C

hange, the new reality. The year 2020 will go down in history as one that brought about change in so many areas of our lives. But change can be good, and we will see many good things will come out of this year! Change takes us out of our comfort zones, and that is good. The greatest growth takes place when we are in a state of change and uncomfortable! As your 2020 President, I have had many members say “you got robbed this year as President,” or “what a bad year to have as President, do you get a do-over?” Well, it’s been my privilege to serve as your 2020 President, and I am thankful for the opportunity! While it has been a challenging year, and I have to acknowledge that we have not been able to accomplish much of what we set out to do in our strategic plan, it has still been a great year in so many ways. We created a virtual event called R.E.FOCUS where we brought our members up-to-date information during the height of COVID-19. We shifted from in-person classroom training to online training using Zoom. We managed to do some classes in-person, maintaining adherence to the CDC guidelines. We provided designation courses for the royalty free-only, reducing the cost dramatically. And we’re currently developing two local designation courses, one on Waterfront Property and another on New Construction. We planned a new event for 2020 called Soar, bringing together several learning tracks in one event which offered 16 different sessions. While we were not able to meet in person, our shift to a virtual event was a huge success. We had roughly 300 registered, and since each session was recorded, our members now have the ability to watch any of the sessions. Go to www.myrasm.com/soar. This year we recognized four members as a Humanitarian each quarter. We purchased an office building on Manatee Ave, which will serve as our North office location. We have made tremendous progress on the design, and expect renovations to start soon, turning the building into first-class office space with a large auditorium for classes and meetings. We created a Video Production Studio in our RASM South building, which was used to record many of the videos you have been seeing. We created a new committee called Emerging Technology to keep up with the ever-changing technology advances in our industry. We launched a new marketing campaign called Time To Sell to encourage local owners to put their property up for sale now, due to low inventory and it being a great time to sell. One of the things I am most proud of is that we started the RASM Realtors® Charitable Foundation. While we already have been helping students with college scholarships, the foundation will allow for charitable tax-deductible donations. It will not only help provide scholarships for deserving students, but more importantly, help our members who have been faced with a financial crisis such as disaster relief. Please consider the foundation for any year-end tax-deductible donations you will be making. These are just a few of the highlights of 2020, and by no means a complete list of all of the accomplishments. While this may be my last article as President, it won’t be the last time you hear from me. I will not be going away now that my year as President has come to an end. I will be staying involved in our Association, continuing to do what I can to make our Association the best it can be. I hope that you will be involved in 2021 as well. REALTOR® OF THE YEAR Greg Owens, Broker/Operating Principal with Keller Williams On the Water The Realtor® of the Year award honors a Realtor® who has contributed to RASM, Florida REALTORS®, the National Association of REALTORS® (NAR) and has recognized service to the community and other business accomplishments. A recipient’s activities during the past three years are given strong consideration. This year’s top honor goes to Greg Owens, Broker and Operating Principal with Keller Williams On the Water. 6 | ELEVATE [ DECEMBER 2020 ]

Greg is well known throughout the Realtor® community as a respected Broker. He heads up two offices of over 300 agents and has established meaningful and collegial relationships with brokerages throughout Sarasota and Manatee. Greg was the 2018 RASM President and was a former member of the RASM Board of Directors. He has been an active member of countless committees and forums at the state and local level over his long career, including the Broker Engagement Committee, Audit Committee Member, Building Committee, and Contracts Committee. He was also the Realtor®/ Attorney Joint Committee Vice Chairman this year and will serve as the Chair in 2021. Greg has also served on the Ethics Committee and Professional Standards committee, and has a strong passion for promoting ethics in real estate. He is involved in various KW committees, fighting for Realtor® rights. He has received his C2EX, ABR, and he has applied for his CIPS designation. Greg is also on the City of Bradenton Planning Commission. In addition, through KW Cares, Greg has served the Boys and Girls Clubs, Veterans, and the elderly along with areas that have suffered from natural disasters. He served on the Bradenton City Code Enforcement and is on Bradenton City’s Planning and Zoning committee. After receiving his U.S. citizenship in 2010, Greg joined the United States Coast Guard Auxiliary. He has served his country through the Coast Guard ever since. “I believe in giving back as a Realtor® to our Association on a local, state, and national level,” said Greg. “I am a strong believer in RPAC and what it can do for all of us as Realtors®. And I believe in lifelong learning, particularly as a Realtor®, as our industry is constantly changing and we need to keep up with those changes. The Association offers what we need as Realtors® to continue our education.”

