We have been through a lot from an intense housing market to inventory and supply shortages, to a devastating hurricane. But we have come together as Realtors® always do, dedicated to helping each other, our industry, and our community. As we reflect on our many accomplishments, we are proud to recognize those who have inspired, motivated, and shown tremendous leadership and strength, contributing to a successful 2022. Each year, select leaders from our membership are nominated by their peers for their significant dedication to the Association and to the community. What’s Next?

Wow! It is hard to believe that my year as your 2022 RASM President is already coming to a close. What an honor it has been to lead the REALTOR® Association of Sarasota and Manatee and our 8,500+ members, the 45th largest Realtor® Association in the United States! But the reality is there is a huge team that leads our Association, from the Executive Committee, to the Board of Directors, individual committees, and our amazing staff. It is a team effort, and I played just one part. In addition to the honor of being your President this year, you know what? It has also been a lot of fun! The Presidential year actually starts halfway through your President-Elect year. One thing I have learned over the past 18 months is that RASM has a lot of things going for it that other Realtor® Associations can only dream of. In fact, RASM is very well-respected throughout the State of Florida and the country.

I was proud to be part of our leadership team at the NAR conference in San Diego last November 2021. I attended roundtables with leaders from throughout the country and brought some great ideas home to implement in 2022.

Then in 2022, as your President, I represented our members at the Florida REALTORS® Mid-Winter Meetings in January and their annual convention in August. Since I feel that advocacy is one of the most important things Realtors® do, I challenged our RPAC committee to increase our number of Major Investors. Under the amazing leadership of Amy Worth and Denise Oyler, we now have welcomed the most RPAC Major Investors we’ve ever seen in our history. Additionally, they were able to get 2023 NAR President Kenny Parcell to travel to Sarasota to visit with our leadership team and be the Guest of Honor at our first-ever RPAC Major Investor reception. Yes, we are the envy of the entire state!

In February, I attended, along with our advocacy team, the Great American Realtor® Days in Tallahassee and met with Florida House Representatives Fiona McFarland and James Buchannan, and Florida State Senator Jim Boyd to discuss the issues that are important to members.

Other highlights of the year include the Grand Opening of our RASM North office in Bradenton. Under the leadership of the Task Force Chair David Clapp, the North Building Task Force turned the former Manatee Realtors® building into a beautiful, modern, and state-of-the-art facility. It was very appropriate that we had the Grand Opening of our new Manatee County office during 2022, the 100-year anniversary of our Association that began in 1922 in Manatee County.

Education is always on the agenda at RASM and we had our 3rd annual Soar Conference & Expo this year, and it was a huge success. CREA also had their Downtown Horizons breakfast once again to update our members on projects and changes within our cities. It was here that we first heard of the City of Sarasota Comp Plan change to increase density for workforce housing, which passed later in the year due in part to RASM’s support!

Another great success was the Realtor® Day: Name your Game fundraiser for the RASM Realtors® Charitable Foundation which raised an incredible $62,000 for RRCF. RRCF is growing both in ability and influence and was able to triple the number of college scholarships previously given. It also donated $10,000 each to both Habitat for Humanity Manatee and Sarasota with the help of the CREA Golf Tournament, and we’re currently processing our first “Realtor® in Need” requests coming from Hurricane Ian damage.

So it has been a very busy year. It has been a year of tremendous celebrations and accomplishments. But to grow, we have to stretch ourselves and continue to challenge ourselves. So please get involved and ask yourself... what’s next? But be careful, you just might have some fun! Thank you for all your support and I appreciate you allowing me the opportunity to be your President. I’ll see YOU at the Association! •

Those who have the honor of knowing David understand his achievements are extensive, his personality is warm and genuine, and his integrity, fairness, and kindness cannot be measured.

There are three things that make David the standout candidate to receive the prestigious honor of Realtor® of the Year for 2022. In 2020, David served as the President of RASM, leading the Association through a challenging year to say the least. David reflects on that year saying, “I always felt that 2020 was going to be an EXCEPTIONAL year, I just didn’t envision quite the way it turned out! While we started off the year with great excitement and expectations it quickly turned to fear, concern, and uncertainty for the future. In early March we got hit with COVID-19, which changed a lot!” During that year much was accomplished, but most significantly, under David’s leadership, the RASM REALTORS® Charitable Foundation was created.

In 2021, David served as the inaugural President of the RASM REALTORS® Charitable Foundation and continues as a Board member.

“This Foundation will live on to help provide scholarships, funds for charitable organizations related to housing, and help our own members in time of need. It’s

Realtors® helping Realtors®, as well as our community. During its first year we were able to do significant fundraising and accomplish many other great things.”

In addition, he was a member of the RASM Executive Committee, served as the RASM Immediate Past President, and served on the RASM Board of Directors in 2021. In 2022, David served as the Chair of the North Building Task Force and was able to see the North Building location completed, which now serves members in our northern areas.

David is a past recipient of Association awards including the SAR Meritorious Service Award in 2010 and the RASM REALTOR® of the Year in 2015. He received the NAR Realtor® Emeritus status in 2018, and in 2020, he was inducted into the RE/MAX Hall of Fame.

In addition, David was an instructor for the “Winning Attitude” class taught for the Leadership Academy and mentored Leadership Academy members for the last two years. He is a member of the RASM Realtor® Attorney Joint Committee, a RASM Ambassador, an RPAC Major Investor, and Chair of the Nominating Committee.

