I

am convinced that there are two occupations in the world that rise far above the rest, and the only question that one should ask when at the crossroads is whether to be a rockstar or a Realtor®. If you’re reading this, then it means you’ve made the same choice as me (the right choice, undeniably) and together, we’re out to take on the world. This is my final column as your president of the REALTOR® Association of Sarasota and Manatee. It’s been a fantastic year marked with enormous successes and a return to form as we’ve come out of the pandemic; I’m honored to have served in this role, but the truth is that none of these successes are mine - and that’s the best part, too. This year, over 100 Realtor® leaders stepped up to serve on committees. Together, they brought in 110 classes attended by 2,880 attendees. They raised tens of thousands of dollars for local charities, including $31,913 for our newly minted RASM REALTORS® Charitable Foundation (RRCF) - more on that later. To date, RASM welcomed 1,338 new Realtors® this year and 107 new brokerages to our community. We brought our vision of the local market to international buyers in Dubai, we broke ground on our state of the art facility in downtown Bradenton, and we led the way through one of the tightest sellers’ markets in history. Realtors® who do things like these are the real rockstars of the world. Rockstar members like this year’s chair of our Leadership Institute, Mary Northrup, look beyond their own careers in order to make a difference in the world. Mary inspired an indefatiguable group of future leaders to kick off RRCF’s fundraising efforts: they reached further than any Institute before them and redefined what that program is capable of. Because of their efforts, we’ll be in position to give away more scholarships next year than we’ve ever been able to offer before. We’ll also be ready and able to help when the worst case scenarios unfold for our members. It’s rockstars like our “Humanitarians of the Quarter” recipients: Joshua Morris, Holly Switow, and Michele Tanner, who all felt the call to service and led drives to make our neighborhoods better places. They did these things selflessly (and almost always without asking for credit!) simply because they know that being a Realtor® means more than showing property. That’s an incredible state of mind. We’ve all heard the saying that you can’t have your cake and eat it, too. I don’t believe that for a second: in the same way that you might have cake, and then also eat that same cake, it is also possible to be both a rockstar and a Realtor®. In my book the two aren’t even complimentary - they’re synonymous. Here’s to 2022. Let’s make it your best year ever. Together. •

We are proud to recognize those who have inspired, motivated, and contributed to a successful 2021.

REALTOR® OF THE YEAR Amy Worth, Broker Associate with RE/MAX Platinum Realty The Realtor® of the Year award honors a Realtor® who has contributed to RASM, Florida REALTORS®, the National Association of REALTORS® (NAR), and has recognized service to the community and other business accomplishments. A recipient’s activities during the past three years are given strong consideration. This year’s top honor goes to Amy Worth, Broker Associate with RE/ MAX Platinum Realty. Over a career that spans more than 30 years, Amy has passionately worked to enhance the Realtor® brand, advance the industry, and make a positive impact on her profession. Her industry involvement is extensive which includes serving as the 6 | ELEVATE [ DECEMBER 2021 ]

