Bowling for Veterans planned in August The Sarasota Association of Realtors® will host a Bowling for Veterans Team Tournament on Friday, Aug. 22 from 11 a.m. to 3 p.m. at AMF Gulf Gate Lanes, 7221 S. Tamiami Trail, Sarasota. The event is the special project of SAR’s Emerging Leaders, and the main sponsor will be SWF Home Inspections. Cost will be $25 per person, which includes shoe rental, three games and pizza and beverage buffet. All proceeds generated from the event will be donated to Bay Side VA Health Care Sysytem for veterans, so Realtors® are urged to give generously, and give from the heart. Suncoast Regional YPN shines spotlight on youth
I
It is said that youthfulness is about how you live, not when you were born. It was in that spirit that the Suncoast Regional Young Professionals Network was created - the first regional real estate YPN established in Florida. In a field that is a second career for many people, younger real estate practitioners often strive for a way to connect with each other and tap into valuable resources that will help them gain business savvy and succeed. Realtor® Magazine launched the Young Professionals Network (YPN) in 2006 as a way to help the younger generation of Realtors® build a stronger link with the magazine and the real estate industry. YPN helps young real estate professionals excel in their careers by giving them the tools and encouragement to become involved in four core areas: • Realtor® associations. Attend Realtor® conferences and pursue leadership roles with their local, state, and national association. • Real estate industry. Take an active role in policy discussions and advocacy issues; be informed about the latest industry news and trends. • Peers. Network and learn from one another by attending events, participating in online communication, and seeking out mentoring opportunities. • Community. Become exceptional members of their community by demonstrating a high level of Realtor® professionalism and volunteering for causes about which they feel passionate. SAR President Peter Crowley embraced the concept at the start of his tenure, noting, “We are fortunate to be experiencing a steadily improving real estate market. As a result, we are seeing a steady influx of new members into SAR - some experienced agents and some brand new to the business.” He continued, “I will be appointing a task force to examine the possibility of re-introducing a Young Professionals Network (YPN) to engage the energy and talent of some of our younger members who represent the future of SAR. Our focus will not be just on younger members, but rather engaging all members to get more involved in the Association - if only for one meeting or seminar. We have a tremendous amount of talent within our membership and it would be great to be able to share those resources throughout the Association.” From Peter’s emphasis on YPN, and the creation of the Task Force, emerged the Suncoast Regional Young

The mission of the Suncoast Regional YPN is to enrich our communities and give a voice to our future industry leaders by providing business, networking, leadership and volunteer opportunities to support career development, and to strengthen the appeal and resources for young professionals to thrive in our area. “I am very excited to announce the launch of the new Suncoast Regional YPN - a young professional network for members of the Manatee Association of Realtors®, Venice Area Board of Realtors® and Sarasota Association of Realtors®,” Peter noted at the start of the organization. “ Special thanks to the new Chair, Alex Krumm, and Vice Chair, Jacqueline Abney for their enthusiasm and leadership in making this a reality. Other helpful members of the task force included Peggy Kronus, Caitlin McCoy and Jeffery K. Twigg. Membership is free and there will be plenty of opportunities to get involved.” Alex Krumm noted he has seen “tremendous enthusiasm” from agents throughout the Suncoast region, and anticipates a great first year, and beyond. “It’s going like gangbusters so far,” said Alex. “We have all the ingredients in place to make YPN a major success, as other real estate communities across the nation have done.” One of the first projects YPN will become involved in is this year’s SAR-Habitat fior Humanity Team Build on Sterling Lane (See P. 14). Other 2014 goals of Suncoast YPN are: - Maintaining focus on business development, technology, and the inclusion of families - Staging $5 luncheons with educational speakersaffiliate sponsorship opportunities - Economic summit; involvement in local EDC to increase young professional voice - Holding joint events hosted with the Chamber’s Young Professionals Group, Young Builders Network, etc. - Producing brief informational videos available to members online

