COVER STORY
Advocates in ACTION Are you happy with the political climate? Are you concerned about local schools, property taxes, flood zones, mortgage rates or private property rights? Most of us get frustrated over inaction or archaic regulations, and we feel have no voice … or do we? The answer is YES if we step up in an advocacy role in our local, state or federal government. You are part of the 1.3-million REALTOR® member network fighting for the real estate industry. If we don’t get involved, we have no one to blame but ourselves. The REALTOR® Party and RPAC The REALTOR® Party is a powerful alliance of Realtors® and REALTOR® Associations working to protect and promote homeownership. As the only advocacy group in America that fights exclusively for homeowners, real estate investment, strong communities and the free enterprise system, the REALTOR® Party is bipartisan, focused on the issues that matter to existing and future homeowners and the real estate industry.
"
When you become active in your Association you understand as a REALTOR®, you have accepted an obligation to protect private property rights, and the REALTOR® Party is important to your business. -Bill Furst
"
The REALTOR® Party works hand-in-hand with the REALTORS® Political Action Committee (RPAC). Celebrating 50 years this year, RPAC is a voluntary program and provides the “hard” dollars the Association uses to make direct contributions to national, state and local candidates. The money to accomplish this comes from voluntary contributions, not membership dues. “If you’re in real estate, then you’re already in politics you just haven’t realized it yet,” Barry Grooms, co-owner of Sarabay Suncoast Realty Inc., Florida REALTORS® 2019 President-Elect, and Federal Political Coordinator (FPC) for Congressman Greg Steube. If it weren’t for the RPAC and the efforts of our members that continue to pound on the door of our legislators, our industry would be vastly different.” 6
June 2019
Sure, these political organizations provide the programs and means to make an impact, but RPAC’s impact over the past 50 years wouldn’t be what it is without the individuals who VOTE, ACT and INVEST in this profession. Why Advocacy? “One of the single most important aspects of advocacy is showing up,” said Max Brandow, RASM Government Affairs Director. “When a Realtor® publicly advocates for issues that protect the profession and our industry, it makes a world of difference. At any legislative hearing, whether it be local, state, or national, there are groups from across the spectrum jockeying for their piece of the pie. Whether it be at your local neighborhood Association, community advisory board, or even running for a traditional elected office – all these groups benefit from having a Realtor® perspective.” Few industries can claim the same perspectives as the Realtor®. Realtors® build close relationships with people from all walks of life, in the same communities where they themselves live and work. They have detailed knowledge of the issues and a vested interest in the matters that affect their clients. “As Realtors®, we need to take an active role in knowing what our various governing bodies are making policy about with regards to land use (zoning codes) and growth and development (planning),” said Laura Benson, Manager with Michael Saunders & Company, and a member of the Planning Commission for Sarasota County. “It’s not so much as being for or against a particular project, but more involved with the overall development principles that align with our Realtor® policy positions. And always educate yourself, stay issue-driven, and ignore the Republican/Democratic labels. Everyone agrees on the problems but differ on the solutions. If you are passionate about your ideas, then you need to voice them,” said Benson.

"
The question isn’t why get involved in government, the question is why not? -Barry Grooms
"
“I’m not a political junkie, but I will tell you there is a certain rush when you get the news that the governor has signed the bills that you have worked so hard to get passed,” said Grooms. “Not only that, but you become known as the ‘expert,’ or the go-toguy that gets things done. Being involved in politics has made me a better Realtor®. My clients consider me to be the best in the business because I am wellinformed and up-to-date on the ancillary issues that are going on around us in the industry today. It’s easy to walk into a listing presentation and tell the seller what you can do for their listing but it’s another thing to walk and show them what you can do for them personally.”
