IT BEGINS AND ENDS WITH OUR PEOPLE

Do work and happiness go hand in hand? Ask any Schell Brothers team member and you’re likely to get a resounding “yes!” In fact, the company’s generosity-fueled warriors can’t really imagine one without the other. It comes as no surprise, then, that Schell Brothers has earned a coveted position as #62 among Fortune 100’s Best Workplace for a Medium-sized Company.

Based on straightforward feedback, the Fortune 100 rankings are determined by an analysis of anonymous employee responses about topics ranging from team dynamics and managerial relationships to work conditions, benefits, and overall culture. The transparent format ensures that companies on the final list exemplify true workplace excellence across a variety of business sizes and sectors.

With its corporate office in Rehoboth Beach, Delaware, Schell Brothers is a nonconforming builder that delivers stunning, production-style homes with a luxurious twist, offering countless, personalized selections and finish choices, as well as a deep focus on extraordinary customer care.

Schell homeowners don’t just move into their homes; they find happiness there—along with an atmosphere of pride that seamlessly extends to the surrounding community. From their first model home visit to contract signing and beyond, customers are treated like family and afforded an intrinsic sense of belonging, instantly becoming part of the charismatic Schell culture. By the time the moving boxes are unpacked, Schell homeowners already regard their neighborhoods in the same way that devoted sports fans relentlessly support their beloved team.

How is this possible? Company co-founder and president, Chris Schell, is quick to say that the company’s resourceful spirit begins and ends with its people. “The kind of environment we have attracts the kind of individuals who are self-motivated and basically propel this company forward without the micromanagement and oversight that goes on in other companies,” he explains. Team members appreciate the ability to make decisions and work together toward a common goal.

The concept is intriguing, but what is the magic formula for creating—and sustaining—a

rewarding work experience inspired by happiness? Here’s the secret: it’s not really about magic at all. It’s about walking the talk when it comes to culture. At Schell Brothers, culture isn’t a buzzword, it’s just business as usual. From newbies to veterans, everyone is empowered to elevate their daily responsibilities to a whole new level ... and then reach even higher.

The team’s enduring energy is driven by Schell’s down-to-earth mission that puts well-being at the forefront. “I happen to believe there are things in life that are more important than your bank account,” Schell says. “Happiness is ultimately the only thing that’s important because anything else you

might be pursuing is driven by a hope that it will lead to happiness.” Motivated by this mantra, the company has broken all the rules, incorporating a financial model that flips the script, putting happiness above the bottom line. This requires a true commitment to people, with real-life employee benefits such as building a Schell home at cost, getting daycare reimbursement, enjoying company boat days, and many more. It extends to a genuine concern for customers that includes getting to know each family personally. Trade partners feel like part of the team, with awards and ceremonies devoted to their individual contributions.

And how does Schell Brothers keep the happiness going? They recognize generosity and make innovation a priority. For example,

the company’s Project Kudos began organically, giving teammates the opportunity to show gratitude to each other at company meetings and events. Like everything at Schell, the coworkers dreamed bigger, extending Project Kudos to the greater community, giving locals and tourists the ability to write a shout-out of thanks on a Project Kudos-branded sticky note and attach it to the side of a one-ofa-kind bus that traverses the area. Other outreach opportunities include employee participation in canned food drives, building playgrounds and other civic facilities, and purchasing, boxing, and delivering food staples to hundreds of families in need. Most recently, the company created a one-of-a-kind

theme park called Schellville, drawing thousands of visitors to its annual Enchanted Winter Celebration and other seasonal events, with proceeds benefiting local charities.

The result of this investment in people? Happy teammates, happy customers, happy trade partners, and, ultimately, happy numbers on the financial spreadsheets. As evidence of the unconventional business model’s ongoing success, Schell Brothers was honored by Professional Builder as the 2023 Builder of the Year. With 14 communities in its flagship Delaware market, the company continues to grow nationally, expanding to

most recently, Boise, Idaho.

“Our mission makes us better in every way,” Schell says. “It has shown the true value of running a company differently. Maybe we can get other companies to take notice and try to emulate it and then this sort of movement will grow. That’s my hope.”

As the saying goes, hope may not be a strategy. But, at Schell Brothers, happiness is. And, according to the coworkers, it’s a winning one, earning the company a spot among the country’s best workplaces.

PRO TIP

Stay true to your color theme. If you select cooler tones for your walls, maintain that palette throughout the décor to ensure cohesion.

MODERN COTTAGE STYLE

Is your home ready for a personality update? Designer Kathryn Knight shares expert tips for using color, dimension, and cohesion to create a modern, moody retreat.

DO: Use dark tones.

Look to elements such as an old photograph or a minimalist painting to inspire the moody vibe you want to convey. Then, introduce your dark color on painted trim, built-ins, and accent walls to anchor the space and establish a strong foundation for your theme. TIP: Before committing to a darker shade, test some paint swatches in the space, checking for variation in light throughout the room at different times of day.

DON’T: Overuse black.

Instead, focus on warm, dark tones to maintain a welcoming environment. Staying away from true blacks will ensure that your space doesn’t appear too cold or harsh. For example, a medium-gray or brown fireplace will complement the surrounding walls and evoke a seamless, monochromatic look. Heighten the impact of the dark tones by introducing accents in soft, light, and neutral hues.

PRO TIP

Enhance the coziness factor by introducing rustic pops of color in shades such as terracotta or olive green.

