These leaders are the driving force behind an Association’s vision, actively participating in committees and governance structures. They influence education, advocacy efforts, networking, and community engagement, actively shaping the real estate landscape.

So, what is the recipe for making an effective leader, and why are they so essential in our industry?
HOW DO YOU DEFINE A GOOD LEADER?
So, first things first… what defines a good leader? This is a somewhat subjective term since leadership can come in all shapes and sizes, but RASM turned to some of our esteemed industry leaders to help quantify and clarify a few key characteristics of great leaders.
“In my opinion, a leader leads by example by offering inspiration, expertise, and influence,” said Brian J. Partie, Jr. PA., Real Estate Advisor and Executive Leader with Preferred Shore Real Estate. “A leader exemplifies integrity and realizes that they directly and indirectly serve a diverse and multi-faceted audience that stretches well beyond the buyer, seller, and investor. Leaders in the real estate industry serve the community by giving back and enriching a collective culture of live, work, and play. They serve
colleague Realtors® when it comes to exchanging best practices, collaborating on transactions, and continuing to raise the bar for excellence across the profession. They also serve business partners, such as lenders, wealth managers, inspectors, and attorneys, necessary to provide a seamless and holistic customer experience during and long after the transaction closes. Leaders are solution-based and focused on outcomes that best serve all parties involved in a fair and equitable way.”
Effective leaders help us all in countless ways, and reliable leadership in real estate is essential for success in our very competitive and dynamic industry. They possess a unique set of skills that enable them to navigate complex transactions and build strong relationships. They also encourage their teams to achieve their goals while mentoring the next generation of leaders. It’s so much more than a job title; being a great leader means having a positive and long-lasting impact on those you lead.
“When thinking of leadership, one generally thinks of positional authority by virtue of role or perhaps those leading the largest real estate organizations in the country,” said Budge Huskey, President and Chief Executive Officer of Premier Sotheby’s International Realty. “Actually, it’s about influencing positive change, serving as an example, and elevating others to be their best around a common mission. In my over forty years, I’ve had the fortune of interacting with so many great leaders across the industry, yet I’ve also witnessed senior-level people in large companies who were anything but. I’ve also spent time with great leaders who