Connecting with Local Issues At your local Association, RASM has three public policy committees and a Government Affairs department dedicated to advocating on local issues and engaging within the business community. So, where do you start? Your involvement could be as simple as joining RASM’s public policy committee to as dedicated as running for local office. But, staying educated on current issues is most important. County sites are a great resource for local candidates, rallies, political committees, amendments, election calendars, poll information and more.
vironment, health care, tourism, planning and development, historical preservation and more. The impact local politics has on our day-to-day lives can be exciting. Especially when “small” changes have a big impact on the community. In April 2018, the City of Holmes Beach proposed to limit “formula businesses,” a chain or franchise, in their downtown commercial district. This included national real estate franchises like Keller Williams and Re/Max, which are locally owned firms. A few of RASM’s leaders attended a commission meeting to voice their concerns about the proposal. Greg Owens and Xena Vallone, along with Amy Worth, 2019 RASM President, Christina Pitchford, Joanne Owens and representatives from an existing franchise were among those who attended. Thanks in part to their advocacy, the Holmes Beach City Commission unanimously approved their amendment to exclude real estate offices from the original proposal, Ordinance 18-05. Florida Issues, Local Connections Our state and national associations have their finger on the pulse of policy changes that affect the industry. Florida REALTORS® monitors and actively advocates for favorable legislation to the real estate industry. Members can rely upon our state Association to keep us abreast of hot topics and issues which may dramatically affect earning potential.
“Local government sites list volunteer and job opportunities for those who want to get their feet wet in local government,” said Benson. “They also post vacancies for various county/city advisory boards. I would encourage anyone who is interested in local government to spend some time on these pages. I believe most would be surprised that our elected officials have created so many opportunities for laypersons to have input in areas where they may have a real interest. The Advisory boards offer residents the opportunity to voice their wants and needs, and aid the county/city in the decision-making process,” added Benson.
“I recently returned from Tallahassee, advocating for certain bills that affect Realtors® such as affordable housing, property rights, clean water, red tide awareness, and blue-green algae awareness and research,” Roger Piro, Managing Broker, GRI with RE/MAX Alliance Group and member of the Florida REALTORS® Public Policy Committee. “One bill in particular, limits the amount of time that building permits can stay open. We’re fighting for building permits to expire after seven years so that they don’t continue to affect closings. If a permit is left open open-ended, it has a devastating effect. These are things we need to pay close attention to, as they affect us all. These issues are important to Realtors® and to the real estate industry in general. They effect state-wide tourism, sales, and ultimately, relocation from other states. And the environmental issues affect us all,” said Piro.
All advisory board meetings are open to the public and posted on the government calendars for both Manatee and Sarasota County. Residents can attend meetings and ask questions to learn more about the work of the boards they’re interested in. The boards cover topics such as affordable housing, children's services, the en-
Last fall, Amendment 2 was the hot topic on the ballot as it was designed to keep a cap on annual property tax increases. Prior to the statewide cap on non-homestead property tax increases, taxes would often jump by over 10% year after year. Amendment 2 made a 10% cap per Continued on page 8

Cover Story Continued manent, protecting residents and forever removing the threat of large tax hikes. It was imperative that Realtors® were educated on the impact of Amendment 2 and fight to make the amendment pass. Often, regulations that affect the state will likewise affect the whole nation. “I advocate for the issues that affect Realtors® and our business,” said Piro. “I’ve worked in public policy both statewide and nationally and try to follow the key issues. I focus on building relationships across the political spectrum with both the republican and democratic parties equally, without showing favoritism, so that we have a seat at the table on both sides. I am issue-driven. I pay close attention to the issues that affect Realtors® and our business, and fight for those needs,” Piro added. Strength in Numbers – Local Advocates on a National Level The National Association of REALTORS® (NAR) strongly advocates for Federal policy initiatives which positively promote and protect the real estate market. NAR is over a million members strong and has demonstrated its ability to effectively and successfully communicate positions advantageous to the industry and its membership. Barry Grooms has testified to Congress several times to advocate for the