My Last Message as President By: Amy Worth, 2019 RASM President
I
t is with great pride that I served as your 2019 President. The Association and I, along with the support of our professional staff and volunteer leaders have worked diligently to represent your interests and to express your collective views on many of the key issues impacting our industry, and our area’s overall quality of life. Our collaborative focus this year has been Professionalism, Productivity, and Profitability. We aimed to provide programs, products, and services that have and will continue to elevate our profession. We as Realtors® have a strong voice in our community. We are advocates for everyone who wants to meet their housing and business needs. We are the first line of defense of private property rights and a strong ally of people who seek to become homeowners. Realtors® empower positive change in people’s personal lives and in the collective life of the community. This Realtor® Association is the leader of real estate for our two-county area. Through our joint knowledge of critical issues and our advocacy for property owners, we will continue to stay at the center of every real estate transaction.
“Professionalism, Productivity, and Profitability. We aimed to provide programs, products, and services that have and will continue to elevate our profession.” When I think about my personal journey, I think of the little things that have happened to me that became big moments in my life. I realize that my greatest achievements were the results of small beginnings. A domino on its own, standing two inches tall and weighing about the same as a box of matches, isn’t much. However, the force that small domino creates when pushed over can knock over another one that is 1.5 times its size. This chain reaction of force can compound into knocking over the equivalent of the Eiffel Tower in its 23rd iteration. All from the small beginning of a two inch domino. As I reflect back on this year as the President of the REALTOR® Association of Sarasota and Manatee, my biggest takeaway is that we all have the same potential of the two inch domino. The way we treat each other, our clients, and our industry will set off a chain reaction of force that will compound into something big. That’s a fact. We have the choice of positivity or negativity which will compound our energy to ultimately set off that chain reaction. I empower all of us to remember this next time we interact with each other. We are each other’s first domino. I’m filled with so much gratitude for the opportunity to have served as the 2019 President and for all the leaders before me that led me to this unforgettable ‘once in a lifetime’ opportunity. All the best to each and every one of you! • myRASM.com | 5

2019 Award Winners: Honoring RASM’s Best
L
eaders inspire, encourage, motivate and unite us all in a common purpose. They know how to achieve their goals and they inspire others to do the same. Once again, the REALTOR® Association of Sarasota and Manatee (RASM) has been fortunate to benefit from so many of these remarkable leaders, who have continuously led by example and contributed to a very successful 2019. Each year select leaders from our membership are nominated by their peers for their dedication to the Association and to the community. RASM celebrated and recognized the 2019 award recipients and installed the 2020 Officers and Directors at the Annual Installation and Awards Banquet, held on December 5, 2019, at the Art Ovation Hotel in Sarasota. RASM thanks this prestigious group for their current and ongoing dedication to the Association and to the community.
REALTOR® OF THE YEAR The Realtor® of the Year award honors a Realtor® who has contributed to RASM, Florida REALTORS®, the National Association of REALTORS® (NAR), and has recognized service to the community and other business accomplishments. A recipient’s activities during the past three years are given strong consideration. This year’s top honor goes to Denise Oyler, Licensed Broker Associate with Berkshire Hathaway HomeServices Florida Realty. 6 | ELEVATE [ DECEMBER 2019 ]
“It’s an honor to be recognized by my colleagues, but more importantly it is an honor to serve,” said Denise. Throughout her real estate career, Denise has served on the RASM and Florida REALTORS® Board of Directors, and several local and state committees. Her passion is obvious and her enthusiasm infectious when she talks about education. For the past eighteen months, Denise has served as the Chair of Florida REALTORS® Faculty Subcommittee. During that time, a New Faculty Mentorship program was initiated. Denise personally travels around the state of Florida instructing CE courses, and two National classes, the GRI and SRES Designations. Locally, she supports the newly licensed agents within her affiliated brokerage company Berkshire Hathaway HomeServices Florida Realty, overseeing their mentorship program. In addition, Denise has volunteered with Tidewell Hospice for the past six years. She also serves on the Vigil Team. “When I first started in this profession, there was a mentor there to help me, that mentor was David Clapp, our incoming 2020 president. I would not have the successful career that I am experiencing today if it was not for him. I owe it to the newly licensed agents to equip them with the skills and training necessary to be the best they can be in this profession as well.” Denise believes in the Realtor® profession, as evidenced by her Crystal R Major Investment in RPAC. She also believes in RASM so much that she and the members of Member Engagement Committee designed a program for RASM called the Ambassador Program. This year, RASM and the Member Engagement Committee have trained 42 Ambassadors. “We want every member of the Association to know about the
benefits RASM has to offer. Our profession can only be as good as our instructors and services, so let’s help create the best instructors and environment for the State of Florida,” said Denise.
