RASM Elevated to New Levels in 2021 By: Jeff Arakelian, RASM CEO
R
ASM elevated to new levels in 2021, achieving a new alltime high of 8,300+ Realtor® members cementing RASM in NAR’s mega association category. RASM now ranks as the 7th largest local association in Florida and 44th largest in the U.S. out of 1,100! Our growth is one of many positive developments made in 2021 to elevate our Association and our members. To expand service to our members, we launched our Video Production Member Service to support members looking to communicate their value through video.
“After a nearly complete tear down, construction is well underway at RASM North, and completion is expected to be in the first quarter of 2022.” In our enduring quest to better serve Manatee area members and strengthen our presence with our Manatee County members, RASM began demolition on an old and familiar office facility in Bradenton in May of this year. After a nearly complete tear down, construction is well underway at RASM North, and completion is expected to be in the first quarter of 2022. The irony surrounding the new RASM North is precious. After searching since 2015 for a suitable new facility location in Manatee, as luck would have it, RASM purchased 2901 Manatee Ave. in Bradenton in 2020. Ironically, this location was home to Manatee members prior to moving their association office to Lakewood Ranch in 2007. The coincidence goes even further. With the grand opening of the new RASM North at the former MAR location in 2022, it just so happens that 2022 would have been the 100th year anniversary of the Manatee Association of REALTORS®! Thereby making 2022 RASM’s centennial anniversary! Celebrating a grand opening and a centennial anniversary will certainly be the highlights of this year. However, RASM will still press forward to identify and provide innovative programs, products, and services to support our members’ productivity, profitability, and professionalism. DEEP MANATEE COUNTY ROOTS Getting to know Tony Veldkamp starts with his family, right here in Manatee and Sarasota Counties. “It’s very coincidental and meaningful that 2022, my Presidential year, is the 100-year Anniversary of the REALTOR® Association of Sarasota & Manatee (RASM),” said Tony. “My family has deep roots in Manatee County, and it’s is where I first established my career. My first real estate sales job was with my father-in-law, Tom Brown, with Brown Real Estate in Palmetto. Tom is a first-generation Manatee County resident, and he raised his family here. Tom’s wife Jane was born in Bradenton as a third generation Manatee resident. Tom’s father was a gladiola farmer who farmed land in west Bradenton along Palma Sola Bay, and Jane’s father was an attorney in Bradenton whose 6 | ELEVATE [ JANUARY 2022 ]
family actually owned a ranch where Myakka Valley Ranches in Sarasota is today. Vanderipe Road is named after Jane’s family the Vanderipes. My wife Debbie grew up living on 5 acres ‘out in the country’ on 75th Street West and spent her summers on Anna Maria Island. As an adult, I have always lived in Sarasota County, and my office is located in downtown Sarasota. Our cultural heritage is embedded in both Manatee and Sarasota counties, and our community is a big part of our family legacy.”
100 YEARS OF SERVICE What does a century of service look like? For the REALTOR® Association of Sarasota and Manatee, it consists of serving real estate agents and the community, supporting the local economy, advocating for private property rights, and ensuring the ongoing success of the real estate industry. “I am especially proud to be the RASM president this year as we celebrate the 100-year anniversary,” said Tony. “I have had many opportunities to hear from other associations, and with all due respect, I walk away with tremendous pride because RASM already does so many of the things that others are striving to achieve. To continue our legacy is to continue doing what we do best - offering excellent educational programs to our Realtors®, remaining vigilant in advocacy issues, and keeping our community’s needs at the forefront. Research shows that Realtors® have a higher level of volunteerism than other professionals. Giving back is at the core of who we are as Realtors®
working in the community, and a major component of the Association’s legacy.” Tony believes that a key component to RASM’s legacy is staying ahead of the curve by offering new technology and innovative services. “We have a very strong Association because we work hard to keep it strong. We listen to our members and their needs. We listen to new ideas and work continually from all levels of the staff and the Board of Directors to bring new and enhanced services. Our new video studio is top notch, and it is an example of a service that you can’t readily find elsewhere. In addition, the RASM REALTORS® Charitable Foundation (RRCF) sets RASM apart from other associations by leaps and bounds. The potential for growth in 2021 and beyond is off the chart, and that is our legacy now and for next 100 years.”
