art museums and theaters enhanced my traditional classroom education.” Following her London experience, she packed a backpack, bought a Eurail pass and traveled from Scandinavia to Greece and eventually landed in Israel to explore her Jewish roots. “After returning from this amazing experience, a family friend announced that I had just experienced the ‘best years of my life.’ Somehow, at 21 years of age, I was unwilling to accept that fate,” said Susan. “That statement drove me to pack my bags and head to New York City in pursuit of an advertising career because of course, I believed the song lyrics, ‘If you could make it there, you can make it anywhere.’”

Susan is a Realtor® with Michael Saunders and Company Commercial and has been involved in CID for over 15 years. The commercial real estate industry plays a vital role in the success of the communities we live, work and play. Susan is passionate about supporting Sarasota and Manatee through the influence of CID. “Commercial real estate drives community. Whether you’re closing a land sale that will stimulate housing, or helping a new business launch by finding its flagship location, every one of us in commercial real estate helps grow the community at large with every transaction,” said Susan.

LEARNING FROM EXPERIENCE At an early age, Susan watched her parents engage with their community in Miami. Their political, professional and civic involvement encouraged Susan to follow in their footsteps. Born in Atlanta, Susan considers herself both a “Georgia Peach” and a “Florida Orange,” with southern hospitality ingrained in her personality. Her desire to be an active participant in the world became the fuel she needed to pursue education at both Duke University and Columbia University. After completing the necessary educational requirements for her Bachelor of Arts at Duke, she opted to take a semester abroad in London to recharge before finishing her degree. “I could take any courses I desired and decided to explore other interests, such as art history, theater and even took a six-month advertising internship with Leo Burnett International,” said Susan. “The European continent was my teacher, and touring 6 FEBRUARY 2019

Craving change, she traded in her empire state of mind for the endless sunshine and sand that Florida’s Gulf Coast has to offer. “I was instantly drawn to the similarities between the culture, resources, and well-designed communities that the Sarasota and Manatee counties share with the Northeast. I ultimately found my way into commercial real estate. My fulfillment in this industry comes from the daily opportunities to utilize my marketing background and strategic skills,” added Susan. These experiences shaped Susan’s professionalism today. Her interactions with different cultures supported her skill in working with many different clients and industry leaders. Life-changing travels aside, her greatest inspiration is her family, and three very important men in her life. Her husband, Robert, is the Chief Executive Officer of Menorah Manor, a non-profit Senior Care Community. Susan is inspired by Robert’s commitment to care for the elderly in a dignified manner. Her eldest son, Charles, is determined to repair the world through his year-long stint in Ghana, working with a Health and Education initiative, and his political campaign engagements in Georgia and Minnesota. David, her youngest son, works with Uber, marketing their “Eats” enterprise in the Eastern United States, Latin America and now for a new concept out of Chicago.

“They each represent something different to me. My husband reminds me to be compassionate, my eldest shows that change requires work, and my youngest represents entrepreneurial spirit and innovation. Realtor® Attorney Joint Committee Why Listing Agreements Remind Me of Weddings By Sylvia Golden Norris, Esquire To me, listing agreements are a “marriage-like” covenant. Listing Realtors® pretty much “court” the owner. Sometimes, you’re so excited about the prospect of securing the listing, you rush through the “nuptial” process. While there are likely variations on this “wedding song,” here are my must-have pre-nuptial points. (This article will be more enjoyable while listening to the infamous wedding song - "Pachelbel’s Cannon".)

1. Know Who You Represent, Literally

While this sounds like a no-brainer, we often find out (because of a dispute) that we got it wrong. Pull the deed; check the tax roll. Make sure all record title owners sign the agreement. If the property is owned by an entity (LLC, partnership, corporation), then make sunbiz.org your best man/maid-of-honor. If "Mr. Smith’s" name is not found in these records, politely request a copy of the corporate resolution or operating agreement. Be proactive and professional. If there is a power of attorney, ask for a copy to provide to the closing agent. It’s not offensive to make these inquiries as it shows you are attentive and want to get it right from the beginning; and who doesn’t love that in any relationship?

2. Signatures Mean Love

Chapter 475 requires that a true, correct and legible copy of the Listing Agreement be provided to the owner within 24 hours of its execution. Article 9 of the Code has a similar mandate. This failure is so common, it’s the first question I ask when an owner files a complaint. Make this a priority. By sending the owner's written confirmation of your “nuptial agreement” after you’ve been told “I do,” you show that you care about the owners, their property, the process, and your license.