PRESIDENT’S AWARD The President’s Award is a special honor bestowed by the current RASM President to a member who best embodies the Realtor® spirit and has contributed to and supported the President’s goals throughout the year. This year, 2019 President Amy Worth presented this prestigious award to Tony Veldkamp, CCIM, Senior Advisor with SVN® Commercial Advisory Group for his selfless service to the Association. President Amy Worth describes Tony as an extraordinary member who is always willing to help when asked. “When I asked Tony to chair my Presidential Advisory Group, he immediately said yes and got to work on his task,” said Worth. “As a Board member, Tony does everything for the benefit of the members and what’s best for our Association. You can always count on his unselfish attitude and his passion for giving.” Tony began his career on the Suncoast almost 30 years ago as a real estate appraiser. He moved into commercial real estate sales in the mid-1990’s and joined the Manatee Association of REALTORS®. Tony earned the CCIM designation in 2005. He worked with the Michael Saunders & Company Commercial Division for eleven years, prior to joining the SVN Commercial Advisory Group in 2011. Tony has been on the RASM CREA (formerly CID) Board of Directors for eight years and served the RASM Board of Directors for two years. He was the 2016 CID President and won the prestigious Commercial Realtor® of the Year that year as well. In 2018, he was ranked #1 in the State of Florida, and #8 in the World with SVN International. Tony is happily married for 31 years to his wife, Debbie, and has five children including two that were adopted from the local foster care system. “I’m very honored and humbled to be recognized for my contributions to RASM, and especially by our 2019 President, Amy Worth,” said Tony. “Amy has done a fantastic job this year leading our organization very deliberately and diligently and deserves all the credit.”
BUSINESS PARTNER OF THE YEAR The Business Partner of the Year award honors a Business Partner member for their outstanding contributions to RASM, the real estate industry, and community service. This year’s deserving recipient is Bree Carotti, Marketing Manager of Carotti Engineering LLC. Bree graduated with her Doctorate in Pharmacy from the University of South Carolina. She answered a need for Pharmacists in the Bradenton and Sarasota area in 2002 and has been here ever since. After working in retail, independent and hospital pharmacy, she joined Renato Carotti and currently helps with the networking and marketing for Carotti Engineering. Carotti Engineering joined RASM in October 2013. They are very active in the Association, volunteering at many RASM events, as well as organizing Realtor® and Business Partner networking events. They stayed active with the Association throughout the merger and joined both the Professional Development Committee and the RASM Business Partner Committee. Bree is active at MLS Express and RASM After Hours, as well as New Member Orientation and Commercial events. She also volunteers and invests in the community, including the local cancer societies, Sisterhood For Good, the Successful Women Aligning Together (SWAT) organization, The Mark Wandall Foundation, various animal and children’s charities, local building associations, and Boy Scouts and Girl Scouts of America. In addition, Bree helps with the Reading for Kids initiative, Children’s Holiday Project, Habitat for Humanity, and other RASM Community Partners. Recently, Carotti Engineering started an initiative to educate real estate professionals about Structural Engineering issues that can affect their business during a real estate transaction. “I am very humbled to be recognized for this award,” said Bree. “I love the personal and professional outreach to the community, and the teaching of the highly technical field of engineering. I am proud that I have been involved in many committees and projects and have been able to make positive contributions to RASM.” [ Continued on page 8 ]

NEWCOMER MEMBER OF THE YEAR The Newcomer of the Year Award was created to honor a member whose ethics and spirit of cooperation is exhibited by faithfulness to the principles of organized real estate and to the outstanding commitment to professional development. This year’s recipient is Alexandria Twigg, Team Leader, Broker Associate & Partner at Lucido Global, the number one Keller Williams Team in the World. A Sarasota native, Alexandria Twigg started her real estate career in 2015. With a strong passion for the housing market and a desire to help her clients, Alexandria has excelled in her real estate career, closing just under $10.5 million in sales to date. Alexandria is a top producer on her team. She was named Team Leader for the Sarasota Lucido Global Expansion Team and voted Rookie of the Year. Alexandria attended the University of Alabama where she studied Marketing and Real Estate and moved back to her hometown of Sarasota in 2017 to continue pursuing her real estate career with Keller Williams and Lucido Global. Alexandria is also an active member of the Young Professionals Network. “Receiving Newcomer of the Year Award is something I am extremely grateful for. I strive to be the best at what I do and give my clients the best customer service they deserve. This is only just the beginning of a very rewarding career for me.”