2019 President of the REALTOR® Association of Sarasota and Manatee. She has served on the Board of Directors, Nominating Committee, Professional Standards Committee, RPAC Committee, and is Chair of the RASM REALTOR® Charitable Foundation Fundraising Committee. “Amy has spent her career leading by example,” said Alex Krumm, 2021 RASM President. “She’s been a creative powerhouse with big ideas (and, importantly, the grit to get them off the ground) while being a mover and shaker behind the scenes. Her contribution to our Association is profound; we’re much better off for her presence, and there’s nobody more deserving of this award than she.” Amy credits her success to the support and mentorship she has received throughout her career and now strives to be that example for her peers. Her passion for real estate is evident in all she does. She served as the 2013 Women’s Council of REALTORS® State President, as well as on the Women’s Council National Executive Committee. At Florida REALTORS®, Amy has received the Florida Honor Society Award for 9 consecutive years, is a 2013 Florida REALTORS® Leadership Academy graduate, has served on the Board of Directors since 2012, and has served on several committees and task forces. In the community, she volunteers for a variety of causes and is passionate about fundraising to support Children’s Miracle Network, First Step Sarasota, and Silent Angels. In her “spare” time Amy enjoys a successful career with RE/MAX Platinum Realty where she has been named to the RE/MAX Hall of Fame. As her leadership roles have expanded, so has her business. “You can be a volunteer leader and still be very successful in your business,” said Worth. “It is all about giving back to a profession that gives so much to us. PRESIDENT’S AWARD Mary Northrup, Sales Associate, Premier Sotheby’s International Realty The President’s Award is a special honor bestowed by the current RASM President to a member who best embodies the Realtor® spirit and has contributed to the President’s goals. This year, 2021 President Alex Krumm, awarded this honor to Mary Northrup, Sales Associate, Premier Sotheby’s International Realty. Mary Northrup has attained a reputation of exceptional professionalism that has led her to the pinnacle of the residential real estate market. Mary’s success story is founded on her strong desire to educate herself and provide superior service to her customers. She has established herself as a proven leader in home sales, she is educated, focused, and hardworking, which has fostered a loyal following. Mary discovered that with hard work and determination, she could utilize her finance, marketing, and customer service background to flawlessly transition into a successful real estate career for over 20 years. Mary is continually striving to educate herself and to provide the most up-to-date market knowledge for her customers. Most recently, she received the Commitment to Excellence endorsement (C2EX) and certification as a Real Estate Negotiation Expert (RENE). Mary continues year after year to be voted best in client satisfaction by customer surveys done by Sarasota Magazine. “‘It was clear from the moment Mary stepped in that she intended to take the Leadership Institute to new levels, said Alex Krumm, 2021 RASM President. “She aimed higher than we asked, she led more passionately than we asked, and she reached further than we asked - and then there was no looking back.” In addition, she gives back to the community by volunteering her skills in leadership roles at RASM as a 2021-2023 Director, an ambassador, and chair of the 2021 Leadership Institute. Her leadership in the Women’s Council of REALTORS® was evident as State District Vice President in 2014 and Sarasota President in 2013. Integrity, professionalism, and tenacity are what give Mary Northrup the unsurpassed passion for her industry and the community. “Words cannot express how honored and blessed I feel receiving the President’s Award for 2021,” said Northrup. “I am grateful to my Leadership Institute committee members, mentors, staff, and especially Alex Krumm for selecting me! I can still hear him on the phone when he said, ‘Mary, you went above and beyond this year and I have selected you to receive the President’s Award.’ I have always believed it is better to give than to receive, however with this lifetime award, receiving is better for sure!”

DISTINGUISHED SERVICE AWARD Stafford Starcher, Broker Associate, RE/MAX Alliance Group The Distinguished Service Award honors a Realtor® based on their lifetime contributions to the local, state, and national Associations, as well as the community. This year’s distinguished award goes to Stafford Starcher, Broker Associate with RE/ MAX Alliance Group, and a dedicated member of the REALTOR® Association for the past 18 years. Stafford served as the 2015 RASM President, the first year that the Sarasota and Manatee Associations officially merged into one. He was instrumental in making the merger a smooth transition for the Board of Directors, staff, and members alike. Stafford’s continued service is quite extensive, having served on many committees throughout his impressive career. He is the Chair of the RASM Public Policy Committee, having the responsibility for Property Rights and Quality of Life issues. He has also served on various committees in the past such as the Professional Standards Committee, Political Action Advisory Committee, Nominating Committee, Finance Committee, Facility Task Force, MLS Express, Executive Committee, and many more. He has also served as an Ombudsman for RASM and was a member of the RASM Board of Directors. He received the distinguished RASM “Realtor® of the Year” award in 2017 for his outstanding commitment to our industry. Stafford has also been active at the Florida REALTORS® level. He served as the District Vice President in 2020. He was Vice-Chair of the Legislative and Business Research Committee for Florida REALTORS® in 2016 and the 2017 Chair. He has also been a member of the state Public Policy Committee for several years, as well as a 2012 graduate of the Florida REALTORS® Leadership Academy. “I have attended the Installation and Awards banquet for the last 27 years and never in my wildest imagination did I think I would ever receive the ‘Distinguished Service’ award,” said Starcher. “I was taken by surprise and am grateful for this honor. Serving our Association over the years has been a labor of love. I will continue to serve in any way that the Association would have me. With this award, I have been humbled and am very grateful for being chosen. Thank you.”