Nominees Named for 2015 SAR Board of Directors
The following individuals have been nominated by the Sarasota Association of Realtors® Nominating Committee for positions on the 2015 SAR Board of Directors. The election will be held at the SAR Annual Meeting on Thursday, Sept. 18th at noon at the Sarasota Association of Realtors®.
Officers:
2015 SAR President Stafford Starcher, RE/MAX Alliance Group Stafford Starcher, originally from North Carolina, moved to Sarasota in 1989 and obtained his real estate license in 1994. After graduating from East Carolina University, Stafford became a high school band director. Teaching was his first love, setting high goals for each student and creating a program that developed a strong sense of selfesteem and the desire to achieve at high levels. Upon leaving the teaching profession, Stafford worked in the music industry as district sales manager for a leading instrument manufacturer. In 1994, through a real estate transaction, Stafford met Linda. Shortly thereafter they were married, and Stafford acquired his real estate license. He began the process of completing many advanced educational courses to develop his real estate career. Stafford holds a Broker’s License, GRI, CRS, ABR, CSP, SFR, SRES & CDPE designations. He is a graduate of SAR’s Emerging Leaders Program and the 2012 Florida Realtors® Leadership Academy. Stafford has contributed his time, talents and knowledge to several Committees including SAR’s Professional Development Committee and Grievance Committee. Stafford is currently Treasurer of the Executive Committee, chair of the Professional Standards Committee and member of the Finance Committee and the SARPAAT Committee. Additionally, Stafford currently serves on several Florida Realtor® committees. In his spare time, Stafford enjoys family time with his wife, three boys and grandchildren. 2015 SAR President-Elect Xena Vallone, Xena Vallone Realty Xena Vallone is actually a second time Florida resident, originally here in the late 1980s and back again in 2000 with a stay in Buffalo, NY in between to raise her two boys, Steven & Michael. While living in Buffalo she worked as a Real Estate Paralegal for approximately 15 years before she and her husband opened Xena Vallone Antiques, which was a natural fit to her husband’s existing
antique restoration business. She began her real estate sales career in 2001 working as a sales agent, then as a Property Manager on Longboat Key before obtaining her Broker license to return to sales and eventually open Xena Vallone Realty in 2009. Xena believes in keeping abreast of issues surrounding real estate and to that end has obtained her ABR and SFR designations, as well as CDPE Certification. Feeling strongly about maintaining the integrity of the industry, the first committee she joined was the Grievance Committee. Today, she is SAR’s Treasurer on the board of directors, and is chair of the Finance Committee. She has also served on the Professional Standards and Realtor® Attorney Joint Committees and has previously served on Professional Development. She also served on the SAR Board in 2012 and 2013, when she was Secretary Wanting to further her leadership skills, she enrolled in SAR’s Emerging Leaders Program and graduated in 2011. She was appointed to serve as a Director for My Florida Regional MLS. She is a graduate of the Florida Realtors® Leadership Academy. When not volunteering, you can find Xena with her husband on their boat “With a Client” enjoying all Sarasota has to offer from the water with their two dogs, a Golden Retriever (Sophie) and a rescued Beagle (Daphne). Travel is something Xena enjoys with her family and she does try to squeeze that in every once in a while. Xena believes in giving back to her Association and the members it serves and enjoys every bit of her service to both SAR and MFR.
2015 SAR Secretary Joe C. Hembree, Hembree & Associates Joe C. Hembree is Vice President of Hembree & Associates, Inc. He is an active member of the CID, and specializes in the sales, leasing and property management of all types of commercial properties in the greater Sarasota - Manatee area. He currently manages over a half million square feet ranging from small office buildings, to office parks to large retail centers. Joe currently serves on SAR’s Member Benefits Committee. He is a graduate of the Emerging Leaders Program, and also serves on the My Florida Commercial Real Estate Committee. Joe is also very active in the local business community, serving on the Leadership Council of the Greater Sarasota Chamber of Commerce, and as a committee member with the Gulf Coast Builders Exchange. He also has an extensive and ongoing military background with the United States Navy.
2015 SAR Treasurer Christina Pitchford, Allen Real Estate Services Christina Pitchford, broker associate with Allen Real Estate Services, currently serves as a director of the Sarasota Association of Realtors® and the Florida Realtors. She is a graduate of SAR’s Emerging Leaders Program and has taken part in the Florida Realtors® Leadership Academy. She is a founding member and former chair of both the Sarasota Young Realtors® and Green Realtors® Alliance of Sarasota as well as a member of the Public Policy committee since 2009. She has been awarded the Florida Realtors® Newcomer of the Year 2008, Sarasota Association of Realtors® Humanitarian of the Year 2010, Keep Sarasota County Beautiful’s Volunteer of the Year 2011 and has been a Florida Realtors® Honor Society member since 2009. Christina is a seventh generation Floridian, third generation Realtor® and Sarasota native. 2015 Immediate Past-President Peter Crowley, RE/MAX Alliance Group Peter Crowley, President and Broker/Co-Owner of the RE/ MAX Alliance Group, graduated from the University of Florida with a law degree and an MBA. He is a member of the Florida Bar, and also a graduate of the REAL Trends Leadership Institute. Peter is also past chairman of Goodwill Industries Manasota, Inc. Peter currently serves on the SAR Executive Committee, the Finance Committee, and SARPAAT. Previously, he served on the Vendor Data Access Committee (2009-2010) and the MLS Committee (2008). He is a past director for My Florida Regional MLS and was actively involved in the enrollment of the five southwest associations into the regional MLS. In 2008, Peter received the SAR President’s Award. Peter is most proud of his family - Keli (wife), Kenley (daughter, 5 years old) and Jack (son, 2 years old).

