he start of a new year is a time for resolutions. We make promises to ourselves for the year ahead. We tackle each day with optimism and gusto, our focus squarely on the bright future that lies ahead. It is no different at the REALTOR® Association of Sarasota and Manatee – though in our case, we plan our gusto months ahead of time (and with the help of dozens of top-notch professionals). Like most organizations, COVID-19 challenged us in 2020. After all, how does an organization whose primary purpose to bring together 8,000 very different individuals function when we’re all forced to stay apart? More importantly, how can we adapt to this challenge and still make sure that THIS year is our BEST year so far?
THIS YEAR, WATCH US KEEP OUR PROMISES TO YOU IN THREE KEY AREAS: We’re bringing value to you every step of the way. RASM is far more than your source to the MLS; it’s also your buzzing hub for education, a direct line to local politics affecting your private property rights, and a keystone to growing your business. We’re in the midst of renovating our new Manatee office - conveniently located in the heart of downtown Bradenton. This professional center will feature full-time staff, essential services, and our best educational programs. Speaking of education, we’re continuing to offer continuing education and most designation classes for only tiny royalty fees. Our new video studio will open for general use this year, we’ll have stock music, photos, and video you can use in your marketing, and we’ll constantly update you on the state of our incredible real estate market. We’re engaging with our Realtors® in effective, meaningful ways. RASM ambassadors will continue to create connections between you and our offices; watch for our trademark orange lanyards in your office meetings and on social media to keep up to date with the programs and services you can use to excel. Our new podcast will feature interviews with our top salespeople, local politicians, and the movers and shakers who are making statements in our area. The Leadership Institute will create a roadmap for your success in your business and in your Association, our YPN will provide support for the future generations in our business and our new Property Management Council will expand our reach to valuable – and valued – members of our professional community. We’re taking action to make 2021 your best year ever. Over 150 volunteers have signed up to lead with RASM in 2021. We’ve identified new ways to reach out to new members, we’re overhauling our website with tools and news you can use, and (as soon as is safely feasible) we’re hosting public events to continue the proud Realtor® tradition of being central to our community. CREA Tackles New Goals in the New Year
I
t is a fresh, brand new year and the Commercial Real Estate Alliance (CREA) is energized and enthusiastic for the challenges and opportunities that the new year will bring. Once again under the leadership of CREA President Joe C. Hembree, CCIM, Commercial Realtor® and Broker at Hembree & Associates, CREA is poised to make 2021 their best year yet, despite the ongoing obstacle that is COVID-19.
WHAT IS CREA? CREA’s mission is to be the leader in the commercial marketplace by promoting professionalism to their membership through education, communications, and business development. Their overall objectives are to unite those engaged in commercial real estate activities, to promote and stimulate commercial real estate business among CREA members, and to provide CREA members the opportunity to better serve the public through education in commercial real estate on a continuing basis. “The whole CREA mission is to convey that we’re not just a group of commercial Realtors®,” said Joe C. Hembree, CREA President. “We are an alliance of professionals who are building a commercial marketplace. However, we cannot build a proper 6 | ELEVATE [ FEBRUARY 2021 ]
marketplace without bankers, real estate attorneys, and small business loan experts. We need all the vital players to be successful.”
GOALS: STAYING INVOLVED & INFORMED One of CREA’s main goals for 2021 is to involve their membership more in the organization and promote volunteerism. The pandemic has obviously limited in-person and group activities, making group involvement more challenging for many organizations. However, CREA is dedicated to keeping their membership engaged and committed even with restrictions that the arise due to the pandemic. “One of the goals that we’re focused on is trying to get more people involved, and promote member engagement,” said Susan Goldstein, Senior Commercial Real Estate Advisor with Michael Saunders & Company Commercial Division, and CREA 2019 past-president. “Reaching out to the membership and getting everybody involved is so important. That’s where we’re going to get value because we’ll also get in touch with more of what people want.” Volunteerism and giving back to the community are important to CREA, especially now when many businesses are struggling due to the ongoing pandemic.
