It’s Easy Being Green!

Green is red hot. It sells, it doesn’t have to be complex and it’s here to stay. Educated homeowners know that green features equal more green in the bank: significant cost-savings in monthly utility bills, maintaining home value over time and a better return on investment. In fact, home buyers are actively seeking out eco-friendly homes with green features on a grander scale than ever before. Nearly 88 percent of home buyers consider high-efficiency heating and cooling features to be at least “somewhat important.” (https://www.nar.realtor/sites/ default/files/Highlights-NAR-HBS-2013.pdf) According to the Zillow Group Report on Consumer Housing Trends, energy efficiency in new homes is the primary attraction for new construction buyers. The median list price of homes that claim energy-efficient features (can be as much as) 62% higher nationwide than homes that don’t advertise any green technology (www.zillow. com/research/zillow-groupreport-2016-13279/). Buyers want the cost-saving efficiency of a green home, the health benefits, and the satisfaction of reducing their carbon footprint. So with Builder and consumer adoption of sustainability on the rise, the savvy Realtor® will recognize the significant need to educate themselves in all things green. “Green education is key,” said Peggy Christ, Broker/Owner of BEE Green Realty, LLC. “As licensed Realtors®, we are a vital component of the Green Building Industry. Sellers rely on us to input the pertinent green features of their home into the MLS to demonstrate the added value. And buyers and their agents are actively searching for green features. A Realtor® who is not knowledgeable on green issues could be of disservice to their client by not securing the highest value for their home. “If you are selling your home and you have energy efficient amenities, make sure your Realtor® includes them in the listing description and MLS check boxes,” said Albert Wooster, Realtor® and Green Certified Real Estate Broker. “And make certain that the listing agent knows how those technologies will affect the list price. There are 112 Green Item Check Boxes in our MLS, and My Florida Regional MLS (MFR) covers roughly one third of the state and is the 5th largest MLS in the country. Having a good understanding of marketing green features will make a huge difference in your (and your seller’s) bottom line,” said Wooster. A healthy, high-performance home with green features may appraise for 10-20% more than a similar home in the same market. Green is truly the future of real estate. Energy efficiency is a hot topic that is here to stay. “Within the next two years, we will more than likely be auto populating our utility / energy cost into the MLS (like our property taxes are currently). Realtors® need to have a firm understanding of how these savings affect the home value. “I can’t stress enough the importance of properly utilizing our MLS,” said Christ. “Realtors® have a powerful tool at our fingertips. Our MLS ‘went Green’ in 2011 and we have the most extensive fields throughout the country, with continual ongoing updates. Agents can access Green MLS Definitions through the MLS, including 17 pages with links to further information on each field, and additional links to rebates and incentives. These rebates offer great savings, but if Realtors® aren’t aware, then their clients won’t be either,” added Christ. Going green is not just about new construction, older homes can also benefit from green changes. The FGBC (Florida Green Building Coalition) has an excellent retrofit program. “I live in a bungalow on the river that I think Tarzan lived in before us and I can even retrofit my home to Green. There are also financing options like Energy Efficient Mortgages, which can help cover the costs of the retrofits”, added Christ. It’s a great way to see how your home measures up and what steps you can take to improve your energy usage. There are so many good reasons to go green, but most come back to supply and demand. We have a limited amount of resources available and more and more people using them. We need to make changes if we want our future generations to enjoy the same standard of living we’ve experienced. According to the US Green Building Council, buildings consume 14% of potable water, 40% of raw materials, and 39% of energy in the United States alone. Implementing green practices can help reduce waste, conserve natural resources, improve air and water quality, and protect ecosystems. Green features are also beneficial for your health. Installing higher MERV rated filter in your HVAC for better breathing (a MERV rating represents how well a filter traps particles; the higher the number, the more particles are blocked), is a smart way to reduce dust, pollen and other emissions from your home.

