The Installation Banquet and Awards Banquet, the major kickoff event for the merged associations, will be held on Thursday, Dec. 4th beginning at 6:30 p.m. at the Polo Grill and Bar, 10670 Boardwalk Loop, Lakewood Ranch. Strong, energized leadership is vital to the success of any organization. Leaders help unite us all in common purpose. Good leaders encourage and motivate us, and they involve others in their activities and contributions. In 2014, the Sarasota Association of Realtors® was very fortunate to once again witness and benefit from many of these special leaders, and so many of our members who have followed their examples and made our organization a huge success. Every year we select outstanding leaders from our ranks to honor their exceptional contributions. These five leaders have made extraordinary contributions and had a positive impact on so many lives. They were nominated by their peers for their unique and ongoing contributions to SAR, and to the Sarasota community.

Michael Bruno - 2014 Realtor® of the Year The Realtor® of the Year recipient is chosen based upon the SAR member’s lifetime contributions to SAR, Florida Realtors®, plus service to the community and business accomplishments. Activities during the past three years are given priority consideration. This year’s top honor goes to Michael Bruno, a 26-year member of SAR, SAR President in 2011, and currently agent with Michael Saunders & Company. Michael Bruno has come to epitomize and symbolize the best of SAR in the minds of many. His numerous committee and board activities and accomplishments fill four printed pages. But it is his involvement within these various groups, and his interaction with SAR members and the public, that have made Mike a truly valuable and heroic SAR awardee. In 2000, Mike first joined the SAR Grievance Committee, serving the next four years on the committee. He was next appointed to the Professional Standards Committee, where he has continued to serve from 2005 through today - acting as chair several times. But that wasn’t enough for him, as his record of participation demonstrates. He also has served five years on the Finance Committee, seven years on

Public Policy, three years on Community Outreach, four years on the RPAC Committee, six years on SARPAAT, two years on the Nominating Committee, and a decade on SAR’s Board of Directors, with several stints in officer roles. With all of this SAR involvement, Mike still found the time to devote to numerous Florida Realtors® committees, and served as District 13 Vice-President this year, assisting in planning and staging an incredible District 13 Conference. In his “spare” time, Mike enjoys a successful real estate caree with Michael Saunders & Company. He also somehow finds the time to volunteer at many Habitat for Humanity Team Build projects, sponsored by SAR, where he frequently puts hammer to nail and tackles often back-breaking work. He was last seen on the rooftop of the home at 2944 Sterling Lane on Nov. 15th, hammering down roof sheathing. “I was awestruck when I learned of this award,” said Mike. “I don’t get involved to seek awards or recognition. It’s something that just makes me happy, and I’ve worked hand in hand with so many incredible people here at SAR. It’s certainly an honor - but I participate because I truly love to get involved and make a positive difference.”

Kristin Triolo - 2014 Meritorious Service Award The Meritorious Service Award is given to a Realtor® whose service to SAR and his/her fellow members has been of such effectiveness and quality to deserve special recognition. This year’s award goes to Kristin Triolo, an agent with Sarasota Homes International. An active SAR member since 2007, Kristin currently serves as chair of the Green Realtors® Alliance of Sarasota. She was a graduate of the Emerging Leaders in 2007, and has served on the Professional Development Committee (two years), the Green Realtors® Alliance (several years), the Grievance Committee (2014), and the Tech Expo Steering Committee. She has also served on the SAR Board of Directors since 2012. Her nomination form noted that Kristin “encourages everyone she meets to get involved in SAR.” She has completed the Florida Realtors® Leadership Academy, and she “embodies the true spirit of giving to help others.” When told of her award, she was typically humble and credited others, noting she works on

SAR committees and the board because of her love of the organization and its members. “SAR is really part of my extended family,” said Kristin. “I was very honored to be chosen for this award, and I certainly appreciate the recognition. But I would work with SAR without any recognition. I’m just happy to be able to contribute - it’s so much a part of my life now!”

