I’m certain that someone could weave a web explaining how the three are inextricably linked and to solve one you actually have to solve all three. Unfortunately for you, that person is much smarter

Every time a new Cost of Living study identifies Juneau as the most expensive place to live in the State, a chorus of hisses and boos can be heard around the city. “Why doesn’t the mayor do anything?” “If they would just open up some land.” “See, that’s the cost of overregulation!” “(Insert your own if I missed it)!?!” The complaints are as persistent as the problem. Now or Later? old like our homes. The truth is, the first thing that stands in the way of affordable housing is us. Let’s take a little quiz. Which would you prefer—a structurally sound home or solid surface countertops? A 5-star plus energy rating or a tile shower surround? A 50-year roof or a covered porch? If 10 years of marriage… I mean contracting has taught me anything, it’s that you don’t want to choose, you want it all. Blame HGTV if you must (I know I do for a whole host of things), but the responsibility is ultimately with each of us. We all have a sense of entitlement when it comes to our house, and it makes sense. Our home is the largest investment that we make and it feels like if we are going to have to pay for it for the next 30YEARS!... then maybe it should be what we want. If only life were just that fair. No, if you want

to help the Affordable Housing crisis, you’re going to have to be willing to make some difficult decisions. In Juneau, the assault on your responsibility will start before a single nail hits a board. Now, let me put on my “Expert” hat and help you identify what you should definitely do now, and what might wait until later. Possibly the worst thing to skimp on now will be the first thing that tempts your “frugal” side—lot prep. Please…I repeat, PLEASE do not let price be the only consideration when choosing a civil contractor. The most difficult and expensive home problems to fix—sagging foundation, rotten wood, water issues—are regularly the result of shoddy dirt work. Next is insulation. There have been a number of advances in both insulation and how we insulate homes in Southeast Alaska over the last several years.

And, while we are all capable of understanding how money spent now will be money saved forever, it is still rare for people to choose insulation as one of their most important amenities. Finally, weatherproofing. This one, like dirt work, is a little tricky. Obviously no one ever says, “I’m not really all that worried about my house being weatherproof…what’s a little water damage.” What I do hear quite often is, “Why can’t you do it as cheap as this other guy?” The people who consistently do quality work are not consistently the cheapest. Make sure you get references on your Contractor. It’s great to invite your friends over to drink wine with you at your new granite bar—it’s a little embarrassing when the roof leaks into their glass. Flooring, cabinets, countertops, light fixtures, faucets—these are all relatively easy to upgrade over time. There’s

an old saying about lipstick and pigs, but I’m not sure if I’m aloud to use it… you get the point. Affordable Housing is a complicated issue and there is no single, or simple, solution. Still, I believe that—with any problem—the best question to ask first is, “What can I do different?” Ok, enough of that. I promise to ditch this “It’s not you it’s me” mantra next month and explore how everyone else—Bush, Obama, your childhood—is to blame. Can you take SHORTCUTS when remodeling or renovating your home?

often see suggestions for cutting corners in construction. I know that people intend for these corners that are cut to be time and money saving endeavors. However, in most instances shortcuts normally cause more harm than good down the road. Leading to repairs that are often more costly than completing a project completely and correctly in the first place.

Time savings to the installer (un-licensed contractor) for using two nails instead of the required five nails equaled maybe two to three hour of installation time, but required a complete tear off and reinstallment of a roof, doubling the cost to the homeowner.

I have opened up a wall for a simple bathroom remodel to add a new ventilation fan only to find wiring in the wall spliced together from the previous owner. BEFORE & AFTER Sometimes a project requires the entire removal of the old to realize the vision of the new, and sometimes it doesn’t. In this particular home, we found the latter to be true, as it was built very well and already had a great layout. It really just needed to be polished off and the boundaries pushed a bit further in a few areas. After analyzing the space and meeting with the clients to discuss their wishes and needs, we designed a plan that addressed several areas throughout and would take this home to the next level.

