RASM Honors our Shining Stars
Leaders encourage, motivate and inspire. They know how to achieve their goals and they inspire others to do the same. Once again, the Realtor® Association of Sarasota and Manatee has been fortunate to benefit from so many of these remarkable leaders, who have continuously led by example and contributed to a very successful 2017. Every year, RASM selects just a few of these great leaders from our membership to honor and thank for their contributions and dedication throughout the year. These six leaders were nominated by their peers for their significant and ongoing dedication to RASM and to the community.
In addition, Roger's impressive resumé includes serving as the Chairman of the RASM Political Action Advisory Committee, as Chair for the RASM Professional Standards Committee, and has served on the Professional Standards Committee for the National Association of REALTORS® multiple times. "I am very humbled to be recognized for this award. I love real estate and I love RASM. I am proud that I have been involved in many committees, task forces and projects, and have been able to make positive contributions to this great organization."

Bill Furst 2017 Distinguished Service Award
The Realtor® of the Year recipient is chosen based upon the member’s lifetime contributions to RASM, Florida REALTORS®, plus service to the community and business accomplishments. A recipient's activities during the past three years are also given strong consideration. This year’s top honor goes to Roger Piro, a contributing member at RASM for years. Roger is currently a Managing Broker of the RE/MAX Alliance Group Sarasota Office, and previously served as the Broker/Owner of Town and Country Real Estate for eight years. Roger was the 2013 President of the Sarasota Association of REALTORS®, and he has been very involved in the real estate industry at the local, state and national levels. Roger serves on the Board of Directors for both Florida REALTORS®, and the National Association of R E A LTORS®.
The Distinguished Service Award is given to a Realtor® whose service to RASM and his/her fellow members has been of such effectiveness and quality to deserve special recognition. This year’s recipient is William (Bill) Furst, Jr., Broker and Sarasota County Property Appraiser. Bill has served on at least one committee every year since 1993 and never missed a national meeting in 24 years. He is currently serving in his 17th year on the NAR Board of Directors. Two NAR Presidents asked Bill to serve on their Executive Committees. Three NAR Presidents have appointed or reappointed Bill to two-year terms on the Realtor® Party Member Involvement Committee, where he continues to lead Florida's 29 Federal Political Coordinators. A strong RPAC supporter, Bill was inducted into the RPAC

Hall of Fame in 2013. He is a President's Circle Golden R member of RPAC. Bill is currently serving his 21st year on the Board of Directors at Florida REALTORS.® He served on numerous committees and chaired many. In the past ten years, leadership has appointed him to an average of over 8 committees a year. This year he serves as immediate past chair of the Realtor® PAC. He is also an active member of the following committees; RASM Finance, Nominating, and Realtor® Party Member Involvement, NAR Strategy, Public Policy and NAR Directors. He also serves as the Key Contact for Representative Gonzalez, and the Federal Political Coordinator for Congressman Buchanan. Bill has traveled many times to Tallahassee, to testify in front of House Committees on issues important to home ownership of behalf of the Florida REALTORS®. This is his 43rd year of belonging to the Florida REALTORS®. "Over 40 years ago when Darla and I opened a real estate brokerage office, in the back of a seven eleven store in Fort Pierce, neither of us had ever listed or sold a property" said Bill. "I immediately got active with my local Association and the Real Estate Business Institute (CRB) because I needed to learn what to do. So many Realtors® helped us both locally and nationally, that when we sold The Furst Company to move to Sarasota, we were three offices and over 100 agents. I have remained active because strengthening the ability of Americans to own, buy and sell real property is so important," Bill added.

"I picked Renee because when you give her an assignment, she takes it and runs with it like no one else," said Xena Vallone, 2017 RASM President. "Look at the numbers that have happened under Renee's leadership this year - we have more than doubled our RPAC participation goal from more than 20% to over 40%. We also exceeded our monetary and major investor goals under her leadership. She is passionate about her service and has been a strong leader for many years," added Vallone. "When I was asked to step up and become the Chair of the RPAC Committee by Xena Vallone, I was a bit intimidated, but I also knew it would challenge me," said Renee. "However, the PHENOMENAL success of the committee this year does not fall on my shoulders alone. I was blessed with a fabulous Vice Chair, committee members, and RASM staff who really blew it out of the park, and I thank them! I would also like to thank my RPAC mentors who shared their wisdom and advice - Mike Bruno, Laura Benson and Sherry Grooms. I'm honored that Xena has given me this award and I expect each and every one of you reading this to invest in RPAC in 2018!"

