It's been a pleasure witnessing a brief spell of sunshine across the country this week, though it was regrettably short-lived. Our hearts go out to Queenstown, grappling with the abrupt onset of a severe weather bomb. It's undeniable that we've been witnessing some rather extreme weather patterns these days.
On a more positive note, our auctions have enjoyed a successful run this week, with multiple bids and the satisfying sight of those "sold" stickers going up. It's heartening to sense a resurgence of strength in our market. One Roof will be featuring an article this week on the top three areas of Auckland that have managed to bounce back to 2021 prices, which is certainly promising news. Notably, Omaha holds the third spot as one of the most recovered markets, and our Omaha Matakana office is bustling with activity day by day.
As we inch closer to election day, the atmosphere is becoming increasingly charged with political fervor. Dedicated staff are gearing up to man the polling booths, and I recently learned about a heartwarming effort by appointed parties to visit retirement homes, ensuring that even the less mobile elderly have the opportunity to exercise their right to vote.
In a departure from past elections, it's encouraging to observe that people are forging ahead with their housing plans, rather than waiting for election day. There seems to be a prevailing sense of confidence in the political arena, with many feeling that the election will have a lesser impact on their personal circumstances. Consequently, they're choosing to proceed with buying or selling their homes without hesitation.

Million Dollar question how’s the market at the moment?
We are seeing some really positive signs in the market. There are many more buyers out and actively looking, auction clearance rates have risen - much more demand than supply .
Have you always worked in real estate? If not, what other interesting jobs have you had?
No - before real estate I was in advertising and media. Most interesting jobs were in my university days where I worked 4 jobs at once including ice skating at Paradise Ice and also working till the wee hours of the morning in night clubs on K’ Rd.
In your view, how important is the role of digital marketing in today's real estate landscape?
Hugely important!! We live in the digital age and all our campaigns are heavily digital. It’s a really cost effective channel to target specific audiences and also incredibly measurable.
Tell us something your colleagues don't know about you?
I am a part time tradie. I LOVE DIY and have my own tool box and skill saw and love a project (when time permits!)
What made you want to start a career in real estate?
I have loved property since I was 10 and helped my parents choose our family home. I bought my first home at 23 years old and have been obsessed ever since so real estate seemed like the perfect career to follow my passion.
Imagine you’re talking to agents who just received their real estate licenses. What’s one piece of advice you’d give?
It’s tougher than it looks so give yourself time. I was also super lucky to join a successful and established team where I could learn from the best and have the necessary support.
Let’s talk marketing. How do you differentiate yourself from the competition?
We love to create the ultimate experiences for both our vendors and buyers. We bring our homes to life with wine and cheese evenings, candles, music and coffee carts at open homes. Our service becomes very memorable for all involved.
How do you stay motivated during times of uncertainty in the market?
My team! They are a wonderful little family of support. Also our role to help our clients move on and make necessary life changes doesn’t change - so keeping this top of mind and fulfilling it helps.
What’s one property trend you see emerging in the next five years?
Buying outside of your residing city. When you can’t afford to buy in the main cities some buyers are opting to buy an investment property in smaller cities to rent out and then rent where they live. A great way to get on the property ladder when starting out.
How do you build trust with your clients?
Trust is the cornerstone of any relationship and hugely important to us when being trusted with someones biggest asset. We pride ourselves on being very honest and transparent with communications throughout the whole sale process.
If you could go back in time, what advice would you give yourself?
I have had very many ‘colourful’ experiences good and bad - I wouldn’t change a thing as it’s made me who I am today. I have always tried to stay curious and say yes to any opportunities that have come along. Maybe I would have advised just a few safer choices in my teenage years!
Tell us about the most memorable property you've ever dealt with.
Oh that’s tough. They are all memorable! My biggest learning curve was selling my childhood family home - being agent and vendor at the same time. Alot of emotion and also a great reminder of how stressful the process can be. Thankfully my business partner Nick Lyus took the lead and could let me have my vendor hat on at certain times and co-agent the others. It was a great campaign and sold under the hammer after 21 days. Phew!
Why Sell Now?
SPRING IN THE AIR
After showing solid increases in May and June, residential sales activity slid sideways in July before rising again in August.
The jagged recovery shows improving sentiment with a side of uncertainty – a theme expected to linger deep into 2024 (or even 2025) when projections reflect a decline in the Official Cash Rate (OCR) and, with it, mortgage lending rates. Market expectations play a crucial role in overall activity, and sentiment-driven behaviour is a key characteristic of the housing market.
Although it’s tracked down in recent months, inflation is expected to remain persistently higher for longer, leaving many to ponder whether we are in a sweet spot of optimistic sentiment right now.
Despite affordability constraints keeping a lid on how far residential values can escalate, market stakeholders agree that we have passed peak pessimism – encouraging buyers and sellers to enquire about their next move.
Across the network, our people have observed actions speaking for themselves with more significant open home attendance, multiple offer situations and impressive performance in our auction rooms nationwide.
These anecdotal attitudes are backed up by recent market predictions from each of New Zealand’s big four bank economists.
Westpac, ASB, ANZ, and Kiwbank have revised their housing forecasts to reflect slightly better than expected immediate conditions. However, how long we expect this to last is anyone’s guess.
WHEELS IN MOTION
Kiwis are broadly feeling more positive, evidenced by recent consumer confidence surveys and our own Ray White data, which shows appraisal requests coming thick and fast – rising 56 per cent year-on-year.
The number is compelling and speaks loudly to the accord that house hunters are sick of the waiting game and are preparing to act now.
Traditionally, general elections see a slowdown in sales activity.
However, an interesting air has settled over the market this time around, and we are finding residential decision-making increasingly informed by assumptions about this election’s outcome.
First-home buyers and non-mortgaged investors are currently transacting the lion’s share.
Yet, the potential of new policy, including reintroducing interest deductibility and allowing foreign buyers back into the market at the $2 million mark, could see increased activity from mortgaged investors and movers in the months ahead.

