The RASM Young Professionals Network (YPN) and RASM is proud to announce the Class of 2023 for the fourth annual “Realtors® to Watch Under 40” program. Coy Carter is a Broker Associate and Realtor® with Wagner Realty who specializes in residential single-family homes, second-home vacation properties, and property management.
One of Coy’s future goals in the real estate industry includes managing a brokerage that handles full-service residential real estate. To achieve this goal, he has focused on building an impressive resume of continual education while building a successful real estate career.
Coy has a master’s degree in business administration from USF, and he will be completing a second master’s in organizational leadership in December 2023 from SEU. He has also completed the challenging RASM Leadership Academy, earned the Florida real estate broker’s license, and he has earned the Florida real estate instructor’s license. In addition to being a Top Producer at Wagner Realty, Coy has also earned the company’s Executive Award for 2020–2022.
For Coy, the real estate profession has appealed to him from a young age.
“Real estate has always been something that I’ve known I wanted to do,” said Carter. “Growing up, I found a common theme in the books I read from entrepreneurs explaining the opportunities that exist in real estate for individuals who wanted to create ‘something out of nothing.’ That intrigued me, and after college, I got the opportunity to intern at a local brokerage. I loved every bit of it once I got started and got focused.”
Coy is also passionate about giving back to the community. He is a board member for the non-profits Sarasota Habitat for Humanity (2020-current) and Big Brothers, Big Sisters Sarasota Community Board (2021-current). He is also the Keeper of Records and Vice Guide Right Director (2022-current) for the Sarasota (FL) Alumni Chapter of Kappa Alpha Psi Fraternity, Inc., and was the USF Sarasota Manatee Alumni Chapter Chair from 20212023. In addition, Coy has served as a Bayside Community Church Volunteer at the WBC Campus since 2021.
Of all Coy’s many accomplishments, he is especially proud of his record of serving others with humility, integrity, and respect.
“Thinking of advice for other young Realtors®, I recommend having service and humility at the top of your purpose when dealing with others - customers, other agents, the community, as well as business partners. It could be just a simple act of kindness during a small interaction. That goes a long way in creating the right kind of relationships for your business.”
Earning the “Realtors® to Watch Under 40” will most likely be one of many accomplishments in a long career for Coy and his fellow award-winners.

Lily Lopez, Realtor®, Coldwell Banker RealtyDowntown Sarasota

Lily Lopez is a Realtor® with Coldwell Banker Realty, Downtown Sarasota, who specializes in residential singlefamily homes, second-home vacation homes, as well as commercial properties. She has received the Short Sales & Foreclosure Resource (SFR®) designation, and she has an associate in arts degree from the State College of Florida.
Lily is a very successful Realtor® who strives to be a mentor for other agents. As an immigrant from Nicaragua, Lily moved to America as a young child and worked hard to learn a new language, culture, and way of life.
“I am very honored to receive this award,” said Lopez. “It allows me to be a role model for other young real estate professionals, to be able to inspire them to achieve the same things. I’m a highly motivated person who sets goals, and if you work hard, you can do great things. As an immigrant, I am especially proud to show others that these types of achievements are possible and that wonderful opportunities are available for everyone when you focus on your goals.”
Like many agents, real estate is not Lily’s first profession. She previously worked in the customer service and medical fields, and her experiences provided her with invaluable communication, organizational, and leadership skills that have served her well in her real estate career today. She was thriving in her previous profession, but when life abruptly changed due to the coronavirus in 2020, Lily found herself drawn to the real estate industry.
“As the pandemic hit, I realized that I needed a change,” said Lopez. “I needed a career path that allowed me to prioritize my three children in the best possible way. “I found that the flexible nature of the real estate industry was a perfect fit for my schedule, family, personality, and skillsets. I am a very social person who enjoys making connections and networking, and family is everything.”
Lily is actively engaged in various community organizations and initiatives. She has been a member of the Women’s Council of REALTORS® Manatee Network since December 2021, and in recognition of her commitment and leadership skills, she has had the privilege of serving as the First Vice President of WCR Manatee in 2022 and now in 2023. In addition, Lily is a member of the RASM Professional Development Committee, where she enjoys shaping the growth and success of our members. She is also a member of the Young Professionals Network, where she strives to make a meaningful impact and mentor other young Realtors®.
“I love to encourage other young agents,” said Lopez. “It can be scary when you’re first getting started. However, my biggest advice for agents is not to be afraid to fail, to make your ideas a reality, or to take chances.
We are all going to fail along the way, but that is how we learn, grow, and do it better the next time.”
Lily’s future real estate goals are centered around continuously learning, networking, and collaborating with her fellow agents, specializing in working with the local community, and building a strong reputation among her peers and the community as a leader.
“I understand the importance of staying up to date with industry trends and regulations, so I am committed to continuously expanding my knowledge and honing my skills,” said Lopez. “By actively networking and forming connections with other professionals in the field, I aim to foster collaborations, share insights, and create a supportive network that will propel my career forward.”

