Young Professionals Network: The Next Generation of Leaders According to the National Association of REALTORS® 2019 Member Profile, only 4 percent of Realtors® nationwide are age 30 or younger. Agents ranging in age from 35 to 39, make 8 percent of all active Realtors®. The median age is 54. 1 RASM Realtor® members 40 and under come in slightly higher at 17 percent, while members 30 and under are just 5 percent of the total membership. The median age of RASM Members is also 54. 2 So, what does this mean? The findings are two-fold. One, there is a need for more younger agents in the industry. As our senior real estate veterans retire, the next generation needs to be ready to take the helm. Entering the real estate industry can be a daunting task. Having a seasoned professional mentoring the next generation of leaders can make all the difference. The importance of a nurturing, encouraging group such as the Young Professionals Network (YPN) is a wonderful resource for building a successful career. And two, age is truly just a number. Much like beauty, age is in the eye of the beholder.

Origins of the YPN

The launch of the Young Professional Network for both RASM and the Venice Area Board of REALTORS® happened in 2014. Prior to the merger, the 2014 Sarasota Association of REALTORS® president, Peter Crowley, approached RASM members Jacquelyn Mazur and Alex Krumm to run with a vision he had of establishing the local YPN. “The Suncoast Regional Young Professionals Network was formed in response to the growing need to provide a platform for the incoming generation to nurture their leadership aspirations, enhance their business strategies, grow their sphere of influence and to collaborate with like-minded professionals,” said Jacqueline Mazur, Director of Marketing & Business Development at Berlin Patten Ebling and YPN founding member. During this process, the founding members drafted the YPN’s original mission statement: To enrich our communities and give a voice to our future industry leaders by providing business, networking, leadership and volunteer opportunities to support career development and to strengthen the appeal and resources for young professionals to thrive in our area.

YOUNG at Heart

One of the biggest misconceptions of the YPN comes from its own name… the YOUNG Professionals Network. It’s a bit of misnomer really, because the YPN is multi-faceted, offering something for everyone. Yes, it is an organization geared to helping young agents make business connections, but all are welcomed, needed and encouraged to join. “The YPN is really for the ‘young at heart.’ Being a member of the YPN means being open to different perspectives, welcoming new ideas, lending your talents, and fostering healthy connections with colleagues of all ages,” said Gina White, RASM Director of Communications and Marketing and Staff Liaison to the YPN. 6

“Our original vision was primarily educationbased,” said Alex Krumm, Broker, GRI, CDPE, Next Home Excellence, founding member of the YPN. “We held networking events because we felt that was the best way to stoke enthusiasm, but the goal was to increase professionalism in younger agents and provide them with resources they could use throughout their careers.”

5 Years of YPN: By the Numbers

The YPN is a support group of like-minded, business professionals united in their focus to be the best they can be in their profession and driven with a strong desire to give back to the community. The YPN routinely organizes fun networking events, educational classes, and fundraisers for local charities. “I joined the YPN and the committee in 2017 and got involved in the events right away,” said Angela Moon, owner of Visual Edge Photography, 2017 YPN Member of the Year, and 2019 RASM YPN Chair. “We raised over $13,000 for the Boys & Girls Club that year. Presenting the check to the kids was one of the most rewarding moments of my life. And today we’re still producing amazing events that keep getting better. The YPN also allows for opportunities to promote my business to potential clients as an event sponsor. We offer many different sponsorship levels allowing businesses of all sizes the opportunity for promotion.”

Goals of the YPN – Supporting its Members

The YPN provides a welcoming environment, connecting career-minded professionals in the Sarasota and Manatee area through their many events, and online connections. “The YPN has helped me grow professionally by getting me out of my comfort zone,” said Derek Patti, Realtor® and Real Estate Advisor with Amy Robinson Real Estate. “They say you should surround yourself with like-minded people, and that's exactly what our group entails. It’s very welcoming. Members are not only looking to grow their own business, but help you grow your business as well. I have received many referrals through contacts made within the YPN.” “Before the YPN, I was operating in a bit of a vacuum - I did my work, didn't know many people, and didn't have much exposure to other ways of business. It was tough. Through the YPN, I made a ton of friends, received job offers, developed relationships with excellent Business Partners, and developed a confidence in my profession that just wasn't there before,” said Krumm.

