November is NAR's Designation Awareness Month November is the National Association of REALTORS® (NAR)’s Designation Awareness Month. It’s a great opportunity to remind agents of just how important it is to stay educated in the ever-changing field of real estate. Staying informed and knowledgeable through top-quality education is the best way to stay ahead of the competition. Successful agents need to keep current on issues, technology, changing legalities, and other aspects of real estate to keep pace. Why Earn Designations and Certifications? Designation and certification courses offer Realtors® information specific to their everyday needs and challenges. They enhance skills, marketability, and professionalism. Earning reputable designations labels an agent as an expert in their field, informing your clients that you are invested as a professional. Many courses can also be applied to Continuing Education (CE) requirements. ¹ “Realtor® recognized designations and certifications sets agents apart from their peers,” said Michelle Crabtree, Broker Associate with Premier Sotheby's International Realty. “I personally have the ‘alphabet soup’ after my name: CLHMS (Certified Luxury Homes Marketing Specialist); CRS (Certified Residential Specialist); CIPS (Certified International Sales professional); GRI (Graduate Realtor® Institute); SRS (Seller Representative Specialist); ABR (Accredited Buyer Representative); RSPS (Resort and Second Home Property Specialist); AHWD (At Home with Diversity); GREEN and I’m currently working to complete the new PSA (Pricing Strategy Advisor) designation. Why so many? Because each one provides me with more information to better assist my clients and earn their trust. The difference between designations and certifications is that many designations must be renewed annually and may require continued education to maintain. Keeping up with these requires time and commitment, which says a lot about ones’ professional dedication,” said Crabtree. Graduate, REALTOR® Institute (GRI) Designation Realtors®, especially those new to the field, don’t always recognize the importance of earning designations 6 NOVEMBER 2018
or don’t know where to even start. A great place to start is earning the Graduate, REALTOR® Institute (GRI) designation. Adding the GRI to your title is a way to stand out to prospective home buyers and sellers as a Realtor® who has gained in-depth knowledge on technical subjects as well as the fundamentals of real estate. Earning the GRI gives you the know-how needed to succeed in today's market. “I would advise any new Realtor® to start with the GRI 100 series as this will fulfill their 45 credit hours for their licensing requirement,” said Crabtree. “Also, the GRI series provides practical knowledge for the new agent. The GRI symbol is the mark of a real estate professional who is committed to providing a high level of professional services by securing a strong educational foundation. After accomplishing GRI series 200 & 300, the agent can receive the Designation of GRI. A recent NAR survey of Realtors® who have earned the Graduate, REALTOR® Institute (GRI) designation, found that GRIs are among the most successful and enthusiastic practitioners in the business. Over 90 percent of GRI designees said they received value from the education and over half gave their GRI training the highest possible rating. Agents who earned their GRI gave these top three reasons for earning the designation: Gain comprehensive knowledge — The coursework provides in-depth training on the most essential topics, including market knowledge, business skills, systems and tools, and risk management— substantially beyond what’s covered by licensing courses. Build confidence — Past graduates consistently say they love their GRI because it gave them confidence in their own skills and credibility with clients—essential components for building a successful real estate career. Impress consumers — With “Graduate, REALTOR® Institute” by their name, they stand out in their market as an agent who takes advanced real estate education seriously. Agents with a GRI designation truly have a leg up their competition, and the time required to earn your GRI goes a long way towards demonstrating your level of commitment to yourself, your clients, and the industry. ²

