RASM Annual Installation and Awards Banquet Raising the Bar For Professionalism.... 2018 RASM President, Greg Owens On the evening of December thirteenth, RASM celebrated and installed the 2018 Officers and Directors, and recognized six members for their achievements at the Annual Installation and Awards Banquet. The highlight of the evening was the introduction of the 2018 RASM President, Greg Owens. This festive event was held at the Hyatt Regency Sarasota, with over 200 attendees. The banquet was a fun-filled evening, as RASM leadership, members, and staff reflected back on the year’s achievements and shared new goals for the upcoming year. A sentimental 2017 President, Xena Vallone, passed the torch to her successor, Greg Owens. "Your leadership team will move mountains, said Vallone. "I hope I have served you well as your 2017 President, and I know I leave you in good hands," she added.

"By reaching out to our members where they live and work, we can get to know what is happening in their communities, and put the power of our more than 6,500 members to good use," said Owens. "We also need to reach out more to the community as a whole, and the people we serve. We are not just real estate agents. We are Realtors®. We live our careers to a higher standard. We pride ourselves on our ethics, skills, abilities and community involvement. We are putting together a communications program with a budget to tell our story to the community and why we are important to them. Our voice is going to be heard," added Owens. Staying politically savvy in 2018 is also high on the president's priority list. Greg believes it is critical that our Association is involved in pro-actively protecting property rights. "Last year, we started getting the business lease tax down, capping estoppel fees and getting the ball rolling on the amendment to continue the cap on nonresident property taxes," Owens commented. "Our Association was very active in lobbying in Tallahassee to make sure these things happen, and again we are going use our influence and numbers to make sure we are heard," he added. Greg is also excited about the new RASM north office building in the works. "We sold our north office building, and are going to build one where we can reach more of our Realtor® community in downtown Bradenton. It is going to be a place that our Realtor® members and the public can be proud of. A place where training, meetings, and events are something everyone will look forward to."

During his speech, Greg Owens thanked outgoing President Xena Vallone as well as the officers and directors who “devote countless hours” to support the Association. He promised to continue the success of 2017 by raising the bar for professionalism and promoting the REALTOR® brand to the community. Greg vowed to implement higher education requirements for RASM members, and announced a new three-hour mandatory contract class to begin in 2018. He also strongly promoted outreach. "We need to share our value. This means that we must reach out to our Realtor® members, and show them what our value means to them and the community at large," said Owens. Greg is passionate about encouraging our Realtor® 6 JANUARY 2018

Greg concluded the night with encouraging words for the New Year. "Your fellow Realtor® members and staff have worked diligently to make our Association run smoothly and we will continue to do so. We move deliberately and methodically to ensure that the tasks at hand are done right the first time. And as important as these goals are, they must be accomplished well within our budget, so we leave a secure financial future for the Realtors® yet to come. I am excited about the New Year ahead and the challenges it holds. I know that together, we can accomplish our goals and so much more," said Owens.

RASM Employee Anniversary Meet: Gina White

Position: Marketing & Communications Manager Role: Gina oversees all the marketing and communication initiatives for the Association. This includes working to ensure members stay up-to-date with RASM news and events, as well as maintaining the RASM website, delivering email marketing, creating graphics, maintaining RASM brand identity, and reporting on monthly and annual market statistics. Gina is also responsible for four committees; Member Engagement, Community Outreach, Scholarship and the Young Professionals Network (YPN). Work-iversary: Gina celebrates her two-year anniversary with the Association this month. What do you love about RASM? "I love connecting with members and working with our staff. I especially love how this position allows me to grow everyday as an Association professional,” said Gina. What do enjoy doing in your free time? "I’m currently training for a half marathon so, if I’m not on a run, I’m either playing volleyball, hanging out with my dog or planning my next trip to visit family in North Carolina."