DO: Embrace tone-on-tone techniques.

For example, paint your trim the same color as the walls to communicate a cohesive look. This is the perfect approach for minimalists or homeowners looking for a versatile design that will be adaptable to different styles over time.

DON’T: Use the same shade throughout. Instead, create dimension by embracing variety. Incorporating different shades of your chosen color in pillows, throws, and rugs will add texture, depth, and character to the space.

DO: Keep furnishings minimal.

A clean layout will enhance the modern aesthetic. Choose simple and functional furniture pieces, ensuring that they have a clear purpose in the space. Minimizing clutter will add to the calming effect and create a sleek, contemporary feel.

DON’T: Overcrowd the room.

Too many pieces may disrupt the flow and diminish the sense of peace you want to achieve. Use statement elements that resonate with the moody modern theme, allowing each item to stand out. Avoid the temptation to fill every empty space in the room. Think: less is more.

Happiness THE FACTOR

Life is bound to include a few winding roads now and then. With happiness as their starting point, Amy and Brett Breslow discovered that an unexpected turn ultimately led to a destination they might never have imagined.

The most rewarding journeys are often fueled by an eagerness to learn and a willingness to serve. Before they met, Brett and Amy Breslow had ventured well beyond their respective hometowns in the Philadelphia area. Amy pursued undergrad studies at the University of Pittsburgh, later earning a Master's Degree in Social Work from the

University of Pennsylvania. Meanwhile, Brett enlisted in the Navy, serving as an Electrician’s Mate onboard the USS Proteus in Guam. His service continued onboard the USS Gallant in San Francisco, California during Operation Desert Storm. Brett then moved on to Temple University, where he graduated with a BS in Electrical Engineering.

The company’s focus on happiness aligned with the whole reason we were moving in the first place."

After marrying in the mid-1990s, the couple settled in South Jersey, where they raised a family, pursued their careers, and continued along life’s path. Then, fast forward to 2020, when an unexpected turn in the road appeared out of nowhere. It was the beginning of the pandemic and Brett suddenly found himself in the fight of his life. Navigating months of serious complications, he ultimately became the first ICU COVID survivor in South Jersey. Having overcome a life-changing health experience just as their youngest child was about to graduate from high school, Brett and Amy decided to slow down and consider the path ahead. Amy had worked from home prior to the pandemic, and, after his recovery, Brett began working remotely too. They loved their respective careers, and remote work opened the door to new and exciting possibilities when it came to a home base. Assessing their situation, they reasoned that their daughter would be moving on to college, property taxes in New Jersey were relatively high, and it was a seller’s market. First and foremost,

they were focused on happiness. So, late in 2021—inspired by a persistent local real estate agent—they decided to sell their house and set out on a new home journey.

With no definitive plan, they began looking in Orlando, Florida, where Brett’s company had offices, before recalibrating their search to Middletown, Delaware. When neither locale wowed them, the couple decided to take the plunge and look further south to a place they knew little about but had heard described as “Lower-Slower Delaware.”

To get the ball rolling, Amy and Brett contacted a real estate agent who gave them

an overview of the market and toured them through available new home communities. During those early visits, the two felt connected to the area, deciding they wanted to live near the beach while staying away from the hustle and bustle. And, when it came to builders, Schell Brothers stood out. “The company’s focus on happiness aligned with the whole reason we were moving in the first place,” Brett said. “On top of that, we loved the quality and style of their homes, both inside and out.” Specifically, they were drawn to the concept of a center-door style of home situated on a wide homesite.

While Schell offered a variety of communities, homesites, and price points, there was really no question when it was time for Amy and Brett to decide where to live. “Amy knew that Walden was the place for us when we pulled into the parking lot next to the model,” Brett said. “We immediately liked the community’s openness and natural setting.”

The couple had been impressed with The Kingfisher at Marsh Island as well as The Cassidy model they toured at Walden. With both homes under consideration, Amy and Brett discussed available homesites, basement availability, lot premiums, and construction

timing. They were especially impressed with the sales process. “When we signed our contract, Carole and Joe made sure we knew what to expect,” Amy said. “They were transparent with us and quickly seemed more like family than like people who had just sold us a house.”

By March of 2022, Amy and Brett had selected a Kingfisher that would be built on the last pond-view homesite situated along Bunting Circle. When asked about their home choice, they explained that The Kingfisher was the best fit for their lifestyle because it offers a first-floor primary suite along with ample space for two home offices. They also liked the

idea of finishing the room over the garage to accommodate visits from family or out-oftown guests.

After quickly settling on their home back in New Jersey, Amy and Brett moved into a nearby rental property, making it easy for them to visit Walden often to observe the build process and get to know the neighbors. In addition to on-site gatherings hosted at the model, the couple enjoyed comparing notes with their future neighbors online and through Facebook groups. Evenings and weekends were often spent exploring the area for the best grocers, restaurants, and beaches. “It was—and still feels—so new,” Amy said.

Reflecting on the build process, Amy and Brett highlighted some exciting milestones along the way, including the design center visit, the groundbreaking, the framing start, and the frame stage tour. “We felt connected to the team,” Amy said. “I remember that our construction manager and his wife had their first baby just a few weeks before our closing. It was exciting for all of us.”