Staying Informed and Educated “NAR currently offers over 25 specialized designations and certifications,” said Maryellen Paterson, Managing Broker with Premier Sotheby's International Realty. “These courses are specifically designed to expand your skill sets and educate you when navigating market niches, such as working with seniors, specializing in international markets, luxury home marketing, or being a skilled negotiator. Designations differentiate you from other Realtors®,” added Paterson. There are many avenues to gain information today, so often the average consumer is more informed than ever before. “Our clients are savvy, and they have access to information at their fingertips, so as the professional Realtor®, we need to know more!” said Paterson. “Knowledge improves your selfesteem and confidence, and education is key to advancing your career and being successful. It’s critical to keep up-to-date on the latest in our everchanging industry!” Designations and certifications acknowledge experience, expertise, and dedication. And because NAR has standardized these courses, you can trust that they are the same across the board. It’s a good way to gauge the dedication of a fellow Realtor® when making referrals and when deciding who to partner with professionally. “When I’m referring a prospect out of the area, I check their credentials to see what they've done to grow their business; especially regarding continuing their education with adding designations and certifications,” said Crabtree. “Designations and certifications speak to an agents’ level of commitment. Also, many certifications have the benefit of having a referral directory. I do a lot of marketing, but most of my business is based on referrals. Realtor® Attorney Joint Committee Why Won’t Anyone Answer Me??? By, Telese Brown McKay, Esquire; Icard, Merrill, Cullis, Timm, Furen, & Ginsburg, P.A. It is all about how you ask, and when it comes to homeowner's or community associations, which are notorious for not providing the information you need to as quickly or as thoroughly as you would like in preparation for your closing, knowing what you can ask is your best tool! As of July 1, 2017, both the Condominium Act (Florida Statutes Chapter 718) and the Homeowners’ Association Act (Florida Statutes Chapter 720) were amended to provide form estoppel certificates to be used in connection with the sale or transfer of a property. Both statutory provisions list a number of questions that a community association must answer upon request by an owner, an owner’s designee, or a mortgagee or a mortgagee’s designee. Estoppel certificates must be issued by the association within ten business days after receipt and may be completed by any association board member or authorized agent of the association. However, here are some practical points to consider when using the statutory estoppel process. 1. An association only has to answer the questions listed in the statutes. At the association’s discretion, it may, but is not required to, provide answers to any other questions. Many associations will not answer anything more than what is required as a wrong answer creates liability for the association, and an unfavorable answer may persuade a purchaser to walk away from the property, leaving the association to answer to the angry owner/seller. 2. An association does not have to give you documents relating to the association business regardless of how relevant they may be to the transaction. However, that is not the end of the story. The owners/sellers have the right as a member of an association to “access” the “Official Records of the Association” and to make copies. See Florida Statutes Section 718.111(12) and Section 720.303(5). So, if the purchaser really needs to see how business is conducted in the community and wants the minutes of the board meetings from the last few months, have the seller obtain copies from the association through an official records request. 12 NOVEMBER 2018
3. Estoppel certificates must be good for 30 days if provided by the association via hand delivery or electronic means. However, an estoppel certificate sent by regular mail has a 35-day effective period. If additional information (which would include a special assessment that was just passed) or a mistake related to the estoppel becomes known by the association within the effective period, the association must provide an updated estoppel free of charge. Here are some tips on how to practice the attitude of gratitude on a daily basis: 1. Keep a gratitude journal. Write at least three things you are grateful for every single day 2. Meditate. My favorite way is to inhale love and exhale gratitude for 3-5 minutes (inhale thoughts of love/ exhale things you are grateful for) 3. Connect with friends, family, and strangers. Be intentional at least once a day to do something for others: a call to mom, a hug to a friend or buy a meal for a stranger. These are just a few simple things that can fit into anyone's busy schedule. You have time for an attitude of gratitude all year long; your happiness depends on it! Remember, It is not happy people who are GRATEFUL, it is GRATEFUL people who are happy!

When Jesse's not spending time with his 6,500+ member RASM family, you’ll find him with his other family, daughter Emma (10), son Dylan (8), and his beautiful wife, Beth.