Jag Grewal, Ian Black Real Estate 3-year Director It was a long and winding road that brought Jag Grewal to Sarasota eight years ago. Born in West Malaysia, he went to elementary school there. Then it was on to Singapore, and middle school. At 14, the family immigrated to Australia, where Jag completed high school at 16 and won a scholarship to University. While only one of two students to successfully complete a rigorous program in Electrical Engineering, he decided upon graduation to join his father’s property
development company and learn the business. It was quite an education. High interest rates in Australia in the late 80s and early 90s hurt the market. So Jag not only learned how to manage real estate investments successfully in exuberant times, he learned how to manage them successfully in a volatile environment. And he learned he had a passion for the business. Prior to joining Ian Black Real Estate in 2008, Jag spent six years with Coldwell Banker Commercial in Sarasota where he was recognized as the top-5 producing team for Coldwell Banker Commercial worldwide. Jag is a current member of the SAR Board of Directors; past member of the SAR Facility Task Force; past member of the International Council Steering Committee; and former president of SAR’s Commercial Investment Division.
Brian McGreevy, Sarasota Home Realty 3-year Director Brian McGreevy spent 20 years in a variety of executive postions including National Product Manager of a large German company and Vice President/General Manager for a publicly traded group of companies. Brian’s education includes an undergraduate in Applied Science and Technology from Rochester Institute of Technology and a Masters in Business Administration from the University of Memphis. Having traveled the world and lived in a variety of locations throughout the United States, Brian decided to settle and raise his family in Sarasota, a place he had been visiting since 1968. The Broker/Owner of Sarasota Home Realty, Brian is current chair of SAR’s Grievance Committee; current member of the Member Benefits Committee; and past member of the Professional Development Committee. He graduated from SAR’s Emerging Leaders Program in 2012. Denise Oyler, Rosebay International Realty 3-year Director Denise Oyler has been a professional trainer, Realtor® and successful sales associate with RoseBay International since 2008. A native of Orlando, Denise has lived on Florida’s west coast for the past 30 years. A motivational speaker and Certified Firewalk Instructor, she has taught more than 200 seminars and workshops. NAR Defines Realtor® Goals for 2014
D
During the NAR Midyear Legislative Meetings and Trade Expo (now known as the Realtor® Party Convention) held in Washington D.C. Realtors® are given the opportunity to schedule meetings with their U.S. Senators and Representatives to communicate and discuss issues important to real estate and the consumers they represent. To help prepare members for these appointments, NAR prepares a series of talking points (shown below) that walk Realtors® through the messages that NAR would like to see presented to their Members of Congress: Reform the Secondary Mortgage Market to provide certainty in the U.S. Housing Market: Congressional action is needed to restructure the secondary mortgage market to ensure that affordable mortgages are available to consumers in all types of markets and avoid a major disruption to the nation’s economy that would result from the collapse of the housing finance sector. In addition Congress should enact housing reform that will: - Ensure there is government participation in the secondary market. - Safeguard the availability of long-term fixed rate mortgage products (i.e. 30 year FRM). - Encourage private capital to return and provide consumers in all markets with access to affordable mortgage credit under all economic conditions. Preserve Real Estate Related Tax Policies: Lawmakers must remember the role real estate
tax provisions play in the housing market. Several tax provisions vital to distressed homeowners and commercial real estate have expired and need to be extended: - Mortgage Interest Deduction (MID)-Oppose efforts to eliminate or weaken this deduction for primary and secondary homes. - Property Tax Deduction – Oppose eliminating property tax deductions. - Mortgage Debt Forgiveness Tax Relief - This provision expired at the end of 2013. Support extending this tax relief. - Like-Kind Exchanges - Continue this long standing provision which allows investment real estate to be exchanged for property of a like-kind on a tax deferred basis. Preserve the Mission and Purpose of the FHA Program: Ensure that the Federal Housing Administration single family program has the tools and policies in place to meet its mission of providing access to safe, affordable mortgage financing to qualified borrowers nationwide, without imposing burdensome limitations. Congress should: - Oppose H.R. 2767 the PATH Act. This bill alters and reduces the role of the FHA curtailing opportunities for homeownership for millions of qualified families. - Support S. 1376 the FHA Solvency Act. This bill provides additional tools to FHA to better manage risk to taxpayers.