Brooke Mailloux is a Realtor® with Florida Suncoast Real Estate, Inc., who specializes in investment properties, residential singlefamily homes, and secondhome vacation properties.
Brooke has earned the Resort & Second-Home Property Specialist (RSPS) designation and has completed the C2EX endorsement through the National Association of REALTORS® (NAR).
Brooke was named both the RASM “Newcomer of the Year” in 2021 and the RASM “YPN Member of the Year” in 2022. She has also received the “Hustle Award” through Florida Suncoast Real Estate, the Realtor® Spirit award from Women’s Council of REALTORS® (WCR) Sarasota 2022, and she was nominated for the Manatee Young Professionals (MYP) award. In addition, her office won the Small Business of the Year award by the Manatee Chamber of Commerce in 2022.
Brooke currently serves as the YPN Chair 2023, and is on the committee for Florida REALTORS® YPN, and she is a Florida REALTORS® Director.
Being connected with the local community is very important to Brooke. She is involved with the Manatee Chamber of Commerce and sits on the Leadership Board within the Manatee Young Professionals (MYP) group. She also volunteers with the MYP for various projects, including beach clean-ups or helping pack food for the non-profit group, Feeding Empty Little Tummies. She has also been heavily involved with the Women’s Council of REALTORS® (WCR) for several years and has worked with them on community service projects.
Brooke’s future goals in real estate are to continue her involvement within RASM and the community. She hopes to become actively involved in NAR and plans to apply for NAR’s class of “30 Under 30,” a program that highlights rising stars in the real estate industry.
“I am proud of how far I have come, but this career is not easy,” said Brooke. “My advice to other young agents
is to keep pushing and don’t let your doubts get in the way. Take one day at a time and appreciate even the little wins because they will lead to something big.”
Brooke’s love for her clients, her profession, and the support she has received from her colleagues and friends has been a driving contributor to her overall success.
“I am humbled to win this award,” said Mailloux. “But I have a whole flock behind me at Florida Suncoast Real Estate that has supported me since day one, helping me get through all the bumps in this career. Each of them has helped me get to where I am today, and I am beyond grateful for them. Along with those within RASM who tapped me on the shoulder to be more involved with the Association. It takes a community to help you succeed in a small business, and I am so thankful for mine.”
Elena Stefanoski, Realtor®, Director of Agent Development, Preferred Shore Real Estate