Leadership Academy The 2018 REALTOR® Association of Sarasota and Manatee Leadership Academy is a rigorous program designed to train up-and-coming Realtor® leaders who want to get involved, make a difference, grow their business and expand their leadership skills. Whether your aspirations are directed toward leading a committee or a community organization, the Leadership Academy program will empower you to maximize your leadership potential. As a participant, you will be immersed in a classroom setting, group sessions, teambuilding exercises, goal setting, networking techniques and communication skills. Previous graduates of the Leadership Academy will be serving as mentors throughout the program. Graduates will be equipped with the knowledge, skills and confidence to excel as a leader in the community as well as in Realtor® organizations. What is YPN & Why Should I Get Involved? By Brian Tresidder - YPN Committee Chair I had been a member of the REALTOR® Association for several years, though I hardly knew anyone. I also barely knew about all the benefits and educational events going on within our Association. My membership was just something I "had" to do to hold an active real estate license and I wasn't getting anything out of it. That all changed in May of 2014 when I heard a new chapter of the Young Professionals Network was being set up in our Association. Anyone who wanted to be a part and help build this was invited to apply. "Perfect!," I thought... I'm young(ish), and somewhat professional, so I signed

up to attend the kickoff event at Libby's on Hillview and never looked back. Fast forward to 2018 where I'll have the privilege to be the RASM YPN Committee Chair and follow in the footsteps of some other amazing individuals who helped build our group up to what it is now. What has happened along that ride? I've attended some amazing (behind the scenes) events at Mote Marine, Ringling Museum, several local theaters, and other area attractions. I've learned some great information by attending the YPN educational events, learned tips and tricks of the trade by networking with other industry professionals, and have helped support our community through our fundraising events. What led to all this great experience and involvement? Someone (Mr. Alex Krumm) asked me to be involved. So I wanted to take this opportunity to ask anyone and everyone reading this article to be involved. If you don't know where to start, here are two great places: 1. Market Analysis Market Stays on Trend as Season Nears November statistics indicate a healthy market in the Sarasota and Manatee area. Combined numbers show an increase in sales, new listings and prices. In November 2017, closed sales for single family homes in Manatee County increased by 7.5 percent, while Sarasota County decreased by 3.3 percent. The condo market stands out this month, with a 26 percent increase in Sarasota sales and a 16.3 percent increase for sales in Manatee. “Historically, home sales will slow down around this time and will start to pick up again in February or March when season is in full swing,” said Xena Vallone, 2017 RASM President. Pending sales for single family homes increased by 13 percent in Manatee County and by 4.5 percent in Sarasota County. Condo pending sales also show improvement with a 21.4 percent increase in Sarasota and a 16.5 percent increase in Manatee. Pending sales can be a good indicator of future closed sales. The median time to contract for condos in Sarasota is at 37 days, a 17.8 percent decrease from this time last year. However, condos in Manatee are spending more time on the market with 59 days reported in November, a 55.3 percent increase from last year. “Sarasota condos are selling quickly and at a higher price with the dollar volume of sales showing a 92.7 percent increase from last year,” said Vallone. “This could be pointing to the lower volume of condo sales in the past two months.”