After closing on their house in November of 2022 and moving the following January, Amy and Brett are every bit as happy about their homesite as they are about the home they selected. “Our location is perfect,” Amy said. “Each morning, the sun comes up over the fountains beyond our backyard and pours in through the big windows in the great room. We love listening to the fountain from our screened-in porch.”

Along with the kitchen, the great room is one of the spaces they appreciate most because the layout is ideal for two of Brett’s favorite activities: watching sports and cooking. “What could be better?” he asked. “I can cook and entertain while watching my Phillies or Eagles at the same time.”

While they love their home, Amy and

” As neighbors, we’re always finding opportunities to do things together."

Brett also highlighted the camaraderie at Walden. “As neighbors, we’re always finding opportunities to do things together. Whether we’re talking lawn care or car care, we’ve formed a brain trust for helping each other get things done. I’m the tech guy in the group—or

at least I think that’s what I am,” Brett said with a grin.

Now that Walden’s considerable amenities are complete, the couple can often be found using the gym, relaxing with friends by the pool, or discussing plans to start kayaking on

Burton Pond. When asked about their hobbies, Amy and Brett mentioned working, being parents, heading to the gym, and shopping, with the caveat that those interests may not always be pursued in that order.

When they venture out for the evening, their go-to spots include DiFebos for Italian, The Cultured Pearl for sushi, Striper Bites for lobster night, Nalu for nachos, and Matt’s Fish Camp for the Lobster Cobb Salad. As locals, an added perk is discovering the latest off-season specials. When dining in, the meal often begins with a shopping trip to Rays Produce in Lewes.

Having raised two thespians, Amy and Brett especially love being near Clear Space in Rehoboth and the Milton Theatre. Their older child, Jaq, now resides in Illinois after

attending Roosevelt University’s Chicago College of Performing Arts. Likewise, their daughter, Grace, is a senior studying Musical Theatre at Ohio University in Athens. The other member of the family is Daisy, a sixyear-old Australian Cattle Dog rescue that Amy and Brett describe as “rescuing us.” When asked to share a few words that describe the Walden community, the couple quickly listed fun, enthusiastic, energetic, supportive, engaged, and passionate. Funny thing: after spending time with Amy and Brett, we could use those same words to describe them. Because, when happiness is your starting point—and “work” is genuinely listed among your hobbies—it’s clear that you’re getting the most out of the journey, even through the turns.

With direct access to idyllic Burton Pond, Walden truly is the best of everything. You are away from the hustle and bustle of coastal Delaware but just minutes from downtown Lewes, and you can get there without ever going on major roadways!

Amid winter’s gentle backdrop, we’re grateful for culinary gems painted in fall’s vibrant hues. Seasonal stars such as squash, kale, and radicchio burst out in a cornucopia of color, proving that even a side dish can become the main event. Whether you’re hosting a formal dinner or gathering for holiday fun, these jewel-toned offerings are sure to add a touch of warmth and brilliance.

Potato Anna

INGREDIENTS

1 pound Yukon Gold or Russet potatoes

1 pound sweet potatoes

½ cup unsalted butter, melted (divided)

Salt and ground black pepper, to taste

Fresh thyme or rosemary (optional)

INSTRUCTIONS

Preheat oven to 400°F (200°C).

Peel potatoes and slice thinly to about ⅛-inch thick, using a mandoline slicer if available.

Use melted butter to brush the bottom and sides of a round, oven-safe skillet or baking dish.

Begin layering the potato slices, slightly overlapping them. After each layer, brush the potatoes with more melted butter and sprinkle with salt and pepper. If using fresh herbs, add them between layers. After all the potatoes are layered, press them gently with a spatula to compact. Cover the dish with aluminum foil and bake in the preheated oven for approximately 30 minutes. Remove the foil and bake for an additional 30-40 minutes, or until the top is golden brown and the potatoes are tender when pierced with a knife.

Rest the dish for about 5-10 minutes before slicing into wedges. This will help it hold its shape.

CHEF'S TIP: For an even richer flavor, consider adding grated cheese such as Gruyère between the layers.

Charred Radicchio and Fennel Salad

INGREDIENTS

For the salad:

1 head radicchio, quartered

1 large fennel bulb, trimmed and sliced nto wedges

2 tablespoons olive oil

Salt and pepper, to taste

1 cup segmented oranges (save the juice)

¼ cup crumbled goat cheese or feta (optional)

¼ cup toasted walnuts or pine nuts (optional)

Fresh herbs (such as parsley or dill)

For the dressing:

3 tablespoons olive oil

1 tablespoon saved orange juice

¼ teaspoon lemon juice

1 teaspoon Dijon mustard

1 teaspoon honey (optional)

Salt and pepper, to taste

INSTRUCTIONS

Set oven to broil.

Brush the radicchio and fennel with olive oil and season with salt and pepper.

Arrange vegetables on a baking sheet and place them under the broiler. Broil for about 3-4 minutes per side, watching closely to prevent burning.

In a small bowl, prepare the dressing by whisking together the olive oil, orange juice, lemon juice, Dijon mustard, honey (if using), salt, and pepper until well combined.

Once the vegetables are charred, remove them from the oven to cool slightly before slicing them into bite-size pieces.

In a large bowl, combine the charred radicchio and fennel. Drizzle the dressing overtop and toss gently to combine.

Top with crumbled cheese, nuts, and fresh herbs if desired. Enjoy immediately as a side dish or a light main.

