District 13 Conference & Expo The District 13 Conference & Expo was a huge success! Over 200 Realtors® celebrated 100 years of Service for Florida Realtors® while learning new skills and meeting with our 66 vendors. The conference and expo was held on June 1 and provided opportunities to meet with industry leaders, including bankers, attorneys, inspectors, business owners and many more. Attendees were able to enjoy top-notch speakers and industry leaders who addressed current real estate trends in our area and provided great insight on building a successful real estate business. RASM Launches New Consumer-Facing Website:

The R ASM Website Subcommittee and the Communications Committee have been tirelessly working on a new consumer-facing website named www. LiveInSarasotaManatee.com. For more than two years, hundreds of volunteer hours have gone into the creation of this new website. The Communications Committee originally spear-headed this venture in 2013. However, just prior to the launch of the original site, the merger between the Manatee and Sarasota Association came into fruition, delaying the launch. Since the merger, the Communications Committee has established a website subcommittee, consisting of both new and seasoned members. During the past two years, several changes have evolved in order to offer consumers the most up-to-date and userfriendly information on both Sarasota and Manatee County. While the current RASM website has some information for the consumer, it focuses mainly on members. The LiveInSarasotaManatee project started in an effort to provide the consumer with the information and resources they need to learn more about the beautiful communities we call home: Sarasota and Manatee. The goal of LiveInSarasotaManatee is to connect prospective residents to the area’s neighborhoods, attractions, history and more in an uncluttered and easy-to-navigate website. The content provided is developed and maintained by both the RASM Website Subcommittee and the Communications Committee. “We will also be utilizing the website to showcase the importance of the Realtor® in the community, as well as highlighting the involvement that RASM has in the community overall,” said Derek Patti, Website Subcommittee Chair. “We want the consumer to trust that we are a valuable resource to not only the transaction process of their home purchase, but also the community as a whole.”

RASM Awards Six Scholarships to Local Students RASM has awarded six $2,000 scholarships to deserving students from the community. Every year, the Association awards up to six scholarships, as selected by the RASM Scholarship Committee. This year, the committee reviewed nearly 70 applications and interviewed 12 candidates before reaching their final decision on the six recipients.

The 2016 Recipients: Sixto Guerrero, a graduate from Riverview High School and a current student at Florida State University. Kaytlyn Korte, a graduate from Venice High School who will be attending the University of Central Florida. Gianluca Marra, a graduate of Sarasota Military Academy with plans to attend the University of North Carolina at Chapel Hill. Amanda Peebles, a graduate from Braden River High School and current student at the Lake Erie College of Osteopathic Medicine in Bradenton. Sydney Ring, a graduate from Suncoast Polytechnical High School with plans to attend Eckerd College in the fall prior to her start at Florida State University in the spring. Danielle Wilson, a graduate from Lakewood Ranch High School who will be attending Emory University. Three of the scholarships were awarded to applicants from the public at large and three were awarded to applicants who

are immediate family members of members in good standing with the Association. Scholarships support tuition, textbooks and other course-related fees. RASM is proud to provide this financial support to area students in an effort to sustain the future of both Sarasota and Manatee County. Since its founding in 2002, the RASM Scholarship Program has awarded $126,100 to deserving students. The 2016 recipients were introduced and presented to members of the Association at the RASM Membership Luncheon on June 10. Handling Multiple Offers by Jeff Prater, Manager/Broker for RE/MAX Alliance Group and Joseph Shea, General Counsel for RE/MAX Alliance Group Real Estate brokers have a “preferred” way to handle multiple offers, and agents should become familiar with their particular broker’s preferred method. An attorney representing a seller might have a slightly different perspective than agents and brokers in a multiple offer scenario, because the seller has a right to negotiate the sale of his/her property in any way that does not violate Florida law, and the seller (or seller’s attorney) might not agree with the agent/ broker’s suggested procedure when multiple offers exist. Even though listing agents are aware of the seller’s rights in this regard, most brokers and agents strive to make the multiple offer process as fair as possible to the prospective buyers and their agents as well. As always, communication and setting the right expectations are the keys to avoiding misunderstandings or more serious problems. Listing agents should discuss with the sellers how the sellers want to handle offers or multiple offers before they are received. Some agents mistakenly believe that they are required to disclose multiple offers. Sellers have the right to negotiate the sale of their property in any manner that is legal under Florida law. Code of Ethics Standard of Practice 1 – 15 REALTORS®, in response to inquiries from buyers or cooperating brokers shall, with the sellers’ approval, disclose the existence of offers on the property. Where disclosure is authorized, REALTORS® shall also disclose, if asked, whether offers were obtained by the listing licensee, another licensee in the listing firm, or by a cooperating broker. (Adopted 1/03, Amended 1/09) This Standard is the first specific guidance in the code about what to do when you receive multiple offers. The key to the standard is seller’s approval to disclose multiple offers. If an agent neglects this step, it can lead to unnecessary anxiety when multiple offers come in. Many brokers would prefer that sellers allow the agent to disclose multiple offers because it levels the playing field for prospective buyers. Below is a common procedure that many 12

