The Growing Demand for Sustainability
Sustainability is definitely one of today’s hot topics in real estate development, responsible living, and infrastructure advancements. More and more, homeowners are seeking sustainable features in their homes for the cost savings benefits and for overall environmental impact. However, the term “sustainability” is evolving and growing to encompass much more than it did just ten years ago. SUSTAINABILITY & REAL ESTATE Sustainability is defined as the “avoidance of the depletion of natural resources in order to maintain an ecological balance; the pursuit of global environmental sustainability.” Sounds good …. right? But what does that really mean and what are the benefits? Well, as it turns out, the technological advancements in clean living are pretty spectacular, easier than ever to implement, and just plain cool. Peggy Christ, Broker/Owner of Bee Green Realty, explains sustainability as being environmentally responsible while reducing the overall impact on our natural environment. “It will ensure the economical, durable, healthier aspects of your home and provide a sustainable life cycle of a home, and it's what homeowners are looking for,” adds Christ. “As Realtors®, we are a vital component of the Green Building Industry. Sellers rely on us to input the pertinent green features of their home into the MLS to demonstrate the added value.” In fact, the consumer demand for green living and sustainability is soaring. The National Association of REALTORS® (NAR) has been leading the way in green education and sustainable living. According to the Realtors® and Sustainability 2017 Report by the NAR Research Department, 71 percent of real estate professionals say its valuable to promote listings as energy efficient and more than 40 percent say that solar panels and other green features help increase home value. Over half of Realtors® find that consumers have interest in real estate sustainability issues and practices. In addition, the home features that Realtors® said clients consider important include a home’s efficient use of lighting (50 percent), a smart/connected home (40 percent), green community features such as bike lanes and green spaces (37 percent), landscaping for water conservation (32 percent), and renewable energy systems such as solar and geothermal (23 percent). This report1 stems from NAR’s new Sustainability Program, which is designed to provide leadership and planning on topics of sustainability to benefit its members, consumers, and communities. NAR has been supporting sustainability efforts for years in several ways, including through its Green Designation for Realtors® who have completed training on sustainability and green homes, and its Smart Growth Program, which assists state and local Realtor® associations in becoming leaders and educators in sustainable land use and transportation. In July 2017, NAR hosted a Sustainability Summit in Washington, where dozens of experts on technology, planning, and real estate, worked together to discuss the issue of “sustainability as the new normal,” and how to achieve it. Green features of the past are now more widespread than ever before. According to the experts, the cost of alternative sources of energy, such as solar panels, is lessening 6 MARCH 2018
greatly and the use of smart technologies, particularly LED lighting, is now going mainstream. Communities are transitioning from old technologies that drained our resources into communities that can actually be sustained using renewable energy. Inspired by this same drive to support sustainable living, RASM’s 2017 Leadership Academy graduates are passionate about the future commitment to maintaining our environment and resources. In 2017, the group created the educational website, www.projectbegreen.com to provide valuable information on the importance of sustainability, including energy savings ideas, green retrofitting, tax savings information, a helpful guide to the MLS and much more. However, the Leadership Academy didn’t stop there. Many are members of the RASM Green Sub-Committee, actively involved in promoting sustainability awareness and education. The group recently attended a career fair at the Selby Public Library and spoke with Booker High School students. They discussed real estate and the sustainable activities that anyone can do to become better stewards of the environment. The Green Sub-Committee is also planning education events for each quarter in 2018, including a Green Tour of Homes in Lakewood Ranch, scheduled for April 11, and the NAR GREEN Designation course on July 9 and 10. A Green Tech Fair is also scheduled in October, featuring vendors and speakers with expertise in green building, green retrofitting, and other related topics. In addition, a class is in the works (date to be determined) to discuss the data entry of “Green Items” in the MLS. ADDING “GREEN” TO THE MLS According to NAR’s REALTORS® and Sustainability 2017 Report, adding “Green Items” to the MLS is a developing need. To meet growing consumer interest, more