SHOULD I PRE-QUALIFY FOR A
HOME LOAN BEFORE LOOKING?
O
ne short answer: ABSOLUTELY! Getting pre-qualified is the first step to the home buying process. There are sevBy Vickie Perry eral reasons this step should not be overlooked, but reason #1 is to avoid disappointment. The old phrase “champagne wishes on a beer budget” applies. I have had homebuyers come in my office on Monday morning excited about finding the home of their dreams over the weekend only to find out the home is priced a little higher than they can afford. Don’t let this disappointment happen to you. The pre-qualification process is quite easy and informative. Your first step is to call a licensed lender to schedule an appointment. I prefer to meet face to face
with my clients to discuss their goals and desires. Doing so allows us to develop a plan specifically tailored to my client’s needs. We will review current income, as well as the current debt load. Also key is determining how much money has been saved to purchase a new home. A borrower who hasn’t saved any money might still qualify for a home loan, so it doesn’t hurt to make the call. There are several down payment assistance programs available for qualified borrowers. It is important to work with a lender who is knowledgeable about these options. The loan process is all about paperwork. The more thorough you are with providing your paperwork, the more thorough the pre-qualification process can be. For a quick pre-qualification a paycheck stub and credit report is all that is needed, however, to avoid potential roadblocks in the future, I prefer getting everything up-front. This includes pay-
check stubs, tax returns, W-2s, bank statements, credit history, and any additional documentation that might have impact on a successful loan approval. I tell my clients…”When you leave my office you will know what price range you can shop in, how much money you will need up-front, and how much the home will cost you each month thereafter.” Once pre-qualified, you will be armed with the information needed to successfully find a home in your price range. When you find a home that catches your eye, you will be in a much better position to make an offer than someone who hasn’t taken the steps to become pre-qualified. And to the home seller, they won’t have to worry if they are wasting their time considering your offer. You are pre-qualified, what now? I suggest meeting with a reputable real estate agent. One of the main questions they
will ask is if you have met with a lender about pre-qualifying. You can discuss the price range you are comfortable shopping in based on the information obtained from your lender. This will help you and your real estate agent select homes suited for your financial needs. When you find the right home and decide to make an offer, your real estate agent will obtain a Letter of PreQualification from your lender. The letter will be given to the seller along with your offer. To them, working with a prequalified borrower is like working with someone who has a suitcase full of cash. Bauer/Clifton Interiors is an interior design firm located in Juneau, Alaska. Jeremy Bauer and Jason Clifton, the principals of Bauer/ Clifton Interiors, are designers that share a passion for creating stylish, organic, and contemporary spaces.
Tell us a little history about Bauer/Clifton Interiors: When were you founded?
Clifton: Yeah, pretty close to the same: camping, landscaping, traveling, and entertaining friends and family. Of course, a good sale never fails to entertain me either!
We began working together in 2005. That year we completed Jaded/Zen and Sandpiper Cafe. These projects really gave us the attention that expanded our recognition throughout town and led us into really focusing on residential kitchen & bath remodels.
Tell us something about Bauer/ Clifton Interiors that we might not have known before? We have been
co-sponsoring the Wearable Arts event - Juneau Arts and Humanities’ largest fundraiser for the last 8 years. This year the show’s theme is Fusion. The process for this show starts every October with initial planning that lasts until the end of January, when we start building the set for the installation of the show in February.
What do you do? We both have
different skill sets so once we have gathered the necessary information from the client interview, we divide the job into the tasks that best suit our interests and skills. Jeremy works more with the spacial analysis, reworking the floor plan, completing the drawings, specifications of equipment and appliances, cabinetry, and works closely with the contractors on those particular issues. Jason completes all of the product & material selections, while also color analysis, furnishings, window coverings, and then also works with the contractors concerning the installation and specifications of these elements.

Where are each of you from and what brought you to Alaska? Jeremy Bauer: I grew up on a farm in Kansas and moved to Juneau in 1994. I originally came up to work in the Summers during my college years and basically fell in love with Juneau and couldn’t stay away. I first worked at the Jewel Box and managed it for about 8

years; also becoming my first remodel in Juneau. Jason Clifton: I’m originally from Crawfordsville, Indiana, which is a community similar in size to Juneau. After first visiting Southeast Alaska via a cruise in 2004, it felt like a natural place to move to after school and to start my ‘adult’ life. I figured if Juneau didn’t stick, then I could always make my way down the West Coast, but Juneau obviously stuck on me!
What inspires you?
Bauer: Nature is a huge inspiration. I’m always impressed with nature, how things grow, color combinations, and natural sequences such as the fibinanci numbers...