brokers employ when they have the seller’s permission to disclose multiple offers. The listing agent contacts the selling agents via email and also by phone to have their buyers make “best and final” offers by a specific deadline. This process allows the selling agents to go back to their respective buyers and let them reconsider their offers in light of competing offers to come up with their best offer. Sellers should also be advised that by disclosing multiple offers, some buyers could choose to withdraw their offers once they are made aware of competing offers. The process may follow the following sequence: Sequence for presenting multiple offers: 1. Ask sellers beforehand to let the agent inform buyers if there are multiple offers. 2. Present all offers promptly and in the order they were submitted. 3. Present all offers in understandable terms. 4. Contact the agents making the offers letting them know of multiple offers and requesting their buyers make their “best and final” offer with a specific deadline. 5. Present the revised offers to the sellers so they may select the most favorable one and with the seller’s permission ask the next best offer if they would want to go in a backup position. Agents should always keep in mind that the seller has the final say regarding how to handle multiple offers. The above sequence is followed by many brokers, but the seller can elect to stop this process and choose a particular buyer to work with – as long as the seller does not violate Florida law in the process. RASM Supports Habitat for Humanity Sarasota Home Dedication Since the groundbreaking in 2015, the Realtor® Association of Sarasota and Manatee (RASM) has played a large role in the construction of a Habitat for Humanity Sarasota home. The three-bedroom, two-bath home represents the fourth TEAM BUILD house that RASM has partnered in. The home is dedicated to new homeowner Tim Barnes and his two children. Habitat Sarasota presented a home dedication in honor of the Barnes family home on Brooksdale Drive in Sarasota on Thursday, June 16. For the past five years, this family of three has shared one bedroom. “I’m renting a bedroom. When my kids visit, they sleep in the twin beds and I sleep on the floor,” said Tim Barnes. Suncoast Regional YPN Outstanding Year for the YPN with More to Come Elizabeth Reynolds, Communication Co-Chair As a founding member of the Suncoast Regional YPN, I couldn’t be more excited for the unveiling of the second half of 2016. So far, this year the YPN has been outstanding. Now that I am actively involved in the Leadership Academy and YPN with RASM, I have been fortunate enough to see firsthand how prodigious this association truly is. One of the championed pillars of YPN is giving back to the community. Yes, we pride ourselves in being a tightly-knit group of young professionals who enjoy networking, education, group outings, and the occasional happy hour. However, we are much more than that. We continue to show our support for this wonderful Suncoast Community we call home. In 2015, our committee organized its 1st Annual Suncoast Regional YPN Realtor® Bowling Day. We recently had the pleasure of seeing the results of our accomplishment at the RASM Membership Luncheon as the Scholarship Committee awarded 6 young graduates with college funding. These young

Market Analysis Inventory and Median Sales Price Remain High The housing data for May reveals that inventory numbers are rising along with the mercury for the Sarasota and Manatee two-county area, likely the result of sellers taking advantage of rising prices. For single family homes in Sarasota County, inventory is up 15.3 percent from May last year, and up 20.2 percent in Manatee County. Condo inventory is also on the rise in Sarasota County, up 33 percent, while Manatee County experienced a 17.4 percent increase year-over-year. The continued decline in the number of distressed property sales (foreclosures and short sales) really shows the recovery and health of our market. In May, only 5.1 percent of closed sales were distressed, compared to 15.8 percent for the same