YPN MEMBER OF THE YEAR The YPN Member of the Year award is given to a member of the Young Professionals Network (YPN) who has demonstrated extraordinary leadership, volunteering their time and talents in YPN committees, sponsored events, and within the community. This year’s award goes to Derek Patti, Realtor®, with NextHome Excellence. Derek has been involved with the YPN since its inception. Although he was not on the committee in the beginning, he volunteered for several event subcommittees and attended most of the YPN events. After officially
8 | ELEVATE [ DECEMBER 2019 ]
joining the committee in 2018, he hasn’t reduced his commitment to lending a hand and was honored with the selection of 2019 Vice Chair. Derek has helped plan and run numerous events for YPN, including the Annual Bowling Tournament, Lip Sync Battle and is currently assisting with the planning of the 1st Annual Putt Putt Pour, a miniature golf tournament benefiting the RASM Scholarship Fund. He loves that the YPN is constantly bringing fun events and valuable education to the members and will continue doing so as the 2020 YPN Chair. Prior to joining the YPN Committee, he was a member of the Communications Committee, and eventually Chaired the Committee as it transitioned to the Member Engagement Committee. He is also a past RASM Leadership Institute Graduate. Being licensed for only six years, he has found that his involvement in the Association has been a great asset in his growth within the industry, as well as the opportunity to make friends with some of the best in our business. “I believe this is a group award, as it truly takes teamwork to have a great YPN, but I am honored to represent us as Member of the Year. I don’t think any of us volunteer our time in hopes to receive an award, instead we really love what we are doing for our local communities and membership.” In his free time, you’ll find Derek enjoying time with his beautiful wife and two daughters… most likely watching a princess movie.
HUMANITARIAN OF THE YEAR The Humanitarian of the Year award is given to a RASM member for their significant contributions as a volunteer in the community. This year’s award goes to Kristina von Kessel, MBA, and Realtor® with Michael Saunders & Co. Kristina joined MSC in 2005 to join her mother, Brigitte von Kessel, who has been with the company since 1996. Brigitte has served as a mentor for Kristina and they have worked as a team to this day. Both Kristina and her mother, Brigitte, are proud multi-year recipients of the MSC Masters Award. Kristina has volunteered for the past five years with the Joey Gratton Foundation, which partners with the Boys and Girls Clubs (B&GCS) to provide kids with guidance and an environment in which to succeed. The foundation was established in honor of the late Joey Gratton, an avid boater and tennis player
who believed in the value of organized sports in the lives of children, building self-confidence and values, and learning team skills in a healthy environment. Kristina has dedicated her time to various fundraising events including the Joey Gratton Championships, a 3-day tennis championship, with all proceeds supporting the B&GCS. This championship began 5 years ago and has raised close to $1 million. These funds have gone towards creating the Career Resource Center, Teen Center and the Joey Gratton Tennis Center for the B&GCS. Kristina is a strong believer that life’s greatest reward is having made a positive difference in a child’s life. She believes that children are our future and we need to give them the best opportunities to grow and thrive. “I am honored and humbled to receive this award, said Kristina. “I am only a small part of a large team of volunteers and am proud to honor our friend Joey Gratton and support the exceptional Boys and Girls Clubs of Sarasota County.”
As president-elect for Florida Realtors®, Barry will focus on providing Florida Realtors® with the best information, education, and advocacy programs. He is passionate about supporting members and mentoring those new to the industry. “I am deeply honored and humbled to receive this award,” said Barry. “I accept this on behalf of all the professionals who work beside me every day to make this industry a success.” RASM thanks our distinguished award winners for their leadership and for the countless hours of service devoted to our Association. In addition, RASM is grateful to our entire 7,500+ membership of Realtor® and Business Partners members for their volunteerism, activism, and leadership in our Association and community in 2019. We are successful thanks to your talents, commitment and dedication to the REALTOR® Association of Sarasota and Manatee. We look forward to a prosperous, healthy and hard-working 2020.
