Leaders inspire. They unite. They motivate and they involve others in their activities and contributions. At the Sarasota Association of Realtors®, our 90 year history is filled with these special leaders, and thousands of members who have followed their examples and made our organization a success. Every year in December we select four outstanding leaders from our ranks to honor their exceptional contributions. These four leaders have truly made valuable contributions and had a positive impact in the lives of others. They were nominated by their peers for their unique and ongoing contributions to SAR, and to the Sarasota community. Donna Elmore - SAR 2013 Realtor® of the Year The Realtor® of the Year award is chosen based upon the SAR member’s lifetime contributions to SAR, Florida Realtors®, plus service to the community and business accomplishments. Activities during the past three years are given priority consideration. Donna Elmore, broker with Herrli-Elmore Realty, was named as the 2013 Realtor® of the Year. Known as “The Hat Lady,” Donna is a legend of local real estate. Still engaged and involved at age 83, Donna has been an active and successful Realtor® in Sarasota since 1975. She has served on numerous SAR and Florida Realtors® committees over the years, in addition to working with numerous local service, religious and cultural groups. “I love my work!” explains Donna. “I enjoy every day, working my clients, helping people find the home of their dreams. In the past few years, I’ve noticed I’ve actually started getting calls from some of the 6

grandchildren of clients - now they’re ready to buy their first home! That was a real eye opener!” Donna appreciates today’s technology that allows her fast and easy access to real estate information. When she started in the industry, printed MLS sheets, telephones and weekly meetings were the primary communication tools. “It’s amazing to me how far we’ve come, and how different it is. The speed at which we can aquire information for our clients is tremendous,” explained Donna. “In the old days, it was sometimes tough finding out whether a listing had sold or not. The computerized MLS revolutionized the industry.” Earning the respect of clients for a job well done energizes Donna, who prides herself on “integrity,” and the simple principle of “giving in order to receive.” “I’ve been blessed to earn a wonderful living here in Sarasota, and I hope to be active for many years to come!”
Michelle Crabtree - SAR 2013 Meritorious Service Award The Meritorious Service Award is given to a Realtor® whose service to SAR and his/her fellow members has been of such effectiveness and quality to deserve special recognition. This year’s award goes to Michelle Crabtree, an agent with Michael Saunders & Company. A Broker-Associate since 1982, Michelle Crabtree is a third-generation Sarasotan who loves sharing her knowledge of the area’s history and believes in giving back to the community. Michelle’s real estate involvement includes the SAR’s Board of Directors, (2008-2010). She currently serves on the Professional Development Committee (and is a past chair), and the Green Realtors® Alliance of Sarasota (GRAS). She has served on committees for Community Outreach, MLS, Social/Program; and she is involved in committee work with the Florida Realtors®. Michelle is this year’s Women’s Council of Realtors® WCR Entrepreneur of the Year for the Sarasota Chapter, and was the 2007 Chapter President. She was recognized as WCR’s “Realtor® of the Year” in 2005. She also received the SAR Meritorious Service Award in 2007 and is a “Five Star Real Estate Agent – Best in Client Satisfaction” for five years.

Sally Rackey - SAR 2013 Humanitarian of the Year The Humanitarian of the Year award is given to an SAR Realtor® member for significant contributions as a volunteer for an organization(s) or project(s) in the community. This year’s award goes to Sally Rackey, an agent with RE/ MAX Platinum Realty. Sally has devoted hundreds of hours over several years to the Paws for Patriots program at Southeastern Guide Dogs, which provides incredible support to local disabled veterans. The program holds a special place in Sally’s heart, and she has personally helped raise thousands of dollars for the program that provides seeing eye dogs for visually impaired service personnel, many of whom lost their sight while defending our freedom overseas. Sally introduced the program to SAR members during an April 2010 MLS marketing session, along with Lieutenant Col. Kathy Champion, a wounded warrior who survived seven explosions, harsh sandstorms, severe living conditions and the loss of five soldiers in her Civil Affairs Unit in Iraq. Lt. Col. Champion returned home, surviving these numerous traumas only to lose her sight to a chronic viral infection that impaired her optic nerves. Through the Paws for Patriots program, Lt. Col.

