From House to Home...
Well, the Hoke household landscaping continues… My husband is happy to report we now have an abundance of parking that he By Anna Hoke has always desired as we added more fill to the back and side yard around our house. After this project I will gently remind him that there is now plenty of parking space for a boat and trailer, and maybe a shed with a basketball hoop. Having a home comes with a lot of responsibility, work, care, upkeep with an infinite loop of repetitive maintenance. I’ve certainly found it hard to balance activities and

responsibilities in the summer. I have an abundance of activities I want to do, which increases ten fold when the sun is shining, or when the northern lights are out in July! Now that we finished filling the yard it’s time to sift through a huge pile of “topsoil,” remove the sticks, mix it with sand and then spread it around the grass-less backyard to create something that is acceptable to look at. Our cat is happy for now but will be sad to see the world’s largest litter box go; though he does has a nice port-a-potty inside the house. The three neighborhood bears will have to find another yard to mow as we dug up all the horsetail, or eqisetum as my dad likes to say, or affectionately deemed cattails by my husband. It takes a lot of time, commitment and compromise when making decisions,
changes, and/or remodels to your house but we are figuring it out – we love our home and the people and animals in it and outside of it! Happy August!

Sealing these holes will all but eliminate airflow from the crawlspace into the living area. to see if it is properly sealed so it can be as effective as possible. How do I go about installing a moisture barrier in my crawlspace? There are a couple of ways to go about sealing a crawlspace. The first is to use the polyethylene plastic sheeting or poly (typically 6 to 10 mil), acoustical sealant, 1x2 lumber (enough lineal footage for your exterior walls), concrete or wood screws, and a vinyl or house wrap tape. The first step is to make sure the crawlspace is clean of any organic material like wood scraps, paper, cardboard boxes, and large chunks of concrete or rocks. Inspect the subfloor and floor joists for any moisture related problems, high moisture content will suggest there
is problem in the crawlspace. If there is any type of growth, fungal or mold, this is the time to get rid of it. With these items completed it is time to start laying out the vapor barrier. I like to use 20’ x 100’ poly sheeting and I plan out which
direction I should run the sheeting based on the specific crawlspace.

It is recommended you bring the plastic up the wall at least two feet. However, I prefer to

Now it is time to roll out the sheeting across the ground of the crawlspace leaving enough poly to reach the sill plate on all sides. Apply a ¼” bead of acoustical sealant to the sill plate extend the vapor barrier up the wall and fasten it to the sill with the 1x2 lumber and screws. This will keep the vapor barrier in place and provide a continuous seal around the perimeter of the crawlspace. Once the perimeter is secured, it is now time to seal around any posts in the crawlspace. At the posts, I will run the poly up the post like a sleeve, then caulk and seal any joints. Lastly, any joints in the polyethylene should be overlapped at least 6” with a bead of acoustical sealant applied and the joint taped with vinyl or Tyvek tape. I also like to seal any holes between the subfloor and living area using spray foam or caulk. The holes were likely created to run
wires, pipes, and ducting. Sealing these holes will all but eliminate airflow from the crawlspace into the living area. It is also good practice to seal all exposed ducting with mastic or a foil tape; do not use duct tape. Another crawlspace sealing technique includes a variation to the above procedure where polyethylene sheeting is placed only a few inches up the foundation wall. Then using a commercial spray foam applicator, spray foam is applied to the foundation walls of the crawlspace taking extra care to seal the vapor barrier to the foam. The foam will create an airtight seal up the foundation wall. This procedure will also improve the crawlspace by further insulating the space. Other crawlspace sealing membranes on the market range from 12 to 20 mills
“I sell real estate but my business is people.” W
The key to all techniques is to be sure there is an airtight seal. Make sure all joints are overlapped and sealed. Seal

Some crawlspaces need to have drainage or a sump pump added to remove unwanted water. If a sump pump is required, it should be placed in a perforated drum at the lowest point of the crawlspace. All surface water should be able to drain into the sump pump drum. The vapor barrier can then be sealed over the top the drum, like sealing around a post.

