Message From 2018 RASM President, Greg Owens “There is Always Change” We began 2018 in a great financial position with a goal to keep it that way, a growing membership and plans to expand our programs along with our political advocacy. In addition, we set a goal to find land, design and begin building the office in Manatee. All of this was accomplished through members who spent hours in committee meetings or on task forces, who stepped up and put in the time and effort to make our Association a stronger organization. Those efforts don’t end at the end of the year; they continue every day.
Revamp and Beef Up
We have now implemented a New Member Contracts class as part of the New Member Orientation. It was a key element that was missing from the program. A member-driven task force did a revamp of the new agent orientation program. The task force spent months to make this a shining star so that every new member walked away with a better understanding of what we do at RASM, what being a Realtor® member means, and to better prepare themselves for their new career.
Defending Property Rights of Customers and RASM Members Our customers and potential customers have and continue to face restrictions on personal property rights. Defending those rights is the cornerstone of the National Association of REALTORS®. Over the past several years smaller cities, particularly those on the islands, have been putting more and more restrictions on vacation rentals. This has hurt investors, second home buyers and many of our other customers. Previously the battle to combat this had been done in Tallahassee. However, after the restrictions were put in place, it ended up costing more time and money. Starting in 2018, RASM began going directly to speak and oppose such measures at the planning level for the various cities in Sarasota and Manatee counties. The Association staff and volunteer members worked to defend and protect our ability to do business. In just two examples, the efforts prevented further restrictions on real estate signs on Longboat Key and restrictions on brokerages in Holmes Beach. The sign rules were revamped in a way that both the city and RASM could agree. The restrictions on brokerages were removed from a city ordinance in Holmes Beach. RASM is now taking an active role in vetting candidates in all the city races and speaking out before city 43

ordinances are passed that restrict personal property rights and our ability to do business. In large part this can be done because of our member contributions to RPAC. Those dollars are what fuel our ability to make policy makers pay attention from the local to national level.
Building
It has been more than four years since the merger of the Sarasota and Manatee Associations. From the beginning, plans were being made to build a new building in Manatee County to facilitate our members who live and work in that area. That effort lead to the purchase of land in downtown Bradenton, which was not a simple task. There were a number of speed bumps along the way and several meetings with the City of Bradenton. Building committee volunteers were key to smoothing over those bumps, and continue to steer the building plans towards completion. The building will be in a key location to provide access for Realtors® from across our region.
Growth and Thanks
We are now in the top 10 of Realtor® Associations in Florida with growth in membership every month. RASM is involved in more than 250 functions every year, and that list continues to build. That doesn’t include the classes and meetings that fill the parking lot on a daily basis. The staff at RASM literally works day and night to serve the members and to make sure all those functions go off smoothly. Thanks to their efforts, we continue to grow our participation in RASM. Our RASM Business Partners helped make those events happen. Their volunteer time and funding make a lot of the events we attend possible and memorable. Those functions raise money for scholarships, RPAC, building affordable housing, and provide the much welcome camaraderie among our members.
Time to Participate
Our members serve on committees on a national, state and local level. They make sure our voice is heard everywhere from the halls of Congress in Washington to the local Chamber of Commerce. Their input can change legislation to help build affordable housing in our two counties. A concerted effort was made so that in the upcoming year those who wanted to participate were given a chance to do so as committee members, chairs and vice chairs. That was in no small part due to the vision of your 2019 President Amy Worth. This will bring fresh ideas and new and better ways for RASM to serve all our members. If you want to be part of the solution and you want to see a positive change you need to step up and volunteer. Your reward is a legacy of good deeds for all our current and future members.

RASM CEO Report, Jeff Arakelian 2018 was another year of great service to our RASM members. In this Annual Report, you will find metrics that illustrate our successes and service to our members. Our exceptional level of service was exemplified by holding over 250 education and networking events, despite 2018 being a year of transition. We had some staff move on or retire, some existing staff were promoted, and new staff members brought on board to set a foundation for enhancing our member service in 2019 and beyond. With the help of a marketing consultant, we have transformed our communications and marketing platform and approach to enable us to provide identified member segments with relevant news and information on our programs, products, and services. This effort will continue into 2019 as we update our website, introduce more video to our communications mix, more fully develop our multi-channel communications, and develop tag lines for our brand and sub-brands. In January, RASM acquired land in downtown Bradenton for a new north office, and in August we closed on additional adjacent land to provide a significantly larger footprint. Plans have been developed for the new building which will be roughly half the size of RASM South. The new building has been designed

by Fawley-Bryant Architects and our civil engineers King Engineering. We have recently selected Halfacre Construction and begun to work with our contractor to start construction in Q1 2019. The new RASM North will have a dividable auditorium, a conference room, a Realtor® Store, outdoor event space and 80 parking spaces.

Last, but most importantly, our new Realtor® leadership team was installed at our Annual Installation and Awards event, and our 2019 Committees were formed with a record number of new committee members appointed. Before the year-end, your 2019 leadership and your RASM staff have begun to forge a strong partnership that will propel RASM to “Make It Happen” for you in 2019.

RASM membership numbers, which are comprised of both Realtor® and Business Partner members, have been on the rise since 2009, as depicted below. The total number of Realtor® members for 2018 is 6,790. Total Business Partners for the year stand at 604, for a grand total of 7,205 total RASM members at year end. Thank you to all of our members for your support and contributions throughout the year. Here’s to another successful year with continued growth in 2019!