Multiple Listing Services are incorporating data entry fields to identify a property’s green features; 43 percent of respondents report their MLS has green data fields, and only 19 percent do not. Realtors® see great value in promoting energy efficiency in listings with seven out of 10 feeling strongly about the benefits in of promoting those features to clients.2 “Adding green features to the MLS is critical for Realtors® today,” said Albert Wooster, Licensed Real Estate Broker with Albert Wooster & Company. “I have been passionate about this for years, especially concerning the addition of the home’s HERS score to the MLS.” The Residential Energy Services Network's (RESNET) Home Energy Rating System (HERS) is the nationally recognized system for inspecting and calculating a home's energy performance. “We wouldn't buy a car without knowing the MPG it gets. The same should be true of homes and the best way to know the MPGs of a home is the HERS rating,” adds Wooster. “Thousands of homes in Sarasota and Manatee county already have a HERS score (as it is a necessary component to all the green certifications) but not many are entered into the MLS. If all homes had this "HERS score," we would all be more knowledgeable buyers and sellers. A HERS score will also allow appraisers to appropriately value homes with a good score,” added Wooster. ENERGY EFFICIENT HOUSING Consumer demand for energy-efficient homes has sparked some exciting, new communities in our area. Sustainable homes now come in all different shapes and sizes, offering something for everyone. One of the more recent trends we’ve seen both nationally and locally is the concept of “Tiny Homes.” According to NAR, a Tiny Home falls within 100 to 400 square feet. Tiny Homes can initially cost more up front, but savings over time are significant and they promote less spending. Pearl Homes recently revealed plans to develop Hunters Point Resort and Marina, a residential and lodge development proposed for almost 14 acres just east of the Cortez Bridge and north of

Cortez Road West. The 86 residences will offer just under 500 square feet of living space under air, with 1,450 square feet of total usable space, including rooftop and exterior decks. In addition, the community will include 62 lodge-style properties, designed for extended stay rentals. "Hunters Point will be the first entirely 'zero-energy ready' community in Manatee County, where each residence and lodge will produce as much, if not more, energy than it consumes," said Marshall Gobuty, founder, and principal of Pearl Homes, the developer of Hunters Point. Each Pearl Home will feature PV rooftop solar panels with a battery storage system, providing backup electrical power after sunset, and an electric car charging station. Homes will be constructed to meet LEED Platinum green criteria and outfitted with ENERGY STAR appliances.
started with preservation. The new town is the economic engine that made it possible to put 80 percent of the historic Babcock Ranch (73,000 acres) into permanent preservation. Of the 18,000 acres that make up the footprint of the new town, another 9,000 acres have been set aside for green space. The technological infrastructure in Babcock Ranch coordinates energy, water, transportation, and safety systems, and equips homes and businesses with bandwidth supporting fast data speeds, and global connectivity to free Wi-Fi. Sustainability features, from water conservation to alternative transportation, are woven right into the infrastructure.

Currently under construction, Polo Run by Lennar is on track to be the first solar community in Lakewood Ranch, located 1 ½ miles east of Lorraine Road on the north side of State Road 70. This exciting new community will offer three home design collections, ranging from 1,600 to 3,400 square feet of living space. Every home will feature a solar panel system that increases curb appeal and begins creating renewable energy for the home within 60 days of activation. Installation of the solar panels on the home’s roof takes place during construction and they are a sleek, black-on-black color scheme so that they blend with the home design. The system can be easily monitored from the homeowner’s mobile devices. Homes in Polo Run homes also include energy efficient ceiling and wall insulation, water heaters, appliances, and more. “Lennar has implemented its solar strategy in hundreds of communities in more than five states, and has the experience and wherewithal to do it at Polo Run," said Rex Jensen, SMR CEO. Lakewood Ranch (LWR) is the 31,000+-acre master-planned community located just east of I-75, bridging both Manatee and Sarasota counties, with more than 30,000 residents in more than 20 villages. "Renewable energy has become increasingly important to homebuyers in the U.S., and goes hand-in-hand with Lakewood Ranch's long tradition of environmental stewardship. Financially, consumers get lower power bills; from an altruistic and practical standpoint, solar energy produces no emissions of air pollution and is a virtually unlimited resource," added Jensen. Another hot community making noise today in the field of sustainability is Babcock Ranch, located in Charlotte County. Developer Kitson & Partners first broke ground on the long-awaited “town of the future” two years ago. The vision for Babcock Ranch

