In today’s competitive real estate market, it’s never been more vital to promote yourself and your business. Marketing yourself is truly a multifaceted, constantly evolving endeavor, where one effort builds on the next. It requires multiple campaigns overlapping and interacting, building name recognition, confidence, and familiarity. But success takes time and consistency. And with the vast array of marketing options and social media outlets available today, it can seem overwhelming and expensive. With the proper tools and tips, agents can set themselves up for success without frustrations or breaking the bank.

or asking questions and the agent is not checking their notifications, potential clients may feel put off by the experience and take their queries elsewhere. Even a simple response proves that the agent is paying attention.

3. Going Off-Script: It’s important to script all video content thoroughly and rehearse it before filming, even when posting live content on social media. With the popularity of social media, it makes sense for agents to connect with potential clients and post their videos on those platforms. However, real estate professionals have to be trusted by their clients, and too many “umms” and awkward pauses don’t inspire the confidence needed to bring in new business. Agents should keep their messages brief and professional.

Social media outlets have never been more popular or readily available as they are today. According to NAR, there are over 1.3 billion Facebook members worldwide. In fact, Facebook remains the largest social network site, with 77 percent of Realtors® engaging, followed closely by Linkedin at 75 percent. Whether you’re using Facebook, Twitter, Instagram, Pinterest, LinkedIn, or something else, social media platforms are a powerful marketing tool that allow agents to connect with potential clients. It’s a brilliant way to engage with new clients, showcase talents, share aspects of your personality, and (some) personal and family information, so that you present yourself as a warm human being and not just a listing service. 1

1. Not Interacting enough: Social media gives agents the opportunity to interact directly with their potential audience. The goal of a post is not to blast out bits of information, but rather to engage your audience. So, if people are commenting

Something as simple as using the same profile and cover photo can help present a unified brand. Recognizing a familiar face creates a bond, and potential clients will remember an agent’s photo before they recall their name. When prospects see an agent across multiple platforms, that will give the agent’s brand a larger presence in the mind of potential clients.

4. Posting Listings Exclusively: Don’t focus solely on business all the time. If an agent posts nothing but listings with no engaging posts to inspire conversations, the audience will become bored and the posts will appear to be spam. 2

Effective Email Marketing Email marketing is a simple, free and effective format for reaching many potential clients at the same time. But like most marketing efforts, there are strategic ways to reach your target audience and mistakes to avoid. Every email communication should convey professionalism. NAR’s REALTOR® Magazine stresses the importance of professionalism in email and written communications on every channel, even after you have established a comfortable relationship with your clients. Just because you’re communicating via email, doesn’t mean you should be lax in your language, grammar or sentence structure. Use every opportunity to market yourself as the professional that you are. Every email, letter and communication should be treated as a resume that the public is using to determine trust and professionalism. Another simple but effective tool is optimizing an email signature properly. Realtors® should make certain that when they’re communicating with prospects, that they know how to easily connect with them. 3

effective EMAIL marketing

1. Pick a broadcast email distribution company. A few examples are MailChimp, Constant Contact, and Vertical Response. Choose one that is easy to navigate and that has a customer support center if you have questions. 2. Organize email addresses in a manageable database and keep this list regularly updated as followers will unsubscribe, and new contacts will be added over time. Also, keep contact in categories based on their interest. Some clients will want market statistics, while others might be looking for new listings only. 3. Send emails regularly within campaign categories. Email once or twice a week and reply to all inquiries as soon as possible. 4. Review the statistics regularly and track behavioral patterns. This data can be continually improved from one batch of emails to the next. The right email distribution company can help track the ‘Open Rate,’ and the ‘Click Throughs,’ as well as keep track of who interacted the most, what they clicked, and what time they clicked it. 4

The Right Tools & the Right Opportunity Proper promotion of yourself and your business also requires maintaining the leads you collect in an organized, user-friendly format. “The single most important marketing tool I maintain is my database. Once I talk to someone, that person goes in my database – period,” said Alex Krumm, Broker with NextHome Excellence. “I'm talking about friends, family, potential buyers, and sellers - everybody. It's a simple truth that EVERYONE YOU MEET will at some point have a real estate need. Great Realtors® recognize this and constantly maintain their list.”

