“Design is the ambassador of your brand.” –pau l r an d In this feature article we plan to cover new and emerging trends in multifamily design for both new and existing communities. In future segments we hope to cover a trend each month that inspires you. Nashville International airport has iconic carpet tiles. As the airport undergoes a multimillion-dollar renovation and expansion, these are being replaced. The carpet is so beloved, they have begun making and marketing gifts made from pieces of the carpet. Creating emotional connection with people through design choices creates sense memory. Creating a memorable design experience distinguishes your property from the competition. Here are some current connection opportunities we have seen trending this year.

Finishes Can you say custom home? Each generation of new apartment homes continues to elevate in its appearance and design. Appliance suites have gone from apartment grade to upgraded to top-of-the-line offerings with double doors or bottom drawer freezers, all in stainless steel. Shaker-style cabinets with soft closers have become standard in most new homes. Each new community has three custom cabinet color choices in the kitchen: navy, white and espresso. Full height surround tile in showers and tubs with elegant fixtures inclusive of robe hooks in the bathrooms, touchless faucets in the kitchen and modern fixtures throughout raise the renter’s expectations. We develop custom luxury vinyl plank for our new homes that meets an affordable price point and looks contemporary yet is neutral and timeless.

Hues Need a new refresh around the office? Mocha is the new black, coffee-colored sofas, chairs, and retro “Mad Men” inspired furniture is all the rage. Where a total 8

redo is not feasible or economical, adding small touches with end tables and accessories to update has been successful. Chocolate hues with leather accents provide a timeless update on point with today’s palette trends. Metal colors are hot, complementing these tones. Urban Bronze was Sherwin Williams’ Color of the Year.

Games Recently in Richmond, Virginia, our designer sourced board games that looked like hardbound books in fun colors as part of the décor for the clubhouse. The residents loved them and began getting together to play with friends. This inspired us to create a gaming area vignette in another location with fun board game-themed art, table and chairs, and bookcases with a variety of options for engagement. We extended this to outdoor spaces with giant Jenga sets, large chess sets, and as a result had fabulous resident interactions.

Local There is no better connection to a community than the places that surround it. We have shifted away from big box coffee retailer options for our resident refreshments, instead trying to find the best local coffee roaster and promoting their product, simultaneously offering something unique to our residents that connects them to the surrounding businesses, creating connection. We have partnered with the local arts council on several communities to develop artwork that becomes a part Greater Nashville Apartment Association


On Trend, cont. from p. 8 of our overall design. This process involves setting a budget, having the council call for submissions, and selecting works for your community. Several unique projects we have had done at existing properties include outdoor wall murals, interior wall covering of graphic photograph images, featured sculptures. These all create a story we tell not just on tours but on plaques by each piece demonstrating our commitment to the local arts community.

Remote Work As things change, we increasingly see more people working from home. Creating phone booths, whisper rooms, small conference rooms with a TV are top priorities in new projects. Clubhouse and lounge spaces have become our residents’ new offices. Outfitting them with chargers, extra power, snacks and additional refreshments have become “essential.” In existing projects, we have added third-party printing services allowing the residents to print a limited quantity for free then charge a small fee for prints after that, thus taking us out of the printing, scanning, and copying business. On average, we see about 40% utilization portfolio-wide.

a host of smart devices and a variety of solutions that can be deployed on all asset types and ages. Electronic locks are the most requested resident upgrade, followed by electronic building access. Inside the home, we have deployed a host of agnostic smart hub solutions, including switches, thermostats, and light bulbs. We are also aware that in other communities a host of asset protection devices have been deployed, from smart leak detection to vacant energy management. Residents are upgrading their homes with their own smart devices, voice-activated assistants, motion sensor cameras, and sound equipment with enhancements.

Green Bring the outdoors inside. A visit to the Amazon Biosphere inspired attention to the placement of plants throughout our communities. Focus on green walls, potted plants, and creating a visual field of green. Understanding that we may not have the time to attend and maintain all these plants in addition to the daily responsibilities, we set out to find exceptional quality synthetic alternatives. Bringing the green indoors inspires a relaxing environment.

Pets

Future

We all know increasing numbers of residents are coming to live with us with their fur babies. Catering to them creates that connection to your community. Along with ever fanciful pet spas and pet play parks, we have seen easy to adopt premium pet snacks offered at the leasing desk as the petsidents come by to visit. “Pawties” have become increasingly popular with local pet services providers often sponsoring events or providing giveaways. Branded property baggy holders and bandanas coupled with a photographer to capture a paw-fect picture have been huge successes.

Each month the plan is to include a tip, tidbit, or inspiration to keep on top of new trends in our area. We are looking forward to engaging our membership.