The President’s Award is a special honor bestowed by the current RASM President to a member who best embodies the Realtor® spirit and has contributed to the President’s goals. This year, 2020 President David Clapp, awarded this honor to Elaine Adair, Realtor® with Re/Max Alliance Group. “Each year the President gets to single out one individual who has helped move forward the President’s goals and those goals of the strategic plan,” said David. “This has been a difficult year, due to COVID-19 many of the committees were not able to achieve their goals. Elaine Adair chaired the Community Outreach Committee, and despite COVID-19, she continued to push her committee to step up to exceed goals. She was always looking for new ways to make a difference in our community, and they did, for which I am very grateful.” Elaine began her career in business administration working with C-level management in the IT field. Her interest in real estate and love for design made it an easy decision to become a Realtor®. That was 30 years ago and she has never looked back. In 1990, she became licensed in Massachusetts where she was the relocation coordinator for her company and she worked with the New England Patriots management and coaching staff. In 2004, Elaine and her husband moved to this beautiful area and she became a member of the Sarasota Association of Realtors®, now RASM. She is an agent at RE/MAX Alliance Group where she has achieved 100% Club status consistently. Elaine has also been active in RASM for many years, serving on the Community Outreach Committee as Chairperson four times. She has received her GRI and GREEN designations. She also volunteers for Habitat for Humanity and the Senior Friendship Center in Sarasota. Elaine is happily married for 30 years to her husband, Robin. Together they have 3 sons, 5 grandchildren, and 2 dogs and a cat. “I am surprised and honored to be chosen for the President’s Award by 2020 President Dave Clapp. This year of COVID-19 has presented significant challenges for our committee, as it has for all. With Dave’s help, we were able to quickly jump into projects that arose out of needs created by the pandemic. We were able to accomplish many of our goals, with masks on and social distancing practiced. Without Dave championing our projects, and a strong committee of leaders stepping up, this committee and myself could not have accomplished what we have. I humbly accept this honor, but the credit truly goes to all.”

The Distinguished Service Award honors a Realtor® based on their lifetime contributions to the local, state, and national Associations, as well as the community. This year’s award goes to Tony Veldkamp, CCIM, Senior Advisor with SVN® Commercial Advisory Group. In 2021, Tony will celebrate 30 years in the real estate business in the Sarasota and Bradenton area. He started his career in 1991 as an appraiser then quickly moved to commercial real estate sales with a small firm in Bradenton. He then enjoyed 12 years with Michael Saunders Commercial Division, and he now celebrates 9 years with the SVN Commercial Advisory Group. Tony has been on the CREA (formerly CID) Board of Directors for nine years and served on the RASM Board of Directors for three years. He was the 2016 CID President and won the prestigious Commercial Realtor® of the Year award that year. He also served on various committees for RASM including the Nominating Committee, CEO Search Committee, Finance Committee, and served on the North Manatee Office Presidential Advisory Group (PAG). In 2018, Tony was ranked #1 in the State of Florida, and #8 in the World with SVN International. He was also awarded the RASM President’s Award in 2019 and he is a multi-year Top Producer Award Winner. However, above all these prestigious accomplishments is Tony’s most prized award: a happy marriage of 32 years to his wife, Debbie, and five beautiful, healthy children. Tony’s commitment to community service is quite impressive. He is the former Director of Men’s Ministry at the Church of the Redeemer Sarasota, as well as a Sunday School Teacher. In addition, he served as a Parent President at Sarasota Scullers Youth Rowing and he was both a Cub Scout and Boy Scout Leader. “I am very honored and humbled to be recognized by the Realtor® Association for my involvement and contributions to the community, RASM, and the local real estate industry over these many years,” said Tony. “I feel very blessed to have established a career and raised my family in such a beautiful town and a wonderful community. I thank my wife Debbie for her love and support, and I would not be where I am today without her as my partner, best friend, and biggest supporter!” [ Continued on page 8 ] myRASM.com | 7