RASM Membership Events RASM membership has many perks! Throughout 2018, members have access to several networking events such as the Spring Fling, SummerFest, Smart Lunches, Changing of the Seasons, MLS Express, and the After Hours Networking at both Gecko’s on Hillview, and Gecko’s on SR 64. Government Affairs 2018 Major Accomplishments Your three Government Affairs Committees at RASM were busy this year. From election screening to RPAC fundraising and supporting local Realtor® issues, your peers on the Public Policy, RPAC, and Candidate Screening Committees worked hard to protect the dream of homeownership, and our industry locally. Listed below are some of the highlights from 2018. • Helped pass school referendums in Manatee and Sarasota Counties.
• Supported elimination of temporary sign permit requirements on Longboat Key.
• Supported 32 candidates and ballot amendments and helped elect 20 Realtor®-friendly political candidates this election cycle as well as passed four ballot amendments.
• Increased RASM’s visibility at city and county commission meetings. • Built partnerships with local allied business and civic groups to increase RASM’s political effectiveness.
• 100% success rate for Manatee and Sarasota County Commissions.
• Frequently met with elected representatives on the local, state, and federal level in Manatee and Sarasota County, Tallahassee, and Washington, D.C.
• Helped pass Legacy Trail Extension initiative, improving property values and quality of life throughout Sarasota County.
• Hosted the largest RASM Casino Night in the history of the event.
• Changed the date of Sarasota City Elections, saving Sarasota taxpayers and homeowners over $100,000 every election.
• Increased transparency of the Government Affairs Department and Committees through infographics and video.
• Helped pass Amendment 2 throughout Florida, saving property owners from hefty tax increases every year.
• Increased RASM Committee participation in RPAC to over 80 percent.
• Prevented Holmes Beach City Commission from banning franchise Real Estate Brokerages in the downtown commercial district.
REALTORS® POLITICAL ACTION COMMITTEE MAJOR INVESTOR RECOGNITION Since 1969, the REALTORS® Political Action Committee (RPAC) has promoted the election of pro-REALTOR® candidates across the United States. The money to accomplish this comes from voluntary contributions made by both REALTORS® and Business Partners. These are not member dues; this is moneyinvested freely in recognition of how important campaign fundraising is to the political process. RPAC doesn’t buy votes. RPAC enables members to support candidates that support the issues that are important to their profession and livelihood.

2018 was a great year for the Commercial Investment Division under the leadership of 2018 President, David Roth.

READY, SET, SHOOT CID started the year with their second Annual Sporting Clays event raising a total of $3,500 for the Boys and Girls Club of Sarasota County.
THE BAY SARASOTA Additionally, CID held their Annual Downtown Horizon’s Breakfast in September. The event sold out! Martin Zogran, Urban Designer with Sasaki Associates, came to discuss what to expect from all the new development happening in Downtown Sarasota, particularly on the bay front.
AT THE TEE Another huge event for CID was our 17th Annual Golf Tournament. This year’s benefactor was Easterseals Southwest Florida. Easterseals has been part of our community for 70 years. They offer the highest quality of care and services to children, youth, and adults with special needs so that they can enjoy access, opportunities and increased life choices. CONNECTING CID In addition, the CID Annual Holiday party was a great hit this year at the Sarasota City Center! CID is looking forward to more educational events, networking and socials in 2019!

Global Business Council Update GOLD STATUS
The RASM Global Business Council has retained its Gold status in the NAR Global Business Council Achievement Program for 2018. This program recognizes the accomplishments of global programs across the nation in the following areas: Business Planning, Marketing and Communications, Events and Education, and Outreach.

COLUMBIA CONNECTION
RASM was partnered with a new Ambassador Association-Fedelonjas in Colombia. We welcomed President Maria Clara Luque to speak to our members in July. Her presentation, along with Marina Besadalombana of the International Trade Hub at Port of Manatee, was enlightening, informative and gave those in attendance an introduction to real estate practices in Colombia. We are looking forward to cultivating this relationship and partnering with Fedelonjas for mutually beneficial opportunities.
CANADIAN REALTOR® QUEST
The GBC sponsored a booth at Canada’s largest real estate trade show, REALTOR® Quest. Several members were able to expand their referral network by introducing our area to Canadian Realtors®.
TRENDING REGION
Sarasota and Manatee counties continue to be a desired location for international buyers. Our area was ranked fourth in Florida according to the 2018 Profile of Residential Real Estate Activity in Florida. Canadians comprise the majority of foreign buyers/sellers in our area followed by Europeans. Latin American, African, and Asian buyers combined accounted for less than 20 percent of international transactions.
2018 GBC ACHIEVEMENTS: • The RASM GBC has been named a Gold Council from the National Association of REALTORS® Global Business and Alliances Group (NAR Global). • GBC hosted five educational events, and seven networking opportunities. • Held the CIPS Institute (Designation) and AHWD (Certification) courses. • Four GBC members (including one staff member) earned the CIPS Designation. • 9 GBC members (including two staff members) earned the AHWD Certification. • Strong membership base of 302. • Carla Rayman Kidd, GBC Committee Vice Chair served as NAR’s Regional Coordinator for North America, Central America and the Caribbean. • RASM partnered with Fedelonjas in Colombia as the Ambassador Association. • 2018 President, Greg Owens signed RASM’s first Memorandum of Understanding with ACOBIR, Panama’s REALTOR® Association. • The GBC created new logo pins to identify its members.