3. Mandatory “Nuptial” Terms

Florida law mandates that every listing agreement have a definite expiration date, description of the property, price, terms, fee or commission, and proper signature of the owners. “Definite expiration date” means there is a clear-cut end date; no automatic renewals are permitted! Brokers must also keep a copy of the executed agreements. (5 years after termination or 7 years if there is any proceeding related to that listing.) 12 FEBRUARY 2019

4. Conscious Uncoupling, or Worse

Sometimes relationships don’t last like we had hoped. Maybe the fit wasn’t right; maybe circumstances changed. Two clauses govern what happens next.

a) Conditional or Not?

If termination is conditional, the listing is released with certain limitations. These limitations can include a cancellation fee or advertising costs. Article 9 requires you to use clear and understandable language. Don’t simply write TBD here, because if that sad day comes, TBD will mean “too bored and dumb.” Your condition is worth $0 and now you can’t demand any fees prior to releasing the listing.

b) A Listing Agreement

A listing agreement can provide that you are still owed a commission if the owner relists or sells the property prior to the original expiration date. These terms are enforceable. Make sure all paperwork is in order, including the MLS documents. Understand the differences between TOM, WC, and Withdrawn Unconditional. Owners care about their property. The best way to show reciprocal love is to take time to discuss the listing agreement terms and everyone’s expectations. By treating the listing process with the reverence a union of this nature deserves, I predict you and the owners will live happily ever after. Market Analysis 2018 Ends with More Inventory and Slowing Price Gains After a strong year of sales, Sarasota and Manatee housing market falls short in December. Compared to December 2017, this month showed a decrease in overall closed sales, pending sales, and median prices. However, inventory increased across the two-county area. Year-to-date, 2018 shows an increase in sales when compared to 2017 year-to-date numbers. Combined, closed sales in the two-county area decreased by 14.4 percent. Single-family homes in Manatee County decreased by 1.6 percent, while Sarasota decreased by 17.5 percent in closed sales. Condo sales in Manatee County decreased by 17.2 percent, while Sarasota County decreased by 26.6 percent. “Even with a decrease in December sales, the reported year-to-date numbers indicate strength in overall closed sales for 2018,” said Amy Worth, second generation REALTOR® and 2019 President of the REALTOR® Association of Sarasota and Manatee. “With a reported increase in consumer confidence and strength in our local economy, we’re optimistic as we enter our 2019 season of sales.” Combined inventory in the two counties increased again in December. Single-family home inventory in Manatee County increased by 4.6 percent from last year, while Sarasota increased by 16.9 percent. Condo inventory experienced a 10.8 percent increase in Sarasota, while Manatee decreased by 0.9 percent. “A rise in inventory is great for buyers who were previously unable to weigh their options,” said Worth. “If inventory continues to rise, we can expect the growth of median prices to slow down. Mortgage rates also came down from a hike in December, which means more buyers are coming back to the market.” Manatee County single-family homes fall to a median price of $309,000, a 2.7 percent decrease from the highest recorded median price in 2017; $317,500. Sarasota single-family home prices increased by 3.6 percent to $285,000. Sarasota condo prices decreased by 12 percent to $220,000, while Manatee condos decreased by 2.6 percent to $190,000. www.MyRASM.com

