Networking
To the extrovert, networking is often viewed as an exciting way to meet new people. On the other hand, to the introvert, networking is seen as an awkward, embarrassing drudgery necessary to promote oneself in a competitive environment. Either way, it’s hard to ignore the importance that networking has on your career. But how, when, and where do you do it successfully? We’re breaking down the do’s, and the don’ts of real estate networking. Staying connected to peer groups and business professionals and continually promoting oneself and building a strong network of professionals that you can count on.
What is networking?
Often people think of networking as just drinking at a bar with some small talk and a subtle sales pitch. It can feel fake because typically, it is fake. If your intent is to engage in conversation simply to gain something for yourself, it’s going to be painfully obvious to others. Each of us has been on the bad side of a cheesy conversation dripping with the eventual, “but wait, there’s more…” As a result, networking often gets a bad rap. It can be a daunting and exhausting task, especially when most of us already have extremely packed schedules and networking hardly seems worth the time. But networking, when done properly, is so much more than exchanging information with others for business purposes. Networking is about building trust and genuine relationships with those around us. It’s about making connections, having fun, and forging friendships. And most importantly, proper networking is essential to success. Never. Stop. Networking. Whether we realize it or not, we are always networking. Whether we’re dropping the kids off at school, shopping at the mall, or attending a work function, we are networking. Whenever we take the time to interact with others, we have the opportunity to promote our self, our business, and our brand. Simple, everyday conversations with those around us are the basic building blocks of forming relationships, which in turn, lead to friends, business partners, and sometimes, future business opportunities. 6

“Network and promote yourself by helping others, volunteer on committees, or in the community; join organizations that align with your goals. When you help others, it will come back to you,” said Debbie Urban, Area Sales Manager for Stock Development. “And when you’re at an event, make an honest effort to meet everyone, talk with them, let them know who you are and that you’re here to help them. Send handwritten notes to congratulate or thank them for something, make personal phone calls, set yourself apart and be genuine,” she added. Even in your own office environment, networking is essential. You might be tempted to overlook the importance of networking with your office colleagues… don’t! Networking with your co-workers and office staff can be very helpful in your career. Building trustworthy connections in the office can lead to new job opportunities, finding a mentor, and helping you grow personally. We often work long hours with those in our offices and inner circle; spend that time wisely and build solid relationships. It sounds simple, but you will never regret the benefits of good relationships throughout your career.
The Importance of Relationship Building
Networking is all about relationship building, connecting with others in a genuine way. When you need a new hairstylist or help with a home improvement project, or a good car mechanic, what do you do? You ask your friends for their recommendations. You seek out those who you know will provide you with the best results, the best service, because you trust their opinion and expertise. When your friends and colleagues are considering hiring a professional in a field that you excel at, you want your name to be on the top of the list. “Successful networking is putting yourself in a position to be helpful to others who have a specific need, so that you can lead them to a solution,” said Robert Milligan, President, Preferred Shore.

“Build a good rapport with those around you. If you do a great job at this repeatedly, you become known as the best expert to seek when someone has that specific challenge, and that is how your business grows,” he said. In the world of real estate, the stakes are high. Realtors® and brokers have a great deal of responsibility on their shoulders as they help their clients invest their life savings in the purchase or sale of a home. Having a bank of professionals who you can trust is paramount to success. “In real estate, we cooperate with other brokers to make deals happen. Having good relationships and maintaining credibility with the broker on the other side of the transaction can encourage better outcomes for you and your customers,” said Milligan.