PROFESSIONAL BACKGROUND Tony was born in Tallahassee, Florida but raised in Albany, Georgia. He went to college in Tallahassee where he met his wife Debbie during his freshmen year. He graduated in 1990 from the FSU College of Business with a BS degree in Real Estate and moved to Sarasota to work as a real estate appraiser for Chapman & Associates. He started commercial real estate sales in 1995 working for his father-in-law, Tom Brown, at Brown Real Estate, a small boutique firm in Manatee County, specializing in land sales. He then moved to Michael Saunders & Company Commercial Division in 1999 specializing in land sales. From there he went to Sperry Van Ness in 2011 to be the Managing Director and continued in CRE sales & leasing. Sperry Van Ness later became SVN Commercial Advisory Group, and he left management to go to full time into sales in 2017. In 2018 he received #1 Top Producer in Florida for SVN, #8 in the World. Tony was also the 2016 RASM Commercial Realtor® of the Year, received the 2019 RASM President’s Award, as well as the 2020 RASM Distinguished Service Award.
COMMUNICATE, EDUCATE, ADVOCATE, AND ELEVATE Adhering to the RASM Strategic Plan is a main goal of the Association, as it sets forth the main objectives. A Strategic Planning Committee met in late 2021 to create a plan for 2022. In connection with that plan, Tony’s motto for the New Year is Communicate, Educate, Advocate, and Elevate. Communicate our value as an Association, continue our commitment to quality education, remain a strong advocate for protecting private property rights and issues that affect the real estate business, and to elevate: focusing on growth mindset for the Association moving forward. “The heart of RASM’s Strategic Plan is ‘Reach Further,’ and that is exactly what we are committed to doing each year. We already have an amazing Association, with a solid framework in place, led by dedicated professionals. I believe in empowering people to be their best; to give them the tools they need to continue to succeed as we grow and evolve
each year. When we looked at updating the Strategic Plan for 2022, we focused on future growth, not just one or two years ahead, but five to ten years down the line. Our success is due in part, to those who came before us and the plans that they set forth. As the 2022 President, I am dedicated to planning ahead to ensure that RASM continues to offer the best programs, services, education and advocacy measures for our community and our members,” said Tony.
GOALS FOR THE NEW YEAR One of Tony’s goals is to make the RASM committees more interrelated. He has been encouraging them to partner with other committees in joint interests. For example, the YPN could partner with the RASM Business Partners and host a joint event. Or the PMC could potentially partner with CREA and host an educational series. “We have so many great resources and professionals working towards similar goals. So, in 2022, you can expect to see bigger and better events, working together to raise the bar.” Another main goal of Tony’s for 2022, is a new Top-Down member engagement program, through the Ambassador Program. “In the past, we have found ways to reach out to the agents, advertising the different ways that the Association can serve its members,” said Tony. “With this new program, we are going straight to the brokerage owners and managers. We’re going to be hiring a new Broker Success Liaison to meet with Brokers and Managers in their office to see what RASM can do specifically for their organizations. Our goal is to address the needs, wants, and concerns with our brokerage offices, so that they can in turn, share all that RASM has to offer with their team. We want to know, what can the Association do for them? What can we do to help them run their office better? Can we provide specific educational opportunities for their brokerage? RASM has the tools and resources, and through this new program, we can engage our members more efficiently,” said Tony. myRASM.com | 7 [ Continued on page 8 ]
COVER STORY CONTINUED In mid to late-March, the new RASM North building located in Manatee County will be nearing completion. This is an exciting time for many of our Manatee County members who needed easier access to the Association. Another goal for Tony in 2022 is to open the Manatee office and ensure its functionality. In fact, Tony is so enthusiastic about opening the new Manatee office building, that he chose that location as the backdrop to the photographs showcased in this article. “We are extremely excited to open our new stateof-the-art office facility and hit the ground running with educational opportunities, events, and services,” added Tony. “I led the search team that found this building as an option for our new Manatee location, so it’s especially gratifying to see it come together. This facility will be a great asset to the community, something to be proud of and a true beacon on Manatee Avenue. We researched the best technology, materials and location. This office will be a huge convenience to our Manatee County agents, as well as the venue for many RASM events to come. A grand opening event is in the planning stages and will be held early second quarter, with more information to come.”