"If you're not forcing registration on your website, you're leaving 90%+ of your possible leads on the table," Alex Krumm, Broker with NextHome Excellence. “My primary lead generator is my website, which generates new, real leads every day of the year using lead capture forms, but I also feed my database through Facebook, LinkedIn, Contactually, and various landing pages. The magic happens when I sync the leads through Zapier (an automation and integration software), which allows me to specifically tailor how www.MyRASM.com

and where my leads get into my database. Once leads are in the database, online marketing becomes a completely manageable task. Because my leads are all in one central location and are sorted by their potential needs I'm able to mass market with e-mails, texts, and Facebook ads,” said Krumm. Since marketing yourself goes beyond name recognition and community presence; coupling your efforts with the right opportunity will really attract a client’s attention. “We have found that property videos and Matterport tours help us get the most exposure for our properties and enhance our personal brand,” said Robert Milligan, Qualifying Broker with Allison James Estates & Homes. “I think it's difficult to market oneself without doing so in conjunction with a real estate opportunity. Customers are inherently interested in real estate offerings but let’s face it; nobody really cares about me or you as an individual. If you offer compelling opportunities, that's what will incite action from customers because they believe that you are in the best position to help them get what they want and need. We use property videos to pique interest, and then we advertise those on social media to very targeted audiences, which generates a lot of referrals. Regularly showcasing property with video on social media helps keep you at the top of mind with your audience and shows them that you are engaged with the market at a high level. We use appropriate hashtags with our social media property videos to expose our videos to a wider audience and attract more followers over time, and we do get referrals based on our online activity,” added Milligan.

Follow-through is critical Whatever type of marketing path is utilized, follow-up is essential. There are some great marketing strategies that work and ones that don’t. “Let me tell you what DOESN'T work: putting marketing together - in any format - and not following up regularly with leads over time,” said Krumm. “We're in a market in which most buyers and sellers are very patient and it can take months (or years!) for marketing to convert into business. Follow-up prospecting is the single most critical component of any effective marketing plan. Expecting a campaign to produce over time without investing time isn't realistic in a market like ours.” Digital media and social networking outlets are revolutionizing the way businesses work. However, that doesn’t mean oneon-one interaction should be forgotten. “There's simply no substitute for creating real relationships with people,” added Krumm. “The digital revolution has given us completely new ways to create new, real relationships with people that we've never met before, and that kind of lead generation is a cornerstone of my business.” Continued on page 8

Maintaining a fresh website Another great tip is to keep your website fresh and up-to-date. Make certain that there are no broken links, confusing content and that the site is easy to navigate, and easy for visitors to find contact information. Here are some elements to consider when updating your website: •

Include a sign-up form that can be used to sign up for press releases, newsletters, market updates, e-blasts, or alerts about special events. 5

Free Publicity The Florida REALTOR® Magazine identifies some great tips to enable Realtors® to create an effective media relations program that will establish you as an expert in the real estate market. It requires persistence and commitment, but if agents get into the habit of repeatedly writing their own press releases concerning issues of public interest, market updates and activities in the community, they can submit them to the local media outlets for a chance for publication. Agents need to be consistent, and in larger markets, it might make sense to hire an agency vs sending releases via a service. A few tips to be mindful of include connecting with reporters on LinkedIn, Facebook and Twitter. By following them on social media, and interacting, they will become comfortable and realize a Realtors'® market expertise. 6

Hiring a Professional Marketing oneself in our competitive real estate market can most definitely be a challenge and investing in the right professionals can really make an agent stand out from the competition. “Everyone we meet with has the same goal, to be successful in sales and relationship building,” said Elizabeth Reynolds, Chief Operations Officer at IAS Marketing Services. “This means that their marketing must be effective. At IAS Marketing Services, we like to help our customers learn that there is no “magic marketing button” and no one thing works for everyone. One business might have great success on Facebook and another might never receive a single lead on social media. This is why we developed a well-rounded marketing wheel. We start with your brand and then we spread it across multiple avenues. Such as a website, collateral material, promotions items, a social media presence, emails to your sphere, direct mail, and print ads. A well-rounded marketing plan also means getting back to basics and telling people about your business face to face, cold calling, walking the streets and door knocking and even manning booths at events. If you meet a lot of people and make a great impression, being able to hand them a promo item or business card or brochure will really help you stand out in their mind. 30% more people do business with someone after receiving a promo product,” said Reynolds. 8 AUGUST 2018

