Family can be found in many places. Certainly in the home. Perhaps in the work place. Even in a large trade association, where people of like mind and shared business choice can discover comradarie, companionship and caring. Peter Crowley, broker with the RE/MAX Alliance Group, wants to instill a stronger sense of family during his upcoming year as President of the Sarasota Association of Realtors®. Peter noted in his recent installation address that he is looking forward to his leadership position with SAR to help contribute to the ongoing professionalism of the outstanding Realtors® in our association. Peter is most proud of his family - Keli (wife), Kenley (daughter, 4 years old) and Jack (son, 2). He is also proud of his parents, Judy Crowley and Tim Crowley, who each served as president of SAR. In a unique, historic moment for SAR, Peter’s parents installed him as SAR’s 2014 President on Dec. 11th at Michael’s On East. Also present at the event were Peter’s brother, Dan, and sisters, Kink and Cara. It was truly a family affair! “For those that know me well, it is obvious that family is paramount in my life,” said Peter. “Most of my family is involved in the real estate business in some capacity and we spend a great deal of time together and rely on one another for support.” The extension of this family atmosphere and commitment is something Peter will strive to engender in 2014. “Clearly my parents have served as role models to me and it was a real treat to have them install our leadership team for 2014,” Peter noted. “I have another strong family in my real estate company there is a great amount of respect and loyalty that we share and I am fortunate to work with such a talented

group. I am happy to be adding a third family to the mix - my SAR family. As with all families, we will experience ups and downs and maybe even a little drama. Regardless, we will stick together as families do and I am confident that 2014 will be a great year for us all.” Peter graduated from the University of Florida with a law degree and an MBA. He is a member of the Florida Bar, and also a graduate of the REAL Trends Leadership Institute. He is President and Broker/ Co-Owner of RE/MAX Alliance Group. He is also a past director for My Florida Regional MLS and was actively involved in the enrollment of the five southwest associations into the regional MLS. In 2008, Peter received the SAR President’s Award. Peter is also past Chairman of Goodwill Industries Manasota, Inc. A graduate of Pine View School, Peter calls his time there “the best educational experience of my life.” His sister Cara teaches second grade at Pine View and has two chuldren attending the school. Peter attended Duke for his freshman year of college, then transferred to the University of Florida for the remainder of his undergraduate studies (he switched from Pre-Med to Psychology, the reason for the transfer). He also received his MBA and Law degree from UF. “I would like to thank Roger Piro as the outgoing President for SAR. Roger played a significant role in finalizing the plans for our new facility, including numerous meetings with concerned neighbors. In addition, Roger has agreed to serve as SAR’s first 3 year director for the National Association of Realtors®.” Peter noted that when he was first asked to serve on the leadership team at SAR, he had some real reservations about making such a big commitment. “While I was honored by the invitation to serve, I was concerned about the time commitment since I am in the midst of helping to raise a young family as well as running a large real estate company,” Peter recalled. “I definitely welcomed the opportunity to serve on the leadership team, but I wanted to make sure that I could commit adequate time to do the job right.” After consulting with his wife, Keli, his business partners, Ron Travis and Dave Coupland, and other members of his management team, he felt comfortable

This rigorous program is designed to train emerging Realtor® leaders who want to get involved, make a difference, grow their businesses and expand their leadership skills. Whether your aspirations are directed toward leading an SAR committee or a community organization, the SAR Emerging Leaders Program will empower you to maximize your leadership potential. As a participant, you will be immersed in a classroom setting, group sessions, team-building exercises, goal setting, networking techniques and communication skills. Graduates of the SAR Emerging Leaders Program will be serving as mentors throughout the program. Graduates of the SAR Emerging Leaders program will be equipped with the knowledge, skills and confidence to excel as a leader in the community as well as in the Realtor® organizations. Graduates should be prepared to become volunteers and committee chairs for SAR and prepare for potential future leadership positions on the SAR Board of Directors, and progress to leadership positions with Florida Realtors. For 2014, a maximum of 15 members (two of whom may be affiliate members) will be selected from a growing list of candidates, who must submit a written application. Applications will be accepted from January 1, 2014 through January 31, 2014. Finalists interview for a spot with the Emerging Leaders Selection Committee. In addition to completing the questions, applicants should attach a current photograph and resume to their application.

How does the Florida Legislature operate?