“We really want to grow volunteerism within our organization through service on CREA committees and with RASM,” said Hembree. “Our big focus is reaffirming our group camaraderie. We are a cohesive group, but 2020 was challenging. By continuing to serve together, we continue to network together and solidify that bond.” Certainly, COVID has created obstacles, but in many ways, it has revealed a certain appreciation for relationships and connections with others, both business and personal. Having a network of trusted professionals to lean on is more important now than ever before. “We are now fine-tuning new ways to benefit our members, since 2020 was the year of COVID and we weren’t able to all get together and congregate on a regular basis, now is the time to think of new strategies,” said Ben Bakker, Senior Commercial Advisor with Michael Saunders & Company Commercial, and CREA 2021 President-Elect. “In a way, the pandemic made our members even more appreciative of what CREA can do for them in terms of staying connected, and remaining informed, and staying on top of current events and important trends. We are separated physically but we can still connect and we’re not alone, we didn’t lose that vital lifeline,” added Bakker. Adding to the membership base is another goal for CREA this year. More members means more opportunities for shared information, engagement, and camaraderie. “One of our goals and priorities each year is to continue to expand our membership,” said Ken Hughes, President of CNK Realty, and CREA Director. “Once you’re a member, it’s easy to see the many benefits of membership and we tend to retain our membership levels relatively well. We are growing even during these challenging times, but it’s our desire to expand our membership and to show commercial brokers, and people involved in commercial real estate, the benefits of belonging to a group that’s tied into the marketplace along with current, relative information,” said Hughes.
WANTS AND NEEDS IN A CHANGING CLIMATE It seems like now more than ever, we are experiencing changes in our community and our nation and having access to correct information has become a top priority. “People want to understand what’s going on in the commercial market and open communication is the best way to make that happen,” said Hembree. “We had a great response when the Sarasota County gave a presentation on GIS Mapping Tools during the fall general membership meeting and shared some of the tools they’ve added that specifically relate to how Sarasota County does business. Members gained an understanding of what you can and cannot do with the
land within the county. I think our membership truly appreciated that information. In addition, the feedback we’ve received from our pitch sessions that we’ve held this year has proved how important continued communication is right now. Some members have expressed that their business is suffering because they haven’t had those sidebar conversations that come naturally through networking. So, just brainstorming new ways to continue to use the technology in combination with networking forums will allow those discussion points and connections to be made within our community, and that fellowship is what truly lays the groundwork for a good commercial marketplace,” he added. Being successful in business these days means in part, being able to adapt to change and working around new parameters. Of course, in order to do so, you need access to the correct information. “From a legal perspective, the legal picture is definitely changing, from the drafting of contracts to how evictions will be handled,” said Saralyn Dorrill, Partner with Shumaker, Loop & Kendrick, and CREA Director. “I’m very thankful that CREA gives me the opportunity to share this knowledge with the commercial Realtors®, keeping them upto-date with current information on these important changes. That’s really a big part of what CREA means to me, is keeping up with vital information. We all get bombarded with email blasts, but when I receive an email from CREA, I actually stop and read through it because I know it will include focused, vital information that will benefit my business and will definitely be worth my time. It’s a fantastic resource,” said Dorrill. [ Continued on page 8 ]

COVER STORY CONTINUED HEALTH OF THE COMMERCIAL MARKETPLACE Despite the ongoing pandemic, both residential and commercial real estate is booming in the Sarasota and Bradenton area. Although COVID has definitely slowed down certain processes and added extra steps in regards to health and safety. “On the commercial brokerage side, it’s been as busy as we’ve really ever seen it,” said Matt Fenske, CREA Director and Advisor with SVN Commercial Advisory Group. “I think a lot of other brokers would share that sentiment. But with every deal, there’s another layer of complexity to it all, working through COVID related restrictions. So, it’s taking longer to get to the finish line. But there are still deals to be had out there. We’re seeing a lot deals in medical office buildings, and single tenant retail is still very active. Developers are very active as well, which is a great sign. There are still opportunities in both counties, as things continue to fill in and grow exponentially,” said Fenske.

Whether you are new to commercial, or are looking to learn a bit more about the commercial side of real estate, or have been with working commercial transactions since the beginning of your career in real estate, the Alliance is a great place to be. “We are looked at by our clients as a trusted resource of information,” said Neil McCurry, CREA Director and President and CEO of Sabal Palm Bank. “CREA helps me to be able to confidently talk about things that are happening in our community. I can engage with colleagues that are actively involved in new developments and can therefore help visualize the trends. The education and local knowledge about the local market that I’ve gained by being a member of CREA has been imperative for my success. If you want to understand the community, whether you’re going to be an investor or whatever your plans are, you need to understand what’s happening with it. And with CREA, you’ve got such a great opportunity to hear about what’s happening throughout the year and what’s changing and trending. MOVING FORWARD IN 2021 “Our main goal this year is to find as many ways that we can to provide the services, and networking connections, and educational opportunities to our members and to the community-at-large as we can, given the restrictions that we’re operating under,” said Hembree. “2020 was really a learning process, where we started leveraging new technology and learning a new way of doing business. As we work our way through 2021, we’re hopefully going to find ways to meet in person again, while still providing virtual opportunities as well. Whatever way we do it, we need to continue to bring our people together. Through our connections we have with one another, the networking, and the referrals, we are able to achieve more business success, improve our marketplace, and ultimately our community,” added Hembree.