He greatly enjoys being able to see collective action in work. Almost all of the actions RASM takes politically are group efforts with not only RASM members, but also numerous business and civic groups throughout our two county territory. It really goes to show you that it takes a coalition to make things happen, it rarely happens just because of one group or individual. He also enjoys interacting with the great staff and friendly members who have been such great resources to him during his first year at RASM. Market Analysis - Slow and Steady Market Growth in Sarasota and Manatee When Hurricane Irma made its path toward Sarasota and Manatee County in September 2017, sales stalled in both counties due to limited business days surrounding the storm. After last year’s irregular report, this September showed significant improvement in new listings, pending sales and overall closed sales. “Hurricane or no hurricane, September typically slows down in our area,” said Greg Owens, 2018 President of the REALTOR® Association of Sarasota and Manatee. “However, the market continues to show consistent growth with an overall increase in closed sales, year-to-date.” Compared to last year, combined closed sales in the two-county area are up by 7.6 percent. The condo market improved with a 7.5 percent increase in Sarasota sales and a 12.5 percent increase in Manatee County. As for singlefamily homes, Sarasota sales increased by 3.6 percent and Manatee sales increased by 10.7 percent. More properties went under contract this month, compared to last year’s stall, with a 31.8 percent combined increase. Condo pending sales in Sarasota county increased by 40.5 percent, while Sarasota single-family homes increased by 28.8 percent. In Manatee County, condo pending sales increased by 32.8 percent, while single-family homes increased by 39.9 percent. As for new listings, the combined totals increased from last year by 36.5 percent. Single-family home new listings increased by 50.5 percent in Sarasota, while Manatee experienced a 31.7 percent increase. Condo new listings increased by 19.5 percent in Sarasota and by 29.4 percent in Manatee.
“Slow and steady wins the race,” said Greg Owens. “Despite last year’s stall, this month stays on the 2018 trend: more sales, higher prices and narrow inventory.” Notably, median prices continue to rise. Manatee single-family homes stayed at $295,000, while Sarasota increased by 3.7 percent to $280,000. Condo prices in Sarasota increased by 7.4 percent to $236,248 and Manatee increased by 2.8 percent to $186,575. Inventory is up by 2.7 percent, compared to last year’s two-county area totals. Sarasota single-family home inventory increased by 6.7 percent to 2,583, while Manatee single-family homes decreased by 0.8 percent to 2,002. Sarasota condo inventory increased by 4.2 percent to 1,463, while Manatee condo inventory is down by 3 percent to 774 available properties. “The law of supply and demand tells us that low supply will impact median prices and eventually closed sales,” said Greg Owens. According to current month’s supply of inventory, the market continues to favor the seller. Single-family homes in Sarasota and Manatee are both at a 3.8-month supply, a 2.7 percent increase in Sarasota and a 5 percent decrease in Manatee. As for condos, Manatee County decreased by 12.8 percent to a 3.4 month’s supply and Sarasota is at a 4.2 month’s supply, a 6.7 percent decrease from last year. Sure, knowledge is power and when it is accompanied by planning and action, it means wealth! Starting with the first CIPS course, “Global Real Estate: Local Markets,” I learned the following: • How to monitor trends and indicators of the global economy and their impact on our local real estate market; how to synthesize trends into meaningful knowledge for business plans and decisions. • Recognizing opportunities and prospecting for global business in our local market. • Adapting core real estate skills and knowledge base to service foreign and diverse clients and customers • Developing a network of contacts locally and globally that can lead to referral business. • Setting business goals in achievable increments and integrating them with broker’s business goals and implementing planning actions, measure progress and how to re-adjust plans as a way of adaptation. • Realizing that RASM’s GBC has valuable events and classes that prepare Realtors® into bringing more business and to handle them once they happen.