Candy Swick - 2014 Humanitarian of the Year The Humanitarian of the Year award is given to an SAR member for significant contributions as a volunteer for an organization(s) or project(s) in the community. This year’s award goes to Candy Swick, Broker/Owner with Candy Swick & Company. Candy has worked tirelessly for many years to support community activities, through both charitable contributions and individual involvement. She has been a volunteer at the Sarasota County YMCA for over 20 years, and has served on the Evalyn Sadlier Jones Branch board of directors for nine years. “Every year, the YMCA assists over 2,500 foster children and parents in the Sarasota, Manatee, DeSoto and Hardee county region,” explained Candy. “Almost 900 homeless children, 256 children who ran away from home, and 267 www.sarasotarealtors.com

kids expelled from school have re-entered school through the YMCA’s Triad alternative school program. These are just a few of the reasons I give of my time to the YMCA.” Through her leadership on the YMCA Board, a fundraising effort this year raised $110,000 to help support the many charitable activities of the organization. But Candy doesn’t limit herself to the YMCA. She also has been president of the Board for Girls, Inc., and currently serves on the boards of the Education Foundation and Dial Hope. She participates on Habitat for Humanity projects, and she and her husband just returned from Haiti, where they worked with the organization Plant for Purpose, educating people on composting practices to help save on fertilizer, and on how to start a community savings and loan to benefit the residents. “I admit that I cried when I was told of this award, because I work in these areas for the joy of the experience, and of helping,” said Candy. “I find when you’re out there helping others, it lifts you up. It feeds my heart and my soul.” Candy also sells property through the Searcy Koen Trust, which counts on her company’s commitment to sell their

NAR adopts broad range of improvements

As part of a wide-ranging set of recommendations to raise the bar on Realtor® professionalism, the NAR Board of Directors at its Nov. 10 meeting in New Orleans approved the drafting of a proposed aspirational Code of Excellence to be brought to the board at a future meeting for approval. The goal is to raise the practice of real estate measurably through increased training in the competencies that consumers value. These competencies include the stewardship of property listing data, privacy and security of consumer information, advocacy of property rights, community involvement, and technology. “This is the first step in a process for the continuing improvement of our profession,” said NAR President Steve Brown. The provision was passed after extensive debate on the floor of the meeting. Related provisions were also passed. These include provisions that would do the following: • Change the frequency of NAR’s Code of Ethics educational requirement from every four years to every two years, starting in 2016; add a biennial Code of Excellence education requirement; and mandate continual

updating of the training. • Help its members strive to be proficient in data content and have efficient access to the broadest range of data available. • Develop an industry standard that would allow consumers to evaluate Realtors® fairly and accurately. RPAC fundraising revamp The board also approved broad changes to the association’s fundraising program for the Realtors® Political Action Committee (RPAC). The changes include replacing the longstanding fair-share contribution system with a needs-based funding goal. Starting in 2015, National RPAC Distribution Trustees will set a twoyear election cycle goal for review and endorsement by the National RPAC Fundraising Trustees and then for submission to the NAR Leadership Team, Executive Committee, and Board of Directors. The change also includes a single national RPAC fundraising goal for all associations, which can be reached with RPAC hard or soft dollar receipts. Hard dollar contributions go directly to candidates’ campaign efforts and are capped at $5,000 per election. Soft dollars go to efforts conducted separately from candidates’ campaigns and are unlimited.

The revamp also includes a program for soliciting funds from MLSs for use in independent expenditure (IE) campaigns, with half going to federal campaigns and half to state campaigns. IEs are election advocacy efforts that are required to be conducted independently of (i.e., not in coordination with) candidates’ campaigns. Issue mobilization ‘skin in the game’ requirement State and local associations will have to put up some of their own funds under a “skin in the game” policy to receive NAR issues mobilization grant funds. The amount depends on the size of the grant request. The contribution can include funds from coalition partners and can also come in the form of non-financial resources such as staff and volunteer hours. The board also approved a change to the issues mobilization application form for local associations to require the state association to indicate its support or opposition to the application. Help with state tax reform battles Separately, the board approved $486,250 in grant funds to the North Carolina Association of Realtors® to preempt tax reform efforts by the state and $294,500 to the Minnesota Association of Realtors® to protect MID from tax reform efforts in that state Unmanned aerial vehicle policy set To help the association stay ahead of unmanned aerial vehicle, or drone, technology, the board adopted a policy statement in support of the safe and responsible use of the technology by members and to work in support of that as federal regulators write rules for the technology. In the meantime, the association will continue efforts to educate members that use of the technology for commercial purposes without a permit remains prohibited. Best wishes for a great 2015!