Past Presidents honored at special SAR breakfast The 90th anniversary year of the founding of the Sarasota Association of Realtors® has been an eventful one, but it would be hard to top the Oct. 30th Past President’s Breakfast. The event was the brainchild of Darla Furst and the Communications Committee, and was a great way to honor those who laid the groundwork for the future success of SAR. What can we improve upon in 2014?
D
During this time of the year, thoughts of politics, campaigns and elections are replaced with the sights and sounds of the holiday season. Our energies are focused on family and friends and for just a brief moment in time we collectively breathe a sigh of relief, take stock of the past year and resolve to do many things so much better in the upcoming New Year. So in the spirit of the holiday season I leave you with some observations and hopes for 2014, certainly in no order of importance or significance, and more importantly reflecting my personal views and not those of SAR: Economic Development/Job Creation- During the past year there has been an increased awareness on the part of elected officials as to the importance of job creation. Economic development and job creation is difficult, challenging and requires tremendous resources in order to be successful. Sarasota County has a long way to go in order to reclaim the number of jobs lost during the past several years, and more importantly, to repair the image of the county as being unfriendly to business. Creating good paying jobs and providing economic opportunity for our children should be a given. Traffic Signalization - Sarasota County is generally ahead of the curve when it comes to sustainability issues. Why then is it so difficult to drive from point A to point B locally? Local traffic signals create gridlock rather than promoting good traffic flow and it is apparent there is no synchronization or coordination
within the city or county. Traffic signal management is shared by the City, County and Florida Department of Transportation (FDOT) which makes it extremely difficult to direct a question regarding specific signals and intersections to the appropriate party. The county has supposedly been working on this issue for the past couple of years, but so far there is no evidence it is any better. Political Activism and Civility - Emotions on both sides of the political spectrum were at a fever pitch for the City of Sarasota elections this year. While city elections are supposedly non-partisan both political parties were heavily involved. With local, state and national elections occurring in 2014 perhaps both sides can take a deep breath and hopefully remember we are all in this together. As a rule we spend far more time with people that agree with us rather than spending time talking with folks that disagree with us. Both sides could learn from those conversations. Housing Market/National Economy - All signs point to a continued steady housing recovery in the area. The economy on a national and local level is still struggling with many people still looking for employment. I hope 2014 provides a big boost for both. Volunteers – Many thanks to the volunteers who served SAR in some capacity in 2013, and a big thank you in advance to those that will serve in 2014. We couldn’t do it without you! The Commercial Investment Division of SAR has made great strides in the past 18 months to build the presence and prominence of commercial members within the association and community, according to the NAR.

WCR Honors 2013 Award Winners
Looking back on this year’s performance, so many memories play out in my mind. We proved that when each player contributes, the harmony becomes symphonic. The vast educational programs enhanced our businesses, our member involvement created lasting relationships and we gave back to the community with donations to RPAC and SPARCC. Our biggest annual fashion show, “Ignite the Spark Within”, brought 325 individuals together for fashion, fun and fellowship . At our November luncheon, It was my pleasure to present well deserved awards to members whose contributions exceeded expectations. It was my pleasure to serve. Editor’s Note: This year, SAR’s focus is on “Raising the Bar” and improving the professionalism of our members. We will be providing monthly educational columns to promote the importance of NAR’s Code of Ethics to our members. Case #1-15: Obligation to Advise Client on Market Value Client A went from his hotel to Realtor® B’s office and advised that he formerly lived in the community, and had kept his home as an income property after he moved away. The house had been vacant for several months and he had decided to sell it. He asked if Realtor® B could drive him to look at it. As they inspected it, Client A stated that he would be happy to get $80,000 for it. Realtor® B listed it at that price and after a few days it was sold to Buyer C. Six months later, Client A was in town again. Hoping to recover a box of old photographs he had left in the attic, he called on Buyer C, whom he had met at settlement. When he arrived he found that Buyer D then lived in the house. He expressed some surprise that Buyer C had sold it so soon, and learned that Buyer D paid $140,000 for it. Astonished, Client A then made some inquiries as to market values and learned that he had grossly under priced his house when listing it with Realtor® B. He went to the Board of Realtors® office and filed a complaint against Realtor® B charging him with unethical conduct in not having advised him as to the property’s fair market value. At the hearing, Realtor® B’s defense was that he had not been asked to put a price on the house, but had accepted agency on the basis of a price set by the client; that the client had stated he “would be happy” to get $80,000 for it; that he was glad to get a listing that would move quickly in the market; that he had done nothing unethical since he had not bought it himself; and that while he had honestly pointed out to the buyer that the house was a bargain, he had made no effort to induce relatives or business associates to buy it. On questioning, he conceded that after looking at the house with Client A, he realized the property was being listed at about half its fair market value, but insisted that was his client’s business; that different owners have different reasons for selling and pricing their property, but acknowledged that Client A had not indicated that he needed a quick sale or that he would make any price concession. The Hearing Panel pointed out that brokers have