As for single family homes, the median time to contract is up in both counties. Sarasota homes closed in 52 days, a 48.6 percent increase, while Manatee homes closed in 51 days, a 45.7 percent increase. The median sales price for condos in Sarasota increased by 22.1 percent to $240,000. Manatee condos increased by 12.9 percent to $181,250. Single family home prices in Sarasota increased by 7.5 percent to $285,000 while Manatee increased by 3.6 percent to $289,000. Inventory for single family homes in Manatee County increased by 1.1 percent from last year, while Sarasota decreased by 5.3 percent. Condo inventory experienced a 4 percent increase in Sarasota, while Manatee decreased by 2.4 percent. “While we may see some decrease in inventory from November of last year,” said Vallone. “Inventory is showing a steady climb from the lower levels in September across all markets.” The number of properties put onto the market during the month improved in both counties. New listings for condos increased by 22.8 percent in Sarasota and 9.6 percent in Manatee. As for single family homes, new listings decreased by 0.7 percent in Sarasota and increased by 8.8 percent in Manatee. Commercial Investment Division Welcome to 2018 Welcome to all of our members and associates to 2018. Thank you to the Board of Directors and membership, that have seen fit to elect me to the Presidents’ position of CID. I trust I will be worthy of the job. The board has great the responsibility of running a fiscal and physical organization. Rico Boeras 2017 CID President Because of that, our members have the David Roth benefit of intelligent, knowledgeable 2018 CID President monthly general meetings, with fantastic speakers and great breakfasts provided. Thank you to all the many volunteer guest speakers, Business Partners, food and gift sponsors. In addition, the weekly pitch sessions for all members brings us better information on market prices for realty and banker information on rates and availability of funds. My sincere thanks and appreciation go to Tiffany Long from RASM for her for continued service and ability to interpret all we say and do, and in what order, and from whom. Thank you also to ALL the RASM staff that help us all year long. 2017 was our most active year for social events thanks to CID Secretary, Sean Dreznin. They were varied and fun! Our Annual CID Golf Tournament was a huge success, raising a record amount of money for the Harvest House, a wonderful organization that helps homeless individuals, single moms, and veterans. This annual event was the most successful in our history, and a special thanks go to Barbara Williams for her efforts in coordinating this fun event. A wonderful Downtown Horizons Breakfast was held in September 2017, which brought together a panel of area experts on new business, real estate development, and the future of Downtown Sarasota, and it was very well attended. Our 2017 CID President, Rico Boeras, brought us a brand new event in 2017, the CID Sporting Clays Tournament. The tournament raised money for the Boys & Girls Clubs of Sarasota County, and it was such a successful event, that we plan on scheduling it again in 2018. Ken Hoskinson, CID Treasurer, made us all philanthropists by encouraging us to contribute to many charities. I am also happy to report that by the end November, we now have 368 members thanks to the efforts of CID Membership Director, Melissa Harris. We express our gratitude to Pete Skokos, who has kept up-to-date on Public Policy, rezoning, etc. Pete is retiring this year and will be greatly missed! I'd also like to thank Rico Boeras for providing the CID with your drive, energy, and ability to motivate the entire organization. 2017 was a great year because of you. We can only hope that we will do as well in the year to come. Hello everyone! I do hope that you all had a great festive season and are fully prepared for our own “season,” which seems to start a little earlier and end a little later each year! I’ve taken over as Chair of the Global Business Council for 2018, and we have a renewed and refreshed Committee, along with a pretty packed set of events for the first part of the year. We kick off on February 22 with the Carla Rayman and Pat Tan “tag team” delivering their Jump Start Your Global Business. This also comes with 3 hours continuing education credits for those of you that need to collect some time before license renewal comes around. In March, tentatively set for 22, we then welcome Deborah Vallendor, who is the Chief Marketing Officer of the Miami Association of REALTORS®, to give us some insights into how Miami conducts its international business. We will then run an update to the popular Visa and Tax Issues seminar on April 19. This landscape is ever changing and keeping up to date with the impacts on many of our clients is a must-do in today’s global world. It seems that taking a whole week off from the day to day business of real estate to undertake the full-blown CIPS course has proven too much for some in the past – so we are beginning the CIPS season with a one-day seminar on the mandatory segment of Local Markets on May 3. Having Irma interrupt our schedule so much last year has meant that we have re-thought the timing of our Global Conference. This will now take place on May 9. Our keynote speaker has been confirmed as the ever-popular Lawrence Yun, NAR, and we are busily constructing a full line up of speakers and panels, including regional coordinator and sports impact sessions. www.MyRASM.com

