2011: Progress and Challenges S ynergy, results, progress, teamwork, vision ... embracing change, and creating opportunities. This was the philosophy and focus of the Sarasota
Association of Realtors® as our organization began its 88th year, under the leadership of President Michael Bruno and Chief Executive Officer Kathy Roberts. SAR’s 20 Directors, dozens of committee members, under the direction of dynamic chairs and vice chairs, worked tirelessly behind the scenes, emboldened by the SAR strategic plan and committed to making a positive difference. The results have been amazing. In this, our first 2011 SAR President Michael Bruno, SAR CEO SAR Annual Report, Kathy Roberts and 2010 SAR President Erick Shumway at the September 2011 Business After under the direction of Hours Networking Event. the Communications Committee (Chair Debbie Judge, Vice-Chair Brian Meskil, and members Andrea Smith, Chris Wetzig) we take a look back at a remarkable year, and once again pour the foundation to build upon the achievements of the recent past. As 2011 SAR President Michael Bruno so often comments, we must always be grooming others to one day replace us in leadership roles. The continuous influx of fresh faces, perspectives, ideas and energy is what makes our Association strong and vibrant, and paves the road to a bright future.

SAR Membership Numbers Recover After Surge During the real estate boom of 2003 through 2006, the Sarasota Association of Realtors®, along with many other associations in states experiencing unprecedented real estate appreciation, saw an enormous surge in membership (see chart above). This skyrocketing growth was clearly unstainable, and as we know, the history books will mark 2006 as the year the nation’s real estate market topped out and began to return to more normal, long-term trend lines. The membership in real estate trade associations across the nation, including SAR, started falling as the number of sales declined and property prices returned to more 4

sustainable levels. SAR’s overall membership has been relatively stable since 2008, and Affiliate membership has been growing rapidly for the past two years. Monthly orientation classes have routinely seen between 25 and 35 new and returning Realtors® over the past several months, and interest in careers in real estate has been strong. SAR looks forward to reporting even greater membership growth in the coming months and years as the anticipated local, regional, state and national economic recovery unfolds.

Weekly Networking Helps Achieve Success
As the first vehicles begin to arrive early on Thursday mornings, carrying SAR Affiliate members armed with flyers, pamphlets, advertising brochures and coupons, the Power Marketing event starts to unfold. Next, the Realtors®start to arrive, listing presentations in hand, ready to pitch properties to their fellow agents. It has become a vital ritual for SAR - a gathering of like-minded individuals, all ready to network to achieve their personal and business goals. Many of the same friendly faces can be found milling around every week, swapping war stories, enjoying their old friendships and new acquaintances, and prepared to help further the real estate process with their fellow industry professionals. This year, most sessions of Power Marketing have been led by Peter Salefsky, an agent with Michael Saunders & Company. With his acting background and natural affinity for crowds and public speaking, Salefsky is a natural at keeping the meetings interesting and entertaining. He looks to others and encourages participation, always maintaining a positive, friendly atmosphere at the meeting. The Power Marketing meetings are an excellent place for the Affiliate members of the organization to gain invaluable one-on-one facetime with Realtors® and pitch www.sarasotarealtors.com
their products and services. This essential interface has created big business opportunities for many fledgling and veteran business people alike, and is a natural connection that SAR fosters and encourages through the association’s many other Affiliate events. The second venue at the University Park Country Club on the first Thursday of every month has also evolved into a popular networking opportunity, particularly for those residents of the northern part of Sarasota County or in Lakewood Ranch. The Power Marketing sessions are also “streamed” over the Internet and presented on the SAR web site. But, as most who have been to a Power Marketing session will point out, watching on the small screen really doesn’t have the same impact as being there. The power of personal networking, while it has been somewhat minimized by the virtual world and digital communications, will never be entirely replaced in the real estate profession. Most deals are still made with an eye-to-eye, face-to-face agreement, a handshake, a smile, a personal connection that can’t be substituted through an electronic interface Committee Members: Janice Collier - Chair; Peter Salefsky - Vice-Chair; Gail Shane; Gus Mollasis; Fred Sieger