The Business Partner of the Year award honors a Business Partner member for their outstanding contributions to RASM, the real estate industry, and the community. This year’s deserving recipient is Debbie Urban, New Home Sales Manager with STOCK Development. Debbie started her career in the field of education, where she was an educator and licensed in school administration for several years in Indiana. Her entrepreneurial spirit, along with an appetite for change, led her to move to Florida in 2013. With the abundant opportunities and potential for growth in real estate, Debbie decided to get her real estate license in 2016. When she was first hired with STOCK Development, she was the Community and Realtor® Liaison, focused on marketing the STOCK brand in the Sarasota, Lakewood Ranch, and Bradenton area. She joined RASM as a Business Partner and quickly became engaged in many RASM events and networking opportunities. She was able to build long-lasting relationships with the Realtor® community and fellow RASM Business Partners. In addition, her role with STOCK allows her to host events that create great networking and business opportunities for agents and Business Partners alike. In May of 2019, Debbie was promoted to Area Sales Manager for Sarasota and Lakewood Ranch for STOCK Development. Debbie now oversees the sales process as well as works closely with the sales team, administration, and the Lake Club Information Center staff. She remains an integral part of the Realtor® community and she is still very involved in Realtor® events. Debbie served as the Chair of the RASM Business Partner Committee in 2020, and the Vice-Chair the year before. She recently earned the Resort and Second-Home Property Specialist (RSPS) certification and continues to keep ongoing education a top priority in her career. She has also served on the RASM Professional Development Committee, and she graduated from the RASM Leadership Institute in 2018. Debbie is an active member of the Manatee-Sarasota Building Industry Association (MSBIA) and is also a committed member of Impact100 SRQ., In addition, Debbie is a member of both the WCR Sarasota and Manatee Chapters. That desire to give back has led Debbie to get involved with the new RASM REALTORS® Charitable Foundation (RRCF). She is a founding member of the RRCF Committee, and she is actively involved in planning the “Realtor® Day” sports-themed fundraising event coming up in 2022. “It’s an honor to be recognized among my peers for this award,” said Urban. “I thank RASM, my family, my STOCK family, and the many people who have helped me become the person I am today. All of us are working together towards a common goal – it’s all about relationships formed. Because if you form relationships, everything else follows.”