Advertising Role in Sales After Changing Firm Affiliation By: National Association of REALTORS® Interpretations of the Code of Ethics Case #12-26 (Adopted May, 2010).
R
ealtor® P was a non-principal broker licensed with XYZ, Realtors® whose forte was listing residential property. Noted prominently on Realtor® P’s website was the banner: “Sold by Realtor® P!” Under that banner were addresses of nearly a hundred properties Realtor® P had listed, and which had been sold either through Realtor® P’s efforts or through the efforts of cooperating brokers. Seeking new opportunities, Realtor® P ended his relationship with XYZ and affiliated with ABC, Realtors®. Realtor® P promptly revised the information on his website to prominently display the name of his new firm in a readily apparent manner. He also continued to display the lengthy list of properties that he had listed, and which had sold, while Realtor® P was affiliated with XYZ. His departure from XYZ had been on good terms, so Realtor® P was taken aback to receive a complaint brought by his former principal broker, Realtor® D, alleging that Realtor® P’s website display of sold listings violated Article 12, as interpreted by Standard of Practice 12-7. At the hearing, the complainant noted that Standard of Practice 12-7 provides, in relevant part, “Only Realtors® who participated in the transaction as a listing broker or cooperating broker (selling broker)

may claim to have ‘sold’ the property.” “It was XYZ, Realtors®,” Realtor® D added, “that was the listing broker in these transactions, not our former sales associate, Realtor® P. His advertising of our listings and sales under the banner of his new firm ABC, Realtors®, is unauthorized and misleading to consumers who will get the impression that ABC was involved in these transactions when that is simply not true.” Realtor® P defended himself and his website pointing out that he had listed each of the properties displayed on his website, and the only thing that had changed was his firm affiliation. He directed the hearing panel’s attention to the disclaimer at the end of the list of properties that read, “Each of these properties was listed by Realtor® P over the past seven years. For much of that time, I was affiliated with another firm.” The hearing panel agreed with Realtor® P’s defense, noting that consumers would understand that some of the sales had occurred while Realtor® P was affiliated with a different firm. ow does one find a long-term tenant for a vacant property? First and foremost, if the property is within a condominium or homeowners association, be sure to review the association rules carefully. Most importantly, check the rental minimum restriction. Some associations even require 1-2 years of ownership prior to renting. Is the property pet-friendly? Does it qualify for housing for older persons? If the rental home is independent of an association, familiarize yourself with local ordinances for your county and city to avoid violations. Once the property is ready for listing, landlords and property managers have numerous options for finding tenants. Years ago, we relied on newspapers and fliers for local bulletin boards. These methods are still acceptable but not the most effective.
WORD OF MOUTH Send out a mass email of rental availability to other agents within your brokerage firm. Other agents may know of potential tenants looking for a rental and pass the information along. Don’t forget your sphere of influence.
POST A SIGN Posting a rental sign on prime frontage still gets the attention of prospective tenants. Be sure it is clearly readable from the street. Remember that some associations will not allow signs in windows or yards.
INTERNET The internet offers an abundance of resources. Some excellent starting places to advertise and market rentals:
Zillow will automatically populate to other sites
such as Hotpads and Trulia. Realtor.com Cozy offers many free features including apartment listings. The listing then populates to sites such as Realtor.com and Doorsteps. Craigslist and Avail are free. Avail provides free tools to get your rental listing exposed. 12 | ELEVATE [ FEBRUARY 2021 ]
SOCIAL MEDIA Millions of people use social media on a daily basis. Relevant posting and engagement is key. For an additional fee, you can maximize exposure.
Facebook and Facebook Marketplace Instagram, Twitter, and Nextdoor Join and explore local community pages. It’s free and most landlords and tenants post their wants.
