The VALUE of Home Staging & Showcasing • The most common rooms that are staged include the living room (83 percent), kitchen (76 percent), master bedroom (69 percent), and the dining room (66 percent). • Buyers consider the most important rooms for staging are the living room (55 percent), followed by the master bedroom (51 percent), and then the kitchen (41 percent).1

®

Many Realtors know that to sell a home quickly, it needs to stand out from the rest. There are many tricks of the trade that showcase a home in the best possible light allowing potential buyers the ability to visualize living in that home. Taking a few extra steps such as investing in professional photography, aerial images, and staging can make all the difference in your business and your client’s experience. According to the National Association of REALTORS (NAR) 2017 Profile of Home Staging, 62 percent of seller’s agents say that staging a home will decrease the amount of time it spends on the market. Less time on the market means happier clientele and the agent can move onto the next sale. Buyers also need to be able to picture themselves living in a house, and according to the report, 77 percent of buyer’s agents say that staging makes it easier for buyers to visualize a house as their future home. Properly staging a home can also increase a home’s value. Thirty-one percent of buyers' agents reported that staging increases dollar value by one to five percent. Sellers' agents report even more value is added from staging. Twentynine percent reported an increase of one to five percent in dollar value offered by buyers, making home staging and showcasing a win-win.

Additional Highlights of the report include: • 40 percent of potential buyers are more willing to walk through a staged home they first saw online. • 38 percent of buyers' agents said that staging positively affects a home's value if the home is decorated to the buyer's taste, meaning that a home's staging should be designed to appeal to the largest number of potential buyers. • 38 percent of sellers’ agents said they stage all sellers’ homes before listing them for sale. • Only one percent of buyers' agents felt that staging has a negative impact on a home's dollar value. 6 JULY 2018

Digital Photography, Videos & Drones Photography has come a long way in a few short years, and quality digital images can really set a property apart from the competition. The NAR 2017 Profile of Home Staging report states that 89 percent of homebuyers who searched for a home on the internet found photos to be among the most useful, and 82 percent of homebuyers find virtual tours to be very or somewhat useful. Today’s digital photography and virtual tours allow Realtors to showcase properties like never before. “On every listing I do, regardless of price, I always pay for professional photography, including 3D and aerial photography, as well as video fly-overs of the neighborhood and amenities,” said Miranda Oswald, Broker Associate with Keller Williams on the Water. “It is such a small investment but a critical one for the return. When I look at my competition, photos always stand out. They help a prospective buyer visualize living at that home. I have found that, regardless of the price, it is imperative that I spend the money upfront on photography.” Digital images quickly and professionally showcase a home, and today's buyer or seller have come to expect quality images, so much so that a poorly showcased home truly stands out. Clients today are also more technologically savvy than ever before and appreciate the ease of a virtual tour for both long distance and local moves. “I’ve had customers come to town ready to buy based on the 3D virtual tours alone; they are such a great tool,” said Oswald. “Sometimes when I am showing them a house that they have seen on 3D, they tell me they know what is coming up around the corner.”

Home Staging Tips: Curb appeal: Make sure the lawn and garden look great, and trash cans, bikes, and other toys are put away. The front door should look clean and freshly painted, with easy to read house numbers and nice potted plants at the door. Freshen the foyer: The second impression comes the minute a potential buyer steps inside a home. It’s imperative to declutter and put coats, shoes, keys, etc. away. Also, a fresh vase of flowers has a significant impact. Enforce the one-quarter to the one-half rule: Most homes have way too much furniture and accessories. Put at least a quarter of the furniture in storage and pare down books and knickknacks. Use the same rule with cabinets, closets, and counters. If they're stuffed full, buyers will think they're too small. Use rooms for their intended purpose: Take the exercise equipment out of the guest room and put a bed back in. Put a table and chairs in an eat-in kitchen. Make sure the home office equipment is in an actual office, and not in the corner of a bedroom. Set the dining room table for company, or just put a nice vase of flowers on top. Fix what's broken & update: Buyers look for flaws to negotiate a lower sale price. Even if the flaws aren’t structural, they will leave buyers wondering what else is not quite right. A home can also look tired because of faded paint or old furnishings. A new coat of neutral-toned paint freshens the home and looks clean.