On the state and national level, David served on Florida REALTORS® FR BAR Contract Committee, helping with the revisions made to the FR BAR Contract, and serves as an instructor for FR BAR Contract and Addenda Classes. He also served on the Florida REALTORS® Standard Forms Committee where he will be Vice Chair in 2023, the Florida REALTORS® Board of Directors, and an Honor Society recipient for the past 12 years. David has also been a member of the NAR’s Business Issues Policy Committee.

“It’s been my honor to be involved with and serve the members of RASM for the past 20 plus years,” said David. “I am humbled and honored to receive this recognition as REALTOR® of the Year for 2022.”

PRESIDENT’S AWARD

Amy Worth, Broker Associate, RE/MAX Platinum Realty

The President’s Award is a special honor bestowed by the current RASM President to a member who best embodies the Realtor® spirit and has contributed to the President’s goals. This year, 2022 RASM President Tony Veldkamp, awarded this honor to Amy Worth, Broker Associate with RE/MAX Platinum Realty.

Amy’s career trajectory has certainly been remarkable, and with more than 30 years of real estate experience, she continues to make a positive impact and excel in her profession. She has been appointed to several leadership positions throughout her impressive career, including serving as the 2019 RASM President, as well as serving on the RASM Nominating Committee, the Professional Standards Committee, and serving on the RASM Board of Directors.

This year, Amy served on the RASM REALTORS® Charitable Foundation (RRCF) Fundraising Committee and served as the Co-Chair of the 1st Annual Realtor® Day Event. This event was a huge success that raised over $62,000 for the Foundation. Amy attributes a large part of the event’s success to the dedication and hard work accomplished by Co-Chair Debbie Urban, the RRCF Fundraising Committee, and the RASM staff. The event was designed to engage the Realtor® community while raising funds for the RASM REALTORS® Charitable Foundation.

Amy was also the 2022 Chair of the RPAC Committee, whose focus this year was to increase awareness about

RPAC and the importance of RPAC Major Investors. The committee hosted a very successful Major Investor Event held at Sarasota Waterworks that included the 2023 NAR President, Kenny Parcell. Thanks in part to Amy’s leadership, the committee nearly doubled the RASM Major Investors this year. Major Investors are members who champion for private property rights by investing at least $1,000 in RPAC per year.

Amy has been elected to serve as a 2023 Florida REALTORS® District Vice President for District 13. She has served as the 2013 Women’s Council of Realtors® Florida State President, Women’s Council of Realtors® National Executive Committee, as well as a Florida Realtors® Director. Amy has received the Florida Realtors® Honor Society Award for 9 consecutive years.

As her leadership roles have continued to expand, so has her business. Amy’s dedication to elevate the real estate profession is evident in all she does. She has enjoyed a successful career with RE/MAX Platinum Realty where she has been named to the RE/MAX Hall of Fame.

“I am very honored to be recognized for my contributions to RASM, and especially by our President, Tony Veldkamp,” said Amy. “Tony has done an amazing job this year leading our organization diligently and effectively.”

DISTINGUISHED SERVICE AWARD

Alex Krumm, Broker Owner, NextHome Excellence

The Distinguished Service Award honors a Realtor® based on their lifetime contributions to the local, state, and national Associations, as well as the community. This year’s distinguished award goes to Alex Krumm, Broker Owner with NextHome Excellence

Alex started his career as a local expert in short sales and foreclosures during the Great Recession. During that period, he spent years helping families navigate complicated, high-stakes real estate transactions and developed his rooted belief that talented, professional Realtors® can make an enormous difference in the lives of our customers.

That focus on talented professionalism led him to work as a mentor within the Realtor® community. Alex is a certified instructor and Director for Florida REALTORS®. He has proudly served on the RASM Board of Directors from 2014 to the present. Alex was the 2021 RASM President, the 2020 RASM Secretary, and he is the founding chair of the Suncoast Regional YPN. In addition, Alex has served as a Chair of both the RASM Member Engagement and Professional Development Committees, and he has served on the RASM Military Recognition Task Force.

In 2014, Alex received the Sarasota Association of REALTORS® President’s Award, and in 2019, he taught the first Accredited Buyer’s Representative (ABR®) course ever offered outside of a Realtor® Association.

Alex has been a Realtor® member since 2006. He runs a sales team of dedicated, talented Realtors® who share his focus on integrity and is an established expert in home valuation, negotiation, and the sales process. He has earned numerous designations, including Graduate Realtor® Institute (GRI), Seller’s Representative Specialist (SRS), Accredited Buyer’s Representative (ABR), Commitment to Excellence (C2EX), Certified Distressed Property Expert (CDPE), and Certified Luxury Home Marketing Specialist (CLHMS).

GLOBAL COMMITMENT AWARD

Carla Rayman Kidd, PLLC, Global Consultant, Speaker, Trainer, & Realtor®, Coldwell Banker

The Global Commitment Award is a newly created accolade for 2022 and recognizes a RASM member who demonstrates excellence within the global real estate market. This year’s inaugural award goes to Carla Rayman Kidd, PLLC, Global Consultant, Speaker, Trainer, and Realtor® with Coldwell Banker Realty

Carla has extensive knowledge of global real estate and proven success working with companies, associations, students, and agents. She has been licensed since January 1997 and achieved her broker’s license in 2002. Carla has made the global market the focus of her real estate activities since the early 2000s and has traveled extensively to build her business and carry out volunteer responsibilities across a wide range of organizations. Her success is built in part on her extensive referral network, which speaks volumes for her reputation for competency and integrity.