will never be acknowledged as they will never enjoy the deserved platform of a large enterprise. Too many rankings are about how many people are below you on an org chart rather than how many lives you have changed.”
“Quite simply, they are the ones required to envision a better future and inspire others to accomplish more than they otherwise would,” said Huskey. “They are vital as a moral compass for their organizations and to articulate the expected values. Ultimately, it is with great leaders that the needed things consistently get done.”
Like so many other industries, real estate has become more and more competitive over the past few years. The demand to be the best in your field is stronger than ever, and any advantage we receive could mean all the difference.
So, while there is no one-size-fits-all definition for a strong leader, there are a short handful of important skill sets that can help us define it even better:
1 | Industry Knowledge: Successful real estate leaders have a deep understanding of the market, including current trends, local market conditions, and the legal and financial aspects of real estate transactions.
2 | Ethical Conduct: Real estate leaders should operate with the highest ethical standards. Trust is paramount in this industry, and unethical behavior can quickly damage a reputation.
3 | Adaptability: Leaders must be open to new ideas and technologies. They should be quick to adjust their strategies in response to market shifts, and keep up-to-date on changing technological advancements.
4 | Vision: Leaders in real estate often have a clear vision for their business or team. They set goals and develop strategies to achieve them. This vision helps guide decision-making and motivates their team.
5 | Continuous Education: A good leader makes ongoing education a top priority. Staying up to date on changing regulations and laws is essential to ensure compliance and avoid legal issues.
BECOMING A LEADER
Becoming an effective leader takes a commitment of time and dedication. It doesn’t happen overnight.
“There’s a price to be paid for everything worthwhile, and if being a leader is worth it to you, then you have to be ready to put in the time, education, and commitment,” said Michael Saunders, Founder and CEO, Michael Saunders & Company. “Being a good leader takes many things, including a positive attitude, enthusiasm, empathy, grit, being a great listener, and never giving up. In addition, a leader needs to be educated and know the market inside and out. Educate yourself on the national market, the regional market, and your local market. We need to know all the inventory and all about the new construction. You need to know a good attorney and engineer that you can refer to when questions arise, and they will. And at the bottom of it all, we must truly care about making a difference in people’s lives. That is how we lead by example and prepare the leaders of tomorrow.”
WHY ARE STRONG LEADERS NEEDED?
Leaders provide a roadmap of guidelines and warnings of potential pitfalls that could, at the least, result in losing the deal but, at worst, could land a Realtor® in hot water with an ethical complaint.
“Strong leaders are the future of ANY industry, and ANY industry is ONLY as good as their pipeline of future talent… those committed to their craft and becoming more effective serving their constituents,” added Partie. “Real estate, at its basic level, is a place of shelter. At its more complex level, it is an investment pathway to wealthbuilding. For most, real estate is the single most expensive transaction they’ll experience in their lives, and as such, the transaction cycle can be emotionally charged. As Realtors®, we serve as advisors in a fast-paced, tech-enabled, everevolving industry, and as such, strong leaders are needed who can stay ahead of the trends, forecast shifting markets and needs, balance the legalities associated with ethically conducting business while also offering the critical human component demanded by customers.”
RASM’S PATHWAY TO LEADERSHIP
At RASM, leadership is such a pivotal subject that we have devoted resources to creating a Pathway to Leadership program to help train the leaders of tomorrow. RASM is committed to cultivating a future that thrives on effective leadership. Our mission is to empower individuals by offering comprehensive resources and a well-defined framework, enabling them to nurture their skills and emerge as dynamic leaders. Whether your aspiration is to assume a leadership role within RASM or to make a difference wherever your passion lies, we provide numerous avenues for involvement that will guide you on a transformative path to leadership.
RASM Leadership Academy. One of the possible steps towards leadership is taking advantage of RASM’s Leadership Academy. The Leadership Academy is a rigorous program designed to train emerging Realtor® leaders who want to get involved, make a difference, grow their business, and expand their leadership skills. Our Leadership Academy offers Realtor® members the opportunity to learn new skills and prepare for future leadership roles on committees, the RASM Board of Directors, as well as leadership positions with Florida REALTORS® and the National Association of REALTORS® (NAR). Committee Work. Committees are, in a sense, what keeps the organization running. Committees are responsible for developing education sessions, community involvement, recommending new programs and services to the Board of Directors, event planning, and much more.
Involvement & Participation. Learning begins through participation, so don’t just sit on the sidelines; get out there and participate. Become an ambassador and connect with career-minded members by participating in Specialty Groups such as YPN, GBC, and CREA. Join RASM meetings, networking events, or socials posted monthly on the RASM website calendar.

Getting Noticed. Put yourself where leadership will notice you and appreciate what you do. RASM has opportunities to give back through Community Outreach and our RASM REALTORS® Charitable Foundation. Award programs show dedication and prestige with an annual recognition for REALTOR® of the Year, Newcomer of the Year, Distinguished Service, and more. The Young Professionals Network also features an annual REALTORS® to Watch under 40 recognition. The benefits are endless, with business opportunities, friendships, and personal growth.
Finding a Mentor. Look for a potential mentor who can guide you from membership to leadership. Reach out to current leadership or past presidents, committee chairs, your office Broker, or manager. All are great examples of potential mentors.

Stay committed to personal growth and improvement, and embrace the challenges and opportunities that come your way. Continuously seek opportunities to learn, grow, and adapt to changing circumstances. Demonstrate the qualities you want to see in others. Integrity, accountability, and professionalism are vital.”