The Business Partner of the Year award honors a Business Partner member for their outstanding contributions to RASM, the real estate industry, and community. This year’s deserving recipient is Charlotte Griffin, Business Development Coordinator with Berlin Patten Ebling, PLLC. A Florida native, Charlotte has been a member of the Berlin Patten Ebling family since 2015. Charlotte’s infectious personality and affinity for Berlin Patten Ebling clients and staff made her perfectly suited for her role of Business Development Coordinator. Charlotte has been a respected fixture of the real estate family for several years, and her warm, genuine personality and friendly demeanor have made her a friend to many. Charlotte has been a member of RASM since 2015 and has been very active in the Association’s many events, and networking opportunities. She has served on several RASM committees including the Professional Development Committee, CREA Social Committee, and the Business Partner Committee. She has been a member of the Women’s Council of Realtors® Manatee, receiving the Rising Star Award in 2017, and an active member of the Women’s Council of Realtors® Sarasota for several years. She has served on several committees within these organizations to help raise money for many local charities including Mothers Helping Mothers, Feeding Empty Little Tummies, Boys & Girls Club of Sarasota/Manatee, Humane Society of Sarasota/Manatee, and Hope Family Services, Inc. Charlotte is also a member of the Lakewood Ranch Business Alliance (and received the LWRBA Sandies Award in 2017), the Manatee Sarasota Builders Association (MSBIA), and the Manatee Sarasota Builders Sales & Marketing Committee. Charlotte was also a nominee for the 2019 SRQ Women In Business Leadership Competition, celebrating women’s leadership, and philanthropic voice in Sarasota and the Bradenton area. “I am very honored and humbled to be recognized for this award,” said Charlotte. “I appreciate the valued partnership we have with RASM and with real estate professionals throughout our communities. I also extend my sincere appreciation and gratitude to my co-workers, team members, my family and other business associates, without their help, this honor would not have been possible.”

The Humanitarian of the Year award is given to a RASM member for their contributions as a volunteer in the community. This year’s award goes to Brian Loebker, a Realtor® with Michael Saunders & Company, Siesta Key Office. Brian Loebker has been a Realtor® for eight years, with six years specializing in the luxury market. While his focus and expertise is found representing the sellers of waterfront homes, Brian specializes in representing developers of boutique luxury developments, investment buyers and especially international clientele. Brian has been very successful in his real estate career, exceeding the $100M mark in real estate transactions. Community involvement and quiet contributions to Sarasota’s community are dear to Brian’s heart. In March, Brian, along with fellow Realtor® Brandy Coffey, founded the community initiative “Feed a Healthcare Hero.” The program was born out of the unprecedented impact on multiple local industries due to the COVID-19 pandemic. It remained operational for nearly 40 days and raised 364 cash donations from fellow Realtors® and other members of the community, totaling over $30,000. The program raised capital from the local community, used the funds to purchase meals from locally-owned restaurants, and donate those meals to our frontline Healthcare Heroes via delivery from our local Realtors® and their affiliates. In addition to the Feed a Healthcare Hero program, Brian is extremely active in working with disabled military veterans with the Operation Second Chance program. This organization is committed to serving wounded, injured, and ill Veterans. As a veteran himself, this organization is very important to him. Brian served in the U.S. Marine Corps from 20022005, before starting his real estate career. He also participates in an annual retreat for severely wounded Vets from across the country. “This award seems simply surreal,” said Brian, “and it would not have been possible without Brandy Coffey from Keller Williams Island Life Realty by my side from day one. I would never have achieved its reach without her and the hundreds of local Realtors® and Affiliates from RASM who stepped up to give to their community. The initiative demonstrated the selflessness and camaraderie of our amazing community.”