Carla has served as the Chair of the SAR Global Business Council (GBC) Committee in 2006, the Chair of the RASM GBC Committee in 2019, as well as a longstanding member of the committee. She has also served on the board of directors for our Association from 2007-2012.

Carla has participated in several trade missions, including SIMA (Spain), A Place in the Sun (UK), Scotland (Sarasota Association trade mission 2007), FNAIM (Paris), OPP Live London, AIPP London, NAEA UK, ACOBIR (Panama), Costa Rica (CILA), Jamaica, Bermuda, Bangkok, Thailand, Bahamas, Caracas (Venezuela), Montevideo, Uruguay (CILA); Mexico (AMPI); Toronto, Canada, and Las Vegas/Miami/NYC/Orlando (FIABCI).

Carla is an approved NAR instructor in both Florida and Texas for the following certifications and designations: At Home with Diversity (AHWD), Accredited Buyers Representative (ABR), Certified International Property Specialist (CIPS), Resort & Second Home Property Specialist (RSPS), Senior Real Estate Specialist (SRES), and she is a Florida REALTORS® Instructor for global and social media.

Carla was awarded the NAR CIPS Instructor of the Year in 2020 for her commitment to the real estate industry, for teaching both domestically and globally, and for her classroom techniques. She also received the SAR Realtor® of the Year Award in 2007, and the SAR President’s Award in both 2007 and 2009.

“I am so pleased to see global being recognized as an important part of our industry,” said Carla. “Our Global Business Council has been working hard for years to achieve this. As the past chair of global in 2005 and 2019, I am honored to be the first recipient of this award and look forward to congratulating others who share this passion.”

YPN MEMBER OF THE YEAR

Brooke Mailloux, Realtor®, Florida Suncoast Real Estate, Inc.

The YPN Member of the Year award is given to a member of the Young Professionals Network (YPN) who has demonstrated extraordinary leadership, volunteering their time and talents in YPN committees, sponsored events, and giving back within the community. This year’s award goes to Brooke Mailloux, Realtor® with Florida Suncoast Real Estate, Inc.

Brooke served as the Vice Chair of YPN in 2022. In that short period of time, she has become an integral key to their ongoing success and will serve as the YPN Chair in 2023.

Brooke has a strong drive and the concentration needed to be successful in the real estate business. Within her first year as a Realtor®, she closed 18 properties, equaling over $2M in volume. Since then, she has continued to add to that volume, keeping her business growing strong. Brooke has worked with various properties from mobile homes to multi-million-dollar homes, but she believes that it’s not about the size of the home that mattes, but rather she focuses on her client’s needs and their overall happiness. Brooke has a background in Event Management, which has helped her to be more hospitable to her clients and really listen to what they are wanting in their home.

Brooke is the 2021 RASM Newcomer of the Year, as well as a 2022 nominee for the Manatee Young Professionals (MYP) Award. In 2021, she graduated from the RASM Leadership Institute, which hosted the REALTORS® Care fundraising event for the RASM REALTORS® Charitable Foundation (RRCF) that helped to raise over $30,000 for the Foundation. Brooke has also earned both the C2EX and RSPS designations.

In addition to being the 2023 YPN Chair, Brooke will be on the state YPN Committee in 2023. She is also the 2022 First Vice President of the Women’s Council of Realtors® Sarasota. Brooke is very involved in the local Manatee Chamber of Commerce and sits on the board for the Manatee Young Professional Network. She is a member of the RASM Nominating Committee and has applied for additional committees for 2023.

Brooke has also committed to being an RPAC Major Investor in 2023, and she has taken the YPN Pledge to commit as a Major Investor for the next 10 years. Being involved within her community is very important to Brooke. She has a strong desire to mentor other Young Professionals to help them grow and be successful in any business venture they choose. She strives to create positive change in the community, guiding the next generation, because they will be the leaders of tomorrow.

Brooke also works closely with Turning Points, a local nonprofit designed to assist individuals and families with financial stability, whether that be collecting donation items, putting together fundraisers, or helping find homes for people in need.

“I am deeply honored to receive this award,” added Brooke. “I carry the Realtor® brand with pride, and I will continue to show everyone I cross paths with why Realtors® care. The young professionals today are the leaders of tomorrow and I plan to be there every step of the way and I will continue to help those behind me grow so when they take my place the world will continue to be a better place.”

HUMANITARIAN OF THE YEAR

Andrea Capek, Realtor®, Exit King Realty

The Humanitarian of the Year award is bestowed to a RASM member for their significant contributions as a volunteer in the community. This year’s award goes to Andrea Capek, Realtor® with Exit King Realty. Andrea has been a Realtor® for over 21 years, with 16 years working with Exit Realty.

Andrea truly has a philanthropic mindset and a humble disposition. She routinely spends her free time, energy, and personal resources to benefit the less fortunate in our community. Andrea is passionate about helping others in every way she can. Whether she is doing small, daily acts of kindness for one person, or organizing large events that help many, Andrea has a heart for others and loves to serve the community.

For the past ten years, Andrea has established an Annual Toy Drive that benefits four local organizations within Sarasota and Manatee County: SPARCC, Mothers Helping Mothers, the Child Protection Center, and Children First. She buys donation boxes and wraps them festively, and distributes them to a list of local businesses. She then organizes an annual “grand finale” event at Evie’s Downtown to distribute the collected toys to the local non-profit organizations. This year, the event will take place on December 7, and it’s always a fun night, allowing the public drop off a toy, and enjoy socializing while benefiting children in need. Toys are needed for children of all ages, but the greatest need for gifts is in the teenage age group. Gifts can be dropped off at RASM or sent via Amazon directly to Andrea.