“Leadership is not a popularity contest, and true leaders mostly emerge over the years by challenging themselves to grow into something they weren’t before,” said Huskey. “To lead, you must seek out positions of leadership. Whether it’s business, community, charitable, etc., you must earn the right to demonstrate your capabilities and gain the confidence and trust of others. Yet, to do so, you must first prove your value in a role without authority. Too many people want accolades and attention without first shining as a common member of a team. Those seeking leadership should focus on long-term relationships and meaningful connections rather than short-term rewards and high visibility. And above all, they must be willing to put in what it takes to gain the respect of others who will be asked to go above and beyond. In the end, it is work!”
ADVICE FOR TOMORROW: STEP IT UP
Preparation, planning, and focusing on the needs of tomorrow are keys to a successful future. Just like we save our money for retirement, we need to plan now and invest in the leaders of tomorrow. And that investment needs to start today. Our leaders of today have the added pressure of preparing the next generation of leaders. Sometimes it feels more comfortable to sit back and let someone else take the lead, but if we all have that mindset, we fail to prepare for tomorrow.
“Leadership is not simply about your path to realizing your personal goals, but the long-term sustainability of your organization long after you’re gone,” said Huskey. “Too many times, there are insufficient plans in place for succession. The world needs leaders to step up if we are to navigate not only the complex challenges of the business world but also within our overarching macro and political environment. None of the great problems are solved, nor opportunities realized, without leaders. Ultimately, we all need to be keen observers of the future leaders within our midst and encourage them to pursue the opportunities that will allow them to be tested and prepared to take over where we left off.”
We owe a great deal to our respected leaders. They empower countless others to reach more than they thought possible. They lead by example and use everyday experiences as teachable moments. They also conduct themselves with respect in all regards, whether speaking in public, posting on social media, or interacting one-on-one.
“I would encourage our leaders of tomorrow to balance your personal and professional life,” said Worth. “Taking care of your well-being is crucial for long-term leadership success. Build strong relationships. Invest in building and nurturing relationships with colleagues and mentors. These connections are invaluable. Remember that leadership is not about a title or a position. It is about the impact you have on others and the positive change you can bring to an organization and those around you. As a leader of tomorrow, your potential to make a difference is without limit. Embrace these principles and continue to evolve as a leader, and you will be well-equipped to face challenges and opportunities that lie ahead.” •

Advertising Real Estate-Related Products and Services

Realtor® X, a principal broker in the firm XY&Z, developed a robust, interactive website that he used both to publicize his firm and to serve the firm’s clients and customers electronically. Realtor® X maintained positive business relationships with providers of real estate-related products and services including financial institutions, title insurance companies, home inspectors, mortgage brokers, insurance agencies, appraisers, exterminators, decorators, landscapers, moving companies, and others. Given the volume of business Realtor® X’s firm handled, several of these companies purchased banner advertisements on the XY&Z website and some, including the Third National Bank, included links in their banner ads to their own websites.
Buyer B, who had earlier entered into an exclusive buyer representation agreement with XY&Z, received frequent e-mail reports from Realtor® X about new properties coming onto the market. Hoping to purchase a home in the near future, he explored Realtor® X’s website to learn more about the home buying process and familiarize himself with the real estate-related products and services advertised there. Understanding that pre-qualifying for a mortgage would ensure he presented the strongest offer, Buyer B went to Realtor® X’s website and clicked on the Third National Bank’s link. Once at the bank’s website, he found a mortgage to his liking, completed the application process, and learned in a matter of days that he was qualified for a mortgage loan.
In the meantime, Buyer B’s property search proved fruitful. Realtor® X and Buyer B visited a new listing on Hickory Street several times. Buyer B decided it met his needs and made an offer which was accepted by the seller.
A few weeks after the closing, Buyer B hosted a housewarming attended by his friend D, a website designer who had, coincidentally, been instrumental in developing Realtor® X’s website. Buyer B told D how helpful the information from Realtor® X’s website had been. “You know, don’t you, that each time a visitor to Realtor® X’s website clicks on some of those links, Realtor® X is paid a fee?”, asked D. “I didn’t know that,” said Buyer B, “I thought the links were to products and services Realtor® X was recommending.”
Buyer B filed an ethics complaint against Realtor® X alleging a violation of Article 6 for having recommended real estate products and services without disclosing the financial benefit or fee that Realtor® X would receive for making the recommendation. At the hearing, Realtor® X defended himself and his website, indicating that the advertisements for real estate-related products and services on his website were simply that, advertisements, and not recommendations or endorsements. He acknowledged that he collected a fee each time a visitor to his website clicked on certain links, regardless of whether the visitor chose to do business with the “linked to” entity or not.
“In some instances I do recommend products and services to clients and to customers. In some instances I receive a financial benefit; in others I don’t. But in any instance where I recommend a real estaterelated product or service, I go out of my way to make it absolutely clear I am making a recommendation, and I spell out the basis for my recommendation. I also disclose, as required by the Code, the financial benefit or fee that I might receive. Those banner advertisements on my website are simply that, advertisements.”
The hearing panel agreed with Realtor® X’s rationale, concluding that the mere presence of real estate-related advertisements on Realtor® X’s website did not constitute a “recommendation” or “endorsement” of those products or services, and that the “click through” fee that Realtor® X earned when visitors to his website linked to certain advertisers’ sites was not the type of financial benefit or fee that must be disclosed under Article 6. •