Elena Stefanoski is a Realtor® and Director of Agent Development with The Casella Group at Preferred Shore Real Estate. She specializes in international properties and clients, singlefamily homes, second-homes, and relocations, as well as commercial, industrial, and office properties.
Elena has earned the prestigious Real Estate Negotiation Expert (RENE) designation, Short Sales & Foreclosure Resource (SFR®), and Resort & Second-Home Property Specialist (RSPS). She also has a Bachelor’s Degree in Public Relations and Journalism from Indiana State University.
In August of 2022, Elena was named the Director of Agent Development and Recruitment on her real estate team with Preferred Shore. She is responsible for finding talent, training, and mentoring her team members and new agents to help them achieve their real estate goals. Her team has been awarded as one of the “top teams” in the brokerage for 2021 and 2022.
Elena was awarded the “2022 Macedonian Diaspora 40 Under 40” within the Macedonian community nationwide through the United Macedonian Diaspora (UMD). UMD’s “40 under 40” initiative is a celebration of accomplished young Macedonians globally who demonstrated great leadership and positively impacted their communities and professions before the age of 40.
“If I had to summarize the keys to my success, they would be having a positive mindset, persistence, and hard work. I am a first-generation immigrant from Macedonia. I came to America at a young age and didn’t speak English at all; now, I speak multiple languages! I wake up every morning ready to tackle the day. It’s important to not lose sight of the goal. It’s easy to get discouraged, but having a positive attitude helps me stay on task. As the saying goes, ‘extraordinary things happen by doing ordinary things for an extraordinary period of time,’” added Stefanoski.
When it comes to her clients, Elena is very focused on thorough communication to ensure that they comprehend all the complicated sale and purchase options. She prides herself on always making herself available to handle any questions, providing up-to-date market and product knowledge, and guiding her clients successfully through the transaction.
In addition to being a busy and successful Realtor®, Elena is a wife and mom of three. She is very active in the community and is heavily involved in all her children’s activities.
Elena’s future goals are to continue to grow and succeed while she helps others in the industry reach their goals and be successful. In the future, she hopes to mentor others through education, teaching classes to new agents to pass down her vast industry knowledge and expertise. She believes that helping others will also benefit her own growth as we learn together and gain through experiences.
“I am honored to be recognized for this award as it highlights all the hard work I have poured into my career over the past three years since starting my real estate profession,” said Stefanoski. “My advice to others is to just ‘go for it.’ There will never be the right time to start. Misrepresentation
By:Realtor® A, a cooperating broker, had shown four houses to Buyer B, and Buyer B’s wife had asked to see one of them a second time. There was a third inspection, and a fourth. They seemed at the point of decision but said they would like to “sleep on it.” When there was no word the next day, Realtor® A called. Buyer B said he was a bit hesitant on the price; that some transfers of executives in his company had been rumored; that this could affect him within the year; that he hesitated to buy at a price that might mean taking a loss if he should be transferred within a year.
Realtor® A tried to reassure the prospect by telephone. Then he dictated a letter stating that the house was an exceptional bargain at the asking price and “our office guarantees to get your money out of it for you any time in the next year if you should need to sell.” Buyer B came in and signed the contract.
Six months later, Buyer B came to Realtor® A as a seller. He was being transferred. He would need to get his equity out of the house to be able to afford a purchase in the new community. Realtor® A listed the house at the price Buyer B had paid for it. After a month there had been no offers. Buyer B reminded Realtor® A of his written assurance that his office had guaranteed he would get his money out of the house within the year.
Realtor® A explained that the market had become much less active and that Buyer B might have to reduce his price by $10,000 to $15,000 to attract a buyer. Whereupon, Buyer B filed a complaint with the Board of REALTORS® charging Realtor® A with misrepresentation, exaggeration, and failure to make good on a commitment. After examination of the complaint, the Grievance Committee referred it to the Professional Standards Committee for a hearing.
In response to questioning by the Hearing Panel, Realtor® A admitted that he had written the letter to Buyer B in good faith and, at the time the letter was written, he had been certain that his office could obtain a price for the property that would ensure Buyer B was “getting his money out of the house.” However, Realtor® A explained that although he had held such an opinion in good faith, the market had softened and now the circumstances were different. The Hearing Panel reminded Realtor® A that the pertinent fact being considered was not his opinion at the time of the previous sale as compared to his opinion now, but rather his written “guarantee” to Buyer B and his current failure to make good his written commitment. It was the conclusion of the Hearing Panel that Realtor® A had engaged in misrepresentation and was in violation of Article 2. • Published