The election season is officially finished. That means no more political commercials, phone calls or visits to your door. We can all breathe a sigh of relief - at least for six months or so. The holiday season is fast approaching and our minds begin to wander just a little from work-related issues and more toward the challenge of paying for all those gifts we will purchase in the upcoming weeks. With the thought of a new year rapidly approaching here are my “wishes” for 2015: • City of Sarasota - 2015 is an election year for three commissioners. Two of the three will have been appointments from the current city commissioners, and as of this date we don’t know if they will run for office in 2015. Regardless of who runs for these offices it is imperative the commission begin to work together for the benefit of the entire City of Sarasota. There are big challenges facing the city and the commission needs to do its job of governing. • Sarasota County - 2014 was an election year and two new commissioners will begin their elected terms. Best wishes to both commissioners as they begin to tackle the challenges facing the county. • USA - We have just completed the most negative, divisive and completely too long campaign season. Now that we no longer have to posture, play to our base, pander to special interest groups, how about working for good ole American citizens? Is that too

much to ask? • Real Estate - 2014 was much better than the year before. Let’s hope that 2015 is even better. • SAR (and MAR) Members - Business is picking up and 2015 looks to be a good year for real estate. Congratulations for hanging in there and continuing to do your job under challenging circumstances. Best Wishes for 2015. • Advocacy - 2015 will bring new challenges to the Real Estate Industry. It is imperative that Realtors® continue to advocate on behalf of private property rights and their customers. • SAR Volunteers - We are blessed to have a cadre of excellent volunteers. We couldn’t do it without you. Thanks for your efforts in 2014 and please return in 2015. Editor’s Note: We regret to inform our members that Marc Mansfield has announced his retirement after almost eight years with SAR. Marc and his wife have decided to enjoy travel and leisure time together. Marc has been instrumental in helping build SAR’s Public Policy department, and made SAR a key player in local issues and campaigns. He has helped build a strong foundation for the organization to continue to be a voice for the real estate industry in local government and business. Marc will be missed. His retirement is effective at the end of 2014.

In addition, an email was sent to all members notifying when the invoices were produced and available for payment.

• What is included on this dues billing?  Annual dues: Local, State, National, CID (if applicable), Global Business Council (if applicable) and voluntary RPAC.

• Due Dates, Termination of Services, and Refund Policy  Due: December 15, 2014; Past Due: January 15, 2015, 5:01 p.m.  $50 late fee assessment on open balances as of January 15, 2015, 5:01 p.m.  Members with open balances as of 5:01 p.m. on January 15, 2015 will be subject to suspension of all Realtor® services.  Members with outstanding balances at 5:01 p.m. on February 17, 2015 will be terminated. Statutes and Rules relating to Splitting and Combining Real Property

Section 196.041 F.S. Date of Assessment. All real property shall be assessed according to its just value as of January 1 of each year. Improvements or portions not substantially completed on January 1 shall have no value placed thereon.

Section 196.031(1) Exemption of Homesteads. Every person who, on January 1, has the legal title or beneficial title in equity to real property in this state and who in good faith makes the same his or her permanent residence is entitled to an exemption on the residence and the contiguous real property.

Chapter 12D-13.007 – Florida Administrative Code-Splits and Cutouts, Time for Requesting and Procedure. (1) When property has been properly assessed in the name of the owner as of January 1 of the tax year, the appraiser may not cancel the assessment by reason of sale of the whole or a part of the property. The assessment is against the property, not the owner (2) When the new owner or the original owner wishes to pay taxes on his or her proportionate share of the whole property, it is the duty of the property appraiser to figure the amount of the assessment on that portion of the whole. However, the request for a split or cutout shall initiate with the tax collector. The owner may request at any time from November 1, and up to 15 days before a tax certificate sale, an assessment on property to be split or cutout of a larger parcel. (4) The party requesting the split or cutout may be required to furnish proof to substantiate his or her claim. Proof may be in the form of a recorded instrument.