Smarts If there was only one thing we would advise investing in for the future of your communities, that is technology. Contracts coming up? See if you can get the speed of service increased. Internet is everything. Explore wi-fi upgrades for your amenity spaces. Cell phone coverage problems? Explore a booster option, even if it is just inside the office area. What brought you to the apartment industry?

I started in student housing at UT while I was attending school. I walked down to the leasing office and asked if they needed any help, and was interviewed/hired on the spot! I haven’t left since.

Was this career path something that was always on your radar?

Not at all. I majored in public speaking, so it was kind of fitting that I picked up leasing fairly easy, because, if you know me, I can talk to a wall! However, I never dreamed this industry would “stick.” Sometimes I don’t even think my parents know what I do, because they never lived in apartments, and they always questioned if this was a good career choice to make. I would say over a decade later, it’s the best decision I’ve made.

Did you have any unrelated jobs growing up that unexpectedly prepared you for the apartment industry?

I love going to concerts and hanging with my friends and pup. I enjoy trying all the new restaurants we have now!

Do you have any pets?

Yes, Nelly, my dog…named after the rapper.

Coolest place you’ve ever traveled?

I am not well traveled, but I do love me some Chicago!

Give us a fun fact about you!

I’m a super fan of Duke men’s basketball. When I found out Coach K was retiring after this upcoming season, I cried.

What upcoming GNAA event are you excited to attend and why?

I’m always partial to any NextGen event that is planned. I get pumped to see the committee I’ve had a hand in, since its inception came to life!

Honestly, not really. The only “real job” I had before this was working at my hometown’s Police Department in the summer. If anything, I learned a lot about customer service and dealing with the public.

Do you have a motto you live by?

Why is property management an attractive career path?

Unless you’ve been living under a rock lately, this town is growing – and people need places to live! The daily tasks are always evolving and each day is different. Some are mundane, but some are ridiculously surprising! Being in this industry has brought me tons of joy, some pain, but ultimately I have found my friends who are now my family. I couldn’t imagine doing anything else!

There isn’t much I would do over, because most of the decisions I’ve made have allowed me the opportunity to grow and learn. However, one thing I usually refer back to was transferring to Tampa for my first property manager job. I saw shining lights and thought “what could go wrong?” I was young and excited for life…and I should have asked more questions and gained clarity of the situation. But that decision taught me a lot and it made me who I am today.

Best professional advice you’ve ever been given?

Any advice you could give to the rising stars of GNAA?

Recently, I was rather perturbed about some emails we were receiving, and my manager told me, “They’re just words on paper. Don’t stress about it.” Sometimes you just have to realize, it’s just words on paper and not take them to heart. It’s a lot easier to read nasty-grams when you’re only seeing News & Events

Be original, it’s worth more than a copy!

If you could get a “do over” for something in your career, what would it be and why?

Patience is a virtue. Some things aren’t meant to happen right this very second. I think we’re living in a fast-paced world with instant results, but it’s okay to sit back and wait. Get involved and make relationships with others in the association, because you never know where those might take you. 11

Window Questions Answered by Window City With the changing seasons, the windows in each apartment can be crucial to resident comfort, utility costs and increased security and safety. They also help enhance curb appeal, attracting new renters. Being a member of the GNAA for many years, all of us here at Window City have received a lot of questions regarding window replacement in multifamily units and want to address some of these questions. We asked our president some of the most commonly asked questions and here is what he said.

When should a window be replaced?

This can be determined based on a few factors. It’s important to have a general idea of the makeup of a window in order to assess its condition. Knowing how a window works will drastically help you understand how to potentially solve future problems as well as help keep the window working in pristine condition. Effectively there is the main frame, sash, glass, screen and working parts that allow it to operate. The typical lifespan of a window is 20-30 years depending on the quality and use. Some of the first signs you’ll notice a window is experiencing wear and tear are generally hardware malfunctions including broken locks, balances, balance shoes, casement cranks, slider wheels or anything that effects the operation of the window. Weather and sun exposure will cause the main frame and sash to lose their luster, diminishing the appearance of the finish. Another warning sign is when insulated glass starts to show “fog” or “cloudiness” between the panes. This means the seal has broken, allowing moisture to enter between the panes. A very obvious tell-tale sign to notice is when the weather stripping becomes worn out, which will allow air penetration and increased noise transmission from the exterior. News & Events

When is the best time to get a window replaced?

Anytime. Replacement windows can be replaced in any season, and any discomfort during installation in midwinter or mid-summer is temporary, lasting only a few hours. Replacing windows in the spring or fall seasons will add to the overall comfort of the living space when extremes of cold and heat set in. Of course, new windows pay dividends on energy savings in high utility bill months. The winter months slow production because of decreased daylight but is usually a great time to get a deal on windows when manufacturers slow down.