The Newcomer of the Year Award recognizes a member who joined as a Realtor® within the last three years. It was created to honor a member whose ethics and spirit of cooperation is exhibited by faithfulness to the principles of organized real estate and to the outstanding commitment to professional development. This year’s recipient is Shana Hamel, MBA, and Realtor® with Key Solutions Real Estate Group. A Sarasota and Manatee County resident for more than 25 years, Shana obtained her real estate license in 2018 and has been active in the local community as a volunteer, educator, and small business owner. In addition to being a Realtor®, she is a licensed Mortgage Loan Originator. Shana uses her experiences in real estate, property management, and finance, as well as her MBA and Life Coaching Certification, to continue to build long-lasting relationships and help buyers and sellers achieve their goals. Shana has earned her Resort and Second-Home Property Specialist Certification (RSPS), Short Sales & Foreclosure Resource Certifications (SFR), and she is C2EX endorsed. She is also a member of the Global Business Council (GBC), and the Young Professionals Network (YPN). In addition, Shana is the Chair of the Scholarship Committee. During her time on the committee, the Scholarship Committee, with the assistance of YPN and CREA, helped to raise over $40,000 in scholarship funds. Shana is passionate about helping others and her community service is quite impressive. She is a mentor for the Education Foundation, a Guardian Ad Litem, and a member of the RASM Community Outreach Committee. In addition, Shana recently helped to organize RASM’s participation in the 2020 Florida REALTORS® Waterway Clean-Up. “I feel truly blessed to have been chosen to receive this award in recognition of my work ethic and my involvement with RASM,” said Shana. “Additionally, I am extremely grateful for the support and encouragement I have received from all of the amazing leaders in this industry, and beyond, who continually inspire me to always strive for excellence in everything I do.”

The YPN Member of the Year award is given to a member of the Young Professionals Network (YPN) who has demonstrated extraordinary leadership, volunteering their time and talents in YPN committees, sponsored events, and within the community. This year’s award goes to Alexandria Twigg, Realtor®, Team Leader, Broker Associate, and Partner at Lucido Global of Keller Williams On The Water. Alexandria attended the University of Alabama where she studied Marketing and Real Estate and moved back to her hometown of Sarasota in 2017 to continue pursuing her real estate career with Keller Williams and Lucido Global. A Sarasota native, Alexandria Twigg started her real estate career in 2015. With a strong passion for the housing market and a desire to help her clients, closing just under $20 million in sales to date. Alexandria is a top producer and was named Team Leader for the Sarasota Lucido Global Expansion Team. She was voted Rookie of the Year with Keller Williams. In addition, she received the RASM 2019 Newcomer of the Year award and was named the 2020 President of the KWYP Suncoast Chapter. She is also an Agent Leadership Council (ALC) chair member. Alexandria has a true heart for community service. She has been an active member of the YPN for the last 2 years and she has been very involved with planning YPN events and programs to help benefit members. She is also an active member of the Keller Williams Young Professionals. In addition, she serves her community by being a member of the Junior League of Sarasota and the Cystic Fibrosis Foundation. “Winning the YPN Member of the Year Award is something I am super excited about! As a Sarasota native making a difference in my home is something that is extremely important to me,” said Alex. This year has been a challenging for many of us. Excelling under these circumstances is no easy task, and RASM congratulates our award winners on a job well done. In addition, RASM is grateful to our entire 7,800+ membership of Realtor® and Business Partners members for their activism, and leadership in our Association and community in 2020. Timing of Commission Negotiations By: National Association of REALTORS® Interpretations of the Code of Ethics Case #3-13 (Adopted November, 2019.)