The Humanitarian of the Year award is bestowed to a RASM member for their contributions as a volunteer in the community. This year’s award goes to David Crawford, Broker/Owner, Catalist Realty, LLC. After graduating from the University of Florida, David became an executive director of a nonprofit, where his mission was to “make historic districts the heart of downtowns again.” He then returned to graduate school to focus on real estate before becoming the director for an internet marketing company for five years. However, he realized that his true passion was in real estate, a career in which he has been very successful. David tributes much of his success to his entrepreneurial parents, as well as his mentor and fatherin-law, Jake Miller. His early influences encouraged and mirrored his own desire to be successful in business in order to give back to the community. In 2015, David became a broker at Gulf Realty. In 2018, he formed his own company, Catalist Realty, LLC., Catalist is a unique concierge brokerage with a community-driven business model. David is so passionate about giving back, that he established the Catalist Realty Brokerage Model, which gives 15% of gross commissions earned back to local nonprofits of the client’s choice. The company has donated more than $100k since opening their doors 3 years ago, and the goal is to be able to donate $100k+ annually. David has served on the RASM Community Outreach Committee, the Public Policy Committee (currently serving as Vice-Chair and will be Chair in 2022), and he is an incoming member of the RASM Board of Directors. He will also serve on both the RASM Finance and RPAC committees in 2022. In addition to his service with RASM, he also serves as a Board member for the Conservation Foundation of the Gulf Coast with experience on both their Land Protection and Development Committees. David was recently recognized as a RASM YPN Realtor® to Watch Under 40 (2021), and with the prestigious Business Observer 40 Under 40 Award (2021). “Honestly, when I got the call that I was selected as the Humanitarian of the Year I truly didn’t know what to say,” said David. “Once I had a chance to process it a little, I just truly felt humbled and blessed to not only be able to do what I love every day, but to be recognized for the WHY that I do it and WHY we structured Catalist Realty with a philanthropic business model. Also, I wouldn’t be receiving this recognition if it wasn’t for our team and agents who also believe in our mission to not only help our clients achieve their real estate goals, but to also support and build our community and the amazing quality of life we have here on the Gulf Coast!”

The YPN Member of the Year award is given to a member of the Young Professionals Network (YPN) who has demonstrated extraordinary leadership, volunteering their time and talents in YPN committees, sponsored events, and within the community. This year’s award goes to Nathan Butrum, Realtor®, NextHome Excellence. Nathan became a Realtor® in late 2017, and in 2018 he decided to get involved with the YPN. During his first year with the YPN, Nathan volunteered wherever he was needed, but stayed in the background as he learned the ropes. The following year he dove in headfirst, taking on an active role in leadership and becoming involved in various committees and events. Nathan was an integral part of the YPN Bowling event and Lip Sync battle in 2019, which collectively both raised over $12,000 for Heroes Welcome Home and Everyday Blessings Springboard. Nathan also helped establish the YPN Trolley Tours and Coffee Talk series. Additionally, Nathan joined and later graduated from the RASM Leadership Academy in 2019, which had a profound impact on his views as a young leader. In 2020, he joined the Professional Development Committee, where he was named Chair of the Video Subcommittee, and helped Realtors® and Business Partners assemble video clips for use in the RASM online library while the newly created film studio was temporarily closed. Today, Nathan serves as 2021 Vice-Chair of the YPN and incoming Chair for 2022. He is also on the Political Action Advisory Committee (PAAC) as well as the Public Policy Committee. He has taken a multitude of online and in-person leadership courses, attended Tony Robbins as well as a Gary Vaynerchuck event, 10X Conference with Grant Cardone, and attended a NAR Leadership Week in Chicago as RASM’s YPN representative. In 2022, Nathan will also serve on both the Political Action Advisory Committee, Public Policy Committee, and will serve as a RASM Key Contact to our local Commissioners, House Representatives, or Senators. He is also an incoming 2022 member of the RASM Board of Directors. Nathan has completed the C2EX training, GRI 100 series, CIPS, AHWD, MRP, and ABR, Certified Waterfront Specialist, and has recently become a member of the GBC. He is on his way to earning his Broker’s license, having taken the class and awaiting the state test. Nathan has also taken the step to become a new RPAC Major Investor, and has taken the YPN Pledge to invest at least $10,000 over the next 10 years in his career. “I’ve always seen RASM as a path to success by raising the expectations of our profession and working with like-minded and high achieving individuals to embody and surpass the standards set before us today. I am deeply honored to receive this award,” said Butrum.