Neighborhood Spotlight The Eclectic Neighborhood of Alta Vista By Elizabeth Berry, Vacation Rental Specialist, Coldwell Banker Vacations Alta Vista is an eclectic mix of old and new, nestled east of the trail between downtown and mid-town Sarasota. It is a neighborhood that is rapidly changing due to new construction and development. Home prices currently range between $180,000 towards the low $600s, with numbers expected to continue to rise as more building takes place. This community is all about location. Alta Vista neighbors downtown Sarasota and includes the Sarasota Art Museum, Payne Park, Sarasota High School, Alta Vista Elementary School and the Frank G. Berlin, Sr. YMCA. The location is pedestrian-friendly with sidewalks on every street and includes easy access to public transportation. It is only a ten-minute drive to 75, Siesta Key and Lido Beach. Alta Vista is just outside of the hurricane evacuation zones, and due to its higher elevation does not require flood insurance (Sarasota Herald Tribune). The neighborhood is friendly to all ages ranging from the silent generation to baby boomers, and to young millennials ready to start families. Many of the current homes in Alta Vista were built in the 1950s and 1960s, with small floor plans and a lack of open living space. Due to the high costs to renovate these homes and lack of space for growing families, these homes are being torn down and replaced with larger, more modern homes with greater square footage. David Weekley is behind much of the current development taking place and has plans for 135 residential units across from Payne Park that was once an industrial site. These 135 new residences will be known as Payne Park Village with prices projected to range from $400-$600 thousand, and will replace the current vacant warehouse on 9.6 acres of land located on School Avenue, adjacent to the park of the same name. Steve Zeris 2018 WCR President Manatee Network The Manatee Network of the Women’s Council of REALTORS® has had an awesome year in 2017 while Sharon Underwood was President. Our growth was at 35% while our energy level has hit a higher level each month. 2017 was not without its challenges. However, the dedication and level of commitment from its members kept the Network moving in the right direction. On December 14th, we had our awards and installation luncheon which was attended by many in our Network, many from RASM, the Sarasota Network and our friends in Miami. I want to thank all Board members from 2017. It has been a pivotal year which continued to build momentum. The 2018 board members are Steve Zeris, President; Sherry Grooms, President-Elect; Ann Fontanetta, Treasurer; Judi McGavic, Membership Director; Dana Kibbey, Program, and Events Director and Karen Lamphier, Secretary. You cannot ask for a better board.

We will, without a doubt, increase our membership by a minimum of 50% in 2018, while our focus on education and networking will strengthen. We have several social and formal events set for 2018 of which we will publish in the next few weeks. We are looking forward to working closely with the Sarasota Network this next year. Our next meeting will be February 8th, and we will have two social events between today and February. The meetings will be at the Bradenton Country Club in 2018. More information will follow as we move forward. If you would like more information on attending our meetings or joining our Network, you can contact me via phone or email. We are off and running at Women’s Council of REALTORS® Sarasota! On December 6th, the 2018 Line Officers were installed at the beautiful Sarasota Yacht Club and had many special guests in attendance. Our installed 2018 Line Officers: Julia Montei, President; Ivan Gould, President-Elect; Carolyn Hoff, Secretary; Rebecca Dalton, Director of Membership; and Jody Carlson, Director of Programs. “Unleash Your Inner Animal” is our theme this year and several special guests from Big Cat Habitat were present to welcome our attendees. Included in the welcoming committee were a Three-Toed Sloth, alligator, African Goat and a Fennec Fox. Our two-legged guests seemed to enjoy these special visitors and had time to learn about Big Cat Habitat, the animals and get photos with the critters. Our Installation Ceremony was performed by Christine Citrano, current Florida State Treasurer for Women’s Council and next year’s Secretary. Christine is also a Florida State Director. Our Mistress of Ceremonies was our Network’s immediate Past President, Maryellen Paterson. Be sure to get involved with our Network if you are not already. We have BIG plans for next year and have plenty of volunteer opportunities. Our Mission Statement is “We are a network of successful REALTORS®, advancing women as professionals and leaders in business, the industry, and the communities we serve.” We hold true to our mission and are looking for future leaders in our Network.