But of all the innovations offered at Babcock Ranch, solar power is what really sets the ranch apart. FPL’s Babcock Ranch Solar Energy Center, located on 440 acres on the northern edge of the town, generates more clean, renewable energy than the new town will ever consume. The 74.5 MW solar field went online in December of 2016, before the new town’s first buildings were constructed. LEARN MORE AND GO GREEN! There are so many good reasons to go green but most come back to supply and demand. We have a limited amount of resources available and more and more people using them. We need to make changes if we want our future generations to enjoy the same standard of living we’ve experienced. According to the U.S. Green Building Council, buildings consume 14 percent of potable water, 40 percent of raw materials, and 39 percent of energy in the United States alone. That’s 15 trillion gallons of water and 3 billion tons of raw materials each year.3 Implementing green practices can help reduce waste, conserve natural resources, improve air and water quality, and protect ecosystems. Every year, the Association awards scholarships to six deserving students in the Sarasota and Manatee area, as selected by the RASM Scholarship Committee. Members of RASM, their immediate family and members of the community who are continuing education or plan to continue education are eligible to apply. Scholarships support tuition, textbooks and other course-related fees. Three scholarships are awarded to applicants from the public at large and three are awarded to applicants who are immediate family members of members of the Association or current RASM members who are continuing education. RASM Purchases Bradenton Lot for New Member Facility In January, the REALTOR® Association of Sarasota and Manatee purchased a vacant lot located in Downtown Bradenton. Positioned on 8th Street West, between 3rd and 4th Ave, the site will be used for a new RASM member facility. Much like the facility located in Sarasota, the new build will provide space for meetings, education and other member services.
“We’re excited to make this move to downtown Bradenton where we will reach more RASM members,” said Greg Owens, 2018 RASM President. “It’s going to be a place that our members and the Bradenton community can be proud of.” RASM is currently working with an architect and civil engineer to develop plans for the build. They are hoping to break ground sometime in 2018.

It’s all about the money… Frequently Asked Questions About Handling Escrow Funds By Sylvia Golden Norris, Esquire; RASM General Counsel SALES AGENTS: Insert the name, address & telephone number of the title company or attorney (No “TBD” or blanks). BROKERS: You have ten business days to verify that the funds have been deposited, then ten business days later you must notify seller of status. (Note: USE the Florida REALTORS® Form EDRV-1 4/09.) WHEN BROKER HOLDS ESCROW FUNDS: Make sure that the funds were received in a timely manner. Note: Repeat the above steps for every deposit required. Q: The buyer sent us a copy of the check. Is this enough to verify receipt of the deposit? Q: How many days do I have to deposit a buyer’s escrow check? SALES AGENTS: You must give your broker any check you receive within one business day. (Note: One means one, NOT two; and excuses are not accepted by attorneys for the Florida Department of Business & Professional Regulations) A best practice is to have the buyer deliver or mail the escrow check directly to the broker. BROKERS: Your magic number is three business days to deposit the funds into your escrow account. (Note: Often you only have two days, as the clock begins to tick once the Sales Agent receives the check.) Q: If I am not sure who the escrow agent will be, can I simply indicate “TBD”? Absolutely not. Article nine of the National Association of REALTORS® Code of Ethics and Standards of Practice requires Realtors® to use clear language with specific terms. “To Be Determined” is NOT a specific term. It basically suggests that no one is accountable for the money, which means that everyone will be on the hook if there is a problem. (Note: REO/Bank listings are not exempt from this rule.) Q: What are the steps for verifying that escrow funds have been received? WHEN AN ATTORNEY/TITLE COMPANY HOLDS ESCROW FUNDS: follow Rule 61J2-14.008(2) (b), F.A.C. (http://www.flrules.org/gateway/ruleno. asp?id=61J2-14.008) If you prepared or presented the contract and your buyer chose the escrow agent, which is a title company or attorney, then the following apply: 12 MARCH 2018