The Sarasota Association of Realtors® recognized four outstanding students at the Quarterly Membership Meeting on June 12th. The four - Brendan Rempert, Daysi Gomez, Shayne McKee and Alina Syros - were each awarded a $2,000 scholarship toward the college of their choice this fall. They were selected from over 50 applicants following a review process and personal interviews conducted by the Scholarship Committee, chaired this year by Adam Chicoine. Also recognized at the meeting were this year’s Florida Realtors® Honor Society members: Paula J. Cashi, David P. Clapp, Michelle Crabtree, Michael Davenport, Doris R. Edwards, Iva Fadley-Dane, William C. (Bill) Furst, Jr., Darla Furst, William Geller, Marianne LeBar, Brian McGreevy, Margo MacKenzie, Renee Marquiss, Roger M. Piro, Christina Pitchford, Carla Rayman, Ann T. Ross, Judy Schomaker, Alfredda Smith-Odato, Stafford Starcher, Joyce Marie Steward, Kristin Triolo, Xena Vallone and Amy Worth-Paul. The meeting was jointly sponsored by SAR and the Sarasota Chapter of the Women’s Council of Realtors®, and held at Der Dutchman Restaurant. Special guest speaker was Octavio Ortiz, general manager of The Mall at University Town Center, which is scheduled to open Oct. 16, 2014. He provided an update on the construction and grand opening preparations for the major shopping addition going in at the University Parkway interchange.

New home construction needed: NAR New home construction activity is currently insufficient in most of the U.S., and some states could face persistent housing shortages and affordability issues unless housing starts increase to match up with local job creation, according to new analysis by the National Association of Realtors®. The labor market, which is a key to overall economic health, has recovered all of the eight million jobs lost since the recession. NAR measured whether new home construction has kept up with job creation to determine the impact of construction on housing supply. The findings reveal that new home construction is underperforming in 32 states and the District of Columbia. Lawrence Yun, NAR chief economist, says there’s a strong relationship between new jobs and an increase in demand for housing. “Historically, there’s one new home construction for every one-and-a-half new jobs,” he said. “Our analysis found that a majority of states are constructing too few homes in relation to local job market conditions. This lack of construction has hamstrung supply and slowed home sales.” NAR analyzed jobs created in every state and the District of Columbia over a three-year period ending in the first
quarter of 2014 relative to new single-family housing starts over the same period. Indicating lagging new home construction, 33 states (including the District of Columbia) have a ratio greater than 1.5 – the long-term average. The disparity was the greatest in Florida, Utah, California, Montana and Indiana, where job creation has been particularly strong. Yun cautions that these states could face persistent housing shortages and affordability issues unless housing starts increase to match local job gains. “A persistent lag in new home construction will lead to faster home price growth, which will negatively impact housing affordability,” said Yun. Additionally, Realtors®’ home price growth expectations in the first quarter of 2014 were generally strongest in states facing housing shortage conditions. Lack of inventory has pushed prices up and put pressure on affordability – especially for first-time home buyers. “Realtors® have an intuitive sense of how fast prices are likely to rise from on-the-field observations,” said Yun. “Their price outlook largely shows gains to be the strongest in states with slow home construction in relation to job growth.”

