her early days modeling in New York. “I was on set with Richard Avedon when I was 18,” she recalled. “I was very proper and very shy. I finally got the courage to say something, so before I left, I said, ‘Thank you, Mr. Dick.’” Iman let out a hearty laugh that filled the studio. “He said to me: ‘You can call me Mr. Avedon. Or Mr. Richard. Or Richard. Or Dick. Or Avedon. But never call me Mr. Dick.'” Despite having just undergone foot surgery, Iman was a total trooper. Douglas and Iman became fast friends and produced my favorite photographs ever for the magazine. “I loved Douglas’ references,” Iman told me after the shoot wrapped. “He did his homework, so we were able to meet in a mutually beautiful point.” And the legendary, truly ageless beauty was thrilled to be back in front of the camera. “It was divine,” she gushed. “Like a blast from the past.” A true trailblazer as a model and now as a businesswoman with a cosmetics line, a clothing line, a website and a new home collection, Iman inspired the direction of our style issue: "Movers and Mavericks.” We visited Nick Wooster, who has so many fans of his impeccably cool satorial sense that he attracts swarms of street photographers and bloggers after every runway show. Managing Editor Eliza Krpoyan flew to Hollywood to spend the day with B. Akerlund, who plans to “save fashion” with a website that will be a digital hub for creatives to come together. We also hung out with our pal Mazdack Rassi to get the inside scoop on Milk Studios, which has become this century’s Warhol Factory. During New York Fashion Week, I practically lived at Milk, catching shows by labels like Cushnie et Ochs, the Blonds and Public School. After a jam-packed week of fashion shows, I sat down and distilled all the looks into SCENE’s first runway report, so you’ll know what to wear next fall. PARTYING AT NYFW ’14 RUBBING SHOULDERS WITH NEW YORK’S BRIGHTEST STARS TEXT BY ZACHARY WEISS New York Fashion Week is a marathon, not a sprint, so I condition first with the ladies who lunch at Central Park’s Loeb Boathouse where the uptown set hosts The Playground Partners of the Women’s

Committee of Central Park's Playground Partners Winter Luncheon. Lela Rose and Jenna Bush Hager take the stage to chat about Rose’s life, work and love for New York, and the event raises more than $100,000 for the Central Park Playgrounds. On the fund-raising trail, I score an invite to the annual amfAR gala. The benefit raises $1.7 million for AIDS research in a single night thanks in no small part to the well-heeled crowd who are treated to performances by Grace Jones and Jane Krakowski. A$AP Rocky is also in attendance, and I desperately want him to interact with Robin Wright, who I know better as House of Cards’ Claire Underwood. Sadly, the two never cross paths. Maybe next year. Fashion Week proper starts the next morning. I start off modestly enough with a fleet of five shows, beginning with Richard Chai Love at Lincoln Center. Next is Duckie Brown, where I catch up with Ruthie Davis, who designed the shoes for the show. “We collaborated on these cute little shoes for Duckie Brown—the Duckies, I'm calling them,” she says, showing off the heels. “They are a beautiful classic pump with some unexpected details.” Outside Milk, I find the street-style paparazzi in full swing on the way into Costello Tagliapietra. My former boss Kelly Cutrone lets me steal some frontrow real estate for a better view before dashing back up to the Highline Hotel for Timo Weiland’s first men's presentation. The converted Catholic school is one of the coolest venues in New York. “This collection is inspired by upstate New York—Beacon, Hudson River Valley,” Weiland tells me. “We

