Quarterly Membership Meet Set The first-ever Quarterly Membership Meeting for the Realtor® Association of Sarasota and Manatee will be held on Friday, March 6th beginning at 11:30 a.m. at the South Office, 2320 Cattlemen Road, Sarasota. The second quarterly meeting has been tentatively slated for Friday, June 12th (location to be determined - watch your weekly emails for updates as they become available). At this meeting, the Association’s annual scholarship award winners will be announced and introduced. The Annual Membership Luncheon has been tentatively slated for Friday, Sept. 11th (location to be determined). During the meeting, the election of officers and directors for 2016 will be held. Linda Formella, current President-Elect, will be sworn in as leader of the Association for 2016. The year will culminate with the annual Installation and Holiday Banquet in December (date, time and location to be determined). CID President Tim Mapp confident of strong 2015
T
There’s an old adage that has proven true for many years - “Commercial follows residential.” If the pattern once again plays out, Sarasota and Manatee counties should experience an amazing year in commercial real estate in 2015. That’s what Tim Mapp, incoming president of the Commercial Investment Division (CID) of the Realtor® Association of Sarasota and Manatee, is hopeful will happen. The signs are pointing toward that outcome for the year. “We’ve just seen the largest number of residential sales in Sarasota and Manatee county history in 2014, so we should expect a big year,” said Mapp, who joined the local association in 1993 and is in his 35th year of commercial real estate. “The Sarasota city downtown is obviously incredibly strong, with over a dozen new construction projects underway or approved. Other areas, including downtown Bradenton and into the southern areas of North Port and Englewood are also seeing upticks in activity. It should be a strong year, especially with the national economy on the rise.” Mapp noted the absorption rate for Sarasota downtown commercial buildings has improved markedly since the economic recession. CID has witnessed remarkable growth The past few years have been historic for the Commercial Investment Division, and the future appears to hold even more unprecedented growth and progress. In 2013, the CID achieved NAR accreditation, and received the Accredited Commercial Excellence (ACE) Award. This important achievement and award were the crowning accomplishments for the year, but the CID didn’t just stop there. The organization launched a new web site, which was a longtime goal. The annual golf tournament was a huge success, raising $10,000 for the chosen charity, the American Cancer Society. Numerous educational and informative programs were offered to members, providing many opportunities for networking and for members to promote their listings. And membership reached an all time high. The year 2014 saw the CID riding the crest of the growth wave, and ended with the highest membership again topping 350 under President Lori Hellstrom. Once again, the golf tournament raised over $10,500 for charity - this time the Season of Sharing organization, which fights homelessness in our local community. CID gained matching funds from the A recent CID membership meeting held at the City Centre in downtown Sarasota attracted an overflow crowd. Patterson Foundation to bring the total to $21,000. For several years, the weekly CID Commercial Marketplace sessions have been held at both SAR and the Manatee Association of Realtors®, which helped forge a bond between the commercial members of the two associations. Now that the organizations have combined to form the Realtor® Association of Sarasota and Manatee, the meetings will continue to be held on the third Friday of the month at the North Office, 10910 Technology Terrace, Lakewood Ranch. It is anticipated that with the additional combined membership, and the added exposure given to the CID through the new web site and increased monthly magazine circulation, the organization will grow to another all-time record membership in 2015. New opportunities for commercial relationships within the bi-county area and beyond should allow the CID to become a truly regional organization. Additional relationships with business partners will also boost the presence and success of CID going forward, and the future potential is truly unlimited. Or, you can attend one of the CID General Membership meetings to find out about membership. The cost is only $50 per year, but you can attend two meetings before you are required to become a member. New flood hazard maps are coming The Federal Emergency Management Agency (FEMA) released preliminary flood maps for Sarasota County in December, starting a 90-day public comment period for filing appeals and protests. It is anticipated that federal review will begin in May, and expected that new maps would take effect in early 2016, along with new flood insurance requirements, which directly impact the real estate industry. New Manatee County maps were effective March 17, 2014. Sarasota County has provided an excellent resource page where you can find additional information. Just visit www.scgov.net/FloodMaps/ At the page, you can search for and review preliminary maps. FEMA has also scheduled workshops at several locations in Sarasota County. Three were held in January. Upcoming dates include: - Tuesday, Feb. 24, 4-7 p.m., Sarasota Community Bayfront Center, 803 N. Tamiami Trail, Sarasota Hosted by Sarasota County and the City of Sarasota. - Wednesday, March 4, 4-7 p.m., Venice Community
Center, 326 Nokomis Ave. S., Venice Hosted by Sarasota County and the City of Sarasota. Watch for more dates in April and beyond in North Port 1 and Englewood. The preliminary maps can be viewed at https://hazards. fema.gov/femaportal/prelimdownload/. Each community also has a copy of the preliminary maps. Mapping Milestones: - December 2014 - Preliminary flood maps released - January 30, 2015 - Start of 90-day public comment period - April/May 2015 - 90-day public comment period ends and FEMA review begins - Early 2016* - New flood maps take effect; new flood insurance requirements also take effect * Dates are subject to change pending completion of review process. The new flood zones could directly impact local real estate by causing annual flood insurance costs to increase on numerous properties, making them potentially more difficult to sell.

