Q +A P H I L I P & J A N I C E C OX Million Dollar question how’s the market at the moment?

Have you always worked in real estate? If not, what other interesting jobs have you had?

After a much need correction in the market largely implemented by the Reserve Bank the market has over the last 2 years definitely slowed down by comparison. That said, well presented and well priced homes have always sold. Now with the election over, and the regular upsurge in Spring sales we would expect an increase in market activity right across the board.

We have both sold Real Estate for the last 19 years Janice was a technical and training manager for Lancôme cosmetics travelling regularly to France for new product conferences, a challenging job that she enjoyed immensely. Prior to selling Real Estate, Philip was a clothing manufacturer here in New Zealand and also enjoyed renovating and building houses.


In your view, how important is the role of digital marketing in today's real estate landscape? Digital marketing is paramount in todays Real Estate environment as it is the easiest way for the public to obtain access right across the market. Everything is online now so your profile and your vendors profile has to be of the very highest standard.

Tell us something your colleagues don't know about you? Janice was Miss New Zealand International and Philip was runner up in Mr Whangamata (he was 10 years old) …way back then

What made you want to start a career in real estate? For Philip; when the fashion industry in New Zealand became more competitive with the introduction of i mports from China, it became very apparent that our clothing and footwear industries here in ‘’Gods Own” was declining at a fast rate. Given my other passion for renovating and building, selling Real Estate was to be my next career. For Janice, as we were in a new relationship at the time, her constant travelling Internationally and throughout NZ meant she decided it was time to say ‘goodbye” to the career she adored.

Imagine you’re talking to agents who just received their real estate licenses. What’s one piece of advice you’d give? To always be open and honest.

Let’s talk marketing. How do you differentiate yourself from the competition? We are a husband and wife team with a wealth of experience which can benefit our clients in so many ways both sellers and buyers.

How do you build trust with your clients? By being trustworthy, honest, dedicated, and above all being true to yourself.

If you could go back in time, what advice would you give yourself?

What’s one property trend you see emerging in the next five years? Tiny houses.

Let’s not go there !!! Like most agents if we were all to sit down and tell memorable Real Estate stories it would make hilarious reading. Seriously, the one property we have fond memories of was our first sale together. A huge home which was Auckland’s first shear milkers residence on the side of Ambury Park in Mangere Bridge. We sold that property for a record price .

The past 10 days have delivered an election result and a stay in the Official Cash Rate (OCR) – which may find homeowners breathing a sign of relief. ‘Pro-housing’ policies of the incoming National-Act government are broadly anticipated to boost the housing market. At the same time, interest rate clarity is seeing more sellers come off the sidelines. However, economists are weary of house price growth, given the relationship between consumer price inflation and a rise in property values.

During September, Ray White New Zealand recorded a notable surge in auction activity, revealing a robust market foundation and growing confidence despite election distractions. With 474 auctions conducted nationwide and an impressive 60.40 per cent clearance rate, these figures marked a 34 per cent and 12 per cent increase on September last year. An average of 2.70 registered bidders per property showcased a substantial 17 per cent uptick from the previous year, with more than 40 per cent of all listings entering the market listed as auctions. This underscores a growing preference among both buyers and sellers for this transparent transaction method. Furthermore, auctions consistently outperformed alternative sales methods in September, reflected in the average time on the market standing at just 27 days for auctions, in contrast to the 40 days associated with private treaty sales. These compelling metrics emphasise the importance of choosing the right sales approach in today’s marketplace, where achieving a swift sale is as essential as the success rate itself. Anecdotal evidence from our frontline sales team reveals improved sentiment and heightened buyer enquiry. Auctions’ open and transparent nature continues to be highly valued amongst buyers and sellers, with tangible competition yielding positive effects. This aligns well with current market attitudes, where stakeholders seek direction and clarity throughout the sales process. As the property market approaches the traditionally active summer months, Ray White New Zealand is well-positioned to advocate for auctions as the preferred method of sale, with all metrics indicating increased confidence in the auction process. This strategic approach leverages the inherent advantages of the increased engagement and consumer confidence. What the change in government means fo National has vowed to reverse foreign buyer ban and implement landlord-friendly policies.

National's general election win may give house prices a boost - but not immediately

National's victory at the polls is likely to shake up the housing market, with the party having pledged to overturn the foreign buyer ban for $2m-plus homes and to restore interest deductibility for investment properties. Ahead of yesterday's poll, OneRoof asked various experts what impact these policies would have on a market that that is slowly emerging from a prolonged price slump.

Valocity senior research analyst Wayne Shum Shum says the change in government won’t have an immediate impact on prices. “It’ll take six to nine months before National’s tax and housing policies actually take effect. But the psychological impact of a change in government will be apparent in people’s intentions,” he says. “For example, if I know that eight months from now I can buy an investment property, then I can start preparing for that by cutting my expenses so my CCCFA check looks better.” Ray White chief economist Nerida Conisbee Conisbee believes interest deductibility should be revoked, saying it’s tough to be a renter in New Zealand and when policy makes it harder for investors the supply of rental properties is affected. “That’s where I get frustrated with these policy changes. I mean, government has no money. Covid was really expensive and we don’t have a big institutional ownership of rental properties in Australia and New Zealand.” Conisbee concedes more investors in the market will affect the ability of first-home buyers to get into the market, but says if there were enough homes that would not be a problem. “It’s the same in Australia, there are not enough homes so you do need to look at how you create enough homes so there isn’t this battle between first-home buyers and investors.” CoreLogic NZ chief economist Kelvin Davidson Davidson expects house prices to be higher under National but he does not think the impact would be massive. Even if National shortens the bright-line test and slowly reinstates interest deductibility, investors still face higher mortgage rates. “So it helps to save a bit of tax, of course, and it might bring in some investors who otherwise might not have purchased but will it wholesale change the game for investors? I’m not convinced because you’re still going to have low rental yields and high mortgage rates,” he says. “The average property that you might invest in is still going to need a significant top up to keep it going in terms of cash flow.” Catherine Masters 15 October 2023 *Source Oneroof.co.nz