Clifton: Anything and everything. It really just depends on the project. My clients typically serve as the greatest inspiration, as it’s often their own style and possessions collected over the years that guide me to truly customize a unique design around their needs and aesthetic. Of course, I also like to infuse my own aesthetic into every design that is often inspired by my travels and affinity towards contemporary spaces.
Besides your work, what do you enjoy doing for fun?
Bauer: Camping is probably my favorite Alaskan past-time. Gardening, landscaping, painting, and woodworking are other hobbies that tend to make it into my professional life from time to time.

We have also recently started incorporate LED lighting into many of our remodels as well; a great alternative to halogen & incandescent bulbs that uses a fraction of energy and still maintains a warm glow for superior lighting. As far as construction goes, we often source lumber from the Icy Straights Lumber Mill located in Hoonah; as this helps support regional manufacturing and achieve minimal transportation. We also strive to find new homes for the original cabinetry, windows, furniture, & appliances that are removed from each house too. Through advertising these goods on Free Cycle, Craig’s List, and the Problem Corner. Through these measures, along with recycling, we’ve been able to prevent a large amount of these goods
from going to the landfill.

What is your favorite Bauer/Clifton achievement?
Completing each project and seeing the absolute joy on our clients’ faces is always rewarding. While everyone involved with each project is aware of what the final outcome will be, their surprise and sense of disbelief that this is “actually my home” ensures us that we did our job well. Of course, we’re also really excited about our new design studio too!
Where do you get your project materials from?
We source our materials from some of the top designers, manufactures, and suppliers from all over the world. Fortunately the majority of these materials are stocked in the Pacific Northwest so that we’re able to maintain quick timelines and low shipping costs. Many of our other goods, such as furnishings and window coverings, are made in the USA which is also something we’re proud to represent as well.
Tell us about your new design studio downtown?
We are located in a historic building at 119A 2nd Street in downtown Juneau. The studio offers several stations for the designers to operate from. It also incorporates a centralized area for meeting with clients and contractors that is constructed of kitchen cabinetry and a beautiful white marble top designed to give it the appearance that it’s a piece of furniture instead. We’ve also incorporated several design styles in the space from modern to traditional and demonstrate how we effectively make them all work together using specific design methods to ensure that everything is cohesive even though it’s fairly eclectic. The remaining cabinetry stores our product sample library of hundreds of

ecently I have been researching a lot of new windows and replacement windows for clients. The options are overwhelming. Where does a homeowner
begin when researching windows? Most windows have a similar look, so one can’t tell by looking at them. Some options that homeowners will have to decide upon include color, material (wood, fiberglass or vinyl, etc.) style (casement, awning, slider, etc.) and grid pattern. Price comes into play also, because it is important to factor in your

budget. Then a homeowner has to consider whether the windows will hold up to the harsh Southeast Alaska environment. Will the windows let in enough light? Will there be solar heat gain in the winter to help with heating? Will there be too much heat gain in the summer? It raises a lot of questions. Also, a window is not just a pane of glass anymore, it’s a whole system of glazings, coatings, and frame materials. When I look for windows I am looking at performance, ease of installation, and durability. What do all the numbers mean and how can the windows available today help improve our homes, both new and old? How do windows of today work? U-Value: First let’s look at all the thermal values and define these values. The U-value of a window is like the R-value in your wall insulation only the lower the number in a U-value the better. The U-value is the thermal transmission or overall heat transfer coefficient of the window, whereas, R-value is thermal resistance. U-value is the inverse of the R-value. For example a .25 U-value in a window is equal to R-4. The lower the U-value the lower the overall heat transfer of a window, thus keeping the cold outside and the heat in.

Solar Heat Gain Coefficient or SHGC: Next is a Solar Heat Gain Coefficient or SHGC. This is a rating on how the glazing blocks the heat from the sun. SHGC is usually a number between 0 and 1. The lower the number on a window, the more it blocks heat gain from the sun. Here in Southeast Alaska a higher number SHGC can help in the winter months with heating but in the summer months it can make a house too warm on a sunny 18 hour day.