did this really impactful adventure weekend to celebrate Alan [Eckstein's] girlfriend's birthday. My boyfriend and I actually slept in this old, fully restored Airstream trailer." After the shows, I hit a few parties with a friend. Tonight, we take on six—seriously. The Standard Hotel’s The Shop is hosting a cozy (read: crowded) preview of the Del Toro x Snarkitecture footwear. The kicks are lined with reflective 3M material, giving extra flash to photos. Target also launches its new collab with Peter Pilotto at Gotham Hall, where a massive obelisk centerpiece has been constructed for models to show off the trippy, colorful prints. Taylor Schilling, Diane Kruger, Dree Hemingway, Alexa Chung and Leigh Lezark are all on Target in Pilotto. There’s no menswear to fight over, so we chat with Lo Bosworth (of The Hills fame), who has moved to Manhattan to work on her new “party box” brand, Revelry House. We make a stop at Electric Room, which is packed to the gills to celebrate Ardency Inn’s new cosmetic range hosted by Nur Khan with a performance by Seasick Mama. Next door, Scott Lipps holds court at Tao Downtown to celebrate the launch of his new site, Girls of One. The blog follows the daily happenings of four models signed to his agency, One Management. Lipps, along with the Winklevoss twins, Sean Avery and Matt Harvey, snack on dim sum and sip sake. I cap things off at the Todd Snyder after-party at Bar Nana with buddies, photographer Steven Taylor, Joe Jonas and restaurateur Matthew Hechter of Hudson Clearwater. Snyder sits at the table next door to us with

I’m all about the “Cosby or Notorious BIG sweaters” co-designer Marcus Wainwright sends down the runway and labels as such in his own words. Afterward, I head uptown to Harlow for the Daily Front Row’s annual fête. This year, it is celebrating the models, and the room is wall-to-wall perfect bone structure. I chat with Jessica Hart, who still has her hair and makeup intact from the Rag & Bone show, along with Sports Illustrated Swimsuit favorite Julie Henderson. I share a hilariously gosippy Uber ride with

ON REAL ESTATE Last year, we continued to experience a strong local economy and increasing interest from both domestic and international buyers, combined with a booming stock market, all of which have kept the desire for residential property strong. Despite inventory levels roughly 20 percent below 2012, the number of sales achieved has been higher. The market is characterized by rising demand and record shortage of inventory. The biggest change in closings has been at the very top of the market, where there have been fewer high-end sales. The largest closed deal last year was $42 million at 18 Gramercy Park, and the biggest resale in the city was a Brown Harris Stevens sale of a townhouse for $34.35 million. Not only was this the highest resale, but this represents the highest price paid per square foot for a house in the history of the city of New York—$4,754 per square foot. Fewer high-end sales over the last year were the result of several factors, including 1) the mad tax rush to close before Dec. 31, 2012, 2) scarcity of inventory, 3) continued price sensitivity on behalf of buyers combined with the increasing frequency of overpriced listings, and 4) the arrival of several new high-end condominiums on the market, where contracts for very high numbers have been signed but won’t close until later this year. It is interesting to note that in 2013 the average sale in Manhattan was $ 1.4 million.

Between Fifth Avenue and University Place, 12 East 13th Street has started its marketing campaign. The building, which was originally built in 1930, had previously functioned as a 45,000-square-foot Hertz parking garage. A joint venture between DHA Capital and Continental Properties decided to convert the entire building to eight luxury homes. “The building allowed the developers to enhance a beautiful and solid structure with modern and distinctive features,” says Dan Hollander, a managing principal at DHA Capital. “It originally had eight floors, and now it will have 12, after a beautiful four-story glass structure is added to the top of the building.” The upper three floors of the glass structure will comprise the crowning triplex penthouse. As with all professions, I believe that the key to success is diligent hard work and organization. I’ve applied these principles to all my endeavors and found that it always works. You were recently awarded Warburg’s top 10 agents of the year. Congratulations! When I began my career as a real estate agent eight years ago, I had the fortune of being rookie of the year. Since then, I’ve consistently been a successful broker, but I have to say it’s exciting to reach the level of No. 4 company-wide. My background has a lot to do with my success—I’m fortunate to have a long history in highend sales, including before I began working in real estate. In my 20s, I was a successful fashion model, which gave me a strong education in marketing and selling luxury products. After that, I attended Columbia University and obtained my degree in art history. Fashion, art and highend real estate are all very aesthetic industries that cater to the luxury market. The fact that I now have a 20-plus year background in catering to a high-end luxury market and clientele has proven to be an invaluable asset to my success in real estate. You were also on the show Selling New York. What was that like? Selling New York was a lot of fun. Before I started filming, I have to admit, I was a little nervous, but as soon as the camera started rolling, it all became natural. I can talk about real estate all day, because I love it so much. And because of my previous modeling career, I felt very comfortable in front of the camera. Did the show impact your career? The episode on terrace properties gave way to some nice feedback. Several buyers and sellers with an interest in those properties were quick to reach out. Where are you from originally? I’m originally from L.A., but I left at 18 to live in Paris for three years as a model. After that I moved to New York, where I’ve been for 20 years now. Tell me something you consider a specialty. I cater to two primary market segments, high-end luxury properties and the terrace market. On