HIRE A REALTOR® WHO SPECIALIZES IN PROPERTY MANAGEMENT The landlord typically pays the real estate agent
to help find a desirable tenant. Fees can be as low as $50 to $75 for a credit check or application, but common rates are one month’s rent or 15% of the annual rent. Sometimes an association will require Board approval and additional fees may be charged. The property can be listed in the MLS to increase exposure. Most agencies will provide and prepare a standard annual lease. Advice on rental rates, security deposit, nonrefundable fees, etc, and any other concerns can be addressed prior to execution of lease and move-in. Management companies will also make themselves available to tenant inquiries, collection of rent and be on call for repairs and/or emergencies for a fee.
TIPS Consider hiring a professional photographer. Some
photographers offer packages that include floor plans and 3D virtual tours. Virtual showings are also a COVID-friendly alternative. Respond promptly to prospective tenants. Download mobile apps and respond instantly to inquiries. Set up a free Google Voice account which will assign you a phone number that can ring to your existing phone lines if you don’t want to give out your personal number. Similar options are available for Google email. Always screen prospective tenants, even if they come highly recommended or are a friend of a friend. Be sure to have the same qualifying standards for all tenants. This will save you a lot of hassle and aggravation in the long run. •

2021 Legislative Session By: Max Brandow, RASM Government Affairs Director
I
n 2018 RASM, along with business and civic groups in the city of Sarasota successfully worked to pass the Change the Date ballot initiative. The Change the Date ballot initiative was an effort to change the City of Sarasota election date from the springtime to the fall when voter turnout is typically higher. This past election cycle was our first opportunity to see the results of that change. In 2020, in the City of Sarasota 25,378 voters cast ballots in city elections. Compare that to the 2017 turnout of 8,540 and you can see turnout exploded. One reason is that now city elections will coincide with Presidential and Gubernatorial races, which historically increase turnout. This has allowed more city residents to have a say in who the elected officials are. Another great aspect of the change is that it saves the city, and thus our residents, money by holding the elections during the fall when elections are already taking place rather than spend money.
2021 LEGISLATIVE SESSION The Florida Senate released its protocols for the 2021 January Interim Committee Weeks and they include some pretty significant changes from normal operating procedure. Some highlights include limiting the amount of committee meetings taking place at any one time to three, required testing prior to legislator trips to Tallahassee, and remote committee viewing and public comment via reserved rooms in the Leon County Civic Center. The Florida House also announced their committee week protocols which include shorter committee weeks, onsite testing, advanced registration for public testimony, socially distanced seating and virtual public testimony for issues that may draw large crowds. As for the 2021 Legislative Session, we have begun monitoring bills being filed by legislators and will update you if any have significant direct or indirect impacts on our members or the industry. Additionally, see below for the relevant dates associated with the upcoming session.

Give Your Customers the Information They Need for Property Tax Savings The Homestead Exemption application deadline is March 1. By: Bill Furst, Sarasota County Property Appraiser
T
he Florida Constitution and Florida Statute require that a person seeking a homestead exemption must be a permanent resident of the State of Florida as of January 1 and must own, and in good faith, make the property their permanent residence on January 1. If the closing happened after January 1, 2021, the buyer may apply for 2022. It is the responsibility of the applicant to demonstrate their permanent residence on the property and eligibility for the Homestead Exemption to the satisfaction of the Property Appraiser. The most common methods for doing so are:
Presenting a valid Florida Driver License or ID
registered to the homestead property· If the applicant chooses to vote, being registered to vote at the homestead property address. Presenting a valid vehicle registration registered to the homestead property if the applicant owns a vehicle. Since 2004, Federal law requires that driver licenses and other government-issued identification must be registered to a person’s permanent address. And both state and federal law require a person to be registered to vote at their permanent residence. My office gives special weight to these factors because all three require an oath or affirmation to a government agency that the person resides on the property.
If the applicant, or their spouse, owns property elsewhere in the United States or Puerto Rico, they must present proof that they or their spouse do not receive any residency-based property tax exemptions or credits on that property. Persons receiving such exemptions or credits are not eligible for homestead under Florida law.