The Newcomer of the Year Award recognizes a member who joined as a Realtor® within the last three years. It was created to honor a member whose ethics and spirit of cooperation is exhibited by faithfulness to the principles of organized real estate and to the outstanding commitment to professional development. This year’s recipient is Brooke Mailloux, Realtor®, with Florida Suncoast Real Estate. Brooke has been in the real estate industry for just under two years, but she is a second-generation Realtor®, having been immersed in the industry her whole life. She graduated from the University of Central Florida with an Event Management degree, and never expected to enter the field of real estate. She studied abroad in college, and then worked on a cruise ship, with plans to continue in the event planning industry. As time went on, she realized she had more to offer, and her plans quickly changed. “I continually had people tell me that I would be good in sales, but it was always intimidating to think about running my own business,” said Brooke. “It was a learning process, but it’s something I’ve always wanted. I knew that no matter what happened, I was always going to figure it out and I just had to take the risk. I am so happy I did because I have been very successful, and I hope to keep going! I am so thankful that I am in an industry that allows me to plan events, travel, and continue to help others - everything I love to do and more!” Brooke recently graduated from the 2021 RASM Leadership Institute, which hosted the REALTORS® Care fundraising event for the new RASM REALTORS® Charitable Foundation (RRCF) that helped to raise over $30,000. Brooke also joined the YPN this year and has been active with the group’s events. She will serve as the YPN Vice-Chair in 2022. She is also an active member of the Women’s Council of Realtors® Sarasota (WCR) and will be the Secretary for WCR Sarasota in 2022. Brooke also started a Young Investors Network, which aims to teach young professionals about how to save, invest, and manage their finances. “I am so thankful for receiving this reward and hope that I can continue to make those who nominated me proud! I have so much support from my family and my company that has pushed me to be who I am today. There is a lot to learn while being a Realtor® and I still have so much to learn. I am very excited to see where the future takes me,” Mailloux added.

Dealings Initiated by Another Broker’s Client By: National Association of REALTORS® Interpretations of the Code of Ethics Agreement Case #16-14 (Adopted May, 1999.)

R

ealtor® X, a residential broker, had recently listed a home. Realtor® X’s marketing campaign included open houses on several consecutive weekends. One Sunday afternoon, Buyer B came to the open house. Realtor® X introduced herself to Buyer B and asked whether Buyer B was working with another broker. Buyer B responded that he was, in fact, exclusively represented but went on to add that he was quite familiar with the property as it had been previously owned by a close personal friend. Realtor® X told Buyer B that she would be happy to show Buyer B through the home and answer any questions he might have, but added that she represented the seller and not Buyer B. After viewing the home, Buyer B indicated that he was seriously interested in the property and intended to discuss a possible purchase offer with his buyer representative. Realtor® X responded that there were several other buyers interested in the property and that it would likely sell quickly. “I can’t tell you what to do, but if it were me, I would make an offer today,” Realtor® X told Buyer B, “You can go back and discuss this with your broker if you like or I can help you write a purchase contract. Realtor® X assisted Buyer B in filling out a standard form purchase contract which was accepted by the seller later that day.

Realtor® X was subsequently charged with violating Article 16 for dealing and negotiating with a party who had an exclusive relationship with another Realtor®. At the hearing, Realtor® X defended her actions noting that she had told Buyer B that she was the seller’s exclusive agent and, as such, would not and could not represent Buyer B’s interests. She pointed out that Buyer B had asked for her help in writing a purchase offer and had not sought the counsel and assistance of his exclusive representative. She concluded her defense noting that Standard of Practice 16-13 authorizes dealings with the client of another broker when those dealings are initiated by the client. The Hearing Panel disagreed with Realtor® X’s reasoning. They concluded that Realtor® X’s inducement of Buyer B by emphasizing that the property might sell quickly (which might well have been true), coupled with her offer to prepare a purchase contract on Buyer B’s behalf, constituted an initiation of dealings on the property by Realtor® X, not by Buyer B. ith all of today’s technology, you would think communicating with people would be easy, right? To communicate effectively with your tenants and renters, you need to be aware of your demographic and what works best for them. Successful communication across generations is an important element in your marketing plan. Let’s take a look at the communication preferences across the generations. SILENT GENERATION. BORN BEFORE 1946 (AGES 75 +)

People from the Silent Generation enjoy face-toface contact. Networking events, socials, ceremonies, charities, clubs, and group activities are popular among this group. Direct mail and phone are the favored means of communication. The internet is slowly creeping in as another favorite. They must keep in touch with those grandbabies! Mirror their preferred method of communication when working with them.