Andrea also works with the Sarasota Police Foundation, helping to organize their Annual Gala. The Foundation raises money for Sarasota City Police officers, helping to fund enhanced training, equipment needs, officer safety, youth outreach programs, and helping police families in need. The Foundation will hold its Annual Gala on January 28 at Michaels on East.

Andrea is a very involved member of Donors of Distinction, a group of volunteers that help to raise funds throughout the year, and awards grants to local community nonprofits within Sarasota and Manatee counties. The total funds raised this year was approximately $92,000, gifted to 22 local nonprofit organizations.

Andrea is also a supporter of Miss Susie’s Newtown Kitchen, a local nonprofit food truck that offers a work-based learning program to people in need, to prepare them for a career in the hospitality industry. Participants receive training in all aspects of working within a restaurant. Andrea helps line up business locations for the Miss Susie’s food truck to operate, and all proceeds received go towards helping their participants reach their full potential.

Because of her ongoing passion helping for others, Andrea was named the RASM Humanitarian of the Quarter for Quarter 3 in 2020. She is also the 2022 Chair the RASM Community Outreach Committee and she was on the Professional Development Committee in 2020.

“I am very honored to receive this recognition, but I am most especially thrilled to bring attention to the many small, local charities that I support throughout the year,” said Andrea. “Our community needs our time and resources. If you have a desire to help others, please reach out to me for more information. There is always a worthy charity in need of more support.”

BUSINESS PARTNER OF THE YEAR

The Business Partner of the Year award honors a Business Partner member for their outstanding contributions to RASM, the real estate industry, and to the community. This year’s deserving recipient is Cindy Jaramillo, Senior Loan Officer with the Bank of England

Cindy became a RASM Business Partner in 2017, sharing her passion for building relationships with her clients in the mortgage industry. She is highly successful due to her hard work, personal integrity, and ongoing commitment to excellence in both her job and her support of RASM.

Since joining RASM, Cindy has been extremely active within Realtor® and Business Partner functions. In 2018, she joined the Business Partner Committee. She then served as Vice Chair for the committee in 2020 and then advanced to Chair in 2021. Cindy graduated from the RASM Leadership Academy in 2021. She is currently serving on both the Young Professionals Network (YPN) and the Global Business Council (GBC) committees and was influential in organizing the GBC Trade Mission to Colombia in 2022.

Cindy is a Founding board member of NAHREP (National Association of Hispanic Real Estate Professionals) Sarasota chapter and is currently serving as VP of the Board. She was one of NAHREP’s Top 250 Latino Loan Originators in 2020 and 2021. She is currently serving as the Women’s Council of Realtors® Sarasota (WCR) Treasurer and will continue to serve as Treasurer for 2023. She received the Business Partner of the Year for WCR Sarasota in 2021.

Cindy has been ranked in the top three at the Bank of England for the last three years and was ranked Top Loan Originator in 2021, closing over $32,000,000 in volume. In addition, in 2021, she was ranked in the top five at Bank of England in the Southwest Region. Prior to joining the Bank of England, Cindy received the Rookie of the Year Award at Envoy Mortgage for both volume and units in 2018.

Cassie Yeager, Realtor®, Barrett Realty

The Newcomer of the Year Award recognizes a member who joined as a Realtor® within the last three years. It was created to honor a member whose ethics and spirit of cooperation are exhibited by faithfulness to the principles of organized real estate and to the outstanding commitment to professional development. This year’s recipient is Cassie Yeager, Realtor® with Barrett Realty Cassie Yeager is a U.S. Army retiree who relocated to Florida from Seattle, Washington, with a strong drive and determination to start a new career in real estate. After a good friend encouraged her to give real estate a try, Cassie decided to go for it. With a sincere desire to help people, and a tenacious hunger for learning, Cassie hit the ground running in 2022, absorbing as much knowledge and experience as possible in her new vocation.

She got heavily involved with RASM right from the start, taking advantage of every opportunity and learning from seasoned Realtors® every chance she had.

“I learned right away that RASM is a ‘bend over backward for its members’ organization,” said Cassie. “I saw at the heart of RASM is a group of professionals that do not compete with each other, but rather they cheer for everyone’s accomplishments, and I knew it was an organization that I wanted to pour my time into.”

Cassie was the 2022 Women’s Council of Realtors® Manatee Event Director and a 2022 RASM Leadership Academy graduate. She also completed both the GRI certification and C2EX designation. She became an RPAC Major Investor in 2022, which opened many opportunities for her to advance her career. In addition, she has earned her Green Certification, and Certified Waterfront Specialist Certification, and she attended the Great American Realtor® Days (GARD) in Tallahassee this September.

Cassie has volunteered her free time supporting Heroes Welcome Home, a local nonprofit, serving veterans of the U.S. military with all aspects of the home-buying experience. She participates in their charity golf tournament and various other events. Cassie was recently elected president-elect for 2023, and she will serve as president of Heroes Welcome Home in 2024.

“I am grateful for this honor and greatly appreciate the recognition,” said Cassie. “I am also grateful for Barrett Realty and for the leadership I’ve received that’s allowed me to propel my career forward, following their example of a strong work ethic, while serving the community with a servant’s heart and a smile on your face.”

The Commercial Realtor® of the Year award is presented to a Realtor® member of the Commercial Real Estate Alliance (CREA) who epitomizes the Realtor® image and has a proven track record of dedication to their fellow agents and community. Melissa Harris, SIOR, with Ian Black Real Estate, LLC, was selected by CREA’s nominating committee as the 2022 Commercial Realtor® of the Year for her many impressive contributions to CREA.