The Importance of Knowing Your Buyer

On May 8, 2023, Governor Ron DeSantis signed into law Florida Senate Bill 264, which prohibits the acquisition of certain types of Florida real estate by persons from socalled “Foreign Countries of Concern” (China, Russia, Iran, North Korea, Cuba, Venezuela, and Syria).
LAND RESTRICTIONS
The types of restricted property include agricultural land, and land located within ten (10) miles of military installations or critical infrastructure facilities (ex: airport, electrical power plant, etc.).
For those domiciled in China, the law is even more restrictive: it prohibits their ownership of any type of Florida real estate. This law does not apply to U.S. citizens or lawful permanent residents.
HEAFTY CONSEQUENCES
The consequences for violations are steep. A “foreign principal” who purchases Florida real estate in violation of the law faces criminal liability, and the property is subject to forfeiture to the state. Sellers and closing agents face potential liability if they knowingly participate in a prohibited transaction.
REALTOR’S® RESPONSIBILITY
Real estate agents are often the first individuals with whom a potential buyer interacts when embarking on the buying process. As such, agents have the opportunity to take the lead in helping prevent unwitting foreign buyers from running afoul of this new law.
An open conversation at the outset about a potential buyer’s country of residence can avert a crisis later. If the client is from a “Foreign Country of Concern,” the agent should recommend they immediately seek counsel, and certainly before entering into a purchase agreement of any sort. Sometimes, however, deals come together so quickly there is not much time to become fully acquainted, much less comfortable that the potential purchase is legal.
FLORIDA BAR (FR/BAR) CONTRACTS
In this instance, we recommend building protections into the purchase agreement. The Florida REALTORS® Florida Bar (FR/BAR) contracts have been updated to include a disclosure of the law and the requirement for buyers to sign an affidavit at closing. But the update did not address what happens if a buyer accidentally enters into a purchase agreement in violation of the law. If a buyer is unsure of their compliance with the law, consider adding language to the purchase agreement that should it be determined the purchase violates the law, the contract shall automatically terminate, and the buyer receive a refund of all earnest money deposits.
Closing agents should adopt a comprehensive set of procedures to comply with SB 264, including informing buyers of its requirements at the outset of their transactions, and making compulsory inquiries about – and subsequently documenting – buyers’ lawful permanent residency.
NAVIGATE THE LANDMINES
SB 264 is a prime example of the unending pressure for agents to know, understand and do more and more in their practices. It is important to understand how to navigate the landmines an unsuspecting agent can encounter when faced with new and potentially threatening issues like these. Staying ahead of the curve has never been more important. •

Cassidy enjoys spending her free time at home on her small hobby farm with her husband and two dogs. She loves gardening, horseback riding, and reading. Cassidy also enjoys traveling with her family and friends, and one of her favorite destinations is Alaska.
Max Brandow, Vice President of Advocacy and Member Programs, celebrates six years with RASM this month.
Max represents RASM members in all facets of government affairs, including monitoring local municipal actions and advocating for RASM members’ interests at local commission meetings. He is also the liaison to the important committees that raise funds for RPAC as well as the committee that screens and endorses local candidates. This year, Max has enjoyed working with the Membership and Professional Development Departments as well as being the liaison for the Commercial Real Estate Alliance.
He enjoys being able to see collective action at work. He also enjoys interacting with the great staff and friendly members who have been such positive resources to him.