Suncoast Regional YPN By Angela Moon, YPN Committee Member

YPN has a lot of new and exciting events planned for this year and we are excited to kick it off with a few of our fun, new ideas! During our year-end planning meeting for 2017, we decided that most of us were interested in learning more about the culture here in Sarasota. We were asking ourselves, what brings people to our city besides the award-winning beaches? While answering, we realized that a lot of us had not visited some of the local historic sites or have not been to some of the theaters in the area. Since theater is something we are known for as a community, we figured a behind the scenes theater tour was right up our alley! We will have more details on this soon, but it should be scheduled for some time in June! To start off our series of educational events based on Sarasota culture, we have our first ever, “Group Tour of Historic Spanish Point” coming up on April 18th. As stated on the website, “This historical, archaeological and environmental site of 30 acres, encompasses approximately 5,000 years of Florida prehistory. This National Register of Historic Places museum is referred to as one of the largest, intact, actively preserved, archaeological sites of the prehistoric period on the Gulf Coast of Florida.” This multi-faceted history awaits us right in our backyard! We will embark on a 1.25-mile walking

tour of Sarasota history, while enjoying the nature that is native to southwest Florida. Stay tuned for more details about this event in future emails! We also had our first ever “Coffee Talk” event on Wednesday, March 8th and it was an awesome success! It was the first of a series held at the delicious Buddy Brew Coffee (downtown near Louies Modern) and featured a presentation by the one and only, Steve Zeris, who gave us tips and tricks on “the art of small talk.” Not only was it a beautiful day, but there was amazing coffee and great conversation amongst a group of people who are all eager to learn and grow together. As a committee member, I was impressed with how many people showed up for this event because it was something new and different. When the idea came up at one of our meetings, we were all very excited about it and were hoping that the other members would be, too. Because of the success, there will be more of these in the future, so keep watching for the next session of “Coffee Talk.” Whether it be an educational event, a networking social, or a chance to benefit a great cause, you can guarantee all our events this year will be FUN and rewarding! I can’t wait to see you at one of them, make sure you introduce yourself and say hi! Why Owner’s Title Insurance is Not Optional The Federal promulgation of the TILA-RESPA Integrated Disclosure Rule known as “TRID” created the closing disclosure form (the “CD”), which is a form used across the United States for residential closings that involve financing, instead of the HUD-1. The CD has a separate section for the Owner’s Title Insurance Premium and has the word “optional” listed on the form. This language produces many questions by Buyers as to why they need or would pay for Owner’s Title Insurance. In response to these questions, real estate professionals will want to advise their Buyer to speak to a real estate attorney about the benefits, availability, and affordability of an Owner’s Title Insurance Policy. Although financed transactions require the Buyer to purchase a Lender’s Title Insurance Policy, the Buyer needs to understand that this policy only protects the Lender and not the Buyer. In Florida, we have simultaneous issue rates for Owner’s Title Insurance Policies and Lender’s Title Insurance Policies which often means, for a few hundred dollars more, the Buyer can purchase an Owner’s Title Insurance Policy to protect the Buyer along with the required Lender’s Policy. Buyers need to understand what kind of insurance they are purchasing when they purchase an Owners Title Insurance Policy so the Buyer can truly appreciate the protection it provides to the Buyer and that this type of insurance really should not be considered optional. The purchase of residential real estate is often a Buyer’s largest investment they will make in their lifetime and because it is such a monumental investment, weighing whether or not to spend a few extra hundred dollars to protect it seems silly. So what is a Buyer purchasing in an Owner’s Title Insurance Policy? In one word: Protection. 2017 Florida Legislative Session - Adam R. Davis, Governmental Affairs Director - 941-952-3410 The 2017 Florida Legislative Session is well underway and a successful Great American Realtor® Days has come and gone. Listed below are four of Florida Realtors® priorities for this session: Affordable Housing • Senate Bill 854, sponsored by Senator Jeff Brandes and House Bill 1013 by Representative Wengay Newton, would create an affordable housing task force assigned to the Florida Housing Finance Corporation. The 10-member board would be charged with developing recommendations for addressing the state’s affordable housing needs. The recommendations will include a review of market rate developments, affordable housing developments, land use for affordable housing developments, building codes for affordable housing developments, state’s implementation of the low-income housing tax credit, private and public sector development and construction industries, and rental market for assisted rental housing. Business Rent Tax • Governor Scott’s newly proposed budget includes a 25 percent reduction in the business rent tax, which would amount to a 1.5 percent cut. If included in the final budget, this cut would result in $454 million in savings for Florida business owners. • House Bill 463 by Rep. Holly Raschein was filed on