Existing home sales rise nationwide in October Existing-home sales rose in October for the second straight month and are now above year-over-year levels for the first time in a year, according to the National Association of Realtors®. Total existing-home sales, which are completed transactions that include single-family homes, townhomes, condominiums and co-ops, rose 1.5 percent to a seasonally adjusted annual rate of 5.26 million in October from an upwardly-revised 5.18 million in September. Sales are at their highest annual pace since September 2013 (also 5.26 million) and are now above year-over-year levels (2.5 percent from last October) for the first time since last October. Lawrence Yun, NAR chief economist, says the housing market this year has been a tale of two halves. “Sales activity in October reached its highest annual pace of the year as buyers continue to be encouraged by interest rates at lows not seen since last summer, improving levels of inventory and stabilizing price growth,” he said. “Furthermore, the job market has shown continued strength in the past six months. This bodes well for solid demand to close out the year and the likelihood of additional months of year-over-year sales increases.” The median existing-home price for all housing types in October was $208,300, which is 5.5 percent above October 2013. This marks the 32nd consecutive month of year-overyear price gains. Total housing inventory at the end of October fell 2.6 percent to 2.22 million existing homes available for sale, which represents a 5.1-month supply at the current sales pace – the lowest since March (also 5.1 months). Unsold inventory is now 5.2 percent higher than a year ago, when there were 2.11 million existing homes available for sale. “The growth in housing supply this year will likely prevent the drastic sales slowdown and coinciding spike in home prices we saw last winter due to low inventory,” says Yun. “However, more housing starts are needed to increase supply, meet current demand and keep price growth in check.” All-cash sales were 27 percent of transactions in October, up from 24 percent in September but down from 31 percent in October of last year. Individual investors, who account for many cash sales, purchased 15 percent of homes in October, up from 14 percent last month but below October 2013 (19 percent). Sixty-five percent of investors paid cash in October. According to Freddie Mac, the average commitment rate for a 30-year, conventional, fixed-rate mortgage in October dropped to 4.03 percent, its lowest level since June 2013 (4.07 percent), and down from 4.16 percent in September. The percent share of first-time buyers in October remained at 29 percent for the fourth consecutive month; first-time buyers have represented less than 30 percent of all buyers in 18 of the past 19 months. A separate NAR survey released earlier this month revealed that the annual share of first-time buyers fell to its lowest level in nearly three decades. www.sarasotarealtors.com

Distressed homes – foreclosures and short sales – were in the single-digits for the third month this year, decreasing to 9 percent in October from 10 percent in September; they were 14 percent a year ago. Seven percent of October sales were foreclosures and 2 percent were short sales. Foreclosures sold for an average discount of 15 percent below market value in October (14 percent in September), while short sales were discounted 10 percent (14 percent in September). “Although distressed sales are trending downward, there are still areas (such as judicial states Florida, Maryland and New York) plagued by foreclosures, and homeowners faced with the awful choice between a tax bill they are unable to pay and losing their home,” says NAR President Chris Polychron, executive broker with 1st Choice Realty in Hot Springs, Ark. “Realtors® urge the U.S. House to schedule a vote on “The Mortgage Forgiveness Tax Relief Act,” as soon as possible. This bipartisan legislation would extend an expired provision that has helped millions of distressed American families by allowing tax relief when lenders forgive a portion of the mortgage debt they owe.” Properties typically stayed on the market in October longer (63 days) than last month (56 days) and a year ago (54 days). Short sales were on the market for a median of 150 days in October, while foreclosures sold in 68 days and non-distressed homes took 61 days. Thirty-three percent of homes sold in October were on the market for less than a month. Single-family home sales increased 1.3 percent to a seasonally adjusted annual rate of 4.63 million in October from 4.57 million in September, and are now 2.9 percent above the 4.50 million pace a year ago. The median existing single-family home price was $208,700 in October, up 5.6 percent from October 2013. Existing condominium and co-op sales increased 3.3 percent to a seasonally adjusted annual rate of 630,000 units in October from 610,000 in September, unchanged from the 630,000 unit pace a year ago. The median existing condo price was $205,400 in October, which is 4.5 percent higher than a year ago. Regionally, October existing-home sales in the Northeast climbed 2.9 percent to an annual rate of 710,000, and are 4.4 percent above a year ago. The median price in the Northeast was $246,900, which is 1.2 percent above a year ago. In the Midwest, existing-home sales jumped 5.1 percent to an annual level of 1.24 million in October, and are 2.5 percent higher than October 2013. The median price in the Midwest was $164,100, up 6.8 percent from a year ago. Existing-home sales in the South increased 2.8 percent to an annual rate of 2.17 million in October, and are now 5.3 percent above October 2013. The median price in the South was $178,000, up 5.1 percent from a year ago. Existing-home sales in the West declined 5.0 percent to an annual rate of 1.14 million in October. - NAR Report