rights of Realtors® and homeowners. In March 2018, Grooms testified to Congress on behalf of NAR on the exclusion for mortgage debt cancellation. In his testimony, Grooms advocated for permanent mortgage forgiveness. The exclusion for forgiven home mortgage debt following a foreclosure, short sale or loan modification should be made permanent to provide tax relief to troubled borrowers and minimize the damage to families, neighborhoods and communities. Just recently, the White House announced that President Trump has directed the U.S. Treasury Department to develop a white paper on ending the conservatorship of Fannie Mae and Freddie Mac. “When vital issues such as these are announced, it is imperative to have Senators who we’ve supported on the Senate Banking Committee who will be putting forward the right plan. This must be done in a responsible manner that will protect taxpayers and Realtors®. The 30-year fixed rate mortgage is one of the critical components of a robust U.S. housing market,” said Bill Furst, Sarasota County Property Appraiser, Golden “R” Presidents Circle RPAC Contributor, and FPC for Vern Buchanan. Money Talks in Politics “RPAC is the lifeblood of advocacy efforts for Realtor® Associations throughout the country,” said Brandow. “It’s what helps us support Realtor®friendly candidates and get important initiatives like Amendment 2 on the ballot and across the finish line. Major Investors are the MVPs of RPAC, these are the members who have seen firsthand the 8

importance of the Realtors® advocacy efforts and know that supporting RPAC is an investment in their profession.” RPAC’s Major Investors are an elite and passionate group of Realtors® whose investments shape the political future of the real estate industry. With a minimum annual investment of $1,000, there are four levels within the RPAC Major Investor Program. To learn more about the RPAC and becoming a Major Investor, visit www.myrasm.com/ public-policy/realtor-party. And before you make your voluntary investment, it's important to note that RPAC does not follow or support Republication or Democratic agendas. “One of the biggest misconceptions is that RPAC only supports one party. It’s been proven year after year that it is bipartisan and focuses on the issues, and the candidates that can help champion our goals within our strategic plan,” said Grooms. “The one thing that has made me the most money and has earned me the most clients is the pin I wear proudly on my lapel that shows I’m a Major Investor. It shows the world that I care about my industry, and the millions of private property owners throughout the great state of Florida,” said Grooms. Engaging in politics can be daunting for the novice, but it’s hard to argue the necessity of advocacy, and the thrill of knowing that your voice really can make a difference. Theodore Roosevelt once said, “In any moment of decision, the best thing you can do is the right thing. The worst thing you can do is nothing.” Sitting on the sidelines might be easier, but it’s not going to win you the game.

Time Flies When You’re Having Fun! Quarter 2 Update - Amy Worth, 2019 RASM President It’s hard to believe we’re already halfway through 2019. In Quarter 2, we’ve been as busy as ever with meetings, events and planning to support our strategic goals this year. We started the quarter with a trip to Tallahassee for the Florida REALTORS® Great American Realtor® Days. Realtors® throughout the state met in Florida’s capital to discuss important legislation affecting the real estate industry. Several RASM members attended and met with our Senators and Representatives to discuss our legislative priorities for the year.
tion’s third-largest MLS is going to the ‘next level’ and will become Stellar MLS on June 4, 2019, as part of their move to reimage their brand. Stellar MLS will continue its leading customer service efforts and will also start leveraging information to help develop new initiatives, products and services to better serve you. In addition to the many benefits they already offer us, our MLS also became the first in the nation to offer Remine's Enterprise PRO plan as part of their regular subscription, including Remine's client engage analytics, which helps agents collaborate with their buyers and sellers. Just a few weeks ago, the Young Professionals Network hosted their 3rd Annual Lip Sync Battle. If I had one word to describe this event, it would be “FUN.” Our brave members took the stage to battle it out for the honor of “2019 Champion” and to raise money for Heroes Welcome Home. YPN invited me to be a judge this year, which was an absolute blast! Earlier in May, the Global Business Council hosted their 13th Annual Global Conference. The conference brought in local, state and national speakers to support the education of our GBC members. International real estate is a big market in Florida, if you’re not taking advantage of these great programs offered by the GBC, you’re missing out on an incredible market. Great job to the committee for planning one of the best Global Conference events we’ve ever seen! As we finish up the rest of our year, we’ll continue to leverage the many programs and products that support the professionalism, profitability and productivity of our members. #MakeitHappen!

