provider Energys Group – is one of many that the College is planning to boost its overall energy efficiency and environmentallyfriendly credentials. Extensive LED upgrade College facilities manager John Hunt earmarked a major lighting upgrade to be undertaken first, and an LED solution was naturally considered due to its cost saving potential. Energys’ Business Development Manager Raj Gunasekaran was able to provide John with some compelling statistics: “Raj showed us a predicted annual energy saving of £70,000, which was a pretty persuasive argument” says John. Before too long, John and College Deputy Chief Executive May Kunle ‘Dare were confident that an Energys-based deployment would be able to deliver quality and consistency of output, as well as the project’s other key priorities – defined by John as “quick payback, long-term financial savings and a reduced carbon footprint.”

The other crucial element that Energys was able to bring to the table was a comprehensive knowledge of the Salix funding scheme. With Energys’ guidance, the college was able to apply successfully

for assistance under the Salix College Energy Fund. This eventually took place through two rounds of application: the first for the lighting itself; the second for additional energy-efficiency projects, including boiler optimisation and valve wrap that were also carried out by Energys.

“We are really pleased with the results and are looking forward to reaping the long-term cost benefits. I would recommend Energys to other colleges considering energy efficiency upgrades that pay back quickly. The funding in place, the College pressed ahead with a specification based around retrofits of existing lighting – a move ensuring the paybacks will be as quick as possible. Underlining the extent to which the company is able to supply lighting products to suit all manner of spaces within the school and college environment, Energys provided no fewer than nine different product types across the 18-block, 9-acre estate: a blend of LED tubes, LED downlights and wall lights. Of particular note was the conversion of 335 fluorescent tubes to LED in the sports hall, resulting in a dramatic improvement in overall quality and a pleasant daylight colour. The company also furnished a welcome increase in light output in the sole (staircase) area where the existing fittings were replaced due to their poor condition, in favour of wallmounted LED fittings. “We also made a point of helping the College to achieve the optimum colour temperature and glare – the latter being particularly important in the sports hall and ICT rooms. As has been well-documented at this stage, these factors can be a decisive influence on pupil concentration and the overall comfort of pupils and teachers,” says Raj. In total, 4,900 lamps were converted to LED. Despite the scale and scope of the project, the ROI is predicted to be just 2.8 years. Boiler optimisation With the lighting upgrade underway, Energys also participated in the College’s successful second funding application to

Salix. Having identified a possible annual saving of £18,000 per year and a ROI of 2.5 years, Energys was enlisted to install its boiler optimisers – which improve the efficiency of a boiler without affecting the temperature of the building – on 35 boilers across 18 plant rooms. Also part of this phase were Energys’ Valve Wrap insulation covers, which have been attached to equipment in 18 plant rooms so that no heat is wasted. Once again, Energys was able to cite a substantial saving, equating to £10,000 per year, with a payback period of 2.5 years. Enduring gains Work was carried out without disruption to services and within a short timeframe (May to September) – but the benefits to the College are set to be very long-term, says Raj: “The forecast is that 320 tonnes of carbon a year will be saved as a result of these upgrades, and there is a good chance that the Display Energy Certificate ratings for each building involved may be reduced from E to B. Beyond that, the College now has a lighting and boiler optimisation infrastructure that will allow it to achieve massive energy expenditure reductions over the long-run, as well as significantly enhance the experience of teachers and pupils on a day-to-day basis.” “We are really pleased with the results and are looking forward to reaping the long-term cost benefits,” concludes John Hunt. “I would recommend Energys to other colleges considering energy efficiency upgrades that pay back quickly. A recent flat conversion in London’s Walworth Road confirm Joyner Bolt as the fixing of choice for everyone from specifier to end user when speed, quality and performance matter.

The project was the refurbishment of a first floor residential flat and the construction of an additional floor to provide a further 2 bedroom flat. The additional flooring required the installation of 224 engineered joists, secured at each end to a new secondary timber frame. Side 1 was completed using threaded rods cut to size and requiring two washers and two nuts per fixing. Side 2 was completed with M12x230mm Joyner Bolts requiring one washer and one nut per fixing. Whilst material costs were comparable for both sides (£592 for threaded rods and £552 for Joyner Bolts), side 2 was completed in less than 25% of the time taken for Side 1 making a massive saving of £470 in labour costs alone. In addition the joists for side 2 were guaranteed to be to Building Control specification meaning no rework was required and there was zero wastage of materials.
