Now that the long winter is finally fading into the distance and spring flowers are in full bloom, summer makes its entrance in bold, earnest style. This is the season of impromptu family picnics, visits with old friends, and laughter around the firepit that lingers under the stars. No matter how we spend it, summer is a treasured commodity that rekindles our spirit and opens doors to new adventures. It’s when we leave the office early and let the kids stay up late. It’s filled with games on the beach, spontaneous weekend getaways, and rewarding days spent doing nothing at all. Like a good friend, summer always arrives just when we need it most. Now, more than ever, we’re ready for brighter and warmer days ahead. This season of small moments and big memories includes experiences we’ll cherish for a lifetime. And, no matter where they take us,
those splendid summer stories always begin at home.

PRO T I P Have fun! No matter which color palette you decide is best for your home, remember that you can always use light fixtures, wreaths (I have one for every season and holiday), and landscaping to elevate your curb appeal.

E D I T I O N
Designing the perfect exterior color scheme is easy when you start with a plan. Senior Design Consultant Karen Ryan shows you how to bring it together in an eye-catching way.
DO: Have a plan. DON’T: Overthink it. The exterior of your home is important because it showcases your style before anyone steps through the front door. Developing the overall scheme can seem like a frightening task, but if you take a step back and start with a plan, you’ll come out with a well-deserved feeling of pride. To get ideas and see combinations that might appeal to you, drive though nearby communities that share the same style (Traditional, Farmhouse, Coastal, Victorian, etc.). Comparing alternatives on a large scale can help you narrow your choices and then visualize how it will all come together.

favorites this season.
DO: Look at the surrounding homes. DON’T: Select an exterior look that is too similar to your neighbors’ homes. Whether you are building a new home or freshening up your current one, you always want to consider what is around you. When homes in a surrounding area are too similar, they can blend together and water down the overall curb appeal of each facade. New Roots and cowboy boots Heard the news, y’all? We donned our cowboy boots and headed to Nashville to launch a new division of Schell craftsmanship and culture.
Why Nashville? Like coastal Delaware, folks are flocking to the Music City area for lower-cost living and a more carefree lifestyle. We instantly fell in love with the vibe of this iconic locale that combines big-city culture with authentic, small-town charm. Who wouldn’t enjoy living where you can spend the day boating on a nearby lake and be in downtown Nashville listening to live music with a cold beverage in hand 30 minutes later? Our early explorations of Nashville resulted in some favorite haunts, including the cool cocktails and delicious brunch at The Hampton Social in the heart of downtown. For some surprising taste combinations, sip “I Glitterly Can’t” or “The Honey Cove” and nosh on the Goat Cheese Spread or Lobster Roll. Later on, keep the party going with live music at Tootsie’s Orchid Lounge or stop by Kid Rock’s lively bar that features five stories of southern fun. One thing is for sure, in Nashville, the music never stops. With an office and a design studio under construction, we already have our new cowboy boots on the ground in Nashville. Tapped as Division President for the Music City venture, Jon Beaver brings over 25 years of experience to his position, most recently serving as Vice President of Engineering with Eaton Corporation. The MIT grad explained his enthusiasm for the new role, saying, “I’m incredibly excited to bring the Schell brand to the Nashville market. Our love of home building and innovation—and our mission

“You never know where life will lead you. After living in New Jersey all our married life, we never imagined we’d retire to Delaware. Having heard that Delaware has beautiful beaches, we decided to check out the area and quickly focused in on Schell Brothers in Lewes. The sales team made us feel extremely comfortable during the purchase process, and then our construction manager was with us every step of the way. We especially found Schell‘s Heartbeat interactive website extremely helpful–before, during and after the build. It didn’t take long for Marsh Island to feel like home. We couldn’t be happier.”
Janis & William
“With Grace’s expert help, we selected our home from among the many beautiful coastal styles. The entire process–from the design selections to the construction phase–was perfectly choreographed by the Schell team, resulting in our unique home. The Warranty Team followed up to finalize every detail to perfection. We are so happy to have selected Schell’s Marsh Island community in Lewes where we are close to the beach, restaurants, friends, and neighbors who have retired here. And, best of all, our grandchildren are ten minutes away!”