County condo sales are down 18.3 percent from last month, closing at 250 total sales for the month, and up 12.6 percent over last year. Last year, which set an all-time sales record for the area, the selling season extended into August, then tapered off in September. This year has returned to a more typical season, with new pending sales reported about 18.5 percent lower than last May. This is not surprising, given last year’s lower prices, when many buyers were taking advantage of opportunities to make their move. Pending sales are an indicator of closed sales to come. The months’ supply of inventory in the two-county area remains in the range of 4.4 to 5.3 months’ inventory this year, compared to a range of 3.8 to 4.3 months at this time last year. This statistic reflects the time it would take to sell all the active listings on the market at the current month’s rate of sales. Six months is considered the benchmark for a balanced market; anything higher is considered a buyers’ market and anything lower is a sellers’ market. Distressed sales for single family homes in the twocounty area represented only 5.9 percent, and distressed condo sales were only 3.5 percent. At their peak a few years ago, 48 percent of all sales were distressed. “Home prices are rising, and we are seeing homeowners who were previously on the fence entering the market. In fact, we have recently seen a 34.6 percent increase in inventory for listings between $250,000 and $600,000 compared to last May,” said Linda Formella, RASM President. “With the significant bump in inventory, buyers have more options to choose from, but we are still seeing multiple offers below that price,” Formella added. The median sale price rose year-over-year across the board for both counties. Single family median sales prices are up 14.6 percent in Sarasota County to $263,000, while Manatee County experienced a 7.0 percent jump to $275,000. Condo prices are also on the rise. The Sarasota County condo median sale price rose 4.3 percent to $218,975, and Manatee County likewise witnessed an increase of 4.2 percent in condo sales price over last year, to $166,750. Total single family closed sales in Sarasota County reached 753 for the month of May, up 2.7 percent from last month and down just slightly, 3.7 percent, from last year. Manatee County single family homes sales rose 13 percent from last month to 603 total sales, and down slightly, just .3 percent from May last year. Calling All Golfers! The 2016 Commercial Investment Division annual golf tournament is scheduled for October 24 this year. It will once again be held at The Founders Club, and should prove to be an amazing event that you won’t want to miss! After many years of hard work by Janet Robinson, with Coldwell Banker Commercial, as the golf tournament chair, the reins have been handed over to Barbara Williams with Re/Max Alliance Group. Thank you Barbara for stepping up, we know it will be amazing once again!

Our charity this year is the Children’s Guardian Fund (CGF). The Children’s Guardian Fund partners with the Guardian Ad Litem program to provide resources that fill the basic needs and enrich the lives of children in foster and state care in Florida’s 12th Judicial Circuit,

which spans Manatee, Sarasota and DeSoto Counties. The CGF is a privately funded organization that immediately responds to the needs of children removed from abusive and neglectful homes by providing for emergency needs such as cribs, clothing, and other essentials, supporting more than 1,000 children in our community. The CGF also provides funding to help them reestablish normal childhood experiences such as playing sports, attending summer camp, tutoring, and driving lessons. Please be a part of our tournament this year, supporting the Children’s Guardian Fund, and having some fun with your CID! We are looking for players, sponsors, raffle prizes and goodie bag items. Global Business Council Go Global: Getting Involved Increases Your Business

By Carla Rayman, CIPS, RSPS, GRI, TRC, e-PRO National Association of Realtors Regional Coordinator to the North and Central Americas and the Caribbean and President’s Liaison to Panama Florida receives more than a quarter of all international real estate transactions in the USA, so it’s not difficult to do global business without even trying. Many agents have the desire to explore this side of their business by taking education classes, attending seminars, and networking. But with all the options out there, what are the best ways to get started? And once you get started, how do you keep your business strong and prospering? Education is key when it comes to global. Learning about the ways people around the world do business helps you anticipate what they expect when they become your customer. Understanding cultural differences and nuances assists you in building your business and sustaining relationships. One of the best ways to do this is to become a Certified International Property Specialist (CIPS), a designation granted by the National Association of Realtors®. The designation gives you specialized training to complete international transactions seamlessly with reduced risk. Currently, there are about 2800 designees in the world spanning across 50 countries. Earning your designation affords you the opportunity to become part of this elite network of agents and to participate in events and referrals. While many people get their CIPS, they don’t take advantage of the different ways to network and expand their business. GLOBAL is: Going, Learning, Observing, Being Active, Longevity. Get going – waiting for business to come to you shouldn’t be part of any business plan. Go to your global council meetings, go to your local networking events, go to your Florida Realtors® convention in Orlando at least in August if not in January, Go to your National Association of Realtors® convention. I am always surprised by the number of agents who don’t understand the value of the associations in which they’re a member. By not going to these events, you are missing the opportunity to understand what is trending, how to elevate your business and professionalism, and the amazing networking opportunities with agents from around the world. Learning – being a member of RASM offers you some of the best education. As I teach CIPS and other global classes around the country, I constantly recognize how fortunate we are to have great staff and leaders who believe in providing us all with quality education. Our association is known across the state for our global initiatives/programs and respected with high regard. Observing – attending a new convention or overseas property show can be overwhelming. I always recommend observing the agenda, the participants, and speakers. Have a plan and schedule to make it easier. You don’t have to see everything and meet everybody. It’s more important to spend time with the right people versus passing out a business card to everyone you meet. Being Active – once you get going, you shouldn’t stop. Being active with your local/state/national associations helps you achieve a higher level of professionalism and gives you the www.MyRASM.com