Our Community Outreach Committee recently reviewed several applications for local Community Partnerships. Our RASM Gives Back program connects member volunteers with organizations who need the support. After Board approval, six local non-profit organizations were selected as 2019 Community Partners. We look forward to growing these partnerships and supporting our communities. In April, our Scholarship Committee completed their task of reviewing, interviewing and selecting six recipients for the RASM Scholarship. I recently got to meet some of the recipients at a recognition breakfast in May. It was truly an honor to connect with the students and their parents, some of which are members within our very own Association. They each have a bright future ahead of them and we’re proud that we can play a small role in helping them achieve their goals. RealtorÂŽ Attorney Joint Committee Florida Hurricane Season: What Property Managers Need to Know By Christopher C. Morrison, P.A.; Attorney It's that time of year again. Florida hurricane season has now begun and, as the summer progresses, both owners and property managers should be preparing for the possibility that a tropical storm or hurricane will impact the properties they own or manage. After a lull of several years, Florida has been hit by two powerful storms in the past two years. First, Hurricane Irma in 2017, and then Michael, a devastating category five hurricane which hit the Florida Panhandle in 2018. For an owner or property manager, part of that preparation is coming up with a plan to implement in case of a storm. As part of that plan, it is important to establish what, if any, protective measure will be taken and who is responsible for implementing them. There is no Florida Statute which requires a property owner to make any provision to secure the rental unit or protect the tenant's personal property. The general obligation of the owner is to comply with building, housing, and health code, or to otherwise keep the structural components of the rental unit in good repair, and "capable of resisting normal forces and loads."[1] Hurricane and tropical storm force winds are not generally considered as "normal forces and loads," requiring an owner to provide for protective measures against a storm. An appropriate disclaimer should be included in the lease, if the owner does not intend to take any protective measures to secure the rental unit, in case of a storm. While there is no legal obligation to provide protective measures for the rental unit, the owner may choose to do so, or may allow the tenant to do so. However, those issues should be expressly dealt with within the lease. Most form leases are silent on this issue. If the property owner intends to provide protective measures in case of a storm, it is recommended that it be made clear in the lease that it is doing so strictly for the owner's benefit, not for the tenant. Further, that the owner is not guaranteeing against injury to the tenant or damage 12
June 2019
to the tenant's personal property. Any damage to the tenant's personal property is at the tenant's own risk and should be covered by a renter's policy. To the extent the landlord permits the tenant to make provisions for hurricane shutters or other protective measures, that should also be spelled out in the lease. In many instances, condominium or homeowner's associations have specific rules governing the timing and manner of protection allowed within the association. Those requirements should be addressed in the lease. Similarly, the property management agreement between the owner and the rental agent should address what, if any, obligation the agent has to provide for, or ensure, that the rental unit is protected. If the agent will not undertake that obligation, it is recommended that the property management agreement include an appropriate disclaimer exonerating the agent for any duty to ensure the protection of the property in case of a storm. Where these issues are not adequately addressed, the owner, particularly if they are out of state, will look to and expect the agent to provide for the protection of the rental unit. 1 F.S. §83.51(1)(b). Suncoast Regional YPN Prepare Yourself for Hurricane Season By Joshua Morris, Realtor®, Key Realty
As a Florida Realtor® and member of the YPN, I interact with many people every day. One question that I've been asked many times is "What can we do to prepare ourselves, and the community during hurricane season?" Preparation is paramount when facing the potential storm to come. It's never too early to start building your "hurricane kit," and its best not to wait until the last minute. Some may still have their hurricane kit from last season. It's highly recommended to give it a thorough look over before actually needing it. You may realize that you used the batteries months ago or your flashlights are broken. Be prepared and find out in advance! Our local, private and government entities have developed valuable resources over the years to assist in storm preparation, and dealing with the aftermath if we are hit with a storm. There is great literature and training through the Community Emergency Response Team (C.E.R.T.). When implemented, these resources may save your life, or the life of someone else. Remind your clients (and yourself) to review the details of your insurance policy and be mindful of any upcoming closings that will be affected. In case you aren't aware, once a state of emergency is issued, the insurance companies will not bind any new policies for any residence. So secure proper insurance ahead of time. In addition, you should have all your important documents and paperwork, including important medical documents for yourself and pets, in a safe cloud storage you can access remotely if you are forced to relocate or decide to evacuate.
Resources available with a quick Google search: • • • •
Hurricane tracking guide or app Red Cross or FEMA disaster preparation guides Local and state emergency notification systems C.E.R.T (Community Emergency Response Team) training
Other things to think about: • Video or document your property or properties. • Check with your active clients and insurance agents. • Additional things you might need but didn't think of such as a manual can opener, mosquito nets, bug repellent, toilet paper; the overlooked luxuries. Government Affairs
Recap of the 2019 Florida Legislative Session By Max Brandow, RASM Government Affairs Director The Florida legislative session has wrapped up three long months of work by the Florida REALTORS® Public Policy team in Tallahassee. Here is a recap of REALTOR®priority bills: Florida Realtors® biggest legislative victories Remedies to open and expired permits — Open and expired permits can delay a closing, and, in some cases, kill a deal because of the uncertainty associated with them. To address the problem, HB 447 allows local governments to close a permit six years after its issuance as long as no apparent safety hazards exist. It also prevents local governments from penalizing property owners for an open permit that was applied for by a previous owner. Effective: October 1, 2019.