R

ealtor® A signs a listing agreement with Seller B for the sale of her home. The home is priced at $1,000,000, and Realtor® A files the listing with the MLS, offering a certain percentage of cooperative compensation. Realtor® C sees the listing and knows it would be a perfect fit for her buyers, but unfortunately it’s out of their price range. She discusses it with them, and they ask her to submit an offer for $900,000. Realtor® C explains the risks in submitting an offer so far below asking price, but the buyers are in love with the home and ask her to submit the offer anyway. Realtor® C submits the offer to Realtor® A, who discusses it with Seller B. Seller B is concerned about accepting an offer so far below the home’s asking price, so Realtor® A offers to reduce her commission, as articulated in the listing agreement, by 1% if Seller B wants to accept the offer of $900,000 and ensure a quick sale. Seller B agrees to accept the offer and reduce the commission she pays to Realtor® A by 1%. Realtor® A informs Realtor® C that their offer was accepted, but that Realtor® A is now being paid 1% less in commission. “Listen,” she explains to Realtor® C, “it seems like both of our clients are happy with the price if it means the sale moves quickly. Would you be willing to split the difference on my reduced commission and I pay you 0.5% less in cooperative compensation than I specified in the MLS?”

Realtor® C agrees to accept 0.5% less than the commission specified in the MLS. After closing, Realtor® C files an ethics complaint against Realtor® A, alleging a violation of Article 3, as illustrated by Standard of Practice 3-2. At the hearing on the matter, Realtor® C argued that by asking her to accept 0.5% less in cooperative compensation after the offer was submitted, Realtor® A was unilaterally modifying the compensation with regard to that transaction. Jo Ann and I then joined attorney Lisa Moore in an “Ask the Attorney” session in May to address ongoing issues with regard to COVID-19. We are grateful for the leadership of chair Michael Holland and (brand new to our team) Professional Development Manager, Denise Ricciotti. Denise kept the committee motivated, passed down empowering messages from President David Clapp, and ensured the mission of the RAJC was met early on in 2020 as numerous challenges upended our plans and changed our course. RASM Supported Candidates Win Big & COVID-19 Rental Relief By: Max Brandow, RASM Government Affairs Director

ASM had a very successful election night last month, winning 20 of the 22 races we were supporting. The Political Action Advisory Committee spent countless hours during this campaign season screening, and evaluating local and state candidates who support the real estate industry. We would like to thank the committee members for their tireless work, and we look forward to working with all of our elected officials in their coming terms to make sure that Sarasota/Manatee and the state of Florida continue to be excellent environments to live, work, and achieve the American Dream of homeownership.

NAR COALITION, LAWMAKERS PRESSURE CONGRESS FOR RENTAL RELIEF NAR, along with a coalition of housing groups, are urging Congress to take COVID-19 relief funds and direct them to property owners hurt by the pandemic and eviction moratoriums. On November 9, the coalition requested assistance in a letter to the majority and minority leaders in Congress.

Members of the coalition also include the CCIM Institute, Council for Affordable and Rural Housing, Institute of Real Estate Management, Manufactured Housing Institute, Mortgage Bankers Association, National Affordable Housing Management Association, National Apartment Association, National Association of Affordable Housing Lenders, National Association of Home Builders, National Association of Housing Cooperatives, National Leased Housing Association and the National Multifamily Housing Council.

