RASM Honors its Finest

Leaders encourage, motivate and inspire. They know how to achieve their goals and they inspire others to do the same. A good leader exhibits passion, dedication, humility and creates an environment where people feel valued, fulfilled, and excited to take on their own ambitions and contributions. Once again, the Realtor® Association of Sarasota and Manatee has been fortunate to benefit from so many of these remarkable leaders, who have continuously led by example and contributed to a very successful 2016. Every year we select just a few of these great leaders from our membership to honor and thank for their contributions and dedication throughout the year. These six leaders have made remarkable contributions throughout the year and have had a positive impact on so many. They were nominated by their peers for their significant and ongoing dedication to RASM and to the community.

Stafford Starcher, 2016 Realtor® of the Year The Realtor® of the Year recipient is chosen based upon the RASM member’s lifetime contributions to RASM, Florida Realtors®, plus service to the community and business accomplishments. Activities during the past three years are given priority consideration. This year’s top honor goes to Stafford Starcher, a 13-year member of R ASM, R ASM President in 2015, and currently an agent and Broker Associate with RE/MA X Alliance Group. Stafford has been a valuable member of the Realtor® Association of Sarasota and Manatee since the merger of the two boards and a contributing member at the Sarasota Association of Realtors® for years. At the local level, he served as the 2015 Realtor® Association of Sarasota and Manatee President which was the first year of the merger of the two boards. He was instrumental in making the transition a very smooth and easy process for the Board of Directors, the staff and the members. In addition to this, he has served on the Professional Standards Committee and is currently one of our appointed Ombudsman for this committee. Stafford has also been active at the Florida Realtors® level. He 6

is a 2012 graduate of the Florida Realtors® Leadership Academy. He is Vice Chair of the Legislative and Business Research Committee for Florida Realtors® this year and has been appointed the 2017 Committee Chair. He is also a member of the 2016 Florida Realtors® Public Policy Committee and is continuing on this committee for 2017. “I am truly humbled and grateful to receive this award,” said Stafford Starcher, Sales Associate with RE/MAX Alliance Group. “I was privileged enough to be a major player in the merger, as well as a leading member of the Facilities Committee that was responsible for the construction of the Cattleman office location. Both of these experiences allowed me to use and expand on my talents and I am so proud of all our accomplishments. Thank you all for this prestigious award.”

Darla Furst, 2016 Distinguished Service Award The Distinguished Service Award is given to a Realtor® whose service to RASM and his/her fellow members has been of such effectiveness and quality to deserve special recognition. This year’s recipient is Darla Furst, Managing Broker with Michael Saunders & Company. “I once heard a very successful Fortune 500 Executive speak about personal career growth by being focused on results, but she added that she also believed in taking risks and attacking challenges.

This really hit home to me. So often, when presented with a challenge or taking a risk outside of our comfort zone; we take the easy way out and avoid the challenges and risks presented to us. Most of the game changing opportunities that presented themselves to me throughout my career seemed risky at the time and were way outside of my comfort level. These challenges presented themselves early and often in my career path, from opening a real estate office with my husband in 1976, to getting involved in the Sarasota Association of Realtors® and eventually serving as President, and to the first day I served on the Florida Real Estate Commission. At the time, in my mind, I was taking real “risks” and considered them challenges that I might not be up to. However, now I look at the results from jumping into those challenges and I know that much of my success was due to those leaps of faith,” said Furst. Darla’s industry involvement is extensive, most recently she served on the professional standards committee from 20052006, 2008-2009 and she served on the RPAC committee from 2005-2006, and again in 2014-2015. She also served on the Communications Committee in 2012 (and served as Chair in 2014); and the Realtor®/Attorney Joint Committee from 2014 to 2016. Additionally, Darla served as a FREC Commissioner, from 2010-2016, where she served twice as chair. Furthermore, in 2012, Darla was invited to the White House, along with other NAR Leaders to attend a “think tank” on how the recession was affecting the real estate industry and homeowners, particularly with regard to foreclosures and short sales. “I often coach Associates in my office and encourage them to enjoy their successes, achieve their goals, and attack the challenges presented by stepping outside of their comfort zone,” added Furst. “I have a favorite quote that is posted in my office, ‘Don’t limit your challenges; challenge your limits!””