Whilst residential market conditions are the best they have been in a long time, Kiwis are in consensus New Zealand is headed for a rocky economic patch – making a strong case for buyers and sellers to act now.
High levels of migration and more significant employment opportunities speak to continued housing demand, particularly as new residential building consent issuance and the volume of residential construction work continues to fall.
This is set to have a sizeable impact on current and future housing supply and will further constrain sales activity due to a lack of available properties for sale.
After all, sellers need somewhere to move once the deal is done.

In a global analysis, the International Monetary Fund (IMF) says stubborn inflation may compel the Reserve Bank of New Zealand (RBNZ) to tighten monetary policy further, particularly if wage growth continues and the housing market stabilises as expected.
Although this consolidation may be short-lived, with high debt servicing costs, the potential introduction of Debt-toIncome (DTI) ratios, and general uncertainty expected to limit house price growth in the years to come.
We also see volatility in the global economic environment from China, Ukraine, Russia and challenges in markets across Europe.
The flow-on effects for Kiwis are difficult to decipher. However, concerns about the exchange rate and declining commodity prices will impact household consumption – and thus, housing market activity – in one way or another.
Despite some bleak projections for the new year, underlying fundamentals at this moment are good.
New listings activity is up, job prospects are solid, and sales activity in our main centres has risen markedly – historically followed by a rise in average property values.
If 2023 is a game of two halves, there’s no time like the present for house hunters to make their move, particularly before policy changes shift the paradigm, putting buyers and sellers on uncertain footing once again.
The housing market is building momentum after a subdued start to the year, but while key market indicators have turned, challenges loom large on the horizon.

Makes one cocktail
Fans of the dirty martini, listen up! Swap the green olive for a pickled green chilli and realise what you’ve been missing out on all this time. Perfect for a pre-dinner drink as you watch the sun set.
INGREDIENTS
1 tbsp dry vermouth
60ml gin or vodka
2 guindillas or any pickled green chillies, drained, plus a splash of their brine
METHOD
Fill a cocktail shaker with ice, then pour in the vermouth. Seal and shake for 5 seconds, then pour away most of the liquid (leave a little extra in if you prefer a ‘wet’ martini).
Add the gin (or vodka) and guindillas brine to the shaker, stir for 30 seconds, then strain into a chilled martini or coupe glass. Garnish with the chillies on a cocktail stick.