COMMERCIAL PERSPECTIVE Each year, RASM installs a new president who brings their own expertise and perspective to the job. But this year, the RASM 2022 President is uniquely qualified. Unlike previous presidents, Tony Veldkamp is solely a commercial Realtor®. “RASM has benefited from the experience of past Presidents who specialized in both residential and commercial real estate, such as Eric Shumway in 2010, and commercial broker-owners like Joe Hembree in 2007. So, I believe that my background in commercial real estate will enable me to bring new ideas to the table.” Tony was the CID (now CREA) president in 2016, and during that time he established a liaison position between CREA and the RASM Board of Directors to help promote commercial representation. He was the first to serve in that position and that was the catalyst for getting involved with the RASM board. “The vision is the same,” said Tony. “Whether we specialize in commercial or residential real estate, we are all working together towards the common goal of having better educated agents, adhering to the code of ethics, and providing superior service. But its nice to bring something different to the table that people haven’t thought about. Bringing a commercial viewpoint will help to broaden our overall knowledge and perspective and enable both groups to support each other and benefit from our joint experience.”
FAMILY LIFE Family is Tony’s top love and priority. He is married to his beautiful and supportive wife Debbie for 33 years, and he has five children. Three of which are biological, who are all married and have blessed the couple with four amazing grandsons. Tony and Debbie adopted a son at 6 years old from foster care in Sarasota, who is now a Sophomore at Riverview High School. They also adopted a daughter at the age of 14 year from foster care as well, who is now 18 and thriving at FGCU. •

Subordination of Client’s Interests to Realtor®’s Personal Gain By: National Association of REALTORS® Interpretations of the Code of Ethics Agreement Case #1-26 (Adopted May, 2001.)
R
ealtor® B was a sales associate with XYZ, Realtors®. To promote XYZ’s in-house listings, the firm’s principals offered $1,000 bonuses to the company’s sales associates at time of closing on each of XYZ’s listings they sold. Dr. Z, a recent transferee to the town, entered into a buyer representation agreement with XYZ through Realtor® B. Dr. Z explained he had specific needs, foremost of which was any home he purchased be convenient for and readily accessible by Dr. Z’s spouse who was physically challenged. “Part of my wife’s physical conditioning program is swimming,” said Dr. Z, “so in addition to everything else, I am looking for a home with a pool or room to build a pool.” Realtor® B knew there were a number of homes for sale meeting most of Dr. Z’s general specifications, several of which were listed with XYZ. Over the next few days, Realtor® B showed Dr. Z several properties in the Blackacre subdivision, all of which were listed with XYZ, including one with an outdoor swimming pool. Not included among the properties shown to Dr. Z were several similar properties in Blackacre listed with other firms, including one with an indoor pool. After considering the properties shown to him by Realtor® B, Dr. Z made an offer on the home with the outdoor pool. His offer was accepted and the transaction closed shortly thereafter.
Several months later, Realtor® B received notice of an ethics complaint filed against him by Dr. Z. Dr. Z had learned about the home with the indoor pool from a colleague at the hospital who lived on the same block. The complaint alleged that Realtor® B had put his interests, and those of his firm, ahead of Dr. Z’s by promoting XYZ’s listings exclusively and by not telling Dr. Z about a similarly-priced property with an indoor pool, which suited his family’s needs better than the property he had purchased. The complaint went on to indicate that Realtor® B had received a bonus for selling one of XYZ’s listings, and that Dr. Z suspected that Realtor® B’s failure to tell him about the home with the indoor pool was motivated by the opportunity to receive a bonus. At the hearing, Realtor® B defended his actions stating that properties rarely meet all of potential purchasers desires; that he had made Dr. Z aware of several properties that met most of his requirements, including one with an outdoor pool; and that Dr. Z must have been satisfied with Realtor® B’s service since he had purchased a home. Upon questioning by Dr. Z’s attorney, Realtor® B acknowledged that he knew about but had not shown the house with the indoor pool to Dr. Z. He conceded that a pool that could be used year round was better suited to the family’s needs than one that could be used only four months each year. He also admitted his failure to tell Dr. Z about the house with the indoor pool had at least in part been motivated by the bonus offered by his firm. “But,” he argued, “aside from the indoor pool, that house was no different than the one Dr. Z bought.” The Hearing Panel concluded that Realtor® B had been fully aware that one of Dr. Z’s prime concerns was his wife’s ongoing physical conditioning needs and Realtor® B’s decision to show Dr. Z only properties listed with XYZ and to not tell him about the home with the indoor pool had been motivated by the possibility of earning an in-house bonus. The Hearing Panel determined that Realtor® B had placed his interests ahead of those of his client and had violated Article 1. • Published with the consent of the NATIONAL ASSOCIATION OF REALTORS®. T
his past year brought on many challenges postpandemic. Slowly and safely, we, at RASM, returned to in-person social and educational events. Despite the unusual circumstances, PMC had great success in 2021 with hosting the Hurricane Preparedness hybrid webinar session, with a panel of experts in the fields of engineering, insurance, law, and junk removal. The other webinars hosted by PMC received a high turnout including the eviction moratorium classes with guest speaker, Attorney, Harry Heist, PA.