Steve Zeris, 2016 President’s Award The President’s Award is a special honor bestowed by the current RASM President to an RASM member, or members, who best embody the Realtor® spirit and have contributed to and supported the President’s goals for the past year. This year, the award is presented to Steve Zervis, salesperson with Keller Williams on the Water. Steve has been in the industry since 1989 as a real estate appraiser, mortgage broker, short sale negotiator, and Realtor®. Steve Zeris was selected for the President’s award because of his exemplary level of dedication to the Realtor® Association of Sarasota and Manatee. Steve took on the role of the Chairperson of the MLS Express Committee this year without hesitation and has, every single week, headed up one of the most visible and popular events at the association. With his public speaking skills and friendly style, Steve has successfully hosted hundreds of Realtors® and Business Partners who are eager to promote their properties and businesses. And, as every great leader does, he has graciously shared the spot light with his co-hosts and worked quietly behind the scenes to make sure the venues, speakers, and programs are fitting and productive.

Steve has proven to be a committed member of the Realtor® Association and most deserving of this year’s President’s Award. “Winning this award is more for my committee members than it is for me. My greatest reward while being the MLS Chairman was to watch members of my committee step out of their comfort zone and grow while others continued to do an exceptional job and lead by example. It would be best if I could pass this award to all who worked hard and made me look much better because of their dedication and efforts. I am honored to have grown personally and professionally by surrounding myself with the talent and integrity of all RASM members. I am truly blessed,” said Zeris.

Rebecca Dalton, 2016 Business Partner of the Year The Business Partner of the Year recipient is chosen based upon the RASM member’s outstanding contributions to RASM, the real estate industry and community service. This year’s deserving recipient is Rebecca Dalton, Realtor® Liaison with LWR Communities, LLC. Rebecca first became licensed in real estate during the late nineties. She has worked in real estate in MN, KS, MO and now Florida. She has been a RASM Member since July 2012 and a Business Partner since April 2013. Rebecca has worked for LWR Communities, LLC, as the Realtor® Liaison since 2013. Lakewood Ranch is the largest certified green master planned community in the US. Green Building is a cause that Rebecca is passionate about. “Green Building and the importance of it are no longer something that will get here in the future- it is here now. Realtors® need to understand what it means to be green in home building and have the resources to get the information they need quickly,” said Dalton. Rebecca plans to continue to be involved in the Green Committee at RASM in order to further education and awareness among RASM Members about Green. Rebecca was a 2014 Emerging Leaders Graduate, 2015 and ‘16 Professional Development Committee and Green Committee Member. She was also a 2016 Green Committee Chair and chaired 2 major green events: “Living Green is the New Sexy” and “Be Green! Learn What it means to be LEED certified.” She is also a member of both the WCR Sarasota and Manatee Chapters and a 2015 WCR Sarasota Fashion Show Chair. In addition, Rebecca was a 2014 and ’15 Builder Realtor® Alliance Group Co-Chair and a 2015 and ‘16 Professional Development Committee Member for the MSBIA (Manatee-Sarasota Building Industry Association). Rebecca is also very involved in our community. She is a volunteer for the Miss Sarasota USA Preliminary Pageant. Her involvement in this group led to many volunteer opportunities around Sarasota, Bradenton and Lakewood Ranch. “I never grow tired of meeting new people and talking about what a great place it is to live, work and play in Lakewood Ranch,” said Dalton. “In my spare time, I enjoy spending time with family, painting, enjoying the arts and the beautiful communities of Sarasota and Manatee.” Continued on page 15