Can I Use It? Copyright Issues in Real Estate Listings

Due to the potential for harsh fines, Realtors® should educate themselves on how to avoid liability.
FLOORPLANS ROUTINELY COPYRIGHTED
Realtors® have found that incorporating floorplans into their listings can significantly increase interest in them, especially as home offices and multigenerational housing are becoming increasingly popular. But can you use a floor plan that was previously posted online by a builder or another Realtor®? The short answer is no.
Floorplans are routinely copyrighted, and Realtors® should not assume that they have free use of them simply because the Realtor® found the floorplan online or in a free publication from the builder. Realtors® that are representing builders of new construction should always confirm that the builders are authorized to use a floor plan before they include it in a listing. Architects are typically the owners of the floorplans and often provide licensing agreements to builders, which allow them and their agents to use the floorplans in advertising.
These licensing agreements rarely, if ever, apply to resellers who may have the floorplans provided by their builders or find the prior listing on realtor.com or another listing site. Sometimes, Realtors® try to argue that including the photos in a listing is merely informative and not commercial use, but courts rarely support this position.
Although Florida does not have much, if any, case law to help guide Realtors® on this topic, other states have weighed in. In 2021, a district court in Missouri ruled not only that a Realtor® could not hire a contractor to re-create a custom home floorplan, but it also ruled that a Realtor® was prohibited from measuring the home’s dimensions and drawing the home’s floorplan on graph paper herself. While the Missouri court’s decision may have hinged on the fact that the floorplans were related to custom homes, whenever possible, Realtors® should get the permission
of the architect and builder before using a blueprint. While copyright protection does not generally include the right to prevent others from making “pictures” of the copyrighted work, the picture must be made from a public place and not from within a private home.
The same caution and approval process should be followed with pictures utilized in listings.
USING LISTING PHOTOS
Realtors® should only use past listing photos with the photographer’s express, written consent. The mere fact that the photograph is posted on a public website or in a prior listing does not give a Realtor® free reign to repost the picture for use in a new listing. In fact, as recently as June 2023, Zillow was ordered to pay almost $2 million dollars in damages after Zillow displayed another entity’s photographs on its website without obtaining the necessary approvals. As such, the moral of the story is - When in doubt, leave it out!

Sarasota Moving to Implement Vacation Rental Regulation City-Wide
By: Max Brandow, RASM Vice President of Advocacy and Member ProgramsAt a recent Sarasota City Commission workshop, the Commission agreed to move forward with a plan to implement vacation rental regulation on all properties within Sarasota city limits.
Previously, vacation rental regulations had been focused only on the barrier island communities of Lido, Bird, and Siesta Key. With this new plan, every property owner in the city will have to wade through a litany of red tape and bureaucracy just to exercise their constitutional private property rights.
VACATION RENTAL REGULATIONS CONCERNS
RASM, and other Realtor® Associations throughout the nation, in the past, have fought against vacation rental regulations that impact homeowners’ private property rights, and we’ll continue to do so whenever these sweeping regulations pop up.
The plan to regulate vacation rentals city-wide has not passed yet, but it’s very likely at least 3 commissioners will pass this when it comes before them for an official vote in the coming weeks and months. RASM will be there every step of the way to make sure the voices of homeowners and organized real estate are heard.
The city claims this regulation is necessary to clamp down on nuisance properties, and RASM’s position has been consistent throughout: the city already has mechanisms and ordinances on the books that they can utilize to address almost all issues these so-called “nuisance” properties cause. The city claims this is necessary to stop raucous parties, but there are noise and open party laws they could use to regulate that. The city claims vacation rentals cause parking issues, but they already have ordinances and laws that address parking. The city claims vacation rentals cause trash and littering issues, but Sarasota has codes that regulate trash pickup. If the city can’t enforce current laws and ordinances on the books, what would give anyone the confidence that adding more rules and regulations will be the magic solution that will fix their obvious enforcement issues?
We fear the handful of new regulations, penalties, and fees that the city is proposing is going to hurt the market. Making second home and investment property purchases less viable and pushing out the mom-andpop vacation rental operators in the market. We believe the city can address the issues they perceive with vacation rentals without hurting property owners’ legitimate business practices.