THE REQUEST HAS FOUR MAJOR POINTS: 1 | Provide financial assistance to renters in need 2 | Replace eviction moratoriums that will not solve our nation’s housing problems 3 | Expand the Small Business Administration’s (SBA) Paycheck Protection Program (PPP) to include all multifamily businesses 4 | Provide full-year funding for Fiscal Year 2021 for the Department of Housing and Urban Development (HUD) and provide funding for the Department of Agriculture’s rental assistance programs Along with the above letter, Congressional leaders and Realtor® Champions in Congress sent letters to Treasury Secretary Steven Mnuchin and HUD Secretary Ben Carson requesting pandemic-recovery money to be rerouted to help the housing industry. “We urge you to compel the SBA to ensure rental housing firms, owners and operators of manufactured housing communities, and student housing operators can compete fairly for these loan and grant funds when the PPP becomes available again,” the lawmakers wrote. While Congress, HUD and the Treasury have not yet responded to the requests from the lawmakers and housing coalition, the groups remain guardedly optimistic that some type of additional relief will be authorized. •

October Reports Another Fast-Paced Month for Sarasota and Manatee By: Gina White, RASM Communications and Marketing Director

H

ome sales continue to soar in Sarasota and Manatee counties. Following the same trends seen in previous months, October 2020 reports a rise in closed sales, an increase in median prices and shrinking inventory. According to data compiled by Florida Realtors® and provided by the Realtor® Association of Sarasota and Manatee, singlefamily homes are going under contract in fewer days than the previous year, resulting in a fast-paced seller’s market. “The October numbers help us realize just how crazy our market has been over the past several months,” said David Clapp, 2020 President of the Realtor® Association of Sarasota and Manatee. “Closed sales are up by 34 percent among all categories, and this extremely strong market does not appear to be ending anytime soon, as new pending sales are up by a combined 39.5 percent compared to last year in October.” Single-family closed sales increased by 48.4 percent to 766 sales in Manatee and by 30.1 percent to 929 sales in Sarasota. Condo sales rose in October with a 39 percent increase to 292 sales in Manatee and a 29 percent increase to 423 sales in Sarasota. In October, the median time from listing date to contract date decreased across the two-county area. Single-family homes are selling quickly, with a 58.1 percent decrease to 18 days on the market in Manatee and a 44.7 percent decrease to 21 days in Sarasota. As for the condo market, median time to contract is down by 8.9 percent to 41 days in Manatee and down by 28.6 percent to 45 days in Sarasota. Cash buyers continue to participate in the market with an overall increase in cash sales from last year. For single-family homes, cash sales in Manatee increased year-over-year by 53.6 percent and by 16.9 percent in Sarasota. Condo cash sales increased by 10 percent in Manatee County and increased by 44.2 percent in Sarasota.

The combined inventory of active listings decreased year-over-year by 35.1 percent. Condo inventory decreased by 22.8 percent in Sarasota and by 27.1 percent in Manatee. Single-family inventory decreased by 42.4 percent in Manatee and by 40 percent in Sarasota. “As we go into year end, we continue to be challenged with a low supply of inventory. The lack of inventory, and highly competitive bidding for existing inventory has discouraged some buyers from buying now. It is our hope and expectation that supply will increase after the holidays and going into the new year,” said Clapp. The market is considered a seller’s market as the month’s supply of inventory continues to decline. The month’s supply of inventory for single-family homes decreased by 42.9 percent to 2-months in Sarasota and decreased by 45.5 percent to a low level of 1.8-months in Manatee. Condo supply decreased by 36.6 percent to a 2.6-month supply in Manatee and by 30.4 percent to 3.2-months in Sarasota. The median sale price continues to rise each month. In Manatee County, single-family median prices increased by 10.4 percent to $360,000. Sarasota singlefamily prices increased by 20.2 percent to $345,000. Condo prices increased by 34.2 percent to $255,000 in Manatee and by 18.7 percent to $261,998 in Sarasota. Pending sales increased for the fifth consecutive month with a combined 39.5 percent increase reported in October. For single-family homes, pending sales increased by 32.9 percent in Manatee and by 38.5 percent in Sarasota. Condo pending sales increased by 69.3 percent in Manatee County and by 34.9 percent in Sarasota. The total number of new listings combined for single-family homes and condos increased by 6.9 percent from the same month last year. Single-family home new listings increased by 11.8 percent in Manatee and by 11.4 percent in Sarasota. Condo new listings rose by 6.7 percent in Manatee but fell by 7.5 percent in Sarasota. Understanding Your Commercial Insurance Quote By: Mark Sobolewsk, Commercial Producer, Atlas Insurance