Realtor速 Attorney Joint Committee Permitting Pitfalls By Paul A. Blucher, Esquire; Blucher Law Group, PLLC The preprinted Florida residential purchase contracts (FAR/BAR) contain language relating to governmental permits, open permits and address permit cost limits or liability. Paragraphs 9(a)(iii) and I0(b) of the FAR/BAR Standard Contract, and paragraph 12(a) & (c) of the As Is contract address permits and distinguish primary differences in these two contracts. Permits are typically required for structural improvements, electrical, plumbing and even some minor remodeling projects. On occasion, improvements are made by property owners without a permit or owners do not properly close out a permit, which can create a problem in real estate transactions. If a project is planned that requires a permit, the contractor or property owner must obtain a permit before the work begins and upon completion of the project, have the work inspected to close the permit for that particular project. If the owner or contractor completes work on the property without obtaining a permit, and does not disclose

the work to the purchaser, the seller may become liable to the buyer should the lack of a permit create an issue for the buyer later. The typical Seller's Disclosure specifically makes an inquiry to see if the seller has had any work done or if they are aware of any open or un-permitted work that has been completed on the property. Nonetheless, it is generally the purchaser's responsibility to perform due diligence and ensure that all required building permits have been properly issued and closed for any improvements to the property during the inspection period. Your closing agent should advise you if there are any permit concerns before the inspection period ends. There should also be communication and cooperation among your team to fully review the property and protect the purchaser. Your inspectors and your surveyor should be able to tell you if improvements have been made, and then you need to check with the government authority or your attorney to see if a permit was required and obtained for those improvements. Caution: Improvements made without permits may cost you later if issues arise regarding property and casualty insurance, future remodeling, or the future sale of the property and, of course, serious harm and damages that could occur due to faulty or inappropriate construction. Many times the purchaser will look to their Realtor to advise them on these issues. As a Realtor to properly represent your customer, you should be mindful of any potential permit issues in the transaction and always disclose.

HERE ARE SOME QUESTIONS TO ASK: 1. Has the seller made any improvements to the property since purchasing? (for example look at the roof, garage door, HVAC system, kitchen, bathrooms, windows and doors, and storm improvements, as compared to the year the home was built.) 2. Has the seller expanded the square footage of the home? 3. Has anything in the yard been changed since purchasing the home such as adding a well, garage, utility shed, pool, or fencing? 4. Has anything been enclosed? 5. Look around, does anything seem out of place or different from the rest of the home? Suncoast Regional YPN Get Engaged with the YPN By Ann Edwards - YPN Committee Member If you are anything like me, your calendar is inundated with occasions to mix & mingle with colleagues: lunch & learns, Broker opens, office-sponsored events, fundraisers, etc., all in addition to the connections you intend for future business. It’s daunting to accommodate all the dates unless you’re Olga from Inspectors Inc; she seems to be in multiple places at one time! Most of us can’t make it to every invitation, and it’s so hard deciding what to give your time to. A friend wrote a great book: “Create Your Perfect Day,” but sorry Jessica, I’ve not had the time to read it!

We are gathering on July 11th at Mandeville Beer Garden “FOR” an extra special occasion: What I’m trying to trademark “the YPNnerversary” (Quick-Could someone makes a snapchat filter for that and trademark it)! From 5:30-7:30 p.m. you can experience a local favorite with some local favorites. Just like YPN, Mandeville Beer Garden has a little something “FOR” everyone. But wait, there’s more of course! You all did so well in the years past with peanut butter and mac & cheese, so we have high expectations “FOR” you. These dilemmas give me good reason to be engaged with YPN. One, let’s consider all of the tips and tricks I pick up from this EXTENSIVE patchwork of experience. The exposure to expertise is surreal, and the character building is a close second to partnership building. Also, the Committee never seems to have an event that doesn’t check mark more than one of my priority boxes. Those millennials know how to multitask and go viral (spoiler alert; I’m a generation removed, but can still appreciate it). For instance, Lip Sync Battle was cleverly disguised as a fundraiser, but truly it was just a reason for me to get up on stage and be the star I always dreamed of (note sarcasm). Another case is the Caravan, hosted on the third Thursday of even months following MLS Express. It may seem like pure educational bliss, but really it is time for us to be entertained by the wit & wisdom of Alex Krumm while touring the city in luxury. Truly, an event with YPN is a kaleidoscope of opportunities to Network, Lead, Volunteer, & Grow; aptly, the mission statement of the group. 14 JULY 2018