BABY BOOMER. BORN BETWEEN 1946-1964 (AGES 57-75)

Baby Boomers value relationships and have a strong work ethic. Spending time with family and friends is high on their priority list. This is a large group with a significant impact on the economy and they are often the target of marketing campaigns. Direct mail and face-to-face contact work well with this generation. GENERATION X. COMMUNICATION IS KEY Communication is so important in everything we do. Knowing and understanding how the different generations communicate will help you reach your target audience. Using a combination of platforms (phone, internet, face-to-face) will allow you to reach across the generations. One last thing to keep in mind, no matter what type of communication you use, proper etiquette goes a long way. The Condo Tool Kit By: Andrew Conaboy, Esq., Berlin Patten Ebling

I

n the wake of the devastating collapse of the Champlain Towers South building in Surfside, Florida earlier this year, real estate attorneys across the state have been busy fielding calls asking what can be done when deciding whether to purchase a condo to be as certain as possible that something like the Surfside collapse will not happen to their new condo. While it may be impossible to learn all there is to know about the structure of the condo building in the relatively short amount of time between when a contract is signed and the closing date, by using the tools and strategies discussed below, buyers can at least be as comfortable as possible knowing they did as much due diligence as they could before finalizing the purchase. 1 | Seller Disclosures: Sellers have an affirmative duty to disclose any property defects which might materially impact the value of the property which may not be readily observable by buyers. Thus, it is imperative for buyers to review the seller’s property disclosure form prior to entering into a contract. If the property disclosure has not been made available, buyers should insist one be furnished prior to moving forward. Additionally, buyers should ensure that sellers provide a seller’s Condo Disclosure form, as opposed to a single-family home disclosure. The Condo Disclosure asks additional questions of the seller that are not included in the standard single-family home disclosure. 2 | Condo Rider: If you take nothing else away from this article, it is my hope you will be left with the importance of including a Condominium Rider with the contract. Specifically, the latest FAR/BAR Condominium Rider (the “Rider”) is strongly recommended. By adding the Condo Rider to the contract, buyers obtain additional information from the seller that they might not otherwise know, including what the current assessments are, any potential pending assessments, whether or not the buyers have to be approved by the Board, and much more. If there are any special assessments, levied or pending, the Rider also designates who will pay for them. Perhaps most importantly, Section 14 | ELEVATE [ DECEMBER 2021 ]

5 of the Rider also establishes the buyers’ right to cancel the contract within 3 days of receipt of certain condo documents, as further discussed below. 3 | Condo Documents Review: As previously stated, the Rider establishes the buyers’ right to review documents within 3 days of the effective date. Those documents include the Declaration of Condominium, Articles of Incorporation, Bylaws and Rules of the Association, most recent year-end financial information, and Frequently Asked Questions. A thorough review of these documents can give the buyer a sense of comfort that the condo is financially sound in addition to gaining a strong understanding of the rules and restrictions in place. However, these documents may not tell the whole story or answer all of the buyers questions. The buyer can insist that additional documents be included in the list mentioned by adding appropriate language to the contract. For example, the buyer can include language adding to the list the past year’s Association meeting minutes and records of special assessments for the current year and past years. This will give the buyer a clearer picture of what the Board has been discussing recently, including potentially addressing structural issues. As you can see, there are several tools buyers can take prior to being locked into a contract in order to feel as comfortable as possible that the condo they are purchasing is in sound shape structurally, financially, and managerially. Fees In Lieu of Security Deposits Legislation By: Max Brandow, RASM Government Affairs Director

egislation was filed recently concerning alternatives to the payment of security deposits on leases. Both House Bill 537 by Representative Jim Mooney and Senate Bill 884 by Senator Jim Boyd provide for a landlord to offer a tenant the option to pay a fee in lieu of a security deposit as part of a rental agreement. The fee may be a monthly fee or some other determined schedule. ‘Seller’s Market’ Shows No Signs of Slowing in October 2021 By: Gina McCarthy, RASM Communications and Marketing Director