New SAR-Habitat Team Build project begins soon Get ready for another SAR-Habitat for Humanity Team Build in July, featuring another wall raising! SAR approved a contribution of $10,000 from SAR’s Affordable Housing Fund at the Community Foundation for the new project at 1944 Sterling Lane, just south of Bee Ridge Road and South Tuttle Avenue. A building there was demolished (you may have seen the news coverage of the first step, which was to clear a huge bee hive from the house). In June the demo company acquired the permit to take the structure down and clear the lot of several trees and brush. After their work was completed, Habitat began the process of acquiring the building permit. The goal was to have the permit in hand by the end of June. During July, SAR volunteers can help with foundation work, digging footers, etc., just as our organization did on the last property on 21st Street that became the home of Lillian Sanders and her family. By late-July, SAR and Habitat crews should be raising walls, always an exciting phase for volunteers. This

May property sales remain strong in county
T
The early summer started as hot as the spring in Sarasota County for property sales, with exactly 1,100 closed sales reported in May 2014 – 747 single family homes and 353 condominiums. The figure was slightly lower than April’s total of 1,195, and also slightly lower than last May, when 1,127 closings were reported in the My Florida Regional MLS system. The first five months of 2014 remain ahead of the scorching pace of 2013, an historic year for property sales in the county with the second highest number of sales in SAR’s 91 year history. “Sarasota County real estate is such an amazing success story in the past two years, particularly coming from where we were in 2010,” said Sarasota Association of Realtors® President Peter Crowley. “I think this is a tribute not only to our home market, which is one of the best in the nation, but also to our collective group of SAR brokers and agents who have truly upped their game. We emerged from a tough environment and are now leading the pack.” Distressed sales remained far below the levels experienced four years ago, indications of a strong market returning to historic norms. In May 2014, 19 percent of sales were short sales or foreclosure sales. This was up somewhat from the 16.6 percent figure in April 2014, but slightly lower than May 2013, which saw 20.7 percent distressed sales. Single family homes and condos are apparently priced right, as the median sale price figures continued to be very steady in May. The single family and condo median sale prices were both slightly higher than last year in May, and slightly lower than last month. The median sale price for single family homes was $191,500, a drop of 2.4 percent from April’s figure of $196,250, and for condos was $175,000, a drop of 4.6 percent from last month’s figure of $183,500. Median prices last May were at $189,950 for single family (virtually identical to this year) and $165,000 for condos (for a 6 percent increase this year over last). www.sarasotarealtors.com

The median sale price for the 12-month period ending in May, which moderates monthly swings, was $189,900 for single family homes, about 15 percent higher than the previous 12-month period. For condos, it was $170,000, up 8.8 percent over the previous 12-month period. Pending sales remained strong in May 2014, hitting 1,042 after last month’s total of 1,040. This should translate to sales in June coming in near the level seen in May. Last May, pending sales were also just over 1,000. Inventory levels dropped in May 2014 to 4,513 from April’s figure of 4,728, representing a 4.5 percent drop. Last May, inventory stood at only 3,905 homes and condos for sale in the county. The low point in the recent market was in July 2013 at 3,747, far lower than the current level. The month’s supply of inventory stood at 5.0 for single family and 4.6 for condos. Last month, those figures were 5.3 and 4.7 respectively, and last year at this time they were 4.6 and 5.0

respectively. “We hope for continued positive numbers in the months ahead, and everything we are seeing indicates that will be the case,” said Crowley. “We haven’t experienced the type of volatility in the market that we were seeing just a few short years ago, and sometimes in real estate as in sailing, a calm, steady sea isn’t so bad. We have a solid, strong market here in Sarasota.”