O

ne of the most common questions I receive from commercial property owners is “What goes into a building quote?”

UNDERSTANDING THE BASICS While the insurance marketplace is perpetually evolving, it is crucial for all parties involved in commercial real estate to understand the very basics. The acronym COPE - Construction, Occupancy, Protection, and Exposure - is at the root of underwriting every commercial structure whether it is a condominium, industrial warehouse, office, or shopping center. Being able to look at properties through the eyes of an underwriter creates a competitive advantage when determining the cap rate, and allows real estate investors to more accurately evaluate the pros and cons of a given space.

UNDERWRITING 101 The concept of construction simply involves how the building was built. Whether a building is wood frame, joisted masonry, non-combustible, masonry

non-combustible, modified-fire resistive, or fire-resistive may result in a much different quote as insurance companies view these types of construction very differently in the event of afire. Furthermore, a building’s occupancy also plays a significant role in underwriting. A tenant who operates a family-style restaurant presents much less of an insurance risk than one who operates a night club with live performances involving pyrotechnics. This is normally expressed in the policy’s premium. When clients ask why their expensive home on the water is so much cheaper to insure than their business property, it usually leads to a discussion about occupancy. Protection is a way to gauge how well a building is protected from burning down. The insured can help itself by investing in quality fire alarms, fire doors, and sprinkler systems among other devices. Additionally, the proximity of water supply, the rating of the local fire district, and their communication system are also considered. Finally, a wide range of exposures is taken into account. An auto body shop located next to a nuclear power plant, for instance, would be a less favorable exposure than a stand-alone yoga studio located in the middle of high-end fashion retail outlet stores. In other words, carriers are taking a building’s neighbors into account as a fire event nearby could easily spread to the insured property.

AVOID EXPENSIVE SURPRISES While the commercial property insurance market fluctuates, the basic principles involved in underwriting remain mostly constant. oday as I write, just shortly after the presidential elections in the U.S., it appears that our government will be divided (different parties running different parts). This is somewhat by design with our Founding Fathers and their Originalist ideals. So, in the end, things will certainly change, but they will change more moderately. In addition, we have had some HUGE breaking news in that Pfizer came out with a COVID-19 vaccine that they claim is 90 percent effective. Dr. Anthony Fauci said that if we had one that was 75 percent effective, we should be able to resume “normal” likely in the 2nd and 3rd quarters of 2021. SO, potentially things could get better earlier next year. Time will tell, of course. We’ve all been hunkered down around the globe. All who love to travel internationally are pining to get back out to see this wonderful world. The international seasonal traveler and/or investor is already thinking about where they would like to invest their capital and realize their dreams. Wrapping Up a Challenging But Successful Year By: Derek Patti, PLLC, Realtor®, NextHome Excellence

O

h, 2020. Many of us had high hopes for you at the beginning of the year. You were supposed to be amazing on paper: Valentine’s Day was on a Friday, Cinco De Mayo was on “Taco Tuesday,” the 4th of July, AND Halloween were both on Saturdays. Christmas is on a Friday, and New Year’s starts with a 3-day weekend. Things were looking up when the clock hit 12:00 AM on 1/1/2020. Our YPN hit the ground running with a “New Construction.” Trolley Tour and our brand new Putt-Putt Tournament event benefiting the RASM Scholarship Fund in January. We followed that up with a “Meet S’ More People” networking event at Cock and Bull.