The YPN is an excellent springboard for career advancement. In addition to being a great support network, the experience members gain can lay the groundwork to take on additional leadership roles. “The enjoyment and satisfaction in being on the YPN Committee and eventually chairing the committee was great,” said Brian Tresidder, Real Estate Broker at Key Solutions Real Estate, and RASM Board Member. “It led me to want to continue to help shape and steer what our amazing Realtor® Association does, so moving onto the Professional Development Committee and eventually being selected to be a RASM Board Member, just seemed like a natural path to take. It’s a great responsibility, but very rewarding!” "I'm very happy to see our YPN is firmly established with talented leadership,” said Robert Milligan, President, Preferred Shore; and Founding Member of the YPN. “When it became evident that the right leaders were in place and my role in YPN was diminishing, I had new time to contribute to RASM at the board level and serve in that capacity. Local real estate is a big industry with a small community of players. When you become involved at the board, you'll become more friendly with all the players and gain insights from each other. That confidence and those relationships have a positive effect on your business.” Much like the adage “it takes a village to raise a child,” it also takes many professionals to encourage, and mentor each other in creating a healthy, symbiotic business environment. That is what the YPN is all about: bringing together people of all ages, who are committed to their profession, willing to dedicate some time and effort towards encouraging and supporting one another. “As a young agent, the YPN has put special people in my life who have helped show me the ropes, the do’s and the don’ts,” said Alexandria Twigg, Team Leader, Broker Associate & Partner at Lucido Global. “I’m so grateful for that direction. Now that I have my broker’s license, I hope to be that person for someone else!” Our community is a melting pot of business professionals, and the YPN has a way of attracting members

who have a wide range of real estate experience. It’s this dichotomy that makes the group work so well. “My personal take-away and thought to the incoming generation of YPN-ers is to embrace all obstacles as ‘opportunities in disguise,’” said Mazur. “Without fresh ideas, there is no growth. Aspire to join the leadership team and leave your impression for the benefit of others you can mentor, and you will open your universe to new personal and business success.”

Realtor® Attorney Joint Committee Dodd-Frank and Restrictions on Seller-Financing: Where Are We Now? By Stephanie M. Cua, Esq., Barnes Walker, Goethe, Hoonhout, Perron & Shea, PLLC Ever since the Dodd-Frank Wall Street Reform and Consumer Protection Act (“Dodd-Frank”) became effective in 2014, the laws on private financing have become a nightmare to navigate. Small investors or retirees looking to make extra income were halted from making loans secured by mortgages on primary residences without first obtaining a loan originator license, and providing a laundry list of disclosures. Parents couldn’t even make secured loans to their own children to buy a first home without facing harsh penalties under Dodd-Frank. So, what types of loans are allowed? First, Dodd-Frank applies only to residential mortgage loans. Thus, most loans secured by investment or commercial properties will not violate the rule. Second, Dodd-Frank doesn’t apply to non-consumer buyers (i.e. corporations, limited liability companies, and other business entities) even if the property is residential, as long as the owners do not intend to live on the property. Lastly, there are two exceptions for seller-financers, which allow sellers to make a secured loan without a license to a buyer even if the buyer intends to reside on the property. The “One Property” Exception Under this exception, a seller-financer does not need a license to make a secured loan against property intended to be the buyer’s principal residence if: 1. The Seller is a natural person, estate, or trust and owns the property being mortgaged. 2. The seller provides financing for only one property in a 12- month period. 3. The seller did not construct or act as the contractor for the construction of the residence. 4. The repayment schedule does not result in negative amortization. 5. The interest rate is a fixed or adjustable rate that resets after five or more years, subject to limitations on rate increases. Unlike the Three Property Exception, the One Property Exception does not require investigation of the buyer’s ability to repay, and also allows for balloon payments. The most notable downfall of the One Property Exception, however, is the requirement that the seller be a natural person, estate, or trust. If the seller is a corporation, limited liability company, or other entity, it will have to meet the requirements of the Three Property Exception even if the seller has not financed any other transactions within a 12-month period.