T

he Sarasota and Manatee housing market shows little signs of abandoning the trends we’ve been accustomed to over the last few months. According to data from Florida REALTORS® and compiled by the REALTOR® Association of Sarasota and Manatee (RASM), the low supply of inventory continues to decrease the days on market and drive up prices. Realtors® in Sarasota and Manatee counties represented a total of 2,037 sales in October, a 15.5 percent decrease from the same month last year. Single-family home sales in Sarasota County decreased by 15.2 percent to 788 sales, while Manatee County single-family sales decreased by 12.3 percent to 672 sales. Condo closed sales decreased by 24.6 percent to 319 sales in Sarasota, and decreased by 11.6 percent to 258 sales in Manatee. Despite a decrease in the number of single-family home sales this month, both counties have seen an increase in total dollar volume from a year ago. The total dollar volume of single-family homes in Sarasota increased by 1.9 percent to $467.7 million and by 3 percent to $379.9 million in Manatee. “Make no mistake: prices are going to rise in 2022, and most likely by a lot. There simply aren’t enough homes coming to market to offset the enormous demand for homes.” said 2021 RASM President Alex Krumm, Broker Owner of NextHome Excellence. “It is more critical than ever to set a game plan with your Realtor® to figure out the best way for you to buy or sell. The market is complicated, and it looks like it might get even trickier.” added Krumm. Prices continue to rise year-over-year for the two counties in September. In Manatee County, the median price for single-family homes is $425,000, an 18.1 percent increase from last year. In Sarasota, the median

price for single-family homes reached a record-high at $410,000, an increase of 18.8 percent. Condo prices increased by 27.1 percent to a median of $332,990 in Sarasota and by 9 percent to $278,000 in Manatee. Cash sales are still prominent in this market, accounting for 39 percent of single-family home sales in the Sarasota and Manatee area. Of all condo sales in the two counties, 61 percent were closed with cash offers. “Buyers should be prepared to be patient. Competition will be fierce for the foreseeable future and there isn’t a market correction around the corner.” added Krumm. “Buyers who have already taken advantage of this market are being rewarded handsomely, and we expect those rewards will keep on coming through the first part of the year.” The inventory of all active listings in the two counties decreased by 59.4 percent to 1,785 listings at the end of October. The month’s supply of inventory is at 0.8 months for single-family homes, a 60 percent decrease in Sarasota and a 55.6 percent decrease in Manatee. Condo inventory decreased 76.9 percent in Manatee County to 0.6 months and decreased by 78.1 percent in Sarasota County to a 0.7 months supply. The median time from listing date to contract date continues to hover around one week. For single-family homes in the North Port-Sarasota-Bradenton MSA, the median time to contract was 6 days in October, a decrease by one day from the previous month. For condos, combined in the two counties, the median time to contract is 7 days, a one day increase from September 2021. RASM Honors Veteran Members at Military Heroes Breakfast By: Max Brandow, RASM Government Affairs Director

T

he REALTOR® Association of Sarasota and Manatee (RASM) honored veterans at a Military Heroes Breakfast on Friday, November 5 to present a plaque that commemorates military veterans who have received commendations

in services to our Country. “It’s an honor to recognize our members who have served for our country and continue to serve and protect the dream of home ownership for our industry,” said RASM President Alex Krumm. The breakfast started with a presentation of the “Missing Man Table,” which symbolizes and honors veterans who are not with us anymore. The presentation also included special remarks from Florida Representative Fiona Fuller McFarland, the folding of a 12-foot American flag by the Sarasota County Fire Department Honor Guard and the unveiling of a dedicated plaque to honor the veteran members of RASM bestowed with the highest military honors. Special guest Representative McFarland spoke about her time at the United States Naval Academy and told her story about how owning her first home played a role in her deciding to run for office.