Government Affairs We are the REALTOR® Party – Screening Candidates for Endorsement By Max Brandow, Government Affairs Director

As election season gets into full swing, I felt it was necessary to explain RASM’s role in endorsing and supporting candidates for political office. There are quite a few misconceptions about the process the RASM Political Action Advisory Committee (PAAC) and Board of Directors go through before RASM officially endorses a candidate. The PAAC screening and review process provides an opportunity for Association members to become better acquainted with candidates running for elected office. This process allows members of PAAC to better understand a candidate’s stance on issues that impact the real estate industry to determine whether a candidate should receive support from RASM for their campaign. The PAAC consists of twelve appointed members, serving staggered three-year terms, plus the Chair and Vice-Chair of the Public Policy Committee, serving one-year terms. Members of the Committee must be REALTOR members in good standing with the Association. At time of appointment, seven of the appointed members must be residents of Sarasota County and seven must be residents of Manatee County. We also require all members of PAAC sign conflict of interest forms before screening any candidates. We occasionally receive questions from members asking whether we only support Republicans or Democrats, or whether we factor in issues such as the candidate’s support or opposition

to national political figures such as President Trump. I can assure you that is not the case. In the Realtor world, we are not the Democrat or the Republican party, but rather, we are the REALTOR Party. During our interview with each candidate and the PAAC deliberations immediately after each interview, the main consideration is whether this candidate will be a friend to the industry and whether they will protect private property rights while in office. The process does not end with the PAAC decision, the PAAC recommendation then goes on to the Board of Directors who can accept or deny the recommendation. Every Realtor member involved takes this responsibility very seriously, and although every RASM member may not agree with the decisions made throughout the process, you can be assured that the Committee and Board have done hours of due diligence before any endorsement is approved. It’s also important to note that RASM will never tell you how to vote, we are simply suggesting that you give these specified candidates consideration when you’re debating who to give your vote to. As a member of a Realtor Association, you adhere to a Code of Ethics that protects clients, the public and other real estate people. When you adhere to the Code of Ethics, you are responsible for properly using the Realtor marks. The term Realtor is not only a trademark owned by NAR and protected by federal law, but is also a valuable membership benefit that distinguishes members from all others in the real estate business, showing your commitment to your ethical practice.

The term Realtor , simply put, is defined as a being a member of the National Association of REALTORS . Think of it as the term Realtor being a brand. A Klennex® is not a “kleenex,” it’s a tissue. Just like a “Realtor ” isn't just another real estate agent, it’s direct representation of your membership. Market Analysis Year-to-Date Home Sales are Strong in Sarasota and Manatee Sarasota and Manatee County have closed more home sales so far in 2018 than sales in January through May of 2017. Inventory is still tight, and median prices continue to rise yearover-year. Overall, this month reports more closed sales and pending sales across the two counties. The two-county area reported 2,191 total closed sales, a one percent increase from May 2017. In the condo market, Sarasota sales increased by 6.4 percent to 452, while Manatee condo sales increased by 16.8 percent to 278. As for single-family homes, Manatee sales increased by 2.6 percent to 641, while Sarasota County decreased by 0.2 percent to 820. "The condo market in both counties has had an upward trend in pricing and sales so far this year," said Greg Owens, 2018 President of the REALTOR Association of Sarasota and Manatee. "Combined with the continuing strength in the single-family homes, we are seeing a very robust market. This makes it a great time to contact your local Realtor to sell, buy or invest in real estate." The number of properties that went under contract this month increased by 8.2 percent from May of 2017. In the two-county area, condo pending sales increased by 6.6 percent, while single-family homes increased by 9 percent. Pending sales can be a good indicator of future closed sales. Inventory remains tight in the two-county area. Sarasota single-family homes decreased by 5.9 percent, while Manatee