GOALS FOR 2022 I have been a member of the Property Management Committee for two years and have seen its progress. As Chairman of the PMC for 2022, I would like to take the opportunity to share with you our projections and goals within the RASM strategic plan. PMC will continue to provide members with educational webinars and/or “in-person” classes to
sharpen their skills. PMC has expectations to be a great resource to members by posting various topics relating to property management in the monthly RASM Elevate magazine, website, and newsletter. This year, I am happy to announce that we have a diverse group of knowledgeable committee members that specialize in various property management positions, including commercial, residential, seasonal, and annual property management. We aim to build a greater presence, a strong PMC network, and host social events. We welcome more volunteers and will attend the new member orientation with an informational PMC booth.

Make Sure Your Buyers Don’t Miss Out On Valuable Tax Benefits By: Bill Furst, Sarasota County Property Appraiser
I
can’t count the number of times a distraught property owner contacts this office because the homestead is “missing.” There are many statutory reasons for that but the most common is that otherwise qualified property owners never applied and, what should be most distressing to you, they often give these reasons why:
My real estate agent never told me I had to apply! My real estate agent told me I had to live in the property for a year before I could apply! Are they shifting responsibility rather than admitting they dropped the ball? Probably. Are they going to repeat that to friends and family? Probably. Why not neutralize those negative comments and seize this chance to give your buyers the facts about homestead and portability in advance of the statutory deadlines? Alerting your customers to the possibility of hundreds or thousands of dollars in property tax savings should earn you customers for life!
WHAT YOU NEED TO KNOW The homestead exemption is not automatically applied to a property! It’s a privilege for which property owners must qualify and apply. Property owners may apply for homestead and personal exemptions for the following tax year at any time after they acquire their new residence. The exemption qualification deadline is January 1, meaning a person must own and occupy the property as their permanent residence and be a legal resident of the State of Florida on January 1 of the year for which they are applying. They must also meet the qualification requirements for any personal exemptions by that date. If they’re moving from outof-state, they must provide proof that no property tax exemptions or credits remain on any real property they still own. The exemption application filing deadline is March 1. Failure to file constitutes a waiver of the privilege of the exemption for that year. New applications for homestead and personal exemptions such as widow/widower, blind, disability, and a service-connected disability. Applications for personal exemptions added to an existing homestead exemption. New applications for the Income Qualified Senior exemption. The income limit is set annually by the State of Florida and will be published on our website at the end of January. Existing beneficiaries will be mailed renewal materials in late January. New applications for the Combat-Related Disability discount for veterans 65 and older. Forms for renewing applicants will be mailed in January. Non-service connected, income-qualified, 100% disability exemption. The income limit is set annually by the state of Florida and will be published on our website at the end of January. Income reporting forms will be mailed to renewing applicants. Portability, (in legalese a Transfer of Homestead Assessment Difference), grants added tax relief to Florida property owners. Portability means a qualified applicant can transfer some, or all, of their Save Our Homes sheltered value from their previous homestead to their new homestead. Florida statutes were recently amended to allow property owners three tax years to transfer that sheltered value. Portability is dependent on the receipt of a homestead exemption – without a timely filed and approved homestead application, there will be no portability benefit for your customers. On the Horizon for the 2022 Legislative Session By: Max Brandow, RASM Vice President of Advocacy and Member Programs

s the final committee weeks of 2021 wrapped up this past month, over 2400+ bills have been filed for the 2022 Legislative session in Florida. Florida REALTORS® has highlighted a few for us to keep our eyes on.