Melissa has been a CREA member and serving on their Board of Directors since 2017. She has earned the prestigious SIOR (Society of Industrial and Office Realtors®) designation, and she has a Bachelor of Science in Industrial Engineering from the University of Florida.

Melissa joined Ian Black Real Estate as a Commercial Property Manager in August of 2011. In January of 2012 Melissa moved into leasing and sales. As one of Ian Black Real Estate’s top Sales Associates, she is extremely active in all aspects of the industry, working with some of the largest landlords in the area, as well as representing local and national tenants and buyers. Melissa takes joy in educating buyers, tenants, sellers, landlords, and fellow commercial real estate agents about the process and intricacies of commercial real estate transactions.

Prior to starting her real estate career, Melissa worked for Home Depot for nine years, with five years as their Human Resources Manager. This is where Melissa first gained her drive for making workplace education a priority.

Melissa then became active in property management, where she learned the “hot button” items that needed to secure a lease. She took this knowledge gained in property management with her in her career in real estate, giving her a unique perspective when working with clients.

Melissa has held a variety of roles in CREA, including serving as Education Chair, Treasurer and Secretary, but her favorite role and her passion is to find new ways for CREA to educate their members and help them grow in the industry.

“Educating our fellow commercial Realtors®, along with our buyers and sellers, and providing access to valuable resources, will only help all of us,” said Melissa. “It’s so important that we all have access to the same, accurate information, and that we’re equipped with the same tools. This has always been a passion of mine, because it makes our industry run smoother, allows for ongoing success, and protects our professional reputations.”

In her free time, Melissa enjoys spending time with her husband and two daughters, taking advantage of all the activities the area has to offer. She is very active in her community, serving as a Board of Trustee member for Saint Stephen’s Episcopal School

Lisa Gonzalez Moore is a local real estate and business attorney, and a resident of Manatee County for over 20 years.

Lisa grew up in Tampa and graduated from the University of Florida with a degree in Political Science. She stayed on at UF to earn her Juris Doctor.

Upon moving to the Sarasota and Manatee area to begin her law practice at the Williams Parker law firm, Lisa began serving in the community as a board member for Legal Aid of Manasota and The Resurrection House, a non-profit serving the homeless of Sarasota. Since then, Lisa has served in leadership roles for numerous legal industry and local non-profits.

Property Owners Weather the Next Hurricane... Mold

e have just reached a state of recovery. Hurricane Ian was unusual, as the water came from above and below. A lack of power, continued humidity and open roofs all converged to create a perfect storm for mold growth, resulting in visible mold or musty odors

After water damage, mold can grow within 2448 hours. Mold is pervasive and naturally occurring. Unlike lead or asbestos, mold is not officially considered a public health issue. Lead and asbestos affect everyone; mold affects some; others, not at all. Mold reactions can be as varied as there are varieties of this fungi. Symptoms range from minor congestion to hospitalization or worse.

MOLD DISCLOSURE

Interestingly, Property Managers are not required to disclose to prospective tenants that mold may be present. The landlord may not even be aware. For instance, mold and moisture can linger under laminate flooring, while the surface seems dry. However, tenants do have a statutory right to a habitable environment. If tenants feel that mold makes their home unsafe, they can withhold rent, deduct the cost of repairs, or even sue. Conversely, if the tenant created conditions for mold growth, like ignoring leaks, the landlord could withhold their security deposit.

DANGERS OF MOLD GROWTH

Mold spores are naturally prevalent in our environment. To grow, mold needs moisture, warmth, and a food source, among other things. Once the spores settle, the mold colony produces the tell-tale musty odor. Wet porous building materials with active mold growth are actually being consumed by the mold. Drywall with extensive growth will eventually crumble; over time, wood studs can lose integrity. If insulation is wet, mold can grow, and even after it dries, it loses R-value, so the insulation needs to be discarded. Industry standards require that active mold growth on porous materials needs to be removed, carefully, so mold spores don’t spread to unaffected areas.

WTHE MYSTERY OF BLACK MOLD

Curiously, people sometimes say, “We have a growth on our walls, but it is not black, so it is not mold.” The mystery of “black mold” is confounding. Many molds can indeed be black, and it is not just one type of mold. Mold comes in many colors – green, brown, yellow, white, etc. When people speak of black mold, as remediators, we don’t jump to the conclusion that it is, in fact, Stachybotrys – “stachy” for short. Stachy is, for some, considered the most dangerous. But stachy needs an abundant water source to thrive, so it is not as common as one would expect.

STATE REQUIREMENTS

Our state has stringent requirements for mold professionals. Florida requires licenses for both mold assessors and remediators. Simply put, a mold assessor identifies a mold problem, while a mold remediator fixes or removes the problem. A single provider should not be both for the same customer, as it is seen as a conflict of interest. Also, as remediators, we are strongly discouraged from identifying what may be suspected mold growth. For larger concerns, we rely on the assessor who identifies the mold type and location using various testing methods. Assessors then create a remediation plan, called a protocol, that we follow.

ADDRESS DAMAGE EARLY

Property owners who suspect an indoor mold concern should act quickly because once the colony starts, it generally continues to grow and propagate. Addressing it early can prevent further damage, and potential illness, and may allow you or your tenants to stay in the home while it is being remediated. With diligence, mold can be addressed to bring your home to a safe condition.

ient A contacted Realtor® B to list a vacant lot. Client A said he had heard that similar lots in the vicinity had sold for about $50,000 and thought he should be able to get a similar price. Realtor® B stressed some minor disadvantages in the location and grade of the lot, and said that the market for vacant lots was sluggish. He suggested listing at a price of $32,500, and the client agreed.