AS REAL ESTATE PROFESSIONALS, YOU HAVE AN IMPORTANT ROLE TO PLAY IN THE HOMESTEAD PROCESS. Update your listings to reflect the current tax roll. Provide and explain the Property Tax Disclosure
Summary to buyers, as required by Section 689.261 Florida Statutes. Alert the closing agent to potential changes in tax escrow requirements due to the loss of the prior owner’s homestead and Save Our Homes Cap. Do not assume the seller’s exemption status will continue for the current tax year. If the seller was not eligible for the exemption on January 1 the homestead exemption and Save Our Homes Cap will be removed, and the buyers will end up with sticker shock when the tax bill arrives in November. Educate your customers. They must file for homestead on the new property The application is not part of the closing process The homestead does not automatically transfer from their previous residence The homestead is not inheritable Do not rely on whatever the always-ready-with-anopinion-and-rarely-accurate “they,” told you about exemptions. Single-Family Homes ‘Fly off the Market’ in Sarasota and Manatee By: Gina White, RASM Communications and Marketing Director
I
n December of 2020, more homes closed and at a faster pace than the same month in 2019. According to data from Florida REALTORS® and compiled by the REALTOR® Association of Sarasota and Manatee (RASM), single-family home sales increased year-over-year by 40.2 percent across the two-county market. December 2020 closed the year with an increase in closed sales and median prices along with lower inventory levels, causing properties to spend less time on the market. “This is one of those weird moments when it’s a great time to sell, but it’s also a great time to buy. If this trend continues - and data is showing that to be the likeliest forecast - then sellers can get top dollar in record-short timeframes, while buyers can lock in record-low interest rates and buy a home that is going to be worth much more a year from now. And if they do both, they can get the best of both worlds,” said 2021 RASM President Alex Krumm, Broker Owner of NextHome Excellence. In December 2020, the total number of closed sales in the two-county area increased by 36.4 percent from the same month last year. In Sarasota County, 1,038 single-family sales closed in December, a 39.1 percent jump from last year. And in Manatee County, the singlefamily market reported 831 closed sales, a year-overyear increase of 41.6 percent. Condo sales increased year-over-year with a 45.1 percent increase to 338 sales in Manatee, and a 19.4 percent increase to 498 sales in Sarasota. Median prices closed out 2020 with a year-overyear increase for all markets in December. Single-family prices in Manatee County increased by 6.8 percent to $357,900, while Sarasota single-family prices increased by 17.8 percent to $350,000. Condo prices increased by 19.5 percent to $239,000 in Manatee County and by 7.3 percent to $276,745 in Sarasota County. Pending sales increased year-over-year in December. For single-family homes, pending sales increased by 49 percent in Manatee and by 33.9
percent in Sarasota. Condo pending sales increased by 41.9 percent in Manatee and by 24 percent in Sarasota. New listings increased by 11.4 percent in December 2020. It is typical to see a rise in new listings this time of year as sellers prepare to reach more seasonal buyers returning to the area. Singlefamily home new listings increased by 20.9 percent in Manatee and increased by 8.8 percent in Sarasota. Condo new listings increased by 8.1 percent in Manatee and by 4.9 percent in Sarasota. The median time from listing date to contract date decreased in December 2020. For single-family homes, the median time to contract fell by 68.8 percent to 15 days on the market in Manatee County and the median time is down by 47.1 percent to 18 days in Sarasota County. As for condos, Manatee properties took a median of 26 days to contract and in Sarasota, condos fell to a median of 33 days to contract. “The median number of days from listing date to contract date is astonishingly short, especially for single-family homes. With so few homes on the market and a high demand from buyers, homes are flying off the market,” added Krumm. “Buyers can expect to see fewer homes come to market as season progresses, which means more competition and higher prices. A skilled REALTOR® can give buyers the edge they need to buy their dream home and help sellers maximize their return through market exposure and skilled negotiation.” The month’s supply of inventory continues its downward trend in both counties. In December, singlefamily homes reported a 1.5-month supply in Manatee County and a 1.6-month supply in Sarasota County. As for condos, the month’s supply of inventory fell to a 2-month supply in Manatee and a 2.6-month supply in Sarasota. The combined inventory of active listings in all markets and both counties decreased year-over-year by 45.7 percent. Condo inventory decreased by 34.7 percent in Sarasota and by 42.5 percent in Manatee. Single-family inventory decreased by 50.1 percent in Manatee and by 50.4 percent in Sarasota. Adding Value Through Entitlement of Property and Rezoning By: Brian Lichterman P.A., Vision Planning & Design
I
magine a property owner who has 5 acres of land with no idea of how the property can be used. Through the expertise and advice of a skilled Land Use Planner, the owner can be guided by learning about how the existing comprehensive Future Land Use plan map designates the land. The map is a representation of what the local government has determined the longterm vision for the property.