June Home Sales Increase in North

By: Gina McCarthy, RASM Vice President of Communications and EngagementHome sales in Manatee County have increased year-over-year for the second consecutive month in June of 2023.
According to data from Florida REALTORS® and compiled by the REALTOR® Association of Sarasota and Manatee (RASM), closed sales are up this month, new listings are down, and home values have stayed higher overall when compared to the same time last year.
Realtors® in the North Port-Sarasota-Bradenton MSA participated in 2,206 sales in June (combined for singlefamily homes and condos), a year-over-year increase of 5.7 percent. Compared to last month, closed sales decreased by a combined 8.9 percent for both property types in the MSA.
In Manatee County, single-family home sales increased year-over-year by 17.7 percent to 759 sales, and condo sales increased by 12.1 percent to 297 sales. In Sarasota County, single-family sales decreased by 4.1 percent to 769 sales, while condo sales increased yearover-year by 1.3 percent to 381 sales.
“The residential market in Manatee County continues to thrive with two back-to-back months of increased sales over the last year, indicating strong buyer activity and market resilience,” said Brian Tresidder, 2023 RASM President and Strategic Growth & Sales Manager at William Raveis Real Estate. “The real estate market in Sarasota County remains dynamic, with single-family sales experiencing a decline compared to 2022. Nevertheless, June sales point to more balance, slowly narrowing the gap with last year’s figures and reaffirming the region’s market strength.”
Pending sales, or the number of homes that went under contract last month, increased for both property types in Manatee County but decreased in Sarasota County when compared to last year. For single-family homes, pending sales increased year-over-year by 8.3 percent in Manatee and decreased by 3.6 percent in Sarasota. In the condo market, pending sales increased by 31.3 percent in Manatee and decreased by 4.5 percent in Sarasota.
The median sale price reported in the MSA is down compared to the same month in 2022. Single-family home prices in Manatee County decreased year-over-year by 4.5 percent to $525,000 and increased by 4.5 percent to $522,500 in Sarasota County. Condo prices increased by 3.8 percent to $370,000 in Manatee and decreased by
6.3 percent to $390,000 in Sarasota. Single-family homes sold at a higher median price in June than in May of this year, while condos sold at a lower price in June when compared to the previous month.
The month’s supply of inventory continues to show a year-over-year increase this month. In Manatee County, single-family home supply increased by 55.6 percent to a 2.8-month supply and condo supply increased by 126.7 percent to a 3.4-month supply. In Sarasota County, there was a 3.2-month supply for single-family homes and a 3.5-month supply for condos, a year-over-year increase of 88.2 percent and 133.3 percent respectively. This is the third consecutive month with Manatee condos at a 3.5-month supply and the second consecutive month with Sarasota condos at a 3.4-month supply.
“With a home supply of around three months, our market continues with more favorable conditions for sellers than for buyers,” said Tresidder. “The decline in new listings within the two counties further contributes to the prevalence of a seller’s market. It is typical for our area to see a decline in new listings around this time of year before the market experiences more activity heading into fall and further into spring.”
At the end of June, there were 2,295 new listings combined for both property types in the North PortSarasota-Bradenton MSA, a decrease of 21.8 percent from last year and a less-than-one-percent decrease from May of this year. Broken down for each property type, there were 1,611 new listings for single-family homes and 684 new listings for condos, representing a year-over-year decrease of 24.1 percent and 15.8 percent respectively.
As for inventory, there were 5,386 active listings combined for both property types in the North PortSarasota-Bradenton MSA, a 51.6 percent increase from the same time last year and a 3.7 percent increase when compared to last month. Across the two-county region, there were 3,545 active listings reported for singlefamily homes and 1,841 listings reported in the condo market at the end of June.
The median number of days from the listing date to contract date has significantly increased from the previous year in June. Manatee County single-family homes went under contract within a median of 37 days, a 516.7 percent increase from last year. For Manatee condos, the median time to contract was 34 days, an increase of 385.7 percent. In Sarasota, the median time to contract for single-family homes increased year-overyear by 228.6 percent to 23 days and increased by 400 percent to 35 days in the condo market.