Realtor® Association Honors Military Veterans The Realtor® Association of Sarasota and Manatee (RASM) honored veterans at a Military Appreciation Luncheon on Thursday, November 10. “We often say that Realtors® are dedicated to protecting the American dream of homeownership,” said Linda Formella, RASM 2016 President. “But, without the brave men and women who fought to protect all dreams and freedoms, our efforts to fight for homeownership would not be possible.” The luncheon included a presentation of the colors from VFW Post 3233, special remarks from Congressman Vern Buchanan and Senator-Elect Greg Steube, and the presentation of a dedicated plaque to recognize members bestowed with the highest military honors. This plaque now hangs in the RASM South office to serve as a reminder of the great men and women who have served. The Association surveyed its membership to record the members who have served and continue to serve. The survey reported nearly 190 veterans within RASM membership. More than 50 of those attended the Military Appreciation Luncheon to be honored and thanked for their service. This was the first military event of its kind presented by the Association. The Realtor® Association of Sarasota and Manatee thanks all past, present and future military members with special appreciation to the Realtors® who have served. I performed my first real estate closing in 1972. It took 20 minutes and consisted of a deed, a note, a mortgage, a seller’s affidavit, a closing statement and maybe a title insurance policy to the lender or a title opinion letter to the Buyer and/or the lender. The Closing Statement contained the following: purchase price, deposit, tax proration, recording costs for the deed and mortgage, survey cost, documentary stamps on the deed and the note, intangible tax on the mortgage, a commission, abstract fee and possibly a payoff to an existing lender. Frankly, it was not rocket science. Sourcing the needed information was relatively simple and uncomplicated. Fast forward to 2016, the playing field has changed and it is not perfectly level. Re-sale contracts are a reasonable source of the information necessary to prepare a closing, but the number of items to be researched and included has multiplied exponentially! With the advent of planned unit development projects, many with two or more tiers of associations, CDD’s, revisions to the title insurance rate schedule, government title surcharges and comprehensive developer contracts. Sources of necessary information for a closing have now become unique, especially in new development projects. No two developers are using the same servicing company /property manager; some have their own. Depending on how a CDD was created and funded, the source could be Fishkind & Associates in Lakeland, US Bank in Milwaukee and any number of other companies in Pittsburgh, St. Louis, or other cities throughout the United States. The closing statement has evolved into the equivalent of the Rubik’s Cube! (If you are from my era, the New York Times Crossword puzzle). Looking at the closing statement you will see new line items, such as: non-ad valorem taxes, ad valorem taxes, CDD’s (maintenance bond and capital bond), 1 to 3 levels of HOA’s, estoppel fees and transfer fees from the HOA’s and CDD’s, developer administration fee, builder fee, numerous title insurance endorsements (8.1 Environmental, Florida Form 9, PUD, negative amortization, survey and condominium, to name a few), title search fees, closing fees, overnight fees and these are all before you start outlining the financing expenses to be itemized, charged and collected. Many developers are using affiliated business arrangements (ABA) for primarily loan sources and closing services. These create a whole new level of inquiry for the closing process. Why are these details important to the real estate agent? Primarily so that they can best serve their client! Reinventing the wheel never seems to produce an improved process 12

or result. Closings, in the abstract, should be thorough, efficient, complete and authoritative. The TRID rules have layered in another aspect to financed closings that has made the process even more time consuming, complicated and expensive. Re-sale closings with a competent and thorough closing agent are still a reasonably achievable goal. But closings in new development projects, especially wherein there are CDD’s, multiple HOA’s and developer affiliated lenders, can be more efficiently accomplished, for the most part, by staying with the closing agent identified in the developer contract. It’s my opinion that everyone deserves a place to call home regardless of their financial situation. The standard definition for affordability is that households should pay no more than 30% of their income for housing, including utilities. Furthermore, terms such as, “affordable”, “workforce”, and “elderly” are often associated with the growing epidemic of low income housing that just doesn’t seem to exist. The first step in solving any problem is recognizing there is one. Undoubtedly, the problem of housing affordability was recognized some time ago but we’re no closer to solving it, in fact, it’s only growing worse. Your Realtor® Association adopted the term “attainable housing” because it shares the same opinion, that everyone should be able to attain a roof over their head. Your Realtor® Association also wants to play a role in addressing the trend to make our area a better place to live for all.