single family homes increased by 0.8 percent. As for condos, Sarasota inventory increased by 1.8 percent, while Manatee condo inventory is down by 0.9 percent in the two-county area. Median sales prices continue to rise in Sarasota and Manatee. Manatee single-family home prices increased by 2 percent to $305,000, and Sarasota increased by 8 percent to $280,750. Condo prices in Sarasota increased by 4 percent to $234,675, and Manatee decreased by 1.3 percent to $183,750. Year-over-year, the month’s supply of inventory continues to decrease, indicating a seller’s market. Manatee condos represent a 4.5-month supply and Sarasota condos are at a 4.8 monthsupply. Manatee single-family homes are at a 4.3-month supply, and Sarasota single-family homes are at a 4.2-month supply. Inventory may be tight, but the median time to contract showed an overall increase this month. Sarasota condos spent 63 days on the market, a 3.3 percent increase from this time last year. Manatee condos also increased with a 14.9 percent jump to 54 days. For single-family homes, the median time to contract is up by 12.8 percent in Manatee to 53 days, while Sarasota is down to 45 days, a 2.2 percent decrease. Commercial Investment Division CID Education Programs By Melissa Harris, Ian Black Real Estate; CID Education Chair In 2017, I joined the board of the Commercial Investment Division of RASM and was excited to learn more about an organization that I had been a member of for the past five years. As I sat through board meetings last year, I continued to focus on the mission statement of CID, which is “To be the leader in our marketplace by promoting professionalism to our membership through education, communications, and business development.” In my past professional life, I was a Human Resource Manager, and the “education” portion of our mission caught my eye. This year, I requested to hold the position of Education Chair, and I have been asking current members what formal and informal educational events they would like to see in our area. The most notable formal education path for commercial real estate is the Certified Commercial Investment Member, CCIM, program which consists of four one-week courses, two electives and a comprehensive exam along with a portfolio submission. While this path may not be for every CID or RASM member, the CCIM institute does offer a two-day foundations course which is an excellent introduction to the commercial real estate world. Through CID’s involvement with the local CCIM chapters, we have been able to secure this course at the RASM south office on September 25th & 26th. I encourage anyone who has interest in

