I wanted to share this epic update with you all and include how-to details and a few suggestions about how I might do it differently next time, but as I wrote, the article just got longer, and longer and longer. So here are the cliff notes about how I tackled this project. I had estimated it would take me about 10 days to complete this. It has not. It has taken about twice that long. Mostly because I just didn’t have the large chunks of time to dedicate to just working on them –coupled with the fact that you do have to just let them sit for long periods of time to dry. So make sure you actually have the
time to complete this project correctly if you decide to start. Also, I opted not to paint the insides of the cabinets because I had good laminate cases in decent shape. If painting the insides, this project will take quite a bit longer. Ideally, this is what a 10 day time line might look like.

50+ years in Southeast Alaska, and the first thing to give on a steel roof is the fasteners. Exposed fasteners on a steel roof can be easily replaced at a reasonable cost. Flashings, overhangs and roof drainage should also be inspected. Homes with a two-foot or more roof overhang will eliminate some of the rain that hits the side of the home. Look at the roof drainage to see there are any obvious issues with water or ice backing up and that gutters and fascia boards are in good shape. After the roof, I look at the energy efficiency of a home. Buyers often purchase homes at the upper limits of their price range. So, will you as the new home owner be able to heat the home? You should be able to obtain the past heating bills and any past energy ratings on the home. Or you can have the home inspector closely inspect the insulation, if the home is not sufficiently sealed and insulated it could be more costly than you bargained for. Insulating and air sealing a home can be the best thing you can do in your new home. The energy savings alone from air sealing and insulating can help with the new kitchen or bath you’ve been dreaming about.
Next, I check for moisture. Bathrooms, kitchens, and utility room (anyplace where there is water) should be checked for signs of moisture issues. Finding moisture problems in a home for sale can be challenging since sellers often repaint or touch up paint in a home. Paint does not adhere to wet materials. Mold and water stains can show through slightly on newly painted surfaces so look closely. Moisture issues, in most cases, can be easily remedied. These issues often include poor ventilation, a shower door leak, or small plumbing leaks, which can be easily repaired. Other leaks including foundation leaks, exterior, extensive moisture issues, and roof leaks can be a bit more costly. Always check areas of a home
where there are water sources that can cause moisture issues. Lastly, follow your gut instinct! If something looks or feels wrong, ask questions. Even if this is your first home purchase or your tenth, you should ask your banker, your inspector, your engineer, or your realtor all of your questions so that you know what you are getting

In addition, you should know that the higher end, self-leveling paints made for cabinets involve a chemical reaction for curing that takes a looooooong time to be fully done. You can handle them sooner; just be gentle with them for a while. For mine it’s a full 30-45 days. It won’t say it on the can, but your sales person should be able to tell you this.
Primer. Yes primer. Even if your friendly paint store sales expert says it’s not necessary – do it. Prime. Prime the backs. When dry, flip and prime the fronts, then let dry overnight
Sand any drips or other imperfections you see with a fine grit paper. Caulk again as necessary, wipe down as necessary and then prime again. Backs first, let dry, flip and then fronts, allowing them to dry overnight again.

Day 3:
Fill any holes or deep scratches with a fast drying wood putty or caulk. Fill your hardware holes if you will be drilling new ones or not putting hardware back on. I highly recommend using caulk to fill all the seams of the case. Sand and wipe down everything again.
Day 6:
Sand imperfections again. Wipe down as necessary and then you are finally ready for the first coat of color! Again, always do the backs first, then the fronts. If your supports leave minor smudging, you can touch it up later. You want the fronts have the longest dry time so they look the best with minimal “fixes”.
Day 7:
Sand imperfections again. Apply second coat.
Day 10:
Hang doors and attach drawers. Touch up paint as necessary. The above may not seem all that daunting, but I can assure you it is somewhat brutal if you are trying to juggle children, work and more. If you want to check out the cabinets and

Just because renting requires a short-term commitment, however, doesn’t mean you can’t personalize your temporary home. A few expert tips will turn any rental into your very own “home sweet home” with minimal effort. “I don’t know about you, but my house never really feels like home until it’s clean,” says Brooke Ulrich, DIY Blogger at AllThingsThrifty.com. “With a little cleaning and a lot of creative, personal touches, it’s easy to make your rented space feel like home. And since time is of the essence when you’re trying to move, I always visit my local Home Depot to grab everything I need - from nails to screws, house décor and even cleaning products.” Once you sign the lease, there’s no time to waste. Here is Ulrich’s checklist for making the most of your new space.

Recipe
Makes Approx. 24 mini-cupcakes
FOR CAKE 3 cups of rose petals 2 cups organic unbleached pastry flour 2 cups organic cane sugar (1/2 cup for cakes, 1& 1/2 cups for rose syrup) 1⁄2 teaspoon salt 2 teaspoons baking powder 1/2 cup organic or grass-fed butter, softened 2 eggs, room-temp 3/4 cups of water 1 teaspoon vanilla 4 tablespoons finely minced lemon balm (optional) FOR BUTTERCREAM FROSTING 1/2 cup rose syrup (you will make for cupcakes and reserve some for frosting) 2 cups (or 3) cups of icing sugar (organic if you can get your hands on it) 1/2 cup of butter ROSE SYRUP Make syrup. Boil 1 & 1/2 cups of sugar and the water together. Reduce until thickened into a syrupy consistency. Remove from burner and add 2 cups of rose petals to syrup. Let cool completely, then strain the liquid from the petals. Now you’ve got rose syrup. DIRECTIONS FOR CUPCAKES 1. Preheat oven to 375. Line cupcake tins with papers. Should be mini-cupcake size. 2. Finely mince 1/4 cup of rose petals & lemon balm being careful not to bruise them or cut more than once. 3. Cream 1/2 cup of butter and 1/2 cup of sugar till light and fluffy. Beat in eggs one at a time.

most delicious gifts of early summer. Often you will find many recipes, for jams, jellies and liquors made with the rose hip fruit but not often do we take full advantage of using the petals. Rose flowers are available June thru July in most parts of southeast, they have five petals and can be made into amazing concoctions. You can make jelly, a hydrosol, or flower water on your stovetop at home and it will have similar properties to essential oils but be less concentrated and readily available for you to use on your skin or in recipes. It makes an amazing facial mist on a hot day.

Harvest your petals in the morning on a clear dry day, before the heat of the sun, but after the dew burns off. Do watch out for thorns while picking. Most Important Harvest Rule: Take only four of the petals, leaving one left on the plant as a signal for pollinators. Take the petals home and place them in a strainer or sieve and gently shake to release little critters. (Washing will dilute the volatile oils). Then they are ready to use! Enjoy

Take the remaining 3/4 cup or so of rose petals and place in food processor with 1/2 cup of remaining sugar. 2. Grind until petals are dissolved in a moist crumbly pink sugar. BUTTER CREAM FROSTING 1. Beat remaining 1/2 cup of butter until creamy. 2. Slowly add powdered sugar, little at a time, continuing to beat. (I make mine fresh in a blender from regular organic sugar) 3. Slowly add remaining 1/3 cup rose syrup, and keep beating until well mixed.