In two weeks, Realtor® B came to Client A with an offer at the listed price of $32,500. The client raised some questions about it, pointing out that the offer had come in just two weeks after the property had been placed on the market, which could be an indication that the lot was worth closer to $50,000 than $32,500. Realtor® B strongly urged him to accept the offer, stating that because of the sluggish market, another offer might not develop for months and that the offer in hand simply vindicated Realtor® B’s own judgment as to pricing the lot. Client A finally agreed, and the sale was made to Buyer C.

Two months later, Client A discovered the lot was no longer owned by Buyer C, but had been purchased by Buyer D at $55,000. He investigated and found that Buyer C was a brother-in-law of Realtor® B, and that Buyer C had acted on behalf of Realtor® B in buying the property for $32,500.

Client A outlined the facts in a complaint to the Board of Realtors®, charging Realtor® B with collusion in the betrayal of a client’s confidence and interests, and with failing to disclose that he was buying the property on his own behalf.

At a hearing before a panel of the Board’s Professional Standards Committee, Realtor® B’s defense was that in his observation of real estate transactions, there can be two legitimate prices of property - the price that a seller is willing to take in order to liquidate his investment, and the price that a buyer is willing to pay to acquire a property in which he is particularly interested. His position was that he saw no harm in bringing about a transaction to his own advantage in which the seller received a price that he was willing to take, and the buyer paid a price that he was willing to pay.

The Hearing Panel concluded that Realtor® B had deceitfully used the guise of rendering professional service to a client in acting as a speculator; that he had been unfaithful to the most basic principles of agency and allegiance to his client’s interest; and that he had violated Articles 1 and 4 of the Code of Ethics. •

2022 Advocacy Year in Review

s we wrap up the year, it’s important to look back and reflect on the work that has been done over the past twelve months. It has been an especially busy year with major advocacy initiatives statewide and locally. Mix in a major natural disaster, add in a housing crisis, and, oh yeah, it also happened to be midterm election season.

All of this made for quite the year in the advocacy world for Florida REALTORS® and RASM. Despite the business and challenges, we are proud to say we accomplished a great deal in the advocacy world in 2022 for the industry!

COMPREHENSIVE LAND USE PLAN

Locally, our major initiative this year was overhauling and updating the City of Sarasota Comprehensive Land Use Plan. This is the plan that almost all the zoning and land use decisions in the city stems from. The updated plan would allow major density increases in the downtown core and commercial corridors if a percentage of affordable housing units were also provided in the projects.

We advocated passionately for this because it accomplishes many of our goals: increase housing supply, increase affordable housing supply, and promote smart growth density where it makes sense. After over a year of meeting with city officials and staff, sitting in hours of various community workshops and commission meetings, we were ecstatic when the City Commission passed the plan. While many steps need to take place, and time is needed to see immediate results, we are confident this plan will be transformational for the city and our region generally.

THE CAMPAIGN TRAIL

On the campaign trail, we heavily supported the local Sarasota County surtax campaign. This was a renewal of the 1% sales tax locally. While we typically don’t advocate for higher taxes, this revenue stream was essential for local infrastructure, the budgets of

Alocal first responders like sheriffs and fire departments, and for investments in water quality projects. It also helps that 20% of the tax is paid for by tourists visiting the area. We’re proud to say that this campaign was successfully passed with an unprecedented 80% level of support! That number is absolutely unheard of in today’s political climate, and we’re proud that our members had a part in that.

LEGISLATIVE WINS

In Tallahassee, our team was hard at work this session. With the help of our Tallahassee Public Policy staff, as well as RASM members and key contacts, we were able to secure a handful of legislative wins.

BELOW ARE SOME OF THE NOTABLE WINS THIS LEGISLATIVE SESSION: ƒ

$500,000 secured to combat unlicensed real estate activity. ƒ $100 million for the Hometown Hero Housing program. ƒ $262 million for existing affordable housing programs. ƒ

$1.6 billion for water quality and restoration projects.

HISTORIC FUND RAISING

This year’s fundraising was historic. Under the leadership of Chair Amy Worth, the RPAC Committee held our first annual Major Investor Celebration at Sarasota Waterworks. The event was packed with Major Investors, and we were honored to listen to the 2023 NAR President Kenny Parcell speak about the importance of investing in RPAC.

This year, the Committee’s focus was on getting more RASM members to step up to the Major Investor level of RPAC (more than $1,000 in RPAC contributions) Thanks to Amy and the Committee’s hard work, we are proud to say we had more Major Investors in 2022 than we have ever had! The bar has certainly been set for the future.

October Home Sales Indicate a Move Toward Pre-Pandemic Levels

Th e latest data for the Sarasota and Manatee housing market has continued to show healthy growth, with closed sales and the months’ supply of inventory more comparable to prepandemic levels.

According to the data from Florida REALTORS®, the median price for single-family homes in Sarasota County has reached a record high of $537,500 in October. The housing demand reflected in October could be due to many factors, including buyers coming from areas that were more heavily impacted by Hurricane Ian.

The total number of closed sales across the region was 1,542 in October, a 24.3 percent decrease from last year. When compared to September 2022, closed sales for both property types in the two-county region increased by 22.1 percent due in part to Hurricane Ian’s disruption at the end of September, pushing more sales into October.