RASM members meeting with Congressman Buchanan.
Approval of online remote notaries — Many states allow the use of online remote notaries in real estate transactions to make closings easier, faster and more convenient for distant parties. Thanks to HB 409, Florida now joins this group of modern-thinking states. Effective: January 1, 2020. Curbing AOB abuse to keep insurance affordable — Property insurance assignment of benefits (AOB) came about to reduce insurance claim burdens for property owners. However, some contractors and attorneys abused the AOB process by overcharging for repairs and suing insurance carriers when they refuse to pay, leading to higher premiums for everyone. HB 7065 limits contractors' ability to receive payment for their attorney fees if the claim is settled or won in court. This is commonly referred to as one-way attorney fees and the primary incentive behind AOB fraud. Please note: All bill provisions become effective on July 1, 16

Effective: July 1, 2019. Further reduction to the business rent tax — Businesses throughout Florida will save more than $65 million each year due to a .2% reduction of the business rent tax. The new state tax rate on commercial leases will be 5.5%, down from 5.7% in 2018 and 6% in 2017. Effective: January 1, 2020. More than $200 million for affordable housing projects — Lawmakers allocated $200 million from the state and local government housing trust funds for affordable housing programs. This includes $115 million to assist Panhandle residents whose properties were devastated by Hurricane Michael. Effective: July 1, 2019. Continued funding for LIDAR mapping — The budget includes language that allows the Division of Emergency Management to continue spending the $15 million currently being used for LIDAR (light detection and ranging) mapping. LIDAR is a next-generation mapping technique and has the potential to lower flood insurance rates throughout Florida. Effective: July 1, 2019. Source: © 2019 Florida Realtors®

Market Analysis More Options for Home Buyers The April 2019 housing report shows a rise in inventory and median sales prices, with properties spending more time on the market. Year-over-year, closed sales and new pending sales decreased. In Manatee County, single-family home sales increased by 3.9 percent to 633, while Sarasota single-family homes decreased by 2.6 percent to 793 in Sarasota. Manatee condo sales decreased by 0.7 percent to 265 and Sarasota condo sales decreased by 8.3 percent to 444. Inventory continues to rise with a year-over-year increase in the two-county area. For single-family homes, inventory increased by 10.4 percent in Sarasota and decreased by 2.0 percent in Manatee. Condo inventory increased by 16 percent in Sarasota and by 2.2 percent in Manatee. “As inventory rises and interest rates stay near historical lows, now is the time for interested buyers to explore the market and make the decision to purchase,” said Amy Worth, 2019 President of the REALTOR® Association of Sarasota and Manatee. “Talk with a local Realtor® to get a true pulse on the market you’re interested in.” Dr. Lawrence Yun, chief economist of the National Association of Realtors® (NAR) recently delivered his 2019 midyear forecast at the REALTORS® Legislative Meetings & Trade Expo. Yun expects inventory to continue to rise as it has been for eight straight months nationwide. According to Yun, home prices are growing in most markets, which impacts both sales and inventory. Single-family home prices in Manatee increased by 1.6 percent to $315,000, while condo prices decreased by 4.1 percent to $196,500. In Sarasota County, singlefamily home prices increased by 1.5 percent to $290,000 and condo prices increased by 0.3 percent to $235,700. The median time to contract, or number of days on market, increased for both markets in both counties. Single-family homes in Manatee spent more days on the market with a 2.1 percent increase to 48 days, Sarasota increased by 37.5 percent to 55 days. Sarasota condos spent more days with a 34.9 percent increase to a median 58 days on market and Manatee condos increased by 13.2 percent to 43 days. www.MyRASM.com
New listings for single-family homes decreased by 2.3 percent in Sarasota and decreased by 0.2 percent in Manatee. Sarasota condo new listings decreased by 9.9 percent and Manatee condo new listings decreased by 2.4 percent. The number of properties that went under contract during the month increased for single-family homes but decreased for condos. Compared to last year, single-family pending sales increased by 7.7 percent in Sarasota County and increased by 7.1 percent in Manatee County. Condo pending sales decreased by 16.2 percent in Sarasota and by 3.3 percent in Manatee. The month’s supply of inventory increased in Sarasota, but decreased Manatee County. Sarasota singlefamily homes are now at a 5-month supply, while the condo market continues to favor the buyer with