Accepting an email, fax, text or even a copy of the check - or a verbal confirmation - does NOT verify that the deposit was made. Accepting an escrow confirmation DIRECTLY from a buyer is like the fox telling you he’s got the henhouse covered. The law mandates the verification must be in writing, which is your insurance policy. Q: What happens if a dispute arises? There are eight different options for resolving escrow disputes. (Escrow Disbursement Order (“EDO”), folks play nice/sign release, mediation, arbitration, escrow funds transferred to an attorney’s trust account, lawsuit, interpleader or declaratory action.) Some are better than others in terms of cost outlay and the time frames to conclude the action. ESCROW DISBURSEMENT REQUEST FOR DBPR ORDER (EDO): This option is only available when a broker holds the funds. No filing fee, no hearing and no expenses for the broker or the buyer or seller. The parties have a right to provide additional information to the DBPR. The process usually takes 3 + months. Other useful tips: • Do not write a check to pay for a customer’s escrow deposit. • Insufficient funds check: Notify buyer in writing ASAP for replacement. Notify the other agent in writing immediately. • Do not accept a post-dated check. (You are required to deposit all checks with your broker within 1 business day regardless of when the check is dated.) Suncoast Regional YPN BarCamp Success! By, Angela Moon, 2018 YPN Vice Chair YPN had our first ever “BarCamp” Event in February. What is a BarCamp you ask? I know I did…. A BarCamp is an event where people share and learn in an open environment. Anyone with a willingness to share, and a desire to learn is invited. The content is provided and decided on by the participants. With the support of a moderator, the subject matter expert, a group of individuals discuss topics, share experiences, network, and have FUN while doing so. As always with introducing a first-time event, the YPN committee gets super nervous, yet extremely excited, about how it will be received amongst the group. We were ecstatic to have a turnout of about 30 people, both Realtors®, and Business Partners. We covered topics like: Branding Yourself, Using Video in Real Estate, Social Media, Generating Buyer + Seller Leads, and CRMS: Make Your Database Rock. After the event, we asked some of the participants what their favorite parts were from the discussions, or what one thing they took away from the event was… “I love when we can all collaborate! I really appreciated all the information about the video editing and posting. By Max Brandow, Government Affairs Director RPAC Success: At the 2018 Florida REALTORS® MidWinter Business Meetings, RASM was awarded and recognized for some outstanding RPAC goals accomplished by our members. Of the large boards in Florida, RASM raised the highest total cash amount for RPAC in 2017. RASM also hit the highest "percent" of fundraising goals for large associations in the state, becoming the first Association in the state to hit that goal. This could not have been possible without our dedicated 2017 RPAC Chair, Renee Marquiss. Our membership also deserves a ton of credit, you all are the best advocates to protect the real estate industry. Members that invest in RPAC know that without their investment the voices in our industry would fall silent in Tallahassee and Washington, D.C. Make sure to get your 2018 RPAC pledges and investments in! If you would like to invest in your profession just go to floridarealtors.org/LegislativeCenter/RPAC/invest.cfm, or call me at 941-952-3410 and I will assist you in the process. School Referendums: On March 20th, voters in Sarasota and Manatee County will vote to support the County School Referendums. These referendums are important tools that allow our school districts to attract and retain quality teachers, as well as provide

students up to a years’ worth of extra instruction throughout their time in the public school system. The RASM Board of Directors is supporting both referendums. Decide the Date: In the next few months, civic and business organizations will be asking Sarasota residents to sign petitions that put a critical initiative on the 2018 fall ballot. The initiative will ask voters whether Sarasota city elections should take place during the regular elections cycle in the fall, rather than during the special election cycle in the spring. The city of Sarasota has held its municipal elections in the spring of odd-numbered years for some time now and those elections tend to draw a voter turnout at or around 20%. The last city election in May 2017 saw less than 23% of city voters come to the polls, but during ordinary elections the turnout of city voters is two or three times that. For voters to be given the opportunity to decide the date, 10% of voters in Sarasota must petition the city to do so. It is that opportunity that the Decide the Date initiative is seeking to provide. Alongside many community partners, they are diligently working to deliver voters the opportunity to choose when they wish to participate in local elections. This is an important issue for taxpayers to get involved with, and I encourage you to head over to DecideTheDate.com to find out more information on this community initiative.