Whatever tools and resources an agent utilizes, marketing and self-promotions are necessary in today’s competitive real estate market. Tactics and resources will change over time, but continually marketing yourself professionally, staying up-to-date and fresh, and keeping your brand consistent will help cement on-going success. “Of all the tools I've tried throughout the years, the single most important tools are the ones that are attached to you your fingers to make the phone calls, your eyes to see what's happening in the market around you, and your ears to listen to what your customer really needs. Try taking someone different out to lunch once a week and ask the right questions, really listen to them, and watch your business EXPLODE,” said Krumm.

Realtor® Attorney Joint Committee Fantastic Wire Fraud Schemes and How to Avoid Them By Stephanie Cua, Real Estate Attorney, Barnes Walker Goethe, Hoonhout, Perron, & Shea, PLLC The real estate industry has recently become a growing target for sophisticated wire fraud schemes. Hackers have developed clever ways to defraud unwary buyers and sellers of their closing funds. In 2017 alone, nearly $1 billion in real estate purchase transactions have been reported as targets for wire fraud. A typical scheme works like this: throughout the closing process, the hacker monitors emails between buyers, sellers, real estate agents, and settlement agents. The hacker watches for an email with a copy of the settlement agent's wiring instructions, and modifies the attachment by substituting the settlement agent's bank account numbers (and sometimes even phone numbers) with their own. The buyer then receives a bogus email, which looks similar to emails sent previously by the actual settlement agent or real estate agent, stating that the wiring instructions have changed and new instructions are attached. The client, who is caught up in the emotional throws of buying their first home, then wires their entire life savings to the hacker's offshore bank account, and poof! There's a very good chance they will never see that money again. Out of desperation, the buyer will try to hold anyone and everyone accountable for losing their funds, including the bank, their attorney, settlement agent, and/or broker. Who is ultimately responsible for losing my buyer's/seller's money? Article 4A of the Uniform Commercial Code, adopted under Florida Statutes Chapter 670, typically places liability on the bank for unauthorized electronic transfers. However, liability can shift to other parties depending on whether “commercially reasonable security measures” were used and adhered to. Courts will look at different factors in determining whether security measures are considered commercially reasonable, such as whether financial information is communicated via encrypted email, or if steps are taken to verify wiring instructions. Wire fraud can be very scary, but you don't have to live without technology to avoid it. Here are some extra steps you can take to help protect your buyers and sellers:

1. Trust but verify. Once your client receives wire instructions from a settlement agent, tell the client to call the settlement agent’s office directly to verify the bank account numbers. However, don't just rely on the phone numbers on the instructions. Some hackers will change the phone numbers to their own, so that when you call to verify the account numbers, you're verifying numbers with the hackers. Instead, call using the phone number listed on the settlement agent's website or business card. 2. Educate your clients. Buying or selling a home can be both exciting and stressful for everyone, but don't forget that you're the expert. What may seem like common sense for many of us in the industry may not be to our clients. For example, let your clients know that a broker or real estate agent will never send wiring instructions to them via email, or that account numbers on wiring instructions don't typically change at the last minute and they should alert you or the settlement agent if they receive any communications with new instructions. Sharing your knowledge with your clients as early as possible in the transaction may ultimately prevent them from becoming a victim. 3. Adopt extra security measures. Secure your email account by changing your password on a monthly basis, and if you send any sensitive financial information via email, make sure to send it encrypted. While adopting added security measures won’t completely prevent wire fraud, it can certainly reduce the chances of it happening.