The Sarasota Association of Realtors®’ membership is growing every month. If you are reading this, you might be one of the hundreds of Realtors® that have joined the Association in the past months and your name has appeared in the monthly list of this magazine. Now you are a member of one of the most professional and focused associations in the nation. OK, that was a personal opinion, but nonetheless if you have any questions about the professional and ethical standards that SAR promotes you should be attending quarterly meetings, coming to the MLS Express, attending education classes and participating in affiliate-sponsored gatherings to see for yourself the high caliber of members and leaders that are involved. Women’s Council of Realtors® is also an organization that advocates professional, ethical, and leadership qualities that make an organization worthwhile joining. Women’s Council of Realtors® is an affiliated organization of the National Association of Realtors® and is 18,000 members strong. The strength of our leadership results from the training and education provided at the local, state, and national levels. Local chapter line officers are afforded travel and training at state and national meetings according to the chapter’s budget allowances. Our chapter happens to be a mega chapter and therefore our line officers, usually the Membership Chair, the Pres-elect, the President and sometimes the Treasurer, attend the Florida Realtor® meetings in Orlando, the Realtor® Party Convention in Washington D.C. and the NAR annual meeting. These meeting opportunities allow officers to learn and bring back to the local chapters the best practices to continue growing and supporting our members. From a personal perspective, I will say that this organization has provided a community of Realtors® and affiliates in the real estate business that has helped me develop a referral base and a collaborative and supportive network of friends and business
associates that I depend on. When I first became a Realtor®, I knew there was a number of Realtor®-related organizations and groups that I could join. I had to decide what it was that I wanted from a group. At that time, I decided that Women’s Council of Realtors® was going to be part of my business plan and path to personal growth. I was fortunate enough to develop a relationship with a mentor and soon learned of the opportunities to learn and grow. At a recent District 13 Council meeting, several members shared the gifts that they have received from other members in the form of suggestions, business information, and personal experience. I listened at a dinner while two members exchanged “million dollar” ideas with each other that will have a definite impact on their business. I was touched by a testimonial from one member that told of a family dilemma that was solved by a suggestion from her fellow line officer. I watched as many members networked and shared the surprise at finding that another member had the same passion and interests. It’s all about relationships and Women’s Council gives an opportunity to find and develop those relationships. Editor’s Note: One of the goals in SAR’s 2014 Strategic Plan is to increase the professionalism of our members so they are recognized as true professionals and trusted advisors. Pathways to Professionalism is the National Association of Realtors® voluntary guide to professional courtesy, originally created in 1998. Each issue of the magazine will include a column to increase members’ awareness of the key concepts in the document. The third section of the Pathways to Professionalism focuses on Respect for Peers. Respect can come in many forms, but showing professional courtesy is important both when acting as a listing agent and as a selling agent. If you make your own appointments for your listed properties, than you should strive to return all calls within one hour. If that isn’t possible, then simply text or email that you received the message and will get back as soon as is possible. Remember that agents plan their showing schedule, and a delay may result in missing an opportunity to sell

the home. Don’t be left out. We live in an area where rental policies, lease restrictions and pet restrictions are key to many buyers. Take the time to get the information and enter it in MLS. Your property could be overlooked if it doesn’t show up in MLS searches. Do it now so you don’t have to field unnecessary calls later and aren’t under pressure to obtain the information quickly. Visit your vacant properties regularly to ensure that they provide a good first impression. There is nothing worse than bringing a buyer to a vacant property and having them see 20 business cards strewn around the counter or many dead bugs, dirty toilets, or entryways that need sweeping. If the home has all blinds closed, then be there to open before the appointment. Agents do not want to waste their time and you do not want a reputation of having messy, unkempt homes. This is a relationship business – not just with clients and customers, but with fellow agents. It is our job to bring buyers and sellers together to make dreams come true. Be easy to get along with, keep a positive, friendly attitude, and above all, provide every bit of information a buyer asks for quickly. Strive to be the type of agent that your peers are always pleased to work with.

Her unrelenting passion for a career in real estate inspired her to take nearly every advanced class available, including obtaining her broker’s license. Her real estate career allows her to combine her love of Florida real estate with her deep background in international relations. She started her career in the import-export business where she frequently interacted with foreign nationals and became an expert in the intricate duty and customs laws of many countries while leading an eight-person team. She also has experience as an entrepreneur, owning and operating a successful Mail Boxes, Etc. franchise for many years. A native of Baltimore, Fred has been visiting the Gulf coast of Florida since 1998 and moved here permanently to become a Realtor® in 2002. Alfredda is a current member of the Suncoast Regional YPN, the Professional Development Committee and the Grievance Committee. She graduated from the Emerging Leaders Program in 2012. Joyce Steward, Joyce Steward Real Estate 3-year Director Joyce Steward’s real estate career began as a sales agent for a developer in Davie, Florida. Over the years, her office was the sales and marketing office for several developer/builder communities in West Broward. Joyce decided it was time to expand her real estate area to the west coast of Florida and focused on the Sarasota area because of the beautiful surroundings, laidback atmosphere, and cultural and business opportunities. Joyce still maintains an office in the Broward County location, where she was honored with the title of South Broward Board of Realtors’ 2007 Realtor® of the Year.