DISTINGUISHED SERVICE AWARD The Distinguished Service Award honors a Realtor® based on their lifetime contributions to the local, state and national Associations, as well as the community. This year’s award goes to Barry Grooms, Realtor®, and Co-Owner with SaraBay Suncoast Realty Inc. Barry Grooms has been very active with the REALTOR® Association of Sarasota and Manatee, serving as president, vice president, treasurer, secretary, and director. He is the 2019 president-elect of Florida REALTORS® (FR), a former district vice president of FR, and has been a long-time leader for its public policy and advocacy committees and forums. Barry is an ethics instructor for the National Association of REALTORS® (NAR), and has been a member of NAR’s Commercial Presidential Advisory Group. He also serves as a Key Contact for Florida REALTORS® with state legislators, helping to provide information and research on issues important to all Floridians, and as an NAR Federal Political Coordinator (FPC) for U.S. Congressman Greg Steube. Barry is very active in the community as well. He is a supporter of the Children’s Miracle Network, Feeding Empty Little Tummies (F.E.L.T.), and the Anna Maria Island Privateers. He has also been active with the Midtown and Downtown Community Redevelopment Agencies (CRA), Realize Bradenton, and other business and civic organizations. myRASM.com | 9

RASM Commercial Division Changes Name
C
ommercial Real Estate is everywhere: your local coffee shop, industrial park, downtown main street, and even the office where you work. For more than 30 years, the commercial division at your local REALTOR® Association has brought together commercial real estate professionals to be the leader in our marketplace by promoting business development. When RASM began a sub-branding project to further define their brand, the Board of Directors from the Commercial Investment Division (CID) took this as an opportunity to take a closer look at their own brand and its position in the community. First, the CID Board felt it was important to remove the word “investment” from their name. They felt that this word limited the group’s ability to expand beyond the perception that they sound like a commercial brokerage or investors, and not the Realtor® and Business Partner members who make up the group. The CID formed a Marketing Subcommittee to review new naming options that fully encompass the vision of the commercial group at RASM. The one word they kept coming back to? “Alliance.” Alliance is defined as a “union or association formed for mutual benefit.” The subcommittee agreed that everyone involved in their network mutually benefits from professionalism in the commercial real estate market. Not only are members in alliance with each other, but the group itself is in alliance between the business community and their members: local, professional, commercial Realtors®. After final approval from the Commercial Board and its members, the commercial group at the REALTOR® Association of Sarasota and Manatee is now known as the Commercial Real Estate Alliance (CREA).
CREATING NEW OPPORTUNITIES The Commercial Real Estate Alliance brings together more than 300 commercial brokers and salespersons, lenders, attorneys, insurance agents and professionals involved in all aspects of the commercial real estate market. “We worked to create a name that represented who we are and the communities we serve,” said Susan Goldstein, 2019 President of the Commercial Real Estate Alliance. “We support more than just ‘investments’ – we work with the sale and leasing of commercial properties for business owners and investors. We are also a true alliance of all the participants in Commercial Real Estate.” With the new name, the Alliance brings more opportunity for more connections. The Board of Directors has set a 2020 goal to position CREA within the local community as a source for commercial real estate. 14 | ELEVATE [ DECEMBER 2019 ]

GOVERNMENT AFFAIRS
2019 RPAC Year in Review By: Max Brandow, RASM Government Affairs Director
T
his year was another successful year for RASM’s RPAC efforts. The annual Casino Night was a great event, where more new investors joined RPAC than all previous RASM annual fundraisers. We once again hit our annual fundraising goal and continue to see a large percentage of participation from our membership. This is very important as we head into a busy, busy 2020 election season. As always, we want to take the time to thank our RPAC investors, especially the 2019 Major Investors. We will be promoting the 2019 Major Investors in local publications early 2020.
GARD REMINDER The Great American REALTOR® Days (GARD) is taking place in Tallahassee on February 3-5. GARD is an excellent opportunity for members to meet face-to-face with decision makers in Tallahassee to advocate for the issues that affect our industry and businesses! If you want to be a part of this event in 2020, head over to www2.floridarealtors.org/events/ great-american-realtor-days/registration for more information and to sign up for a great event!