Award Winners, Continued from page 7 2016 Humanitarian Award Tony Barrett The Humanitarian of the Year award is given to a RASM member for significant contributions as a volunteer for an organization(s) or project(s) in the community. This year’s award goes to Tony Barrett, of Barrett Realty. Tony is the Owner/ Broker of the firm, a fullservice real estate office. Tony is also the founder of Heroes Welcome Home, a 501c3 nonprofit dedicated to raising funds to honor returning veterans with home ownership. It originated in 2012 after Tony witnessed a returning veteran get denied for a loan because of an insufficient work history. Thus, Heroes Welcome Home began in his honor, and they have been providing down payment assistance to qualified veterans since 2014. The program also provides education on home buying, help with credit repair, and other services, like home repairs that a veteran could benefit from financially. Tony puts his passion for people to work not only in a professional sense, but as someone you can truly trust. “I know sometimes our heroes struggle, and providing assistance is an honor. We have rewarded several veterans thousands for dollars towards down payment assistance in the state of Florida. We also

have a Heroes Helping Heroes program that has donated money to firefighters, police, teachers, nurses and other heroes in times of need,” said Barrett. Tony is a veteran himself, and has worked in public safety for 25 years as a Paramedic Firefighter, and is currently an active fireman for Sarasota County. Those who know Tony best describe him as a “true friend, mentor, and leader with a huge heart.” Tony is truly humbled and appreciative of this award. “None of this could be possible without the help of my wife Kelly Barret, and I have been truly blessed with our wonderful all volunteer board. I am very honored to be the 2016 RASM Humanitarian of the year” said Barrett.

2016 Newcomer Award Julia K. Montei The Necomer Award is presented to a new member of the Association who has demonstrated exceptional involvement and commitment to the objectives and goals of RASM. This year’s recipient is Julia K. Montei, an agent with Coldwell Banker Residential Real Estate. Julia became a Realtor® in November, 2015 and her enthusiasm for community involvement is evident in her many volunteer positions. In addition to being extremely active in RASM seminars and events, Julia is 2017 President-Elect of the WCR Sarasota Network. She is also a member of the Global Business Council, Suncoast Regional YPN and recently graduated RASM’s 2016 Leadership Academy. She has earned her AHWD, E-Pro and SRES certifications and is a current member of the Institute for Luxury Home Marketing. And, she is committed to completing her CIPS, CLHMS and GRI designations within the next 24-months as well as getting involved with RASM’s Professional Development Committee. Julia’s interests include devoting significant volunteer hours to the Humane Society of Sarasota and she is a CVA (Certified Volunteer Administrator), dedicated to counseling other nonprofit volunteer programs with development, recruitment, retention, data management and ways to improve staff/volunteer/client relationships. “Having moved to Sarasota two years ago and embarking on a brand new career as a Realtor® last December, I wanted to jump in feet first and really get involved with my profession as well as my community,” said Montei. “RASM’s educational offerings, networking, committees and social opportunities have all helped me to become a better professional and person in general. RASM is my local mentor and stepping stone towards fulfillment and success in my new career. Market Analysis Market Preparing for Season

The inventory of properties for sale in the two-county area is up by 17.5 percent from last year, and also shows an increase of 3.1 percent from last month, reversing the downward trend that started earlier this year. Year over year, single family home inventory in Sarasota increased by 15.7 percent, while Manatee experienced an 11.3 percent increase. Sarasota condo inventory increased by 35.8 percent and Manatee County increased by 11.4 percent. “We saw more properties listed in October, especially condos, an indication that sellers are preparing for our seasonal sales season,” says 2016 RASM President, Linda Formella. New pending sales are up from last month in both counties and also compared to last year. Sarasota single family homes saw a 24 percent increase from last month, with condos up 17.2 percent. Manatee county single family homes increased by 6.3 percent, while condos increased by 24.5 percent. Both Manatee and Sarasota county increased by 3.3 percent in new pending condo sales from 2015 and by 1 percent for single family pending sales from last year. “Not only did we see an increase in the number of contracts written in October compared to last year,” said Formella, “but this is a reversal of the trend for most of this year, when contracts written were lower than the previous year. This should lead to more closed sales in the next sixty days.” Closed sales continued the downward trend we have seen most of the year. Combined, sales are down by 6.9 percent from last year. This decrease was also reflected from the previous month, a combined decrease of 10.3 percent for condos and single family homes in the two-county area. “The increase in pending sales this month, combined with the increase in inventory may support more closed sales in the near future,” adds Formella. As expected with an increase in inventory and a decline in sales, the months’ supply of inventory saw an increase over the last month and last year in both counties, inching toward a balanced market (6-month supply). A seller’s market remains in both Sarasota and Manatee County, with Sarasota single family homes at a 4.3-month supply and condos at a 5.2-month supply. Manatee County single family homes are at a 4.2-month supply and condos are at a 4-month supply of condos. Median prices continued to increase in both counties as they have all year. For single family homes, Sarasota experienced a 3.2 percent increase to $236,125 in single family, while Manatee increased by 8 percent to $280,000. Sarasota condo prices also increased from 2015 by 10.8 percent to $205,000, while Manatee increased by 2.5 to $174,750.