PROPERTY DESIGNATIONS In Sarasota County, the Unified Development Code (UDC) is the tool to implement the Land Use Plan with zoning and technical regulations of how the property must be developed. For example, if the property was designated Commercial Corridor but was zoned OUE-1 (Open Use Estate - 1 Dwelling Unit Per 5 Acres), this Future Land Use designation would make this property eligible for a variety of different zoning districts more intensive than OUE would allow.
THE NEED FOR REZONING This could include multi-family, office, and even commercial zoning. The property could be rezoned to a higher intensity zoning in a process taking

approximately 6-8 months to complete, at a cost ranging between $40,000-$60,000. Included in this cost would be preparing a property survey (if necessary), hiring an architect, or civil engineer to prepare a preliminary Development Concept Plan (DCP), and conducting an environmental analysis of the property looking for endangered or protected plant and animal species, and grand trees. Other costs would include hiring the professional land use planner and county fees. However, these costs can easily be recouped by the value added by going through the entitlement process of rezoning from OUE-1 to any number of implementing zoning districts allowing significantly greater density and intensity, and thus greater value. The above process can be challenging, as it requires a significant amount of effort including the need for meeting with the neighborhood and completing extensive applications. This is then followed by public hearings before the Planning Commission and Board of County Commissioners. However, the results can be very lucrative for the property owner, or a contract purchaser.
CRITICAL FIRST STEPS One of the earliest first steps in the process is to meet with the Sarasota County Development Review Committee (DRC). This is not only a required step but is a highly recommended first step in determining from a technical perspective what a parcel of land can be used for based upon the Future Land Use Plan Map and the UDC. For a fee of $350, a wealth of information can be obtained in writing from the DRC, which can be invaluable to a property owner or Realtor® to help potential purchasers know what the municipality would require for the development of a particular parcel of land. In the scenario cited above, the DRC would help guide the applicant in determining where driveway access points might be allowed, where the setbacks and landscape buffers would be required, the height of buildings allowed, and the F.A.R. (Floor Area Ratio), to determine the intensity of development allowed on the site. •

Country Club Shores By: Mairead Smialek, Realtor®, Coldwell Banker Residential Real Estate
B
eing a homeowner in the highly sought after neighborhood of Country Club Shores on the southern end of Longboat Key has given me a bird’s eye view of all that there is to love about this unique community. Country Club Shores is an Arvida development built back in the early 1960s and is the largest community of residential homes of its kind on the bayside of Longboat Key. It consists of five ungated residential sections; three of which are connected by Bogey Lane and have streets that are named after golf themes, and the remaining two sections have nautical names. The streets have great walk-ability as you meet and greet friendly neighbors, see the new construction and diversity of home styles in the community. Almost all of the homes are located on canals allowing owners to have a dock and direct boating access to Sarasota Bay, and all of the homes have deeded beach access to the beautiful stretch of gulf front beach that is just a walk away. The canals are peaceful, quiet, clean, and filled with a variety of fish that year-round attract an abundance of sea birds. Since the canals directly access
the bay, manatees and dolphins will drop by to partake in the ample fishing opportunities. The community’s convenient southern location, including close proximity to the island’s Publix, Anna Maria Island, St. Armand’s, the Ringling Bridge, and downtown Sarasota, is attracting a resurgence of buyers. The original ranch homes are either being reimagined or being replaced by larger, two-story homes, in either case providing exactly what the luxury buyer wants. The land value alone has recently been increasing to new levels. Inventory is extremely low as there is a limited supply of waterfront properties that are situated directly on the bay. For the investor, there is no homeowner’s association approval needed for rentals; although rentals are subject to Longboat Key’s rental requirement of a minimum of 30 days. Due to the popularity of this community, winter rentals are typically reserved a year in advance, and longer rentals have become more common during the offseason as the area is fantastic for those working remotely. Country Club Shores is a gateway to everything the area has to offer where its lucky residents can enjoy endless beach walks, magnificent sunsets at the beach, fantastic fishing from their own docks, partaking in sunset boat cruises with friends, cocktails on their lanais, walking and biking, or simply lingering in their private pool. Country Club Shores is sure to remain one of Longboat Key’s most sought-after addresses for many years to come and in my opinion one of the best realty investments in Florida. •