The extension will also allow “all National Flood Insurance Program (NFIP) policies – including, single-family homes, multi-unit and commercial properties – to change over to the new rating system at one time instead of a phased approach.” 1
FLORIDA REALTORS® HOSTS LEGISLATIVE TOWNHALL AT RASM This past month RASM welcomed the Leadership team from Florida REALTORS® as well as Realtors® from surrounding boards to discuss legislative priorities and receive input on ways we can bolster our legislative agenda. The auditorium was packed with Realtors®, and topics ranged from water quality, to professionalism, smart growth and affordable housing. We would like to thank RASM Member and 2020 Florida REALTORS® President, Barry Grooms, for organizing the event and making sure that all our member’s perspectives were taken into account to make REALTOR® Nation as strong as can be. •
FEMA POSTPONES FLOOD INSURANCE CHANGES FOR ONE YEAR The Federal Emergency Management Agency (FEMA) has postponed the roll-out date of Risk Rating 2.0 – its plan to update and extend the National Flood Insurance Program (NFIP). The original effective date of Oct. 1, 2020, has been moved back one year to Oct. 1, 2021. “Some additional time is required to conduct a comprehensive analysis of the proposed rating structure, so as to protect policyholders and minimize any unintentional negative effects of the transition,” FEMA said in a prepared statement.

COMMERCIAL REAL ESTATE ALLIANCE
2019: Year of the Commercial Real Estate Alliance By: Susan H. Goldstein, 2019 CID President
A
As my term ends, I am proud of what we have accomplished and optimistic about our future. In August 2018, your board held its first ever Strategy Retreat in which we engaged with leaders in the CRE community. Based on this session, your board focused on seven goals throughout 2019. To date, we have made major progress on all seven goals: 1 | Enhancing our listing service 2 | Launching a sponsorship program 3 | Ensuring high-quality programming for general meetings and beyond 4 | Offering advance and continuing education, including CCIM courses 5 | Enhancing our Bradenton and Sarasota EDC partnerships 6 | Evaluating and implementing a new commercial division brand identity 7 | Enhancing our website and newsletter updates We have continued our commitment to Catalyst and MFCRE, as we encouraged and supported these enterprises to create and embrace a national consumerfacing website and assured the ease of search for all brokers’ listings. Our next steps will be to explore a research-oriented tool to enhance our capabilities. Our Corporate Sponsorship program was born. This has allowed our sponsors to get valuable exposure within our community and our programs to be financially supported. This also frees up volunteer leadership to focus on content rather than funding. We have continued and enhanced our programming on a monthly basis. In response to member feedback, we moved to lunch meetings. We delved into issues of procuring cause, construction, and financing. We heard from two economists about the state of both the national and regional markets. We also expanded our Downtown Horizons program beyond its historical City of Sarasota focus to embrace our region which mirrors our membership base. Additionally, we offered a Site-toDo-Business training, a CCIM-partnered economist and CCIM intro program in our market. 24 | ELEVATE [ DECEMBER 2019 ]
CREA Mission Statement: To be the leader in our marketplace by promoting professionalism to our menbership through education, communications and business development. We worked with the EDCs to encourage their reliance on commercial brokers for commercial property information. We also supported and attended their programs and events. We have introduced our new identity: Commercial Real Estate Alliance (CREA). This identity better represents who we are from a service perspective as well as who our members are. We support investment properties as well as provide sale and lease options. We are not just members of the brokerage community, but attorneys, bankers, insurers, appraisers, builders and other members of the CRE world. Now that our brand has been established, our newsletter and website can be further enhanced as part of RASM’s overall refresh. Every goal is designed to engender a “what’s next” action. That is where 2020 begins. Just you wait. Your CREA Leadership is prepared to tighten its focus on our mission. All that we accomplish at the commercial division is a result of the hard work of our dedicated members who are willing to volunteer their time, energy and ideas. Thank you to the board and our dedicated volunteers. I thank this amazing group: Susan H. YPN Year in Review By: Angela Moon, 2019 YPN Chair
I
cannot believe that 2019 is coming to a close. It feels like just yesterday, I was writing the January article. It has been a jam-packed year and I am honored to have been this year’s YPN Chair. I am very proud of all of our committee’s accomplishments this year, but one of the coolest is starting our RASM YPN Instagram page! The marketing sub-committee has been working hard to find creative content to share, and documenting our year in stories and posts! If you do not follow us yet, go find us on both Instagram and our NEW Facebook page at @rasmypn. We started this year with our 2nd Annual Celebrity Bartending event in January, and raised around $6,900 for the RASM Scholarship Fund. Everyone had an AMAZING time! We are working on a brand NEW event coming January 2020, that will take the place of our bar tending event and is going to be EPIC! Stay tuned! In addition, we added a new event this year: our monthly Coffee Talk! We really enjoyed the knowledge that was shared with us over the course of the year, including topics like, Business Planning, Credit Dos and Don’ts, Tax Tips, Beat the Heat: Avoiding Burnout (a Session on Self Care), and SO MANY OTHERS! We enjoyed coffee provided by our Business Partners, networked with peers, and listened to presentations by our speakers. Thank you again to all of our presenters that volunteered their time and shared their expertise each month! This brings us to one of our greatest successes for this year, the Trolley Tour. This tour was previously known as the YPN Caravan Tour, which was inconsistent in attendance, and just not performing well. So, we formed a sub-committee and brainstormed some BRILLIANT ideas and tried something new. We soon experienced sold-out Trolleys on every tour, which are now bi-monthly. We are very proud that this event has been brought back to life, and we are excited to bring it back in rotation in 2020. Special thanks to Alex Krumm for being our fearless leader on every tour, and all of our local legends who volunteered their time and shared their knowledge.