Crispy Kale Salad with Quinoa, Garbanzo Beans, and Pickled Shallots

INGREDIENTS

For the salad:

1 bunch curly kale, stems removed and leaves torn into bite-size pieces

1 cup cooked quinoa (any color)

2 cups water

1 can (15 ounce) garbanzo beans (chickpeas), drained and rinsed

¼ cup feta cheese (optional)

For the pickled shallots:

1 medium shallot, thinly sliced

½ cup apple cider vinegar

½ cup water

1 tablespoon sugar

½ teaspoon salt

For the dressing:

3 tablespoons olive oil

1 tablespoon lemon juice

1 teaspoon Dijon mustard

Salt and pepper, to taste

INSTRUCTIONS

Pickle the shallots:

In a small saucepan, combine apple cider vinegar, water, sugar, and salt. Bring to a simmer over medium heat, stirring until the sugar dissolves.

Place the sliced shallots in a jar or bowl and pour the hot vinegar mixture over it. Let it sit for at least 15 minutes (or refrigerate for up to 1 week).

Prepare the kale:

Preheat oven to 350°F (175°C).

Spread the torn kale on a baking sheet, drizzle with olive oil, and sprinkle with salt. Bake for about 10-15 minutes or until crispy, stirring halfway through.

Cook the quinoa:

Rinse quinoa under cold water. In a medium pot, combine 1 cup of quinoa with 2 cups of water. Bring to a boil, then reduce to a simmer, cover, and cook for about 15 minutes or until all liquid is absorbed. Fluff with a fork and let it cool.

Combine the salad:

In a large bowl, combine the crispy kale, cooked quinoa, garbanzo beans, and pickled shallots (drained). If using, add feta cheese.

Make the dressing:

In a small bowl, whisk together olive oil, lemon juice, Dijon mustard, salt, and pepper.

Adjust seasoning to taste.

Complete and serve:

Drizzle dressing over the salad and toss gently to combine. Enjoy immediately, or let it sit for about 15 minutes to allow the flavors to meld.

Roasted Squash Salad

INGREDIENTS

For the salad:

1 medium butternut squash, peeled and cubed

2 acorn squash, peeled and cubed

2 tablespoons olive oil

Salt and pepper, to taste

4 cups mixed greens (arugula, spinach, or kale work well)

¼ cup toasted pumpkin seeds

¼ cup pomegranate seeds

For the dressing:

3 tablespoons olive oil (divided)

1 tablespoon apple cider vinegar

1 teaspoon Dijon mustard

1 teaspoon honey or maple syrup (optional)

Salt and pepper, to taste

INSTRUCTIONS

Preheat oven to 400°F (200°C).

In a bowl, toss the squash cubes with olive oil, salt, and pepper until well coated.

Spread the squash on a baking sheet in a single layer. Roast for about 25-30 minutes, or until tender and golden, flipping halfway through.

Using a small bowl, prepare the dressing by whisking together the olive oil, vinegar, Dijon mustard, honey or syrup (if using), salt, and pepper until well combined.

After the squash cubes are roasted, combine them in a large bowl with the mixed greens, pumpkin seeds, and pomegranate seeds.

Drizzle the dressing over the salad and toss gently to combine. Divide the salad among plates and enjoy immediately!

Blue Cheese and Sun-Dried Tomato Bread Pudding

INGREDIENTS

8 cups day-old bread, cubed (ciabatta, French bread, or sourdough work well)

1 cup sun-dried tomatoes, chopped (oil-packed for more flavor)

1 cup crumbled blue cheese

1 cup grated Parmesan cheese (divided)

4 large eggs

2 cups milk (or a mix of milk and cream for richness)

½ cup heavy cream

1 teaspoon garlic powder

1 teaspoon thyme

Salt and pepper, to taste

Fresh parsley, chopped

INSTRUCTIONS

Preheat oven to 350°F (175°C).

In a large bowl, combine the cubed bread, sun-dried tomatoes, blue cheese, and half of the grated Parmesan cheese. Toss to mix evenly.

In another bowl, whisk together the eggs, milk, heavy cream, garlic powder, thyme, salt, and pepper until well combined.

Pour the egg mixture over the bread mixture and gently fold until the bread is evenly soaked. Let sit for about 15-20 minutes to absorb the liquid.

Grease a 9x13 inch baking dish. Pour the bread mixture into the dish, spreading it out evenly. Top with the remaining grated Parmesan cheese.

Bake for 35-45 minutes, or until the top is golden brown and the custard is set. Allow to cool slightly before slicing. Garnish with fresh parsley and enjoy warm.

CHEF'S TIP: You can prepare this dish in advance and refrigerate it before baking. Just add a few extra minutes to the baking time if heating it straight from the fridge.

Persimmon Soda Bread

INGREDIENTS

Dry ingredients:

3 cups all-purpose flour

1 teaspoon baking soda

1 teaspoon baking powder

1 teaspoon salt

1 teaspoon ground cinnamon (optional)

½ teaspoon ground nutmeg (optional)

Wet ingredients:

1 cup persimmon puree (about 2-3 ripe persimmons)

1 or 2 fresh persimmons for garnish

1 cup buttermilk (or milk mixed with

1 tablespoon vinegar or lemon juice)

¼ cup honey or maple syrup

1 large egg

Optional Add-ins:

½ cup raisins or dried cranberries

½ cup chopped walnuts or pecans

INSTRUCTIONS

Preheat oven to 375°F (190°C). Line a baking sheet with parchment paper.