BEFORE & AFTER With the beautiful weather we’ve been experiencing, it’s no wonder why so many Juneauites have tackled exterior projects around their homes this summer. From restaining the deck to tending to the garden, there always seems to be a project of some sort just waiting for a nice day; including the task of painting the exterior of the home and determining the colors. Whether building new, replacing old, or refinishing the tired, having the house repainted is not only a large expense but is also a long lasting one as well. With that in mind, we wanted to share our own philosophy and tips for those who are interested in updating their curb appeal and further personalizing their home with new colors and style! While the thought of selecting one color from thousands available is intimidating for most folks, utilizing the process of elimination is often the easiest way to narrow your scope of color choices. This can be done by acknowledging the roof color, window color, driveway, and neighboring homes’ colors too. Whether you chose the original color of the roof or it was the choice of a previous homeowner, the roof is a prominent element on most houses and the color should certainly be taken into consideration to ensure that the paint colors are complimentary and do not clash. For those in mind who will be replacing a roof soon or building new, it’s suggested to go with a classic, neutral color or shingle. Since the roof is a long-lasting building material, a neutral color choice leaves you with more room to change the house body colors down the road when it’s time to repaint again. Darker earth tones, greys, blacks, and even copper metal shingles are always safe choices. (While it is always an option to make the roof the pop of color, roofing materials are often limited in their color options so it’s easier to find
14
that perfect pop of color for the painted materials instead!) With the color of the roof in mind, it’s time to direct to your attention to the trim color. An easy way to determine this color is to use your home’s window casing color. Replicating this color will achieve continuity by tying the windows in with the fascia and soffits, provides a contrasting break between the roof and siding colors, and serves as a way to unify various remodeling stages of a home as well. For instance, the home pictured in the adjacent photos has begun the process of replacing the original wood clad windows with new black fiberglass windows to achieve a more modern aesthetic, both inside and outside of the home. While only a few of the windows had been replaced at this time, the trim/fascia color was directly matched to these new windows to blend the old with the new! (This Mid-Century home is obviously more streamlined than most, so a single trim color was perfect. For homes with more intricate trim details, it’s
cess can be made easier with the right guidelines in mind: - Determine your preferred color palette by researching nearby homes and pictures of homes online.
toned down versions of your intended color instead. What may look too subdued or gray on the paint chip, will more than likely still provide a stronger punch of color than expected, without completely overwhelming the neighborhood either. - Considering a color that resembles a Crayola crayon? It’s probably best to save the bright color for accents instead, such as the sunflower gold door on this house. Your neighbors will appreciate your restraint as well! - Always be sure to paint test swatches outside for preview. These can be applied directly to the sides of the home or a large piece of plywood can be painted and setup against the home instead. Please keep in mind that the existing house color will affect how your new color is perceived too. So use tunnel vision to block out that influencing hue!
often preferred to stick with one primary trim color and incorporating additional, contrasting colors for smaller trim accents on railings, window trims, & etc.)
- Use your trim and roof colors as a guide to determine a body color that is complimentary, but yet still provides enough contrast with both too.
Now it’s time to determine the main body color(s)! Easy, right?! No? Well this pro-
- Most colors are going to read lighter & brighter when applied outside so consider
- Consider how the house color will be affected by its natural setting and the surrounding vegetation. If you have landscaping located next to the home, then a complimentary color that provides contrast will certainly highlight the vegetation even more; versus green plants in front of a house painted green… CONTINUED ON PAGE 18