In April this year, we held our Myth Busters education panel that received great feedback, and was very well attended. In May, we had our third annual Lip Sync Battle at McCurdy’s Comedy Theatre. This is a don’t miss event! I am in AWE year after year at the creativity that our performers bring to the stage. This year, we were very proud to raise almost $6,700 for Heroes Welcome Home and our RASM Scholarship Fund. This is our third year partnering with HWH and we are now recognized by HWH as “Gold Sponsors.” Overall, this year’s event was a HUGE success, providing so much entertainment and great networking. One of my favorite opportunities this year was stuffing backpacks with Feeding Empty Little Tummies (F.E.L.T.). YPN collected food at our anniversary party in July, as we always do. However, we took it a step further this year and decided to deliver the donations and assist with their Friday morning stuffing event. In September, we held our 5th Annual Realtor® Bowling Day at AMF Lanes, with a Flashback Friday party theme! We were totally stoked to see so many participants and so many amazing costumes. Our total raised this year was around $8,900, which was donated to the Springboard Program at Everyday Blessings as well as to our RASM Scholarship Fund. In October, we held our 2nd Annual Boo-Ery Tour, which was amazing. Make sure to join us next year! We also have our end-of-the-year celebration in December. If you would like to join us, be on the lookout for the event on our Facebook page!
I am so excited to pass the reign on to Derek Patti for 2020, and cannot wait to see all of the success that he will bring as an incoming Chair. It has been a pleasure working side-by-side with him this year as well as our amazing committee! Thank you all for a fun and successful year and cheers to 2020! •

NEIGHBORHOOD SPOTLIGHT
The Landings By: Joan A. Koplin, CRS, GRI, Premier Sotheby’s International Realty
T
he Landings is a gated and deed-restricted community located south of downtown Sarasota, and close to Siesta Key Beach. It is bordered by Roberts Bay and Phillippi Creek. Winding roads with large shade trees, neighborhood lakes, parks, nature trails, and access to Roberts Bay, provide an idyllic setting for Florida living. Residents can take advantage of membership in The Landings Racquet Club. The Club includes 8 HarTru tennis courts, a pickle-ball court, pro shop, fitness center, two meeting rooms, a lending library, pool, and a spa. With extensive social and educational programs, this is the place to meet old friends and make new ones. Children from the neighborhood gather to explore nature, go fishing, and bike to the Racquet Club to swim or play tennis. Families love the community holiday parties and festivities.
A dry dock marina for your boat is on Phillippi Creek, adjacent to the property, making it easy to boat directly to the Intracoastal Waterway (ICW). Whatever style of residence best fits your needs, you can find it at The Landings. With 228 singlefamily homes and 468 condos, there is something for everyone. Residents love our location and often remodel or update their property to their own style. The community offers custom designed, singlefamily homes built between 1980 to new construction, and range in price from approximately $500,000 to $2.5 million. We have several different styles of condominiums, including Portside Villas, Treehouses, Coach Houses, Villas, Carriage Houses, and the midrise condos at Eagles Point. These neighborhoods range in price from $225,000 for a 2/2 Coach House in need of updating to close to $1 million for a 3,000-square-foot waterfront residence in Eagles Point on Phillippi Creek. The Landings is your place to call home. Please visit The Landings website, www.thelandingsofsarasota. com, for additional, more detailed information. •