• Building resources with partners with specialties in law, taxes, immigration, property management, and other areas. During the course, we brainstormed on ideas for finding and making contacts with foreign buyers and sellers in our area as well as how to attract them to our area. There were many effective ideas including social media, ads in local newspapers, Proxio, business cards in specialty restaurants, sports events, festivals, builders, hosting a seminar in another city, food stores, and many more ideas. Highlighting the ideas of where to start is very important as it saves time. For me personally, I started letting the people know me as a professional in the real estate industry and that I have the international knowledge and partners to assist them with their needs. A big part of that knowledge was from CIPS. RASM will be offering CIPS again in March of 2019 for those who wish to be a part of this global network. We are entering the fourth quarter with three major holidays staring at us. Business appears to be moving at a normal pace while many of us are hungry for more clients. Education and networking are critical if you want to be above average in this industry. This is what we encourage our members to do while setting goals and leading by example. This month at our industry event on October 11th, we had a wonderful speaker. Lois Lang taught us about Feng Shui for Real Estate. I have to admit; I was captivated by her topic and content. This has a much larger impact on our businesses and personal lives. Much more than I thought. Many of us are going to Boston for the National Association of Realtors® and Women's Council of Realtors® conferences. This is always a great time for learning and networking. While we will miss Halloween in Florida, I am sure the celebration will be fun in Salem. We are looking forward to returning with much information for all of you. Also, David and Sheila Marvel, owners of Peace of Mind Home Inspections, received the Entrepreneur of The Year Award from our Network. They are valued members who always give back to our industry and community and we appreciate all they do for us. We have a huge event coming this November 16th open to everyone, even the general public. It starts at 5:30 pm and will be held at the Sarasota County Farm Bureau. More information on sponsorships and tickets will follow in the next few weeks. This will be a fun event for all ages with much to do and lots to eat and drink. Come join the fun. It is hard to believe that Season is here! Just this time last year I was getting ready for my Installation as our Network President and contemplating the year ahead. It has all flown by so quickly! October was a fun month as we watched the highlights of our Fashion Show being shown via social media again and again as if it were just yesterday we at the Hyatt celebrating our 25th Fashion Show! Our incoming President and President-Elect headed to Jacksonville for the Annual Leadership Summit. This was the first year that state-wide incoming Presidents-Elects were extended the invitation to attend. Grooming our 2019 State Line Officers, Governors, District Vice future leaders early is Presidents, Presidents & Strategic Partners. important and we are so glad Anita Lambert was able to attend with Ivan Gould this year. I also was extremely honored to have been sponsored by our Network to attend the Summit as one of our State Network’s incoming District Vice Presidents. Thank you, Women’s Council of Realtors®, for extending me this amazing opportunity. These are the experiences that truly make a positive difference in our Networks! Key Concerns was held on Weds. October 17th at the Sarasota Yacht Club. It was a packed house as everyone has the health of our communities weigh heavily on everyone’s minds this year. We were fortunate to have key representatives from Siesta Key Chamber of Commerce to shed some light on the challenges our beloved Key faces and its progress. November is going to be another eventful month for Women’s Council Sarasota! Several Line Officers will be traveling to Boston to attend the Realtors® Conference & Expo, Nov. 2-5. Women’s Council events kick-off on October 31st with the PMN Reception. It will continue throughout the week with the General Assembly on 11/1, Inaugural Gala on 11/2, Realtors® Relief Run (National has a Team running and walking,) and General Session on 11/3, Governing Board Meeting on 11/4 as well as specific Women’s Council education sessions hosting by Women’s Council Instructors throughout the week. We highly encourage all members to participate in Women’s Council local, state and national Realtor® convention opportunities. We will be hosting our Annual Awards on Wednesday, November 14th at The Founder’s Club. All are welcome to come celebrate our Network’s accomplishments over the past year. While we will be celebrating the goals we have reached, we will also be honoring those that saw them to fruition. We could not have accomplished all that we have without the hard work and dedication of our fabulous volunteers. All of these individuals put in so many hours, lending their talents, and giving of their personal time, to ensure we reached our end goals. The results are awe-inspiring. I look forward to showing my appreciation for all they have done for our Network and organization. And, I hope that you join us! Thank you to all who support Women’s Council of Realtors®!