We first addressed the kitchen and the elements that were lacking. Tile countertops, no matter what the material they are made of, are difficult to work on and maintain. Packed with our clients’ color preferences, we set out to select a granite countertop and ceramic tile backsplash that complemented the maple cabinetry and hardwood flooring. and the new backsplash acts as an extension of the beautiful, custom millwork found throughout this home. While replacing the countertops, we also upgraded the appliances to professional grade. The new Leibherr 36” stainless steel refrigerator is one of the most energy efficient and “green” refrigerators on the market and is counter depth too! The original four burner cooktop was upgraded to a six

burner gas cooktop by BlueStar. From its maximum burner output of 22,000 BTU’s, to its simmer burner that will NOT even burn chocolate, this cooktop lives up to its name! The dishwasher was replaced with an


ultra-quiet Bosch model and the new GE Profile double ovens incorporate a convection oven on the bottom and a microwave/ oven on top! One of the biggest areas of change within this kitchen was the transformation of the original desk area into a state-ofthe-art beverage center that now incorporates a Liebherr beverage cooler, a built-in coffee maker, and a second sink that even has a hot water faucet for that perfect cup of tea, anytime. Glass display cabinetry, maple crown molding, crystal pendants, and oil rubbed bronze hardware pull the rest of this kitchen together. The fireplace area was the next to be addressed on the list. The addition of an upper mantle helps reinforce the verticality of the 12’ ceilings found throughout the home and breaks up the horizontal line of the surrounding built-in cabinetry that is now capped with same granite countertops. This new section of the fireplace now incorporates sconces and a built-in beveled mirror that reflects the serene forest view. The same ornate style was referenced when selecting the oversized scrolled legs for the breakfast counter. These new architectural elements incorporate the same details found on all of the light fixtures, door knobs, and furnishings throughout this home. The powder and laundry rooms were both finished in a different color story. It is here where we switched from the warmer cream & brown tones found throughout the main spaces and moved into white, blues, and grays. The powder room received new white fixtures and all the hardware was

chosen in a polished nickel finish and a crystal light fixture the pedestal sink. This small room needed more visual space and less storage so we took out the vanity which opened up the space dramatically. Carrara marble was used on the floor in the same pattern as we used in the front entryway. The soft blue tones paired with the white millwork and fixtures complement the marble floor to create a rich, opulent space.

We chose to maintain the white cabinetry in the laundry room and accented them with a Carrara marble countertop and tile backsplash. This honed marble was also used to construct a custom laundry sink as well. New under cabinet lighting now illuminates the folding counter perfectly and makes working in the space a real joy. • 1 red onion, roughly chopped • 4 garlic cloves, roughly chopped • 1/2 cup cilantro, including stalks, washed and roughly chopped • 1 cup Italian parsley, including stalks, washed and roughly chopped • 1 heaped teaspoon sea salt • 1 tablespoon cumin • 1 tablespoon coriander • 1½ tablespoons ground chili powder • 1 tablespoon ground turmeric • 2 teaspoons sweet paprika • 1½ teaspoon ras el hanout (you can find this Moroccan spice on Amazon if not a mix of cardamom, clove, turmeric, nutmeg will work, but the real deal is amazing and an aphrodisiac so you better order some for Springtime) • ¾ cup good quality extra virgin olive oil • juice of 1 lemon • (you can also add capers or anchovies if you like to experiment, this sauce is what you make it and can last in the fridge for a week or two for later use) • 3 lbs. halibut fillets or other white flaky fish. I like my halibut in fillets no thicker than ¾ of an inch.. If you have larger pieces you can make them a nice even thickness since halibut tends to overcook easily.

Directions: Preheat oven to 375 degrees.

Being a Southeast girl from Petersburg May has one significant meaning in my meals, fresh halibut. It’s not the derby days anymore so you can pretty much find fresh fish throughout the year in SouthContributed east, and even with proper by Amber King processing and storage (ditch that chest freezer if you want to keep fish! And go with an upright that will protect your packaging and inventory better). It’s time to start the garden clean up and restock

the freezer, and clean out your spice cabinet. I like to inventory mine in spring after stocking up around the holidays and make sure it’s still fresh. I love pairing halibut with Chermoula sauce… its bright fragrant and hailing from North Africa, it’s pretty exotic to Southeast Alaska. Combine all sauce ingredients in blender, food processor or mortar and pestal (my preferred method) until well blended, I usually start with the dry spices, in whole form until I get a nice spice blend and add to the blender with leaf ’s and liquids. Pour over the fish, saving a little for garnishing the plates and bake for no longer than 17 minutes… take out of oven and rest for five minutes and test to see if the fish flakes. If it’s flakey and moist enjoy with some a couscous pilaf and cucumber salad and cold Alaskan Summer Ale. If you’re missing your own fleet of long liners and having a hard time finding halibut consider Sitka’s Community Support Fishery or CFS, it’s a Subscription service with monthly pick up of a variety of wild Alaskan seafood options and surely an amazing deal and great way to support the Alaska Sustainable Fisheries Trust programs.
