Dear Readers,

As I write this, I’m sitting in the sun at a café in beautiful Matakana, feeling incredibly blessed to live in New Zealand. It’s been a long, cold winter, and we finally made it to Europe for the first time in 20 years to visit my family. It was wonderful to reconnect, but wow, it’s busy and a bit chaotic over there. Coming back home, I truly appreciated our clean roads, the well-kept verges, and the pristine, rubbish-free oceans.

Of course, we know New Zealand isn’t perfect—there’s always more we can do to make things better—but my return made me feel proud to be a Kiwi. It also gave me a renewed sense of optimism about the New Zealand property market. It’s no wonder people from all over are still flocking to live here, drawn by the lifestyle and natural beauty we sometimes take for granted.

OCR CHANGES WHAT DO THEY MEAN FOR YOU?

We recently caught up with leading Mortgage Broker Dylan Thomas from Sixtus to understand how the revised OCR will impact the Auckland property market.

1. Dylan, why have some buyers been eager to buy ahead of interest rate cuts?

Decreasing rates tend to correlate with increasing property values, vice versa. It makes sense to purchase while rates are higher and have a good strategy around how you structure your interest rates especially when they are forcasted to reduce further.

2. How low do you anticipate the rates going?

The RBNZ's own forecasts show the OCR reducing to 3.00% by mid 2027, so rates entering the 3.00%-4.00% mark may not be out of the question.

3. What is the benefit of working with a Mortgage Adviser as opposed to going directly to your bank?

Three key things here:

(i). We can provide debt advice specific to our clients needs, generally at no cost. (ii). Ensure banks are providing competitive rates and cash back.

(iii). Ongoing relationships with our clients to assist with current and future debt requirements, a lot of my clients prefer calling an 021 number as opposed to an 0800 number.

Ingredients

• 1 1/2 ounces vodka

• 3/4 ounce Cointreau

• 3/4 ounce fresh lime juice

• 1/4 ounce simple syrup

• 2 dashes Angostura bitters

• 1 dash rosewater

• 2-3 slices cucumber

• 5-7 fresh mint leave

• Pinch sea salt

• Dried rosebud, for garnish

Method

Muddle the cucumber, mint, and simple syrup in a shaker (or skip muddling for a blush-colored cocktail). Add remaining ingredients and ice. Shake and double strain. Garnish with a floating dried rosebud.

I completely empathise that if you are to entrust anyone with selling what may very well be your most valuable asset - you'd want to see proof that you are picking the right person for the job. This award recognises that I am an up and coming market leader and one willing to go the extra mile to produce top results.

3. What's the most valuable lesson you learned in your first year in real estate that you'll bring to your new role?

The most valuable lesson I have learnt in my first year of real estate is the importance of consistency. Any work in isolation is very unlikely to produce any results. It is the compounding effect of showing up each and every day, taking the correct actions without failure that truely produces outstanding results.

4. Can you share a memorable client interaction that shaped your approach to real estate?

A client interaction that truely shaped my approach to real estate was with a local developer in Cambridge. As a long-time local of the area - he had already built relationships with the established agents in the area, however I introduced myself and told him I would keep him up to date with all sales comparable to his properties - after months and months of emails and texts upon each sale comparable to his properties and no reply, finally a year and 3 months of consistent updates and information - he asked me to list and sell one of his properties, which lead to many more great business exchanges. The key? Consistency and providing valuable information.

5. How do you stay motivated and maintain work-life balance in such a competitive industry?

Motivation comes and goes however habits remain - thus I have a morning routine to prepare myself for the day ahead which is essential to my success. I rise early and get to the gym for the morning sweat out, I arrive at the office at the same time every morning and make my most important calls right there and then. Win the morning - win the day!

6. What's your strategy for building and maintaining client relationships in a new city?

The strategy remains - provide consistent and useful information. Being a real estate agent is to be an advisor and an enabler of decisions. Provide as many people as you can with the most relevant and up to date information to allow them to make the best decision for their own personal life moving forward.

7. If you could implement one innovative idea to improve the real estate process, what would it be?

An artificially intelligent Jeremy Doig - that is available on demand to all my clients, in all languages, for their own personalised questions wherever they may be at. As people become more private with their life - having this available at their fingertips 24/7, I think would be a game changer!

8. How do you see technology shaping the future of real estate, and how do you plan to stay ahead of the curve?

Well we've already seen how Artificial Intelligence is revolutionising the real estate experience, and I can only imagine we are just scratching the surface - and with the speed at which it can complete tasks. If you don't keep up, you are bound to fall well behind. Fortunately I know that Black Group Realty are at the very front of technological innovation and ensure that their agents do stay well ahead of the curve!

9. Outside of work, what hobbies or interests help you recharge and bring fresh energy to your career?

Fortunately, both me and my partner are very active people, thus a lot of our habits centre around exercise and sport. Whether that be the routine morning gym session at Oxygen Fitness, a game of tennis with some friends at the Campbell Park Tennis Club, or hitting a golf ball at the Remuera Golf Course - these are the activities that keep me burning good, clean energy!

10. Finally, what's one thing about Jeremy Doig that your new colleagues might be surprised to learn?

One thing! I am sure there are a number of things my new colleagues would be more than surprised to find out - however they may be surprised to know that I was 1 second off qualifying for the Common-wealth games in my chosen event in swimming.
