NOW FEATURING
Giarratana Management Driven by a truly unique and entrepreneurial spirit, Giarratana Management was born from the desire to take its property management to new heights. The experiential roots run deep, beginning with 30+ year Nashville developer-owner Tony Giarratana who empowers an incredible team to operate it. Giarratana Management includes a group of professionals who are the very best at what they do and have been carefully selected to be part of this incredible venture focused on the following towers in downtown Nashville: 505, Alcove, Prime, and 1010. Stunning architecture, amenities and interior design will not enable a residential building to meet its full potential alone. It must also and inherently deliver firstclass service to all who come in its purview. Giarratana Management believes the approach to everything begins and ends with hospitality along with the intention to surprise and delight. This high-touch level of service, care and attention to detail is what puts the Giarratana team and its buildings in a league of their own. Giarratana Management thinks like an owner. Because they ARE the owner. And the on-site team is empowered and trained to do the same. The teams work cohesively with a daily A-game attitude and truly bring infectious good energy, enthusiasm and a desire to be the best, which flows over into everything they do and the people they serve – both internal and external.
In three years, the growth at Giarratana Management is palpable. Not only have they more than doubled the unit count to over 1,500, but they’ve created 40 new jobs with 20% promoted to date. Giarratana team members earn excellent pay, including 100% paid healthcare benefits. Career growth and advancement is a major focus and the team thriving today is proof of it. Alcove is Giarratana Management’s most recent jewel on the Nashville skyline. Designed by influential Chicago architects Goettsch Partners, it is a marvel of geometry, engineering, and imagination. Alcove stands 34 stories (419 feet) high above Church Street, arrayed into eight staggered boxes. The tower footprint maximizes the site, 350 studio, one- and two-bedroom units. While the bold form of the tower appears to have a dynamic layout, a consistent floor plate runs throughout the entirety of the building, with only slight movements. The unique stacked arrangement and subtle shifts open inner sections of the building, carving out four 75-foottall namesake alcove terrace spaces and creating distinctive moments on the exterior. In bringing a contemporary residential option to Nashville that did not previously exist, great importance was placed on the experience of moving throughout the building. The glowing lobby connects directly to the street and provides transparency, inviting residents and visitors into the core of the building. Within the lobby, elevator bay and other shared spaces in the continued on p. 23

For example, budgeting for new sidewalks seems like a simple request, but there are several variables other than length and width that can impact cost. Answering questions like the ones below will help your contractors help you build a more informed budget: • Do I have adequate access to get to the area or will I need a pump truck? • Am I up against a building where pedestrians will be? • Will I be crossing any creeks, streams etc.?
materials are constantly in flux and may change in the months between setting the budget and beginning the work. Contractors often account for this or for other potential changes in the project (scope, timing, etc.) by including some extra room in the initial budget to avoid overruns in the actual job. Remember, the most important ingredient to any budget is information – the more information we have, the better the budget will be. Providing the right information at the outset of the project helps us determine the best course of action for your project, from cost to completion.