Suncoast Regional YPN Get Engaged with the YPN By Hannah Veitkus, Realtor®, YPN Committee Member Millennials. That word seems to be attached to a whole plethora of discussions these days. Are they helping or hurting the economy? Are they shaking up the political stage in a positive or negative way? Are they altering the world of technology or simply becoming slaves to it? Whatever your opinion, I think we can all agree that millennials (which encompass everyone born between 1980, and the early 2000s) are shifting the world around us with unique expectations for how they want to be served. As Realtors® we need to understand the changing landscape of expectations in order to deliver the highest value to this generation of clients. Millennials have a reputation for leveraging peer-to-peer education that goes well beyond the classroom. As a millennial myself, I talk to my peers about more than just what we learned in the classroom or office setting but also about the world around me, purchases I want to make, places I want to travel to, projects I want to accomplish…and the list goes on. We love getting feedback from people we trust, and those we believe have some subject matter expertise on the topics that are important to us. Therefore, it should come as no surprise that our very own Young Professionals Network here at RASM decided to host “A Day in the Life of a Top Producer” as one of our educational events this year. We love learning from one another, so why not

gain some knowledge from our area’s most successful Realtors®?

This year our panel consisted of Drew Russell, Michael Saunders and Company, Jim Soda, Premier Sotheby’s International Realty, and Judi Taulbee, Fine Properties. The questions asked of our panelists consisted of everything from their morning routine to the role that mentors have played in their life, to their favorite lead generation sources. Is it really any surprise that area’s top producers all rise to the day’s opportunities before 6:30 am? Perhaps not, but they also claim very little time in the office. Would you have guessed that? The areas’ top producers reinforced that success is no accident and that a support system in the office and at home was essential to staying at the top. Important messages offered by our panel: • • • • • •

Answer your phone (always) and get out there in front of people. Treat your clients with the highest form of respect and care, always, even on your bad day or theirs. Grind it out. There is no replacement for a strong worth ethic. Never stop learning. You have to spend $ to make $. Set realistic goals and hold yourself accountable; if this is a challenge area for you, have someone else you trust help to hold you accountable.

These top producers agreed that not every lead source works the same for individual agents, but their top sources included Zillow, past clients, referrals and good old fashioned farming for leads. They also encouraged all agents to reach out to their office’s top producers or even to other area top producers in their market to leverage the power of a high performing network. Thirty minutes over coffee or lunch simply listening and absorbing knowledge from someone who is succeeding in this business is priceless. No matter what stage you’re at in your career with real estate, why not take a page from the millennial handbook and learn from your peers?

Government Affairs Ordinance Updates & Volunteer Opportunities By Max Brandow, Government Affairs Director Change the Date Sarasota I am happy to announce that the Decide the Date Initiative has now completed the second of three phases. Decide the Date was an initiative to change the date of the Sarasota City Elections from the springtime to the regular fall election period. This will save Sarasota city taxpayers approximately $100,000 each election cycle. This move will also increase voter turnout across the city. Now that we have completed the petition gathering process and the city commission process we will be heading into the final phase: the campaign process, now known as Change the Date. We are encouraging all RASM Sarasota City residents to be champions for Change the Date Sarasota. If you would like more information on the ballot initiative, or if you are looking for ways to get involved, feel free to reach out to me. Longboat Key Sign Ordinance

consider joining one of the three RASM Political Committees: The Public Policy Committee, RPAC Committee, and the Political Action Advisory Committee. The Public Policy Committee is a great committee if you are passionate about local policy issues and want to get more involved in how RASM addresses those issues. The RPAC Committee is the group that makes all of our political efforts possible by fundraising for our political fund. We use these funds to help Realtor®champions get elected so that they can fight for you in office. We also use these funds to fight for issues you care about in Tallahassee, like reducing the Business Rent Tax and capping homeowner’s association estoppel fees. The Political Action Advisory Committee screens and recommends candidates for endorsement. This committee is very essential to what we do at RASM, and the members dedicate many hours in order to properly vet all the candidates that may be representing you in Tallahassee or on City and County Commissions. I hope you will consider one or more of these three Committees.