The President’s Award is a special honor bestowed by the current RASM President to a R ASM member, who best embodies the Realtor® spirit and has contributed to and supported the President’s goals for the past year. This year, the award is presented to Renee Marquiss, Realtor® and Broker Associate, SFR, with Xena Vallone Realty, Inc. Renee was chosen for her years of dedicated Association involvement, and for stepping up to the plate and taking on the role of RPAC Chair when the person originally assigned was unable. Renee has been a member of numerous committees since joining the Association in 2009, including the Professional Development Committee (Chaired in 2013 and Co-Chair in 2014), Grievance Committe, Professional Standards, Realtor®/ Attorney Joint Committee, RPAC Committee (Chair 2017 and a Major Investor for the past 3 years), and the Leadership Academy Task Force (Chair in 2015). In addition, she is also a member of the RASM Board of Directors. In 2011, she graduated from the Association’s Emerging Leaders Program (now known as the Leadership Academy). In 2015, she graduated from the Florida REALTORS® Leadership Academy. She is

This year’s deserving recipient is Donna Evans, Director of Donation Development and White Glove Service for Goodwill Manasota. Donna has been a very active member of the Association since 2010. She has been involved with the RASM Spring Fling, and enjoys cooking hot dogs and sausages on the grill each year for this fun event. She also has been involved with the annual RASM Changing of the Seasons Gala and has Chaired the popular Business Partner's Summerfest Trade Show for the last 6 years. Donna has been on the Business Partner Committee for the last 3 years, and is the 2017 Business Partner Chair. Donna has been employed by Goodwill Manasota for a total of 18 years. Donna is a presenter at their monthly Lunch and Learns and gives behind the scenes tours. She also developed their ‘White Glove Service’ program. “Realtors® have been a huge part of why this service has grown and become so successful. Meet: Jackie Deemer
Position: Front Office Receptionist and Supra Key Administrator, RASM South Office Role: As the Front Office Receptionist, Jackie warmly greets RASM members and guests as they visit the South Office. Along with managing a busy phone system and front office needs, Jackie also assigns members Supra lock boxes and keys, and assists with other needs. Work-iversary: Jackie originally joined the Association in May of 2002 and after five years, took a brief leave. Thankfully she returned to us in December, 2007. December marks 10 years with RASM, and 15 years cumulatively. What do you love about RASM? "It's a joy to come to work every day," said Jackie. "The staff and members are like a second family to me."

RASM New Employee Peter Den Uijl, Facility Coordinator RASM is pleased to announce the addition of a new full-time staff member, Peter Den Uijl. Peter has been working with RASM on a part time basis, and was recently promoted to the position of Facilty Coordinator for the RASM South Office. Peter is a fairly resent transplant to Sarasota from New York City. Prior to relocating to Florida, Peter worked in many world renowned museums, such as the Metropolitan Museum of Art, and the Guggenheim Museum. In addition, Peter worked as a counselor for several years in lower Manhattan. Peter's responsibilities with RASM include general hospitality, cleaning, and building maintenance. His hobbies include swimming, fishing and spending time with his wife and 8 year-old daughter. Peter loves the Sarasota / Bradenton area and chose to relocate because of our beautiful weather and gorgeous beaches.