When you need a trustworthy home inspector, or attorney, or plumber NOW, you need a database of businesses that you can reach out to with confidence and trust. The only way to get that assurance and trust is to take the time to build relationships with others. Take the time to find out who is dependable enough to place your very valuable trust. “Relationships are the foundation of residual success,” said Jacqueline Mazur, Marketing & Business Development Director with Berlin Patten Ebling. “In a world where a million choices are at your fingertips and loyalty is fleeting, relationships and trust become even more vital to building your business. Relationships are built in person, not on the internet or phone, and they take time but pay huge dividends to both your business and mental health.”
The Right and Wrong way to Network
Common courtesy goes a long way in just about every walk of life, and networking is no different. Do any of us enjoy a telemarketing call in the middle of dinner or a pesky door-to-door salesman who just won’t take “no” for an answer? Good networking requires putting yourself in someone else’s shoes and considering how well your actions will be received. “Have you ever walked into a crowded function, only to have ‘Joe Blow’ interrupt your conversation to shove a business card in your face, and ask you for your business? Off-putting, right?” said Mazur. www.MyRASM.com
“When networking, I always like to learn about the person I am speaking with, and what is important to them. If I feel that their values and expectations align with mine and my company’s, then I would consider how I can be of value to them or their business. It is okay to ask for someone’s referral, but you must earn it first!,” “We tend to be turned off by pushy people who are constantly talking about their business,” said Urban. “Don’t start talking about yourself and business right away, handing out brochures, or constantly pushing your business on Facebook. Treat people like a friend, introduce yourself, not your title or business, ask about their day, their business, and find common ground,” added Urban. Networking pitfalls happen when we put unrealistic goals on ourselves. Just because you come home with 20 business cards from a networking event, doesn’t necessarily mean that you have made 20 genuine connections. Focus on quality vs. quantity. “Networking goes wrong when you expect things from people,” said Milligan. “Don't join groups, clubs or friends to see what you can get out of them and don't have any expectation that anybody owes you anything. Your responsibility is to make yourself so valuable that people choose to do business with you because you are the best at what you do. Don't worry about your friends who list or buy with someone else. Be gracious and maybe you can improve by working on yourself to become the person they will choose next time,” Milligan added.
Don’t give up.
Building true connections takes time. Networking should be viewed as an investment in yourself and your business. Invest time and energy for the long term so that people know you are a permanent feature and committed to your craft. The more you give, the more you get. Continued on page 8

Building and Protecting your Brand
You are your brand, all the time, in every situation. Whether we like it or not, we are always being watched and judged, for better or worse. One unprofessional tweet, post, or a slip of the tongue can damage our brand more than any act of kindness. “The foundation of any relationship is trust and it takes a great deal of intentional effort to earn trust, but it only takes a quick lapse in judgment to lose it all," said Milligan. Nobody has the energy to pay attention to a promotion of how wonderful you are. The only thing that gets anybody's attention is how you can help them overcome a particular challenge they are facing currently,” he added. “When building a brand, especially one where YOU are the brand, the most important thing you can do is make others feel good about themselves,” said Mazur. “You never know when a simple, kind gesture such as a warm smile could lead to your next big break. If you make your daily decisions based upon leaving a positive impact on those you work with, you are actively protecting, building, and promoting your brand at no cost.”
Follow up
Once the networking function is over and you have your foot-in-the-door with your genuine connection, don’t forget to follow up. You worked hard to earn the interest and respect of your new contact, don’t lose it by forgetting about them. Jot down notes about your conversation, remember the things that were important to them, and follow up with them promptly. “It's often said that networking is where the conversation begins, not ends. If you've had a great exchange, ask for the best way to stay in touch, said Milligan. “Some people like email or phone; others prefer social networks like LinkedIn. Get in touch within 48 hours of the event to show you're interested and available, and reference something you discussed, so your contact remembers you.” Whether you’re a networking natural or struggling communicator, it’s hard to deny the importance good networking has on your career. “Don't force it. Networking shouldn't feel like work. Go to places that you actually enjoy, and talk to people who energize you, and the right relationships will come into play at the right time,” said Milligan. 8

TIPS
1. Resist the urge to arrive late. Showing up early at a networking event is a much better strategy than arriving late. As a first attendee, you'll notice that it's calmer and quieter and it's easier to find other people to talk to. 2. Ask easy questions. Don't wait around the edges of the room, waiting for someone to approach you. Also, don't forget to listen intently to their replies; listening can be an excellent way to get to know a person. 3. Ditch the sales pitch. Remember, networking is all about relationship building. Keep your exchange fun, light and informal. People are more apt to do business with people whose company they enjoy. 4. Share your passion. Win people over with your enthusiasm. Talking about what you enjoy is often contagious, too. When you get other people to share their passion, it creates a memorable two-way conversation. 5. Smile. It's a simple, but often overlooked, rule of engagement. By smiling, you'll put your nervous self at ease, and you'll also come across as warm and inviting to others. 6. Don't hijack the conversation. The most successful networkers are good at making other people feel special. Look people in the eye, repeat their name, listen to what they have to say, and suggest topics that are easy to discuss. Realtor® Attorney Joint Committee All Things Waterfront By Erin Hope Christy, Associate, Williams Parker Harrison Dietz & Getzen People flock to Florida in search of the sweet life filled with sun, sand, and water. Many have sold homes up north to relocate to the gulf coast of Florida and start their outdoor life with the water literally outside their backdoor. It’s important to be prepared so you can help your customers find a home that fits their needs. Whether your customer is looking for move-in ready, a fixer-upper, or vacant land, knowing what to look for and how to understand your customer’s needs will go a long way in guiding the search. While there are seemingly endless waterfront considerations in Florida, this article will focus on a few most commonly encountered issues. If your customer is purchasing a home on the water with a dock, understand that a dock does not mean boat-able water. Our state and local governments work with owners to ensure property rights, navigation, and natural resources are protected while providing access to waterfront property owners. You may see a dock on a property that actually only functions as a fishing pier. A dock is a structure extending from the shore over water used for the purpose of securing and providing access to ‘buoyant vessels’ while a pier is a structure which is used primarily for fishing, swimming, or launching non-motorized vessels such as canoes or kayaks. Often, the difference in the ability to use the dock or pier is determined by the depth of the water. Your customer should order a bathymetric survey to determine water depths, not only at the entry point, but also out to navigable water, and confirm with the proper municipality whether their boat will be navigable from their lot. Similarly, you’ll want to understand your customer’s intent to use the residence and their plans for future renovations. Flood zones and proximity to water play corresponding but different roles in the analysis of whether the property will work for your customer’s intended purpose. Unless the residence is grandfathered-in, the ability to renovate a property in Zone A or Zone V flood zones will depend on the structure’s compliance with elevation requirements. A buyer will want to get an elevation certificate along 12