Home Sales up with More Expected to Close This Season Combined closed sales in the two-county area increased by 13 percent from this time last year. Single-family home sales in Manatee County rose by 12.7 percent to 399. Sarasota County showed a 9.5 percent increase to 519 closed sales. Sarasota condo sales jumped by 31.5 percent to 326, while Manatee condo sales decreased by 4.2 percent to 221. “The increase in home sales and prices is a good indicator of a strong housing market in Manatee and Sarasota,” said Greg Owens, 2018 RASM President. “The trend continues to show economic strength and positive growth to our area.” Compared to last year, condo median sales prices are down slightly, while singlefamily home prices are up. Manatee condos decreased by 1.4 percent to $172,500, Sarasota condo prices decreased by 0.8 percent to $238,000. Single-family homes in Manatee increased by 7.6 percent to $300,145, while Sarasota increased by 10.4 percent to $275,900. Pending sales, or the number of properties that went under contract this month, increased by 14.8 percent from January 2017. Condo pending sales are up by 20.9 percent in pending sales, while single-family homes are up by 11.8 percent. When compared to December 2017, combined pending sales in the two-county area increased by 45.5 percent, an indicator of future closed sales this season.
New listings, or the number of properties put onto the market during the month, jumped from last year with a combined increase of 7.3 percent. As buyers list their properties for the season, new listings will typically increase from the low levels seen in December. New listings, combined in the two-county area, increased by 62.5 percent from December 2017. Inventory is tight at the start of this year, with an overall 3.8 percent decrease from January 2016. Manatee County single-family homes showed a 2.1 percent decrease and Sarasota a 7.6 percent decrease from last year. Condo inventory stayed the same in Sarasota, while Manatee decreased by 2.2 percent. For the most part, the month’s supply of inventory is at a lower level than it was this time last year. Sarasota condos stay close to a balanced market with a 5.3month supply, while Manatee condos are at a 4.5-month supply. Manatee County single-family homes are at a 4.2-month supply and Sarasota single-family homes are at a 4.1-month supply. Commercial Investment Division CID Membership isn't just for Commercial Licensees Our mission is to be the leader in our marketplace by promoting professionalism to our membership through education, communications, and business development. That being said, this is the time to encourage all of RASM to become members in CID. WHY? David Roth If you think you may ever enter into a 2018 CID President commercial transaction, you will want to know more about commercial real estate by networking with our members, taking advantage of some of our educational offerings and listening to our speakers at our monthly general meetings. To be involved in commercial real estate means you should have a knowledge of land use, building construction, leasing rates, vacancies, income and cap rates and comparable sales amongst many other items. Very often your buyers and sellers know more about the subject property than you. You must be prepared to handle these transactions in a professional manner. CID members may guide you through your transaction by answering many of your questions. While there is no official training program for commercial real estate salespeople besides the CCIM program and many books, working alongside a CID member can be very helpful.

Neighborhood Spotlight Pine Shores "A Community with Character Where Time is Pleasant" By Nancy Nallin, Broker Associate, GRI, ABR, CIAS, CNE, SFR True Real Estate, Inc. Pine Shores has always been a neighborhood noted for it’s friendly, laid-back vibe. In this community of modest ranch homes, with relatively large backyards and few fences, you’ll see neighbors and visitors pedaling bikes, walking dogs, or jogging in the streets. There aren’t many sidewalks in this little slice of South Sarasota paradise. In years past, neighbors wore footpaths through the yards, making their way to check in on each other, or enjoying their easy commute over the Stickney Point Bridge to the Gulf of Mexico.
The interior homes here, mostly 2 or 3 bedroom 50’s-60’s ranch homes, can be fetched for $320-$600k. Newer, larger waterfront homes in Pine Shores and neighboring Baywoods or Aqualane Estates are available for $1.4 million to $4.5 million.