PREPARE YOUR CLIENTS FOR A CHANGING VACATION RENTAL LANDSCAPE IN SARASOTA
Despite efforts by RASM and a coalition of vacation rental owners, city commissioners in Sarasota are charging forward to make sweeping changes to how vacation rentals operate in the city of Sarasota. Currently, the only extensive regulations pertaining to
vacation rentals in the city are focused on the barrier island properties within city limits (Lido, St. Armands, Siesta Key), but the city is readying itself to expand those regulations to every property within the city. In addition, the city plans to increase requirements and fees on properties operating as vacation rentals.
The proposed plan will triple fees on vacation rental owners, with some commissioners suggesting the fees should go up to $1,000 annually in the near future. The city also plans to increase inspections. Currently, vacation rentals need to be inspected once every two years. The city is now saying they want inspections every year.
Now is the time to prepare your clients for a changing landscape. If the plan passes, which is likely given the Commission’s public comments, operating a vacation rental will become much more costly and cumbersome. When the final rules are passed, RASM will make sure our members know all the requirements for property owners so you can better serve your clients. •

Continued Demand and Low Inventory Keeps Home Prices Steady in Sarasota and Manatee

The North PortSarasota-Bradenton MSA’s housing market in August showcased more inventory and higher prices than the previous year, as reported by the REALTOR® Association of Sarasota and Manatee (RASM) with data from Florida REALTORS®.
Although the region’s sales declined marginally compared to the previous year, Manatee County’s single-family sales bucked that trend with a 6.9 percent increase.
Combined sales for single-family homes and condos in the MSA decreased year-over-year by 0.67 percent to 1,782 sales in August. In Manatee County, single-family sales increased by 6.9 percent to 616 sales and condo sales decreased by 0.8 percent to 242 sales. In Sarasota County, single-family sales decreased by 4.9 percent to 645 sales, and condo sales decreased by 5.7 percent to 279 sales.
“One of the unique aspects of our local real estate market is the counterintuitive trend where sales are down, but property values are on the rise,” said Brian Tresidder, 2023 RASM President and Strategic Growth & Sales Manager at William Raveis Real Estate. “A few factors contributing to this market would include our low inventory levels limiting buyer’s options, and the in-migration of people moving to our area that keeps buyer demand relatively high.”
Median sale prices for both property types increased year-over-year in the two counties. For single-family homes, the reported median sale price in Sarasota increased by 9.2 percent to $519,000, while Manatee was at $525,000 in August, which showed no change from the previous year. In the condo market, Sarasota prices increased by 2.8 percent to a median $385,650, while Manatee County condos increased by 1.8 percent to $358,990.
Combined for both property types in the North Port-Sarasota-Bradenton MSA, there were 5,502 active listings at the end of August, a 28.3 percent increase from the same time last year and a 3.6 percent decrease from the month prior. Across the two-county region, there were 3,652 active listings reported for single-family homes and 1,850 listings reported in the condo market.
“Florida’s enduring desirability as a place to live, a continued influx of residents, its affordability and spacious housing options compared to the west coast and northeast parts of the county, along with solid job growth, all bolster a continued buyer demand,” added Tresidder. “However, rising mortgage rates will continue to be a factor in this market, contributing to fewer sales than in 2021 and early 2022 when rates were closer to three percent.”
While active listing inventory remains relatively low in both Sarasota and Manatee counties, there is a gradual uptick in new listings this month. At the end of the month, there were 2,260 new listings combined for both single-family homes and condos in the MSA. Broken down for each property type, there were 1,591 new listings for single-family homes and 669 new listings for condos, representing a year-over-year increase of 2.3 percent and 15.7 percent respectively.
The month’s supply of inventory has increased year-over-year for the 16th consecutive month. In Sarasota County, there was a 3.3-month supply for single-family homes and a 3.5-month supply for condos, a year-over-year increase of 65 percent and 118.8 percent respectively. In Manatee County, single-family home supply increased by 12 percent to a 2.8-month supply and condo supply increased by 83.3 percent to a 3.3-month supply.
Pending sales, or the number of properties that went under contract last month, decreased for both property types in both counties. For single-family homes, pending sales decreased year-over-year by 13.5 percent in Sarasota and by 4.9 percent in Manatee. For condos, pending sales decreased by 20.7 percent in Sarasota and by 4.7 percent in Manatee. This is the fifth consecutive month that pending sales in the condo market have decreased from the previous month.
The median number of days from the listing date to contract date continues to increase year-over-year. For single-family homes, Manatee homes went under contract within a median of 33 days, a 153.8 percent increase from last year and Sarasota homes went under contract in 31 days, a year-over-year increase of 121.4 percent. The condo market is showing the highest number of days from listing date to contract date since 2020, with 50 days reported in Manatee County (a 284.6 percent increase) and 46 days reported in Sarasota County (a 228.6 percent increase). •