Pending sales, or the number of properties that went under contract during the month, decreased in December. Single-family pending sales decreased by 6.1 percent in Manatee County, while Sarasota decreased by 18.4 percent. Condo pending sales decreased 36.9 percent in Sarasota, while Manatee decreased by 0.6 percent. New listings, or the number of properties put onto the market, typically decline in December as many buyers will wait to list their property in the new year. When combined, the two counties experienced a 9.3 percent decrease from last year. New listings for Manatee single-family homes decreased by 2.1 percent, while Sarasota single-family homes decreased by 9.3 percent. As for condos, Sarasota decreased by 17 percent, while Manatee County decreased by 15.5 percent. The median time to contract is up across the two counties. Sarasota condos increased by 33.3 percent to 48 days on the market. As for Manatee condos, the median time to contract is up by 4.3 percent. Single-family homes spent about the same amount of time on the market as they did last December, with no change in Manatee County and a 2.5 percent increase in Sarasota County. Sarasota condos represent a balanced market with a 5.5-month supply, while Manatee condos are at a 4.0-month supply, down by 11.1 percent from last year. Manatee County single-family homes are at a 4.1month supply, a 2.4 percent decrease from last year, and Sarasota single-family homes are at a 4.8-month supply, an increase of 17.1 percent. Global Business Council What’s New for 2019 and the Global Business Council? By Carla Rayman Kidd, 2019 GBC Chair and National Association of Realtors’® Global Coordinator for North America, Central America, and the Caribbean The 2019 Global Business Committee is constantly striving to provide you with the best education, networking, and marketing opportunities. This year, we are looking forward to inbound trade missions from Colombia (we are the Ambassador Association for NAR) and Panama (signed Memorandum of Understanding). Our partners in Colombia have also invited us to their conference/expo in early August so do plan on joining us. Being able to interact with agents in these countries is vital for all the buyers and business that is being transacted in both Sarasota and Manatee counties. To assist you with these Spanish-speaking countries, we are going to offer lunch and learn Spanish classes beginning in April. You will be able to come to the Association and pick up the words and terms you need to use when you travel and conduct business. In addition to these two countries, we will again have a booth at Realtor® Quest in Toronto at the end of May. Agents who have the Certified International Property Specialist designation will be able to exhibit at certain times throughout the expo. Don’t have your CIPS? No worries, we are also offering that designation class for you March 5-7 and March 11-12. If you want to be a global professional, having this designation is a must. Once you receive this, you may also wish to consider taking the Resort and Second Home Property Specialist designation in October. With our area being a second or third home to so many, gaining knowledge on how to attract this market and work more effectively is only to your competitive advantage. RASM Scholarships Every year, RASM awards scholarships ($2,000 each) to six deserving students in the Sarasota and Manatee area. Members of RASM, their immediate family and members of the community who are continuing education or plan to continue education at a public or private university, college, community college or technical school are eligible to apply. Three scholarships will be awarded to applicants from the public at large and three will be awarded to applicants who are immediate family members of members in good standing with the Association. Scholarships support tuition, textbooks and other course-related fees. Scholarship awards are based solely on the merits of the selection criteria as set by the committee. The Scholarship Committee cannot place a restriction on applicants as to age, race, color, gender, religion,

PUBLIC NOTICE- CITY OF BRADENTON AVAILABILITY OF STATE HOUSING INITIATIVE PARTNERSHIP (SHIP) DOWNPAYMENT ASSISTANCE The City of Bradenton has $40,000 in SHIP funding available for downpayment/closing cost assistance loans for the 2018-19 program year, and the Housing and Community Development Division will be taking applications for downpayment assistance for families earning up to 140% of the Area Median Income (AMI). Due Dates and Termination of Services Due: December 17, 2018, 5:01 p.m.; Past Due: January 15, 2019, 5:01 p.m. Members with outstanding balances at 5:01 p.m. on February 15, 2019 will be terminated.

If you miss the February 15 deadline, you will be asked to reinstate your membership: • •

Reinstatement before 5 p.m. on February 28, 2019 requires full payment of balance due at date of termination, plus a $75 reinstatement fee. If you reinstate after February 28, 2019, you will be required to reapply as a new member. You will submit a new member application, pay the full balance due at date of termination, a $75 reinstatement fee AND the Florida REALTORS® interest assessment.

When and where are dues invoices sent? •

Individual dues invoices can be viewed, printed and paid in your MY RASM PORTAL at www.myrasm.com, under MY ACCOUNT. An email was also sent to all members notifying when the invoices were produced and available for payment.

What is included on this dues billing? •

Annual dues: Local, State, National, CID (if applicable), Global Business Council (if applicable) and voluntary Florida Realtors PAC.

The Women’s Council of REALTORS® Manatee Network is super excited about what’s to come for 2019! We have a fun year ahead packed with events for our members and Business Partners that will both educate and help their businesses grow. In addition to our eight industry events, we will have three fundraising events, three social events, the district conference, and two state and national conferences. Back by popular demand, the Diamonds & Champagne Gala is sure to be another hit. It will take place on March 14, 2019, and we are expecting another sold-out event. Later in the year, we will have an economic update from local city and county leaders and educational speakers talking on subjects like Body Language in Business, Legal Woes to Avoid, How to Take Your Business to the Next Level, and various other topics. A couple of social events to keep an eye out for will be our Golf Tournament for non-golfers with caddy auction, and our Annual Hoedown with Chili Cook-Off. It is going to be a very active and fun year for the Manatee Network with tons of opportunities for both our Realtor® members and Business Partners.