Peel persimmons and blend until smooth to make the puree.

In a large bowl, whisk together the flour, baking soda, baking powder, salt, cinnamon, and nutmeg (if using).

In another bowl, combine the persimmon puree, buttermilk, honey or maple syrup, and egg. Whisk until well blended.

Pour the wet ingredients into the dry ingredients and stir until just combined. If you’re adding raisins and nuts, fold them in gently.

Turn out the dough onto a floured surface and knead gently for about 1 minute, just until it comes together. Shape into a round loaf about 1 to 2 inches thick.

Place the loaf on the prepared baking sheet. Using a sharp knife, make a deep, ½-inch cross on the top of the loaf. Add sliced persimmons on top.

Bake for 35-45 minutes, or until the bread is golden brown and sounds hollow when tapped on the bottom.

Allow the bread to cool on a wire rack for about 10 minutes before slicing. Enjoy warm or at room temperature, preferably with butter!

CHEF'S TIP: Store leftovers in an airtight container for up to 3 days or freeze the bread for up to 3 months. For a sweeter bread, increase the amount of honey or maple syrup to taste.

Nature ESCAPE TO

In a community artfully named Cardinal Grove, you’d expect to see a vivid red bird now and then. Yet, in this nature-inspired enclave, that sight is only one of many everyday encounters with striking wildlife and beautiful surroundings.

Tucked into a scenic Lewes setting, Cardinal Grove is a boutique community seamlessly integrated among sparkling ponds, green landscapes, and wooded thickets. While providing convenient access to local attractions and nearby beaches, the natural environment invites residents to live a daily vacation lifestyle right in their own backyards—happily leaving the grass cutting responsibilities to the onsite HOA.

With a nod to its avian namesake, the community’s amenity has been dubbed The Perch by an insightful community sales team that characterize it as a beloved neighborhood

hangout. The engaging outdoor venue is designed to encourage relaxation and camaraderie, featuring private cabanas, an expansive pool and bath house, a grilling area, an alfresco fireplace, and a game-themed lawn.

After a day of exploring in Lewes or Rehoboth, neighbors naturally head to The Perch to recap their adventures over evening cocktails and cornhole games, while the kiddos keep the fun going out on the tot lot.

As the intimate community of 98 homes approaches its halfway point of move-ins, streetscapes are coming to life and residents

FRANCES & MICHAEL D’ANTONIO

"Since we moved into one of the first five homes at Cardinal Grove, it’s especially exciting to see our community grow to what it is today and what it will become in the future. It’s a close-knit community where everyone is welcomed and encouraged to participate in events at The Perch. We’ve already met wonderful, lifetime friends who feel like family."

have already established a genuine bond. Gatherings at The Perch are commonplace, often centered on birthdays, holidays, and impromptu happy hours. A recent Karaokethemed celebration was attended by over 30 homeowners in the community that is quickly earning its reputation as a close-knit small town. In fact, many residents acknowledge that they met their neighbors even before purchasing a home, thanks to the welcome they received when driving or walking through the neighborhood during their earliest visits. In this authentic way, Cardinal Grove’s homeowners have been instrumental in developing their own community of neighbors.

It's easy to see why Community Sales Manager Austin Oswinkle was quick to explain that one of Cardinal Grove’s greatest attributes is its people. “This is the most family-like group of neighbors I have seen in my time working with Schell Brothers,” he said. “I love working here for that very reason.” Austin views his role as fundamental in helping people discover where they want to spend their next chapter of life. “Whether it is a move to Lewes from Rehoboth Beach or from across the country, it is a huge step for each person’s quality of life and happiness,” he explained. “They are placing their trust in me, and I take that responsibility to heart.”

JENN PALACIO

"Living in Cardinal Grove has exceeded my expectations. It has been one of the best life-fulfilling decisions I have ever made, along with the most amazing home journey experience. This vibrant community is truly a testament to the power of connection, love, and laughter. It's my happy ending and my home sweet home. Dreams really do come true."

For some residents at Cardinal Grove the decision to move is an escape to the beach; for others, it provides a closer connection to family or friends. Regardless of their reasons for choosing the community, it is clear that homeowners have developed a network of friendship, becoming like a family of their own. When we dug deeper about their attraction to Cardinal Grove, many homeowners explained that they found exactly what they were looking for: a small, quiet, and quaint community. Along with that, several residents cited the flexibility in home designs, thanks to a wide variety of personalized selections. Single-family floor plans in the community range from 1,582 to over 4,000 heated square feet, with choices such as first- or second-floor primary suites, a single-story or two-level home, and basements available on select homesites.

KENNETH & LINDA PIZZICO

"We began exploring Delaware beach communities for the first time only one year ago. After spending dozens of summer weekends searching different areas for a beautiful new place to call home, it felt like we were looking for something that didn’t exist. But then we found Cardinal Grove. The location and the builder were of equal importance to us, and this community has it all. We absolutely love our new home and community, and are happy with our investment. Within six months of living here, we have made friendships that will last a lifetime."