The “Three Property” Exception Under this exception, a seller-financer does not need to meet the licensing requirements if: 1. The seller is a natural person, estate, trust, or entity and owns the property being mortgaged. 2. The seller provides financing for three properties or less in any 12-month period. 3. The seller did not construct or act as the contractor for the construction of the residence. 4. The financing is fully amortized and does not provide for a balloon payment. 5. The interest rate is a fixed or adjustable rate that resets after five or more years, subject to limitations on rate increases. 6. The seller determines, in good faith, that the buyer has the ability to repay the loan. While this exception allows a seller to finance more than one sale, mortgages under the Three Property Exception cannot have any balloon payments, creating issues for sellers that do not wish to hold a note for a long period. Further, the seller must determine that the buyer has the ability to repay the loan. It is recommended that the seller keep records and documentation of its determination. Real estate professionals are strongly advised against circumventing the guidelines above in order to avoid future liability. Government Affairs What's Happening in Government By Max Brandow, RASM Government Affairs Director RASM members and staff attended the 2019 NAR Legislative Meetings this past May in Washington, D.C. The trip was a great opportunity to meet face-to-face with our Congressional Representatives and learn the latest happenings in D.C. We also took the opportunity to educate our Congressmen on the issues that are important to our members and our industry.

National Flood Insurance Program

One such issue is coming up with a long-term plan to reauthorize the National Flood Insurance Program (NFIP). Congress has been kicking the can down the road for far too long on the NFIP. We were happy to hear that our elected representatives in D.C. agreed with us, and they assured us that they are committed to working towards a long-term plan. We also discussed improving the state of our infrastructure throughout the country. This includes investments to alleviate traffic and improve our transportation infrastructure, increasing broadband access, and investing in our commercial ports.

NAR Realtor® story

Although we discussed legislative issues during our meetings, we also made sure to tell the Realtor® story to our lawmakers. NAR has recently made a push to share the Realtors'® story: who you are and what you contribute to the community. While in D.C., they asked us to talk about what we do locally to lift our community up. This will help consumers understand why since 1913, working with a Realtor® has been the best choice for their life-changing transactions. Florida Realtors® Study

Florida Realtors® is conducting a study in partnership with the University of Central Florida (UCF) to assess the economic impact of Florida’s Vacation Rental Home Industry. The purpose of the project is to provide support that the vacation rental industry contributes to the economic welfare of the state. As you are aware, the vacation rental industry has been questioned regarding its value to the tourism industry. This study will provide the answer to this question. In order to determine the industry’s economic value to the state, we need to collect data from three sources: homeowners, management companies, and vacation home renters (tourists). We need your assistance with collecting this data through surveys that have been set up by UCF. Specifically, we will need you to respond to the survey pertaining to the management companies (if you manage short-term rentals), and to circulate and urge both the owners of your vacation rental properties, and the tourists who rent them to complete their respective surveys. RASM Supports Local Habitat for Humanity The REALTOR® Association of Sarasota and Manatee is proud to partner with local organizations each year. In addition to providing volunteer services to local nonprofits, RASM is donating $10,000 to our area Habitat organizations, $5,000 to Manatee and $5,000 to Sarasota. “We are proud to continue this long history of partnering with both Habitat organization. Together, we believe in the value of homeownership for all,” said Amy Worth, 2019 President of the REALTOR® Association of Sarasota and Manatee.

Manatee County Habitat for Humanity

In June, RASM presented the $5,000 donation to Manatee County Habitat for Humanity at a MLS Express meeting in Bradenton. This donation supports construction projects and Manatee Habitat’s mission to provide affordable homes for families in need. In addition to RASM’s donation, members of the Association will support Manatee Habitat by volunteering at home builds throughout the year.

Habitat for Humanity Sarasota

In May, RASM presented the $5,000 donation to Habitat for Humanity Sarasota at their new Hammock Place neighborhood. This donation to Habitat Sarasota goes directly toward the construction of permanent, affordable housing for income-qualified families. In addition, members of the Association will volunteer at Hammock Place throughout the year. Last year, RASM volunteers installed 700 feet of fencing around Hammock Place in just three mornings. Habitat Sarasota’s newest 40-home, deed-restricted community is well underway. Because of Habitat Sarasota’s affordable mortgage, the neighborhood will be home to 40 income-qualified families and 100+ children.