Transmittance or VT is how the glazing lets light through. VT is usually rated on the number scale from 0 to 1 like the Solar Heat Gain Coefficient. However, the greater the ratings number the more natural daylight and natural sunlight is transmitted through the window. AL or Air Leakage: Air Leakage or AL rating or measure of Air Leakage through the window. The lower the AL rating, which can range from .1 to .3 the better. A window that lets a lot of air through the assembly doesn’t help the thermal envelope of the building. CR or Condensation Resistance: Condensation Resistance or CR is a rating of how well the window resists condensation. This rating can range from 1 to 100 and a higher number means more resistance to condensation. Even if a window has a higher rating, condensation can still occur if the home has a moisture issue. The U-value, Solar Heat Gain Coefficient, Visible Transmittance, Air Leakage, and Condensation Resistance are the main ratings for windows with the U-value, SHGC, and VT always being available. The AL and CR ratings are not always listed, as they are not required of manufacturers. How can these windows ratings and values help me select windows for my home? First, choose a window with a low Uvalue, the lower the rating the better. Most double-glazed vinyl windows will rate between .33 and .28 and a tripleglazed will rate between .27 to .17 or lower, depending on whether the frame is insulated and the types of coatings on the windows. A better U-value window, or a window with a lower rating will improve the entire wall assembly by increasing the R-value or reducing heat loss.

As the sun gains height in the sky, large overhangs or eves (if you have them or if you are building new) will shade the windows, thus cooling the house. West facing windows should have a lower rating because during the summer months the sun coming in from the west during evening hours can cause a home to overheat and become uncomfortable.
Next in importance when selecting a window is the SHGC rating. Again, the rating can range from 0 to 1. The lower the rating the more the glazing will block solar heat gain. This can go both ways because in the winter, solar heat gain is great, it lowers your heating bill especially if a window is south facing, has a high rating of .5 to 1 in solar heat gain, and allows light coming through the window to warm the space when it hits a hard surface like a tile floor.
In the winter months large overhangs can also be helpful. During this time the sun does not get high enough for the overhangs to shade the windows, which allows for heat gain. Another factor to consider is the orientation of the house on the lot, which can have its benefits as well (this is something to be considered if building new). North facing windows don’t normally see the light of day so the Solar Heat Gain Coefficient rating is not as important and the windows might as well allow for solar heat gain.
However in the summer, too much, solar heat gain can become uncomfortable. This can be remedied by allowing solar heat gain in east facing windows,
Air Leakage is also very important when selecting a window for a new home or replacement. This rating should be very
low because it is a number that represents the amount of air allowed through the assembly of a window. There are also window styles that work better than others. Casement and awning windows can be cranked and latched down to create an air tight seal while horizontal sliding, and sliding single and double hung windows are going to be tightest the first time you open them. Every time a sliding window opens, it is loosened ever so slightly. Not only is the AL rating, and style of the window important, the installation is also very important in the overall Air Leakage category. Proper flashing, weatherization, insulating, and sealing of a window all play a role in the energy efficiency of window. Visible Transmittance can be important in Alaska because every bit of light, especially natural light, is important. The view is also enhanced with a higher rating VT on a window. The mountains are clearer, the ocean crisper and colors are more vivid.

People, Events & Business SOCCER OPPORTUNITIES FOR ADULTS IN JUNEAU You don’t have to be a kid to enjoy running around chasing a soccer ball on the indoor turf field at Dimond Park Field House. The Capital City Soccer League has lots of soccer opportunities for adults who want to get some exercise and have a good time doing it. There is no “typical” adult soccer player in Juneau. Some folks have played since they were kids and have lots of experience, others have played high school and even college level soccer. And for some, CCSL is an opportunity to learn as adults. Players’ ages range from late teens to over 60. Skill levels run the whole range of highly skilled to beginner. What adult soccer players in Juneau have in common is a love of playing “the beautiful game” in a friendly and relaxed environment and in the process players also get a great workout.

Fall and winter schedules include games for several different leagues. Competitive men’s teams and competitive women’s teams have games each week. A new competitive coed league has begun play this fall. Coed Masters (for men over 35 and experienced women players of any age) play for 90 minutes each week in a pickup format game. Intermediate Women’s is for experienced women over 30 in a pickup game format in one of the school gyms each week. Classic Women’s is for women of any age and any skill level, including beginners. They also play a pickup game at Dimond Park Field House each week. CCSL is actively promoting new opportunities for adult soccer players in Juneau. A new indoor season will begin in early January and plans are in the works for a spring invitational tournament.