HUMAN INTEREST
Diane CareyStranko and Mary Ann Coulter It is entirely possible that one could do a double-take at the next corporate event at Security Properties Residential. Diane Carey-Stranko, Assistant Manager at The Hamptons at Woodland Pointe, and Mary Ann Coulter, Senior Property Manager at The Crossroads at the Gulch, are identical twins. Mary Ann has worked for Security Properties for over four years, beginning at the Hamptons property. When the time came for her to move to another location, ownership lamented that she was moving and said, “Mary Ann, I just wish there was another one of you.” She said, “There is.” She recommended her sister for the job, and Diane started not long afterwards. That is when the confusion started. For months, many
• Their nicknames for each other are Meno and Meno Meno. (Don’t ask who is who. It is a little confusing.) • They originally came to Nashville to pursue a music career years ago. Mary Ann and Diane had a development deal with RCA records. • They attended college in New York at the American Musical and Dramatic Academy for the Performing Arts. (Isn’t this where all property managers go to college?) • Not only are they identical twins, but they are also mirror twins. Artist Mary Bentley’s Downtown Series features abstract drawings of downtown Nashville’s street grid, inspired by walks with her grandfather (Tony Giarratana’s mentor) and the view of her hometown from above through Google Earth. The all-woman team worked with local custom wallcoverings designer New Hat and Red Rock Tileworks to bring Bentley’s drawings to life as a stunning mosaic wrapped around a 30-foot-tall lobby column. The artwork is essential in rooting the building within its local context and giving back to Nashville by supporting hometown talent. Tony Giarratana noted, “We strongly believed integrating this project closely with the community was vital from the start. Having an allwoman team come together as the right talent for the interior art design, craftsmanship and construction was a bonus.” See the documentary short on the incredible story of Alcove’s art installation by scanning the QR code Evolving priorities for multifamily housing placing greater focus on healthy bodies, minds and communities heavily influenced the architecture and verticality of Alcove and challenged the team to create an entirely new residential experience for Nashville. Moreover, residents will be a short walk from every reason people come to downtown Nashville. Stroll down to Bridgestone Arena for a Predators game, roam to the Ryman for live music, or head to the Titans Stadium on foot. The only ride residents need to take is the elevator. Volunteer Positions Currently and Previously Held in GNAA
What is your favorite thing to do on the weekends?
Name the committee and I’m likely on it, haha. Truly, I am currently on the Membership, Gala, Awards, Trade Show, Communications , NextGen, DEI, Directory, and Apartment Tour. Also, I am currently in the Leadership Lyceum Program.
What brought you to the apartment industry?
A good friend of mine back in Memphis thought I would be great at leasing. Turns out she was right! I went from Leasing Consultant alongside her guidance there in Memphis, moved here to Nashville to continue down that path, to Assistant Manager, then on to Property Manager, and now on to the supplier side of the multifamily world.
Was this the career path something that was always on your radar?
No, never even crossed my mind. Hindsight though, I really wish I had found it sooner in life. It’s been fun, entertaining, educational, challenging, and quite rewarding!
Did you have any unrelated jobs growing up that unexpectedly prepared you for the apartment industry?
Every job I had growing up and into adulthood was in one way, shape, or form customer service related, even my very first job at 15 years old answering phones over my summer vacation for the company my mother worked for. It’s just something I was naturally good at and always have truthfully really enjoyed. At the heart of what we all do in this industry is 100% customer service related. Consider me well-vetted in the field!
Why is property maintenance an attractive career path? Learning a trade just isn’t something people do anymore, unfortunately. However, because of that, the ability to grow and do well in this field are wide open with endless opportunities!
Best professional advice you have ever been given?
Take all the good, the bad, and the ugly and learn from it! Never stop listening and learning or else you’ll stop growing both personally and professionally. Also – and this very simple one I carry with me every day and always will – did you realize News & Events
Spending time with the family and traveling when possible. Otherwise, I’m usually getting my hands dirty in the garden. (Speaking of that, I’m sure a zucchini has popped up overnight that I probably need to pick. You fellow gardeners know what I’m talking about!)
Do you have any pets?
Of course! We have three dogs + one foster pup at the moment, and what farm wouldn’t be complete without a few chickens too!
Coolest place you’ve ever traveled?
I think my favorite place would be Jamaica. You just can’t not be happy when you’re there. #onelove
Give us a fun fact about you.
I literally was “Miss Congeniality” back in high school. No lie – my mother probably still has the sash to prove it.
What upcoming GNAA event are you excited to attend and why?
So many I can’t choose just one! The Trade Show is always amazing, Women’s Conference is so motivational, the Legal Conference ( I still attend every year even though I’m not on site anymore because I’m a nerd like that), and of course, the Gala. So many awesome things still to come in 2023!
Do you have a motto you live by?
Be kind. It’s a simple thing, really. Treat others how you’d like to be treated. Show respect and be kind. Have you met karma lately?
Any advice you could give to the rising stars of GNAA?
Get involved! There are so many outlets to choose from! You can invest as little or as much time as you can spare. Committees are a great place to start, especially since the one decent thing that came out of the pandemic is being able to do things remotely, so now most all meetings you can even join via Zoom – how convenient! Also, getting more involved likely leads to building new relationships. I know I’ve developed friendships that will last a lifetime due to this industry and I am so very grateful for that! 27

Human Interest, cont. from p. 17 who had suffered a personal loss told her the office staff were the only ones in her life who asked how she was doing. This personal approach to work has been nurtured through hardship. In 2021 Mary Ann almost died of COVID. She credits her sister with seeing her through those dark days, including the day she was prepared to say her good-bye to her family. Diane refused to let her give up. The welcome she received upon return to work after three months away was overwhelming. Realizing that life is short and each day is a gift guides both Mary Ann and Diane. They desire to make an impact for good. The twins laugh and say, “If you put us together, we would make a perfect human being. Separate, maybe not so much.” We suspect the residents of their two properties would disagree. News & Events