with their survey to confirm any future projects, even ones like replacing a roof, are not held-up or denied due to existing improvements below the base flood elevation. If your customer is eying property along the shoreline and looking at the possibility of adding on to a home or tearing down an existing home and building a new one, they need to be mindful of the long road that could be ahead of them. Local and state lines have been established that limit construction near the shoreline and require special variances before a person can add or replace any square footage seaward of those lines. In Sarasota County, construction occurring seaward of the Gulf Beach Setback Line requires approval by the Board of County Commissioners, even if there is already a structure on the property. The variance application is intense, requiring boundary and topographical surveys, site plans, and a written application addressing the criteria for approval. This process can take between 4-6 months and cost tens of thousands of dollars to complete. Seeking guidance from an attorney, architect, and contractor as part of your due diligence for any property on or near water is important as there can be unexpected challenges. By Max Brandow, RASM Government Affairs Director In March of this year, RASM members ventured to Tallahassee for the Florida REALTORS’s® 2019 Great American REALTOR® Days (GARD). Realtors® throughout the state met in Florida’s capital to discuss important legislation affecting the real estate industry with their State Senators and Representatives. A highlight of the trip was a sitdown meeting between RASM advocates and Florida Senate President, Bill Galvano and our local State Senator, Joe Gruters. We also met with all of our Florida House Representatives while in Tallahassee. Members spoke to our Senators and Representatives about their legislative priorities for the year, including a push to stop Assignment of Benefits abuse.

Florida REALTORS® also organized a Legislative Issues Briefing Luncheon with Governor Ron Desantis. The governor presented to hundreds of Realtor® members across the state, updating them on his plans to make Florida the most competitive business environment in the country. When session is finished, we will provide an update on how we fared legislatively this year on all of our issues. Mortgages more likely now for self-employed clients The two largest sources of mortgage money in the United States want self-employed loan shoppers to know that their chances of getting a home loan approved have increased. Fannie Mae and Freddie Mac rolled out automated underwriting technology changes for lenders that take a lot of the guesswork and risk out of the approval process when the self-employed apply for a mortgage loan.

Lenders have been reluctant to approve loans for the self-employed because, in part, it's expensive, timeconsuming and labor-intensive to gather and analyze the paperwork needed to verify income and gauge risk. It's much easier and profitable for them to process applications from wage or salaried employees who get a W-2 issued by their employer. But this new technology, incorporated into the companies' automated underwriting systems, enables lenders to analyze a self-employed applicant's paperwork quickly and accurately. They can come to a decision in a fraction of the time it used to take – and with far less speculation involved. The process potentially increases efficiency so much that even small community banks in rural areas can find it cost-effective to consider loan applications that they might have passed on before. Court strikes down NAR’s health insurance plan A federal judge ruled in March that the Department of Labor's act allowing associations to offer healthcare plans was illegal. In the ruling, District of Columbiabased U.S. District Court Judge John Bates said it allows participants to "avoid the most stringent requirements" of the Affordable Care Act. In response, National Association of REALTORS® (NAR) President, John Smaby, issued a statement opposing the court's ruling. "As independent contractors, Realtors® have long struggled to find and secure affordable health insurance options," said Smaby in the statement. "This is why NAR strongly supports the U.S. Department of Labor's final rule expanding access to Association Health Plans. This rule has been successful and is growing in many states, providing high quality, lower cost coverage alternatives to many of NAR's 1.3 million members and their families." The Labor Department disagrees with the report, and the Justice Department announced that it would consider "all available options" after the ruling. The Labor Department said in a CNN report it disagreed with the decision while the Justice Department said it will consider "all available options" after Bates' ruling. "The administration will continue to fight for sole proprietors and small businesses so that they can have the freedom to band together to obtain more affordable, quality healthcare coverage," a Justice Department spokesman said. "We are extremely disappointed in this week's District Court decision, which threatens the progress Realtor® Associations have made in offering much-needed health insurance solutions," Smaby said in the statement. "NAR is reviewing this ruling to determine its potential nationwide impact, and we vow to continue to fight for more affordable, quality health insurance options for our members."