BILLS TO WATCH SB 788 – Establishes the Florida Hometown Hero
Housing Program (HHHP) that Florida Realtors® will be advocating for this session. The HHHP is being modeled after the Salute Our Soldiers military loan program that the Florida Housing Finance Corporation (FHFC) launched in 2020. SB 856 – Private Provider Inspection of Onsite Sewage Treatment and Disposal Systems. This bill will allow for qualified private inspectors to conduct inspections of onsite sewage treatment and disposal systems. SB 834 – Long-term Cleanup of Harmful Algal Blooms. This bill directs the Department of Environmental Protection to procure innovative technologies to remove harmful algal blooms, toxins, algae, and nutrients from water bodies, and to prioritize the funding to such technologies that are proven and scalable. SB 608 – Sanitary Sewer Lateral Inspection Programs. This bill authorizes local governments to access any sanitary sewer lateral to investigate, clean, repair, recondition, or replace the lateral and provides specific requirements to conduct such a program. LOCAL IMPORTANT ISSUES TO WATCH IN 2022 In addition to it being an election year, there are some important public policy developments happening locally. Here are just a few things to keep your eye on: Redistricting – Keep an eye on new maps coming out for our local governments. Discussions have been taking place in both Manatee and Sarasota Counties that could change what district you vote in and who your local elected official is. RASM will make sure to update the membership once new maps are finalized. Zoning in City of Sarasota – The City of Sarasota Commission has tasked staff with reviewing and updating the zoning code of the city in certain commercial corridors, including downtown and many of the main commercial arteries throughout town. RASM and CREA will be very involved in this process and will consult with our members as the issue moves forward. Surtax Election – The County Penny Surtax in Sarasota County is up for renewal in November of 2022 and RASM, along with a coalition of civic and community partners, is advocating for passage of this vital community funding source. Continuing the Penny Tax is all about improving our well-being and quality of life in the community, in its 32 years of existence, every one of our citizens has benefited from it in some way, whether they saw improvements in their water quality, walked on our renourished beaches, or felt the safety of deputies’ cars in their neighborhoods. It is one of the only funding sources locally that visitors help pay through sales tax (non-residents account for over 20% of the penny tax), and if it does not pass, we could potentially see local taxes rise through other means. •

Home Prices Climb to Record Highs in Sarasota and Manatee Counties By: Gina McCarthy, RASM Vice President of Communications and Engagement
R
ising home prices have yet to slow down with November 2021 marking the highest recorded median prices in the two-county area. According to data from Florida REALTORS® and compiled by the REALTOR® Association of Sarasota and Manatee (RASM), the trend of low supply and high demand will round out this year with fewer available properties and higher prices. November 2021 data indicates the highest recorded prices in both counties for both property types. The single-family median price in Manatee County increased by 28.5 percent to $450,411. In Sarasota County, the single-family median price increased by 19.9 percent to $419,225. Condo prices increased by 28.6 percent to a median of $349,900 in Sarasota and by 26.4 percent to $300,000 in Manatee. “It’s not surprising that our market is now priced higher than it’s ever been before. New listings that come to market are being sold in a matter of hours and there are far more buyers than there are homes to sell them,” said 2021 RASM President Alex Krumm, Broker Owner of NextHome Excellence. “I expect we’ll continue to see higher prices next year.” In November 2021, the combined closed sales of all property types in both counties decreased year-overyear by 7.8 percent to a total of 2,141 sales. For singlefamily homes, closed sales decreased year-over-year by 2 percent to 833 sales in Sarasota County and by 2.5 percent to 699 sales in Manatee. Condo sales decreased by 16.8 percent to 351 sales in Sarasota and decreased by 22.3 percent to 258 sales in Manatee. Cash sales make up a large percent of all closed sales in this seller’s market, accounting for 41.9 percent of single-family home sales in the Sarasota and Manatee area. Of all condo sales in the two counties, 55.5 percent were closed with cash offers.
“High season for home sales is upon us. Florida— and Sarasota and Manatee Counties in particular— continues to be the go-to destination for buyers from around the country. Expect a very busy winter and spring,” added Krumm. At the end of November, the inventory of all active listings in the two counties decreased by 59.4 percent to 1,654 listings. The month’s supply of inventory is at 0.7 months for single-family homes, a 61.1 percent decrease in Sarasota and a 56.3 percent decrease in Manatee. Condo supply is at 0.6 months, a 73.9 percent decrease in Manatee County and 79.3 percent decrease in Sarasota. The median time from listing date to contract date hovers around one week in the two counties. The median time to contract for all property types in the North Port-Sarasota-Bradenton MSA was 7 days in November, while the median time from listing date to sale date was 48 days. REALTOR® Association Announces Strategic Staff Reorganization
T
he REALTOR® Association of Sarasota and Manatee (RASM) has announced the reorganization of its staff structure along with the promotion of three executives: Max Brandow, Gina McCarthy, and Jesse Sunday. The staff changes have been implemented to support the future success of the growing Association.