One recent success story showcases the immense value of trade missions to Colombia. A group of RASM real estate professionals attended the Fedelonjas Congreso in August. Fedelonjas is the the real estate association in Colombia, a consortium of 20 local real estate associations in the country. The Realtors® from RASM supported a booth at the Congreso (along with generous support from our local business partner, Seaport Manatee). The 2023 event took place in the picturesque city of Pereira, Colombia. RASM is proud to be the NAR ambassador association to Colombia’s Fedelonjas.
AFFORDABLE AND DIVERSE
What’s striking about this experience is not just the incredible networking opportunities but also the affordability and diverse activities that enriched their journey. One of the most attractive features of trade missions to Colombia is the affordability. For a mere $250, attendees gained access to the Congress, inclusive of daily lunches, a kickoff event, and a closing ceremony. Accommodation was also wallet-friendly, with a special hotel rate of $92 per day, complete with breakfast. Moreover, there was no need to rent a car, as daily taxi rides around Pereira cost only $4 to $7. All of these cost-effective elements make Colombia an accessible destination for real estate professionals and business partners looking to expand their horizons.
BEAUTIFUL CULTURE & TOURIST DESTINATION
Colombia is renowned for its stunning natural beauty, and this trade mission provided participants with the opportunity to explore some of its most breathtaking mountainous attractions. Options included hiking in the Cocora Valley, horseback riding through the scenic
Clandscapes, and tours of Salento and Filandia, known for their charming atmosphere. Coffee enthusiasts also had the chance to experience the art of coffee-making through tours with tastings and lunches. Furthermore, a trip to the Santa Rosa de Cabal Thermal Springs offered relaxation and rejuvenation, showcasing Colombia’s diverse offerings beyond business.
While the trade mission enriched participants with incredible experiences, its primary purpose was to build relationships. This rings especially true for real estate agents, where trust and connections are vital. Colombia, known for its friendly and helpful people, proved to be an excellent backdrop for learning about our South American neighbors and their rich cultural lifestyle, as well as forging new business relationships and deepening existing ones. The Fedelonjas Congreso itself offered ample networking opportunities with local and international professionals, potential clients, and industry experts.
Colombia is not just a tourist destination; it’s also a promising market for real estate investment. As one of the fastest-growing economies in South America, it presents opportunities for real estate agents to explore and expand their portfolios. Attendees gained insights into the local real estate market, market trends, and potential investment opportunities, which can significantly impact their future business strategies.

Furthermore, it’s worth noting that Colombians are increasingly showing interest in investing in Florida (per NAR, our state is the #1 investment state for foreigners per the 2023 U.S. International Report) and in the Sarasota area, bringing potential business connections full circle. Sarasota’s real estate market, known for its diverse property offerings and attractive investment options, has piqued the interest of Colombian investors. Real estate agents who establish strong relationships through trade missions may find themselves well-positioned to serve this growing demographic of Colombian investors in Sarasota.