learning more about Commercial Real Estate to take this class as it will help you better serve your clients and your community. More details for enrollment will follow in subsequent emails and magazines so please be on the lookout for this opportunity. This education objective is important to the CID Board, and there are scholarship funds available for formal education programs with reimbursement of up to $500 per year. The annual membership fees of $50 to join CID make this scholarship more than worth the cost to join. In addition, the CID Board is focusing on informal education this year through the monthly general membership meetings. Topics this year have included Taxes & Commercial Real Estate, Manufacturing Meets Real Estate and the Outlook for Real Estate & the Economy. Future topics include Commercial Contracts and Helping Your Client Form the Letter of Intent Through Lease Execution. Whether you are a new or seasoned agent working in Commercial Real Estate, I implore you to take advantage of these upcoming opportunities. Annual CID Sporting Clays Tournament In late April, the CID held the Second Annual CID Sporting Clays Tournament at the Sarasota Gun Club. This year's successful event raised $3,500 for the Boys & Girls Club of Sarasota County. It was a fun-filled day of networking and raising money for charity. The National Association of REALTORS (NAR) holds its legislative meetings in Washington, D.C. every May. This is an excellent opportunity for agents to network with association leaders from around the world as well as agents in other areas of the U.S. Over 9,000 agents attended including 90 international guests from 27 countries: Andorra, Argentina, Australia, Belize, Brazil, Canada, China, Costa Rica, Dominican Republic, France, Greece, Honduras, India, Jamaica, Malaysia, Mexico, Mongolia, Nicaragua, Nigeria, Panama, Paraguay, Philippines, Singapore, Spain, Thailand, Ukraine and the UK. Part of the annual governmental update focused on the status of visas. Over $3.1 billion has been invested in the EB-5 program and created over 65,000 jobs since its inception in 2003. This program continues to be extended, however, both the House and Senate have yet to change any of its provisions. The HB2 visa for seasonal workers was capped at 60,000 per year, but the Department of Labor issued an additional 15,000 visas to accommodate businesses who need more workers to fill positions. Green cards are also being capped and there is a huge backlog for approvals. Currently, 300,000 Indians in the U.S. will be waiting years before they are granted into the program. NAR feels this backlog will stunt both economic and housing growth. Money laundering continues to be an issue – particularly in New York, Texas, California and the Miami areas. Watch out for clients wanting to pay cash, have a quick closing and using a corporate identity. Set up your buyers with an attorney or title company early to vet this pre-closing. The website www.Realtor.com/international continues to grow with free data syndication to 14 major global market portals in 11 countries outside the U.S. They are receiving 200 million visitors each month with the latest stats showing Italy, Luxembourg, Germany, France, and Malaysia viewing these listings. According to March 2018 statistics, the U. S. cities with the most interest were Los Angeles, Detroit, Bellingham (WA), Miami, New York City, Kauai, Kissimmee, Phoenix-Scottsdale, Honolulu and Riverside (CA). www.MyRASM.com

It’s hard to believe we are approaching the halfway point for 2018. While time is going fast, we have much to appreciate. We celebrated Mother’s Day recently, and it is with great pride and admiration, we all wish every mother a special year. If it weren’t for our mothers, we would have a huge void in our lives. In regards to the Women’s Council of REALTORS Manatee Network, we are selling our raffle tickets and focusing on our next industry event. Steve Black was our speaker at the May Industry Event, and he was well received by the members and guests. He also held an informative workshop on June 18th at RASM, where I learned a great deal and hope you did as well! On June 4th, we had a social at the California Pizza at UTC. This was a membership drive and a benefit for all Business Partners in the Network. Each one received a gift card as a small token of our appreciation for all they do for us. We can never fully thank them which is why we are focusing more on referring business to them. California Pizza provided all the food at no cost, and we paid for the drinks from the proceeds from the bake sale we had for Valentine’s Day. Our next Industry Event is set for July 12th at The Bradenton Country Club on 9th Avenue West. We have two speakers coming, and you do not want to miss this. This year marks Women’s Council of REALTORS 80th Anniversary! We celebrated in our Nation’s Capital in May with more than 600 fellow members. It is a grand year indeed for our organization, and I am so proud to be a part of it all. The yearly Mid-Year Meetings teach us so much about our organization, provide the required education so that we can make the most of our Network, inform us of where our organization is headed and provide the kind of camaraderie that goes beyond all expectations. The fellow Council Members that I see each year are now good friends and supporters. That is what Women’s Council is all about! The professionals within our organization also participate in the NAR Track during the Mid-Year Meetings and play an active role in advocacy and advancement of our industry. Attending and being an active participant in Conferences and Conventions is also one of the most rewarding experiences of being involved with Women’s Council. We also provide our Members $100 reimbursement for attending Women’s Council activities during these conferences. I am surprised that I don’t see more members taking advantage of this benefit. Hopefully, I will see more of our Network participate in future meetings as it is also a lot of fun and a great way to bond and build friendships. With this 80th Anniversary Celebration, another more close-tohome celebration continues! We celebrate our longest-standing Sarasota Member, Team Member, Past Local, State and National President, Doris Edwards. Doris is an Icon within our Network and beyond and we could not be happier that she continues to be an active Member and Governing Board Member this year. Doris is celebrating her 40th year with Women’s Council Sarasota. Congratulations, Doris! We love you! Our next industry event is set for Wednesday, July 18th at the Sarasota Yacht Club.