I love being a part of RASM and the best part is that I've made so many new friends along the way. I am humbled and appreciative to be the recipient of this award,” said Donna.
2017 Humanitarian Award Michele Tanner The Humanitarian of the Year award is given to a RASM member for significant contributions as a volunteer for an organization(s) or project(s) in the community. This year’s award goes to Michele Tanner, Realtor® with Preferred Shore of Allison James. Michele has been an agent for over 12 years, focusing on waterfront properties and homes in the Greater Sarasota area. Michele is also the Founder of the Annual, non-profit fundraiser, "Tanner's Turkeys," which is a basket brigade organized to provide families who are less fortunate with a turkey, along with all the fixings needed to make a traditional Thanksgiving meal. Michele was inspired by Tony Robbin's "Basket Brigade," which feeds over a million families a year. 2017 marks the seventh year that Michele has worked on this charitable event,

serving approximately 200 needy families every holiday season. Any additional proceeds collected are used to provide Christmas gifts to the children at Everyday Blessings, a local charity that aims to keep siblings together while in foster care. 2017 Newcomer Award Mousa Wakileh The Newcomer Award is presented to a new member of the Association who has demonstrated exceptional involvement and commitment to the objectives and goals of RASM. This year’s recipient is Mousa Wakileh, an agent with Coldwell Banker Residential Real Estate. Mousa first became a Realtor® in November of 2016, and immediately joined RASM as a very active new member. Mousa is a recent graduate of the prestigious 2017 R ASM Leadership Academy, and was in instrumental in establishing the www. projectbegreen.com; the Academy's primary project for the year. The website was created to educate the real estate community and the public on the benefits and importance of sustainability. In addition, Mousa has earned the National Association of REALTOR's® Green Designation, and he is an active member of the RASM Global Business Council (GBC). Mousa is excited for the future of his real estate career and he looks forward to contributing to more RASM projects, committees and community involvement. Realtor Attorney Joint Committee The RASM Broker Forum – November 9, 2017 with Margy Grant, General Counsel for Florida REALTORS® and Max Brandow, RASM Government Affairs Director By Garret T. Barnes, Esquire, Barnes Walker, Goethe, Hoonhout, Perron, & Shea, PLLC The first presenter at the Broker Forum was RASM's own Max Brandow who discussed the U.S. Income Tax Reform Proposals currently being considered. Max discussed potential problems for RASM members if some Federal Tax Reform provisions get passed. This ranged from capping mortgage interest deductions, and state and local property taxes, as well as eliminating mortgage deductions for second homes. He also discussed the importance of reaching out to our elected officials in Washington to ensure the incentives for owning a home are kept intact. The next presenter was Margy Grant, General Counsel for Florida REALTORS®. She spoke on the following topics: FREC has published the proposed rules that modify the way teams work and said rules are located on their website. It is legal to have teams but the changes attempt to ensure that the consumer is not mislead. The two biggest changes a team will have to comply with will require they modify their signage and advertising/website in that the team logo cannot be bigger than the Broker logo, the Broker name must be located on the sign and advertisement/promotion website, etc., and the Broker must keep records on who is on the team. The goal is that the consumer must know the team cannot act as a Broker or replace the Broker and the consumer has to know who they are contracting with. The second is that the names of the teams have to be very clear and the wording cannot have "association" or any other type of verbiage that make it seem a separate company. The second topic General Counsel Margy Grant touched on was the need to use the standard Listing Agreement to protect your commission. She mentioned a recent case, Plaza Tower Realty Group, LLC vs. 300 South Duval Associates, LLC, and The Union Labor Life Insurance Company, LLC, 223 So. 3d 1079 (Fla. 3d DCA 2017) in that the court upheld the Broker commission pursuant to the Florida REALTORS® Listing Agreement. The third topic was medical marijuana. Florida has approved medical cannabis with extreme limitations. The issue is with regard to a potential ADA protected tenant. Can a landlord refuse to accommodate the smoking of marijuana? She stated that being that smoke can hurt the property, a Landlord can deny the tenant at this time. The tenant may use other, legal methods to administer the medication. The fourth topic was copyright issues, specifically photos on your website and other materials that are not your photos. (In other words, photos you do not have permission to use) There are two types of contracts relating to this, one "work for hire" contract in that you own the photo or a "license to use" contract in which that the person who takes the photo owns those rights and licenses them to you. If you use a photo that was not