T

The 2014 Legislative Session will begin on March 4, 2014 and conclude on May 2, 2014. Sessions run for a period not to exceed 60 days. To better understand the “basics” of a legislative session please see below FAQs courtesy of the Florida House of Representatives. Q. How can I tell the difference between a House and Senate bill? A. House and Senate bills are numbered in serial order as they are filed. House bills receive odd numbers (1, 3, 5...) and are prefixed by “H” or “HB”; Senate bills receive even numbers (2, 4, 6…) and are prefixed by “S” or “SB.” Q. What is the difference between an engrossed bill and an enrolled bill? A. An engrossed bill is a bill which has been amended. A bill may be engrossed many times. An enrolled bill, which may or may not have been engrossed, is a bill that has passed both houses of the legislature and has been converted into an act for presentation to the Governor. Q. What is a linked bill? A. A bill that is contingent upon passage of another bill within that chamber is a linked bill. Q. What does the underlining and overstriking in a bill or amendment text mean? A. Required by the rules of both houses of the Legislature, underlining and overstriking indicate changes being made to the text of an existing law. Underlined text is new language and overstriking indicates text being removed. Q. What does the CS, CS1, CS2 etc., mean on the

end of a bill number? A. “CS” denotes a committee substitute in the House or Senate, which is a substitute bill proposed by either a House or Senate committee for a bill considered and amended by that committee. Each House or Senate committee to which a bill is referred may adopt a substitute for that bill. If the previous committee of reference adopted a substitute for the bill, the next committee may adopt a substitute for that substitute. Q. What does the bill action “in messages” mean? A. “In messages” refers to the location of a bill passed by a chamber en route to or residing in the other chamber for consideration. Q. What is the deadline for the Governor to sign bills? A. While the Legislature is in session, the Constitution allows a 7 day period following presentation of a bill to the Governor within which to sign or veto the bill. If the Legislature has adjourned before an act is presented to the Governor or while an act is in the Governor’s possession, the Governor has 15 days from the date of presentation in which to take action. Q. What happens when the Governor vetoes a bill? A. When the Governor vetoes a bill it is sent back to its house of origin. It is available for consideration until the end of the current session or, if the Legislature is not in session when the bill is received until the end of the next regular session. If two-thirds of the members of each house vote to override the Governor’s objection, the bill becomes law.

Single family home median prices up 20.6 percent

Median sale prices for single family homes sold in Sarasota County in November 2013 were up 20.6 percent over last November, a clear sign that recent price appreciation in the single family home market is continuing unabated. Single family home prices were at $187,000 this November compared to only $155,000 last November. The rolling median sale price for single family for the past 12 months was $181,700, up 23 percent over last year at this time ($147,000). Comparing November to October, prices were up slightly for single family ($185,776 last month). Condo prices were slightly down this November compared to last year at this time - $157,750 compared to $160,000 in November 2012. But the 12-month rolling median for condos was $163,000, up 10.1 percent over last year at this time. Condo prices were down 10.9 percent from October’s figure of $175,000.

Total property sales in Sarasota County continued to moderate in November 2013. Overall property sales stood at 760 (531 single family homes and 229 condos), compared to 818 in October 2013 (582 and 236, respectively). In November 2012, 552 single family homes and 278 condos were sold (830 total). “The November 2013 statistics indicate that the local market has leveled off at a high sales rate,” said SAR President Roger Piro. “Word of mouth continues to indicate strong attendance at open houses, and we seem to be experiencing the traditional increase in seasonal residents and visitors. Judging from past trends, we should anticipate a busy market in the mid-winter and early spring months.” The declining inventory trend appears to have reversed, as there are now 4,288 properties on the market, up from 4,032 last month. Last November, the inventory stood at 4,188 total properties on the market. Overall, November 2013 pending sales (properties that went under contract during the month) were at 758, down 7.7 percent from the October pending sales of 820 and about the same differencd from last November’s 815 total. “Despite some of the moderating numbers we are seeing, I am still confident in our current market

dynamics and Sarasota County’s future real estate direction,” said Piro. “I consider this period a lull following dynamic growth in sales and prices for almost the entire 2013. Once we get into the early 2014 period, I wouldn’t be surprised if this market expanded once again to record levels.” The November 2013 months of inventory in Sarasota County stood at 5.4 months for single family and 6.1 months for condos. A figure of 6 months is considered a balanced market between buyers and sellers. Months of inventory represents the time it would take to deplete the current inventory at the current sales rate. Last November there were 4.8 months of inventory for single family homes and 5.4 months of inventory for condos. In October 2013, the figures were 4.8 and 5.5, respectively. Currently, 567 properties listed for sale in Sarasota County in the MLS are short sales or foreclosures, compared to 596 properties in October. This represents 13.2 percent of available properties, down slightly from last month’s figure of 14.1 percent, due to the rise in inventory. Last November, the figure was 15.7 percent. Sales of distressed properties represented 29.3 percent of the overall sales November 2013, up from the October 2013 figure of 25.5 percent. In November 2012, the figure was 27.7 percent.