The 12-foot flag was donated to the Association by member and WWII veteran, Chuck Palmeri. This special flag once flew over the Capitol building in Washington D.C. and will be placed into a case to be displayed at the RASM South member service center on Cattlemen Road. The Association surveyed its membership to record the members who have served and continue to serve in the U.S. Armed Forces. The survey reported over 200 veterans within the RASM membership, with 27 of those members receiving special medals and commendations. The REALTOR® Association of Sarasota and Manatee thanks all past, present and future military members with special appreciation to the members who have served. he Canadians are coming! The Canadians are back! The Canadians are here! Say it whichever way you want, but our “cousins north of the border” are coming for season 2021 - 2022. On November 8, the U.S. Government reopened its borders with Canada. It had been a long 20 months since the borders between our two countries were closed in March 2020 as a result of the global pandemic. The Canadians opened their side of the border in August.

WHAT DOES THIS MEAN FOR THE SUNCOAST? The numbers tell a story. From April 2020 to March 2021, Canadians were the 2nd highest foreign buyers of US residential properties totaling $4.2 billion. They were also the largest group of international sellers in the same time period. In Florida, the dollar amount of international transactions between August 2019 to July 2020 was $15.6 billion. Transactions here on our Suncoast accounted for 7% of this amount. Needless to say, the Canadians were major contributors here. They have been a regular staple of our snowbird season for many years, but we missed them these past 20 months. They haven’t stayed in our rental properties, visited our beaches, eaten in our restaurants or shopped in our stores. The impact of the loss of their dollars on our local economy cannot be overlooked, but their overall impact on our real estate economy is even more significant. With the borders now open and full season upon us, our ‘cousins’ are making a come-back as real-time, on-the-ground, active players! I definitely foresee a market that is going to be as overheated, if not more so, than the past several months.

You will get all that relevant knowledge and tools by being a GBC member and attending their educational offerings. In addition, you will make connections and learn how to build your international referral network. If I told you that by paying $25 a year, you could potentially increase your GCI by a couple hundred thousand dollars, would you pay? I bet you would. $25 is the yearly dues you pay to be a GBC member. And I promise, it would be worth it. You WILL feel more confident about looking out for, and working with foreign customers. s we prepare to exit 2021 and roll into 2022, I would like to thank everyone in our real estate community for helping to make 2021 a little bit more normal! As the YPN Vice-Chair in 2020, and 2021 Chair, it was challenging to keep everyone connected and engaged with our limited social gatherings. This year, we got to host a few in-person events, and raise money for Everyday Blessings Springboard. Our 2nd Annual Putt-Putt Pour event was a huge success at Evie’s on the Range, and being able to bring back our Realtor® Bowling Day was super exciting! Adding in a few Trolley Tours throughout the year and having our Halloween “Boos and Booze” tour made 2021 a welcome change from the year before! Being able to see so many of our friends and colleagues in person made many of us very happy. We are looking forward to continuing in 2022 and bringing even more of our exciting events.

n October 2021, the REALTOR® Association of Sarasota and Manatee hosted its first-ever Certified Waterfront Specialist (CWS) course. Unlike national designations and certifications, the CWS certification is exclusively owned and hosted by RASM, with a hyper-local curriculum covering the legalities, pitfalls, and advantages of working with waterfront property. The 6-hour class covers different types of waterfront properties, docks and seawalls, surveys, coastal construction, FEMA, and much more. To become certified, members must complete the 6-hour course and earn a score of 70 or more on the written exam, submit the application and application fee, and must have two qualifying waterfront transactions.