authorized or violates the copyright law you could be subject to a lawsuit (very expensive). If there is a violation, there is a safe harbor in the Digital Millennium Copyright Act. If you have a question on this please call General Counsel Margy Grant’s office and they will go over the 5 safe harbor provisions. Fifth, General Counsel Margy Grant talked about the ongoing issue of fraud and specifically, email wire fraud. Attorney Grant stated that the "bad guys" are getting better and more sophisticated and they are still steps ahead of law enforcement. A typical scenario is that the bad guy hacks into a buyer or seller's email transmissions, trolls, learns about the transaction, and waits for the appropriate time to act, which typically is when wiring instructions are being sent. They intercept that transmission or create a new email that is very, very close to one of the parties' names (who is either the closing agent or the lender) and tries to redirect the wire to another account. This is a major problem and all attorneys and closing agents across the country along with REALTORS®, buyers and sellers are having to deal with this onslaught of criminality. Some of the steps to eliminate and protect REALTORS® are in that REALTORS® should not be directing or dealing with the wiring instructions and let the attorneys and closing agents deal with the buyers and sellers directly. Encrypted accounts are also under attack. Make sure that phone call verification of all numbers is completed prior to the transfer of any wires. The big red flag is that if you or your clients get an email saying that the wiring instructions have been changed to a new account, please stop and contact the attorney or closing agent. It is very important that you use the Wire Fraud Prevention Notice available on Form Simplicity at the time of Contract. The last two issues that General Counsel Margy Grant touched on were the fact that the Florida Real Estate Commission has modified the continuing education requirement commencing with renewals starting in September, 2018 in that three of the fourteen hours must be in Ethics and Business Practices and lastly, make sure your websites are compliant with the American Disabilities Act and include a statement at the bottom that if a handicapped person has trouble with the website that a person is appointed as a contact person to help with information and compliance as to avoid an ADA lawsuit. Market Analysis Sarasota and Manatee Market Back to Pre-Storm Pace October proves to be a month of recovery from Irma’s impact on the Sarasota and Manatee real estate market. As the market bounces back, sellers prepare for the season, bringing more new listings and pending sales in October 2017. Closed sales for single family homes increased by 2.7 percent in the two counties from October of 2016, while condo sales decreased by 10.4 percent from this time last year. According to Chief Economist Lawrence Yun, National Association of REALTORS®, Florida’s strong job and population growth should guide sales back to pre-storm pace fairly quickly. Xena Vallone, 2017 President of the REALTOR® Association of Sarasota and Manatee, explains that sales in the area will typically slow around this time, particularly in the condo market, as sellers get their properties ready to list for seasonal buyers. “A sort of ‘calm before the storm’,” said Vallone. “It’s likely that some, if not most, of October’s sales are from September’s delayed sales. But, this month’s increase in pending sales indicates that we’re back in business.” Pending sales are a good indicator of future closed sales. The number of single family homes that went under contract during the month increased by 17.7 percent in Manatee county and by 8.4 percent in Sarasota County. Condo pending sales also show improvement with a 15.3 percent increase in Sarasota and a 5.3 percent increase in Manatee. The number of properties put onto the market during the month improved in both counties. New listings for condos increased by 8.8 percent in Sarasota and 1.8 percent in Manatee. Single family homes put on the market this month also improved with a 4.3 percent increase in Sarasota and a 4.4 percent jump in Manatee. “Compared to Irma’s impact in September, we saw a combined 75 percent increase in new listings from last month to this month,” said Xena Vallone. “Sellers are playing catch-up and listing their properties for the upcoming season.” Inventory for single family homes in Manatee County increased by 3.3 percent from last year, while Sarasota decreased by 4.4 percent. Condo inventory improved with a 2.9 percent increase in Sarasota and 0.7 percent increase in Manatee. The month’s supply of inventory is indicated by the number of months it will take to deplete the current inventory, given the recent sales rates. For Sarasota County, condos are at a 4.9 month supply and single family homes are at a 3.9 months supply. In Manatee County, condos are a 4.1 month supply, while single family homes sit at 4.2 months. Median sales prices continue to show an upward trend, year-overyear. The median price of single family homes in Sarasota County increased by 18.1 percent to $279,000 while Manatee County increased by 1.5 percent to $285,995. Sarasota condos increased by 8 percent to $224,000. Condo prices for Manatee increased by 11.4 percent to $195,000. Global Business Council Global Update on the NAR Annual Convention in Chicago By Carla Raymond, NAR Regional Coordinator to North America, Central America, and the Caribbean
This year’s National Association of REALTORS® conference was well attended with over 20,000 Realtors®, including 1,700 International Realtor® Members. The sessions kicked off with NAR’s Chief Economist, Lawrence Yun. As expected, Florida continues to lead the states with 22% of all global buyers, followed by California (12%), New Jersey and Arizona (4%), and North Carolina, Georgia, NY, and Illinois (3%).
The EB-5 Visa still remains a hot topic since it is due to expire (again) on December 8, 2017. The EB-5 has created over 65,000 jobs and has produced over $3.1 Billion in capital in the US since its inception in 2003. Lobbyists expect it to be renewed but under increased scrutiny and reform.