Why are Realtors® involved in politics?
H
Having served as a Governmental Affairs Director at the state and now local level, I have been asked time and again, “Why are Realtors® involved in politics”? On the surface it’s a legitimate question. Google defines Realtor® as, “a person who acts as an agent for the sale and purchase of buildings and land; a real estate agent.” While we understand that it represents much more, Google’s definition makes no reference to anything political. Well, the answer is very simple … Realtors® are involved in politics because politicians are involved in real estate. From city hall to the state house to the U.S. Capitol, elected officials are making decisions that impact YOUR bottom line. Think about it, Realtors® receive a government issued real estate license, utilize federal real estate programs to initiate a sale, and every step in the sale process is regulated in some capacity by government. As long as politicians are discussing and regulating real estate, Realtors® must have a voice in the conversation. When the Federal Government turned the conversation toward removing Mortgage Interest Dedication (MID) from the tax code, Realtors® were there fighting to preserve it. Realtors® fought for the Homeowner Flood Insurance Affordability Act of 2014 and against the 20 percent down payment
requirement under Qualified Residential Mortgage (QRM). These are just a few examples of how Realtors® protected the industry and their clients. The saying goes, “All politics is local”. The City and County Commissions here in Sarasota and Manatee, continually discuss issues that could impact your business. It’s my job and promise, along with the dedicated members of the Public Policy Committee, to make sure our collective voice is represented on a constant and consistent basis. The published statistics indicate that Realtors® in this area are busy selling. So, I want to share five simple but important steps that you can take to ensure that your voice is heard: 1) Be informed about issues in your community 2) Vote in every election for Realtor®-endorsed candidates 3) Respond to Call for Action emails at the local, state and federal levels 4) Attend Great American Realtor® Days in Tallahassee 5) Invest in the Realtors® Political Action Committee (RPAC) 2015 is going to be a great year and I’m excited to join the Realtor® Association of Sarasota and Manatee in the fight to protect the American Dream of Homeownership!
Two local elections coming March 10th Two local elections are slated March 10th - the City of Sarasota City Commission, with two seats on the ballot; and the Town of Longboat Key, with three seats on the board up for vote. The Association is interviewing candidates for the City of Sarasota election in January, and may announce endorsements in February. The last date to register to vote for both elections is Feb. 9th.

The Women’s Council of Realtors® provides educational and networking opportunities for Realtors® at each meeting. Take the time to attend a Business Resource Meeting as a guest to learn what we are all about. The new format for our Sarasota Business Resource Meetings will create more opportunities for all members to attend. This year, we are having seven lunch and four breakfast meetings. The February Business Resource Meeting is our first Breakfast Meeting at the Lakewood Ranch Country Club on Friday, Feb. 13. Networking at 8:00 AM. Meeting starts at 8:45 AM. The program for our meeting is: Affiliate Appreciation – We Love Our Affiliate Members! The Realtor® members will be honoring our Affiliate members at the meeting. Each Affiliate Member will have a table space to present their products and services at the Networking from 8:00 to 8:45 AM. This will be a FUN Event! Affiliates have an opportunity to be part of the meeting presentation, but they must bring a non-member Realtor® to the meeting. The Realtor® will speak about the Affiliate in

People ask me why I am a member of Women’s Council of Realtors®. That’s an easy question to answer. I am a member of WCR because it is an integral part of my success. Every member in our Chapter and WCR in general wants me to be successful, and will do whatever they can to help me get there. In turn, I will do the same for them. It does not matter what company they are associated with or what chapter they belong to - if they are WCR, you know that the professionalism and support are there. It might be networking, sending referrals back and forth. It might be telling their clients about a particular service or vendor who was instrumental in a transaction closing. Even more so, it might be supporting a member during a rough health issue or personal struggle. No matter what, when you have that kind of a support system you just cannot lose. That is what being a Women’s Council of Realtors® member is all about. It is not just the fact that WCR members earn more money. That being said, I would like to thank all who

attended our January Manatee Chapter meeting. We had so many folks, we had to add tables but all went well. Our speakers talked about creating your personal success in 2015 and were awesome. Approximately 25 percent of foreign home buyers in the U.S. purchase property in Florida. In the 12 months ended June 2014, the dollar value of purchases of non-resident foreigners buying property in Florida is estimated at approximately $7.97 billion, an increase from the previous 12-month period’s level of $ 6.43 billion. International sales accounted for about 10 percent of Florida’s residential market, compared to a 9 percent share in the preceding period. Corresponding to this dollar sales value, the number of purchases made by non-resident foreigners is estimated at 26,500 units, also an increase from the previous period’s level of 22,600 units. Historic Bay Point Park, a neighborhood once offering a quiet fishing village and shelter from Gulf storms, has evolved into an exclusive community of older homes and newer, modern mansions on the Sarasota bayfront. In March 2014, Jane Rees, agent with Michael Saunders & Company, presented an interesting neighorhood profile of Bay Point Park at the weekly MLS Express session. “In 1873, Bay Point Park was just a small fishing village on Hudson Bayou, where boaters would find refuge from storms,” explained Jane. “It wasn’t until 1924 that the area got its current name, and 66 platted lots were approved in 1925, when eight homes were constructed. But the Great Depression hit Florida early in 1926, and the land lay dormant for over a decade.” By the mid-1930s, construction picked up, and by 1960 Bay Point Park was an established neighborhood. Many of the original 66 lots were combined into larger lots over the years, and at present only 41 homes constitute the neighborhood. Residents don’t move with great frequency, and the homeowner’s association has ample reserves and charges only about $100 per year. “Sales don’t happen very frequently, and when they do, they are normally in the million-dollarplus range,” Jane explained. Former Florida Secretary of State Katherine Harris owns the home at the end of the peninsula directly on the bay, and other stately mansions are nearby. At present, three properties are listed for sale in the neighborhood - a $7.995 million mansion at 1459 Bay Point Drive (built in 2008); $1.2 million home at 980 S. Orange Ave. (built in 1937); and a $995,000 home at 1011 Bayou Place (built in 1925). The most recent sale was a home at 1585 Bay www.sarasotamanateerealtors.com