The event was more than SOLD OUT, with guests trying to buy tickets at the door. It was a huge success. A huge thank you to our sponsors Dunlap and Moran, Embrace Home Loans, Bank of England Mortgage, SnapHouss, Suncoast One Title and Closings, and Truist Bank. Cask and Ale and Sysco donated food and beverages to the event to help support the cause.
Our event raised an impressive $29,280.09, with proceeds being split between RASM REALTORS® Charitable Foundation and Everyday Blessings Springboard Program, a local organization assisting foster children that age out of foster care, giving them the stepping stones needed so they can create their own positive, productive and independent lives. The RRCF provides support to local housing-related charities, college scholarships for local students, and funds for RASM members in need.
We had crowd favorite bartenders, who went head to head to compete to collect the most tips during their 15 minutes of “celebrity bartending fame” and a final round crowning our 2023 Celebrity Bartender. There was no shortage of cash being thrown around, online tips collected, and even bartenders dancing on the bar. The winner was Alex Twigg with Keller Williams on the Water, who raised $6,396 in tips!

Broker Corner: Advancing Your Career with Loyd Robbins and Leslie Wells

This month we interviewed broker-owners Loyd Robbins, with Loyd Robbins & Co. LLC, and Leslie Wells, with Leslie Wells Real Estate, Inc. We asked them questions about their esteemed careers, the keys to their success, and what they’ve learned along the way.
Can you share your experience in the real estate industry and how you got started in this career? What drew you to this industry?
Loyd: My Dad was licensed in the mid-1960s, and I became interested in the business after hearing about the different types of deals and people he dealt with. In junior high, I wrote a paper about wanting to become a Realtor® because you got to get dressed up every day and drive around and talk to people about making money. I began traveling around with my Dad and assisting him with the paperwork. For example, back then, the MLS book was a physical book, and the board would send you replacement pages, and you would remove the old ones and replace with the updated. I got my license in 1973 at the age of 18. At that time, I was one of the youngest sales associates in the state as they had just adjusted the age at which you become an adult from 21 to 18. I got my broker’s license just a short two years later, in 1975, at the age of 20.
Leslie: My first job was working at the Manatee County Property Appraiser’s office, and at that time, real estate agents would actually have to go to the office to do research on homes. Just like the property card we now see on the property appraiser’s office website, there was actually a physical card for each property. I got to know many of the real estate agents that would come into the office, and I envied the freedom of not being tied to a desk and a 9-5 job.
What skills do you think are essential for successful leadership in this field?
Loyd: LISTENING! Not being too quick to give an answer until you understand fully what the
person is telling or asking you. By practicing active listening, I have created an atmosphere of mutual respect, trust, and understanding. It fosters effective communication, enhances my relationships, and helps me respond more appropriately and constructively to my client’s or staff’s needs.
Leslie: I think to be a leader in this business, your agents have to know that you know what you are doing. They can appreciate that you have been where they have, have empathy for the long hours that sometimes doesn’t relate to a pay day. That is one of the reasons that I still list and sell real estate. My agents know I can talk the talk and walk the walk.
What are the biggest difficulties and breakthroughs you have had while managing a team or brokerage?
Loyd: I would have to say the biggest difficulty is time management, juggling being a salesperson and deal-making while being the broker and mentor at the same time. Having enough time to devote to being available for my staff and my sales team takes constant work. My biggest breakthrough is being able to build a team of agents that have a varied background in many different disciplines in the industry.
Leslie: I started my own brokerage 23 years ago and have never looked back. I love teaching real estate to new agents, teaching negotiating and strategies that I like to call “institutional knowledge.” One of the best things is watching agents “get it.” It’s like the light comes on, and all of a sudden, they really understand what it takes to be successful.
What steps have you taken to enhance your skills and knowledge in the real estate industry?
Loyd: In my younger years, I spent a large portion of my career volunteering at the former Sarasota Association of REALTORS® (now merged as RASM). I was chairman of multiple committees such as the Political Action Committee, Government Affairs Committee, Realtor® Attorney Joint Committee, Professional Standards, Strategic Planning, and the MLS committee. From all of those, I received well-rounded information on the industry and the community as well.