Longboat Key recently passed a new sign ordinance that may require some agents to buy smaller signs than they currently use. After much discussion with the Longboat Key Town Commission and the Longboat Key Planning Department, the Commission voted to reduce the dimensions of real estate signage on the island down to 3 square feet. RASM staff and Realtor® members spoke out against this reduction at both readings of this ordinance, arguing the reduced sign size would burden Realtors® in the area and force them to special order Longboat Key-specific signs. Unfortunately, our recommendations to the Commission to meet us in the middle and allow 4 square feet was not taken up. Although that is not the result we wanted, the ordinance is not all bad for Realtors®. Longboat Key did decide to eliminate the permit process for temporary real estate signs; this will save our members time and hassle when selling a property on Longboat in the future. There will be a 6-month transition period to allow Realtors® to come into compliance with the new code. These changes will be effective in January 2019. RASM has noted the Commissioners who voted to reduce the sign dimensions for this ordinance and will take that into account when we screen the Longboat Key Commissioner races in the Spring of 2019. Sarasota and Manatee Home Sales Rise Again in June

The Sarasota and Manatee market stays on trend with increasing home sales, rising median prices and low inventory in June 2018. "We’ve consistently seen low inventory levels and rising prices over the last few months,” said Greg Owens, 2018 President of the REALTOR® Association of Sarasota and Manatee. “But, sales continue to maintain a steady pace, supporting a strong local economy.” Sarasota County and Manatee County reported a total of 2,097 closed sales in June 2018, a 5.2 percent increase from last year. In the condo market, Sarasota sales increased by 3.8 percent to 384, while Manatee condo sales increased by 20.9 percent to 278. As for single-family homes, Manatee sales increased by 4.8 percent to 637, while Sarasota increased by 1.7 percent to 798. Combined pending sales, or the number properties that went under contract this month, increased by 3 percent from June of 2017. In Manatee County, condo pending sales are up by 7.3 percent, while single-family pending sales are up by 9.9 percent. As for Sarasota County, there was no change in the condo market and a 2.3 percent decrease in single-family home pending sales. "Real estate is local,” added Owens. “Single-family pending sales are up in Manatee and down in Sarasota County. Find a Realtor® with the expertise in your specific, local market.” Overall, inventory is down compared to June 2017. Sarasota single-family homes decreased by 3.4 percent, while Manatee

single-family homes decreased by 1.1 percent. Sarasota condo inventory increased by 1.9 percent, while Manatee condo inventory is down by 2.8 percent in the two-county area. Median sales prices continue to rise. Sarasota single-family homes increased by 1.6 percent to $279,500, while Manatee increased by 0.8 percent to $300,000. Condo prices in Sarasota increased by 2.7 percent to $221,250 and Manatee increased by 4.9 percent to $191,500. At less than 5 months to deplete the current inventory, the two counties represent a seller’s market in June 2018. Manatee condos are at a 4.1-month supply, a 6.8 percent decrease from last year. Sarasota condos are at a 4.5 month-supply, a 6.3 percent decrease. Both Manatee and Sarasota single-family homes decreased to a 4.1-month supply of inventory. The CID is working toward one of our three 2018 objectives by better serving our members through education. By providing this content to the general meetings, we are able to enhance the skills and knowledge of our community. To date, our journey has spanned the nuts and bolts of contracts and leases to broadening our perspective and considering the future and its impacts on our Commercial Real Estate. Topics to date have included: •

We will continue to provide programming throughout the year that will further broaden our horizons and encourage productive peer-to-peer engagement: August 21: Affordable, Obtainable Workforce Housing: Whatever You Call It, How Can our Community Achieve It? This will be a discussion with Jon Thaxton, of the Gulf Coast Community Foundation and Sarasota County Former Public Official, and William Russell, President, and CEO of the Sarasota Housing Council. October 18: Overcoming the Overwhelming Decisions on the November Ballot: This program will help us answer questions related to the resources available during election season and how to cast a vote based on informed and personal choice. 28 AUGUST 2018

November 20: The Commercial Loan, and Small Business Administration Options. There are a number of options to secure a loan for commercial property. This program will help us better understand the appropriateness and details of the SBA Loan. December 7: we will end our year with our Installation and a chance to set up 2019 for success. A wide range of programs have been offered to members of the Commercial Investment Division. Learning never ends if you want to stay on top of your game. Members of CID, we hope to see you in attendance. The most important thing to remember is that the professionals that are in the room are better prepared to serve the public. You have to be present to be a winner.