a 6.2-month supply. As for Manatee County, the market continues to favor the seller with a 4-month supply for single-family homes and a 4.7-month supply for condos. Commercial Investment Division NAR’s Legislative Meeting and Trade Expo All About Commercial Real Estate! By CID President, Susan H. Goldstein Commercial real estate was the focus of my NAR Legislative Meetings experience. Opportunity Zones were at the forefront of the Conference. Legislatively, we asked our representatives to encourage the revenue service to finalize the Opportunity Zone rules so the program can move forward. We also Susan H. Goldstein asked them to consider extending 2019 CID President the program to allow more projects to take advantage of the first phase of capital gain tax reduction. The request was to move the Capital Gain payment date to December 31, 2027, or 2028. Interesting Facts: • Opportunity zones are an effort to redevelop areas of our country. • There are 8,700 +/- zones identified in the U.S. • A NAR leader represented us as the only practitioner in the room at the White House’s recent Opportunity Zone forum. • The time frame and the program will continually be reevaluated, and NAR will stay on top of this on our behalf. • Some state and local governments do not want this growth, and others are working to supplement incentives and surmount governmental hurdles to take full advantage of this program. The Federal Priorities committee is focused on flood insurance and banking related to the cannabis business. As the flood insurance authorization is set to expire at the end of this month, the committee is focused on working toward a permanent solution that provides fair programs and updated mapping. In tandem with the American Banking Association, the committee recommended that businesses that are properly registered and that are legitimate by state standards be permitted to have the ability to access banking services. This resolution is specifically addressing the issues for legal cannabis enterprises. Sabrina Bergen, Vice President and Senior Counsel of the American Banking Association, addressed this resolution and the following points: • 33 +/- states have some type of cannabis legalization. • 75 percent of banks have reported terminated relationships because of federal regulation. The Commercial Research Advisory Board works to provide Commercial Practitioners with up to date market data. This information comes from quarterly survey data to self-identified commercial members of NAR. The same organization works in conjunction 28

with CCIM, SIOR, and RLI. Efforts are being made to coordinate and combine these surveys to better provide relevant and accurate data. The Q1 2019 Research report showed challenges and opportunities that I see in our market. The biggest challenges are: • • • • • • •
Lack of inventory Cost of construction Construction over-regulation Housing impact fees Effect of e-commerce on retail Weak tenant financial Lack of reliable property information
The relevant opportunities include: • Opportunity zones • Affordable, multi family, senior living, student housing and health care • Speculative industrial and warehouse product • Influx of foreign capital • Robust local market and national economy We are continually talking about the quality of commercial data as it relates to market assessment and listing dissemination. I discovered that we identify ourselves as commercial or residential members in our NAR profile. The first step toward better data is to review our profiles and make sure we accurately identify ourselves as commercial practitioners. The next step is when you receive a survey, take the time to intentionally complete the information. As for listing services, NAR has come to agreement with two services, Crexi and Brevitas, to provide discounts of 30-32 percent to NAR members. Catalyst has not reached an agreement with NAR at this time. This will be a continuing discussion nationally, state wide, and locally. Brian Ball, Virginia’s Secretary of Commerce and Trade, shared how his state secured Amazon. While Secretary Ball shared the successful strategy implemented by his state, he also acknowledges the blood, sweat, tears, and challenges that were part of the process. He relayed that Amazon does not get incentives until they deliver jobs, that the educational institutions that are receiving funds to train Amazon’s workforce will match the funds received with fundraising dollars they secure. Dr. Lawrence Yun, NAR’s Chief Economist painted a strong picture of stable growth through 2020 based on a variety of economic indicators. NAR works to connect its affiliates, including CCIM, SIOR, and RLI, in efforts to enhance our professional undertaking. This conference showed me how NAR supports my business and that of my Commercial Colleagues. I walked away from the conference inspired, energized, and ready to move CID forward with some great new ideas.

