Traditionally, many homeowners tend to hold off until Labour Weekend, and this year, it coincides with the election. Million Dollar question how’s the market at the moment?

It’s a complex picture for buyers. On the one hand, buyers are more confident that we’ve reached the bottom of the market with property values, and they’re keen to secure a home. However, they’re also worried about interest rates continuing to inch upwards, already prohibitively high for many and this is causing some to hesitate.

The alternative of waiting to buy once interest rates finally come down at some point in the future isn’t too attractive either though. If they wait, they could be competing with more buyers next year as immigrants start to settle in to life here in NZ and the property supply side drops away with apartments and townhouse projects nearing completion. Of course once interest rates do eventually start to decline, we’ll be seeing more demand causing competition and then it’s likely that prices will start to rise again.

In your view, how important is the role of digital marketing in today's real estate landscape?

Good marketing can make such a difference, there is so much noise on the internet so strong visual imagery is important. I use the very best stager, photographer, videographer and copy writers in Auckland. I also watch the online data from the websites we regularly use, tracking the number of views and analysing results to ensure that we are getting your property in front of the largest group of potential buyers.

Tell us something your colleagues don't know about you?

I make excellent northern New Mexican enchiladas.

What made you want to start a career in real estate?

I love architecture and enjoy helping people, it seemed like such a great fit.

Imagine you’re talking to agents who just received their real estate licenses. What’s one piece of advice you’d give?

Put your clients needs first, listen to them, be supportive and do everything you can to assist them on their journey, but make sure you take time for yourself. Success is not a sprint for most of us.

Let’s talk marketing. How do you differentiate yourself from the competition?

Be the best, do what you say you’ll do and overdeliver on your promise to your vendors every single time.

How do you stay motivated during times of uncertainty in the market?

Help people through the tough times, it’s very personally rewarding.

What’s one property trend you see emerging in the next five years?

Business is more and more about relationship and less about geographic proximity to your market.

You have a strong interest in Mid Century Modernist architecture, having grown up in a family of architects in the USA, and were recently involved in providing some background research for the film Brown vs Brown. How did this come about?

I've sold quite a few homes from this period, mainly in Titirangi. When the filmmaker Simon Mark-Brown contacted me, I was happy to provide him with local contacts who own these extraordinary properties. He also used a clip from some footage we shot at the Brake House a few years ago, designed in the 1970s by architect Ron Sang. The film is an ode to his father but Simon has a strong interest in preservation, since many of these homes have been torn down across Auckland and replaced.

How do you build trust with your clients?

By being well informed, helping to guide them through their decision making, posing the options at each step and being open and honest.

If you could go back in time, what advice would you give yourself?

Buy more Auckland property of course!

Tell us about the most memorable property you've ever dealt with.

Many instances when I’ve been given an opportunity to change peoples’ lives. It’s very humbling.

Have you always worked in real estate? If not, what other interesting jobs have you had?

I’ve worked in the film and television industry, mainly in the art department in my 20’s and early 30’s, have worked at several art galleries including the National Art Gallery in their exhibitions department, I’ve been a secondary school English teacher, a product stylist and run an agency for advertising photographers. I also have a Master’s Degree in Arts Management.

CUCUMBER GIN COCKTAIL

Makes two

This herb-infused rocks drink is fresh, cooling, and thirst-quenching, perfect for day drinking.

INGREDIENTS

1 English hothouse cucumber

5 makrut lime leaves or four 2-inch strips lime zest

2 teaspoons raw sugar

4 lemon wheels, divided

4 ounces gin

1 ounce fresh lime juice

Club soda (for serving)

METHOD

Step 1

Using a vegetable peeler, shave 4 long, thin ribbons from cucumber; set aside. Cut a 4" piece from remaining cucumber and coarsely chop. Muddle with makrut lime leaves, sugar, and 2 lemon slices in a cocktail shaker. Add gin and lime juice and fill shaker with ice. Cover and shake until outside of shaker is frosty, about 20 seconds.

Step 2

Strain into 2 ice-filled Collins glasses. Top off each with club soda. Gently stir to combine; garnish each with 2 reserved cucumber ribbons and remaining lemon slices.

Ray White New Zealand’s significant upswing in auction volume and clearance rates continued in the month of August, indicating the market’s sturdy footing and burgeoning confidence.

August saw 406 auctions conducted across the country with a 60 per cent clearance rate, boasting 37 per cent and 14 per cent increases on August last year, respectively.

Again, an average of three registered bidders per property, highlights a 47 per cent increase on last year, with nearly 37 per cent of all listings brought to the market via auction. This demonstrates that buyers and sellers are increasingly looking to transact utilising this transparent method.

The trend was particularly evident in July and August, as clearance rates exceeded the national average, which at 54 per cent is 9 per cent lower than our network’s performance.

Additionally, auctions continue to outperform other sales methods, evident from the average time on the market, standing at just 25 days for auction.

This starkly contrasts with private treaty negotiations, which sit around 52 days. The compelling metrics underscore the vital importance of selecting the right sales approach. In today’s ever-changing real estate landscape, the securing a swift sale is just as paramount as the success rate itself.