The revisions to this contract have been in the making for over two and a half years. The FR-BAR-2 has some significant changes which are imperative that you be aware of, especially since the FR-BAR Contract has become the contract of choice for more companies and individual agents over the past several years. These significant changes include the following areas: Property Description; Occupancy and Possession; Leased Properties; Financing; Flood Zones; and FIRPTA. In addition to these areas, there are other language changes, and some formatting changes. Editor’s Note: This year, SAR’s strategic plan focuses on “Pathways to Professionalism” to help improve the professionalism of our members. We will be providing monthly educational columns to promote the importance of NAR’s guidance. Please encourage your fellow members to follow these principles. While the Code of Ethics and Standards of Practice of the National Association establishes objective, enforceable ethical standards governing the professional conduct of Realtors®, it does not address issues of courtesy or etiquette. Based on input from many sources, the Professional Conduct Working Group of the Professional Standards Committee developed the following list of professional courtesies for use by Realtors® on a voluntary basis. This list is not all-inclusive, and may be supplemented by local custom and practice.

I. Respect for the Public 1. Follow the “Golden Rule” – Do unto others as you would have them do unto you. 2. Respond promptly to inquiries and requests for information. 3. Schedule appointments and showings as far in advance as possible. 4. Call if you are delayed or must cancel an appointment or showing. 5. If a prospective buyer decides not to view an occupied home, promptly explain the situation to the listing broker or the occupant. 6. Communicate with all parties in a timely fashion. 7. When entering a property, ensure that unexpected situations, such as pets, are handled appropriately. 8. Leave your business card if not prohibited by local rules. 9. Never criticize property in the presence of the occupant. 10. Inform occupants that you are leaving after showings. 11. When showing an occupied home, always ring the doorbell or knock – and announce yourself loudly – before entering. Knock and announce yourself loudly before entering any closed room. 12. Present a professional appearance at all times; dress appropriately and drive a clean car. 13. If occupants are home during showings, ask their permission before using the telephone or bathroom. 14. Encourage the clients of other brokers to direct questions to their agent or representative. 15. Communicate clearly; don’t use jargon or slang that may not be readily understood. 16. Be aware of and respect cultural differences. 17. Show courtesy and respect to everyone.

18. Be aware of – and meet – all deadlines. 19. Promise only what you can deliver – and keep your promises. 20. Identify your Realtor® and your professional status in contacts with the public. 21.Do not tell people what you think – tell them what you know. II. Respect for Property 1. Be responsible for everyone you allow to enter listed property. 2.Never allow buyers to enter listed property unaccompanied. 3.When showing property, keep all members of the group together. 4.Never allow unaccompanied access to property without permission. 5.Enter property only with permission even if you have a lockbox key or combination. 6.When the occupant is absent, leave the property as you found it (lights, heating, cooling, drapes, etc). If you think something is amiss (e.g. vandalism) contact the listing broker immediately. 7.Be considerate of the seller’s property. Do not allow anyone to eat, drink, smoke, dispose of trash, use bathing or sleeping facilities, or bring pets. Leave the house as you found it unless instructed otherwise. 8.Use sidewalks; if weather is bad, take off shoes and boots inside property. III. Respect for Peers 1. Identify your Realtor® and professional status in all contacts with other Realtors®. 2.Respond to other agents’ calls, faxes, and e-mails promptly and courteously. 3.Be aware that large electronic files with attachments or lengthy faxes may be a burden on recipients. 4.Notify the listing broker if there appears to be inaccurate information on the listing. 5.Share important information about a property, including the presence of pets; security systems; and whether sellers will be present during the showing. 6.Show courtesy, trust and respect to other real estate professionals. 7.Avoid the inappropriate use of endearments or other denigrating language. 8.Do not prospect at other Realtors®’ open houses or similar events. 9.Return keys promptly. 10.Carefully replace keys in the lockbox after showings. 11.To be successful in the business, mutual respect is essential. 12.Real estate is a reputation business. What you do today may affect your reputation – and business – for years to come.

and excited to make the commitment to SAR. “One of the things that I quickly learned through my involvement in SAR is just how much I didn’t know. One eye opener for me was the significance of RPAC (Realtors® Political Action Committee) in our business,” said Peter. “I incorrectly viewed RPAC as a political contribution, when I should have been considering it as an investment in business insurance for our industry. With the myriad of legislative issues that could directly impact our business, there has never been a more important time to invest in RPAC and ensure a seat at the table for these important issues.” The next year will be an important one, both locally and nationally, for the real estate industry, Peter noted. “We are fortunate to be experiencing a steadily improving real estate market. As a result, we are seeing a steady influx of new members into SAR - some experienced agents and some brand new to the business,” Peter said. “I will be appointing a task force to examine the possibility of re-introducing a Young Professionals Network (YPN) to engage the energy and talent of some of our younger members who represent the future of SAR. Our focus will not be just on younger members, but rather engaging all members to get more involved in the Association - if only for one meeting or seminar. We have a tremendous amount of talent within our membership and it would be great to be able to share those resources throughout the Association.” Through the next year, one thing is certain.