Commercial Investment Division December CID Update, By Tony Veldkamp, CCIM, 2016 CID President

2016 NAR Conference The 2016 National Association of Realtors® Annual Conference and Expo was held last month in Orlando. It was a great experience for this Tony Veldkamp 2016 CID President “First Time Attendee” and I would highly recommend it to any CRE Realtor® for the educational and networking opportunities. I met many commercial practitioners from across the country and made contacts from Savannah, Charleston, Texas, Miami, New Jersey, Idaho and Oregon among others. It was great to hear what is going on in their market and share ideas with other Commercial Investment Division groups on how to make CID a better organization for you. Some of the highlights included hearing from Michael Bull, who hosts the nationally syndicated “Commercial Real Estate” radio show out of Atlanta, discuss “Top Ten Commercial Real Estate Strategies” and how to be a top CRE broker. We also heard NAR Economist Lawrence Yun and SunTrust Economist K.C. Conway give a great presentation on how impactful the Panama Canal widening will be in changing the entire U.S. supply chain, creating great growth for the eastern United States, especially port cities like Tampa Bay and Charleston, South Carolina. It will be a game-changer over the next ten years. Land Broker and legend, Bill Eshenbaugh, a.k.a. “the Dirt Dog”, led a panel discussion on land brokerage with agents from throughout the eastern U.S. In another session, we got to hear how NAR is supporting the Pacific Legal Foundation in taking property rights cases to the U.S. Supreme Court to fight for real estate property rights. As if that were not enough, we also heard futurist Geoffrey Kasselman talk about how children born today will most likely never learn to drive a car, or own one, with self-driving cars coming on-line as well as ride sharing services. This will have a very interesting impact on cities and real estate in the future. Go on YouTube and search “Budweiser self-driving truck Otto” and watch a video that will blow your mind! The featured speaker was retired General Colin Powell, who was a great hit with the audience. Who knew he has such a great sense of humor? But I guess you have to working in government! The thrust of his talk was that “I can’t change my past, I can talk about the present, but the only thing I can truly impact is the future.” I think we can all take that to heart. All of that coupled with a CRE breakfast and CCIM networking reception made for a busy but worthwhile event that every CRE agent should attend at least once in their career! You get to see NAR in action, meet some great people, and if you’re not careful you just might learn something as well!

Global Business Council IRS Announces Expiration of ITINs

Since the program began in 1996, a substantial number of Individual Taxpayer Identification Numbers (ITINs) have been issued to nonresident aliens who were not eligible to obtain U.S. social security numbers. An ITIN must be obtained for the purpose of reporting certain transactions by nonresident aliens that are subject to U.S. income taxation. These transactions include the sale and rental of U.S. real estate. Under the Protecting Americans from Tax Hikes Act of 2015 (PATH Act), significant changes were made to the ITIN program. Previously, ITINs remained in effect unless the taxpayer applied for and received a social security number. Beginning January 1, 2017, certain ITINs will expire and will be required to be renewed in order to continue to be used for the filing of U.S. federal income tax returns. There are two key groups of ITIN holders who will need to renew their ITINs in order to be valid for the filing of U.S. federal income tax returns in 2017: • ITIN holders who have not used their ITINs for the filing of a U.S. federal income tax return for the years 2013, 2014 or 2015, or • ITIN holders for whom ITINs were issued prior to 2013 containing the middle digits of 78 or 79 (i.e., 9XX-78XXXX). This is regardless of whether or not the ITIN holders have filed a U.S. federal income tax return for the years 2013, 2014 or 2015. Effective January 1, 2017, ITINs in either of these two key groups will no longer be valid to use on a U.S. federal

