With a second neutral OCR announcement the lending market is now highly competitive with a renewed willingness to "get the deal done " helped with an easing of overzealous financial stress testing.
With inbound migration at record levels and employment buoyant the only constraint we see in the market is supply

Million Dollar questions how’s the market at the moment?
Sellers with desirable properties are benefiting from selling in isolation. Our clearance rate is 75% under the hammer.
Why wait for competition
Have you always worked in real estate? If not, what other interesting jobs have you had?
My most interesting jobs have been working in New York City for a TV production company and when I was 18 working in Hamleys - Europe's biggest Toy Store!
In your view, how important is the role of digital marketing in today's real estate landscape?
Digital marketing is vital. But it has to be paired with great photos and a overarching strategy.
Tell us something your colleagues don't know about you?
This year my son George and I became qualifed scuba divers - I love adventure.
What made you want to start a career in real estate?
Growing up in London my father was a builder so I always helped him buy and renovate houses. It's in my blood.
Imagine you’re talking to agents who just received their real estate licenses. What’s one piece of advice you’d give?
Decide on a georgaphic area and become an area expert.
Let’s talk marketing. How do you differentiate yourself from the competition?
Its all about creating epxeriences! Whether thats throwing a champange reception for all the hot buyers or having a coffee cart at onsite auctions. My team and I always strive to fully engage our clients.
Tell us about the most memorable property you've ever dealt with.
I recently sold my best friends father's property. The sale was relatively straightforward but helping all the parties through the journey and ensuring the smooth tranistion was key. It really highlighted to me that delivering good service is so much more than just a price.
How do you stay motivated during times of uncertainty in the market?
I have been selling in Auckland for 16 years. So now I can see the bigger picture. There is always opportunity, you just have to know where to look. Also surround yourself with good people that will hold you to account.
What’s one property trend you see emerging in the next five years?
Friends buying with friends. Instead of a flatshare you will see lots of houseshares.
How do you build trust with your clients?
The key is to really take the time to understand the clients needs. Also remembering that the clients best interest might be different to your best interest and thats okay.
If you could go back in time, what advice would you give yourself?
For many years I did not think I was good enough and I was quite lost personally. Rediscovering my true authentic self has improved all areas of my life.
Should house-sellers be holding off until
One agent says she's been instructed to make a property listing go live as soon as voting closes.
Vendors who plan to sit on their hands until after the general election may be wasting their time, with property analysts telling OneRoof that poll results in the past have had little impact on the housing market.
Colliers associate director of research Ian Little said there would have to be a real divergence on policy directly affecting the housing market for October’s election to make a difference.
National is signalling it will reinstate the interest deductibility rules and reduce the Brightline test from five to two years, but even these policies will only really impact investors or people selling investment-type properties, Little said.
“It may be that they will sit on their hands until the election and if indeed they see those rules get rolled back then you might get an uplift in activity in investors here.”
However, there’s no indication that any of the policies announced so far will make any difference to owner-occupiers, Little said, although he did add: “If you were thinking about additional competition coming from investors should there be that change of government then you might want to make your move now when investors aren’t so active.”
Ray White agent Ross Hawkins said people thinking of should do it now because the current stock shortage buyers don’t have much choice.
Whereas after the election he expects listings to rise coincides with the traditional spring lift and will be exasperated by those people taking a wait-and-see approach.
“The people that sit and wait – they are going to be part masses that all list at the same time and then our buyers to have all this choice, whereas between now and that your property because you’ve got so many eyes on it because there’s not much else available. So, you are mad not to before the rush.”
And while listings will increase, he doesn’t expect a sudden surge in buyers in the same way.
“It’s not suddenly changing the interest rates; it’s not suddenly open the world to overseas buyers. There will that happen over time, but it’s not going to be a silver suddenly it all changes after the election.”

Makes two cocktails
Martini’s are a classic cocktail that evoke the feeling of sitting by the bar, feeling all types of James Bond. This French Martini recipe is light, fruity, and refreshing, the perfect twist on a classic. Made with fresh pineapple juice and black raspberry liqueur. Add this to your repertoire for an evening with friends, or a refreshing tipple on a warm afternoon
INGREDIENTS
120ml premium vodka
160ml fresh pineapple juice
40ml Chambord liqueur
Splash of champagne
Small pinch of fine grain sea salt
Ice
Garnish
Fresh raspberries
Cocktail stick
METHOD
1. Chill two martini or highball glasses.
2. Make your garnish by threading 2-3 fresh raspberries onto a stick.
3. Fill a cocktail shaker with ice until it’s about ½ full.
4. Pour the vodka, fresh pineapple juice and Chambord liqueur to the shaker, and sprinkle over the salt.
5. Shake vigorously for 5-10 seconds, you want to get the mixture to a frothy consistency.
6. Pour into a chilled martini or highball glass, top with a splash of champagne and garnish with your fresh raspberries.