EXECUTIVES PROMOTED Max Brandow has been promoted to Vice President of Advocacy and Member Programs. In his new role, Max will continue to lead the government affairs efforts at RASM, helping fight for private property rights and the real estate industry in the legislative arena. Additionally, he will be supervising the membership and education departments, ensuring that these programs continue to succeed as the Association’s membership grows. Max has worked for the REALTOR® Association for four years and was previously the Government Affairs Director. Gina McCarthy, a staff member since 2016, has been promoted to Vice President of Communications and Engagement. Formerly the Communications and Marketing Director for RASM, her primary responsibilities in her new role will oversee the communications and marketing department, special events, and direct membership outreach. Gina will also be instrumental in supporting the growth of the RASM REALTORS® Charitable Foundation. Jesse Sunday was promoted to Vice President of Operations and IT. A 17-year veteran with the REALTOR® Association, Jesse’s successful role in IT will continue with his expansion to oversee facility and store operations in his new position. Jesse will be responsible for operational systems at the office on Cattlemen Rd. in Sarasota as well as the future office currently under construction on Manatee Ave. in Bradenton, projected to open in the first quarter of 2022.

ASM happily recognizes the workplace anniversaries of our professional staff. Michelle D’Aiuto, Professional Standards Administrator, Executive Services, celebrates her three-year anniversary with RASM this month. Michelle oversees the Professional Standards Department for the Association. With her extensive experience as a Paralegal and 12th Judicial court coordinator, she, along, with a team of volunteers, were able to facilitate and remedy many complaints utilizing the RASM Ombudsman program. 2021 also brought about NAR approving virtual hearings for all Ethics and Arbitrations cases. In addition, Michelle’s responsibilities encompass the planning along with RASM staff of the annual Installation & Awards banquet, Executive Services for the CEO, Board of Directors, Florida REALTORS® and NAR meetings. When not working, Michelle and her husband enjoy attending antique festivals throughout the country, where they purchase unique items to restore and repurpose. Michelle is looking forward to visiting NYC in the Spring of 2022, to visit her son who is a Junior, at Hofstra University, and to attending her first Broadway show. •

ast year, our real estate market continued its rebound after the COVID lockdown, and we saw recordhigh home prices. At the same time, we also saw record lows in the number of foreign buyers making purchases here. Why? Travel restrictions simply made it difficult or impossible to get here. However, pandemic or not, Florida remained the number one place for foreigners to buy U.S. real estate. The reasons overseas buyers are attracted to Florida have not changed, and we have huge pent-up demand from buyers who want to experience our lifestyle and have not been able to move forward in the past two years. We will certainly see an uptick in buyer activity in the coming months as travel restrictions change.
UPTICK IN FOREIGN SELLERS Restricted travel has also meant foreign owners could not enjoy their winter or vacation homes in Florida. This has led many to question the value of a vacation home so far from their homeland and, coupled with a desire to remain closer to family, this may cause us to see a number of foreign owners putting their homes on the market in 2022. Some owners who may have planned to sell homes in 2020 and 2021 put those plans on hold until they could be here to handle the sale personally, and they will add to the number of foreign sellers. The ongoing strength of the U.S. dollar is another reason that makes selling attractive at this time.
AMERICANS BUYING ABROAD ON THE RISE A third aspect of international real estate is one we rarely consider. The number of Americans purchasing homes abroad is rising. Some are attracted to the digital nomad lifestyle, continuing to work while enjoying life in another country or culture. Others are looking for a destination with a lower cost of living
in which to enjoy their golden years. Some decide to relocate for political reasons, to be closer to family, or simply to enjoy a different lifestyle. e Selfish! Yes, I said selfish. Think about yourself and what YOU can get out of it. Very atypical for someone to tell you in this day and age, right? Why would I say that then? Wait a minute and hear me out before you try to cancel me. It’s pretty simple when you think about it. Selfishness has a stigma attached to it, but selfishness can change the world. Most of us superficially want to be some altruistic, generous patron who leaves a mark on the world and whose legacy will echo into eternity. Some “shadows and dust” moments while making great money and doing something that you can go home and feel good about, make a social media post, and move on. I’ll let you in on a little secret, that’s selfish of you. We all start our days and perform every action instinctively and selfishly at our core. This is to survive and become the best. You can’t pour from an empty cup. If you’ve made it this far, so let’s see where this rabbit hole takes us…

The YPN advocates for private property rights and the protection of homeownership, basically helping you keep what’s yours. See where this is going? You’d probably like to make your life easier in any way possible too, right? Well, say hello to the staff at RASM as they are the puppeteers and animators of most of the things you think get produced effortlessly.