RASM Gives Back: Announcing 2019 Community Partners As Realtors®, we believe everyone should have a safe place to call home and a community to be proud of. To support this mission, RASM partners with area organizations in need to provide volunteers and other support. The Community Outreach Committee recently met to review Community Partner Applications and select projects to work on throughout 2019. After approval from the Board of Directors, the committee is proud to announce this year’s partners: Heroes Welcome Home. The mission of Heroes Welcome Home is to honor the sacrifice of Veterans and their families, by lending a hand up in removing financial obstacles and supporting other needs to promote home ownership and stable housing. RASM members will be invited to volunteer at their Music Festival on Saturday, May 18 and at their Golf Tournament on November 9. Salvation Army Bradenton. A true staple of The Salvation Army is their annual Kettle Bell Campaign. In 2018, the organization raised more than $200,000 during the campaign to support their local shelters and social services programs. RASM is proud to support their mission during the annual Kettle Bell Campaign later this year.

Market Analysis Single-Family Home Sales Rise in March 2019 In March of 2019, inventory continues to rise in the Sarasota and Manatee housing market. As for sales, single-family homes increased, while condo sales decreased. The two counties differ in prices with a median price increase in Manatee County and a decrease in Sarasota County. Following the same trend as February’s report, closed sales increased for single-family homes but decreased for condos in March. Single-family sales increased by 8.4 percent to 629 in Manatee County and increased by 1.4 percent to 778 in Sarasota. Manatee condo sales decreased by 2.8 percent to 276 and Sarasota condo sales decreased by 13.6 percent to 393. “The condo market in Sarasota was exceptionally strong last year,” said Amy Worth, 2019 President of the REALTOR® Association of Sarasota and Manatee. “It would be very unusual for that trend to continue for an extended period of time.” Pending sales, or the number of properties that went under contract during the month, decreased by 0.3 percent in the twocounty area. Single-family pending sales increased by 0.2 percent in Sarasota County and increased by 5.7 percent in Manatee County. Condo pending sales decreased by 0.6 percent in Manatee. As for Sarasota, condo pending sales decreased by 6.4 percent. “Single-family homes continue to become more balanced, spending more days on the market while closed and pending sales increase,” said Worth. “This could be a sign of more activity from sellers and buyers entering the market.” The median time to contract, or number of days on market, increased for single-family homes, but decreased for condos. Single-family homes in Manatee spent more days on the market with a 23.4 percent increase to 58 days, Sarasota is the same as this time last year at 51 days. Sarasota condos spent fewer days with a 21.2 percent decrease to a median 52 days on market and Manatee condos decreased by 17.4 percent to 38 days. Overall, inventory increased year-over-year in March 2019. For single-family homes, inventory increased by 13.2 percent in Sarasota and decreased by 2.0 percent in www.MyRASM.com
Manatee. Condo inventory increased by 12.1 percent in Sarasota and by 1.9 percent in Manatee. “When looking at price, the two counties differ. Manatee County’s decrease in month’s supply could explain the continued rise in median price. Sarasota shows the opposite with a decrease in price and increase in month’s supply,” added Worth. “Manatee seems to be out-pacing Sarasota especially with all the new development in Lakewood Ranch, Parrish, Palmetto, and Myakka City.” Median sales prices increased in Manatee County but decreased slightly in Sarasota County. Single-family home prices in Manatee increased by 9.5 percent to $312,000, while condo prices increased by 1 percent to $203,450. In Sarasota County, singlefamily home prices decreased by 0.7 percent to $285,000 and condo prices decreased by 5.1 percent to $227,825. The month’s supply of inventory increased in Sarasota, but decreased Manatee County. Sarasota, single-family homes are now at a 5.3month supply, while the condo market continues to favor the buyer with a 6.4-month supply. As for Manatee County, the market continues to favor the seller with a 4.2-month supply for single-family homes and a 4.8month supply for condos. Combined, new listings in the two-county area decreased in March. New listings for single-family homes increased by 3 percent in Sarasota and decreased by 8.6 percent in Manatee. Sarasota condo new listings decreased by 13.6 percent and Manatee condo new listings decreased by 8.1 percent. Over 100 prominent speakers and 1,400 influential businesses and political leaders joined the World