Don’t Let Your Home Purchase Get “Spooky”

As we transition into fall and Halloween season approaches, I wanted to compile a collection of ways to make your home shopping experience feel less “spooky.”
PRE-APPROVAL LETTER
To kick things off, you never want to miss the most important first step of speaking to a mortgage lender to obtain your Pre-Approval Letter. This is different than a Pre-Qualification Letter, as the lender will take a more in depth look at your tax returns, paystubs, credit report, and other important financial information used in your file. It will also provide the buyer with a comfortable budget to stay within as they begin their home search. Once you have your Pre-Approval Letter in hand, it is best to protect it, by staying current on your existing credit accounts. You do not want to max out credit cards, apply for new credit, or close any credit card accounts.
GHASTLY MISSTEPS TO AVOID
All these situations could have a ghastly impact on your credit, and it is best practice to avoid altogether. You should continue to use your credit as normal. If you really want to avoid a home buying scare, don’t quit your job, or make career moves. Lenders prefer to see a strong job history with steady income to prove your ability to repay the loan they are extending to you.
Next, it would be wise to never skip a home inspection on your purchase. A lender may require a property appraisal to determine the fair market value of the home, but appraisals will not go into depth on major issues (plumbing, roof, electrical, etc.) that can be lurking in your home. Finally, once you have secured a property under contract, make sure you don’t delay on your homeowner’s insurance.
In Florida, we are still most active with our hurricanes from August through October. So, remember, if you have a closing coming up and a named storm appears in the “No Bind box” (which covers approximately 16,000 square miles in the Gulf
of Mexico, Southern Atlantic Ocean, Florida, and the surrounding southeastern states), insurance providers may have a restriction on writing new policies, which could delay a closing. Hopefully these small tips can protect you or a client from any sinister surprises during a transaction!

A Look Inside Local Niche Markets

Welcome to our Broker Corner, where we interview RASM broker members, asking pertinent industry-related questions to share their valued expertise, advice, and industry knowledge.
This month, we delve into the expertise of Kathy McKinnon, Broker/Owner of Point South Realty, known for her niche market focus on retirees and 55+ buyers and sellers, alongside P.J. Smith, Broker/Owner of Naples Golf to Gulf Real Estate, renowned for her specialization in serving golf community buyers and sellers.
How did you first become interested in working in your niche market?
Kathy: I’ve always thrived on passion and purpose and at some point, it registered that a common thread in my life was a desire to advocate for others. So, when I entered the realm of real estate, I quickly realized the group of people I most enjoyed working with were folks later in years than myself. I felt a great sense of gratification in assisting senior buyers and sellers and was aware that those folks felt trust and security with me. The fit was very organic.
P.J.: I’ve been a golfer for about 20 years and played competitively at a private club level and state golf association level. I’ve owned property in MN and FL in golf course communities since the late 90s, so I have a lot of experience living the lifestyle that I am now selling.
In your view, what is the primary advantage of operating in a niche market?
Kathy: Carving out a specific customer market has great advantages, not only for the business but also for the customers served. Catering to a target market demographic allows the business to focus all of its efforts and resources on a much more specific audience. I’m not interested in being another fish in a pond. Where most brokerages are competing with each other for every type of customer, I made the important decision to create a real estate brokerage that stands out from the rest and specializes in the business that meets the unique real estate needs of a specific segment of the population.
P.J.: Operating within a niche market has some great perks. Firstly, it lets you focus on a specific
group of customers with unique needs, so you can really get to know them and provide exactly what they’re looking for. Plus, specializing in a niche can boost your reputation as an industry expert, opening up opportunities like speaking engagements, media coverage, and potential partnerships. On top of that, having a niche can make your business stand out in a crowded market, attracting customers who need your specialized expertise. And finally, when you’re passionate about your niche, it’s not just a job – it’s fulfilling, and that enthusiasm can translate into stronger customer relationships and overall satisfaction.
To what extent does relationship building contribute to the success of a niche market business model?
Kathy: It’s everything! As a business, we are only as good as our reputation, and the best way to develop and maintain an outstanding reputation in the community is to give. I’m a firm believer in giving without the expectation to get. Give because you want to, because it serves a purpose for others. People want to work with those they can trust and know that the work will be done at a high level of expertise. If you can deliver on those two fronts, you’ll have no problem building meaningful relationships that are mutually beneficial. Being a niche business owner can make it easier to connect with those with a similar customer base. And that’s honestly been one of the most rewarding parts of growing my business.
P.J.: Regardless of a niche business, but especially real estate, niche businesses are usually strongly based on relationships. If you’re a golfer working in the golf niche, the opportunities are vast on how to