SAR Awards Student Scholars Once again in 2011, SAR awarded four $2,000 scholarships to deserving students in our local community, helping to further the education of our greatest asset - our children. The Scholarship Committee, led by chair Iva Fadley-Dane, reviewed dozens of applications from SAR-related students and the general public. The process was extremely difficult, due to the high volume and high achievement level of the applicants. The four students selected were Jordan DeGraaf, Francesca Tebano, Bryan Nikla and Emily Forrest. The awardees were honored at the June 3rd SAR membership meeting at the Dutch Heritage Restaurant. While the SAR Community Outreach Committee projects are the most visible part of our organization’s public involvement, it is the individual volunteer efforts of thousands of SAR members that truly makes the biggest difference in the Sarasota region. While the exact number of volunteer hours, dollars of support, and lives impacted can never be accurately totalled, SAR’s 2011 survey of members did demonstrate the breadth of our members’ volunteerism. We asked member in a June survey to tell us what charitable and community organizations they routinely support. The results were amazing. Here is just a partial list of the responses we received: Boys and Girls Club of Sarasota; Big Brothers Big Sisters of Suncoast; Friendship Volunteer Center; Sarasota Little League; United Way of Sarasota County; American Cancer Society; Juvenile Diabetes Foundation; Humane Society; Salvation Army; Southeast Guide Dogs; Make A Wish Foundation; Take Stock in Children; The First Tee; The Leukemia & Lymphoma Society; Sarasota Court Watch; the National Council of Jewish Women; the Shriners; various neighborhood associations; local libraries; local schools; local nursing homes; local churches; and many, many others. We also found through our survey, and many conversations with SAR members, that our membership is a humble group of people. They are normally reluctant to discuss their volunteerism, preferring to conduct good deeds unnoticed and behind the scenes. While there are many opportunities offered by SAR for our members to get involved, avoiding the shining glare of publicity seems to be the goal of many. But the incredible volume and quality of the participation of the real estate community in the overall community of Sarasota is nothing short of breathtaking. The real estate industry, and its local practitioners, are a vital backbone of our community’s support infrastructure.

Green Realtors® Alliance of Sarasota helps achieve sustainable path
Building homes, apartment complexes, office parks and retail plazas, and the infrastructure to serve them is a process that is both creative and destructive by nature. Minimizing the destructive realities of the process, while maximizing the creative process and preserving the environment is central to the “Green” real estate philosophy. To that end, the Green Realtors® Alliance of Sarasota (GRAS) was established in 2007 - one of the earliest groups organized in the nation by a real estate organization for this very worthwhile purpose. So, what has GRAS been up to during the last year, under the direction of chair Steve Wooster? Quite a lot, actually.

Government, business interaction gives Realtors® a vibrant voice
SAR’s Public Policy Committee, under the direction of chair Bob Milhoan, has taken a pro-active approach to shaping local government policies. They’ve knocked on doors, called, emailed and texted local and state representatives, stayed abreast of all issues impacting local real estate, and generally grabbed SAR’s seat at the table with both hands and ensured the association would be a voice for positive change. SAR has also embraced the national move toward the My Realtor® Party initiative. It is designed to leverage the association’s best asset—our grassroots. Global Business Council 10
Welcoming the World
SAR Global Business Council puts Sarasota on world stage
T
The year began with the International Steering Committee changing to the Global Business Council for the Sarasota Association of Realtors®. But the group’s focus remains the same. To date, the group has grown to 69 paid members, and is working to grow the Council so that we will have more than 100 members by the end of the year. The big news near the end of 2011 was the announcement that SAR’s Global Business Council was honored to be named a 2011 Gold Council by the National Association of Realtors® through its Global Business Council Achievement Program (see sidebar at right). GBC members, for fee of $25, attend the GBC seminars and any networking events at no charge. Council members also have their name, contact information and languages spoken listed on the SAR website under the International and Members links. New Seminar – February 2011 The group’s first seminar was held in February, with presenters from International Chambers, Sarasota Sister Cities and the new Florida West Coast Foreign Trade Association located in Sarasota. The purpose of this seminar was to inform agents of the various associations available for them to join, network and have an opportunity to meet global agents and business people who work the international arena. International 101 – March 2011 2011 was the second year this seminar was presented to the agents who want to learn how to start to work in the global marketplace. The information is more basic with presenters from Money Corp, a Green Building segment by the Green Realtors® Alliance of Sarasota, attorney Donna Scarlatelli on immigration issues, plus a presentation by an Insignia Bank Mortgage Officer. New Seminar - International 102 – June 2011 2011 was the first year for this next level of global agent education, with more details on doing business in the countries where we receive our greatest amount of global business. This seminar was a discussion of how to do business with global agents and buyers from Germany, the UK, Argentina and South America, Eastern Europe and Canada. The President’s NAR Liaisons from Germany, the UK, Argentina and Hungary presented along with a discussion by Keats, Connelly on “Doing Business in Canada.”
2011 SAR ANNUAL REPORT
The seminar had 79 attendees and was well received. On May 4th and 5th, the Council manned a booth at the Toronto Realtor® Quest event held in Toronto, Canada. The booth was run by SAR agents who paid $200 per 2-hour session for the opportunity. In June, the GBC manned a booth at the 1st Orlando International Congress. The 5th Annual Sarasota International Congress was held on Sept. 14-15th. In addition to the Congress, a one-day RSPS (Resort and Second Home Specialist) course was taught. The event was yet another rousing success. This year, SAR reviewed two proposals and selected Immobel.com as the preferred international, multilanguage web site tool for our members, a valuable resource for all of the SAR agents. Members have the ability to set up a FREE, 13-language web site, and Immobel.com also now has a plug-in for Facebook. On September 27th, the Global Business Council held the group’s first Annual Membership meeting. New membership pins were handed out to all Council members at this event.