Nestled among the pine trees on over 6 acres, the heart of this community is Pine Shores Presbyterian Church and Community Center. The site has grown over the years to include a labyrinth garden and a youth house for its growing congregation. In 1951, the neighborhood consisted of just three homes, and a small community of ‘tin can tourists’, retirees who wintered in the charming Pine Shores Trailer Park. The 22-acre park, located at the northwest corner of Stickney Point Rd. and Tamiami Trail, has been eyed by developers since 1972, and has long been proposed and contested for rezoning. The trailer park provided the first ‘convenience store’ for Pine Shores residents, as the nearest grocery store was nearly four miles away, at the corner of Hillview Street and Osprey Ave. As homes began Pine Shores and surrounding neighborhoods, the area’s first bona fide shopping center, Gulf Gate Mall, was built between 1965-1968. Gulf Gate offers an eclectic mix of cozy ethnic and specialty shops, pubs, and restaurants, with owners from all over the globe. Adjacent to the few square blocks of independent shops are larger anchor stores: Publix, Marshalls, and Bed Bath & Beyond. Each Wednesday from 9-2, Sarasota’s mid-week Phillippi Farmhouse Market, located 1/2 mile from Pine Shores, sets up their open-air market to provide produce and plants, prepared foods and specialty items from the 50+ vendors on site. www.MyRASM.com
Pine Shores has managed, throughout the years of Sarasota’s growth, to maintain its charm and mid-century aesthetics. Sura Kochman lives here in the home where she was born and raised. She’s been in the news a lot lately, as the chief neighborhood watchdog for the responsible development of the old Pine Shores trailer park parcel. Residents of Pine Shores are hopeful that they can work together with county commissioners to responsibly blend the history and charm of this special Sarasota neighborhood with future development of this ‘Gateway to Siesta Key.’

We Our year has started and I have to admit, it’s a great start. We have changed our meeting location to the Bradenton Country Club and our Diamonds and Champaign White Dress Gala is going as expected. We have several new members and many Past Presidents actively working to make our Manatee Network stronger. It has been an honor talking with new, existing and potential members everywhere I go. Our Strategic Partners and National Affiliates have all voiced this optimism for 2018. We are all committed to making a difference. Our Social Committee has many activities planned throughout the year which will help everyone develop relationships. Also, our very own Pat Baker won the Queen of Hearts! Our first Industry Event was held on February 8th with Patrick Stracuzzi as our featured speaker. He has produced over $1,000,000 in income annually and he shared a few of his secrets. We appreciate him traveling to the west coast to educate us on his process. Also, we had our Valentine’s Bake Sale at this meeting. While this was a small fundraising event, it was fun and many were able to purchase something sweet for their sweetheart. We have something fun planned with the money for our Strategic Partners and National Affiliates. The Diamonds and Champagne White Dress Gala tickets sales have already hit the 50% mark. It’s an exciting time for Women’s Council Sarasota! We are seeing lots of new faces and new Strategic Business Partners within our Network. By joining our group, you are investing in more than just an opportunity to learn and have fun, you are investing in your future. The connections made will last a lifetime. For me personally, getting involved with Women’s Council has changed my life for the better. I joined just two months after passing my real estate exam. I had moved to Sarasota from Ohio and knew very few people in town. And, I was seeking ways to get my name out there. Little did I realize what was in store for me. I met Past President and Governor, Kristin Triolo at a Christmas Party just a few weeks into my new career. She told me about Women’s Council and asked me to come to a meeting to check it out. I said yes. At my first meeting, I met the President at the time, Alfredda Odato-Smith. It was her very first meeting as President. And, she asked me to officially join, and I said, yes. I then sat at a table and next to our current Director of Membership, Rebecca Dalton. She asked me to join the Fashion Show Committee, and I said, yes! Had I said no to these questions, I would never have gained the wealth of information, leadership skills or friendships that I have today. I would also not be President of such a wonderful group. But, the true icing on the cake is that I can now call these ladies my dear friends. I am truly blessed! NEW TREASURER - We recently had an opening on our line and we were searching for a new Treasurer. We were also seeking new Strategic Business Partners during that same time. I reached out to a friend and asked him if he could help support our network by becoming a Strategic Business Partner. And, he said yes. He saw the value in supporting us and signed up for the highest level. I then asked him if he would consider our Treasurer position, and he said, yes again. Long story short, our brand new Strategic Business Partner, just two days in, became our new Treasurer. I am happy to announce that Brad Benson of Guaranteed Rate is this wonderful person. And we are super excited to have him on our Team. Welcome, Brad! NEW MEMBERS - We also want to welcome our recent new Members; Sharon Gould, Lin D’Angelo, S.