build relationships with your buyer or seller. They range from playing 9 or 18 holes together either on a prospective course of interest to your customer, playing in charity events together (I do this a lot!), helping find an instructor and even taking a playing lesson together, or even an evening at Top Golf.
What unique challenges do retirees and individuals aged 55 and older face when buying or selling real estate, and how do you address these challenges?
Kathy: Each situation truly is unique, but there are some common challenges. Seniors selling their homes for the last time as they transition to senior living or moving in with family often experience a roller coaster of emotions, including fear, apprehension, and feeling overwhelmed by the impending changes and moving process. Change can bring uncertainty, but change can also be fun and exciting, and we try to keep folks focused on the upsides of what’s to come. A huge part of that includes working closely with their families and other parties who may be involved in the process. It’s of paramount importance that, as their brokerage, we ensure the lines of communication are open throughout the real estate transaction process. On the flip side, working with retirees who are looking to purchase their first Florida home or downsize also has unique challenges such as knowing which geographic location is the best fit or matching them with the right community that has the price and amenities that they are looking for. What unique challenges do golf community seekers face when buying or selling real estate, and how do you address these challenges?
P.J.: When it comes to navigating the unique aspects of buying or selling properties in golf communities, there are a few key considerations. First, understanding the different types of memberships, whether they’re equity, non-equity, bundled, or for residents versus non-residents, is crucial because it affects the fees involved. Initiation and annual fees can vary significantly based on membership type, so it’s essential to stay informed by regularly contacting the membership director. Another challenge is waitlists for golf, which can be quite long but aren’t always advertised publicly. To get updates on these waitlists and other important club information, make sure you’re on their communication list. Lastly, be aware of special assessments for course and club amenities, as mature golf communities often plan updates that can impact your decision. Building strong relationships with the membership director and head golf pro is a smart approach to navigate these considerations effectively.
What is your advice to an agent who may be considering focusing on a niche market?
Kathy: Know your passion and purpose! If you can identify your strengths and hone in on what brings you joy, you won’t make a wrong decision. I love working with retirees and seniors… always have. And since my experience has been that they feel the same way about me, it was a natural fit.
P.J.: Don’t think twice… just do it! When you can focus on being the expert, you will thrive because you can focus your attention and intention to a particular area of expertise that most likely is your passion.
Looking forward, how do you plan to adapt and thrive in this niche?
Kathy: My long-term goal is to not only expand the current office but for Point South Realty to branch off into other locations. My vision for the brand is to lead the industry in specialized realty services for Florida retirees and seniors.
P.J.: Golf, in general, is growing. Waitlists show the desire for club membership. I think to thrive in this niche, or any niche, is to continue to grow your relationships, continue to study your market and trends, be daring in your marketing, and collaborate with complimentary services and brands. I always share my golf experiences on social media. I always have my clubs in my car and apparel ready to go, as you never know when you’ll get asked to play.
How do you tailor your approach to meet the needs and preferences of your older clientele?
Kathy: I strongly believe in providing each individual a customized real estate experience, and it’s crucial to know what their goals are and identify a step-by-step pathway to get them to where they are going next. This is a process with a lot of support along the way, and having positive relationships with community stakeholders makes all the difference!
How do you assist potential buyers in finding the ideal golf community that suits their lifestyle and preferences?
P.J.: To start, I do an extensive intake with all buyers that gives me the full view of needs, wants, preferences, golf experience, etc. If my golf buyers are obsessed golfers like myself, we’ll talk about handicap index, preferred golf architects, course layout, favorite courses, leagues and more. Within this intake are specific property related questions as well. After the intake, like e-Harmony, I utilize the detailed intel and match the buyer’s golf and home needs and preferences based on my expert knowledge of golf communities, course layout and design and available properties. •