Strategic Forum in Miami on April 1-2, 2019 to share knowledge on building a sustainable future. The two main themes of the forum were “Global Economics, Finance, and Innovation,” as well as “Energy, Infrastructure and Sustainable Development.” From the topics discussed: Shaping An Inclusive And Sustainable Global Economy The pace of global economic expansion is expected to continue. However, leaders are adopting new strategies to ensure the continuation of sustainable growth is not affected by trade disputes and geopolitical tensions as well as the tightening of global financial conditions. Focusing on innovation and opening new market channels were some of the remarkable strategies. Incubating Innovation Innovation and entrepreneurship is vital for both economic development and corporate growth strategy. With constant disruption, companies and organizations must cultivate innovation to ensure success in a competitive marketplace. Harnessing The Potential of Artificial Intelligence Artificial intelligence is increasing exponentially and will change many facets of social and economic life through new consumer applications of artificial intelligence. However, artificial intelligence faces adoption barriers as of concerns from unintended consequences, misuse, algorithmic bias, and questions about data privacy. The Future of Work Few industries remain unaffected by today’s rapid pace of technological change. How will the new wave of automation affect employment? What educational models are best suited to prepare the workforce for the future job market? In what ways is the nature of work expected to change? How can employers best prepare their workforce? From the President Elect’s View… Talk about out of my comfort zone… stepping into the 2019 PresidentElect position was not something I ever thought I would do! In my 19 years as a Realtor®, I decided to take my business to the next level, how? I started by enrolling in the Realtor® Association of Sarasota & Manatee 2018 Leadership Academy. Next, I decided to run for the 2019 President-Elect position, and the rest is history. Serving as 2019 President-Elect of Women’s Council of REALTORS® Manatee Network, I have learned so much in just a few months. My position allows me to build leadership skills and prepares me to assume the presidency in 2020. Part of my responsibility this year is to cultivate and manage relationships with our Business Partners, and ensuring a level of satisfaction and educating on the benefits of their Women’s Council Membership. Our Manatee Network has some of the most dedicated and supportive Business Partners in the area. As Realtors®, we know that without them, contract to close would NOT be possible! Another important piece of my responsibility is attending District, State, and National Meetings. These allow me to build so many relationships with amazing Realtors® and Business Partners from all over the United States. Tracking our progress and performance from a local level to a state and national level identifies areas for continued improvement, and meeting our goals in the coming year. Getting involved and out of my “comfort zone” has allowed me to grow, and I am excited as I continue this year as President-Elect. Hello everyone! Thanks to all that made it to our Happy Appy Hour event at Brio Tuscan Grill last month. We had a great time networking, nibbling on appetizers and downloading useful real estate apps! Among some of the many positive comments was a desire to do a lunch event – so please see below! Our next Governing Board Meeting is on April 29 at 10 a.m. at RASM South. All members are welcome to attend to find out about the “inner workings” and, who knows, maybe to even become involved next year. May 9 will see our Motown Madness event held at The Grove. This should be a great, fun event, dancing to our favorite golden oldies and a silent auction, plus guest instruction from our friends at Fred Astaire Dance Studio. On July 11 we will hold our Past Presidents lunch, and this will be at the fabulous Field Club. We are honored to have Kate Rossi of Coldwell Banker Residential Real Estate as our guest speaker. Kate’s story is pretty dramatic, having risen through the ranks (starting like most of us as an agent) to becoming one of the top 10 most influential ladies in real estate in the United States. I, for one, will be intrigued to hear what she has to say. And lots of work is going into our next fabulous Fashion Show, scheduled for September 4, 2019, at the Hyatt. This year we have set “early bird” ticket prices at just $75 a head, or $750 for a table of ten. We are running the event in conjunction with Goodwill, a business that has a big impact in the community which we serve. Tickets are now on sale! As always, the Women’s Council of REALTORS® Sarasota is looking for new members to swell our growing ranks of professionals looking to enhance their leadership skills.