income tax return. Beginning October 1, 2016, these ITIN holders can begin renewing their ITINs. Once renewed, the ITIN will remain in effect unless not used on a U.S. federal income tax return for three consecutive years. No action is needed by ITIN holders not required to file a U.S. federal income tax return for 2016. ITINs not included in the two key groups will require no immediate action from the ITIN holder. The IRS will provide information about the expiration schedule and the renewal process for the remaining ITINs issued before 2013 in future guidance. The expiration and renewal process for the remaining ITINs will be completed over multiple years. To renew an ITIN, a taxpayer must complete a new Form W-7, Application for IRS Individual Taxpayer Identification Number (version with the revision date September, 2016). Original or certified copies of supporting documentation establishing the taxpayer’s identity and foreign status must be submitted with the Form W-7.

RASM Code of Ethics Classes Don’t wait until the last minute to complete your Code of Ethics class. Failure to complete will result in suspension. The National Association of Realtors® (NAR) has mandated that all Realtors® complete a 2.5-hour training every four years as a condition of membership. RASM Employee Anniversaries: Jackie Deemer and Adam R. Davis R ASM happily recognizes the workplace anniversaries of our dedicated and professional staff. The “behind the scenes” efforts of the staff, in conjunction with committee volunteers, keep the Association operating like a well-oiled machine. Jackie Deemer works in the RASM South Office as the front Office Receptionist and the Supra Administrator. Along with managing a busy phone system and front office needs, Jackie also assigns members Supra lock boxes and keys. Jackie originally joined the Association in May of 2002 and after five years, took a brief leave, and thankfully returned to us December 2007. December marks 9 years with RASM, and 14 years cumulatively. Jackie adores the RASM staff that she works with; they are like a second family to her, and she loves to assist the membership. For Jackie, it’s a joy to come in to work every day and she is looking forward to many rewarding years to come with RASM. Originally from Cincinnati, Ohio, Jackie moved to Florida 42 years ago to enjoy the beautiful climate. She enjoys quality time with family and friends in her free time, including four beautiful and successful adult children.

Adam R. Davis, RASM Governmental Affairs Director, celebrates two years with the Association this December. “I’m extremely fortunate to serve as your Governmental Affairs Director, fighting with you and for you to protect the industry we all love. I also have the privilege of serving as staff liaison for the Commercial Investment Division, which has proven to be rewarding and a lot of fun,” Adam commented. Adam loves working within the Realtor® Association. He began with Missouri Realtors,® but feels the most at home with RASM. “We truly have one of, if not the greatest, local Association in the country. I also enjoy being extremely involved with Florida Realtors® and NAR because I get to participate in something greater and bring it back home to Sarasota and Manatee Counties.” Adam’s vision, passion and drive is to make positive changes that will have a lasting impact on RASM for years to come. Adam enjoys spending his free time with his family and friends. “Exploring this crazy thing called life with me is my amazing wife Carley and puppy son, Bentley. South Gate

South Gate: A classic Sarasota neighborhood still in high demand By Susan Wallach, REALTOR®-ASSOCIATE, EXIT Dream Team Realty