ADJUSTING TO CHANGING TIMES And then COVID-19 hit. In person, events came to a crashing halt, and so did our 2020 schedule. Our incredible 4th Annual Lip Sync Battle was the first

major event to be canceled, and after much discussion, so was our Annual Realtor® Bowling Tournament. Both of these events are truly amazing, not only because of how well they are attended but simply due to the amount of money we raise at each for local charities year after year. It was sad not having the chance to host these events this year.

YEAR IN REVIEW But adjustments were made on the fly. The YPN looked for ways to continue to educate and provide value to our membership. Our first virtual event was in April, a Coffee Talk with Joann Koontz about Tax Strategies and Business Planning for Realtors®. We also partnered with Rebekka Mars for a virtual Keep Calm Through Quarantine: Wellness Tune-Up to Cruise Through the Chaos. In May, we hosted a virtual REBarCamp that focused on the COVID-19 issue at hand and how it affected our business as Realtors®. Jamie Black, Tina Darling and Natasha Selvaraj provided information on Loan Forbearance, Marketing Tips and the new Closing Procedure as we all pushed forward in the new environment we found ourselves in. In July, we held a great virtual panel discussion with some local Legends and Rookies, featuring Alex Twigg, Kevin Bruinsma, Robert Milligan, Cor Donovan and Brandy Coffey. We heard some quality advice from some very successful and experienced Realtors®, but also gained some fresh perspectives from a few rookies who are out there selling homes like crazy. And most recently, we held a virtual Lounge and Learn with Rebecca Donatelli, an NAR YPN Advisory Board member, who spoke to us about branding on Instagram and how to turn the social media platform into a lead generation tool, and ultimately money. If that was not enough, we launched our very own Realtors® to Watch Under 40 Award. Our Class of 2020 included: Brian Loebker, Kevin Bruinsma, Jordan Chancey, Paige Cvjeticanin, and Margaret Kennedy. Not only did this group prove that success was possible in this unique year, but they have represented our Realtor® community in a positive way. It’s been a pleasure leading this year’s YPN Committee, and I am grateful for the opportunity to work beside an incredible group of people. Thank you all for the time you have given this year and the energy you put into making this year as positive as we possibly could! Bring on 2021! •

I

first moved to the Suncoast in 2004 to take a position as the Sarasota Bureau Chief for Fox 13 News Tampa Bay. I wanted to find a place to call home close to the downtown core, without breaking my budget. While looking to buy a house somewhere in that vast area between University Parkway and Clark, I found myself repeatedly driving by a condo complex near downtown several times a day - Central Park II. Central Park II greatly intrigued me right away. Once I saw the tennis court, pool, and access to the Hudson Bayou - I was hooked! I made an offer on a two-story, 2 bedroom, 2.5 bath condo sight-unseen. I trusted my Realtor® when he said the unit wouldn’t be available if I waited to get home from work to see it. I’ve lived in this resort-like setting on the southern edge of downtown for 16 years, and I’ve never regretted it.

Since getting into real estate, I love being able to help clients buy here, or help my neighbors sell here. I believe in the product here so much that my passion must come through. Central Park II includes 8 buildings and about 180 units, ranging from 2 bedrooms, 2.5 baths, to 1 bedroom, 1 bath units. Listings range in price from $195,000 to more than $250,000, depending on location. The units along the beautiful and quaint Hudson Bayou usually sell the fastest. Central Park II was developed in the late 1990s after 50 years as “Florasota Gardens,” which local historian Jeff LaHurd told me included a mix of apartments and retail. “Florasota Gardens billed itself as suited to ‘gracious easy living in a lazy, laughing climate.’ The garden theme of the development was underscored by naming its buildings after tropical foliage such as guava, gardenia, etc.,” LaHurd said. Through the years, the developers of Central Park II only made a good thing better. When it comes to the quality of life in a great location, there’s no place better. •