chance to meet other leaders. Being on committees not only means giving back, but it shows dedication to your industry and makes you a better agent. Get involved on a global committee either at your local, state, or national level and see the difference it makes. Longevity – staying active and involved, being consistent in your attendance and event activities, and continuously attending education classes create longevity. Not only will it enrich your wallet but it will enrich your life. Staying active is healthy, creates personal relationships, and stimulates your mind. So get out there and Go Global!

Procuring Cause: Are you aware that a Realtor’s® right to arbitrate arises out of Article 17 of the Code of Ethics which states: “In the event of a contractual dispute between Realtors® associated with different firms, arising out of their relationship as Realtors®, the Realtors® shall submit the dispute to arbitration in accordance with the regulations of their Board or Association, rather than litigate the matter.” Join us for a presentation of what happens when a commission dispute sets in motion a Professional Standards hearing at your association. First you will learn the nuts and bolts about procuring cause, then you will have the opportunity to “Become a Procuring Cause Detective” in a variety of case studies. Multiple Offers: With high demand and falling inventories, sellers are in a strong position in many Florida markets. A new listing might generate one or more offers within a short time frame. But sellers may not be sure how to evaluate multiple offers and make a well-informed decision. For instance, is it better to take an all-cash offer at a lower price or accept a higher offer from a buyer who needs financing to complete the sale? In turn, buyers often need advice about the best strategy for making their offer more appealing. What would be their highest and best offer for a home that they really want? Are there other ways to appeal to a seller and get that all-important signature on a sales contract?

CMA Tools July 28 - 9 a.m. to Noon - South This class reviews all of the MFR products and services that can be useful to agents when searching for comparable properties or compiling CMAs. Henry Plant, owner of the Plant System Railroad, and the Seaboard Air Line of Richmond, Va. expanded their operations into Tampa from 1890-1902. The two railroad companies merged in 1967, forming the Seaboard Coast Line, with service from Jacksonville to Key West, including stops in Tampa, Bradenton, Sarasota and Venice. Major William Iredell Turner, a Civil War Veteran, became the owner of the Oak Hill Plantation, the forerunner of Parrish, in 1865. Turner moved to the area now known as Bradenton and sold much of the land to Crawford Parrish in 1868. Mr. Parrish, along with his wife, Mary, kept cattle and planted citrus groves on their land. His son, John Parrish, donated the land for a depot named after his father, which later became known as the Parrish Stop. Today, a large section of Parrish still contains cattle, horses and citrus groves. With the construction of US Route 301 North, several planned unit neighborhoods emerged, one of which is Forest Creek by Neal Communities. I’m having so much fun and enjoying my role as President of the Women’s Council of Realtors®, Sarasota. The old saying that “Time really flies by when you are having so much fun” is so very true. I can’t believe that I’m starting to wind down my time in office and I will soon be passing the gavel on to my good friend, colleague and President Elect, Maryellen Paterson and it will be her turn to enjoy all that The Women’s Council of Realtor’s® Presidency has to offer. Speaking of having fun…it’s that time of year again when the Women’s Council of Realtors®, Sarasota is working hard, making plans and decisions and preparing for our biggest and best Fashion Show yet! We’ve made a lot of changes this year and the most important change that we are happy to announce is our venue. Our Fashion Show has grown so much over the years, thanks to all of our faithful customers, volunteers and sponsors, that we have out grown the Polo Grill in Lakewood Ranch and are moving to a bigger venue. This year we will be holding our famous Fashion Show at the Hyatt Hotel in Downtown Sarasota. Please mark your calendar and save the date for September 7, 2016! The Hyatt has a very large foyer opening in front of the ball room, plenty of room for our Vendors to sell their wares and an additional large space for our Silent and Chinese Auction. Most importantly, we have the whole ballroom for our lunch tables so all of our guests can sit comfortably while eating lunch and watching the show. Our models this year will be showing off the designer clothes from two Clothiers. The ladies will be wearing the chic fashions by Foxy Lady and the men will be wearing the latest fashions from Martin Freeman. All of the members of the Fashion Show have been working on this event for several months and the excitement and enthusiasm is growing with each passing month. We are all looking forward to see you there!