Closed sales for single-family homes in Manatee County decreased year-over-year by 14.9 percent to 572 sales and in Sarasota County, single-family sales decreased by 34 percent to 520 sales. For condos, Manatee closed sales decreased by 22.5 percent to 200 sales, and Sarasota sales decreased by 21.6 percent to 250 sales.

“After a seasonal drop in closed sales in September, single-family home sales in October saw a very healthy bounce back,” said Tony Veldkamp, 2022 President of the REALTOR® Association of Sarasota and Manatee and a Senior Advisor at SVN Commercial Advisory Group. “While closed sales are not at 2020 to 2021 levels, October 2022 is very comparable to 2018 to 2019 levels.”

For single-family homes, the median sale price in Manatee County increased year-over-year by 29.3 percent to $549,444 and in Sarasota County, the median price increased by 31.1 percent to $537,500. This is the highest reported median sale price for single-family homes in Sarasota County since July of 2022. The median sale price for condos in Manatee County increased by 32.6 percent to $368,700, and the median price for condos in Sarasota is now $386,580, a 16.1 percent increase from last year.

“The growth in sale prices continues to amaze us,” added Veldkamp. “There is no reduction in median prices this month and we continue to have a very strong market. With our good job market, we expect that trend to continue over the next few months and as interest rates begin to stabilize and even drop, 2023 will see an increase in activity in our real estate market. It remains a great time to sell.”

In the North Port-Sarasota-Bradenton MSA, new listings for single-family homes decreased year-overyear by 24.4 percent to 1,213 new listings for singlefamily homes, while new listings in the condo market decreased by 6.7 percent to 574 new listings.

The months’ supply of inventory continues to steadily increase month-over-month in the North Port-Sarasota-Bradenton market. In the single-family home market, the months’ supply in Manatee County increased by 250 percent to a 2.8-month supply. In Sarasota, single-family supply increased by 175 percent to a 2.2-month supply. Manatee County’s condo supply increased year-over-year by 283.3 percent to 2.3-months, while Sarasota’s condo supply increased by 157.1 percent to a 1.8-month supply.

In the single-family home market, the median time from listing date to contract date is beginning to reach levels that were reported in October of 2020. The median time it took for single-family homes to go under contract was 20 days in Sarasota County and 24 days in Manatee County, a year-over-year increase of 185.7 percent and 300 percent respectively. As for condos, the median time to contract in Manatee County was 22 days which is 15 more days than the same month last year. In Sarasota County, the median time to contract increased by 22 days to 28 days in October, which has not been reported since January of 2021.

At the end of October, there were 4,568 active listings reported across the two counties, a 156 percent increase from last year. For single-family homes, active listings increased by 123.8 percent in Sarasota County and by 201.6 percent in Manatee County. For condos, the active inventory in Sarasota increased by 109.5 percent, while the inventory in Manatee increased by 217.5 percent.

RASM Hires Membership Representative to Increase Engagement with Broker Owners

Th e REALTOR® Association of Sarasota and Manatee (RASM), the largest trade association in the two-county region, recently hired Jenna Nelson to fill a new position that will lead the organization’s membership development.

PROFESSIONAL BACKGROUND

With previous experience in membership organizations, Nelson’s primary responsibilities as RASM’s Member Experience Coordinator will be to foster relationships with leading brokers and company owners to enhance communication with their agents, and thereby improving engagement within the Association.

Jenna Nelson joins the REALTOR® Association with a background in communications, advocacy, tourism, and hospitality management, and with a Bachelor of Science in Communication from the

University of Wisconsin–La Crosse. Before RASM, she was most recently the Member Development Representative for the Lakewood Ranch Business Alliance where she handled member development and engagement across the two counties.

RASM CEO Jeff Arakelian welcomes Nelson as a valuable member of the Association staff, supporting the Association’s goal for improved relationships with broker owners.

“One of our goals is to better connect and engage with members, specifically brokers and office managers, in an old way, face-to-face,” Arakelian said. “Her background and experience in communications and membership development will help develop these relationships to understand members’ needs.”

The Member Experience Coordinator position is new to the REALTOR® Association of Sarasota and Manatee, and was set forth by the Board of Directors through the 2022 Strategic Plan. The primary goal of the position is to forge a deeper connection with the growing membership of Realtors® by directly communicating with the leaders of local real estate offices.

2022 - A Great Year for the GBC!

This year was certainly a great one for RASM’s Global Business Council (GBC), that definitely ended on a high note!

We are very proud to be once again named as one of NAR’s topperforming global councils, achieving GOLD status in NAR’s Global Achievement Program

In addition, during NAR’s national convention in Orlando in November, we were recognized for our continuing role as NAR’s Ambassador Association to the Colombian real estate association FEDELONJAS. A group of RASM members traveled to Colombia in August to attend the CILA (Confederación Inmobiliaria de Latinoamérica) regional convention. The trip was open to all RASM members, and those who attended had the opportunity to meet other real estate professionals from many countries in Latin America.

GBC LOCAL OPPORTUNITIES

Having said that, smart agents know that you don’t need to travel overseas to do global business. There are many opportunities to make international deals right here in Sarasota and Manatee Counties, and your GBC aims to provide members with the knowledge and tools they need to be successful in working with overseas buyers and sellers.

HIGHLIGHTS FROM 2022:

Country Spotlights on Ireland, Netherlands, Panama, and Colombia. Afternoon seminars and presentations by local and international speakers outlining in detail how the real estate markets of those countries work, how we can build referral networks there, and work successfully with nationals from those countries.