“After stumbling upon Marsh Island while casually looking for a place to plant roots away from the suburbs of NYC, we quickly found that it checked every box on our forever-home list: good schools, low taxes, nice lots, and larger homes–with the bonus of direct water access. As first-time buyers navigating a new home build while living in New York, we joked about being crazy, but quickly realized that every team member we interacted with was looking out for our best interests. From the start, the process was easy, fun, and comforting—not crazy at all! And even better, we now get to live in an amazing house that we absolutely love.”
Alejandra & Keller
We chose Marsh Island because it was the most unique setting available for building our dream house. Being surrounded by nature was something we couldn’t pass up. We can access the water directly through our community, hop on nearby trails, or head to the beach which is only ten minutes away. While we’ve been trade partners with Schell Brothers for years, it was the quality of homes they build, the flexibility of designs, and the patience of their employees that made all the difference in our home buying experience.
Michele & Vince
“Grace, Mike and their teammates were great partners in what could have otherwise been an overwhelming process. Everyone was always readily accessible for questions. Mike kept us very well informed during the construction process with phone calls and photos that we eagerly anticipated each week. The whole experience was frictionless and stress-free. With many of our neighbors now settling in, everyone has quickly developed a sense of community in such a short time, further confirming that we made the right decision!”

DAY-AHEAD PIZZA DOUGH Yields 4 (12- to 14-inch) pizzas

1 tablespoon extra virgin olive oil, plus more for coating
In the bowl of a stand mixer, gently combine water, yeast, and sugar. Let stand 5 minutes until dissolved. Add flour, salt, and 1 tablespoon oil. Mix on low using dough hook attachment for 5-7 minutes. Turn dough out onto a lightly floured, dry work surface. Knead by hand, 2-3 minutes, until smooth and dry to the touch. Shape into a ball.
Lightly oil a large bowl. Brush oil on the dough and place in the bowl. Cover with plastic wrap or a damp towel. Let rest in a warm place for 60-90 minutes, until dough has doubled in size. Turn onto lightly floured surface and divide into four evenly sized portions. Roll each portion into a ball. Space dough balls several inches apart on a lightly oiled baking sheet. Brush each dough ball with oil. Cover with airtight plastic wrap. Refrigerate overnight or up to 3 days. Dough will continue to rise and approximately double in volume. Dough balls should not touch.
To use, remove a dough ball from the refrigerator and allow it to sit at room temperature for about an hour.
30 at home with Schell Brothers
SHAPING THE DOUGH Heavily flour a clean, dry surface. Turn out the room-temperature dough ball on the floured surface and dust all sides with flour. Press the dough into a round, ¼-inch thick circle using your hands or a lightly floured rolling pin. Dough diameter will be 12-14 inches.
ASSEMBLY & COOKING Place pizza stone on the middle rack and remove the upper rack if possible. Preheat oven to 550˚F (or to 500˚F if that is the maximum level for your oven). Heavily coat the pizza peel with all-purpose flour, semolina, or cornmeal. Carefully slide the shaped dough onto the peel. Layer the ingredients on top of the pizza. Gently lift one edge of the pizza and slide pie onto stone in oven. Cook for 4-5 minutes. Open oven and place the peel under the pie to loosen it. Rotate the pie on the stone. Cook another 3-4 minutes until cheese is browned and bubbling. Slide pizza onto peel and remove from oven. Let sit for 2 minutes before slicing.
CHEF’S TIP: A baking sheet is your best friend. Use it upside-down as a pizza peel or assemble and bake your pizza directly on the baking sheet. Pizza making is a lot more fun with the right equipment, but no special tools are needed!

If you close your eyes and picture the perfect beach house, do you envision open-concept living with a soft color palette and a relaxed, airy feel? If so, it’s time to temporarily leave your responsibilities behind and plan your next trip to the beach, because you won’t want to miss this captivating getaway created by designer Susan Herring.
W
hat makes Susan Herring’s work so
impressive is her ability to deliver yet another sophisticated coastal interior that doesn’t scream “beach house.” After stepping one foot in the door, you’ll see that The Hadley’s white-washed floors and calming coastal palette offer an atmosphere that evokes the breeziness of the beach.