Sarasota County sales again top 1,000 in Oct. 2014

The Sarasota County real estate market remained on record pace in October 2014, with 1,011 property transactions recorded for the month – the fifth time the 1,000 level has been reached in the past eight months. The total was 23.3 percent higher than October 2013’s sales of 820, and also 8.2 percent higher than the September 2014 sales of 934. Sales for the first 10 months of the year now stand at 9,795, or 417 sales over last year’s total. Sales in 2013 wound up as the second highest level in the county’s history. If sales continue at this pace, 2014 could surpass the historic year of 2004, when 11,482 sales were recorded in the county. The breakdown for closed sales in October 2014 was 723 single family homes and 288 condos sold, according to figures released by Florida Realtors®. The median sale price for single family homes stood at $195,000, up slightly from the September figure of $189,000, and also up from last October’s level of $186,388. The condo median was $175,000, a drop of 11.4 percent from the September figure of $195,000, and identical to last October’s median price. The fluctuations in condominium prices have not been unusual in recent years, compared to the steadier nature of the single family home market, and tend to reflect the buying tendencies of investors in the market. The median sale price for the 12-month period ending in October, which moderates monthly swings, was $196,000 for single family homes, 10 percent higher than last October’s 12-month period of $178,000. For condos, it was $180,000, up about 12 percent over last October’s 12-month period of $162,900. “The season is only just beginning, and no one is reporting a holiday slowdown in market activity at this point,” said Sarasota Association of Realtors® President Peter Crowley. “In the past few years, we haven’t observed a major drop off in sales in November and December. With the national economy picking up steam, and unemployment still dropping, I’m www.sarasotarealtors.com

The inventory tends to rise as local residents begin testing the water for a home sale as the seasonal visitors return. The month’s supply of inventory stood at 4.0 for single family, identical to the September figure but down from last October’s figure of 4.4. For condos, the October figure was 3.9, slightly higher than September’s figure of 3.8, but lower than the October 2013 figure of 4.3. In October, 24 percent of total sales were short sales or foreclosure sales, the same as in September. Last October, the figure was 25.8 percent, just above the current figure. Distressed listings in October 2014 represented 10.1 percent of all available properties. This percentage has ranged from 10 to 12 percent throughout the year.

This should translate to sales in November 2014 coming in close to the 818 closings in November 2013. “The year 2014 is shaping up to be one for the history books in Sarasota County,” said Crowley. “With the approved merger of the Sarasota Association of Realtors® and Manatee Association of Realtors®, we will soon be reporting on sales and other statistics in both counties. It would be remarkable if we achieved the record for Sarasota County sales in such an historic year for our two associations.”

International real estate opportunities abound With sales to international buyers reaching a record $92.2 billion last year, there are growing opportunities for Realtors® to globalize their real estate business and attract international clients. During the “Managed Solutions for Reaching International Buyers” session at the recent 2014 Realtors® Conference & Expo, experts offered advice for how Realtors® can grow their global business and reach the international marketplace. Panelist Eleonore Rojas, vice president of partnerships and product integration at Move, Inc., the operator of realtor.com®, NAR’s official property listing website, said referrals drive nearly 60 percent of international transactions, so it’s critical that Realtors® network in their local and business communities to help expand and grow their international clientele. Rojas recommends networking locally with clubs, community organizations, Chambers of Commerce, and local and state Realtor® associations. She also recommends business networking at local and global conferences, where Realtors® can make important business connections with foreign real estate professionals who may be a future source of referrals. When it comes to portals showcasing listings to international buyers, Rojas recommends global listings aggregators with translation services, like realtor.com/ international. She also suggests niche luxury and commercial sites, and franchise portals. Realtor.com/ international includes listings from 40 countries in 11 languages. According to Rojas, nearly half of international buyers search local websites for foreign properties, because those brands and websites are familiar to them in their country and the content is presented in their own language. The other half of international buyers looks to sites in countries where they are searching for properties. Celeste Starchild, vice president and general manager at ListHub, suggests that Realtors® market themselves as local market experts with international expertise. She recommends making a great first impression to potential clients with a clean, well-organized and welcoming website that includes plenty of photos and videos to showcase the local community. Starchild also said Realtors® should translate their website text into one or more languages, offer currency conversion tools or tables and do research on the countries they plan to target, so they can take cultural considerations into the design of their website.