Ask The Expert roundtables gave members opportunities for one-on-one Q&A sessions with

experts in international business – from tax to title and money to mortgages, we answered all the tricky questions and highlighted issues that might stop you from getting to closing!

Virtual Trade Missions. From the comfort of home, we helped members take part in events in Canada, Mexico, Argentina, Dubai, Portugal, and The Bahamas.

First Class Education. From short classes on specific subjects to the all-encompassing Certified International Property Specialist (CIPS) designation, we made these available in person and online to meet member needs. We also explored aspects of global business in regular articles in RASM’s ELEVATE Magazine.

Networking Opportunities. Relationships are very important in global business, but building those relationships starts at home. We facilitated this by holding regular networking events for our members to build strong bonds locally and globally.

One of my personal favorites was our outreach program to help people in Ukraine. We worked with the Ukrainian community in North Port and collected essential medical and other supplies that were shipped to help Ukrainian refugees and residents.

In closing, I’d like to thank the hard-working members of our Global Business Council Committee for all they did to bring these amazing programs and opportunities to RASM members in 2022. Planning for 2023 is already underway as we create more opportunities for members to grow their businesses here and abroad. We look forward to greeting old friends in the new year and welcoming lots of new GBC members. Watch out for details of our first 2023 event, and prepare to be wowed! •

A Look Back at a Successful 2022 for the YPN

t was the best of times; it was the worst of times; it was the age of wisdom, it was the age of foolishness, it was the epoch of belief, it was the epoch of incredulity; it was the season of light, it was the season of darkness, it was the spring of hope, it was the winter of despair.”

Although written in 1859, this passage from the great Charles Dickens is the perfect paradigm to recount this past year, both within YPN and ourselves. Riding the coattails of COVID, the market soared to amazing heights and saw phenomenal strides in equity. Some sage sellers sold while people thought buyers foolish to pay their heightened prices. To date, the last laugh has yet to be uttered.

EVENTS OF 2022

We shattered records and felt the moon was within reach. We knew in our hearts the causes we championed were bound to succeed, and indeed we did. One action-packed evening raised over $18k for our selected charity, Heroes Welcome Home, thanks to the talents of our bartenders and the generosity of our fellow patrons.

Generous indeed were the offers that we put together earlier this year, and the amounts over asking left you gaping aghast. These escalating situations often weren’t pleasant and left fatiguing buyers fighting to find a new home and fast.

Some of your enlightened knowledge hopefully came from our “Trolley Tours” both by land and sea. A historic first YPN meeting at RASM North continued to embrace all of our members and capture the breadth of our celebrated counties.

Throughout this year, I have seen our amazing Young Professionals rise to the occasion and help out their fellow men. Hurricane Ian brought devastation to our area, and many families, friends, and even ourselves were left despondent, doubtful that our

Ilives would return to normal. If you look for the silver lining in things like me, our definition of “normal” had already been overturned, so we adapted quickly. To those of you that lent a hand where you could, no matter the nature, I personally thank you. Your actions show the capacity for kindness and create the legacy that I strive to pass on to the next generation coming up on our heels.

LOOKING AHEAD

As history is said to repeat itself, the best of times will be revitalized in the new year. Already a rising star, Brooke Mailloux, will usher in another successful year for our Young, and Young at Heart, Professionals Network. I hope you are all blessed in a manner befitting your intent, and may your goals always remain ahead of where you land, so you never stop the journey.

A Look At Gillespie Park

f you’ve ever wondered how golf came to Florida, you might appreciate the efforts of John Hamilton Gillespie, the Father of Sarasota, who brought his beloved game with him when he arrived from Scotland in 1886. Gillespie had been dispatched by his father on behalf of the Florida Mortgage and Investment Company, to develop amenities for Sarasota’s first tourists, who were wealthy travelers from the north.

Gillespie Park, named for John, is a small eclectic neighborhood that borders Orange/Fruitville Avenues east to 301 and north to 10th Street. It includes a tranquil park with tennis courts and a duck pond, the West Coast Black Theatre Troupe, The Breakfast House, the Children’s Garden, and the Gallery of Patriots Public Art Exhibit. The Gallery’s two dozen busts were a gift from the Hispanic American Civic Association to commemorate many political leaders from the western hemisphere.

IToday, Gillespie Park has 11,453 housing units with a median price of $554,000. The homes are interspersed with condo buildings. They differ from block to block as new mid-century modern designs are being built alongside 1920s American Craftsman, Bungalow-style cottages with a few Spanish Mediterranean-style homes sprinkled in.

This is a changing neighborhood known for its walkability and proximity to downtown Sarasota. At the Osprey and Fruitville intersection, you will find the Historic Village once known as the “Painted Ladies.” These colorful cottages boast several health and beauty businesses, a yoga studio, gift shops, and a variety of global restaurants with outdoor seating.

Discover Sarasota Tours at 1826 4th Street leads daily sightseeing trolley tours of the downtown area from their Trolley Cottage Gift Shop. ASM is happy to recognize the workplace anniversaries of our professional staff. This December marks a very special milestone anniversary for Jackie Deemer, Association Services Coordinator, as she celebrates 20 years of dedicated service to RASM.

The Association has experienced many changes over the past two decades, but one thing that has remained the same is Jackie’s commitment to RASM members, her professional responsibilities, and her affection for her fellow co-workers.

Jackie professionally manages the front office, juggles a busy phone system, and assists our members with an array of needs including assistance with Supra Lockboxes and keys.

RJackie adores her job. She loves working with the friendly RASM staff and interacting daily with the RASM membership. She works tirelessly each day to put the needs of the RASM members.