no hesitation in advising clients that properties are overpriced when this is the case, and they are obligated to be equally candid in providing their best judgment to clients when properties being offered for sale are obviously underpriced. The panel concluded that in view of the wide discrepancy between the owner’s asking price and the property’s market value, which Realtor® B conceded was apparent to him, it was Realtor® B’s obligation as an agent to advise his client that the house was worth considerably more, especially since it was apparent that Client A had been away from the community for years and was out of touch with local values. The Hearing Panel found Realtor® B in violation of Article 1.

Foreign buyers unfamiliar with Florida cities of Brazilians, Venezuelans and Argentines. The Fort Lauderdale and Orlando markets are a distant second and third, accounting for 11.6 percent and 8.9 percent of sales to international buyers. But interest from foreign buyers is spreading throughout the state as Florida real estate brokers actively market their regions overseas. In July, Teresa Witte, sales manager for RE/MAX Platinum Realty’s new global new homes division in Sarasota, traveled to Sao Paulo, Brazil, on behalf of three builders to promote home buying in southwest and central Florida. The response was enthusiastic, says Witte. “They were really interested. They’ve heard about the Gulf of Mexico, but they’ve never been here.”
According to Trend Magazine, interest in singlefamily homes from corporate buyers such as equity firms has been a major factor in moving Florida’s residential real estate market out the recessionary doldrums. “But there’s been another big source of demand for Florida residences: In 2012, one in five sales of Florida homes was to a nonresident foreigner, according to a March report from the National Association of Realtors. Florida accounted for 23 percent of all U.S. home sales to foreigners, leading the nation in sales to international buyers,” the article noted. International interest is still focused on southeast Florida – close to one-third of all international home sales in Florida are in Miami, thanks to an influx

Fred Sieger- SAR 2013 President’s Award Winner The President’s Award is a special honor bestowed by the current SAR President to an SAR Realtor® member who best embodies the Realtor® spirit and has contributed to and supported the President’s goals for the past year. This year, the award is presented to Fred Sieger, an agent with RE/MAX Alliance Group. One of the truly universally liked members of SAR, Fred was also presented with the 2009 Humanitarian Award. This year’s recognition from President Roger Piro is for Fred’s untiring efforts to restore the popularity and effectiveness of the MLS Express Thursday morning program. The MLS Express Committee, which Fred chairs, rebranded the program and it has been a tremendous success, especially since SAR’s new facility opened in April. His ever-present smile, embedded in a friendly, Santa Claus-like white beard, makes Fred an instantly recognizable figure at MLS Express and at many other SAR functions and events. Fred remains very involved in the Florida Sheriffs Youth Ranch, Bill Glass Champions For Life prison ministry, the Mayor’s Feed the Hungry program, Kids By the Sea (program for children with cancer), the Florida Center (early childhood services and therapies), the Pediatric Brain Tumor Foundation, Bikers Raising Awareness (breast cancer), the Susan G. Komen Race for the Cure, Child Protection Center of Sarasota, and Mission Ventures Int. (purchasing motorcycles for ministers in third-world countries). Fred is often seen on his beloved Harley motorcycle, usually heading off to a charitable event or organization meeting.