Global Business Council Can the Suncoast Become a Manufacturing Hub? By Stanley Heinlein, ACP, Hembree & Associates, Inc.; Commercial Real Estate Can the Suncoast become a manufacturing hub? The Sarasota/Bradenton area is best known as a tourist destination with beaches, shopping, climate and a great quality of life. Tourism and construction have long been twin drivers of our economy, and overshadow the important economic sectors like manufacturing. However, the importance of manufacturing cannot be overlooked. Manufacturing provides community resilience and stability when recessions halt building and the tourism industry. What must we do as a community to ensure the needed infrastructure, physical and personnel, are present to support a thriving manufacturing sector?

Program and that all students graduated with a job locally at living wages. However, more must be done to educate and expose students and parents to the opportunities in manufacturing. Those who work in the manufacturing sector and other trades struggle with finding affordable housing. Tourists buying second homes and high net worth individuals retiring to the area drive up home prices. The local government must work to ensure land can be developed at an intensity that allows for the workforce to afford to live in the community as well. The Suncoast possess the potential for manufacturing growth. However, it will require a unified effort by multiple entities including educators, housing developers, the government and manufacturers, all collaborating together to keep us competitive.

On the physical side, COSTAR provided reports of marketwide industrial vacancy of just 2.2%; this makes it difficult for new manufactures to open, and existing manufacturers to expand. Land intended for light manufacturing has been repurposed by retailers, multi-family development, and car dealerships. Peter Straw, the Executive Director of SarasotaManatee Manufacturing Association (SAMA), expounds on the issue: “finding acreage zoned for manufacturing development is problematic. North Port and Ellenton stand out as possible exceptions. Manufacturing provides more than just jobs; for every $1.00 a manufacturing wage provides it creates $1.65 additional economic impact in the community. Our economy needs manufacturers to be balanced and resilient,” said Straw. We also need to provide a skilled workforce that makes the Suncoast competitive to attract and keep manufacturers here. The current curriculum tract available to most students does not expose them to manufacturing opportunities. Neighborhood Spotlight River Dance Condominium: Where the River Greets Downtown By: Carol VanDoren, RE/MAX Alliance Group Dredging of the Manatee River began in the late 1800’s. It straightened the river, made it deeper and improved its ability to serve ocean-going schooners and steamboats. The dredged river bottom created more land and became known as “The Sandpile” to local residents, but it now hosts condos, apartments, a hotel and the Manatee Performing Arts Center. The Crown Jewel is the River Dance Condominium.

It’s hard to believe we have passed the first half of the year and we are now closer to the Holiday Season. While this is our off season, many of us are getting busy. I continue to see many new faces as well as familiar ones at our many functions. I know this is vacation time. However, the market is still moving. Make sure you get your piece of the cheese. On July 12th we had our Industry Event at the Bradenton Country Club, and if you didn’t come, you missed out. We had two speakers from Manatee County who were very informative. Geri Campos Lopez, Director of the Redevelopment and Economic Opportunity Department and Carl Callahan, City Administrator and Director of the Economic Development Department. They could have talked for hours, and we all were focused on their content. I feel very strongly about the progress that they are making to improve our area for everyone. Several members still talk positively about our previous speaker, Steve Black, and his workshop was very thorough and informative. We also continue to focus on giving valuable referrals to our many Strategic Partners. We appreciate all they do and want them to be successful. We need each other. Many of us headed to Orlando in August for the Florida Realtors Convention & Expo. As a member of WCR, we focus on education and networking. Because of this, our network provided ten rooms for its members to attend. Attendees only needed to pay for food and their registration fee. We had a blast!!!! We plan to continue to grow and make lots of noise as we move forward. I invite anyone interested to come to one of our events. If you are not a member of the Women’s Council of Realtors , what are you waiting for? We focus on education, networking and building leadership skills. We have two local networks, Manatee and Sarasota.