January 24, 2017. This bill will provide tenants with relief from the “double taxation” or “tax on tax” that occurs when tenants pay their landlord’s property taxes. This is an alternate business rent tax cut proposal that is directed at those commercial tenants who have leases that separately state that they pay their landlord’s property taxes as part of their lease payments. Senate bill 704 by Sen. Rene Garcia was filed on February 6, 2017. This bill is similar to House Bill 463. Estoppel Certificates • The House and Senate versions of the estoppel certificate bills have been filed by Rep. Byron Donalds and Sen. Kathleen Passidomo. House Bill 483 and Senate Bill 398 cap the fees that community association management companies can charge for estoppel certificates, and they include a standard estoppel certificate form to ensure the same information is provided to owners across Florida. Property Tax • The House version of the joint resolution that would place a constitutional amendment on the 2018 general election ballot to permanently extend the annual 10 percent non-homestead property tax cap was filed by Rep. Colleen Burton on January 23, 2017. This Bill, House Bill 21, is the companion to Senate Bill 76, sponsored by Sen. Tom Lee. The Revenue Estimating Conference (REC) has not placed a fiscal impact on this joint resolution. The REC will continue to meet to discuss this, and many other bills, each week throughout the legislative session.

Market Analysis

More Inventory Means More Choices for Buyers The combined inventory of single-family homes and condos in the two-county area reached 8,557 in February, the highest number since April of 2012. The number of single family homes for sale in Sarasota County is up by 15.1 percent from February of last year, and is up by 6.5 percent in Manatee County. Condo inventory also increased from last year with Sarasota County up by 24.3 percent, while Manatee County was up by 1.6 percent. Inventory has been rising in each county for nearly twelve months, resulting in an increase of month’s supply and bringing the area even closer to the benchmark of a balanced market of 5.5 months. In Sarasota County, the month’s supply of condos reached 6.2, indicating a buyer’s market, while single family homes are at a 5.1-month supply. Manatee County is at a 4.9month supply for condos and a 4.6-month supply for single family. “With more active listings on the market, buyers are able to take time to view and compare more properties, and are not under pressure to jump on the first property they see,” said 2017 RASM President Xena Vallone. “We are seeing this translate into longer time on the market, making it even more important for sellers to price their properties appropriately.” The median time between a property listing and a purchase contract increased for single family homes in Sarasota County to 49 days, up from 40 days in February of last year, while Manatee County rose from 47 days to 61 days. For condos in Sarasota County, the median time to contract in February was 64 days, up from 34 days last February. Condos in Manatee County fared much better, with median time to contract of 38 days this February, up from 36 last year.

Year over year, median sales prices have been increasing nearly every month for the last 12 months. Median prices for Sarasota single family homes increased to $257,500, up 2.1 percent from February 2016, while Manatee single family increased to $289,752, an increase of 13.6 percent. Condo median sales prices rose 15.4 percent to $219,245 in Sarasota, and 5.8 percent to $174,500 in Manatee. “It is important to remember that a rise in median prices does not equate to an increase in the value of individual properties,” said Vallone. “It is the mid-point of all the homes that sold that month. With foreclosures and short sales down 43.5 percent in the two-county area, there are fewer properties being listed below $200,000, so the mid-point is naturally increasing.” Combined sales in February are up in the two-county area by 2.5 percent from last year. Sales in Sarasota County experienced a 2.4 percent increase in single family homes and a small uptick of only 0.4 percent in condo sales. In Manatee County, single family home sales increased by 6.6 percent, offset by a 2 percent decrease in condo sales. Unlike January’s rise in pending sales, the number of listed properties that went under contract during February in the two-county area is down by 2.2 percent. Because pending sales are a good indicator of closed sales in the next thirty to ninety days, it would not be surprising to see closed sales down in that period. Some of the decline can be attributed to the strength of the dollar as compared to the foreign currencies of international buyers and the disappearance of the bargains they found during the last several years.