“Great things happen in our community when we all join together,” says Renee Snyder, President and CEO, Habitat for Humanity Sarasota. “Habitat Sarasota digs deep every day through partnerships to do more for the families we serve.” As a response to the growing need for affordable housing in our community, Habitat Sarasota launched Lives Transformed: The Campaign for Hammock Place in April 2018 with a goal to raise $7 million to build the neighborhood. The first 11 homes are fully funded by donations from the community. Habitat Sarasota is asking for more monetary donations to fund the remaining 29 homes, or for donations of gently-used furniture, appliances and household items to the ReStore. www.MyRASM.com

Manatee Habitat provides affordable, sustainable homes for families in need throughout Manatee County. The organization develops resources, educates and mobilizes people to work alongside families in need, rehabilitating existing homes and building sustainable affordable homes, thereby improving the quality of life for families and the community. As part of the RASM Gives Back program, the Board of Directors approves Community Partners in need of volunteer and financial support. Florida Power and Light Postpones Start of Construction on RASM North As with the start of many construction projects, progress is made by taking two steps forward and one step back. The RASM Facilities Task Force is working diligently with the various parties involved to save money and meet specific requirements from the City of Bradenton. RASM's task force, architects and engineers recently sat down to review cost-cutting decisions on building expenses, known as "value engineering." “By putting in the time to find different brands and materials used in the overall design, we ended up saving over $150,000,” said Roger Piro, chair of the Facilities Task Force. “We’re conscientious to build as affordably as we can without compromising quality.” Now that these small tweaks have been approved, the task force can take the finished building plan to the City of Bradenton for approval. However, prior to any official groundbreaking, the movement of overhead power lines by Florida Power and Light (FPL) must be completed. These very important (and very heavy duty) power lines are an essential source for power in downtown Bradenton and due to the location of the building, they must be placed underground.

Design is not finalized. Rendering is subject to change.

FPL estimates three to fourth months to complete this project. And unfortunately, the movement of powerlines cannot be expedited, as FPL will need to outsource employees qualified to complete this type of mechanical work. An official groundbreaking will be scheduled shortly after FPL finishes this project. Market Analysis Sarasota and Manatee Home Sales Increase in May 2019 In May 2019, total home sales in Sarasota and Manatee counties increased by 11.2 percent from the same month last year. Combined inventory and median prices also increased year-over-year, according to monthly reports from Florida REALTORS®. In Manatee County, single-family home sales increased by 13.3 percent to 726 and Sarasota single-family homes increased by 17 percent to 959. Manatee condo sales increased by 6.1 percent to 295, while Sarasota condo sales increased by 1.1 percent to 457. “May is now showing the highest number of closed sales in each market in 2019,” said Amy Worth, 2019 President of the REALTOR® Association of Sarasota and Manatee. “Year-to-date, single-family homes sales increased, while inventory and median prices are also on an upward trend. Given that mortgage rates will stay where they are, and overall prices will start stabilizing, we can expect moderate growth in this market over the next few months.” Combined inventory for both markets in both counties increased yearover-year by 3.5 percent. Single-family home inventory increased by 7.1 percent in Sarasota and decreased by 6.9 percent in Manatee County. Condo inventory in Sarasota County increased by 14.1 percent, while Manatee decreased by 0.8 percent. “The rising inventory may also be helping sales,” added Worth. “First time buyers have more options, as well as the sellers who plan to buy after the sale of their own property.” Median sales prices increased across the two counties. In Manatee County, single-family prices increased by 4.9 percent to $319,995 and condos increased by 14.3 percent to $210,000. Sarasota single-family home prices increased by 8.7 percent to $305,305, while Sarasota condo prices increased by 1.4 percent to $238,000. New listings, or the number of properties put onto the market during the month, tend to rise in delayed response to increasing prices. Single-family home new listings increased by 2.9 percent in Sarasota and decreased by 8.4 percent in Manatee. As for condo new listings, Manatee increased by 8.5 percent, while Sarasota decreased by 2.9 percent. year. Compared to last year, single-family pending sales increased by 11.6 percent in Sarasota County and decreased by 3.2 percent in Manatee County. Condo pending sales increased by 9.6 percent in Manatee and by 5.8 percent in Sarasota. The month’s supply of inventory is an estimate of the number of months it will take to deplete the current inventory. In May 2019, the month’s supply increased in Sarasota, but decreased Manatee County. Sarasota single-family homes are at a 4.5-month supply, while the condo market sits at a 5.7-month supply. As for Manatee County, the market favors the seller with a 3.8month supply for single-family homes and a 4.2-month supply for condos. The CID is working with the CCIM West Coast District Chapter to provide a mid-year outlook to our CRE professional and business community. K.C. Conway, Chief Economist of CCIM Institute, and Director of Research and Corporate Engagement at the Alabama Center for Real Estate (ACRE), will bring his unique perspective and vast experience to better understand the impacts the economic fundamentals of commercial real estate and the broader business environment. Cocktails and delicious bites will precede this evening, allowing for great networking and business development opportunities for attendees. Also occurring is the Site to Do Business in-depth training for enrollees. This small class covers the vast resources of this tool as a portal to success. September 17 - Downtown Horizons Our annual Downtown Horizons event is taking place on a broader perspective than in past years. Downtown is defined as the center of business and commercial activity. In this breakfast program, we will explore Sarasota, Bradenton and Lakewood Ranch as the focus of business activity with an esteemed panel at the Grove Ballroom. Be sure to save the date for this great event. October 28 - 18th Annual CID Golf Tournament Fun and philanthropy are the orders of the day for our golf outing! This program could not happen without Barbara Williams and her hard-working committee, including Cathleen Acosta, Sherri Coble, Matt Fenske, Ivan Gould, Peggy Kronus, Jacqueline Mazur, Tim Mapp, and Tony Veldkamp. CID will go to The Founders Club for a fun-filled day of golf camaraderie, good food and philanthropy. Everyday Blessings, providing foster care for local children, is the 2019 recipient of the golf committee’s efforts. Golf enthusiasts will be able to enjoy a great day with colleagues while giving back to a worthy cause. Looking to Get Involved? Become a RASM Mediator In the face of a complaint against a REALTOR®, members can agree to mediate through RASM’s Mediation Services to resolve a conflict. Mediation is an informal process conducted by a trained mediator and has proven to be a successful strategy to maintain the high standard of professionalism in our REALTOR® community. RASM is currently looking for more members to serve as trained mediators. This is a great opportunity to get involved with your Association and support professionalism in the industry. If you have past mediation experience or a strong ability to resolve conflict, consider applying to serve as a RASM Mediator. Mediators will receive training and are asked to serve on an as needed basis. FAQs: Who can be a mediator? Only RASM REALTOR® members can become a mediator, ideally someone who has served on the Professional Standards Committee at a local or state level or has experience with Ethics and Arbitrations.