GLOBAL BUSINESS COUNCIL
Global Business Council Tourism & Real Estate Is like:
REALTOR ® ASSOCIATION OF SARASOTA AND MANATEE
Peanut Butter & Jelly, Milk & Cookies, Salt & Pepper, Rice & Beans... By Karen Sweat, Realtor®, Better Homes and Gardens Real Estate, Atchley Properties You get the picture. Think back to how you came to be in the Sarasota/Bradenton area. Were you born here? Do you have relatives or friends living here? Did you travel here for work, a vacation, or an event? Well, for a lot of us, if it was either of the latter, it is quite possible that the decision to visit was influenced by VISIT SARASOTA COUNTY (VSC): the official provider of visitor information for Sarasota County (www.visitsarasota.com). At the 2019 RASM Global Conference held on May 7; we welcomed over 80 attendees from the area. The agenda was packed with wonderful speakers imparting information from wide-ranging disciplines, including Visit Sarasota County. VisitSarasota.com is the official and comprehensive visitor web site for Sarasota County, serving vacationers from across the globe, travel writers, meeting planners, sports event holders, leisure groups such as weddings and reunions and travel agents. It is the primary consumer site showcasing the County's tourism assets with partner listings, maps, articles on possible vacation experiences. In 2013, the website garnered approximately 5.5 million page views, and approximately 1.5 million sessions. VISIT SARASOTA COUNTY is busy! • Last fiscal year (October ’17 to September ’18) they visited 8 International Trade Shows: London, Berlin, Toronto & Montreal plus 5 domestically • And that’s not all! VSC identifies and works with tour operators, does campaigns and train call center staff in the UK, Canada, and Germany. Last year they placed ads in: • Official VISIT FLORIDA Latin American Vacation Guide • UK: USAirtours, America As You Like It, Vacations To America, Funway, If Only, Thomas Cook, and Ocean Holidays • Germany: Touristik Aktuell, Dertour, America Unlimited, Visit USA Committee Germany, FTI Touristik, Fairflight, Canusa, and CRD International The tour operators VSC works with are: • UK: Barrhead Travel, USAirtours, America As You Like It, Vacations To America, Funway, Trailfinders, Virgin Holidays, and Ocean Holidays • Germany: America Unlimited, Canusa, Cruising Fernweisen, CRD, Dertour, Fairflight, Fazination Fernweh, FTI, Secret Escapes, TUI Deutschland, and the USA • Canada: Air Canada, Snowbirdadvisor.ca, and Travelbrands So, how does that translate to Sarasota/Manatee visitors? Glad you asked… www.MyRASM.com

may not be tightly correlated there is definitely a reason to suspect once our area is found, visitors will fall in love. They then want to come back often, stay longer and ultimately buy a home. Currently, 68 percent of foreign buyers in Florida reside in another country the other 32 percent are recent immigrants Florida as a whole ranks number 1 in the nation as a destination for foreign buyers. In Florida overall, North Port-Sarasota-Bradenton and Cape Coral-Fort Myers ranks 4th in our region (5 percent) for foreign home buyers. Annually, VSC is responsible for generating hundreds of millions of media impressions. We Realtors® also put our fair share of “eye candy,” by way of listings, into the mix. The Global Conference was a huge success and we thank all of our wonderful speakers who contributed. Each presenter shared useful information for anyone looking to start, maintain or grow their business with international buyers. Speakers included: • Susan Harper, Consul General of Canada in Miami • Steve Levy, Cross Border Tax Attorney • Alain Forget, VP Head of Sales & Business Development Royal Bank of Canada • Kelly Defebo, Director of Sales, Visit Sarasota County • Andrew Graziani, Business Development Manager Moneycorp • Dr. Brad O’Connor, Chief Economist of Research Florida REALTORS® • Fernanda Cortes, Associate Attorney, Beshara Global Migration Law Firm • Nobu Hata, Director of Digital Engagement NAR Please join us next year and at our other fantastic Global Business Council events. The community boasts 12 different villa floor plans ranging in price from $125,000 to $320,000.