The truth Rico Boeras 2017 CID President is, we all have the same amount of time, there are 24 hours in a day and we all fit our daily routine into the same number of hours. You have to plan to go…if you’re ever going to make it part of your routine. Alan Lakein said: “Failing to plan is planning to fail.” Okay, that might be a bit extreme, but it gets the point across. Schedule the CID meetings and events into your routine or calendar and you’ll be surprised by how many times you find yourself attending. CID has had a busy start to the year and here is a recap of what you’ve missed since the first of the year. In January, we had a great presentation on 1031 exchanges from Jeff Riddell. In February, our speaker was Dr. Ted Jones. He is the Chief Economist for Stewart Title. He makes an update on the economy entertaining and informative. We also had our inaugural CID Sporting Clays Tournament. We had just over 40 Realtors®, attorneys, bankers and other professionals

releasing some stress by shooting a shotgun! It was a lot of fun and we raised $4,500 for the Boy’s and Girl’s Club of Sarasota! In March, we had Besty Benac, the Manatee County Commissioner, give a political update and on March 31st we had a social event in Bradenton to encourage more Manatee Realtors® to get involved with CID. Looking ahead… at CID’S general membership meetings in April we will have the Sarasota County Tax Assessor, Bill Furst, discuss real estate taxes, which is an integral part of our profession. In May, we will have Mark Huey, from the EDC (Economic Development Council), give us a presentation on what their organization does to bring businesses to our area. See the schedule below for the dates and times. CID also has an annual golf tournament in October that sells out every year and the popular Downtown Horizon’s breakfast in September that is attended by more than 150 people every year. So what’s in it for you? Why get more involved with CID? Everyone knows that business is about relationships. We get to know each other and there is a trust that is discovered and nourished through these relationships. CID brings the latest information about our industry to us on a monthly basis with excellent guest speakers through special events and seminars. The social events allow us to unwind, have some fun and can you believe we usually slip in a deal or two over drinks and food? So make a plan! So, You Wish to Elevate Your Business to Encompass International Clients? By Marsha Mohan, Keller Williams On The Water Sarasota As a member of the RASM Global Business Council Committee for the past few years, I am honored, though feel unqualified in comparison to the team members I have been affiliated with to write a Global Article. I am so proud to be a part of this team of men and women who are dedicated not only regarding their successful international business but sharing their knowledge, time and effort to have brought recognition to our Realtor® Association of Sarasota Manatee achieving the high honor of receiving the Platinum Designation from the National Association of Realtors®. We all, who are Global Business Council members have a part in this achievement solely by the number of our membership, currently 372. So, congratulations to us all! Preparing for this article, I decided to review the information received attending the Go Global, “Jump Start Your International Business”, Global Business Council Seminar presented by Patricia Tan and Carla Rayman, held on February 9, 2017. I also attended another seminar, “International Real Estate Practices,” on March 9, 2017. Representing the UK: Andrew Batty; Germany: Mark Baumgarten; Colombia: Elizabeth Anzellini; and Canada: Greg Owens. All made me realize that I was holding myself back by not fulfilling the knowledge I was obtaining through these and previous GBC seminars I have attended because of my lack of confidence or fear. This made me wonder, if others were feeling this way as well? While reviewing the material I discovered the problem was I was not taking the time to absorb and put into practice the valuable information I have been receiving. I realized the need to reach out to those who would be happy to help in order for me to move forward and build an International business. “Knowledge is power.” This saying is attributed to Francis Bacon, the Tudor philosopher, scientist and statesman, and was part of a document he wrote in 1596. However, it is very relevant to today’s international business environment, where things move at extraordinary speed and globalization has opened many doors of opportunity, although, opportunity brings with it challenges that must be met in order to succeed.

To be successful in business, it is no longer viable to look only at local and national markets. We need to capitalize on today’s global trends, and the way in which they can impact our business as real estate professionals. Through Global Business Seminars, “you will learn how making ‘global’ part of your business practice will not only benefit your bottom line, but give you the comfort level to reach across borders and build lasting relationships with people from other countries and cultures,” as stated during the Jump Start Seminar. People are people, looking to be provided excellent service, understanding, honesty and loyalty to fulfill their real estate needs. I am committed to build an International Client base through programs offered by continuing my membership in our GBC and take advantage of all that is available to us. I hope you feel the same!