Do I need experience? Past mediation experience is a big plus, but not required. Your ability to communicate and resolve conflict is also very important. We need members with a neutral, objective and judicial temperament. How do I get trained? If RASM can get a large pool of mediators available to train, we will consider bringing a training program for new mediators. Florida REALTORS® and the National Association of REALTORS® may also offer training opportunities to individual members. What is the expected time commitment? Mediators join a pool of RASM mediators and would be ask to mediate Ethics and Arbitration cases as needed. The bigger the pool, the less time each mediator will be expected to contribute. Just think of the convenience this will be for buyers and sellers. As we all know, if you are working with an International Buyer and they need to have documents notarized, they need to make an appointment with their Embassy. But, this causes confusion and delays in receiving the contracts… well, no more! Video notaries are not only great for international clients but also our “snowbirds” who could get shut in from storms - with no way to get a notary. I can think of many uses for this. You ask, how can they do this? Well there will be several questions the person needs to answer and have some proof such as a drivers license that the notary can see. As a matter of fact, locally, the attorneys at Williams and Parker have already started using electronic notaries. What a wonderful time to sell real estate! RASM GBC Hosts a Booth at REALTOR® Quest The GBC recently participated in the annual REALTOR® Quest conference sponsored by the Toronto Real Estate Board on May 29-30. This event is Canada’s largest trade show for REALTORS®. GBC members, who also hold the CIPS Designation, spent two days promoting the Sarasota and Manatee Counties to agents who represent the largest group of international buyers in our area. And now it’s time to gear up our committee work for our next fabulous Fashion Show on September 4, 2019, at the Hyatt. Just to give you a flavor of the work that goes into this event, we have individuals heading up areas such as a silent auction, make up, models, program, table centerpieces, vendor tables, and more! I am amazed at the behind the scenes effort and passion that goes into this event. This year, we have set “early bird” ticket prices at just $75 a head, or $750 for a table of ten. We are running the event in conjunction with Goodwill, a business that has a big impact in the community which we serve. Tickets are now on sale and we hope to fill the Hyatt to the brim!