HOLLY WILLIAMS

“My nephew is a salesperson with Schell and recommended Cardinal Grove. He and other members of the team were helpful and responsive, assisting me through every step of the homebuying process. They made me feel like I was their only customer, and I thought that was because I was a family member. As it turns out, that’s how they treat all their customers. I love where I live. Most of the residents in Cardinal Grove moved from outside the state, so getting to know new people was a priority for us. By connecting us through happy hours and the community Facebook page, Schell helped to foster and develop a neighborhood of friends from the very beginning.“

BRADLEY GEIST

"When I decided to move to Lewes I knew very little about the area and had just a few weekend friends close by. I looked for a new, smaller community where I could expand my circle of friends. As it turned out, Cardinal Grove is the perfect fit, because many of my neighbors are in the same position. The smalltown environment makes it easy for neighbors to get to know one another, especially at The Perch. It’s our favorite gathering point for relaxing at the pool and outdoor bar or watching football and hanging out by the fireplace."

Community names are always an enigma, so we were intrigued to learn that it was the daughter of Schell coworker Al Daniel who came up with the moniker. To pay homage to her creativity, the young girl’s handcrafted bird feeder is featured at the Cardinal Grove model park. In addition, Schell graphic designer Caitlin Laigle brought the community name to life with an original sketch depicting two sweet cardinals perched on a branch. Her artistic, personalized design earned Best Logo honors at the 2022 Regal Awards.

Knowing that every community has its best-kept secrets, we asked Austin to give us the inside scoop on what makes Cardinal Grove truly special. Without hesitation, he

highlighted the sunsets. “The sky seems to erupt over Milo Road, creating the perfect backdrop for refreshing swims at The Perch or courtyard dinners overlooking the pond,” he said. “When I leave work, step outside, and look at how the community has come into its own amid a beautiful sunset backdrop, I am never rushing to get in my car. I have to stop and watch for a moment.”

No matter where you live, perhaps the best-kept secret of all is simply taking time to enjoy the view. At Cardinal Grove, that comes naturally.

THE JAMESON

AT WELCHES POND

The Jameson offers unparalleled flexibility, adapting easily to the everyday needs of families whose routines can change as quickly as the latest sports schedules are issued, new hobbies are discovered, or out-of-town guests are invited. Inspired by a charcoal fireplace wall that sets the tone throughout the house, designer Susan Herring masterfully tells this home’s compelling story.

When it comes to décor, exceptional home designs deserve a trailblazing approach. Case in point: The Jameson, where designer Susan Herring envisioned a modern, moody version of the coastal theme, representing a dramatic departure from the routine blue and green color palette. Her innovative plan included a fresh perspective on neutrals, fibers, and natural textures. The result transcends the concept of a vacation house, creating the cozy, yet sophisticated landscape of a true home.

Susan began in the kitchen, choosing cabinet colors of River Rock and Willow in archetypal hues that live up to their earthy names. When the designer discovered a new backsplash that complemented the cabinet finish, she was off and running with The Jameson’s moody vibe. To elevate the overall

shine and warmth in the space, she added gleaming quartz countertops, pendant lights over the island, and leather-backed stools. A six-burner Monogram range with pot filler and cabinet hood complete the realm of the true chef’s kitchen.

Located just off the kitchen are two rooms that define The Jameson as a reallife workhorse for families on the go. An expansive walk-in pantry and a separate mudroom lead to the garage, offering convenient drop zones for groceries, sports gear, coats, and more. Most notably, the mudroom does not share space with a laundry room, dramatically increasing the functionality of both areas. Providing added storage and organizational benefits, these thoughtfully designed spaces are game changers for families seeking to make the

most of their busy lifestyles.

With the theme and color palette underway in the kitchen, Susan focused her attention on the great room, where the inspirational gray impact wall takes center stage. Using the Willow cabinetry as a guide, she

THESE THOUGHTFULLY DESIGNED SPACES ARE GAME CHANGERS FOR FAMILIES SEEKING TO MAKE THE MOST OF THEIR BUSY LIFESTYLES."

selected a tranquil hue to highlight the contemporary fireplace. “It’s all a matter of balance,” Susan explained. “After establishing the mood with the accent wall and sofa, I kept the room airy and bright by choosing light tones for the drapery, rug, and adjoining walls.” The

finishing touches include a chaise lounge, one of her favorite finds. “It definitely makes a statement,” she said.

The home’s inviting foyer leads to French doors opening into the study, where Susan continued the home’s theme by adding grasscloth and paint colors that mimic tones from the great room. Here, stained coffered ceiling beams add depth and architectural interest to bolster the mood, accented by modern built-ins that provide function without adding unnecessary weight. “I’m partial to this room because it has so many possibilities,” she said. “In addition to its benefits as a home office, this is where the owners might enjoy cocktails at the end of the day.”

In the primary suite, an upholstered leather bed establishes a masculine feel that captures Susan’s fresh take on the modern coastal theme. To complement the bed, while adding contrast, she chose a black dresser and accompanying nightstands with leather pulls. She then lightened the space with a more feminine nod by selecting a chandelier in place of a ceiling fan. Casual black roping on the fixture plays a subtle role in tying the look together. “Once the room’s main components were in place, I emphasized the modern mood with a fun chaise bench,” Susan explained. “It gives the room a contemporary vibe that pulls the look together.” The room’s direct access to the courtyard offers an appealing resort-style benefit.

The suite’s storyline continues with two spacious walk-in closets and an adjoining bath that features double vanities, a private water closet, and a large shower. “After choosing the dark gray shower wall tile, I designated a light color on the floor, setting it up to play a supporting role,” Susan said. “I wanted the dark wall to be the showstopper.”