Can condensation between the panes be fixed without replacing the entire window?

Yes. Most modern windows (1985+) allow for glass replacement except some obsolete wood windows. When replacing insulated double pane glass, it’s important that the glass size and depth is accurately ordered for the window to continue to perform as designed. You might consider replacing the entire window if it’s older than 20 years and showing signs of wear and tear, as a new glass unit in an old frame may not be worth the investment in the long run. In weighing the cost of a window repair versus replacing the entire unit, the warranty of a new window should be considered, as most manufacturers offer a minimum of 5 years on the window components, 10-20 years on glass failure and some lifetime on the frame.

Overall, which is better? A double- or singlehung window?

A double-hung window allows both top and bottom sashes to operate and in most cases tilt in. This allows for easy cleaning and for the top sash to be left open or both top and bottom halfway. The single-hung has a fixed

A Smokin’ Good Time After a global pandemic canceled last year’s fundraising event, GNAA was thrilled to get back at it with 2021’s Beer, Butts, & Barbecue. And what a success it was!

The Story Behind BBB Beer, Butts & Barbecue is the brainchild of GNAA’s Community Service Committee, established to help fund the Emergency Relief Program. Founded in 1997, the ERP helps families displaced from their apartment homes due to fire, flood, and other disasters. Funds raised at the event are used to purchase retail gift cards which are presented to victims so they may replace necessity items lost as a result of disaster.

New Location, Same Great Fun This year’s festivities had a fresh new look and feel, thanks to our generous host, the American Legion, Post 88. Located in Donelson, the well-manicured grounds offered a beautiful backdrop to the many fun activities the event had to offer. In addition to the great food and libations that are the heart of BBB, guests had the opportunity to participate in outdoor field games including cornhole, tug-of-war, and potato sack races. New to the lineup this year – and always a crowd pleaser – was a dunk tank, presented by NextGen. Those who were unfortunate enough to find themselves on the inside of the tank were more than happy to get soaked for a good cause! The aquatic addition was such a success that you can expect to see it in the years to come.

Speaking of great food… As popular as the dunk tank was, the real star of the show was the barbecue News & Events

competition, featuring teams made up of our very own GNAA members. Guests feasted on traditional barbecue fare, including chicken, beef, and the always popular smoked ribs. Judging this year’s competition were three of Tennessee’s favorite sons, State Representative Darren Jernigan (Dist. 60) and Metro Councilmembers Kevin Rhoton (14th Dist.) and Jeff Syracuse (15th Dist.). All three judges agreed that it while it was a tough race featuring some of the best barbecue ever tasted, there was only one clear winner… …Contractors Inc! The team smoked up succulent, fall-off-the-bone ribs, and in the process “smoked” the competition. Congratulations to the folks at Contractors Inc!

Desserts! Desserts! Desserts! Of course, BBB would not be complete without its annual bake sale auction. The auction, which is held in loving memory of former GNAA member Deborah Baumstark, featured an array of cakes, cookies, cupcakes, and other pastries donated by you! This year’s highest bid went to an out-of-this-world strawberry cake, which brought in a jaw-dropping $700! A sweet amount, indeed!

Window Questions, cont. from p. 13 top sash that doesn’t operate or tilt in, but the bottom sash does. For cleaning purposes, the top glass of a single-hung requires a person to lean out of the bottom sash to clean the exterior but tilt in the bottom sash for cleaning. So that debate is a matter of preference, really. The single-hung top glass is fixed along with a fastened meeting rail at the center of the frame, adding strength to the weakest part of the frame. Because single-hung uses fewer parts, they tend to run 10-20% cheaper than a double-hung. When it comes to cost, energy efficiency and repair, we think the single-hung wins hands down. Why? A single-hung has half the working parts in comparison to a double-hung, so it reduces the repair ratio by 50%. Since no operating window is airtight, the single-hung offers a sealed top glass reducing air-infiltration by 50% over a double-hung, so the loss of operation affords best performance. One pet peeve of ours is driving by homes with doublehung windows and noticing a top sash open about

a half inch behind a curtain or blind, allowing more air infiltration.

Any other tips or tricks an average reader should know about window replacement?

At the end of the day, it all comes down to planning and preparation when replacing windows. Measuring correctly is the most important aspect, as a correctly measured window is easier to install and will perform at optimum levels. Mis-measured windows can be “made to fit,” but it seems to never work out well in the final analysis, as large gaps allow air and water infiltration and most caulkers don’t use the proper methods when sealing large gaps. Preparing for the exterior and interior finish when measuring also guarantees a smooth process and longterm performance. Choosing the window that matches the application is equally important. You wouldn’t want to purchase a new construction window at the local supply house to replace a wood pocket window and vice versa.