Most villas have an attached utility room for the washer, dryer & water heater plus that room offers the handyman or hobbyist a place to keep supplies. Looking to Get Involved? Become a RASM Mediator In the face of a complaint against a REALTOR®, members can agree to mediate through RASM’s Mediation Services to resolve a conflict. Mediation is an informal process conducted by a trained mediator and has proven to be a successful strategy to maintain the high standard of professionalism in our REALTOR® community. RASM is currently looking for more members to serve as trained mediators. This is a great opportunity to get involved with your Association and support professionalism in the industry. If you have past mediation experience or a strong ability to resolve conflict, consider applying to serve as a RASM Mediator. Mediators will receive training and are asked to serve on an as needed basis. FAQs: Who can be a mediator? Only RASM REALTOR® members can become a mediator, ideally someone who has served on the Professional Standards Committee at a local or state level or has experience with Ethics and Arbitrations.
Do I need experience? Past mediation experience is a big plus, but not required. Your ability to communicate and resolve conflict is also very important. We need members with a neutral, objective and judicial temperament. How do I get trained? If RASM can get a large pool of mediators available to train, we will consider bringing a training program for new mediators. Florida REALTORS® and the National Association of REALTORS® will also offer training opportunities to individual members. What is the expected time commitment? Mediators join a pool of mediators and would be ask to mediate Ethics and Arbitration cases as needed. The bigger the pool, the less time each mediator will be expected to mediate. How should they “apply” to become a RASM mediator? If you’re interested in becoming a mediator, visit myrasm.com/mediate to learn more and apply.

Let’s Talk Professionalism… sometimes we all need a reminder! Professionalism in our industry is key. “Nothing reinforces a professional relationship more than enjoying success with someone,” said Harold Ramis, and no words have been more accurate! Success in business today is achieved through positive, productive relationships. Following the golden rule when working with other real estate professionals starts with respect, communication, and common courtesy. I think we all agree that you’re never too experienced to learn something new or too successful to provide sound advice to a peer. When we share our time, talent and experience, our industry exemplifies the highest standard of professionalism and strengthens the Realtor® brand in the communities where we live, work and play. Real estate basics never change. Success in real estate sales comes from building strong relationships and working together to bring a transaction to close. When you work in real estate, you’re constantly in the public eye, so it’s important to keep a professional image and use proper business etiquette with your peers and the public. Here are a few points to remember when working to earn respect from our peers and the public: • Respond promptly to inquiries and requests for information. • Call if you are delayed or must cancel an appointment or showing. • Communicate with all parties in a timely fashion. • Present a professional appearance at all times; dress appropriately and drive a clean car. • Show courtesy and respect to everyone. • Be aware of and meet all deadlines; promise only what you can deliver and keep your promises. • Do not tell people what you think; tell them what you know. • Identify your Realtor® and professional status in all contacts with the public and with other Realtors®. • Respond to other agents' calls, faxes, and emails promptly and courteously. • Show courtesy, trust, and respect to other real estate professionals. • Do not prospect at other Realtors'® open houses or similar events.

Hello everyone! Thanks to all that made it to our Motown Madness event – there were certainly some “unusual” outfits, mine included! Around 80 of us strutted our stuff to an excellent DJ; and a special thanks to Pablo and Sanda from the Fred Astaire Dance Studio in Sarasota for their free exhibition dance. My special thanks to the team that made the event happen. I’m sure that Cindy Jaramillo will enjoy a bit of downtime now that it is over! Our popular Past Presidents lunch is on July 11 at the fabulous Field Club. We are honored to have Kate Rossi of Coldwell Banker Residential Real Estate as our guest speaker. Kate’s story is pretty dramatic, having risen through the ranks (starting like most of us as an agent) to becoming one of the top 10 most influential ladies in real estate in the United States. I, for one, will be intrigued to hear what she has to say. It’s almost hard to believe, but our Elections for the 2020 Officers will be held at the Lake Club on August 15 – time to throw your “hat into the ring” perhaps? Stepping up to take on a role definitely develops you as a leader and that’s what Women’s Council is really good at! And lots of committee work is going into our next fabulous Fashion Show on September 4, 2019, at the Hyatt. This year we have set “early bird” ticket prices at just $75 a head, or $750 for a table of 10. We are running the event in conjunction with Goodwill, a business that has a big impact in the community which we serve. Tickets are now on sale, and we hope to fill the Hyatt to the brim! As always, Women’s Council of REALTORS® Sarasota is looking for new members to swell our growing ranks of professionals looking to enhance their leadership skills. If you’d like more information, please call our Membership Director, Sheila Marvel, at 941-222-0555 or myself at 941323-9655. We look forward to working with you!