Jacqueline Abney and Alex Krumm 2014 President’s Award Winners The President’s Award is a special honor bestowed by the current SAR President to an SAR member, or members, who best embody the Realtor® spirit and have contributed to and supported the President’s goals for the past year. This year, the award is presented to Jacqueline Abney and Alex Krumm, who spearheaded the effort to create the Suncoast Regional Young Professionals Network. Jacqueline is the Business Development Director for Berlin-Patten Law Firm, and has been active at SAR since joining the organization two years ago. She is also very active in WCR. Alex Krumm is an agent with RE/MAX Alliance Group, and was a graduate of the SAR Emerging Leaders program in 2007. He has since worked on the Professional Development Committee and many SAR events, and was elected to the Board of Directors in 2014. by SAR President Peter Crowley in order to help achieve one of his ambitions in 2014 - the re-establishment of a group to serve the young Realtors® in the area. They quickly formed a small organization and named it the Suncoast Regional Young Professionals Network - the first regional real estate YPN established in Florida. They approached the Manatee and Venice real estate organizations, and signed up many of their members in the fledgling organization. “This was really a group effort, and together we were able to give it a nudge and it has really taken off,” said Alex. “We now have 144 members, which is about 25 percent of the people under age 40 who are members. I think the YPN is just going to skyrocket in the next couple of years.” Jacqueline was surprised with the recognition, but takes it as a challenge to achieve even more down the road. “After the initial surprise sunk in, my first thought was that we have only just begun!” said Jacqueline. “My mind raced with all of the goals and successes we hope to achieve in the coming year for the Suncoast Regional YPN, most important of which is building upon the ways in which we provide value and new opportunities to our members.” The group has already staged several successful networking events, most recently a Beach Bash at Siesta Key Public Beach in November, which brought out members of all ages, including young families. SAR thanks all of the 2014 award winners, and everyone who participates and has contributed to making our organization the strong and vital professional real estate trade association we have become since our founding in 1923. We look forward to an even brighter future as we merge with the Manatee Association of Realtors® in 2015!

GRI program updated To help preserve the value of the Graduate, Realtor® Institute (GRI) designation, the board approved changes to the program’s curriculum and process. Among other things, members can take no more than five years to complete the coursework, members can substitute exam and experience for no more than half a state’s course requirements, and the accreditation process will be based on an online audit rather than a peer review. Professional standards processes improved To make the enforcement of professional standards more efficient, the board approved changes to the Code of Ethics and Arbitration Manual, Professional Standards Policy www.sarasotarealtors.com

Statement, and other professional standards documents, that accomplish the following: • Clarify the role of alternates in professional standards hearing panels • Shorten time frames and clarify guidelines for ethics enforcement administration • Establish a “fast track” administrative timeline for resolving ethics complaints • Eliminate “rehearing” provisions • Expand authorized use of “remote” testimony, and provide guidance on ensuring its confidentiality • Limit the use of continuances of ethics hearings to certain specified instances • Require persons primarily responsible for administration of professional standards processes to complete administrator training every four years • Establish the responsibility of associations to offer ombudsman services to members, clients, and consumers, either directly or as part of a cooperative agreement • Establish a citation system and schedule of fines for optional adoption by local and state associations

Online data competitiveness The board approved changes to help ensure MLS data is as accurate and timely as possible and that MLS participants can continue to compete with other online sources of property information. Among other things, the changes: • Increase the frequency of MLS data updates to no less than every 12 hours, down from every three days • Enable MLS participants to display IDX information from all MLS IDX feeds where they hold participatory rights, allowing consumers to execute a single property search • Permit the display of MLS sold data for IDX display where “sold” information is otherwise publicly accessible Legal assistance provided The board approved $295,000 in legal assistance to help defray costs to associations, MLSs, and brokerages in four cases, each involving copyright or patent infringement actions. New Insurance Committee The board created a 42-member Insurance Committee to monitor legislative and regulatory matters involving property/casualty, flood insurance, natural disaster, terrorism, and other insurance issues.