Bounded by Bee Ridge Road to the south, Hyde Park Street to the north, Beneva Road to the east and South Tamiami Trail / Shade Avenue on the west, South Gate is still considered to be one of the most desirable communities in Sarasota County. Originally platted by Rolland King and Frank Smith in the mid ‘50s, this master planned subdivision is situated on approximately 1240 acres of what once was an orange grove which was part of Chicago socialite Bertha Palmer’s vast holdings that she acquired beginning in 1910 when she arrived in Sarasota. Groundbreaking occurred for the first South Gate homes in 1955 at Siesta Drive and School Avenue and its first three model homes opened in March of that year. King and Smith were master marketers, releasing lots in three dozen subsequent phases and holding back new offerings until prior sections were sold out. Several approved builders were invited to participate in the project, which is why one still finds diversity in architectural styling and floorplans represented throughout the community. In addition to the approximate 2200 single family homes that have been built in South Gate from the mid ‘50s to the early ‘70s, King and Smith were also involved with developing several commercial properties adjacent to the subdivision including South Gate Shopping Center and the South Gate post office, both of which opened in 1957, as well as several others along Siesta Drive, Bee Ridge Road and at the intersection of Beneva Road and Webber Street. They also had the foresight to create South Gate Utilities so that they could provide central sewer service to South Gate homeowners in lieu of septic tanks, beginning with Unit 31 lots which were put on the market in December of that same year. Another major plus for South Gate residents, currently estimated at approximately 7200, was the creation of a lovely recreation center overlooking Phillippi Creek which includes a large swimming pool. The South Gate Community Center was dedicated on Sept. 2, 1956, highlighted by a multipurpose recreation hall designed by renowned Sarasota school architect Victor Lundy which has since received historic designation from Sarasota County. Membership fees have purposely been kept modest, with optional annual community association dues currently set at $65 and pool privileges available for an additional $130 per year. The association still publishes The South Gator monthly newsletter for its members which is available online as well as via mail. The primary allure of the South Gate community is its solidly built, mid-century single story classic Florida ranch style homes, circa late ‘50s-mid ‘60s, most of which feature concrete block construction, plastered walls, hand troweled ceilings, terrazzo floors, tiled bathroom walls, spacious rooms and generously sized lots. Interestingly, there are no tear downs to be found here in spite of the age of its homes, as all appear to feature their original exteriors although many now include interior renovation/updating of kitchens, baths and flooring while still maintaining their classic retro vibe. www.MyRASM.com

Typical South Gate homes range in size from 1250 to 2,700 square feet and current pricing runs from about $200 to $450K, with an average listing price of $325K, providing a proverbial “bigger bang for the buck” comparatively speaking. As a result, many active younger families are now replacing South Gate’s original older homeowners, attracted by the community’s exceptional value, convenient location plus its desirable school districting assignments to Southside Elementary, Brookside Middle and Sarasota High. Another major plus of living in South Gate is its superb central Sarasota location, which is only a brisk 3-mile drive into downtown and a short scenic 5-mile drive west to world renowned Siesta Beach. Other nearby recreational amenities include Arlington Park off Hyde Park Street just north of South Gate and two great golf courses bordering the community to the east: the recently completed 18-hole Palms Golf Club at Forest Lakes and Village Green Golf Club, both located off Beneva Road. Westfield South Gate shopping center, which is currently undergoing a major renovation while rebranding itself as Westfield-Siesta, now features an all new CineBistro entertainment complex along with an interesting upscale retail mix expected to reach full occupancy over the next couple of years. There are also several good restaurants nearby on Siesta Drive, in Paradise Plaza across from the Westfield complex and along South Tamiami Trail between Bee Ridge and Proctor, plus Southside Village’s fun dining and entertainment hot spots are just a five-minute drive north.

By Alfredda Smith-Odato 2016 WCR President Sarasota Chapter As another year comes to a close I would like to take this opportunity to thank everyone that has supported The Women’s Council of Realtors®, Sarasota throughout the year. We had a very action packed and fun filled year. 2016 started with Joanne Chando who taught us “If You’re Laughing, You’re Learning”, a Tony Robbins seminar to teach us how to focus on our sales, mindset and productivity. Our District Conference was the first of many for the year and it was a huge success for district 13 and 5 and together we gave a very warm welcome to our 2016 Florida State President, Audrey Lackie. During the middle of the year, as in years past, we welcomed and thanked all of our Sarasota Network Past Presidents at a luncheon held at The Field Club.

In July we heard Chris Dewald, the Regional Director give us instructions on how to use the new REALTOR® PROPERTY RESOURCE program while showing us how easy it is to use on the go with your clients in a mobile app. As with every year our biggest attraction, the 2016 Women’s Council of Realtors®, Sarasota, Fashion Show at the Hyatt in Sarasota was so successful that the excitement and energy was still a buzz even a month after the event. I’m happy to say that the Council was able to donate over $3,000 to our designated charity, The Guardian Ad Litem. And last but certainly not least, we were Speed Dating with the Builders last month. YES, this HAS been quite a busy and fun year. On November 18th, my last meeting for the year, I will be thanking everyone that has helped me have such a fun and successful year and in December when I pass the gavel to our incoming President, I can look back with a lot of fond memories of the year that we were Better Together –Building – Energy, Passion and Excitement! www.MyRASM.com