The TRC is no longer an NAR certification; however, ICREA is still offering the TRC as a certification to all international agents. The GBC is also currently working on a trifold brochure for use at our trade shows, International Congress and other functions. The brochure will highlight the benefits of the Sarasota lifestyle, as well as promoting the benefits of using members of the GBC for real estate needs. “The Global Business Council has had a productive year and has worked to encourage all Sarasota agents to get
involved in the global market,” said Kristin Triolo, 2011 Chair. “The global buyers and the out–of-state buyers are a large part of our market. The GBC encourages all Sarasota agents to expand their market outside of the Sarasota/Gulf Coast area of Florida. GBC honored by NAR as 2011 Gold Council
SAR’s Global Business Council was recognized as an NAR Gold Council by the National Association of Realtors® for 2011. This means SAR has demonstrated exceptional commitment to building members’ awareness of the global and multicultural business opportunities in their local markets. SAR was one of only nine councils in the nation to achieve the honor bestowed by NAR’s Global Business Council Achievement Program. Participating councils are divided into three status classifications: Silver, Gold, and Platinum. Those councils achieving each status classification are reviewed on a caseby-case basis and announced annually by NAR Global. Councils are evaluated in five focus areas: Communication, Community Outreach, Membership Value Creation, Education, and Media Outreach/Social Media.

2011- The Year in Numbers
Statistics can be used to tell a story, and some skeptics and critics believe stats can be manipulated to tell virtually any story. While numbers can indeed be deceptive, the key to understanding an industry or business through statistics is to track trends, and always compare “apples to apples,” so they say. Using this guiding principle, SAR provides monthly statistical charts, numbers and analysis for our members and the general public. Our numbers have always been centered on “the business our members are conducting.” They are not based on a geographical areas, or MLS zones, or zip codes. The statistics are routinely pulled on the 10th day of each month for the prior month, in order to take into account late reporting of closings. As such, the statistics should and do describe local realities and trends, which are helpful to our members and the public at large. They are then distributed to the SAR leadership, membership, and the public through our media partners.

Valued Partners of Real Estate
SAR Affiliates are the business backbone of the Association
T
The SAR Affiliate Committee, a fast growing group of professionals serving the local real estate community and SAR Realtor® members, has experienced a resurgence in the past two years. Under the guidance and direction of Tina Darling of Innovative Agent Services, Cindi Shoe of Sarasota Catering Company and Pam McCrone of Premier Inspections of Florida, SAR is proud to announce that membership of the Affiliate Committee has grown by nearly 30 percent in the last two years. Membership recruitment by current members plays a big part in this growth. The recruiting team brings in new members by explaining the benefits of joining and participating in the local Association, and pointing out that it is a cost effective way to get crucial face time with their target market. Technology: Creation, Evolution, Revolution 2011 SAR Technology Expo brings the future of real estate into sharper focus
C
Creation, Evolution and Revolution - three words that when used in modern parlance and discussions often seem in conflict, yet when applied to the world of real estate and technology are appropriate and descriptive of the subjects. The wizards of technology create the devices and software; the introduction of these devices and various uses begins an evolutionary cycle, in which adoption, upgrading and finetuning takes place; followed by a revolution in the business workplace, as the devices and software become virtually omnipresent and indispensable. The Sarasota Association of Realtors®, recognizing this new reality, has been at the leading edge of technology, helping our members by sponsoring and managing two Technology Expos in the past two years. These events have brought together the SAR members and the technology experts and vendors. The concepts have been introduced, the hardware presented, the applications explained, and the day-to-day functionality demonstrated. The results - SAR members have been given the roadmap to the future, and hundreds have embraced the future path with enthusiasm and commitment. “The 2011 SAR Tech Expo was the biggest regional event of the year!” noted David Clapp, SAR Director and agent with the RE/MAX Alliance Group who has chaired the Expo Task Force for the past two years. Over 300 people were at the Sarasota County Technical Institute on Oct. 28th for the 2nd Annual SAR Technology Expo. This year’s event was the largest gathering of Realtors® in the District 13 area. “The morning continued with two rounds of breakout sessions. The most difficult problem for those in attendance was deciding which of the many choices to attend!” said David. Throughout the day, attendees had the opportunity to visit almost 30 vendors and gain more insight into business tools that can improve productivity. The vendors
were generous enough to provide several wonderful prizes that were drawn at the end of the day. SAR and our members owe a big thank you to Tech Expo Chairman David Clapp and all on the committee members for a job well done. If you would like to assist on the third annual Tech Expo committee next year, contact Pam Charron, the 2012 Professional Development Chairperson (pamcharron@ michaelsaunders.com).