The Hadley’s Professional Kitchen is a showstopper, with dual-toned cabinets in gray (Dove) and navy (Bleu), white quartz countertops, a stellar backsplash, and sleek Viking appliances. To carry out the serene coastal vibe, Susan accented the island in the Bleu finish, a perfect contrast to the whitewashed flooring and Dove perimeter cabinets. Navy and chrome accent lighting and whitewashed bar stools provide the finishing touches for the coastal theme. Although this kitchen isn’t as expansive as some of our other designs, we believe the moderate size enhances function by putting everything within reach to improve the workflow. “This home is right-sized to
guarantee that there won’t be too many cooks in the kitchen,” Susan reiterated. “But there is no reason to be concerned about storage. The walk-in pantry has ample space for overflow dishes or dry goods that need a home.” After a long day, there’s something especially rewarding about sitting down at the family dinner table to escape the hustle and bustle of everyday life. As one of the few

homes in our Coastal Cottage Series with a dining area that comfortably seats eight, The Hadley is especially popular among large families and those who love to entertain. Susan set the tone in this engaging room with one of her favorite Regina Andrews chandeliers. She then grounded the space with a navy-patterned rug that works with the draperies to provide an interesting contrast to the flooring and walls. To harmonize the inviting atmosphere, Susan selected warm tones for the wooden dining table and bamboo chairs.

As the home’s central gathering space, the great room deserves the most attention when it comes to incorporating stylistic elements, techniques, and décor. Susan began by accenting the high ceilings with extended drapery panels designed to draw the eye up to whitewashed beams that complement the floors. To usher in abundant natural light while preserving privacy and wall space for artwork, Susan selected only the upper transoms without the optional windows below. Dove built-ins were added to extend the flow of the kitchen into the space. We especially love the pops of vibrant coral and navy that work to keep the coastal palette from feeling too cliché. A beautiful environment can be life changing, but we all know how hard it is to

feeling relaxed and refreshed? Driven by this concept, The Hadley’s primary suite was intended to be the ultimate retreat, with a sitting area and connected outdoor space that offer ample choices for reading, yoga, or coffee and conversation. The relaxing space is further enhanced by an upgraded bath selection that includes an oversized tiled shower, a private water closet, and an ample linen closet. Susan drew her initial inspiration for the suite’s décor from the grass-woven bed, pairing it with a white nightstand and dresser that feature coordinating details
on the drawer fronts. “I love that these pieces have lucite drawer handles for a contemporary nod,” said Susan. To soften the palette in the bedroom, she included white wainscoting around the perimeter and added a white V-groove trim to the tray ceiling. Diamond-printed drapery panels were coordinated with a complementary wall color to add interest. Susan continued the motif into the bathroom, using a punch of navy on the walls to show off the neutral tones in the tile and the soft wood tone of the vanity. “The herringbone shower floor is one of my favorite features in this bathroom,” she added.

When you venture to The Hadley’s upper level, you will find an abundance of additional living space. The Closed Loft Option, separated from the great room below, provides privacy for those who might prefer to read a book while others are watching Sunday football. You’ll quickly see that bedroom accommodations are a priority in this home. add a bonus room that will evolve with your family’s changing needs and hobbies. We created a second primary suite by finishing the bonus room and adding the bathroom. But wait, there’s more! With a wet bar, a game & entertaining area, a separate media room, and a powder room, the basement is perfect for entertaining friends or hosting a movie night. And, if you prefer to use the media room as a home office or gym, it’s as simple as moving the TV to the spacious open rec space. One of the many things we love about The Hadley is its open floor plan that seamlessly connects the kitchen, dining room, and great room. Whether you’re hosting a handful of guests for a dinner party or planning a
weekend getaway at the beach with your loved ones, this home’s functional, cozy design is guaranteed to encourage a sense of togetherness. “I love this model for its compact floor plan that delivers big living,” Susan said, summing up The Hadley in a nutshell. “There is no denying that it provides a sanctuary for all.”

KEITH LILIYA After many summers spent working at the beach, Keith Modelewski learned that leaving the coastal life behind was a lot harder than shaking the sand from his shoes. Responding to the pull of the ocean led him to a new career as Marketing Director at Clean Energy USA, and the opportunity to share the beach lifestyle he loves with his wife, Liliya.