aby is coming! ….and that means inevitably all those home projects that we’ve been putting off suddenly seem so important to get done quickly. The thing is, while emotionally you are primed to dive in, the multiple chemicals you are likely to be exposed to during and even for an extended time after a remodel are not necessarily safe immediately before or during pregnancy or for other children in the home. A beautiful but toxic home is not an ideal “nest”. Best case scenario: One: Plan well ahead with enough time to accomplish both the project and to allow sufficient off gassing time. PAINT: Choose a low or non-toxic paint; one without ingredients such as solvents, fungicides, nonylphenol ethoxylates (NPEs) and the famous volatile organic compounds (VOCs) AVOID FORMALDEHYDE: caulks, adhesives, some foam insulations, medium density fiber boards (cabinets, furniture, etc.), permanent-press additive to cloth, sealants (flooring and wall paper, etc.) and paints. There are formaldehyde free products available instead such as water based floor sealants.
LOW EMISSION CARPETING or NO CARPETING: Choose natural fiber options or look for the Green Label and Green Label Plus designation for safer options RE-USE/ RECYCLE: if any of your current building materials are salvageable (and safe to keep). Off gassing decreases with time and compared to new products may be less toxic. High quality natural materials are often toxin free as well. VENTILATE: maintain or install an updated ventilation system for ongoing better air quality control and keep doors and windows open as much as possible during the construction process. “Home is where your story begins”…..so set the stage for a happy ending. “Just ask the guys at Valley Paint, they’ll inform you of the benefits of Benjamin Moore’s superior line of exterior paints & stains!”
BEFORE & AFTER - Applying different colors to different types of siding will give additional interest to the home. For instance, the horizontal siding around this home’s front door was painted
to the trim color for a subtle break in color.
CONTINUED FROM PAGE 14
This addition of black on the face of this house also helps balance out the large black garage door too! - Utilize your resources! There are many FREE computer programs and websites that colorize photos of your home and give you a better sense of the final product. This also allows you to play around with different color placements & configurations too. Once finalized, these photos can be printed out and serve as a guide for your painter to work from too. - Use quality paint! There’s no sense in going cheap when there are better paints available that are made to withstand our extreme, wet climate. After all, do you re-
ally want to repaint your home sooner than expected? Just ask the guys at Valley Paint, they’ll inform you of the benefits of Benjamin Moore’s superior line of exterior paints & stains! - When in doubt, call the professionals for a consultation and their feedback! It’s a large expense to paint a home so it’s always best to get it right the first time! A remaining tip is to get to know your neighborhood and the surrounding color palettes. While you may be fortunate to live near homes that appeal to you, it’s never truly okay to copy a nearby home’s color palette, point blank. Instead, perhaps search out a complimentary palette for your own home to ensure that both houses are unique and add to the overall beauty of your neighborhood. Of course, if your “inspirational home” is located across town and its palette will work with the style of
your house, then by all means, go for it! As homeowners, it’s our responsibility to contribute positive changes to our homes and to increase the curb appeal of our neighborhoods as a whole. So with this in mind, be sure to compliment a neighbor who has a garden, color palette, or any other element that you may like and feel free to ask for their input on your own exterior projects too! After all, the neighbors probably look at your home more than you do and may even have a few ideas of their own as well. I
t’s August, wow how did that happens so fast. And when does school start this year? August always catches me by Contributed surprise, surprise that by Amber King it’s arrived so soon, that it’s time to start thinking of harvest (which is usually around mid- August in Southeast) Berries start to ripen, and the color of salmon and fireweed tells us how long we have to enjoy our long days. My favorite summer squashes are always a hit at my home, whether it’s tempura
blossoms stuffed with savory goat cheese or zucchini parmesan. Nothing says summer more to me than squash. I recently watched a great documentary on the Wampanoag tribe reviving their lost language which happens to be where the word askutasquash comes from. Askutasquash means “eaten raw or uncooked” which gives me great pride in reflecting on how lucky we are to hear Tlingit in our schools and spoken at community events throughout the year but also to learn and share stories and traditions. Being one of the western hemisphere, squash is always a great celebration of summer. Being able to eat flower, seed
and fruit I find it a great pair with another Native South American super food. 2013 is the UN International Year of Quinoa. UN Food and Agriculture Organization recognizes the crop’s resilience, adaptability and its ‘potential contribution in the fight against hunger and malnutrition.’ Being a 5,000 year old super food deserves some spotlight on its amazing qualities, texture and to remember the place and people of where it is grown. Southern Bolivia is a harsh climate, much like Alaska (http://www. alaskadispatch.com/article/20130422/ superfood-quinoa-finds-interior-alaskafarming-fanbase) it is a place of extremes,

in poverty, climate and nutrition. Alaska could learn a lot from a little grain. Quinoa is the grain-like seed that can be toasted, boiled, sautéed. It is the only plant that contains all the essential amino acids, trace elements and vitamins and contains no gluten. With amazingly high protein content and anti-inflammatory properties it’s become a very welcomed addition in my family and hopefully to yours as well. Amber King can be emailed at accereek@ gmail.com