the luxury end, I sell everything from high-end luxury condos and coops to multimillion-dollar pied-à-terres. On the terrace end, I am literally the only broker that caters to this niche. I decided to service the terrace market, because people looking for terraces are completely uncompromising—they have a very specific idea about the types of terraces they want, which is tied directly to their particular lifestyle. It’s very important for some people to be able to step outside on their own private outdoor space and do something as simple as sip a cup of coffee under the open sky without being bothered by anyone else. The only way to do that in NYC is to have your own private terrace. Given the demand and specificity that comes along with a terraced property and the needs of those buyers and sellers, you have to have a broker who really understands that niche market. And to be honest, most brokers are very confused on values of terraces and what constitutes a terrace. A balcony is not a terrace to a terrace lover! You’ve created a system for categorizing outdoor space? Impressive! Yes, I started building a database for tracking all terrace properties in Manhattan. The database categorizes the properties according to what kind of terrace it has and the terrace’s square footage. Is it a set-back terrace, wrap, roof deck, patio or garden? Does it have a pool or a greenhouse? With this level of detail, I can see how these properties are selling and the price per square foot that they’re obtaining. This plays to one of my strongest suits—I’m good at determining values. Do you have any other specialties? I’d say I add value through increased knowledge. For one, I’m a very data- and research-oriented broker. I take the time to really dig in and look at the sales trends, how neighborhoods are developing and where the best values are. Also, because I’ve been living in Manhattan for 20 years, I literally know every neighborhood. As a result, I’m able to help buyers decide what neighborhood and even building will best suit their particular needs. And on the sell side, there isn’t a neighborhood or building I can’t handle, because I already know them.

Do you have any new listings about which you’re particularly excited? I’ll be listing a celebrity pied-à-terre in the Village. As a full-service, prewar condo, it’s already very rare, but it’s also a stunning jewel of a home with every square inch of it finished in the most beautiful materials. It’s not surprising it’s so special—it was designed by the famous designer Kelly Wearstler, who The New Yorker once called "the presiding grande dame of West Coast interior design." The apartment itself is really a work of art, and I’m beyond excited to be selling it. Are there any particular neighborhoods you think are hot right now? I think Madison Square Park is well on its way to being the price leader of Downtown Manhattan. It has always been a great neighborhood due to the gorgeous park and central location. But there are some exciting changes that are setting it apart from the rest of the market. The two most expensive Downtown condos are nearly sold out and will become occupied over the next year: One Madison Square Park and 10 Madison Square West. In addition, there are more and more amazing restaurants and amenities coming to the neighborhood, not to mention the iconic MetLife Tower is being converted into a high-end hotel. Once all these changes are completed in the next couple of years, I think this neighborhood will be one of the most coveted in the city. Why should a buyer or seller choose you? I think the most compelling reason is in the feedback from my past buyers and sellers. All of my past clients have either referred their friends and colleagues to me or come back to me to either sell or purchase again. I figure I must be doing a good job if I’m making my clients happy enough to come back for more or make the referral.