Leslie: I’m not much of a classroom-type student anymore, but I love to read. I read real estate-related materials, watch videos and study topics that I think will help the agents in my office to stay on top of our game.
Thinking about your most successful project or deal, what made it the most successful for you?
Loyd: I worked on the Fruitville Commons project for five years before it was developed, and seeing it all come to fruition and the change in the landscape of Fruitville and the I-75 area was a huge success for me. I learned a lot about the mixed-use concept, which was new to me even after 45 years in the industry. Another one of my greatest projects was Interstate Lake Industrial Park some 40 years ago. Getting to learn about the Industrial development process and adjusting the product to meet the needs of the market was a great success and was one of the first of its kind in our area at that time.
Leslie: In 1995, we purchased almost 1,000 acres in Parrish along with some partners, and I was lucky enough to help with the design and all of the sales. This gave me an incredible amount of credibility with large land owners and developers and ultimately, we were able to be a part of many of the largest land deals in Manatee County.
What advice would you give to someone who is just starting a career in real estate?
Loyd: Learn as much as you can about the market and understand the process from listing to closing because what we’re selling is our knowledge to buyers and sellers. By immersing yourself in market dynamics and trends, you can build a robust knowledge base that adds substantial value to every deal you facilitate. Understanding the process from listing to closing is crucial. It involves comprehending the intricacies of listing properties, evaluating market prices, negotiating offers, and navigating the legal and financial aspects of closing a deal. A full understanding of this process enables an agent to streamline transactions, address potential challenges before they arise, and optimize outcomes for all parties involved in a transaction.
Leslie: This is not a job; it’s a career, so if someone is in this for the fast money, they treat their experience much differently than someone that can see the big picture, and it is certainly not for everyone. It’s not about being a people person or looking at decorating ideas in nice houses. It is truly a commitment that not everyone is willing to make. So if you are unable to make the time or the financial obligation, maybe the timing is not right for you.
What is your approach to networking and building professional relationships in the real estate industry, and how has it helped your career?
Loyd: I am more of a one-on-one type networker when building relationships. I do that by having lunch and dinner meetings with an array of different professionals from all areas of business, and I build trust with other professionals this way in the community. I am of the mindset that you have to give more referrals than you expect to receive.
Leslie: At different times in my career, I became involved in various committees through the Association and met many agents and brokers that work in our market. I have tried to maintain professional relationships with all of them. In the early 2000’s I was invited to get involved in a leadership position with the former Manatee Association of REALTORS® (now merged as RASM) and ultimately served as president in 2012, which was truly an honor. I have to believe that building these relationships over the years has helped me grow as an individual and helped me professionally.
What are some challenges you faced when growing your business and how did you overcome them?
Loyd: Hiring and maintaining a good staff and sales team can be challenging. Rapid growth necessitates hiring new employees to meet the increasing workload. However, finding qualified candidates who align with the company’s culture and possess the necessary skills can be challenging. Addressing these challenges requires proactive management, strategic foresight, and adaptability. By anticipating potential obstacles, investing in infrastructure and talent, maintaining a customer-centric approach, and staying attuned to market trends, my growing business has navigated these challenges well over the years.
Leslie: Like all small business owners, one of the challenges is the financial ability to compete with the big brokerages that have deeper pockets for tools and training. To overcome this, I worked hard at the basics of real estate, knowing that our agents had the skills to be competitive in the market through their knowledge of the market, their knowledge of real estate, and marketing. I also learned that there’s no shame in asking for help. I am very fortunate to have relationships with other independent real estate brokers that are helpful and willing to share and to be a sounding board. •

Andrea Decker is the new RASM Association Services Coordinator. Andrea is a firstgeneration American and made the Manasota area her home when she was two. Her lifelong career in customer service has allowed her to bring empathy and intuitive problem-solving to her position at RASM.
As an Association Services Coordinator, Andrea greets and assists visitors and answers and directs calls to the appropriate departments. She also aids members with the set-up and support of lockbox products and services and helps members with store purchases.