Situated on the main level across from the primary suite, the laundry room is both convenient and unique. In fact, it was one of the highlights mentioned by community sales manager Josh Hoinowski. “When you think of your daily routine, often it’s the little things that count,” he said. “In addition to being separate from the mudroom, this laundry room is perfectly located near the primary suite with easy access to the second floor. And the linen closet is a welcome

surprise for homeowners who are always looking for added storage.”

To showcase the home’s flexible flair, the model features a secondary suite located on the main floor. Positioned in a secluded wing with a private bath, the extra room functions well as an in-law suite or a guest retreat.

On the upper level, Susan portrayed the loft as an additional living area where residents can kick back, read a book, or entertain guests in a light, airy environment. Hardwood floors ground the space, connecting it to the stairway and main floor. “It’s important to remember how rooms relate to one another,” she explained. “From this vantage point, I wanted the deep charcoal of the two-story fireplace wall to remain as the standout.”

Susan carried the moody theme through

the second-floor bedrooms, incorporating wooden furniture, light upholstery, and cozy beige carpeting. As a bonus, one bedroom opens to a large deck overlooking the pond, creating an inviting outdoor sanctuary.

WHEN YOU THINK OF YOUR DAILY ROUTINE, OFTEN IT’S THE LITTLE THINGS THAT COUNT." ”

Uniquely shaped areas are often the most interesting to decorate, and Susan was especially attracted to the opportunities presented by the second-floor Bonus Room. “There are so many ways to lay out this

space,” she said. Here, she incorporated twin beds and a large black armoire, providing a casual feel appropriate for all ages. To add interest in the bath, Susan selected a decorative hexagon floor tile, along with a River Rock vanity to warm up the room. Perhaps the space that best embodies The Jameson’s modern mood is the recreation room. Susan expertly transformed the space into three unique areas while achieving an overall air of cohesiveness. The bar and dining area, comfortable lounge space, and active sports zone are thoughtfully positioned in a way that allows everyone to be connected while enjoying their separate activities. To add architectural interest, she specified black, floor-to-ceiling moulding strips on the wide back wall, balanced by

light furniture and creamy beige paint on the adjoining walls. Accommodating a multitude of activities and interests, the lower level also features several unfinished storage areas. “I’m so happy with how the recreation room turned out,” Susan said. “It’s a custom look that ultimately fulfills the home’s overall theme.”

As evidenced in The Jameson, sometimes a new approach creates captivating results. By expertly combining moody vibes with modern flair, designer Susan Herring reveals the home’s genuine warmth, flexible layout, and ultimate style.

At home KAYLIE AUSTIN WITH

Schell’s expansion into new markets has made the journey especially fulfilling for Division Sales Manager and 2022 Pro Builder 40 Under 40 honoree, Kaylie

Austin, who joined the team in Richmond before taking her talent to Nashville.

Now, Kaylie and her family are feeling right at home in Music City.

WHAT’S YOUR STORY? HOW DID YOU FIRST LEARN ABOUT SCHELL?

I was born and raised in Richmond, Virginia, and never really left the area. In early 2016, a friend in the industry told me I should check out Schell Brothers because they were coming to Richmond. After doing some quick online research, I was impressed with the company’s technology, building techniques, and culture, especially after watching the “day in the life at the office” video. So, when it was time for Richmond to hire their first salesperson, I immediately jumped at the opportunity. In my interview, when asked if I was afraid to help start a brand-new division, my immediate response was that I was up for the challenge and excited to be part of something so great.

HOW

DID YOU END UP IN NASHVILLE?

Having visited Nashville for my 30th birthday, I loved the city’s atmosphere, music, and people. When Schell started a new division here, I had the opportunity to spend time with the team and later learned about their need for a division sales manager. As torn as I was about leaving Richmond, the new start-up tugged at my heartstrings, and I knew I needed to take a leap of faith. So, I decided to move my family nine hours away to experience something new and outside my comfort zone.

”WHAT’S IT LIKE TO BE PART OF A NEW DIVISION START UP?

It’s the best! Having the opportunity to be involved in the growth of a company that truly changes people’s lives is something I have never taken for granted. Each day comes with new challenges, and I love collaborating with our team to work through it like a puzzle. We put our heads together on everything, bringing different perspectives that enable us to tackle situations from every angle. Creating a brand in a new area is no simple feat, but loving where you work makes it easy to talk

I WAS UP FOR THE CHALLENGE AND EXCITED TO BE PART OF SOMETHING SO GREAT.”

about the mission. It is incredibly rewarding and fulfilling to see something start from the ground up and become successful. A smaller team increases the camaraderie, creating more opportunities for coworkers to become like family. I have been very lucky to work with some of my best friends, and there hasn’t been a day when I did not look forward to coming into work.

WHAT DO YOU LOVE MOST ABOUT YOUR JOB?

As a sales manager, I always love seeing the growth of my team. Watching new hires in the industry become successful and accomplished salespeople is by far my favorite part of the job. I try to help make a difference in their lives while they are out

making a difference for our customers. If I can play even a small role in someone learning and growing—both professionally and personally—then I know I’ve done my job.

SCHELL IS KNOWN FOR CREATING EXCEPTIONAL CUSTOMER EXPERIENCES. CAN YOU SHARE AN EXAMPLE?