Most of the buyers are coming from China, who are looking for a safe haven. Their average price point is $529,000, and they pay in cash. The Canadians are a strong second across the country, but took first place in Florida with 37% of all foreign buyers. The main reason a foreign buyer reported not buying? They cannot find a suitable property due to lack of inventory. This is also a problem in Europe now, and developers are busy building to keep up with the demand. Realtor.com/international tends to be a big hit and is now in over 70 countries with 4.5 million listings, which are translated in ten languages. If your broker belongs to List Hub, listings are then sent to 17 major global markets and displayed in the local language. These data syndicators are reaching more than 200 million viewers a month. 777 new Certified International Specialists received their certifications bringing the total number of designees to 3,650. This is the most CIPS in history! NAR hosts a breakfast in Washington DC and a breakfast and a gala at the annual convention for all designees so they can network. Thinking about your CIPS? Neighborhood Spotlight Where We Love To Live, Wares Creek By Tracie Godri, Broker/Owner of Selling The Sunshine Realty and Licensed Real Estate Instructor I can tell you the first time I drove through Wares Creek, I knew this was home. Since then I’ve helped quite a few people get into our little neck of the woods with our tree-lined streets and white picket fences. Our neighborhood just oozes charm! Wares Creek, which is south of Manatee Avenue and north of 9th Ave, just west of downtown Bradenton, is made up of cozy bungalows, Spanish Mediterranean’s as well as traditional four-square homes. The residents have worked tirelessly over the years to keep it a walking neighborhood and keep the integrity. Everyone knows everyone. There’s the neighbors that host the Christmas party every year, another neighbor whose yard we gather to watch fireworks on the 4th of July, as well as many other traditions. Our neighbors are as eclectic as our home styles, filled with entrepreneurs and small business owners and a few small businesses mixed in. Since the homes are so different, there is a large range in home pricing, anywhere from $150,000-$400,000. A renovated 3 bedroom bungalow, keeping the character of the original style, is selling from $250,000 to $300,000. The renovated, larger 2-3 story homes sell for $350,000-$400,000. Pricing has been fairly steady as well. We are just blocks from downtown Bradenton, where you can have dinner and drinks or visit the South Florida Museum or get a tattoo! The Farmer’s Market is held every Saturday from October through May. We are close to the Riverwalk, which hosts the Annual Blues Festival, and the Regatta, as well as many other free events. It’s also just around the corner from The Village of the Arts where you can shop for true artisan creations and dine at one of their fantastic restaurants. Our neighborhood is also close to Motorworks Brewery, one of the most unique breweries that host events like beer garden yoga, trivia night and live music. Hello Fellow Members! The Manatee Network hosted its 4th Annual Golf Tournament on Thursday, November 9, at the fabulous Esplanade Golf and Country Club. A total of 72 golfers and several more members participated. The weather was perfect, the course was in great condition, a hot lunch served, followed by lots of wonderful prizes raffled off. All had a great time, and we will be donating a portion of the proceeds to Manatee Children Services.

I met so many wonderful new people, both Realtors® and Business Partners. I made many new friendships, and great new connections locally, on a State level and all over the United States. I had the opportunity to travel, learn and grow. It truly was a wonderful experience! I encourage everyone to get involved, participate in our Industry events, and give back to help others in our Network and our Association.