As it turned out, we were on the receiving end of an amazing surprise when we purchased our own Schell home. During the frame stage tour, we told our production manager, Joe, that we planned to build out the storage area underneath our stairs as a dog room for our golden retriever, Hallie. Joe played along throughout the building process, asking nonchalant questions to learn about my vision for the space. Long story short, we later returned from vacation (with a new

puppy in tow) to find a remodeled space under the stairs. It was fully decked out with shiplap, flooring, a new dog bed, toys, and even a custom gate to keep our pups inside. It was one of those “pinch me” moments when I realized that I don’t work somewhere normal; I work with people who truly care about others.

YOU CHOSE THE CAMELLIA, THE FIRST OF ITS KIND TO BE BUILT IN NASHVILLE. TELL US WHAT YOU LOVE ABOUT THIS HOME AND WHY YOU ENDED UP SELECTING IT. We love The Camellia because the functionality and layout are perfect for our current season of life. The sunroom does double duty as a playroom for the kids, while the guest room with full bath is a retreat for our out-of-town family and friends, who thankfully visit quite often. I like that our primary suite and the kids’ bedrooms are

I HAVE BEEN VERY LUCKY TO WORK WITH SOME OF MY BEST FRIENDS, AND THERE HASN’T BEEN A DAY WHEN I DID NOT LOOK FORWARD TO COMING INTO WORK."

located together on the second floor, and the closets are astronomical. Not only do I have plenty of space to organize my shoes, but the huge closets in the kids’ bedrooms make it easier for them to store toys and keep their rooms clean. Along with this, I especially love the covered porch off our bedroom, which has become my little sanctuary. And my husband, TJ, has a getaway of his own on the third floor, where he can write and play music without interruption. I’m so glad we chose this home; each floor’s layout functions so

well for the way we live. On top of that, the exterior is super cute.

GIVE US A BEHIND-THE-SCENES LOOK AT DURHAM FARMS. WHAT IS YOUR FAVORITE ASPECT OF LIVING THERE?

Durham Farms is the epitome of a stunning master-planned community. It has something for everyone, from first-time buyers to retirees, which l love. The thoughtful layout includes an amenity center at the heart of the community. Since we’re within walking

distance of the pool and the gym, we’re more active than we have ever been. Every day we see people out in the neighborhood, driving their golf carts or heading to the dog park.

FAVORITE ROOM IN THE HOUSE?

ANY FEATURES YOU HIGHLY RECOMMEND?

I’d have to say my favorite room is our kitchen, which has so much storage space! Also, I wanted a unique look, and Melinda and Kathryn provided the design guidance I needed to make it happen. For years, I had been eyeing white appliances with gold handles, so that was my inspiration. Then, I added olive cabinets and fluted glass and gold pendants to create a warm, inviting space with a look of its own. I’m so glad I ventured outside my comfort zone. It makes me happy every time I walk in the room.

WAS IT DIFFICULT CHANGING GEARS FROM BEING AN EMPLOYEE TO A CLIENT?

I wouldn’t say it was difficult, but it was eye opening—in a good way—to really understand things from a customer’s perspective. Every step of the journey was a learning opportunity. Getting to see and use HeartBeat as a customer

THE MORE YOU EXPLORE, THE MORE YOU REALIZE
HOW BIG, DIVERSE, AND WELCOMING NASHVILLE REALLY IS. WE HAVE SO MUCH STILL TO DISCOVER."

made me appreciate both our software and our team so much more than I already did. I stayed out of the way and trusted the process, knowing we were in good hands. It was during our frame stage tour that things really started to sink in and feel like this home was ours and not someone else’s that I was walking through. Writing quotes on the unfinished walls and floors was so much more than that; we were solidifying our lives here in Tennessee and anticipating all the new things ahead.

BEING SOMEWHAT NEW IN TOWN, HAVE YOU FOUND YOUR FAVORITE DATE NIGHT SPOTS YET? IF SO, WHAT ARE THEY?

We are still exploring. Here in Hendersonville, we love Edit, a neat spot in The Streets of Indian Lake with an atmosphere unlike anything else in the area. They have creative drinks and small plates, so it’s a good place for drinks or apps prior to dinner somewhere nearby. The Local is a go-to dinner choice where my husband plays music every now and then. Church and Union downtown is a favorite of mine. I originally visited the one in Charleston, so when I discovered it here in Nashville, I had to go. And don’t forget The Twelve Thirty Club; it’s classic Nashville.

WHAT DO YOU LIKE TO DO AS A FAMILY?

Our weekends are typically spent out on Old Hickory Lake. Our kids grew up on our boat, so their favorite place is on the water—mine is too! When we first debated moving to Nashville, one of my biggest concerns was leaving the Chesapeake Bay behind, but, after doing some research, we found great water

options nearby. We have spent more time on our boat together over the last year and a half than we did before moving here. As the kids have grown, they’ve become more independent, spending plenty of time swimming and jumping off the rafts. Being out on the water makes me grateful— it’s always a good reset. We’re extremely lucky to live out the dream of raising our kids near the water.

WHAT HAS SURPRISED YOU MOST ABOUT LIVING IN NASHVILLE?

There’s so much to do here. I feel like

Nashville has a reputation for being one big party scene, when that’s mainly the case near Broadway. There are so many different and unique areas here, and the more you explore, the more you realize how big, diverse, and welcoming Nashville really is. We have so much still to discover.
